We relocated to Lawrence, KS for 3 month and i enjoyed my stay with Saddlebrook. Staff is very friendly and the pool was lovely! If we ever find ourselves back in Lawrence, we will definitely be staying here again! Recommended!
I absolutely love it here. The new management people are wonderful to have a conversation with and they seem to love the property! There was a small hinder with the lighting but they listened and responded to the issue fairly well! This is a wonderful place!

Some of the people leaving reviews must have just gotten a sour taste in their mouths because I like the new owners. I know they’re based out of Kansas City so weather situations aren’t really their fault for not being able to make it out. I love the area and most of the people here. 10/10 would recommend.
I moved into Saddlebrook in July. While it was tough at first adjusting to apartment living from being a home owner for over 40 years, today I proudly call Saddlebrook my home. If you are looking for a place to truly call home, this is it. Its quiet, very well maintained, convenient to shopping, gyms, the grocery market, physicians and dentists, Wal-Mart, and great restaurants. Its located on a quiet residential street and surrounded by homes, not other apartment complexes. Kenzi and Rende are amazing to work with, and you can tell by their immediate and kind responses that they truly care about this property, and about the people who live here. All maintenance issues are addressed quickly (always the same day), To top it off, the townhome designs are charming, and almost have a cottage feel to them. I dont feel like Im living in an apartment--I feel like Im home. You wont be disappointed!

Dirty! HORRIBLE maintenance and if you want to call someone - forget it! They will never answer you.We needed temporary housing in Lawrence between when we sold our house and had yet to find a new one. Saddlebrook seemed perfect but would be a nightmare. First of all, we never had a move in inspection, we never received a copy of our apartment lease (they would get that to us later.) After having moved in we reported multiple issues at the complex and apartment. People would break into the pool at all hours, nothing would be done. The ADA ramp at the pool we needed, was never fixed, the bathroom at the pool, never cleaned or stocked (so gross) the pool? Never cleaned though we called even when frogs invaded it. The apartment? In poor condition - the rug was never shampooed before we moved, we finally paid to have it done and pulled up years of dirt and grit out of it. Window had flaking paint and most of the windows didnt lock properly. At one point the garage was leaking and called it in, came to look at it, never came back. The maintenance at the apartment is a joke but none more than trying to find someone at the office. No one is ever there, no one will ever return your calls despite how many times you call them. We found a house and were luckily able to leave. And your deposit? After three months of calling and getting the run around - dont expect to get it back. They didnt have the right amount we paid, had costs that werent in the contract put on the bill (charge for invisible carpet cleaning went from $75 to $150) and other charges with NO explanation deducted off. Someone should seriously investigate what is really going on at this apartment complex. Im still trying to figure out how we were only in the apartment for ten days in December and yet our water bill for December was higher than November! And the fact that our new home - twice the size of this apartment is one third the water bill cost! The city says it checks out but Im starting to suspect this apartment complex has a few peoples apartments hooked up to that one units bill! Terrible experience!
They never fixed anything. We never got the free cable they promised. They dont care about your well being. One of the people in there told me I could use a fake receipt for carpet cleaning and I actually cleaned the carpets and they still charged me 200$ and didnt give me my full deposit back. I dont recommend this place to anyone. First management just wants to take all your money while not doing anything productive. I have never been treated so badly. They are extremely rude in the office and they said they were going to replace the doors and that never happened. Dont expect anything to get done at all.
This complex was owned and managed by First Management from its conception in 2007ish until October of 2017. In October of 2017, Saddlebrook Town Homes was purchased by a company called Camelot/Brittany LLC and/or First General Management and Consulting. These new owners are from and operate out of Liberty Missouri.The new owner/agent was able to host a few town hall type meetings to ensure that all of the residents were on the same page. During these meetings, the residents were able to voice their concerns, and disclose ongoing maintenance issues. Right out of the gate, our parking lot was refinished--it was the best thing to happen to our complex in a long time! It was a bit messy trying to coordinate with parking, but alas we all figured it out.Fast forward to the winter months--we had some ice storms and some snow storms. Residents were having to put their own ice melt down, and shovel their walk ways. Management was unable to provide residents with the kind of safety they needed during the winter months in the beginning. However, towards the end of the season there were maintenance workers on the property tending to our snow and ice needs.Moving on to the spring/summer. Residents were hoping that this would be the time where the property would shine again. Normally there would be new mulch, flowers, and beautifully kept green grass. Weeds as tall as a 6 year old, litter the driveways, sidewalks, and flowerbeds. There are no flowers, no new mulch, and our grass is turning brown and fast.This complex does have a pool. Residents received a news letter stating that the pool would be open on Memorial Day weekend, and quickly the Friday before the weekend, residents were told the pool would open on 6/15/18. That is great, but just a bit late. Management should have planned a little better about making sure our pool was open in a timely fashion.In the summer months, we had been fighting with the owners to clean up black mold in our unit. We had the nasty stuff on 5 of 6 windows and in the master bedroom closet. Remind you, we had been telling the new owners about the black mold since October of 2017. We had several written requests for them to clean up the back mold, monthly. In the state of Kansas you are allowed to ask for maintenance requests in writing, and the leasing office is supposed to attempt to fix your issue in a reasonable amount of time. However, even after several attempts at requesting the clean up, nothing ever came of it. So we got an attorney involved and the City of Lawrence. Our attorney wrote a few statements and sent them to the owner directly, not the property manager. After our attorney was helping us, the City of Lawrence came out to inspect. Now the city in the end just asked if they would clean the black mold up (which is all we wanted!), but they also kept our case open so they could come back and inspect the windows in the winter of 2018. The windows were so very leaky. Massive amounts of condensation, and ice on the inside of the windows created this mess.Saddlebrook also had a lawn and leaf crew out weekly. One of those weeks a rock shot through our master bedroom window around 4:45PM! It was slightly scary because of the noise it made, but nevertheless we called the owners and they stated their maintenance man would be out to board up the window. We waited until about 8:30PM--so sign of a maintenance man. As we were across town, he finally arrived around 9:00PM to take care of boarding up the window. It look almost 8 weeks for them to even replace the window.We waited 30 days for our deposit to come back, and to our surprise our full deposit did come back, which is the only good thing I have to say about Saddlebrook.I still do not recommend living there, even if they do tempt you with too good to be true move in specials.Please understand this is my opinion and this is a public forum as to where I can post my opinions without fear of libel.
Enjoyed my stay at Saddlebrook. Loved the location! That being said, there’s always room for improvement which I believe they are working on.The fitness room needs to be updated, but I found out that locals can workout for free at the Sports Pavilion.The only other hiccup would be not de-icing the main areas (to the mailbox and dumpster).Overall, it’s a quiet and friendly community. Great square footage and floor plans. I would definitely recommend these townhomes.
