Wanted to give a big shout out to the maintenance staff . Larry not only changed the battery on my door quickly but also informed me my tire was low on my vehicle. He helped me air it up and we discovered a nail. After getting a patch kit from Autozone he insisted he lay on the hot asphalt to help pull the nail and plug the tire. Seriously thankful for the maintenance team at South Beach going above and beyond.
Great amenities and staff! Pool and gym are top notch! Maintenance respond promptly to requests. The apartments are also spacious. Despite so many great aspects your experience will be greatly affected by your neighbors. The leasing office is responsive to noise complaints which is generally helpful but I cannot stress enough how thin the walls are. If you are someone who is 100% remote or a light sleeper it may be difficult to live here.

Mike and Larry are awesome any time we have an issue they go above and beyond. They are efficient, respectful and helpful. They also provide a sense of safety. This property has always been on my radar and every time I came to visit it was as if I was at a resort not in Las Vegas, Which was really appealing for me. I finally pulled the trigger and signed a lease and honestly I am so happy I did and the process has been an enjoyable one. First person I met was Lisa With Leasing.. talk about a total sweetheart, always a smile on her face and happy to assist anything I needed. Thank you Lisa!The day I signed my lease was the day I actually saw the unit, at first glance their were some minor issues that I went over with Mike during my walk thru and he ensured me he would get them all handled and I must say Mike is absolutely a man of his word and has showed up to fix any and all issues since day 1 and I am so grateful for that. His other associates Larry & Gloria were so kind enough to lend a hand and get all the issues fixed for me in a timely manner and a great attitude and so kind. Its so refreshing to meet people who love what they do and really want to make others happy. Ive only been here a couple weeks but I am really feeling I made the right choice I love my unit and excited to create beautiful memories here.Thank you to everyone at South beach for all you do, I am so grateful!

I am in love with this complex! Everything is unbelievably beautiful and Lisa is such a sweetheart. Mike and Larry are super friendly and have been a delight fixing my minor maintenance issues upon move in. And so quickly too! No complaints about this place. Its worth every penny!

Literally the best apartment amenities off the strip. Ive lived here for 2 years and I started in a regular 2 bed and now Im in the largest floorplan and its really good. The walls are a lil thin for me but if you have a 2 story unit its fine the way its set up! The staff is super cool Lisa is super cool and Larry and Mike are the best everything is always fixed the same day you put in a request. The pool use to be open 24 hours but since covid it closes at night I wish it was 24 hours again but still the best pool off the strip!
This review is for Larry and the maintenance team. Put in a request to have my refrigerator filter changed and he was able to come same day and fix that, clean my dishwasher filter and adjust my AC vents for me! Thank you Larry! You’re the best!

My boyfriend was in contact with Rachael for over two weeks for a two bedroom apartment, he’s from out of state and mentioned it beforehand. I on the other hand live here. When he was on vacation here we toured a few units and we loved them. Our income combined was more than enough to afford the unit. They told us after applying his income isn’t valid because he’s out of state WHICH THEY KNEW. But they still had us to both apply for it, which is disloyal and misleading. I don’t understand why they had us waste our money and time when they already knew we would get denied. There should have been a better level of transparency and professionalism from the leasing office if they were actually an experienced leasing consultant.

Such a beautiful community! South beach has it all. From the staff members to the amenities and the apartments. This is the perfect place to call home. Kristina toured my wife and I and made us feel so welcomed. She also made the application and move in process so simple and smooth for us. Since we have been living here we have had the pleasure to meet Lisa as well. She has also very much made us feel welcomed.Overall, this community is the real deal.

The office staff and maintenance crew make living here a top of the line experience. Office manager Lisa is amazing! She ALWAYS goes above and beyond to ensure tenants are happy and well taken care of. Kristina in the office is so nice and helpful aswell! The maintenance guys (Larry and Mike) are amazing and work so hard! Work orders are completed unbelievably fast and done with care. Today when I walked in from work I heard a beeping noise coming from my utility closet but didn’t pay it any mind. After about an hour I went to take a shower and no hot water! I was pretty upset because I knew that the leasing off was close and that I wouldn’t have any hot water until at earliest Monday because it was the weekend. I put in a service request in about 15 min Larry called me and told me that he was out at dinner with his family but that he would come back to fix it. I honestly can’t tell you how amazing he is. Whenever I have any type of issue he is always on top of it. One of the best things about living at South Beach is knowing that whenever you have any issues there is someone always there to take care of it. Thank you again Larry and the maintenance crew for all that you all do!
Ive been living at South Beach for a little over 6 months and despite COVID resitrictions the entire staff has done an amazing job keeping things clean, open, and overall providing an amazing luxury living experience. I want to give a particulary shoutout to Larry & Mike. Whenever things break in the apartment they are here same day to fix things. This is rare in apartment complexes to have such top notch staff!

Such a beautiful complex with the best amenities. And everyone is so nice here! They gym is clean and open 24/7 so that’s a plus and the pool area is my favorite.
I ended up moving in during the pandemic due to circumstances and was honestly a little nervous about doing a virtual tour but I couldnt be more pleased! This is a smaller property with large amenities so things dont feel over crowed and the location speaks for itself (you wouldnt know that you are next to the 215). You would think that the center amenities would lead to large parties but youll regularly only see a handful of girls by the pool with small groups of guys watching a sports game, if that bothers you, maybe Vegas isnt the city for you. The communication between Lisa, Kristina, Mike, and Larry is incredible; they all stay on top of things and make it more than easy on the residents; anytime they see you on the property, they actually know your name and are there to help and make things as comfortable as possible. This is a newer property so all appliances are high end and things are tastefully up to date. There is a panel for video chat to make sure you know who you are letting into your building as well as lights and fans are smart and accessible from an app on that same panel. Little things like blinds are good quality (room darkening for bedrooms as well as real blinds for the living room, not those junk vertical slat ones that break). Working from home is convenient with the option of fiber internet. The giant window for my loft has a film on it to not let in the relentless Vegas heat and the AC doesnt have to run nonstop to combat the heat. Units have a tankless water heater so if you have guests over and need to get ready, water is ready on demand so theres no waiting. While the units are small in square footage, there is abundant storage and feels much bigger. Interior walls are wood and metal so there is a little bit of noise that can bleed through the walls but it is very minimal. Honestly the only thing I wish was different was a walk through door for the garages (instead of using car door and keeping the opener on me) but all things considered, that is the least of my concerns and I couldnt be happier with my experience here thus far! I have lived here for almost a year. The amenities are great! I really enjoy sitting by the pool and being able to catch something on the big screen. The Sunday brunch is one of my favorite events to hit. The menu changes every weekend!Emily down at the office is awesome to work with. I needed to get a few little things fixed around my place and had some questions about my apartment. She jumped right on it and got back to me. Its refreshing to have such great support!Patty at the office is so nice and always says hi. She does a great job with the events and is approachable if you have feedback or suggestions.The maintenance staff jumped right on my items I needed fixed. It was so nice to come home from a long days work to see the items you asked about fixed.Really happy I chose to live here!

Nice location, takes 15 minutes to get anywhere worth going. Windows are thick so you can’t hear the freeway. Walls are thin though! So depending on who your neighbors are you could have a great time or a bad time. Amenities are amazing but does attract parties so sometimes sleeping is a struggle and the weed smell can get pretty strong. Office is great about work orders and things and no bugs since moving in. Overall if you’re in your 20s it’s a great place, for older people or kids I don’t think it’s the best.

Moving from the East coast by the beach to Las Vegas was quite the transition! However South Beach provided so many amenities that felt like home including my home away from home in Puerto Rico with that tropical vibe and the most amenities possible! The staff is amazingly helpful and friendly! Shania helped with our transition, she was so friendly and made us feel welcomed since day one. The entire staff really goes above and beyond to make it the great experience that it is.
Absolutely love my new home!!! I cant imagine living anywhere else. They have everything you need here, especially the pool and gym! Not to mention the staff, everyone is so friendly and are always quick to help you if you need anything. Shania was so helpful and responsive, moving in was so easy . I looked at South-beach apartments a year ago and I fell in love with it here. Miami is my favorite place of all time and now i get the best of both worlds living in Vegas but waking up feeling like I am in Miami!:) Everyone here in the office has been great. I deal with Shania a lot and she is simply Awesome, always sweet, happy and helpful. Anytime I’ve had questions she always there to answer & help. I highly recommend South beach in every way ! Ive always loved everyone who works in the main office all super cool people. I left a one star review a couple of weeks ago because of the new event people and I have now changed it due to the fact that after I made a complaint they fixed the issue immediately which I respect a ton. Everything is 100% awesome here.

I really enjoy this place. I have been here for about 5 months and there is zero regrets about getting this place. To start there are some really great people at the office which greet you with care and positive attitude. I really enjoy stoping by just to feel their positive energy. There is one person who really makes a difference and make my living in south beach not only better but also worry free. Shania Servers, she is such a hard worker and professional. She has helped me many time in any problem I have regarding my living situation or any concerns I have about anything. She has even helped me research information about dmv or anything I need help with. She really has a big sense of helping others and she really care about the people. I am glad I can feel like I am on vacation every day I come home. South beach is the place to be!!

I love living at south beach, the location, the amenities, the people and the staff are amazing. When I first arrived in the US, I had absolutely no idea what I was doing in regards to leasing a property, what documentation I would need etc. Shania helped me more than I can explain, she actually sat with me, and explained intricately what I would have to do for each part of the lease process. Other properties really didn’t show that level of professionalism, or really care if I’m honest. Shania is 90% of the reason I live at south beach, because she took the time to help someone who needed it, it’s always nice seeing her, and the rest of the leasing team of course, because of her positivity and genuine interest in what you’ve been doing. I would recommend south beach to anyone who would consider living here, I try and make my friends move on a regular basis! I wouldn’t dream of living anywhere else in the city. The leasing team, and Shania in particular are a credit to the company.

Talked to Shania in the office about relocating to Las Vegas from Chicago. She spent more time with me than I could have ever expected just to make sure I understood the area. I dont know if I have ever dealt with anyone more polite, friendly, and helpful. I dont know if I will be able to rent a place here at the moment, but because of Shanias attitude, I will be renting here at some point. People who try that hard and go out of their way that much are few and far between. I could not be more impressed. This complex is lucky to have an employee who actually cares that much about helping people. I cant speak to living there since I dont, but to give out such a good impression and to have given me such a good experience over the phone they are DEF doing something right !!!
IF SAFTEY IS IMPORTANT TO YOU, DO NOT LIVE HERE. I personally found my car was stolen off this property and on top of that there have been 4 break ins since I moved in 7 months ago. The office will not help you, instead they will send you a legal notice to cease and desist discussion of what happened. I will still spread the word so no one else has to go through what I have living here. They refuse to let you out of your lease no matter how unsafe it is. On top of the safety issue there is constantly noise, it can barely be drowned out even if I have my TV on, walls and ceilings are paper thin, I hear my upstairs neighbors every move and my neighboring wall I can hear their TV over mine.When I moved in my apartment was unlivable, and 7 months later they still haven’t fixed everything. They moved me into my apartment when a sliding door that wouldn’t close all the way. I am a single female on the first floor, this is dangerous. My washer and dryer were broke, drawers in the kitchen were falling off the hinges, and my safe was (as still is) broken.They say this is luxury living, it’s more of a nightmarish hell.
I loved all of the amenities! I was amazed when I saw the amazing pool, health club, spa, etc, etc, etc! The apartments are also stunning! The kitchens have gas ranges, gorgeous layouts, and all of the bedrooms can accommodate a king size bed. If I ended up moving to Vegas, I would have chosen South Beach as my new home.
I moved to SouthBeach in May 2019 due to my sister had relocated from California to Las Vegas and my Mother was moving here too ! From day one that I arrived I met Shania at the office. She was sooooo helpful in every way she could be.I had moved from Florida to here and it was big adjustment and I had not lived in apartment in many years and i was in the office many times with many questions and every time I came in Shania greeted me with the biggest smile and helped me with everything she could she went above and beyond !! There was an occasion that my Mother has lost her phone and my sister and I were not there. My mother went to the front office and Shania was there and she left the office and walked my Mother back to her apartment and helped her find her phone. I call that going above the call of duty 💝. Needless to say I have been here 10 months and Shania has helped me and my family too many times to count and she truly gets the meaning of customer service !!
I recently took a tour of this place after the new management took over and after reading the most recent reviews I’m on board with the others. I’m glad I didn’t put a deposit down on the apartment we looked at because for a luxury community the staff are under qualified & not professional. The residents are a very interesting mix, you quite clearly have your working class folk & the others who lead a much more “Barbie & Ken” lifestyle if you will. Dogs are free to do as they please off leashes, poop is everywhere and it stinks. Some areas were worse then others but I counted 8 in the same area while being toured around the property. Residents smoke weed and they don’t even seem like they try hiding it, it’s supposed to have 24 hour armed security but I didn’t see any. They have private doorways into each building for added security but residents have jarred them open with large stones. I think management is a joke and only here to put on a front & reply to messages & say all the right things but when push comes to shove they don’t want to put in the work. Definitely dodged a bullet with this one, big waste of money. Majority of low class bunch of people living there in my opinion.
I like living here during the day, but at night time it’s past reasonable. Having a gathering with friends is one thing blasting music with friends at 11 pm is another thing. I’m literally listening to loudest smallest party at 1140 pm
I really enjoyed living here. Its a social place but you can also get privacy too. Staff was easy to work with, maintenance was good too. Really liked the location and especially liked the facilities, which I didnt utilize as much as I wouldve liked.
Terrible service! I’ve been trying to get in contact with this office since Thursday! And still no answer! Every time I call the number provided to me, no one answers. I have left messages and still no one has gotten back to me!
If I could post a negative star, I WOULD! Never in my life have I experienced such a RUDE encounter with anyone in sales/guest services. My family and I walked in and were told to wait on the blue couch. Emily finally came out to greet us. She did so but with such a condescending and nasty attitude and told us they had no time to tour a 2 bedroom. She continued to ask if she could take down information so she can contact us when a tour becomes available and stood there with her tablet staring at me not asking any questions. I was waiting for her to ask question or tell me the information she needed and again she stood there with such a terrible look on her face. The icing on the cake was when I gave her all my information and expected move in date, which was mid august, (still without her asking anything or saying one word) asked her when a tour will be available and she said end of August or September!!! It was a COMPLETE waste of time!!! I was disgusted that a person like that would be working at a so called luxury resort-style living property. I hope this is solved and no other guest will have to deal with a nasty individual like Emily.
This place has everything you could want and more... and still costs less to live here than my apartment back in California.
This place sucks now. The new event people ruined it. Everyone else is awesome expect for them. They actually watered down the alcohol at the events and run out halfway through. They were also extremely rude and treated me as if I was someone beneath them and their subordinate yet I’m the one paying them my money... My review went from 5 starts to 1 because of the new event people. Emily, Christian and management are all great though.P.S. Not sure how the below comment has any bearing on what I’m saying.
Stopped by twice to look at apartments and twice I was not approached within 15 minutes. I think that’s plenty of time to assist a potential new leaser. Instead we ended up moving into The Gramercy.

We had applied for a one bedroom and it took us calling them 30 times before someone would answer the phone !!! now it’s been three days and we stil have heard nothing from them !! How do u run a business like that ! ???
Great complex with allot to offer its residents, i wish i could say i lived there, but i was only visiting, in which i thankfully am still able to go and visit the complex, it has just about anything you would want there
I am currently living here for the last three months. However, after numerous requests my safe is still not fixed. I am disappointed that I have contacted the office five times (3 times with old Mgmt, 2 times with new mgmt) and my work order is not complete.
Moving into my second year here, moved from one unit to another. I was really not looking forward to the transfer process but Shania Severs, in the front office made the whole process very simple and stress free.

Four months ago (January 2018) I applied to live here and they got my 500 dollars deposit. Then, I got a message from Emily saying that I could not have the apartment I applied for because the current tenant decided to stay. They offered a much smaller apartment for a higher monthly price and I declined. Still today I havent received my money back. I have emailed them multiple times and got no response back. I also called and they said the money would be returned to my card and the remaining balance in a check that I have never got. Be aware of this place lack of work ethics!Update: I finally got my money back 6 months after being there.
Lived here for a year and half, old management very rude new management wasn’t there long but seemed ok. However there’s never any parking near your apartment (which is the least of the issues) constant domestic violence issues and you can hear everything in the apartment next to you including your neighbors air coming on and off. If you live next to someone with dogs that constantly bark like I did it’s even more miserable. While living there on 1 occasions there was a gun pulled out on someone during a dispute and on a second occasion the neighbor next to me was having some type of domestic dispute and an individual came out of the apartment with a gun in hand. The apartments are not worth the price due to the type of tenants that live there and because the walls of the apartments are so cheaply made that you never have any peace. If it were for my job which I travel 90% of the time I would have never stayed there for as long as I did. They need a better screening process with the tenants they allow to live there and they need to do something to make the apartments more sound proff.

I’m actually writing this review as a dissastified resident. Upon moving in I was extremely excited about the community and what it offered but after living here for a little less than a year I’ve seen things go down hill. Several appliances within my apartment itself have broken or do not work properly, dishwasher, air conditioning to list a few. When I moved in I was told you could have up to 6 guests at a cabana without having to reserve one, however depending on who is working on the day that changes. I’ve sent concerns to management via email without so much as an acknowledgment. The restrooms by the pool are ALWAYS locked, the poker room is ALWAYS locked, the “so called” automated restaurant has NEVER had anything in the refrigerator ever since I have lived here. The dog parks hardly ever have doggie bags and even if they do the majority of the lazy entitled residents do not even pick up after their dog & it stinks to say the very least. Summer has been one FULL of cockroaches & crickets which are drawn to the dog feces which cover the grounds of the community... It is EVERYWHERE & nothing ever gets done & it’s as though the cleaners don’t even want to pick it up. It’s unfortunate that they should have to pick up after lazy people who don’t deserve animals but I most certainly do not want to keep picking up after other people’s dogs when I pay the same amount to live here. It’s a no smoking community yet the entire complex smells very strongly of marijuana & again nothing gets done about it. The overall look of the community is beautiful there is no doubt but a lot of the residents have zero respect for the common areas and don’t pick up after themselves leaving the pool area trashed, looking like the aftermath of a frat party with stained couches, bottles, litter & sometimes even clothing all over the place. I feel like if you want to “say” you live somewhere nice this is the place but I truly don’t feel as though it lives up to its name of “living beyond luxury” when you are paying a premium every single month & managment can not reply to a simple email I think you have a problem.
Went to look at southbeach today. David was very rude and unwelcoming, felt very discriminated against. David made it clear this was a very diverse community and was very short. Asked to see other models after i didnt like the model he showed me and his response was to go home and look online. will look elsewhere.
I thought this place would allow for a good bit of privacy since the way its structured but this has not been the case..

The Main reason Im writing this review is because my next door neighbours dog is barking non stop for the past hour, and it will keep barking for the next 2 hours at least.I live here in the past year and I love this place. There is no better place in vegas that offers such great amenities and lifestyle like this one. And I would love to give 5 stars for that, BUTwhen you are SUFFERING on a daily basis and pay for it over $1700 a month, it intolerable.So I live in a location that is behind the soccer goal. When I agreed on the location I took under consideration that I might find myself in a shooting range. I even asked how strong are the windows in case that someone shoots the ball. They are pretty strong I must admit. HOWEVER, when someone finally broke it (never left a notice or apology!) It took for the MANAGEMENT almost 3 weeks to fix it. I lived with a broken window all this period of time and paid the full rent for it. Ive visited the management office almost every day asking for help and 3 weeks later the window had been fixed. THANK YOU !I live on a 1st floor and its a NIGHTMARE. The neighbor on the 2nd floor walks normally and it feels like there is an elephant upstairs. The whole apartment is shaking and you can tell the exact spot where the neighbor is.The other neighbor lives on the 1st floor and besides the dog barking issue that Ive mentioned before, he likes to watch movies till 2am. I can post in the next review a list of movies that he watches, since I can hear EVERYTHING and cant fall asleep till he finishes watching. I dont blame him btw.. the walls are tiny and feels like a very cheap construction. The engineeers didnt think of noise isolation between the apartments. Too bad.So the dog poop and smoking became a minor issue. Who cares if you cant sleep @nights.Ive made several attempts to talk with the management about the noise issue. Nothing had done. And when I went to renew the lease and ask for a relocation, they increased the rent $100.All of the mentioned above made my decision super easy and unfortunately Im leaving a place that I really liked.I hope that the tenant that will move to my apartment will read this review before making a decision to move in.

I don’t even know where to start from..First that I have been trying to apply since april/may, but they Never answer the contact section on the website or other ways (I saw it on apartments . com, so I tried from there as well and I had no answer).They have a really bad communication with people, I don’t know if they don’t want to work or they really don’t want to rent this place.Fine, I decided to apply directly from their website.I applied in May, made my holding deposit and later on I even signed for move in date June 4th that They agreeded would be ok. It is JUNE 21st, that means almost a month after my Move in date and they finally gave me the answer saying it was denied (great, so even after make you wait a month after move-in date and you have no place to stay, they deny you and now I have to hunt asap for a place for me.)And I felt like I was applying for a million dollar house, because even showing bank statements, proving income, Great credit score, contact from my past landlords, never had eviction, never been on jail, nothing pending on my credit score, everything perfect and they do anything to deny you, they looked for a hair on the egg trying to find an excuse.I have rented amazing houses 3x of the price, I have rented luxury apartments in Miami and they accept you (on time.) not even with half of the information this place asks. Feel like they do anything to don’t rent this place.The communication was terrible too. in this entire time they contacted me two or three times at the most asking for documents or anything that they would need.That is how they treat people trying to rent a place there. Wasted of time and money, plus they run your credit score so you will have one more enquire showing up for nothing.

I’ve posted a review back in March and it’s now November and things got much worse than expected. I made a complaint about the shuttle not being available both ways for a drinking event and was told I was “white privileged”. This comment was made by Evelyn the event coordinator. I highly suggest no body move into thus complex. I wish I could put a zero star!
