The time is 5:01am on September 24, 2021. At 4:29am, I was awaken by the sound of a mouse squealing in my apartment. This is the second mouse caught in a trap in my apartment in 24 hours and the 3rd mouse caught since July 2021. I have attached photos of the large, gaping holes in my wall that I’ve physically seen the mouse crawl through. For clarity, the black thing is the trap the mouse is caught in while it attempts to crawl back into the wall. I suggested the wall be sealed as it should have been long ago. I was told that was not the solution to my problem. As a designer working for an architecture firm with a Masters in Architecture, I’m well aware of what can be done and yet here I am at 5 am with another mouse currently squealing as I type. Instead of sealing the multiple holes in my wall, my apartment has become a mouse trapping ground with pest food sources and traps laid out. The suggested route is that the mice be caught one by one. ??? I’ve called “emergency maintenance” to get the mouse removed from my apartment. The call went to an off property call center where my information was noted. I am not expecting much from that call as it is the second one I’ve placed to the “emergency maintenance” line. The first time was after the first mouse sighting. I did not receive a call back or email regarding the call. But maintenance here overall is just awful. The people are nice but the size of the building is too large for the small amount of staff working here. Maintenance requests must be filed no less than twice for them to be addressed. I’ve been requesting my dishwasher be repaired since I moved in June 2021. The latest excuse I’ve gotten was that covid has delayed parts but surely in a little less than 3 months the parts could have been obtained. So instead I pay monthly to live with rodents, have my concerns ignored, and for services I will never receive. The office staff scribbles concerns on post-it notes and then does nothing about them. I believe they, too, are overwhelmed by the massive size of this building and all the complaints it comes with. I’m more than sure the construction does not help the rodent issue or the maintenance issue. I hate being one to complain but please do not disregard the prior reviews, as I’ve read them also. Save yourself some trouble. I will report back monthly to update whether anything has improved. That way new potential renters will be kept abreast of the current state of affairs in the building.
Please do not be fooled and read the reviews - the building is poorly managed and does not have the adequate systems and structures in place to support the tenants.I have been dealing with a water leakage issue since July and it has yet to be addressed. The leakage has impaired the electrical wiring in the bathroom, theres only one operating light which is the one above the bathroom vanity. Quite frankly, the issue has been ignored. We have not received any form of communication as to how they plan to fix this issue. Ive been in communication with Carla Jacobson who has not been supportive and has yet to provide tangible next steps in how this issue will be resolved.The Riverwalk Loft prides itself in providing a luxurious experience to make you feel like a VIP, however that is a false narrative. The living experience here is TERRIBLE.A few things that you should be aware of before considering to live here:- Theres a lack of communication from management - the building is poorly managed and disorganized.- The walls are extremely thin and make the living experience feel uncomfortable due to hearing your neighbors and all the running around- The fixtures in the apartments (while they look beautiful) break easily!- The trash disposals are a nightmare and not enough attention is given to them- Changes, which impact tenants, are brought to our attention in such a short notice.- Construction, construction, construction!
I’ve had an awesome experience living at Riverwalk for the past year. Staff was always responsive and the building is extremely cleanly and the new renovated portion is even more beautiful. I highly enjoyed the updated fitness center and common are amenities they provide. Can’t speak for the negative reviews as I’ve never had an issue with the leasing staff. I guess if you pay your rent on time you won’t have issues! Who would have thought? Would definitely recommend.
The lofts look great and have great square footage, but thats about it. Noise comes at you all different ways: neighbors with parties/Karaoke, dogs barking, street noise from cars or even the trains/T that wail there horns at all hours of the night. Due to the high ceilings, electric bill will run $275 or higher in summer. Recent event: I have a tag to park personal vehicle across street in lot adjacent to train station(been parking there since February)Just returned from a vacation with vehicle and next morning came down and vehicle was gone. Not sure if it was stolen, called security and they had no clue either. They gave me numbers to tow truck companies they use, so prior to calling police, decided to call them first. One did not have it and the other was closed. Drove down to their location and found my vehicle in their impound lot. $160 later, tow truck company told me security called them to have vehicle towed because it looks like I forgot to hang my tag on the mirror(yes, the same one I called who supposedly had no information on it). You would think the contracted security company of the apartments would have a list of authorized vehicles or leave a warning before having a vehicle towed, but according to office management, its too difficult to do. As a paying tenant who has been parking there for almost a year, you would think that this property would want to make sure they are not towing authorized vehicles, especially if you are consistent in having your tag in plain view. Needless to say, management told me there is nothing they can do. This place is just not worth the headache.
Beware that this place is a literal construction zone, and that management doesnt care to notify tenants ahead of majorly disruptive work. This makes working from home impossible. For example, construction crews have been redoing the entire back parking lot, which involves a lot of jackhammering, and steamrolling which vibrates the entire building. Theyve been starting work around 6:45am every morning. Management didnt bother writing an email about it until days after the fact, clearly in response to a critical mass of tenant complaints. But in that email, they lied about when the work would be completed. They said it would be finished last week, but here I am, writing this email as construction crews continue to violently vibrate the entire building to the point that I cant concentrate on my work.Beyond the construction... management seems to think they can change rules (like limiting how many cars you are allowed to park in the half-empty parking lot) without any notice. And changing the online rent payment portal with literally only two days notice (good luck if you had an automatic payment on the old system scheduled!) Emails, phone calls, and maintenance requests all go ignored. Its clear management has a severe distaste for communicating and interacting with tenants.
(EDIT: I reached out to the number she posted and have not heard a word yet, it has been three business days so far.)Do you love being ignored?Do you enjoy paying a fee to have the privilege of paying rent?Do you love paying for appliances that dont work and never get fixed?Most of all how much do you love wasting money?If you answered positively (and sarcastically) to these questions then find somewhere else to rent. The building is beautiful, sure, hence the second star, but, the leasing company only cares that you pay on time. You can submit tickets for months and nothing happens, Ive been living here for 4 months and some things are still broken from move in. Nothing that makes it uninhabitable, no, but when you pay what they charge in rent you expect a certain level of quality. There are many positives to living here: proximity to the commuter rail, size of the apartments, tons of dogs to pet(assuming you like dogs), but personally the fact that I am the first to inhabit my apartment and things are still broken just feels ridiculous. Do your research before signing a lease.
The Leasing Team is amazing here, all so friendly and welcoming!! I toured the East Wing of the building and the unit was gorgeous. All of the community rooms seem great and I am soooo excited about the dog washing station they said was just put in!! :)
No parking, the ceilings are so thin you can hear everything happening all around you, they charge you to have pets yet provide nothing for them and will fine you for minimal things, security has questioned my husband multiple times if he lives in the building for looking “suspicious” and they claim to be “eco-friendly” yet do not offer recycling to the hundreds of people that live here. The trash is out of control and the board of health has been called by other residence. The location is good, would be better if they invested in the Lawrence community outside of themselves given the power they have. Leaving September 1st.
Parking in this building sucks. Before moving in we were not told that you can’t have 2 cars. We then were told we can park in the train station parking for $35 a month. When we went to check it was $75 a month. If I would have known I would have not moved in.
A far cry from luxury. Finishes fall apart, and walls are paper thin. I could hear every line as my next door neighbor watched Schitts Creek and Friends. My upstairs neighbors rattled my cabinets as they stomped around and blasted bass-heavy music, throwing big parties at the height of COVID. Trash piles up in the trash rooms, and the few outdoor dumpsters onsite are always overflowing. What an eyesore. Management is inept at best, and intentionally rude and unhelpful at worst. Once youve signed a lease they dont want to hear a peep from you. Youre much better off renting elsewhere.
Beautiful apartments and great area/building. The leasing office is super helpful and is always on top of any issues that I may have. I even enjoy just chatting with the leasing office, they are all so sweet! This is my first apartment since moving out of my parents and the lease and maintenance etc can seem confusing but they have all been very patient snd helpful with any questions or concerns I had. As of a few days ago I learned My apartment needs a whole new HVAC system and I was so happy to hear that only a few days later they are coming to install it tomorrow! In the meantime they gave me a portable AC that’s been keeping my apartment cool. Maintenance is super fast and will come help with any issues large or small within a day. I have only had a few minor issues and they have all been taken care of in a very timely manner. I love the sense of community here. There are so many different people that live here, it ranges from college students, young working professionals, and families. Everyone is very respectful and friendly! I have only lived bere for about 4 months and I already plan to renew my lease next year!

I have lived at Riverwalk for 8 months now and I have to say I dont know what the negative reviews are about. I love it here. I wish I could buy mine as a condo. The apartments are beautiful and well maintained. The office staff have been great from day 1 to 8 months later. I have put in minor work orders and they have been done very quickly and they were always friendly and professional. I have never seen dog feces or pee in my hallway (and that is a residents responsibility so shame on them) or any of the entrances...just the opposite...cleanliness in all public common areas. They have a great package receiving system if you are an Amazon person like me, as well as other great amenities. They have company sponsored activities throughout the year. The negative reviews had to have been isolated instances that the property manager didnt know about. Everyone that visits me comments on how beautiful, clean and quiet this building is. If you want a great community living complex, I highly recommend Riverwalk!
I had a 16 month lease. Loved every moment staff was helpful maintenance team was quick. Extremely dog friendly expect to see dogs of all size. Location has great food options in walking ad driving distance. Plus commuter rail is right across the street.Con is more of residences some people are not mindful of entry ways and at times smoke in front of entries.
16 ft ceilings, awesome management staff, stunning riverwalk views, excellent amenities....Highly recommend these apartments
Edit* Trash room in front of our apartment is constantly overflowing and apparently it is my job to notify management as they are incapable of clearing it themselves. We have been living with filth outside of our door for months. All photos attached are from after Riverwalk told us the trash problem was dealt withNot worth the money. Tires were slashed and had to pay $350 out of pocket along with 15+ other tenants, management and security team both blamed each other. Tires are now being stolen from cars due to managements inability to install a fence and a security guard. I would rate 0 stars if I could.
Do not recommend. Nice and spacious apartments but management is AWFUL and the building is in the ghetto! Apartment policies are not clearly stated upon moving in and they change on a whim. There are constant abrupt changes to parking and other utilities. Management is inept and unorganized. From LITERALLY the FIRST MONTH I moved in (March 2020), I’d get emails talking about my balance was not paid for either my security deposit or rent when I could prove I paid what I was told I owed when I signed my lease. Even when I forward documents, they said that the person that wrote up my documents made a mistake. My most recent run in has been with Samantha Cashman, the Assistant Community Manager. She is rude, unprofessional, and lacks the basic skills to provide adequate customer service. I left out out of town on December 10 for the holidays and will return 2 days after Christmas. On Wednesday December 16 the complex sent out an email (mine went to my junk folder) that cars would be towed for snow removal after a big snow storm hit (mind you, nothing was mentioned about this policy upon moving in— and I’m out of town for the holidays). Friday December 18th at 1:15 I got a voicemail stating that they were going to tow my car because it was still in the parking lot and I had not moved it for snow removal. Following the receipt of that voicemail (after business hours), I sent them an email that evening stating that I’m out of town for the holidays and am unable to move my car. I also called first thing the next morning and spoke to an office attendant to follow up from my email. He said he would make note that I was out of town. Monday, Samantha Cashman replied to my email stating that my car was towed and there was nothing she could do about it. Instead, she said that I need to let them know when I’m going to go out of town. Like, what apartment complex expects tenants to tell them when they are traveling!? Three separate times I asked to be contacted by upper management to remedy the situation and she would not oblige and send my grievance to management. She was rude, cold, and unprofessional.Do not recommend
Never move here. There are better, cheaper apartments right across the river. Also the management team is completely unprofessional and exploitative to their tenants. Tenants have documents rats, homeless people, needles in the building, as well as trash piling up in the hallways, and the managements response is always just to ignore it all.
NOT SAFE. Neighborhood and tenants are aggressive, dangerous, loud and not working professionals. I suspect this is a mixed use building with section 8 and other housing programs and allowances. Onsite security is unresponsive to threats and escalations from other tenants - dont expect police intervention if nobody is there to open the front door, either. Not a luxury building, merely a slum.
DO NOT MOVE HERE!! The management of this company is absolutely terrible! After we moved out they tried saying we still owed them 1 more months worth of rent!! (which we paid on the resident portal), They then stated they never received it and have zero record of it on their portal website. It takes them about two weeks to get back to anyone, and they have such poor communication skills! After our account being sent to collections, we are currently hiring a lawyer to fight this! ABSOLUTELY INSANE! DO NOT MOVE HERE!
Beautiful property, BEAUTIFUL apartments for a decent price, and really convenient to the highway and shopping. However, the office staff collectively has the IQ of a turtle, and it is impossible to get anything done. Mistakes are not only frequent, but inevitable, and sometimes can have serious consequences. Lupoli Management seriously needs to have a better hiring process for their office staff! Would love to have stayed longer, but simply could not tolerate the idiocy anymore.
I am writing a review out of utmost gratitude to Carla and the rest of the leasing office crew. They are very customer oriented and were of great help during my move-in, stay and during my move out. I had put in some work orders for my unit during my stay and they got resolved right away. The community itself is very dog friendly and very well maintained. The biggest selling point for me was the high ceilings and the no breed restriction and easy access to the major highways. There is gym in the building with a rock climbing wall. I really enjoyed my stay here. Thanks again Riverwalk.
For the money they ask, this place is not worth it. Dog park is a mess, parking is terrible, we had allot of issue with the water bill. Despite talking to management they were persistent that our water bill was 400 dollars every cycle. However we were never there and were a family of 3. After dispute by other tenants, the bill magically was changed to 60 dollars. The apartments are nice overall and spacious. But this place is not worth what they asking for rent.
Lived here for a few months now. Some of the staff can be a little difficult and sometimes dogs pee on the floor, but everything else greatly outweighs any shortcomings. Amazing large apartments, fantastic location right next to the highway, and great amenities.
It was like love at first time during my tour. Nicolette was amazing. Call and ask for her. The location and all the ameneties make it worth every penny.
Management team is horrible they will raise your rent with a 30 days notice. If you like to listen to music dont come here you will get a security guard banging on your door. If your neighbors smoke the will inspect every apartment with short notice. I have had several things done to my vehicle in the parking lot with no help from the office. Avoid this place.
Not a direct reflection on riverwalk...living space is great...need a better management leadership....lots of construction going on and have no idea how to handle parking...last night the company that patrols the place was completely incompetent and parked his white company Sentra in a handicap spot...I was tempted to have him towed...as he walked out his hood was open and had to tell him...riverwalk should find a company that does not waddle down a sidewalk and know how to work their vehicles safely...
Management team is horrible they need better training, Ive never been in a place with so little communication from the staff. Living there was good for the most part but yeah they do raise your rent without no previous notice also maintenance orders sometimes used to take a little to long but that could be cause of the poor management also.
Anybody who is thinking of moving in here should take a walk on the premises to see : overflowing trash inside and outside the building, a dog run which resembles nothing close of an unkept area with feces, bend fences, an ongoing construction site and a management that changes on a regular basis and the one person who does stay addresses issues with: I do not want to loose any sleep over your problems...Bravo!!!
Cons: I have lived here for over a year.Pet urine/feces at every entrance and elevators have frequent puddles of pet urine and the constant urine smell stays stagnant, all day long. Kind of embarrassing when bringing company over to your home.Paper thin walls. I can hear my neighbors laugh and cough. Good thing I have quite neighbors.High cost of utilities. I pay 260 for electric and 50 for NWP. Keep in mind I live alone, travel a lot for work so Im never home and barely turn my heat on because I love the cold.Staff tends to give little to no notice of when they will enter the apartment (i.e. after the Lawrence gas issues) or when there is a event which will affect the community areas.Staff will show little to no interest in helping you with issues such as reporting the pet urine. You will be referred to take your complaint online. For the amount of rent we pay the least management can do is entertain us and listen to the complaint instead of brushing us off.The apartment complex is on the edge of one of the most congested and crime ridden cities in Essex county (Lawrence) The immediate surrounding area is great though.Parking is extremely tight. If you have a nice car expect to get your doors dinged unless you pay an extra 75 for indoor garage park. I highly recommend it.Pros:Train station is across the street.Lawrence city although has tons of crime, it does have great food and Essex street has some great places to eat and drink.Big spacious apartments. Wood laminate floors, appearances and apartment have an urban/loft feel to them. Huge windows which I love specially during the summer time. Windows cover about two floors of height. Aprox. 18 feet high.Controlled access community. Must be buzzed in to enter the community.Great new and beautiful community center with projector screens, full kitchen, electric fireplace, and overall great place to spend a Sunday watching football.Great rooftop with multiple bbq grills, lawn furniture and tiki lighting. Great place to relax, read a book and grill a quick burger.Overall the community is quite, which is why I choose to stay but the constant construction and pet urine smell, keeps me on the verge of leaving.
This is the worst place to live. The management and office staff dont care one whit about tenants living there, they dont address problems nor do they update residents of progress, besides the ongoing issue of leaving your personal information in full view of residents who hang out in the office all day.Be aware that there is only one entrance/exit into/out of the parking area that is accessible by residents and if you intend to come or go at morning or afternoon rush hour, forget about it. The lines of traffic stretch in both directions of this two lane road.Noise complaints are met with disdain.Amenities, such as the dog park, are not maintained in a safe and adequate manner. Speaking of the dog park, many residents of Riverwalk Lofts have dogs and there are more than a few who do not clean up after their animals either outside on the grounds, in the dog park, or, yes, inside the building. On humid days the smell of urine at the entrances is enough to gag a maggot.Please, for the love of all that is decent and holy, do not rent here.
When you’re paying more than a mortgage payment for rent, you’d expect a consistent place to park, but they’re constantly making last minute parking changes, multiple times a year.The back lot is closed for (very loud) construction, and you should see how far “West” residents need to walk to get to their apartment from the garage they’re forced to park in down the road. You could opt for the open lot adjacent the train station, but you’ll risk vandalism (see past reviews). I’d suggest the underground garage, but they charge another fee for that, and just announced they’re closing that down for who knows how long. Better get used to walking! If you have overnight guests, and they park on the street, they’ll be ticketed before they leave in the morning.Over the last year or two, they’ve doubled the amount of tenants, reduced the size of the gym and parking, but kept basically the same amount of cleaning/maintenance staff, and it shows. The roof area is so small, and shared between 100+ units. The package room is absolutely insanity. (If you come in for a tour, ask to see a trash room on the Central/West side of the building.) They’ve focused all their attention on the newly built “East” side of the building, so if you’re on the older side, you’re screwed.Bottom line, it looks all good on paper and pictures, but the company is concerned with growth and getting new leases signed, so once you’re in, good luck.*UPDATE*We’ve received a $25 gift card “for our troubles”, but still absolutely no word on how long until we get our parking back.
