Best place I’ve ever lived. Staff is incredible and attractive, has all the best amenities like sink, etc. Very spacious as well, I was able to fit all of my machetes and bowling trophies with no cramping. Recommending it to all of my friends who are interested in a place to live.

Cale the leasing manager was extremely helpful with getting our keys a little earlier than our move in time due to conflicts! He was the only helpful one to accommodate us in our process. He made the process less stressful and is amazing to be able to help us out!!!

Cale is amazing and was able to help solve our problem to get moved in! We were really desperate in trying to find a solution and he was so kind in offering to come in to accommodate us.

The staff are very friendly and try to help as soon and as much as possible. They do nice things for the residents, for example a pack of red Bull for finals week, free food and fun events/giveaways.I have enjoyed my stay here for the most part, although I wished the walls were thicker so I didn’t have to be woken up by neighbors and hear every thing. If you’re looking for somewhere quiet, look somewhere else. But if you’re not home that often or don’t mind, this place is a pretty good choice.Just PLEASE make sure as a leasing agent, that there will be a thorough unit check before moving in people. I had a very bad encounter because of previous tenants, BUT everyone in the office was willing to make my stay better and they listened to me.

AVOID THIS APARTMENT COMPLEX! The carpet in my room was stained and had a few tears and needed replaced the day I moved in. The kitchen needed to be deep cleaned to get rid of grease stains left by the previous people as well. I reported the issues in writing to management and was assured I would not be charged for the carpet upon moving out. Unfortunately that was a lie and I was forced to pay the bill of $500 to replace their carpet after I moved out. There was also an incident involving someone trying to break into our apartment. Damages following the incident left our door with a broken lock and it took over a week to be replaced leaving our entire apartment unsecure . Unfortunately theft is a reoccurring issue for this complex. Please save yourself the headache and live anywhere else but this place.

Lived here for a bit over two years, decent for their price. Cale at the office helped me move in and recently did an amazing job helping me with the paperwork for an early move out. I know my cat will miss seeing him at the office!

Easy to move into, prefurnished enough to be convenient but still not so much so that you can’t bring your own furniture into it.

Love the community, they are constantly doing events and the enviroment is very welcoming. Staff is very helpful as well.

Ive lived here for about a year, and I have a few grievances.First off, the free wifi is awful. AWFUL. Its completely unusable most of the time because of how slow it is, so having a hotspot is essential if you want to live here while also going to school.Secondly, the grounds are poorly managed. Residents will neglect to pick up pet waste, and the pet waste bins around the property are seldom emptied. The apartments themselves are nice, but the stairwell and area outside the doors is filthy. I called the front office twice this past week to complain about my neighbors who consistently leave trash outside and allow it to leak onto the concrete. Their leaking trash has caused the concrete to turn green and it looks like mold is starting to grow there. I was told maintenance would take care of it, but alas, nothing has been done. A few months ago someone vomited in the entrance to my building and it wasnt cleaned for over a week despite me bringing it up to management. Im hoping that by writing this review, something will actually be done about the filthiness of the buildings. Its embarrassing for friends to come and visit me when theres vomit or trash or spilled containers of food outside my door.Overall, its not a terrible place to live--its good enough that I renewed my lease for another year last November, partially because they kept hounding me about it and wouldnt leave me alone until I did. From the moment I moved in, I was pressured into renewing my lease. The apartments are a good price for the size, and theres always ample parking. Maintenance requests are usually handled in a timely manner which is nice. Weve had some problems with ants, but other than that, the units themselves are great.

I haven’t started living there yet but my roommate and I called and they immediately got us in for a tour. We were immediately shocked of how the staff interacted with us and how nice the place was. I cannot recommend you enough to Cale. He made sure we were completely taken care of and knew exactly what he was talking about when it came to leasing and the whole place in general. He made us feel extremely comfortable and we laughed the whole time we were there. He made sure everything was explained to us in a way we could understand and came to check on us and answer every question we had. I’m really excited to live here and so is my roommate!! (Also we came immediately from a tour from legends, and if you’re deciding between the two, Rockland West is a lot nicer for almost cheaper and you can tell the staff knows what they’re doing)

I really enjoy Rockland west apartments. I signed a lease 2 days prior to the designated move in date and everything about move in went smoothly. They’re very responsive when it comes to maintenance requests. Neighborhood is well rounded and everyone minds their own business and is friendly. I would recommend Rockland west to anyone who is looking for an affordable and good student living fully furnished place to live.

Before moving in we took a tour with Alex and he was very friendly and knowledgeable about Rockland West. He gave us a great tour and answered all our questions. Move in day was smooth and easy and ever since has been a great living experience. The staff is very friendly and the maintenance team has provided great care for the times we needed them. Overall, I love the community and definitely recommend Rockland west to anybody whose looking for a new home!

I’ve been around since before they transitioned to the new Helix 24 branding (which looks SO GREAT!) The staff has been amazing and my apartment was spacious! The stainless steal appliances and wood floor feel high end, but the rent price is about the same as Legends and the Reserve which aren’t nearly as nice (and Helix 24 runs great specials if you watch their Instagram!) I would recommend Rockland West/Helix 24 to all KU students looking for a great college apartment close to KU campus! (Plus they’re on the bus route)

When I first visited Rockland for a tour my tour guide was so helpful and nice!! I loved everything about the apartment complex, especially the salt water pool! I can’t wait to live here in the fall!!

Rockland West is great! The staff and maintenance is also so nice and welcoming. Whenever we submit a maintenance request they come to help within a few hours of asking, which is so awesome. The club house is also really nice and has great amenities, i’m looking forward to warm weather and using the pool and other outside amenities!!

Living here has been a great experience! You can tell the people that work here really care about this place! They are always ready to help with any issue and do it with within a timely manner. I haven’t had many problems living here which is great, for an affordable price!

I have lived at Rockland West the past 2 years and they have been the best student living apartment complex I have lived at since being at KU! They have the best events and all the staff/maintenance team are very helpful. They also have amazing amenities!

The price for the place is the cheapest Ive ever paid and you get an amazing deal! The rooms are super spacious, including the bathrooms and closets. The living room and kitchen is also very big and I love that there is always parking, that is a huge plus!

So exited to live here next year! Super close to KU! Rooms are a great size and they have fun events!

I lived at Rockland West for 3 years, and had nothing but good experience. The pool during the summer is great, the staff is quick and friendly, and the resident events were a great way to meet people at the complex. Definitely recommend if you’re a college student in Lawrence.

I’ve lived here for 3 years and have loved every moment. Staff members are super nice and help out wherever needed! Maintenance also gets done in a timely manner and is always willing to go the extra mile.

This is my first year living at Rockland West apartments, and I have to say it’s pretty great. I like the hardwood floors a lot because they make the living room and kitchen look really nice, and the kitchen appliances and provided furniture are comfortable in comparison to other apartment complexes. The complex is also very student friendly, and provides giveaways and events for the students to partake in. I like that they give treats and other fun stuff during difficult times like the first week of school or exam week, because it’s something to look forward to. The rooms are very nicely sized, as well as the closets and bathrooms; every room has a different strength so everyone wins. I very much enjoy living here and I will probably live here again!

This is an amazing apartment complex. There is plenty of room in each bedroom including closest and bathrooms. The staff is very nice and always there to help. They have a study room with computers and also a fitness center with tanner beds that is very convenient.

I toured with Morgan, and she was so kind and helpful! The apartments are really nice and have such a community feel.

I love living here with my roommates! The space is very nice, and the amenities are very convenient. My issue is that they have very little information about paying our electric bill when we moved in, but have been helpful in answering questions since.

On move in day everything was really clean and they left a bag of gifts and snacks. the bathroom is huge and a nice closet! super nice workers and really fun events every month!! highly recommend living here!

Modern styled rooms and furniture, friendly clubhouse staff, great amenities, and you get your own bathroom! The walls are thin and rhe bathroom vents make a loud noise but overall great place to live in. Short drive to KU is also a plus.

Great apartments for students. Great amenities, pool, basketball court, sand volleyball, fire pit, common area/clubhouse, shuttle to campus. Individual bathrooms, large closets, fully furnished, nice appliances, lots of parking. Security gate around complex and in a safe residential area.

The friendliest staff ever! Super easy to communicate with the staff, and such a nice location. It’s on the KU bus route, making it super convenient to get to any in person classes this semester.

Since the start of my leasing term I encountered numerous pest problems. From spiders coming through my windows, and wasps in the air vents of my bedroom.I called the management many times..no luck there ..I had to go home shortly after because of the pandemic ..my roommate and I received electric bill for almost $280 for a month!! I called Rockland West and asked them why this bill skyrocketed to that amount, when we weren’t even living there.?!Turns out Rockland West was doing unit inspections on all of the apartments but to quote the assistant manager he was only in there for few minutes to simply change the filter and to see if the heater was on the correct temperature.the thermostat & sequencer for the HVAC was broken and that’s why our electric bill was so high. I spoke to the assistant manager and he said that they would try to fix the problem.?!?! Once they have fixed the problem the assistant manager calls and says that he and the property manager have spoken, and that the property manager is willing to give just $25 dollars to both my roommate and I for this problem. Because Rockland West didn’t do their job properly I had to pay for the previous bill (from December 4th to January 5th) but I also have to pay the current bill which is still accumulating right now and still includes the broken parts in the HVAC system. The Property Manager was even unwilling to speak to both me and my parents, and with her offering only 25 dollars for two months worth of malfunctioned parts that made my electric bill $280 for last month and probably even this month, it’s really a slap in the face and it shows how unethical & untrustworthy this company is !If u want to pay sky high electric bill even though u are not using the utilities go right ahead and sign the lease to rockland west . They will know they were at fault but you will pay the bills ..

Lived here for a year now. My apartment was trashed when I moved in and have requested multiple time to get things fixed/cleaned in the common room and they still haven’t done so. The furniture was destroyed from previous tenants. Walls are thin and you can hear a pen drop. Water in shower only stays warm for about 5-10 minutes then goes cold. When the pandemic hit they continued to charge us for amenity use even though all the amenities (Gym, Pool, Tanning, Computer lab, office area) were all closed to us. I’ve been trying to get paperworked filled out and signed by the property owner for months and they have yet to do anything. DO NOT LIVE HERE. I lived previously at iron wood and I 100% recommend them over Rockland west.

For one, the location is not very good. Not close to campus at all. The walls are incredibly thin so unless you don’t mind hearing what the next door or upstairs neighbors are doing at all hours of the day, I would not suggest living here. There is no sense of privacy whatsoever—whether it’s your own roommates or the people above or across from you. The only reason they are getting two stars is because their management is kind & maintenance doesn’t absolutely suck.

This will be my second year living here and I love it! 3 bedroom unit is very affordable and a short distance from campus! Management is great and the amenities are awesome too!

I lived at Rockland West during my freshman year at KU. It truly was the best for me during my first year away from home. Staff was always friendly and maintenance, with some reminders, was willing to help out in anyway. The bus system is also convenient as the KU bus comes directly to Rockland West. I have recommended this place to many friends and plan to live here again this year.

The apartment in itself is nice, its spacious and the furniture it comes with is great.However the management wont do anything for you and safety is a huge issue. I have lived here for 3 moths and in that time we have had someone drunkenly break into our apartment, my roommates car was broken into in the middle of the night, my packages have been stolen if I wasnt here the second they were delivered, and there are no security cameras anywhere. We have reported these things and nothing was done about it.Another issue is the fact that you pay a wifi fee, and have to buy a router and the wifi literally never works. I get kicked off my zoom classes due to bad connection.Its also just sketchy in general. The front gates are never closed and people are always in here dumpster diving. I have been warned about numerous creeps that walk around the middle area and I never feel safe walking to my car at night.

Rockland west has been a great place to live during my time at the university of Kansas. With the apartments being clean and tidy along with the staff always being very helpful.

I do not recommend living here if you rely on the internet for school or work. At its best, the internet here is extremely slow with frequent disconnections. At its worst (which happens 5 or 6 times a day), the internet is completely out.The problem is that the property owner is locked into a term contract with Pavlov media, and theres not enough bandwidth to go around. While the front desk people are really nice, they give me suggestions like get a better router or call the support line. Having spoken to the support people, I know that Im not doing anything incorrect - its 100% on the service itself.They wont let you get your own ISP, either - the propertys contract forbids it. Youd think they would have addressed this issue way back in the spring, but here I am in October, writing this review on Paneras wifi.Again, if your livelihood depends on having decent internet access, consider choosing a different situation. Otherwise, its great.

Nothing is better than Helix 24 apartments

Ive lived here for a year now and I have no complaints besides thin walls. The staff are quick to help if you have any problems and maintenance comes within a day or two. I love having my own bathroom and having furniture already here makes moving in a breeze. Id recommend it to you if you have a car and if you dont hope your roommates have it. The shuttle is nice but if you have evening classes it doesnt work. Still though its convenient living.

Apartment was dirty when I moved in.Heater broke in my apartment & it took multiple weeks to get a new one this past winter. The first time I filed a maintenance request was in person & nothing happened. Then filed one online & maintenance came to fix it, but couldn’t, and they had to order a new one. It then took almost 2 weeks from this point to get a working heater.During this time I called them multiple times and was not able to get through to them. I have also filed online complaint forms, and they still did not reply.Now all amenities are closed to the apartment, due to the pandemic. Although I understand this is necessary, I believe there should a reduction in rent, like other Lawrence apartment complexes have done.I do not recommend staying in these low quality apartments.

One of the worst places I ever rented. The complex, rooms, and furniture are actually quite nice and the front desk workers were friendly, but the management (as of 2017) ruined all of that.Parking lots will not be taken care of in the winter. The snow will compact into ice and stay there until it warms up enough to melt it.Getting anything repaired is a huge hassle.There is essentially no communication between tenants and management. They will enter your apartment with no notice and will rarely get back to you when you have questions or concerns.

I have really enjoyed living here!

The kitchen was already dirty when I moved in due to the existing two roommates that have been living there since one year earlier than me. Then I got a kitchen cleaning bill when I moved out. Also, there is a painting bill for my bedroom and bathroom, which I didnt touch the wall AT ALL. Everything in my room was not perfect when I moved in, but I got to pay the fee when I moved out. So, be careful. They will find the way to charge you. Security wise, the main gate remains open at all time. Theres no point to have a keycard while anyone can get in. Its a not-bad place to live. A bit far from groceries and campus. The staffs are nice until the day of my check-out, they behaved like a different person. The printer and one of the main gym equipments were broken, and that took them around 2 months to fix. The swimming pool remained closed until May, even when the weather already got warmer. Its a little pricey for that location and unfair charges when moving out.

Living in a great community while attending school has made my lifestyle less stressful. The staff at Rockland West have always been very friendly and helpful. The maintenance crew have always been available to us either the same day if not the following day which is greatly appreciated. They also explain what is going on which is beneficial. The amenities are always clean and very resourceful! I enjoy the events as a way to get away from school stress and interact with staff and other friendly faces.

Rockland West is a great complex to live at! The front staff is very helpful, especially Elena! I had a few issues when I first moved in, and she was so great and fixed everything for me right away. It’s super close to the dog park at Clinton Lake, and the bus to campus is super convenient! 10/10 would recommend
