Ive rented an apartment from them for about 1.5 years. No major issues. Staff are friendly. They leave you alone. They do quartly pest sprays and send people to change the furnace filters. I think my only complaint is maintenance doesnt always give a 24 hour notice (or any notice at all) call and has shown up and let himself in while I was in a towel because I didnt hear the knock while in the shower. Aside from that the maintenance team is pretty quick to respond on major issues.
Lived here for 3 years, it’s been quite awful. management is very rude and does not care about the tenants’ safety. after a fire in my building last summer, most apartment doors in the building had been kicked in by firefighters. some of us went without latching/locking doors for over a week. the management told us to “put something heavy, like furniture” in front of the door at night, rather than having a safe, functional lock. after telling them i didn’t feel safe living alone and not having a locking door, their solution was to put a temporary lock with a padlock on the outside of the door. can lock it while you’re gone, but not while you’re inside. took over a month to get a new door. also they do not change locks after tenants move out, so hopefully none of the past tenants made extra keys and try to break in. also, if you lose the key to the laundry room, that sucks, because management says they don’t even have keys to that room? kind of strange. maintenance will show up randomly, for example, at 11:30pm with no call or announcement and you will wake up to a strange man in your kitchen saying there is a leak. the only positives are that it’s a great location if you go to KU and there are a couple younger people working in the office that are pleasant to talk to :) but all in all 1/10 would not recommend

I’m very surprised by the amount of negative reviews. I rented from property management services for a year. I had nothing but great experience. My work orders were always taken care of right away. They always gave advance notice before showing my apartment. Staffs were friendly and helpful.
I moved to Lawrence a few years ago, and have rented from several property management companies. Property Management Services did a good of helping me find an affordable apartment. When I moved in several things needed to be fixed, and the carpets needed to be cleaned.After letting the office know of my problems, they were quick to address the repairs, and got my carpets cleaned free of charge.A thank you to the office staff for being helpful, thank you to maintenance staff for being prompt, and thank you to Sam who helped me find the right apartment.
We are new renters with this company. When we moved in there was a lot of work to be done. The management/ maintenence men are awesome!!! They made it their priority to make sure everything was completed for us no matter the cost. Not to mention how friendly these two men were. My four year old daughter loved having them around. She especially loved the Troll sing/dance off in the kitchen. Bottom line, these guys are awesome!! Very satisfied with their work.
This is so bizarre… just came across these reviews and I have had the opposite experience. I was looking for a new apartment for my adult daughter who has a disability. They showed me 5 apartments in an hour. One apartment was great square footage for the price, 2 BR, lots of windows, easy access, kitchen big enough for table and chairs, close to downtown and campus … but was seriously trashed by the tenants who were leaving. It was awful. PMS said they would repaint the entire place, replace all the carpet, replace the vinyl floor in the kitchen, range hood… and they ended up doing more. Replaced the bathroom cabinet and light. Took kitchen cabinet fronts off and took to a shop to sand and re-stain. (Like I said, this place was seriously damaged.) It took a week to get everything done but it was so worth it.Yes, college kids work there (its a college town… who else would work there?) but I found them to be courteous and eager to help. Yes, Mary Pat can be a little abrupt (OK, more than a little) but she is no-nonsense. Respect the rules and youll have no problem. And Mike, the head maintenance guy, is a peach. Showed up in 3 hours when we called with a problem… and said if there are any issues with our daughter and the place to just let him know.At this point, Im feeling good about the company. Spacious, clean apartment with double the space of the last one for less rent. But if Id read these other reviews, I never would have rented from them. I would have been scared off. So, all in all, Im glad I never saw the reviews. I guess people who have no complaints tend to not write reviews. Prospective renters might want to take that into consideration.
Please do not rent here. We have had multiple work orders put in and just ignored including tree trimming which cause 3000 dollars worth of damage to one of my cars and also broken windows that were never fixed. We had our furnace go out and needed to use space heaters and when we were using them they blew our breaker out and we tried to contact Mike the maintenance guy and he continued to tell us to shut the f*** up get the f*** out of his life and be happy with what we got never once did we do anything to cause this reaction.
The property at 626 Schwarz is discusting. Dont think any remodel has been done since 1970...old fixtures. Old paint & carpet. Kitchen cabinets are damaged & they continue to rent one tenant after another with no cleaning or upgrades between tenants. Would not recommend these to anyone. Office staff is rude & unfriendly too.
I rented from Property Management Services YEARS ago. I lived in a cute studio close to campus. It was convenient, well-kept and affordable. - 10 years later, and I now work for the business! That same studio is well-kept, renovated and affordable, like all of their properties. They care, and it shows.I rented from many property management companies and private landlords while attending KU. Without a doubt, this was the best experience I had. ALSO, they have the best maintenance man in town, Mike.
I love this company and the all the employees! Getting approved for my apartment was smooth, easy, and (most important) affordable. I gladly renewed my lease for another year to stay with this amazing company!
If I could give less stars, I would. The owner of the property is heartless and likely dishonest. Ive lived in Lawrence almost my entire life, and have been renting here for almost a decade. Ive never had a problem getting approved for anything. After jumping through all of their hoops (including having to repeatedly come back to their office during short business hours because they werent ready to accept my checks for deposit and application fees, refusing to accept my first application I printed out directly from their website that had all the correct information, solely because it was printed on regular printer paper, and coming up with over $1k security deposit before theyd even run my application), they told me I was denied based on my current landlords reference. The first woman in the office told me it was because my landlords had answered no when asked if they would rent to me again. She said they didnt say why, but this answer is why they turned me down. I talked to my landlords, who I have rented with for two years now without any problems, who apologized and tried to call the company on my behalf. My landlords said they answered no because I previously had a cosigner guarantee who didnt want to resign a new lease with me again, and even though I was never late in rent in two years, they wanted the cosigner. However, the management cut him off, and refused to listen to him at all. Then when I went into the office to ask for a copy of their reference that was supposedly so bad they couldnt rent to me, the office refused to share it, even though federal law requires they do. They refused to listen, cutting me off mid-sentence, same as when one of my landlords tried to call. They changed their story from they didnt know why, to my landlords said bad things about me and were lying about it being a cosigner issue and kicked me out of their office. Its too bad, some of the properties they manage are beautiful homes, but the owners way of handling people is inexcusable. It took almost a month from the time I attempted to drop off my first complete application and deposit to the time they denied me, because I kept having to come back in and jump through more hoops. Now Im out application processing fee, when they claim they didnt even run the background check they took the fee for, and have a short time to move. Ive lost other houses that have rented in the meantime that I could have moved into while waiting to be denied by them as well, and now dont know if Ill be able to find a place before my current lease is up. Overall, this was a huge waste of time, money, and a terrible experience that has cost me a lot, and the owner couldnt care less.
I started renting from Property Management in March of 2000. I have lived in the same apartment going on 19 years. Sadly the building that has been my home all these years has been sold and as of 1-14-19 is under new management. I Never had problems with Mary Pat, her husband Mike or the young people working in the office or any of the other employees! I paid my rent, I keep my apartment clean and I showed respect and received respect! I think if you have /had a problem with these people you maybe should look at your own actions and how you acted or reacted toward them ! Negatives:-My AC went out twice living there, took them a week to fix it each time. It was 90 degrees in my apartment. Didnt provide a portable air conditioner, compensation for a hotel, a portion taken off my rent even though I couldnt stay there while it was out, nothing.-There was also this one time where they were redoing the siding on the house. The workers were using the bathroom of my downstairs neighbors without their permission. They also took the stairs off the house so I had to use a ladder to get to my apartment. Ridiculous.-My bathroom was constantly causing the ceiling downstairs to leak, that only took two months to fix. My toilet was always over flowing or under flowing, water coming out from under the toilet.-They entered my property without notice. I woke up to a guy and a girl touring my apartment, while I was asleep in bed. No phone call, no warning.-(this is a good one) Two weeks before moving out I found out, by my upstairs neighbor, the basement apartment had been condemned by the city and the girl had to move out because of mold. Disgusting. The complex didnt even find it necessary to notify the other tenants.Positives: cheap rent and I got my deposit back.Needless to say, do not rent from this company unless desperate. Which I was.
I was a tenant through Property Management Services from 2010 through 2018. I never had an issue with either Management or staff. Average maintenance response was within 24-48 hours dependant on the critically.
I have had the worst experience with these people! First of all they own freaking everything, avoiding renting from them is super hard. I slowly began to understand why every apartment I toured with them was crap. It wasnt the tenants: it was the owner. All of the apartments had terrible damage, water stains, yellowing walls, gross matted carpet. The people who showed me about were rude and snide. I couldnt get a question in edge wise from the male who toured with me because I was interrupted in every turn! The rent is cheap bUT you get what you pay for. All of the people I talked on the phone to where extremely short with me. Theres something inherently shady about these people that you notice the moment you step into the office. I will never rent with these people. They are not flexible or nice, I hope someone nicer buys their company out. Seriously guys! DO NOT RENT WITH THEM. You will be working with straight slum lords. I quickly realized what I was dealing with and got the heck out of dodge and yall should too.
My husband and I have been tenants for 9 years. We stayed because of our easy access to KU and downtown. We have had 6 major floods, electric failures, and broken appliances (refrigerator, stove, dish washer, garbage disposal, water heater, sink). We went months at a time without a fully functional bathroom.The people in the office are lazy, forcing you to call multiple times to get the job done. Rude and lazy.The owner is a bitter, unpleasant, antipathetic little worm that thinks she can intimidate people. And they are cheap! They love to take money, but they sure dont spend it. Many times we have paid for things that is the responsibility of the landowner.I encourage ALL of you to avoid ALL Property Management Services. They are snakes and they will stab you in the back, as the saying goes.
Maintance is reasonable and timely, the staff was kind I had a few issues that were always fixed in a timely manner would recommend
Deena Wilson if you are looking for a place that promptly fixes your air conditioning when it goes out in the middle of the summer this is NOT the place to rent with. I reported them to the Better Business Bureau over 2 years ago for this exact reason. The Owner Mary Pat does not care about her tenants in any way, shape, or form. She is rude and very unprofessional to say the least. The maintenance man is her husband who called me names when I demanded to have my air conditioner fixed. His wife Mary Pat defended him when I reported the unprofessional conduct. She talked down to me, did not once apologize for his actions, and instead bragged about owning her own home. I have never been so disrespected in my life. My dad had just got out of the hospital that day and I was just trying to make sure he was in safe conditions. Do you think they cared? Absolutely not. After I was verbally assaulted by him and I protested further he came out and spent 10 minutes fixing it. I was further verbally assaulted by his wife the owner when she called me to argue and defend her husband the next day. I will never rent through them again no matter how tempting the property because I will not tolerate such disrespect and disregard for my well being. Not to mention the high utility bills related to poorly insulated windows. My heater was also red tagged by Black Hills Energy because of dangerous carbon monoxide levels which were never detected by their faulty carbon monoxide alarms. I feel sorry for anyone that is stuck in a lease with these inconsiderate, degrading, and unapologetic individuals.
Great leasing company. I was never late on rent and they reciprocated the respect. Youd think all the landlords in Lawrence believe there are 13 months in a year by the way they disburse security deposits. Not PMS. I moved out a month before my lease was up (still had to pay the extra months rent) and went through the checkout process. I couldnt believe it when I received my security deposit in the mail and it was for MORE than the original deposit. The reason was because the person who leased it after me moved in a few days early. The rent that they paid for those extra few days was repaid to me out of my final months rent. This would not happen with any other leasing company in a college town.Short of the long: Treat them with respect, pay your rent on time and you will thoroughly enjoy your time living in one of their properties.
Spoke with the owner and she was unnecessarily rude and snide. I dont even rent with this company but was looking into applying for an apartment. I wanted to speak with the owner about their pet policy.. & while a simple, sorry, we cant allow that would have sufficed as an answer to my questions, she was condescending and haughty attacking my personal choice to care for certain animals and made implications that my character was disreputable and untrustworthy. I could care less how low their rent was or how perfect the apartment was, I would never rent from such a person.
It is important to understand that PMS is the managers of the properties and not the owners or maintenance people. For this reason it is easy to have much different experiences depending on what property you live in as the manage several across the city. My issues noted below are all in regards to the management company itself and the women who over saw that operation.rented from this place - Aspen apartments (1708 w. 5th) Two separate times. the people who up keep/actually own the apartments are very nice and responsive but like almost every single property management company in the world the people who work for PMS are VERY RUDE. I paid my rent on time every months and never had an problems with them. Decided to sublease my apartment mid lease and suddenly i was the worst human being alive. Extremely short with me when i would call to check the process of my sublease. (IT IS A VERY DIFFICULT AND CONFUSING PROCESS AND THEY WILL DO NOTHING BUT POST ON CRAIGSLIST TO HELP SUBLEASE YOU APARTMENT WHILE THEY CHARGE YOU $250 TO DO SO) They would rather have empty units in there complexs then approve some who may have one tiny issue with there application. Anything they can do to gain an advantage or get money out of you they will. No reward for being a respectful, on time paying reoccurring tenant. Also they will raise the rent ten dolars every year while not doing any thing to the complex.

If youre looking for cheap rent, this is the place. But like they say, nothing comes without a price. About a week after moving in, a leak from the ceiling started growing, which I immediately reported to the office. No calls letting me know it was fixed. Just the paint scraped. Then I get to come home to dust all over the apartment (which I later found out was from a MOLD TREATMENT from the apartment underneath me). Call after call was ignored. Even the 30 day notice was met with a we are not honoring your notice letter. This was in spite of the fact that the management had violated numerous sections of the Kansas Landlord Tenant Act.My room mate and I had to threaten small claims court to get out of this lease in a building that should have been condemned YEARS ago. Apparently the leak that we had experienced had been ongoing for some time. We contacted a previous resident who said,oh yeah, that happens every time someone does number two in the bathroom upstairs and the toilet overflows. Its disgusting. I couldnt wait to get out.So, our apartment had SEWAGE leaking from the ceiling and PMS wasnt interested in fixing it. Ew. Just nasty. Those were just the main issues. There were gaps in the doors and windows where bugs were getting in, trash was never collected being the building...the list goes on. PMS has around 500 properties, staff for less than 25% of that and trained staff for 10% of that.If you need any more convincing, we received a utility bill that was handwritten for a time period previous to our move in date. THATS NOT EVEN A GOOD SCAM! Get your stuff together, PMS. Sell off 75% of your properties so you can appropriately staff and maintain your properties instead of running the slums of Douglas County.
I had a couple of problems with the apartment: light in the kitchen not working, and a bad drain+ showerhead in the bathroom. Both were fixed the next day promptly after I called in.
Interesting reading the comments. I looked at weirdly charming little place yesterday that was very reasonable and on a big lot with lots of green space. I love the location. The unit was empty but had not been cleaned and desperately needed painting. The young man showing me the unit said that it can take a while for maintenance to get to things. I said that it must be painted before I would consider moving in. He agreed it needed painting (paint chipped of sides of cupboard doors, a shelf missing from built in desk etc.). I like to be left alone which is a plus but if my A/C or toilet breaks I need that fixed immediately. I am a working professional who does not want to spend a lot of money on rent so it seemed a perfect solution...now I am not so sure??? Whatever came of BBB complaints?
This is never helps you out or gives you heads up about problems with the house. When you try to communicate with them, they dont describe the situation very well. They are not helpful in anyway, and wish I never moved in a house under their management.
I had previously posted a bad review for property management services, based on being dissatisfied with some repairs and requests not being dealt with how I wanted. However, after some patience and time, everything was eventually sorted out and it hasnt been bad living here. Its incredibly affordable, and I dont know about the rest of their properties, but my place isnt even in a bad part of town, surrounded by decaying homes or ugly industrial stuff. The thing I have come to love most, honestly, is that they leave our complex alone. Midwest Property Management bought out my fiancees building about 6 or 7 months ago, and it has been a nightmare. Youd expect some changes, but there are still weeks where the water is shut off multiple times a week with little or no notice, several new subcontractors have left trash on the property, and they dont provide accurate notice of when people like cable installers may be entering the units (their 3 day window they notified her about was off by 3 weeks). So, deal with some slow responses if you move in during the August rush, and then remember what a smokin deal you are getting on rent, and you probably wont have a problem with Property Management Services.
This is THE worst company I have ever rented from. I am in shock at the way Ive been treated. I have and always will be a very kind person, yet now I am unable to even enter the building to pay my rent. The first morning I wake up in my new apartment, I hear a knock. I rush out of bed to get a robe because I was in my bra & a pair of shorts. Before I had the chance to reach the door (under 30 seconds) her husband, the maintenance man was in my apartment. I forgave it despite my uncomfort and no 24 hour notice. The first month was fine. I like the apartment, but wanted more space. I set up a sublease for my mother, tell them I require zero days to move out (since its my mother, not a stranger, the process would be easy) so she applied with the application fee since she doesnt mind small spaces. She received a voicemail saying she qualifies! Great! My mother TURNS IN THE DEPOSIT to them. The company states Our guidelines also state that we do not accept any monies until the applications are completed and all applicants have read and signed a lease as you can see in the replies from Mary Pat (the owner) on other google reviewers complaints. This is a lie. Naturally, I started storing boxes in my apartment because one of the office workers said I “would already be pre-approved for another one of their rentals once the sublease was finished”. THEN out of nowhere, her application is denied due to credit, so I move the boxes out of my apartment. I went and got the credit reports from the company they use & my mothers was THE SAME AS MINE. Did they even check my credit when I moved in? Then I get an eviction notice. My mom was not living with me whatsoever, her landlord is a true businessman & would happily speak to Mary Pat, but she refuses to communicate once you catch her up in her own unprofessional conduct. She told me to get out of her office to discuss a new sublease, I leave. She then comes out of the office to YELL at me, so that its not on camera & the other employees & people applying for a unit dont hear her true colors. She got very close in my face, berated me, & told me how difficult I am because I decided not to sublease this apartment to a stranger in which they also give me only 2 days to get out. (I also gave them $125/250 which they kept, and I don’t mind.) If before renting from this joke of a “management company”, read the reviews. I would hate for -anyone- to be treated the way Ive been treated by this company. Ethan, who shows the properties most of the time is amazing, thank you SO much for your kind heart and professional attitude! For the rest of them, I pray someone can help them get their “rules” set in stone. Constant misinformation, you will jump through as many hoops as Mary Pat wants you to, think youre approved, & then if she doesn’t like you, you won’t be approved. Forbid you have company or need to borrow your mothers car because your tags are out, because she will assume everything based on hear-say. She & Ryan, a leasing agent have called my mother and I liars, and made me feel like a bad person when I have an extraordinary amount of care, empathy, & respect. I went in the office AGAIN to prove to them WITH voicemails and documentation that she simply didnt want to sublease to my mom. She tells us to leave the office or she will call the police, and that I am never allowed in the office again. Also that my only option is to pay rent by mail. This woman severely needs to get her company right so the rest of us dont have to suffer from a woman who must have had a tough life & projects her issues onto others. I understand how hard it can be to manage a company, but for the love of sanity, SOMEONE needs to address the lies & manipulation going on in this shady office. There is a reason she only hires young people. My family has been in rental management for 10+ years and we are astounded.
Im not a college student but i wanted to find a cheaper rent apartment. I found a place and hey it was nice enough.First move in day. The floor has stains (now my permanent stains)... The place smells and the walls are nasty with the grease of the previous people. They told me not to worry... Most of the places they have are not painted... its okay.I cant move in because they cleaned the carpets and I go to the office to say wtf. Clearly the guy has done this a million times. He reached for any reason to blame this on me. I would have been happier if he said Read you lease and gtfo, I already have your money and you are bound by a contractWhen someone says...You chose to have your carpets cleaned as a reason why you cant move in or Stanley Steamer couldnt clean because the power was off this weekend (Then you wonder, why would anyone pay for power in a place youre not living in?)... you got a problem. Just remind yourself of the cheap rent.Oh also, your lease states that your place isnt going to be move in ready. I have a year of this... Hopefully it gets better. Unsure how this place will treat me any worse for being honest and pay my bills on time.
I wish I would have read, and taken these reviews seriously before signing a lease with PMS. I had a red flag when dealing with the far-from-courtious service at the office. I really wanted an apartment, and PMS had one available that appeared decent and in the right location. Big mistake! Although the maintnence guy is always prompt and for the most part helpful, the management is terrible. They are far from grateful to tennents who pay the rent so they have jobs, but have now started showing my apartment when I have five months left on my lease. Not only do I not like the idea of random strangers (I was never given a background check or even required to show ID prior to looking at apmt) in my home, but they will have access to my belongings but have access to personal/financial information that is kept here. Whats to say the person they show the apartment to is not going to see my stuff and decide to come back uninvited later as he knows I will not be home during that time? It is completely unreasonable to show an apartment for rent five months in advance, and I feel as if my privacy is being violated, and my safety compromised. If I could go back I would never have rented with this company. Dont make the same mistake I did!PS: To anybody who is experiencing similar problems email me because I am filing complaint with BBB and Atty generals office, and believe this is in violation of tennant rights as it is unreasonable entry.
