I have been living at Lotus for about a year and a half now and I am very satisfied. The location is fantastic. Great access to anywhere you need to go and taxis come very fast. I lived in a fusion apartment and it was the best apartment Ive ever lived in. The building management and staff are friendly and pretty responsive. Having a gym in the building was also great. Overall, I would recommend Lotus as a nice place to live.
READ if youre actually considering moving here, as this is a review from someone who actually lived at the Lotus for 8 months.First, note that all the five star reviews are from people who took a tour but never moved in! My tour was great too, but the individual who gave it to me no longer works there due to turnover. The reviews from actual tenants arent so positive.PROS:- Location - perfectly situated between Chinatown and the Strip- I believe the on-site restaurant has opened, and theyve finally started offering an exercise class (after months of delay)CONS:- Dog waste lying around everywhere (for some reason people dont pick after their pets)- Security/maintenance, or worse yet, an unauthorized stranger, was entering my unit to use the restroom when I wasnt around. They would track their dirty shoes into the bathroom and didnt flush. Had to request to have my locks changed -- but this was VERY concerning to say the least.- Construction seemed rush to finish the building on time so the unit had warped floors, broken towel rings, my bathtub never worked...- At move-out, they will ILLEGALLY steal your security deposit. They charge a standard $300 painting fee (which is NOT allowed), and they also charge for cleaning even if the apartment was cleaned and left in move-in condition. If anyone else is currently a tenant and planning to move out, please contact me, as I am hiring an attorney.If you insist on moving in, you can probably negotiate a deal since there are plenty of empty units and tenants continue to move out.Bottom line - you can do better, plus theyll steal your security deposit,
Ive lived at GreenLeaf Lotus for what will be 2 years. Its absolutely worth the money. Being a single woman Ive always felt safe at all times. I love the staff they are extremely helpful and friendly. The amenities alone sold me, but other than that the location is unbeatable. I live on the club side and occasionally youll hear some people outside, but Its never been an inconvenience. If youre looking for a place in the middle of everything, but still quiet and cozy look no further.
We love the Lotus! The staff is so nice and helpful. All of the amenities are great! We are truly thankful that the entire property is smoke-free and the staff works hard to make sure their strict rules are enforced. The views of the strip from the roof top deck are spectacular. It’s a quick Uber ride to the strip and airport too. We looked at many properties in the area and this by far is the best!
Went to visit a friend up there. A beautiful place if you can afford. Overall, luv the features and amenities. The security make sure to keep everything in order. Security friendly and made me very comfortable.
Ive lived here ever since I moved to Vegas 15 months ago and I LOVE it. The location of the place sealed the deal for me - you are in the center of town and close to everything you need in town really. I cant think of the last time I took more than 15 minutes to get somewhereStaff is pretty responsive, tons of really nice amenities and I cant think of a better place to be if youre new in town.
Apartment is beautiful, location is great, and the amenities are amazing. It’s like living in a resort! The complex is extremely safe, and I’ve had nothing but good times living here. Can’t wait for the restaurants to open. Highly recommend. (Also shoutout to the staff they are great!)
If you are looking for a clean, nice, quiet place to live with respectful staff members, this is NOT the place for you. They trick you in with a beautiful exterior, but inside, its a nightmare. The staff blasts pool music during the day and often times forgets to turn it off at night. Because of the cheaply built apartments, you will hear that music throughout your entire apartment. They allow out of control pool parties, broken glass and dirty pool water to sit for days. Residents allow their animals to use the restrooms in the hallways and stairwells where it will also sit for days. The safety here is a joke as well. The exterior door locks are broken more often than not, and now guests are required to park behind the gate too. Security is nonexistent, they are not 24/7, in fact they are only there for a couple hours at night. Whenever I would call, either no one would answer or I would be told they are not on property at that time. When I signed my lease here a year ago, I was told I would have covered assigned parking. THAT NEVER HAPPENED. You have to search through the sea of other residents and guests cars to find parking at night. If the office staff answers the phone (which seems to be unlikely), good luck getting any solid answers or respect back. Ever since Green Leaf took over this building, everything has rapidly gone down hill. Thank goodness my lease is up, and I am out of this place.
GreenLeaf Lotus has something for everyone, Its in a central location close to Freeway and shopping experiences. The floor plans they offer are all amazing and so many to choose from and are all gorgeous interior finishes.As far as the community and residents, there is all kinds but overall a great place to live and play. The office staff is very friendly and always willing to help.Great place to live, for anywhere you go there will always be something.
Overall, the apartment itself is nice but Im a bit disappointed with the building and the staff.I think the biggest selling point of the building is the location. There are not many luxury rental apartments in Vegas so close to the Strip. However, the building has a few strange rules. For example, you are supposed to refrain from using suntan lotions or oils when using the swimming pool because it causes a chemical imbalance in the water.Also, you cant dispose of cardboard boxes in the garbage chutes. I get the reason for that (because it may clog the chute) but instead of having a place or two to dispose of cardboard boxes on each floor, they only have 1 designated place for the whole entire building to dispose of cardboard - a garbage bin in the parking lot - which is located far from my apartment. This is pretty inconvenient if you are tenant like myself who likes to order a lot of stuff from Amazon.Another thing is the Google fiber. One of the selling points of this building is that it has Google Fiber installed. However, when I had the Cox cable technician come to my apartment to complete the installation, he discovered the fiber in my apartment was not working and needed to be replaced. I notified the leasing office over a week ago and they have yet to respond.Also, the concierge service isnt what I expected. I think part of the problem is that they dont have a fully devoted concierge staff. Instead, they have leasing consultants doing the concierge work. I moved to Las Vegas from New York City. And when I lived in New York City, I lived in a luxury apartment building with 24/7 concierge service. The concierge service in New York City was a million times better. For the rent Im paying at the Lotus, I kind of expected the same level of service but dont feel Im getting it.Recently, the Lotus has come under new ownership - Green Leaf Partners. So I am hopeful that there will be some positive changes.
From the online application to the point when Kim called me, everything was a breeze. In Vegas temporarily and needed to move within 2 days and Kim not only helped me with everything but even gave suggestions for furniture, Internet connection to hair stylist. I haven’t received this kind of service in quite sometime, so Kudos Kim! I appreciate all your help. Cheers!🍾
I inquired about renting a one bedroom facing the Strip. I was told the only one bedroom left was on the 4th floor and only 688 sq feet for $1800 a month? What morons in Vegas are paying these rental rates? I assume people moving from California and NYC. In any event they definitely are not worth that price. Kims attitude on the phone didnt help either.
Terrible! Management is a joke and put their pride and pride of staff over actual complaints. I feel they punish you for wanting a great experience for the price you pay. After move in it all went downhill from the customer service to the actual apartment being not up to normal standards. Was willing to put up with it as the location was cool and parking was the best in town. Upon signing lease and even the first walk though we asked about parking and were informed it was first come first serve. After a few months of living here it changed to a crack head rule. When you voice your concerns and utter distaste for the new rules they just sit there and say it’s it changed and you either deal with it or pay $1,600 to break your lease.
I have friends that live here and I visit them regularly. Green Leaf Lotus is a beautiful luxury apartment building and the leasing staff and management are some the best that Ive come across. Everyone there is so friendly and the apartments are so nice and brand new, and the amenities are amazing! They have a karaoke room and a virtual sports room! If Im ever in the market for an apartment Green Leaf Lotus is my first and only choice.
Worst apartment experience I’ve ever had anywhere.First of all, they let you move in with things half finished, with dust and grime everywhere. People complain that they move in giving a deposit to an apartment not fully cleaned.Hot tub was absolutely NEVER hot EVER. Fireplace outside doesn’t ever have enough gas and turns on and off every couple minutes making it useless to enjoy.They are insanely overpriced, $1800 for a one bedroom facing an ugly industrial complex that is extremely LOUD all night and in the early morning. You’ll have no peace and quiet in this place. Or if you prefer you can face a nightclub or a fire station.They play terrible pop music everywhere constantly, and the “dog park” is a complete joke. It’s tiny and filled with rocks that will hurt your dogs paws especially in the summer. There’s dog feces and pee everywhere because they don’t invest in even one tiny green scrap of lawn.The rooftop “lounge” tv is hardly ever connected so you can’t use it.Their buzzers do not work at all (I asked three separate times to no avail to fix it) and I was locked out all night from my own apartment for simply forgetting the tiny key fab since I couldn’t let myself in due to their buzzer never working. This hasn’t happened to only me(residents talk). Their 24/7 security they supposedly have is nowhere to be found the entire night, and I was told he/she is not even permitted to let in a locked out resident (only permitted to take a record, or call an ambulance or the police).They don’t give emergency maintenance instructions, emergency exit instructions or any folder with appliance info or any valuable numbers for emergencies or any other issue upon move in, but they do provide (or used to) a couple of cheap champagne glasses and a welcome card (would’ve preferred my buzzer to work).Furthermore beware of the crime. Constant sirens and I had to call for a woman in the industrial complex shouting “help help” at 11:30 pm to sounds of banging and a man yelling. Someone was taken out in a stretcher early one morning and I was told to “be safe,” and that someone was on the run.After a few parties (with industry folks who work late) and a couple arguments over getting locked out I was treated like the scum of the earth (without once being given any notice or knock) after months of on time payments and months of a terrible experience that culminated in me having to sleep in my car just for getting my keys mixed up one day. They acted like I was nuts because I lost my key one time in months, when they have people propping doors open with rocks, sneaking in, constant police and crime all around.Nice building but that’s it.If you decide to move in, better hold onto that fob with dear life, or you’ll be late to work the next day or WORSE.Scroll down and ask yourself why all the 5 star reviews have zero comments. 🧐 Joke.
Terrible!!!! The office staff and management is a joke. They recently changed the parking situation which was why I moved here. We were informed that parking was first come first serve. They changed it to where you get a single covered parking space and a single uncovered parking space. As there are 5 uncovered spot on my side of the building and the rat on the complete opposite; therefore you will walk through and buzz yourself through 4 doors minimum to get in the building to the elevator.

Horrible new management! There is no communication between the staff so they do not know what is going on. There are so many luxury apartments around, so do not waste your money. There isnt a dog park, they dont let food delivery come up to you, and concierge is a joke. Kim is the worst. The apartments are small for the price youre paying and its in a ghetto neighborhood where you will you hear gunshots all the time! Horrible!

Absolutely hate it here as I signed the lease based on lies and they say you either deal with it or pay the $1600 to break your lease. What a joke the manager and other staff member I can’t remember her name are rude and don’t care because your stuck in a lease. Make sure whatever concerns you have you must get it in writing and signed or else they will just say it’s subject to change.

No one have private parking space,when I come from work,I have to park all the way back,I have to walking for my unit,11 min.. and unit windows not a clean from out side..,super dirty.. also elevator dirty too. When your guess coming to visit you,!u have to go down,main entrance.! cuz visitor they can’t used elevator, cuz they don’t have elevator move key. Otherwise all unit super nice,pool and gym, I like it but they have to fix it parking space problems also guess elevator situation.
The complex is a gem. Mara did my tour and was 10/10. Super friendly, warm, no pressure and no rush!! Manager also was cool and came out of her office to greet me and provide addition insight.Great experience.The apartments are very nice, higher end, 10 foot ceilings, 8 foot doors, and neutral warm colors. All stainless kitchens; washer and dryer in every unit.Still under construction at this time but moving along and phase one which I saw is being rented up.Great amenities : pools, well equipped work out room, and free wifi in the lobby! Secure building. Loved its location to the strip.This is NOT your typical corporate constructed cookie cutter new apartments- this appears to be an owner builder group that brings much more in terms of decor, design and detail.Each unit has its own doorbell; the front doors are solid and 8 feet- ceilings are ten foot- etc.Pricing is on the higher end but so is the building.I ve viewed many apartments new and older, and this is very well thought out project. I think they thoughtof everything, including private garages available for 100-200.Close to China town on Valley View and Spring mountain. 4 stories: parking on ground level.
Ive been living at Lotus for a month now and continue to be incredibly thrilled with the building. This was one of the best decisions Ive made in a while. Id leave 10 Stars if I could!Having recently relocated to Las Vegas from New York City I expected to easily find a great apartment at a much better value than back home. I thought wrong. Searching all over LV for a few months I looked at no less than 25 apartment complexes. Some wouldnt have a leasing agent available on site. Some wouldnt show up for an appointment. Many were priced well but lacked amenities and the quality finishes I wanted. Others were well built but not in a convenient location.Then I found Lotus.Actually, I had seen the site over the summer while dining at a great restaurant in Chinatown. The building was in construction but I made a mental note to keep my eye on it. Last month I went to see a show at Wynn, which is super close btw, and decided to drive by. I was pleased to see a sign that read Now Leasing. I left a message and went to bed excited.Early the next morning Aisha called me to set an appointment. I was already impressed. She was friendly on the phone and perfectly professional. Still excited, I drove over immediately. When I arrived I was greeted by Jason, also professional and super sharp. Aisha invited me into her office; she told me about the building and some of its uniqueness. Jason toured me around the entire property.This is not a cookie cutter development. There are a large number of floor-plans to choose from and the whole place has been designed more like a resort which centers around the pool area. The lobby is strikingly beautiful and the gym is state of the art.I decided quickly on an apartment (the last one available at that time). Jason handed me a laptop to work on; I applied on the spot.By the next day my lease was ready, I signed and moved in.Everything just went so smoothly.As part of the orientation I also met Taryn, the property manager. Now I know why the team is so strong. She also is very welcoming and super on point.There was one small issue the day I moved in. My laundry machine wasnt working. The dryer worked but not the clothes washer. I already put my clothes in and poured detergent on top. Also, I wasnt fully moved in yet and didnt have anything to wear. I went downstairs to talk to someone about it. I meet Mara. Another warm and caring member of the Lotus team. She apologized, was genuinely sympathetic to my precarious position and promised to have it resolved ASAP. Withing minutes the maintenance man showed up at my door. It turns out the the water valve was in the off position rather than on. Nbd, I guess thats what happens when youre the very first person to live in a brand new apartment with all brand new appliances.Some of the things I love about Lotus:- Close to the strip but far enough away to feel comfortable- Very quiet- High ceiling- Top quality kitchen & bathroom- Laundry in unit- Great gym- Fantastic pool area- Yoga- Walking distance to Starbucks and a multitude of excellent restaurantsNow, as of this writing parts of the building are still under construction but this does not impact my experience here whatsoever. Theyre doing it in as wise a way as they can. The portion of the building that is open/leased is attached to the lobby. So you walk through and go right to your apartment. I hear that soon the next phase will open.If youre thinking of moving to Lotus, you better move quick.
Don’t recommend this place to anyone. Staff way to strict about new rules, trash location isn’t accommodating, replacement remote $100 like really kinda high if you ask me, they all seem to have a bad attitude and security to the complex isn’t the best.
