Guys I love Washington Mill first and foremost lets talk about the view all around it from the river to the clock tower to even the bridge uugh love love love the apartments its self are so modern clean, sleek and the amenities!!!! guys ROOF TOP gym yoga studio cyber cafe and game room come one now you def get what you pay for very nice area surrounded not only by nice people but by restaurants guys its nice to even just walk the property very clean everyone does their part!
6/21, new owners for this apartment complex. i dont think iv seen a single person working here. Maintenance i see every so often, i have never seen a manager here. They keep the office lights on though, not sure if its for safety or to make you think someone is there.....there isnt. Go to mill 240.....same thing, not a single soul working in the office. Covid excuse only goes so far.
So far so good. My wife and I had our tour last week and was greeted by a very welcoming staff member. She showed us around the building highlighting the main features and amenities. Everything looked clean and properly maintained, we weren’t able to see the actual unit but saw a very similar one next door. Our move in date is scheduled in a couple of months and we are excited. I will update this review as time progresses.
This is specifically for the advertising department. As an apartment seeker, I was looking on Zillow for what was available in the area, and found a listing for a 1 bed/1bath unit in this building, for $1,148/month. From a totally gullible perspective, this seemed like a great deal; generally, Ive been seeing similar sized units for $1,700++. Needless to say, I was excited to find such an affordable unit; others in this building were priced higher, but without any information, assumed that might be due to this one being on a lower floor with worse views, no windows in bedroom, lesser quality appliances... etc.So, I sent an information request through the website... Turns out, this is a Section 8 unit (for those who dont know, Section 8 Housing allows households with lower incomes the opportunity to have better living environments by specifically pricing a percentage of a buildings units for those approved into the program -- motives for a building to offer these lower priced units are generally the tax breaks that more than compensate for the price difference in what they would otherwise be advertising the unit). That being said, nowhere on any listing I could find mentioned that this advertised price was specifically for section 8.To me, this seemed very misleading and was quite off-putting, so I wanted to share for anyone else excited by the lower price. If they had put ANYWHERE in the ad that the unit was specifically for Section 8, this would be a different story, but it was very purposely left out so that people like me would see the great price and want to know more. Considering studios in this building start at $300 more than the section 8 1 bed I had found, it totally changes the price range availability of the building, and it would not have come up in my search if they had been accurate and truthful.
Nice place, they have beautiful studios apartments. Very clean common area, elevators and one thing i liked about the apartment i visited is the height of the ceiling.
This is a great place to live. If anything is wrong maintenance fixes it super fast. The office staff are very friendly and check in on the residents. They made sure we were safe during the entire pandemic. the only thing I would change is allowing visitors to park on site for longer. overall great place.
Be aware of applying to this place !!!! They only mention me they need four recent paycheck turns out they needed to see annual income. After getting a raise I started to make more money after my four recent paystub‘s. They call me to ask if I have any other bonuses of income. And I did. And they still denied me. So rude and I was very interested in moving in. But now after seeing the reviews I did not want to live here. They can keep my application fee. There is way better places to live in Lawrence and more loft to apple and Washington Mills is tricky when applying they love to play tricks on hard people money. Make sure you ask if they need annual income and how much. Because they do not explain things at all. Good luck.
Clean, modern, the staff is super responsive. This is, by far, the hippest place Ive ever lived. Other residents are nice.Before moving in, I had heard that the walls were thin and you could hear your neighbors conversations: not true. I mean, its an apartment building, so you can sometimes hear something but I have only one time heard music and even that wasnt loud. And I work from home at least one day a week, so this holds true for most hours of the day.Someone commented on parking: The lot in front of the building (which is $40 a month) is never full. When I parked in the other lot, I was never unable to find a spot. Then I decided to pay the $40 for convenience.The neighborhood, well, it is Lawrence. If it was Cambridge, it would cost a lot more. But the bar across the street is nice (great drinks and croquettes) with nice staff, Tripolis is only a 10 minute walk away and the Terra Luna cafe is only 5 minutes away.If I had to give a complaint, it would be that last week the propane ran out while I was grilling. Thats how far down the ladder Id have to go. And thats hardly Washington Mills fault.
I was so excited to tour this place today. I bragged about it to everyone in my life and showed everyone pictures. I made an appointment on Friday to come see a studio apartment, today is Monday morning. When I arrived, The management office said that they just leased their last studio over the weekend. They offered to show me floorplans of a one bedroom that would be available in a few weeks. I drove over an hour to tour an apartment just for them to say it is not available anymore. The least they could do was give me a call, as the floorplans are on their website. Needless to say, I will not be following up with them in the future and will not be recommending them to anyone I know. It is clear that they only care about money and not the convenience of potential residence. Do not waste your time because I drove about two hours total just to stay for one minute and have them turn me away.
The best place I’ve ever received a tour from. The management team was very welcoming they all stood and greeted me with a smile and offered me a beverage. I just began my apartment search and Washington Mills you are number ONE on my list!
Renters be BEWARE they do not have suitable parking for your vehicle you’ll be on a waiting list will then have to pay for a parking spot. Also, if you were touring the property make sure that your apartment You ! move into is not on the canal side since this is the noisiest side because there is a night club across the street. The property will tell you that they are not responsible for the noise absolutely they also do not have noise canceling windows in the apartments.🤔 if factoring in moving into Lawrence there are numerous of loft type buildings in the area that will treat you well .They will have parking and better amenities .Unfortunately Washington Mills Lofts resident
I’ve lived here almost four years now and I have loved the majority of my stay. The staff are friendly and very easy to get along with. They’re always willing to help and anyway they could. Example .. I was going on a trip and lost my drivers license while at the airport. I called the office and gave them permission to enter my apartment to fedex me my passport. And they did it .. amazing. It’s pretty quiet on my floor, but I must say the deco is very cool. They keep the surrounding very clean. The maintenance team are very helpful and kind. Couldn’t have asked for a better building manager, very professional and approachable. She has done a very good job.
WARNING! The air conditioning has worked intermittently in our apartment since we started living here and we’re halfway through the second year of our lease. They even sent us a notice to acknowledge that they know it doesn’t work and gave us instructions on how to turn the fuse breaker off and on to get it to work for an hour until it stops again. When the ac stops working it just blows hot air and eats electricity. Come to find out they’re going to get it fixed, in September, right in time for fall. They raised rent after the first year of living here and tacked on the water and sewer bill. They have an “exclusive” parking lot in front of the building that you have to pay extra to park in. I have a one bedroom two bathroom apartment that I live in with my wife and we have to pay an additional fee to park a second car which amounts to over $500/year and it still doesn’t allow you to use the lot adjacent to the building. This lot has tons of empty spots every night as well as a car that has had a flat tire that hasn’t moved in over a year. The first year we had to park in the municipal garage, which collapsed, and now we have to park in front of some other building 100 yards away from the front door unless we pay even more for parking. Then, we get passive aggressive emails of the office complaining about people who park on the building without permits threatening to tow at the tenants expense and even to revoke parking privileges and also to the people who park in the other lot not parking correctly when it’s not even striped. The windows haven’t been washed in two years since I’ve lived here and are now covered in cobwebs and grime and so many spiders I’m afraid to open them. When I went to the leasing office they said, “we wash them once a year” and “well, if we wash them more they will get dirty again in a week.” No kidding! I came to Washington Mills because it seemed to be more affordable than the other options that we looked at. Turns out, it wasn’t, and not only was it not but the management office seems to be completely unconcerned with retaining their tenants. Its too bad because if they had a little more care and concern and weren’t trying to squeak every penny out of the people who lived here they would have a really nice place to live. It’s hard to believe that someone could advertise an apartment as a “luxury loft”, then not clean the outside of the 10 ft windows (which are a selling point), have air conditioning that doesn’t work, and nickel and dime you over parking. Oh by the way, this is in south Lawrence which is not a very inviting and friendly community.
I have had a really great experience here. The staff have been super nice and I love watching TV in the open area every week night and sometimes all day on a Saturday! It is so beautifully set up and safe.
My friends live here and the management staff is always so friendly and always greeting people walking in and out of the building. The building is always clean and well maintained. I’ve started apartment hunting and they are for sure a prospective place! Heard they were expanding too!

Nice apartments with paper thin walls and ceiling. The noise created by a person walking in the unit above you is LOUD and distributing. It is so bad that you are frequently awakened at night. One of the assistant managers is unprofessional and his behavior encourages anyone to look at another property.The DIRTY parking garage is across the street and next to a low income apartment building that also uses the garage. You always feel that you could be attacked at any time. However the smell of urine in the stairwells is always a nice Welcome HomeEach apartment has very limited lighting. There is NO lighting in the bedroom or hall. It is very difficult to see in these rooms, you will have to buy lamps for the bedroom and a battery operated light for the closet in the hall. Many of the light switches are not wired correctly. Its difficult to determine what switch goes with what light fixture in the apartment.If you want to park in front of the building they will charge you $40.00 for that. There is almost NO visitor parking and you need to obtain a visitors pass. One of the managers will never give you one, just another reason NOT to rent here. But if you are lucky to get one of only 4-5 they will give out each night. Mare sure it is properly displayed on the vehicle.During the winter months those who park in the city owned parking garage which is your only option if you dont pay them $40.00 a month will have difficulties walking on the brick sidewalk that has uneven and missing bricks. Add ice on top of them and you WILL fall. Even with this being the #1 place for residence to park, the apartment does nothing about the ice and unsafe conditions on the brick walkway. But the big thrill every morning is the feeling that you might be attacked by someone as Lawrence has one of the HIGHEST crime rates in America!! Goggle it. The parking garage is next to a low income apartment building. Sometimes Im not sure if the people are coming out of the County Jail or a low income apartment building.I will be moving at the end of my lease.
The office staff are very friendly and super helpful. If you are looking for a place to live this is definitely the place to be; such a lovely apartment home!
Worst place to stay the roads leading & around the complex are full of potholes, roofs leak during winter & fall. My friend who lives there had his car tires stolen at night & the staff are so unfriendly they towed my car while I was visiting my girlfriend without any warning or notification even after I got to the car before it was towed. The Assistant manager wont even let me explain myself she was so unprofessional & arrogant.
Ive lived here with my partner for around 5 months now and so far, we havent had much of an issue at all here. The building is very nice and clean, people are friendly and the staff are some of the nicest, most helpful people Ive dealt with! For the most part its quiet - neighbors occasionally blast music and we can hear it in our apartment, but thats not Washington Mills fault.The premises are kept clean, especially the outside front entrance. The flowers are beautiful in the spring and summer and grass is always green. Some dog owners dont clean up after their pets if they happen to accidentally go in the stairwell, but its gotten less and less frequent, and again, thats the lazy pet owners fault, not Washington Mills.The only issue weve really had is our water gets cold after 10 minutes in the shower. If two people want to shower in a row, the second person has to take a freezing cold shower.I will admit, the parking garage across the street (Museum Square Garage) is very sketchy and some questionable people park there, but its not privately owned by Washington Mills. I think its owned by the City....which makes sense to why its so sketchy. Hopefully with the new apartment theyre building, residents will be able to park there instead.Other than that, our experience here has been wonderful! Its a LGBT friend apartment complex with lots of different types of people living there - its nice.***------UPDATE--------***I have now lived here for two years (moving soon), and most of the statements above are still true! Washington Mills itself is still a great apartment complex. There have been some staff changes, but the office still provides great help and are there to answer any questions you have! The building is kept clean and maintenance will usually get to your maintenance request within a few days (used to be much quicker, but theyve gone through a few staff changes through my time here).My biggest gripe is the fact that these apartments are in this area. This area (downtown Lawrence) needs a lot of work. The roads are horrible, there are pot holes on pretty much every road you drive on (especially if you drive in to Lawrence, past the apartment). Ive avoided driving anywhere through Lawrence because of this reason, and take the highway whenever possible. I didnt consider the roads much when I moved, but if that is something that bothers you, or you have a car thats not in the best shape, be cautious and take into consideration the surrouding area youre moving to.There is a club across the street, and people will often park in our lot while going there (which they are not supposed to do). They try to tow, but obviously cant do so during all hours of the day. This isnt Washington Mills fault, but just a downfall of living in this area, especially right next to a club.The garage that many who live in the Washington Mills used to park in is now closed because its collapsing. This garage has been in terrible shape for years, especially while I was living here. When it rains, it would rain on the inside of the garage, on every floor....because there were holes in the floor/roof, so the rain came down. I can also attest to the garage collapsing, as a smaller piece of cement (the size pf a quarter) fell on my car once while it was parked in there.Some other things to consider: Washington Mills is on the Canal, so the area is very buggy in the Spring/Summer. Its gotten so bad that we cannot open our windows in the Spring/Summer, especially at night, because bugs will find their way in (even the tiny ones that can come through the screen). The screens are on the inside of the apartment, so whenever you open a window, you need to do so quickly so bugs wont fly in.WM is still a great place to live, its just the area around it that needs a lot of work!

This place is the HOOD!Before you move into this mill make sure the staff lets you know that you will not have sufficient HOT water to shower,wash dishes or do your laundry! Not to mention my electric bill is$200- $400 month and I live in the smallest studio in this mill! Washer/dryer from the 18th century.The parking lot is not gated but its a private property I pay $40 a month to park my car out front and my car was vandalized TWICE. Anyone can drive on the property so if you have a nice car like mine, you will most likely wake up in the morning to no wheels and your car on the ground!THERE IS A REASON LAWRENCE IS CONSIDERED THE POOREST CITY IN MAThe staff is also very rude!!!!!! Dont waste your time moving in to this luxury mill theres nothing luxury about this place.
