This is best place that i have ever been. Lived there for 2 years in the apartment building A. It is close by to the Campus and the bus halts (route 11, 38). Spacious 1bed 1bath apartment with a balcony, inbuilt AC/heat unit and no need to worry about winter or summer. Price is affordable and worthy. Hard working maintenance, and quick response to any maintenance requests. Maria Hernandez is the best leasing officer/manager. Great work in keeping campus view safe and clean. Will recommend to any one who are looking for an apartment.

Maria has been so sweet and helpful. She has helped me and my son get into our new place as smoothly as possible. Maintenance has been on top of it as well. When we moved in, the refrigerator wasnt working, and they were there immediately to fix it. The apartment itself is nice and is perfect for our needs. It was very clean when we moved in.

Me and my wife lived here for 2 years and this was our first home in the United States. It was a nice 1 bedroom apartment with a large balcony and a great view. It was really close to the Bus route (Route 11) so it was quite convenient to get to the campus. The bus stop is right outside the building and in fall and spring semesters there are buses every 20 min. It is also close to the West campus where I worked and I used walk to work for a long time. It has a great management with a quick and efficient maintenance service. I saw certain things get improved during my two year stay which is a good sign. I had a pleasant stay here with a lot of wonderful memories.PS: I took a picture of the view outside my balcony once a month from winter to summer and combined into a single image. I attached that image with this review.

I love this apartment so much since this was our first home after we came to the USA in 2019. There is a big space in the apartment comparing with some other one bed apartments in the area. And also it has a great laundry facility. Had many lovely memories with this apartment.

I have been living here since 2019 and its been a wonderful experience specially after having the new management. The apartment maintenance call response is really quick and super satisfactory. Also the property management is very responsive and humble, specially the property manager Maria, who is been very supportive and kind all the times I talked to her. I would happily give 5 star for the property management, location (hardly 5 min drive to KU campus), and also having a bus stop just out side the apartments thats the biggest plus point.

I shifted to Campus View this spring 21. I gotta say that the apartment and its management is really good especially the manager Maria. She handles the issues very well. I would recommend new comers to have a visit at these apartments. Their rent is far lesser as compared to other choices at Lawrence and and it is really close to the KU.

Campus View is very near to the University of Kansas, Lawrence. Maria, who is the leasing officer is very kind and very good person. Very helpful. The maintenance team is very good. I was in an extremely rough spot. I called on a Friday and was able to sign the lease that day. Maria did everything in her power to help me and made everything so much easier and smoother. The communication between the staff and the tenets is amazing and I’ve been blown away!

Started a lease last May 2019. Great price and very clean apartment- newer carpeting. Only issue during the summer was the central AC and it was replaced. Met the new apartment manager Maria. She is very professional and accommodating. Renewed lease on a special promotion. Long term resident now. Very happy with the complex- now much cleaner and 24 hour door lock gives peace of mind. Thank you Maria.

Maria is awesome. I renewed my lease recently. The only problem is in the summer with the ac, but this can be resolved.Marias just a phone call away no matter what time it is including weekends and holidays. She always gets back to you and quick to solve any problems. Shes someone you can count on.

These apartments are not worth it. They dont do good work on apartments and they are infested with cockroaches knowingly and they let those people still live there. These places are so run down it just needs to be condemned. Good reviews get put on here so residents can get discounts.

I moved in under completely different management into an unfinished apartment. A coupke years later when terminating the lease i ran into some issues but the current management was very understanding and helpful. I was able to leave the apartment without any extra trouble.

Campus view apartments is a very well community with a lot of kind and nice neighbors. The staff are very helpful and really nice. Campus view also provide free wifi which is useful for all of us and if you decide to live here im sure you will not regret it.

After living here for approximately a year-and-a-half. I have only positive things to say about the new managment at this establishment. Maria has done an incredible job, She helps create a great sense of community and makes me feel at home.

Loved living in this apartments. I moved in between the month and the Lardlord didn’t charge me for half the month. Maria who’s the Lardlord now she’s very nice and friendly and she really cares about her tenants, when it comes to late payments she’s very understanding as long as you communicate to her. You can always call the maintenance whenever for wherever and pest control comes to check the apartment every month which is great.

I moved to Campus View on Friday(1/18/19) and I already love it! My unit is the perfect size for just me and management is extremely patient. They worked around my crazy work schedule and answered all my ‘first time renting an apartment’ questions in a timely manner!

Been living here for 7 months and have very few complaints. The management staff has always been quick to help with any issues I have in my apartment. For the price it is a very nice place, but there are a few community issues. The parking lot could be repaved as there is a huge hole right next to the dumpsters and the parking lines are faded. The interior hallways could be cleaned or replaced as the carpet is riddled with burn marks and there is a half melted plastic window. Other than that the apartment was clean when I moved in and there are very little issues with noise unless someone is being extremely loud.

Management and maintenance are great! Work orders are done timely.

I have requested multiple time to fix the post office mailbox, its broken and I am not getting my documents. I have complained multiple times to fix the problem but no action is taken till now.

Campus view only cares about money and sucks when it comes to getting maintenance done and has no consideration for low income people paying rent a little late. They expect $600 for a appartment with 2 bedrooms and horrible latex paint that just falls apart in showers. And $600 for 2 bedroom on redbud lane is overpriced and should be cut to $500. I rate you guys a two star rating as you guys dont give people any courtesy for late payments and dont keep up on maintenance. Why should they wanna pay you guys rent when they have to wait months to get something fixed and it only been fixed half way let alone the horrible customer service they provide.

My son lived here for a year, paid his rent on time, and the management changed hands 3 times. The place is horribly run down and noise complaints are not taken seriously. The guy above my son had a punching bag out on his balcony and would make large pounding sounds all hours of the day a night, and threatened him and no one cared. This place was disgusting. The bugs are profuse. The management doesnt keep up the property at ALL. The Lawrence PD also didnt take him seriously re: noise complaints. The complex is full of potheads, druggies, and people talking to themselves, so even if youre not that they just assume that you are, too, I guess - both the PD and the management. (My son is a full-time student and works, as I am no rich woman, despite being multiple degreed myself - can you say student loan debt x2?) Also, my sons car was stolen whilst living on this property! And its a used car 10 years old! If you are considering living here, or having your kids rent here, JUST DONT DO IT! Youll have no peace to study or even sleep. I would just avoid this whole area in general. Worth it to live north of 23rd if you can, but avoid Tennessee, too! He just moved out and now the management is giving him a hard time. The new management is no better. She led my son to sign a blank piece of paper and then said he would owe money alleging they could have rented it, when he signed a move out date notification document WEEKS ago and they KNEW he was gone! Let me put it this way, I have a gf who has her JD, her husband is an attorney, and knows other attorneys. If he gets any threatening letters or calls, or any letters saying he owes them ANY $$ whatsoever, Im hiring one. Ive already made preliminary phone calls.

Rumor is new security doors with key card access, new exterior lighting throughout, broad band wifi throughout, and parkinglot seal and re-stripe. If all these rumors are true, new management is doing a great job.

First apartment I moved into when I was 19. It was the nastiest place ever. When I went to check out the apartment I was shown the office room which was clean and had normal carpet. I was promised that my apartment would be exactly the same... It was not. I had cockroaches everywhere, mold in the closet, and a leaking bathroom. The front door could be open by just picking it up to unlock it!!!! When I moved in and was trying to lean out the bug the cleaning crew was in the hall cleaning another apartment. I asked if this was a nasty apartment to clean up and YES they said the trash was knee high......The walls were gross, the windows had snow some in in the winter and a lot of heat in the summer... The carpet was an indoor outdoor carpet.Everything was gross but I was already locked in... Unfortunately, I was young and dumb and was taken advantage of.If you are looking into this complex make sure to see the apartment you will be living in before you sign the contract so you are not locked in to the lease. And do not take their word for mouth on it will be great a promise.Also when you move in take pictures of all of the flaws and make sure to mark every flaw.I left the apartment in better condition than it was... I was able to get rid of 99% of the cockroaches and he place was cleaner than it was before I moved in. I was charged $300 extra from my deposit because they said the stove was dirty.... and the carpet was dirty... and it was because when I moved in and filled out the move in inspection myself I said the stove was OK because I didnt know what else to say.I paid the $300ish bill and moved on because I was done with the nasty place and wasnt able to fight it anymore.LESSON LEARNED... from that apartment on I took over 100 pictures of each apartment we moved into and then when we left I took 100 more pictures and mailed the cd of the proof in a certified mail with a 10 day demand letter requesting my deposit back.So if you are young and just trying to find something in ur budget... still make sure to take the time to cover your basis so that you wont get taken advantage like I did back in 2009-2010.

UPDATE: (July 2018)Its been more than a year ago since I left Campus View, and I havent received my deposit back.I already contacted legal services, but the new management is still reluctant to give back my deposit. My next step is to go to the small claims court to be able to get it back. (will post an update on that later)P.S. Safe you the headache and find a better place...ORIGINAL:I lived there for 1.2 years.Pros:Cheap place to live, size of the apartments are great for the price. Close to the bus stop and Dillons + other stores.Cons:The general cleanliness of the apartments complex is very bad, you can find cans, bottles/trash in the halls. The Laundry space and the parking lot are a mess, and they are also full of trash.I had a big problem with roaches in my apartment, and all the did after I complaint was to send an exterminator that sprayed something a couple of minutes and left. I had to take care of that problem myself but it was really difficult.Finally I decided to leave that property, but they havent return my initial deposit. I contact them and they said that the amount of my deposit was much smaller that the real value, so after the cleaning fee I was only entitled to a 2USD return. I complained again and they said they will call me. 3 months later Im still waiting for the call.In conclusion, is a very inexpensive place to live, but I definitely dont recommend leasing an apartment there. There are better places in Lawrence, you just need to keep looking.

Its a pretty decent little community. The staff is pretty friendly and try to help out as much as possible.
