My daughter rented a house that was managed by Gage Management with 3 of her friends for 1 year. Over the course of that year, management was completely non-responsive to problems that the girls were having. The only exception to that was when the pipes were messed up because of weather, which was a problem throughout all of Lawrence. Otherwise, every request was ignored, even with repeated communication.If you are renting a house that is managed by this company, I caution you to be aware of the possibility of problems that will not be resolved. Parents, be prepared come to the rescue of your kids and take care of home repairs on a rental property on your own and with your own funds.

If I could, I would rate 0 stars. Management barely ever responds and when they do theyll come look at the problem and say I dont know and do nothing about it. Theyre as dumb as a rock, no one at the company seems to care about their renters quality of life, I mean half of their properties are falling apart as it is, and its just obvious that they dont actually care about providing housing or caring for their properties. They want your money and F everything else.

DONT RENT FROM THIS PLACE EVEN IF THEY ARE THE CHEAPER COMPANY DONT DO IT. They will never fix anything they say they have fix it but all they do is bandage the problem so the problem can stop for awhile. It takes them more than 2 calls for them to come out even if is an emergency. The door was not closing all the way and it took them 5 calls for them to come and force the door shut now I cant even open the door. I have other problems with leaking and is still not completely fix. If you move with them be prepare to have many problems and headaches

I gave them a very positive review a year ago on this site. Since I’ve moved I wanted to update regarding my security deposit. I have learned over the years that you might as well write off ever seeing much of your deposit after moving out. Not so with Gage. They kept the carpet cleaning fee specified in the lease plus $40 to clean the oven. (The $40 was well worth it to me since I hadn’t cleaned the oven since moving in even tho I used it at least 2-3 times/week), They even returned my pet deposit entirely, which I didn’t expect at all. The only reason I moved out was because I qualified for Senior Housing. I’m sticking with my mega star rating.

DO NOT RENT FROM GAGE. Everyone calls them the worst renters in Lawrence, really wish I would’ve heard that before we rented the place. Last year my roommates and I toured and were excited because it was a 100 year old house. We knew it didn’t look well taken care of but we had no idea how bad the maintenance would be with fixing things while we lived there. Windows were broken upon getting there and weren’t fixed til half a year in. We’d have leaks in our living room and it would be so bad that you could hear water gushing in the wall. Maintenance wouldn’t come for weeks and then when they did come, said it wasn’t leaking (bc we wouldn’t be in the shower for it to leak). Our dryer wouldn’t dry clothes and maintenance never would fix it bc they said it turned on.The foundation in the house got so bad just over the course of a year that half the house was slanted. One of the rooms had almost a foot gap crack that started to stretch across her whole room in 2 months of living there. We paid sooo much in utilities to account for the bad condition of the house (cracks going to outside, broken windows, horse hair insulation, etc). This house shouldn’t even be rentable from the foundation and leaks alone, but we found out they increased the rent for the next year. Carlos (who’s really sweet and just trying to do his job) was the shower for new tenants and every time viewers came in he lied to them about their questions. My roommates and I started telling all of the showings what was really going on in the house and no one would ever come back. The only reason they got people to rent it was because we weren’t there to tell them how it really was. At the end of the year, they charged us an outrageous amount for cleaning (after spending weeks deep cleaning). When I talked to Gage the owner about the cleaning fees, he would not negotiate at all with me. I told him you are scamming college kids out of their money by not taking care of the rentals, he replied “I am a nice guy, I helped my brother fix his apartment”. The office ladies were always rude. They always gave us totally false information. For example, at the start of the pandemic the office told us that gage was waiving our rents for the month. Then months later they told us we owed the rent and we should be lucky they aren’t charging late fees. I could write a book about gage management because that’s how capitalistic, horribly run, and sham of a company it is.

The door to our bedrooms had locks on it and the management company didnt provide us with the keys to them...ever. Then charged when me I for having to brake into my own room because I had accidentally locked myself out. Theyre a money hungry business who screws over college students in Lawrence, KS yearly.... NEVER RENT FROM THEM.

Worst business I have ever experienced in my life. On one occasion my rent payment had not gone through despite me getting a confirmation email. They had two whole days to call me and notify me but instead I found out by seeing the amount was never taken out of my bank account and had to call them. The woman on the phone said she couldn’t call me to notify me sooner since it bounced on the weekend but it bounced on a Thursday giving them all day friday to call me. They then told me I had to pay the extra fee for their bank charges. All in all they have zero professionalism, urgency, and should not be leased with.

They assured us the unit was cleaned and renovated. It was not. There is mold in the bathrooms, the previous tenant had cats that urinated on the carpets that they refuse to replace, the electrical outlets are visibly broken, the air filter is disgusting and isnt even the right size. I could go on and on, but the bottom line is they should be ashamed to have rented the unit in this state. Now, we cant ever get maintenance or cleaning over to fix it. The office is slow to respond and the people will lie straight to your face.

Ive been with Gage Management for 4 years and have had a very positive experience with them. Sometimes maintenance calls can take a few days depending on what the call is for, but thats to be expected. The maintenance guys are always helpful and friendly. Theyve made several improvements to the house since Ive lived here. The office staff is great, too. A few of the girls even know me by name, which I think is awesome. I would definitely recommend Gage Management!

I’m a new tenant in an older building and so far Gage has been one of the best landlords/management companies I’ve ever worked with. They have responded positively and in a timely manner to every concern I’ve raised. They contact me and keep me informed if there’s a delay due to needing parts or approval from apartment owner for a replacement. (Remember- they are the MANAGEMENT company not the property owner. I was initially hesitant to rent from them due to the negative reviews but am totally glad I gave them a chance. They have not let me down.

Dakota was awesome all day today. I had made a payment that I knew wouldnt go through because of some financial issues I was having and they not only waived the late fees to help me out, but voided the payment so I wouldnt have a returned fee. Theyre so helpful and willing to work with you. Thank you guys again so so so much!! UPDATE: ive been with this company for 3 years now, and moving to another location, still with them. and they went above and beyond to help me and my growing family find a new location that was a good fit for us, and in our budget. I live in an older unit that could use a little TLC but, thats to be expected in Lawrence. Honestly not sure what everyone is on about with all the negatives. Ive had a few issues since living in my apartment and the management has sent someone to fix it every time. The maintenance guy spent about an hour trying to unclog my drains, and even made several trips back and forth to get what he needed to do it. So far its been a pretty good renting experience.

Gage Management isnt the worst property management company you could end up with here in Lawrence, but they never try to make you feel good about your time with them. The apartment I live is an older building (and comes with some charm) and Gage seemed to work very hard to not restore the qualities that made it great. Maintenance requests will have a quick response, but their work is more of a patch up than an actual repair.The staff are tolerable, but so long as you pay your rent on time and dont expect ANYTHING in return, youll be fine. Cheap rates, decent maintenance response, and respectful neighbors.

I think Gage gets a worse shake than it deserves having seen a few other reviews. The property I lived in sucked, but the ladies at the office were very nice and maintenance was quick and friendly and fixed what needed fixing. Everything was fair across the board.

First year went fine so when they told us if we re-signed our lease we would get all new stainless kitchen appliances and new flooring in october for 20 dollars more a month we were excited to do so. Didnt get our flooring until last week and have now been told the appliances wont be here til January. Our heat was also out for 3 weeks before they got it fixed a couple of days ago. Would not recommend anybody rent with theae people.

Had mold in my house for 2 months and with over 5 calls they still did nothing. I have now been without hot water for a week even though I have called on 3 separate occasions. Gage Management is incompetent, lazy, and lacks the ability to create happy customers. Will not ever do business again.Edit: May 3rd 2018We are now on our 4th period with no hot water. Apparently they have fixed the water heater on 3 other occasions, but obviously this is not the case. I am now on day 4 with no hot water and have had to resort to heating water on the stove because apparently it takes 4 days to diagnose and repair a water heater. Maybe its because I posted a nasty review, maybe they are genuinely incompetent, but Gage Management really doesnt like us.Also, I wanted to add that if you complain to Gage enough, they will stop calling you completely and neglect to inform you that you have an open house that day.Also, if you get a noise complaint from an upset neighbor they will try to FINE you. We had an incident in which we were entirely too loud, however they then posted a flyer on our door the next stating we OWED THEM MONEY. When I called and refused to pay they acted like they didnt even know about it. They will take advantage of you.

BEWARE: My husband & I rented a house from them for 3 years. Before we moved in, but after paperwork was done, we drove by & noticed the front door wide open. No one knew it was open or for how long. So we knew the previous renters were out early. Yet when we moved in on the first day, with our pregnant roommate, they didnt have any AC working in the 90 degree weather. When we called they informed us that AC is not a requirement. They took so long to send someone out that we had to deal with their emergency crew. The guy on the phone who I tried to tell our situation to ended up being extremely rude, & when I called him out on it he started yelling at me(the picture attached is from a friend who was there that day&heard him; the first sentence was from her about this guy). I asked him what his name was and he refused. We ended up going into the office the next day with our story&how they shouldnt let a pregnant lady be in such heat while moving in&they shouldve had it ready when they claimed it would be move in ready Skip forward a few months and we had to deal with their Emergency line again. Same guy, same rude attitude, only this time when he told me that hes sorry im not smart enough to understand what hes trying to say&I asked him his name he yelled THEY TOLD ME I DONT HAVE TO TELL YOU then hung up on me. So again, we went into the office. This time they said oh maybe we shouldnt have him on phones However, this was not the only rude employee. I never had a good experience when going into their offices after we moved in. Its like they didnt care about us, only the check we gave them. There were even a few months where I was paying $5 over what the rent was&they never told me. So I had to pull out the checks&take them in for proof because they werent sure. Even then they were reluctant to give us the money off on the next check. They also want you to move out early so that way YOU can clean up the place&have it move in ready for the next person. So ANY repairs they have to do comes out of your deposit. They send you a move out check list, but yet we still had a lot of problems when we moved in? Upon us moving out EARLY we gave them all our original keys (you have to return all the originals or you get charged) but the paperwork says do not return copies of keys because we just throw them away. Yet when I went to return my keys, one of the office ladies (red head) who we have had issues with before asked me for the extra copy since she knew there was another person living there. I told her, we dont have it, its with the other person who is not even in the same city anymore..Long story short, she made us go get it and return it to them or shed charge us for losing a key even though she admitted that she was just going to throw it out. These are just a few of the stories from the 3 years we lived there. I highly recommend seeking a home elsewhere and leave them as last priority. Ill be adding pics of how we left our home and they still took $200 from us when we left it MOVE IN READY. To a T.

Honestly, my one and only experience was years ago when I turned 18 and was looking for my first apartment. I saw a special price listing in the newspaper for one of their properties so I gave them a call. Someone picked up the phone but no one greeted me or anything. It sounded like they just set the phone down because I could hear a keyboard clicking. After a few, hellos?? some lady answered. I inquired about the newspaper listing to which she responded, We would NEVER rent an apartment for that low of a price. She stood by that statement even when I told her it was in the newspaper. When I asked who was managing the properties her response was, Why are you asking all of these questions!? in an angry tone.Thats all I needed to know to stay away from them from here on out. Ive seen some good looking ads but if I see that Gage MGMT is behind it, I drop it like a bad habit.

DO NOT RENT FROM THEM! They refuse to fix any maintenance issues. Our AC has been broken and freezing up for two weeks now. It’s currently 83 degrees in here and rising. Their “emergency maintenance” is a guy promising someone will come ASAP and then they never show up. Also been lied point blank to my face that an AC guy came and everything was working properly... which is odd because I was home all day and no one ever showed up. I have a heart condition as well. They don’t care about their tenants, only money. These photos are “after they fixed it.” I would show you the frozen over hose outside, but we defrosted it. Hopefully that gives us a couple hours before it’s 95 degrees in here again.

I have never used Gage management but I do live next door to a manager of Gage management who uses Gage to rent out the other half of his duplex. This manager thinks it is okay for his tenants to take pictures of my 5 year old daughter while she is in her swimsuit playing in the water and have security cameras on every inch of my home watching every move myself and my five-year-old make. These people harass us every single day the grown mother sticks her tongue out at my 5 year old daughter and this so-called manager of Gage management when I mention this to him told me well its not the end of the world now is it. Obviously he thinks its okay to take pictures of children and stick their tongues out at them as well. Very creepy if you ask me I would steer clear of this company because its ran by people who think that this is okay!!!

Absolutely terrible. my apartment was roach infested when we moved in, we immediately filed a complaint, and after a year of living there roaches still remain. the day i moved in and the day i moved out i saw them crawling all over, and gage did next to nothing to fix it. facilities were awful, from running faucets to dilapidated doors.

The first year we lived at Sunrise Village was alright. The pool is nice during the summer months. Year two and the unit begin to fall apart. The plaster on the walls would fall off from the siding being installed outside. The doors came off the tracks at least twice a year.We requested a partial paint and only the hallway was painted. Yet upon move out Mary expected to have the entire unit repainted by us. The carpet was horrible and showed every little mark. The tile would not come clean no matter how much I scrubbed and scrubbed.All in all this company is horrible and I will never rent from them again. I would rather be homeless.

Their Emery Building on Ohio st. Is the grossest and most run down a building could possibly be without being condemned. Chipping lead paint and water damage plagues the hallways and rooms and Gage Management is as competent as that building is nice.

I am astonished so many people gave this company 5 stars. They are by far the worst property management/rental office in town. Things were broken when we moved in and they listed them in the walkthrough papers saying they would be fixed in a few weeks. It took multiple phone calls and months for anything to happen. Luckily we know that if its in paper they cant ignore it (that whole paper trail can take them to court). So after like 6 motnhs we got a dripping bathtub repaired. On move out they wouldnt do a walk through with us in person and made sure to keep the entire deposit for things we had reported that needed fixed. They even tried to charge us again for cleaning the carpets when we had a receipt from the company they recommended to have it cleaned. I have not heard a single good story about them in the last 10 years so the few listed here seem fake. Choose pretty much any other management company for better results. For what its worth, the maintenance/repair guys were great once you got a hold of them, but getting the office to do anything right was impossible. They even lost our rent a few times so we started going only during business hours and getting a receipt.

I love my townhouse! Thank you Gage Management. I had been living in a house with 5 other girls - too much drama! Found a nice townhouse, in a better location, for same money! I called them to fix a window my loser brother broke when we moved in and they did it right away. Ken the maintenance guy is a sweetheart. The place was filthy and infested with brown recluses. I informed management, they told me they sprayed (which doesnt kill recluses, you have to use a powder) and to lay sticky traps. I caught 55 brown recluses within a 2-3 month time frame. My neighbor had to go to the ER from a bite.Also the AC was out for a month, I ended up moving to my moms because they didnt fix it. Was told it was my fault for not reporting it. I reported it 5 times before it was fixed.The place was filthy upon moving in. The outside faucet leaked into the house when you turned it on. The employees were rude and unhelpful. Dont do it.

I got stuck with a girl who didnt know what she was doing. She was not professional during the showing or when she talked to me on the phone. She, also, did not know the answers to my questions. This is completely fine, she then told me she would talk to her supervisor and call me back whenever she found out at the end of the day. End of the day comes, no call. I call her... Oh! I forgot Again, Im ok with that; she went and found out the answer. She returns telling me that someone is going to sign a lease on that house now. My anticipation could have been eased if she did her job and gave me that call like she said.Long story short: I am very unhappy with Gage management.

Save yourself a headache and do not rent with Gage. This is seriously the most pathetic excuse of a company I have ever had the misfortune of dealing with. Our AC was out for a few weeks when we first moved in in July, and they sent a repair man to look at it who, and I quote said, Dont worry honey, you ladies are going to be just fine and proceeded to tell me that nothing was wrong with the AC. A gage management employee then told us that AC is a luxury and people in the old days went without it so we would be just fine too. Then, our hot water heater started going out. They would come relight the pilot light and the next day it would go out again. I begged and pleaded for them to actually fix whatever was wrong, but this kept on for weeks. On one occasion, I called on a Thursday, went out of town, returned on Tuesday and it was still not fixed. We went without hot water until that next Friday. And for the last bit, our house sold while we were under the lease. They told us nothing would change, and that we would still be under their management. I then find out from the new owner that she isnt going through gage, yet they never bothered to tell me. Luckily, our new owner is a way better landlord. Save your time folks!!!!!!

Worst management company in the Lawrence area hands down! I unfortunately rented 2 properties from them, both had significant problems. Gage exhibited little to no desire to fix the issues properly. 1st house no internal A.C. maintenance causing the unit to freeze up on multiple occasions. Messed up plumbing in the bathtub to where the water had to be shut off from the house. Half a dozen service calls and it still wasnt fixed. The 2nd house A.C. froze up and leaked water in through the lower level ceiling into the kitchen. 16 months later and still nothing by way of a repair. All they care about is money but they arent smart enough to know rent can be withheld in these cases.

Never been angry at Gage. The property is old and mainly for college students like myself so ofcourse its not super pretty. But everything works sound.When the dishwasher broke they replaced the whole thing in under a week. The heater was actinc up they gutted it and replaced it. Same with the water heater. When a lousey roommate put a ton if pasta down the sink they sent a professional to unclog it.My biggest complaint might be their rent payment system. There is an upcharge for online payment. Im a student and work so going to get a money order and drop it off slips my mind easily.

My washing machine, dishwasher, and A/C have all broken in less than nine months. Ive been waiting on a new washing machine for five weeks now. It will take several weeks and multiple phone calls to get anyone out to look at your broken appliances when it inevitably happens. These people do not have any form of organization or communication with their residents.Edit: A/C is out for a second time, no response to voicemails, phone line goes straight to voicemail. I know this company is jacking up rates for the next year as well. DO NOT RENT FROM THIS COMPANY, you will regret it.

Im convinced all the 5 star ratings for gage management are fake. It took them almost a month to fix my refrigerator, and the whole building at Spanish crest is infested with German cock roaches. After living here for 2 years now, I have began to have daily issues with management towards the last month of my lease. Most leasing companies would give you notice that there will be a showing for your apartment. Not gage though, they show up whenever they feel like. And then when you call to talk to management they are nothing but rude. I would give my experience here at Spanish crest a 2/10 and thats only because of how cheap it is. Stay far far away

I like the rental company -- they jerked us around a little first regarding availability (see: slightly batty receptionists), and the apartment we viewed when initially looking for apartments was absolutely nothing like the apartment we were shown when we came up for the lease signing. However, the management themselves have been kind and accommodating when we have occasion to deal with them, through every once in a while their receptionists are a bit batty, and the maintenance guys for our complex are really nice guys. When we move I wouldnt mind staying with the company.The apartment itself, while not my least favorite apartment of the many Ive lived in, is nothing to call home about. The previous tenants left it it pretty rough condition, and the layout is a little strange. Overall, my biggest qualm with it isnt the management, but that its a college-dominated complex and weve got a kid -- the environment isnt exactly family-friendly. Its not a bad place, just... not a *terrific* one either.

Our Experience has been mixed... Plumbing seems to be a huge problem for Gauge. Its a constant struggle. Hot water is also very iffy, comes and goes. The house is very drafty which is horrid in the winter. All that said this is a 2 story 2 bedroom 1 1/2 bath for nearly 700 a month. And at that rate, Ill take a few hiccups. Seems to me alot of complainers want perfection and a great price...you get what you pay for...welcome to the real world people. Thanks gauge for offering your services. This place is completely unprofessional. They showed my fiance and I a house LISTED FOR RENT ON THEIR WEBSITE, in which we fell in love with. We put in our applications and were approved. We even were about to sign the lease when they told us that the renters changed their minds and too bad for us. Terrible. Dont ever rent from this awful company.

I’ve rented from Gage Management two times. They make paying rent easy online, and their maintanence workers are responsive. It’s not luxury living but their housing is affordable and ideal for students.

Dont rent from this guy. Heres a list of my reasons why:-water has been dripping inside the wall of my bathroom for over a year and when night told them, they shrugged.-the upstairs shower leaks, resulting in a huge hole in the ceiling. They put an aluminum plate over it and it still leaks.-HOPE YOU LIKE PESTS BECAUSE THIS PLACE HAS EVERY PEST UNDER THE SUN. THERES CURRENTLY A RACCOON IN MY HOT WATER HEATER CLOSET AND has been there for a long time I guess. (2/27/17)-wasps, spiders (Inc brown recluse), the nasty ass cricket things (sprockets, camel crickets), MICE. I had a family of mice living under the sink. Skunks lived in a hole outside.-they actually replaced it, but the fridge was busted and the new one is missing a leg so it leans.-they thought putting in wood floors in the kitchen and bathroom as well as a vanity was enough to charge $100 more in rent.-a pipe fitting separated under the sink when I was at work and water was leaking like crazy for hours until I got home. The plumbing is so bad.-I would guess theres plenty of mold in the walls of the bathroom.Seriously. Dont.

Words cannot begin to describe my dealings with this management company. My daughter was told the house she was renting was all set for her to move in except for a little paint touch ups and a minor floor repair in the bathroom. Imagine my shock and disbelief walking into this home.....front screen half ripped off, not cleaned from previous renter, rotted mildew front steps, trash throughout front and back yard, mold and mildew throughout the house including under the floor tiles which they were covering up, urine smell coming from the wood floors, a steel grate warped and broken in the middle of the floor, water leaking down the ceiling from the upstairs bathroom, duct taped repairs......the list goes on. The condition of the house had safety and health risks which Gage refuse to acknowledge and said the property had been cleaned and was habitable and there was no way she could get off the lease. It took getting a lawyer involved to get off the lease and be reimbursed what was owed. Be weary of any lease/rent agreement that you sign with this company there seems to be universally among past customers dissatisfaction with the professionalism of the management team, services provided and the quality of the premises. I am grateful my daughter got back her money, but it did not come without a price! I also noticed on their reviews some fake 5 stars that they must have given themselves!

Apartment quality is mediocre at best, office is staff is rude and dismissive and any exterminator costs are left to residence leading to flea infested buildings.
