The Hawks Pointe staff are absolutely wonderful. They are all so willing to help and they do so many cool things for their residents! Hawks Pointe puts on plenty social events for the residents to get well acquainted with one another and they are always so fun to go to. In addition, the staff gets engaged with their residents frequently, they really make you feel at home and welcomed. The apartments are also in a great location! I love the option of being able to walk to campus. My apartment feels spacious and has all the amenities I could need. I would recommend Hawks Pointe to anyone!

The location is great. The rent is cheap in comparison but you get what you pay for. Cookies and free pizza at the office dont make up for worrying about your childs safety in a neighborhood prone to cops at all hours and one disturbance after another. And unfortunately at their prices, they get a lot more tenants than just college students.

It has awesome space and it is really comfortable. Lived here for four years now and have loved every year. Great transition apartments from dorms or their parents place to being on their own and starting a family. The office has helpful workers willing to get things done and meet your needs. There is also fun giveaways, events, and social media interaction weekly.

Management has been very nice and easy to work with. The apartments are older so I have had a number of maintenance issues but the maintenance crew is always really quick to fix everything. I think you get exactly what you pay for. It is very affordable for a one bedroom apartment and it has everything I need as a graduate student on a tight budget.My biggest issues with the complex have come from other residents. The walls are paper thin and it is pet friendly (which is great) but if neighbors have dogs, you will hear every bark. Also, In my building, my door shares a common front patio with two other units and rowdy neighbors outside all night could be an issue. This isnt anything the complex can really do anything about but Ive just noticed its a bit noisier than some other places around town.Overall, a good experience and Im happy to be going on to my third year of living here.

Management is always super friendly and gives out fun prizes and snacks. Tanning bed is always a plus. They have sent maintenance fast for every problem we have come across. Everything is included in rent price so you don’t have to worry about the heating bill which is very nice in the winter.

Great place to live. Sam was the absolute best! Always made sure that things were taken care of if I ever had a problem. You cant find anyone who was ready to help like her. If I hadnt just got married I would still be there just because shes there.

We have lived at hawks pointe around 3 years. They have been great to my family and I, theres times when we have struggled, and they have always worked with us to make sure we kept our home. Great complex! Free tanning, gym, and wifi. Staff is always so friendly and helpful. Few times I have needed any maintenance done they have taken care of everything almost immediately—even on Christmas! And they are pet friendly without all the restrictions of most complexes. Always giving away free things—I’ve won an iRobot vacuum and a Bluetooth speaker.

I used to work here. I also lived at HP1 from 2015 to 2020. I was kicked out during the middle of the pandemic. I can definitely tell you that they don’t always follow fair housing. They seem to choose who they want to work with and when. I would also strongly advise against this property or at the very least making this a last resort living place because the property is very old and way too over priced. Rule of thumb is get things in writing if they try to work out any kind of “deal”.

That’s very hard to come by in Lawrence since it’s a predominately college town. Do not rent here, lived in hawkspointe 3 for several years and have next to nothing positive to say about it. The front office staff is incompetent, the apartments are falling apart and getting any kind of maintenance in for any of the many issues is nearly impossible. Billing issues are common and the front office staff makes it nearly impossible to fix. Live at a much nicer apartment complex like the Rocklands or the Connections or even Here apartments for a comparable price.

I have lived in Hawkspointe for over 5 years now and the staff is incredible, works with you and Teddy and Jason are amazing!!! Also if your looking for something affordable you definitely need to call and speak to them because seriously the best place I have lived!!!

I have lived at Hawks Pointe 3 for 2 semesters now and I am very happy with my choice. The management staff is always nice and friendly and have been very helpful on numerous occasions. The only maintenance request Ive had, a porch light replacement, was submitted before my class at 1:00 and by the time I returned at 3:00, the issue was already resolved.I have renewed my lease for next fall and would encourage people looking for an apartment close to campus to look at Hawks Pointe.

While I can’t speak for the Hawks Pointe 2 and Hawks Pointe 3 locations, I can say that Hawks Pointe 1 is not worth anyone’s money, especially the buildings at the top of the hill. The foundation is shifting so badly that I feel it is unsafe to even live here. I have to yank and slam my front door to get in and out - one time I couldn’t even get my door open from the inside. I called the after hours maintenance and put in a request, 10 minutes later someone from maintenance called me and said it was going to take him an hour to get here and asked if I could just wait for him to come fix it tomorrow. When I said no, he got obviously irritated that he was going to have to drive here and hung up the phone. Another thing with the foundation shifting is that the corners of my apartment are soaking wet. When we moved in we told maintenance about one corner and they did their best to fix it, but the issue has just gotten worse since then. When you pull the carpet up it’s just wet mud underneath of it. It’s disgusting. There are so many more things I could add to this but I’ll just say that living here has just been a headache of maintenance requests and the low price of rent isn’t worth it. If you can afford to live somewhere nicer I would suggest doing it.On a positive note, the two younger maintenance men are wonderful and were always helpful in fixing issues in my apartment. The only issue I ever had with maintenance was when my door would not open and it was neither of the two young men who answered that request.

Great place to live for college students!

Our apartment was rented by to someone else before we even knew it. We were not told by the office. We were lied to, and our neighbor told us, not the office. Dont move in these apts. The office does not communicate with there renters. I would never rent from this place again, it smells like feces all the time. And the office help is rude, mainly Jason. He is very unlikeable, he does talk to you, hes only out to make money. Absolutely disgusting individual. Very rude. Apts dont get remodeled ever. Very run down and old.

The management and whole hawks pointe team is nothing short of fantastic. They respond to any question or concern quickly and are always looking out for their residents. All the facilities are clean and the maintenance team comes promptly should there ever be an issue. Big shoutout to Teddy for all he’s done for us! Hawks Pointe has a great price and a great location. You could literally walk to Mass anytime of the day (or night). The neighborhood is safe and it’s only 5 minutes from KU campus. You’ll never have a problem finding parking and the neighbors are friendly. The only downside is that you won’t have a dishwasher, but you’ll have a washer/dryer combo. I would rather have a w/d than a dishwasher, personally. I also don’t like how Hawks Pointe doesn’t recycle. Other than that, it’s great!

Hawks Pointe is not not the fanciest apartment complex in America, however it is by far the best dollar for dollar complex. The staff, especially Teddy, go out of their way to make sure everything is correct and the residents are happy. I have lived here for three years and I have never had an issue they didnt fix right away. I could not recommend living here enough. On top of the great service, the office is constantly stocked with free food and coffee. Live here and you will not regret it!

I’ve lived at Hawks Pointe 2 for two years, and it’s been great. It’s close to campus, very reasonably priced, has friendly staff and prompt maintenance. Apartments aren’t especially fancy, but they are spacious, comfortable, and cheap.

The staff are incredibly helpful and welcoming! Anytime I have a problem or question there is always someone to either help me or find someone who can best assist me. Absolutely love this place!

People at the front office were very nice and friendly but they are not very good about responding to requests. We requested for our Air conditioner to be fixed before it started getting hot in the summer, yet all maintenance gave us was a portable unit that does not cool our apartment outside the living room. Despite us complaining about this, the office has yet to follow up.

Very pleased with how I was treated when viewing these apartments. The woman in the office named Sierra was very understanding and awesome about my questions and concerns. And staff overall was a great plus.

They tried to charge me $100 for torn up carpet when it was in fact maintenance that had to do it for all the water that would drip in the unit. This would have been avoided had they checked maintenance work orders beforehand but they didnt which didnt make me too happy. Otherwise my stay was fine and most of the staff was very friendly and polite. I wouldnt NOT recommend, but definitely take pictures beforehand and keep your work order emails.

Management is very friendly. Laundry rooms work great. Maintenance is very quick to fix any problems. I definitely plan on living here again after studying abroad.

At the time my partner and I were looking forward to staying here. We came in on a weekend and talked some big guy at the front desk. They did a good job at convincing us to live there with there special food days and whatnot. So within a few moments we signed some papers which we were told would save us a spot on a list for the type of apartment that we were wanting. After signing we werent able to get a tour and were told to come back another time. They never kept us up to date or anything so we assumed that they had filled the spot to someone else. We found somewhere else to live. Listen up Boys and Girls because heres the lesson! Those papers we signed-that saved our spot on the list- were a lease and obligated us to pay 1st months rent despite never setting foot into a unit, not even on a tour. I was never a tenant nor have I ever lived here and Im glad I didnt. Make sure you read whatever they give you to sign and how to get out of it. Dont let them rush you and take a copy of the papers home to go over them.....dont let them scare you into thinking that someone will take the spot that you are wanting. Take your time and be smart!

Hawks Pointe was indeed the best rental complex Ive ever lived in. The people are friendly, they have free food, a swimming pool. Im also a veteran and they celebrate us!!! Very hard working inteligent people who are here to help you coming in and leaving if that happens!! I wanna to send a personal thank you to Teddy and the maintenance crew who have helped and solved all my problems in a timely fashion. God bless!!

Hawks Pointe has been overall, okay. Though this is the only place Ive ever stayed that Ive had packages stolen, had so many maintenance requests (largely water related), and the only place Ive lived that has smelled like pot so much (and Im from Oregon and have lived in Colorado) that some of my roommates have had to wear masks due to asthma. Management hasnt always been the most responsive, though maintenance was really nice and always showed up.

I wont be renting here again. I was impressed by the model apartment they display, and I was told that actual units wouldnt be *exactly* like the model but would be very close --not the case. Showing up on my first day at my rented apartment I knew I was in for a rough year. Kitchen cabinetry has fraying wood and has blatant water damage where the water-heater cover is - it looks terrible and leaves wood chips all over my kitchen. The kitchen sinks dont have garbage disposals, and one bedroom apartments dont have dishwashers (I was under the impression itd have the same kitchen as the model). The bathroom has rust all over the vanity lights and the shower stall is cracked and has shoddily repaired caulking everywhere. Living room floor has an aggressive slant to it and you can feel boards / tiles moving freely as you walk over them. Bedroom has giant cracks where the wall meets the ceiling. In addition to all the damages with the building itself the layout stops sunlight from coming in, so unless its high noon I have to keep my lights on. Also there are no ceiling fans at all in the unit. Zero out of five stars for living conditions, the only redeeming factor is Greg the Maintenance guy and the staff at the main office. Greg comes promptly and deals with issues to the best of his abilities with the resources he has - but hes only able to band-aid issues ( like the shower cracks) that really need to be replaced. Main office staff are friendly, helpful, and ready to work with you to solve any issues you have. Only complaint is the General Managers (Teddy) use of the term buddy. He means well but it comes across as unprofessional and slightly patronizing.

Hawks Pointe has been a trip. I am paying $669 a month for a one bedroom apartment that is falling apart. Other apartments near campus are cheaper and a better price. The water damage to my ceiling caused a hole and maintenance tore open a hole in my ceiling and never came back. It has been open for two weeks. I have attached pictures of how much I am paying in electricity. I have also attached pictures of the bug traps that I have to set out twice a week so that my apartment is not overrun by insects. I am a clean person, I dont leave food out but the insects are still bad. The door to my bedroom does not shut. I have been told by the maintenance that they could not fix my window that leaks every time it rains. They also will not fix my sink that leaks when I use it. The maintenance will fix whatever problem you have as cheap as possible and it will break again later. My rent has been raised every year that I have lived at this apartment even though it did not get any better. I have had my car broken into multiple times in front of my apartment. This apartment is disgusting and I would not recommend to anyone that they live here. It is overpriced, dirty, and poorly managed.*The problems were delt with in a professional and proper manner.

They are very good at tricking college students into believing that they are top notch. These people are unethical and money hungry. The owner refuses to acknowledges his faults as a slum lord. The apartments are kept in terrible condition and they treat you like a hindrance when you make a complaint. These people are not people of Gods word and portray to be that way.

Sometimes it can take a day or two for things to get done, but the staff are super nice and friedly and the price for the apartment is the best we could find while owning 2 pets.

Greta has been great through the entire process, Teddy has been a rockstar, Pricing is competitive, No bugs, cable/internet bundled into rent (triple win for me), area is quiet 99% of the time, and can pay rent online/request maintenance online. I could not be more happy.I wish I would have went into a 2 BR instead of 1 BR. But I am at fault for that :).

Its nice enough for what you pay for but dont expect to get any sleep if you live in one of the north side buildings. Theres a permanent resident living above the offices with a dog that just gets left outside to bark perpetually day and night. Unless you are an incredibly heavy sleeper, youll be up till midnight many times whether you want to be or not, some times as late as 3 am. The owner doesnt particularly care about the dog and sometimes stands outside just to watch the dog bark without doing anything about it. I guess theyve managed to tune it out but youll be lucky if you can. I dont blame the hawks pointe staff, theres nothing they can really do about it, but its something you should know before moving in.

Good apt not to nad but would like more outside lighting

I did not have a great experience at Hawks Pointe. Often times something went wrong with my apartment (from the water not being hot to ants being in the apartment and more). Some of the buildings are old and small. When they repainted the buildings at Hawks pointe 1. They had the work done cheaply. They just painted over things. Meaning even if residue was on the building, they still painted over it. I was very disappointed in my experience. However, I hope someone else will have a better one.

Ive only lived here for less than a week and I absolutely hate it. Management here really does everything they can to take your money. Within the first week weve had our power to half of the apartment go out, our air conditioning stop working, and I moved in to a closet door that had fallen off. The included internet is terrible, and the only way to park here is to pay an extra $35/month for a spot on the other side of the complex. Dont live here unless its your last option. The apartment looks NOTHING like the one they show you. I am paying way too much for this dump. Only good thing is the location.

Immoral and corrupt managementThe staff that works at this apartment convinced me to sign a lease and pay one months rent in advance within minutes. After noticing that my apartment was nothing like in pictures, and that it had no furniture, I immediately demanded a refund. One of the staff named Travis denied my refund on the basis that I am bound by the contract. Travis suggested sleeping on the floor until we buy our own beds. My partner and I pleaded to the manager named Teddy. We told him that we are desperate college students who are unfamiliar with this area and needed a place to stay with furniture as the cost of furniture is outside our budget.The manager, Teddy, took advantage of our situation and denied our refund of almost 800 dollars. Only after he realised that we were involved with a legal team and discovered that the lease contract was misleading, then he was willing to negotiate a refund. At the end of all this, he privately messaged my partner, falsely accused her of slander, and threatened her to remove negative publicity exposing his actions. How disgusting and corrupt.I understand that Teddy is a businessman. His actions are purely based on that – nothing more. However, Teddy has shown that he is willing to throw away all morals and decency so he can make extra, undeserved profit. Teddy is an uncompassionate and immoral being. I hope that this review will teach him to become more customer-oriented and less obsessed with money. I also hope he reads this review and realize that he is a shameless fool, filled with personal and corporate greed.Students of KU, stay away. It’s a TRAP.

Ive Been living here for the past couple years, had ups n downs in my life and Management was very, very understanding about my situation!! Very attentive as long as there is communication!! That simple!! I recommend this place due to how affordable and how kind Management and Staff are, always having something food related weekly and now that is KU Basketball season is here, they offer fun prizes for simple FB contests, Yep this Guy Won some tickets and had a great time at the game with his significant!! Shortly after moving into the apartment we noticed a broken toilet and the dishwasher flooded. A few weeks later the sink broke. Our A/C is broken and our utilities are about 4x higher because of it. The internet included is terrible and barely reaches my room, midco provides an alternative which was even worse. Not pleased with overall service.

A SPECIFIC EXPERIENCE EVERYONE NEEDS TO KNOW BEFORE THEY CHOOSE THIS ORGANISATION. p.s i FOUGHT and won over a complete refund - this says something (hence the long review)Due to some issues, I was one week away from arriving in Kansas to start my study abroad program and had no housing…yes, stressful asf. So i called up Hawks point (the beginning of a dragged out NIGHTMARE). The ONE THING i stressed was my urgent situation and therefore a need for immediate ACCOMMODATION. You can easily imagine this conversation.This initial phone call was with the General manager, Teddy, who told me nothing less than the complex is ready when we are.Two phone calls from then, i spoke to a guy named Travis on the phone as soon as i landed in Kansas. I stated that we have arrived at the airport and wanted to confirm that we are staying at the complex immediately upon arrival as previously agreed. With no hesitation, Travis told me the place is all ready for us to come in. We carried ourselves and two luggages to the office and after 30 minutes of conversing Travis helped us sign the contract and made our first month of rent deposit.5 minutes after our payment cleared, Travis asked me “Is KU (our college) paying/organising for your furnitures?”.......WHO IN THEIR SANE MIND WOULD THINK A COLLEGE WOULD PAY FOR A STUDENT’S FURNITURES ON AN OFF-CAMPUS HOUSING?So apparently, the place comes UNFURNISHED. It’s either the poor guy has a single digit IQ or he knew all along we were misinformed and weren’t aware of the unfurnished rooms and waited for the payment to CLEAR to tell us this. It isn’t rock science y’all - it’s the latter - that sketchy, stupid follow-up question says it ALL.... He had SO MANY opportunities to tell us there are no furnitures but didn’t... Maybe a Well you can come to the complex but youll be sleeping on the floor for the next week or so until the furnitures are organised by yourself MAYBE JUST THAT ?? NO??We immediately asked for a refund. Long story short, Travis told us no, of course! He was so dismissing. He seemed so prepared to say no and had no interest in helping. I then spoke to the manager Teddy, who also rejected our request (he at least had better manners). Their premise is that the CONTRACT of which we signed stated that the room comes unfurnished. Sounded fair.LO AND BEHOLD WE WENT HOME AND CHECKED THE CONTRACT AND NO WHERE DID IT SAY THE PLACE COMES UNFURNISHED.POOR COMMUNICATION. DELIBERATE MISREPRESENTATION OF SERVICE AND VERBAL FABRICATION OF CONTRACT. I CAN ACTUALLY SUE THIS ORGANISATION FOR FRAUD.Teddy frightfully agreed to give us the refund and apologised.HOW LONG IT TOOK FOR US TO RECEIVE THE REFUNDED MONEY THOUGH?3 months.If you support this organisation, you are fuelling an organisation built on greed for money run by people with LOSE MORALS AND VALUES.If you made it to the end - i don’t know you and probably never will, but my experience is so bad (AND IN NO WAY A MISUNDERSTANDING) that i have to beg you to take your money anywhere else BUT TO THIS PLACE,From the person youll likely never meet but still cares for your life,Please be smart and good luck.

I am in the market for an apartment in Lawrence. Searching has been very stressfull, that is until I met Sierra at Hawks Pointe in Lawrence. She gave me a tour and made the process rather enjoyable for me. Thank you Sierra!!!

Hawks Pointe 3 is a great location! Walking distance to class! It wasnt by any means brand new and super clean. When we moved in you could tell they hadnt cleaned it because it was disgusting. If you have a maitanence issue, they will fix it within the week. The wifi was terrible because they dont put it on private so everyone near you can use it as well. I would buy your own private wifi because it will be worth it. I give it 3/5 stars mostly for the location but overall it was a fine living space for college.

Horrible service. Cannot get straight/direct answers or prompt service. There seems to be a great lack of management.

Hawks Pointe is a great place to live. Not only are the staff helpful, friendly, energized, and skillful but also the properties are clean and well-managed. Highly recommended for students and non-students alike!
