UPDATE: Since new management with a new maintenance crew has taken over, all pending issues were resolved within a week. So far so good. Changing 1 star to 4.We moved in August 2020 and immediately had issues with our apartment. All maintenance issues were reported immediately.August- My apartment key did not work in the front door which took a few days to fix. The back doorknob latch broke which prevented us from being able to use the door for more than a week.October to February- The upstairs neighbor had a sink leak which leaked into our kitchen. Maintenance cut a hole in the ceiling for some reason, which they did not call to patch it until January. That same weekend of the leak our window got stuck open and has been about ¼” open this whole winter.November to February- Our water heater began going out. After 6 “repairs” and three months later, it is still not working. This is also affecting our heater intermittently; it will not go above 68. We initially thought it was due to the kitchen window not being able to shut since October. We were just informed by maintenance we have not been getting heat because of the water heater.Cannot wait for their response about how sorry they are and to give them a call to resolve the issue, except for that I have and they never so much as apologized much less offered any discount or compensation.(Additional smaller issues not mentioned)Would not recommend.

The location is great. But its supposed to be a secure building, and some of the exit doors dont close tightly. And the call boxes are not set up in the unit, so if theres an emergency, we wouldnt be able to buzz anyone up. Its unsafe. Not to mention inconvenient. There are often deliveries simply left in the mail room, which is open to the public, and while management claims theres a camera in there, they also claim they cant look at it. I dont even know if its real. Weve had our vehicles vandalized in the parking garage, and Lakewood Police Department has told us that theyve been trying to work with Belmar for years to put in security cameras and have a security presence but Belmar has refused to cooperate. Generally I like living there, but management could be doing a lot better.

Great experience with maintenance technician he responded quickly and fixed a water hose on toilet and asked if there was anything else. We had twice asked our ice maker be fixed and it still wasn’t but the technician fixed it that same day and also tightened the faucet in the kitchen.Great service thank you so much!!

The maintenance team for the Belmar is great! Now the other people who run this organization are by far the worst people I’ve ever dealt with in my life. I had a leaking roof in my bedroom above my bed, it took a month and 7 days for them to fix it. Try living in a place that has possible mold build up and can not run your ac because of the contamination. Did they do anything to possibly help me.. Hell no. No accommodations no help no nothing. Oh and at the end of the day, you can still pay us your full rent plus late fees. Thanks from the Belmar. Hands down the worst possible place to live if you are in or around Denver. Do not move here find something better.

They handled our service request quickly and at a reasonable time the only reason why I didnt give this a 5 star is because this is at least the 4-5th time weve had this same problem of running out of water and every time they say that if it happens again they will order a new piece but again it hasnt happened and this is the 4-5th time happening and us calling to complain about it.

I moved into my apartment a few weeks ago, that day, I noticed part of the refrigerator was broken, so I brought it over to the leasing office. They took the part, put a note on it, and within 24 hours I received a phone call from maintenance asking if they could go into my unit to get the serial number from the refrigerator. I didnt answer the call because I was in a meeting, the next day I recieved a follow up call, and gave permission for them to enter my apartment. When I returned back to it a few days later a new part was in the fridge. It was a good experience all around. The unit is quiet, its in a good location. Some of the appliances are older and definitely used, but they all work ok. I have no complaints.

The garages and lots are not safe. My vehicle was vandalized last year, now completely stolen. There is no security provided by the apartment complex, and Belmar Shopping security does nothing to protect us and our property. I am far from the first victim of car theft in this apartment. Save yourself the headache and rent somewhere with a gated parking lot.

My family and I love living here. Our neighbors are wonderful and the staff is always prompt and helpful. We are also in walking distance of Target, Whole Foods, and two coffee shops!

WORST EXPERIENCE EVER! Never have I had such a horrible experience at an apartment complex. Upon move in, the unit was filthy! I had close to eight maintenance requests within the first month. It took three attempts to fix my refrigerator (without for nearly a week). In fact nearly every maintenance request took at least two visits to get fixed. My furnace went out and then would only heat the apartment to 67 degrees (maintenance request completely ignored). You will experience gang-members hanging out in the parking garage and listen to cars drag racing up and down the streets nearly every night. Management completely oblivious and will defend this awful property. These units are no bargain and given the fact this place has no amenities, I cant imagine what I was thinking when I signed this lease. Beware of this place! There is a reason for the sudden increase of vacancies at this dump!

My truck was stolen within the first 2 weeks of living here from a garage that is advertised and included in the lease. When bringing this to the attention of the property manager, I was informed that garage is no more than a public parking area and they have no affiliation or authority over the space (even though it is advertised on their page as a part of the lease).When asking the property manager if they will be informing other tenants about the vehicle theft, they neglected to put out a memo or a heads-up message to anyone about being safe and reporting suspicious activity.The officer assigned to this case also informed me that over 70 vehicles have been reported stolen from the Belmar area within the last two months alone. Information that would have been extremely helpful to know upon moving in.

I lived at 7133 Virginia for roughly a year and a half and loved it the entire time. The price was great for the area, and the maintenance staff were very friendly and efficient. They always responded to requests in a timely manner and stayed until the job was done. The complex is within walking distance of a bunch of restaurants and stores, 3 blocks from Whole Foods, 2 blocks from Target, and 1 block from T Street Roadhouse (insanely good food). There is also a running loop 1 block in the opposite direction, and the whole neighborhood is walker-friendly. If you are into art, there are a plethora of galleries and local art shops within walking distance as well. Check out Sally Centigrade if you want to see great exhibitions, and head down to A Taste of Colorado for quality local artisan-made products. I was bummed to have to leave after enjoying it so much, but I can honestly say this was my favorite place to live in the greater Denver area.

We’ve been here 2.5 years and love both our apartment and more importantly the staff here. Kendra, Emma and the maintenance team are always so quick to respond to questions and concerns - we have never been left waiting for anything.Belmar is a consistently quiet, safe and clean neighborhood with some good doorstep amenities. Belmar had started to lose some valuable businesses due to insane commercial rents and that was a point of concern for us, but with COVID it has unfortunately leveled the playing field for many metro area communities and now Belmar is not much of an outlier. Let’s see what the months ahead bring!

My spouse and I lived at 7133 w Virginia Ave for 1 year. We just recently moved out a couple of weeks ago. Great area, clean court yard, friendly staff, great maintenance team. I did have a small problem with loud music coming from my neighbor once. One email to management got that taken care of. At the beginning of our lease the washer broke, not only did they have it replaced in 5 days with a brand new one, they also offered us the keys to another unit to wash until the new washer came. When the sink started leaking maintenance came out the same day and replaced it within an hour. The move out process was just as smooth as the move in. We cleaned up nicely and did not owe anything upon move out. Rent is a little steep but it is definitely worth it here! Would have loved to stay but am moving out of state of grad school!!

Living in Downtown Belmar Apartments has been great so far. We have only been here for a few months but our family really enjoys it. We love being in the center of everything and really enjoy how friendly everyone is. Nobody enjoys moving however it has been rather seamless. Leasing was smooth and our apartment is pretty nice. Would recommend!

This is a 5 star review for Kevin Lafler, the maintenance/building manager. I have lived in Downtown Belmar Apartments for 3 years, and he has always gone out of his way to be helpful, kind, and accommodating. Recently, he helped facilitate a paint and cleaning job and it was done efficiently, and he took care to oversee the work. When there was a flood a few years ago, Kevin helped me find an alternative apartment so that my kids and I could have a warm place to stay until I moved. Kevins professionalism and kindness go a long way and are truly felt by the residents. We are lucky to have him working here.

My husband and I have lived at Downtown Belmar (7133 W Virginia) for over a year with great admiration for the place. We recently moved to another Downtown Belmar Property at 410 S Teller. Kendra from the office made the transition to the new unit seamless and easy. The maintenance director and his staff have been great as usual. As was our last building, our new place is very quiet and well maintained. Anyone considering living in Belmar should check out what Downtown Belmar Apartments has to offer.

Every time I turn around I hear about how were in this covid mess together. But this is one of the few companies that has actually demonstrated that to me. They have gone over and above regarding rent expectations the past few months and I am just super impressed with how human they were about the whole thing. Ive lived here for a few years now and always recommend it without hesitation. Emma, Amanda and the whole crew here really care about making this a great place to live. Thank you guys!

Ive never been so disappointed by an apartment in 15 years of renting. The overall build quality is terrible (including paper-thin walls & floors), only the cheapest flooring, cabinet, appliance, and fixture options were used inside and its costing us almost $500 more per month than we were quoted at lease signing because of everything we have to do to make the place livable. Specifically, were paying $200-300/ month for electricity because of insufficient insulation and an under-powered (almost useless) and poorly-maintained air conditioning unit. If we were to reduce our air conditioning use to a level that would leave us with a sub-$100 electric bill every month, our apartment would never get below 85 degrees - even at night. Im not exaggerating.Weve had to submit at least 10 maintenance requests since moving in last February and have just started living with/ working around problems or fixing things ourselves just so we dont have to keep submitting maintenance requests every week or two.To make matters worse, the on-site office staff is fully aware of every problem weve had and has not once offered any kind of permanent solution, compensation, or even anything more than a perfunctory apology.

This place is exceptionally run in all things except the seemingly blind side they have for the love of dogs. The previous owners of the complex wouldnt allow canines running around unleashed and relieving themselves within the inner patio of 7133 to the point that the smell from urine became unbearable. The previous owners would at least answer emails by tenets with suggestions on how to stop this, instead of ignoring them. The previous owners wouldnt allow residents to confront each other about the issue just to get replies like Everybody does it, buddy. Just to be clear, I still enjoy living here and appreciate the people that run it and, of course, the heroes from maintenance. As I said they are all exceptional.

I’m very disappointed with how stingy, uncaring, and poorly run this company can be. Please read the full review to understand why. Our central heating has been broken for 8 weeks now in the dead of winter with no indication of when it will be fixed. It also caused a power surge in our apartment which left us with no power for 2 days. We stayed in a hotel and had to argue with management to be reimbursed. After an electrician came to diagnose the problem and fix the surge, management told us it would take about 2-2.5 weeks for the broken part to arrive and to fix the heater. This happened to coincide with the deadline to give our 60 days notice to end our 13 month lease. Their solution was to give us space heaters and a $200 rent credit in the meantime, as moving us to another apartment was too expensive for them. Obviously our electricity bill has pretty much doubled due to the excess energy used by space heaters and when the heaters are off when we’re not home, the temperature can drop to 50 degrees which really sucks to come home to. After 2.5 weeks passed, I called for an update and they estimated another 2 weeks until the heater would be fixed, so about 5 weeks from when they ordered the part. Well now we are 8 weeks out and we asked for rent credit, given that we pay for central heating and have not had it in 2 months. Management told us that they can’t give us any more rent credit but offered reimbursing us for one night’s stay at a hotel again during this recent snowstorm. So yeah, they really don’t seem to care about us and instead just collect money for services in our lease that they aren’t even providing.We’ve had a number of other maintenance issues which were fixed, thankfully, but not without hiccups. Literally the day we moved in we found out that our washer/dryer did not work when we tried to run a load. Maintenance tried to fix it, but was unable to and ended up ordering us a new washer/dryer which took a few weeks to arrive. They also broke the accordion door to the small room while installing the washer/dryer and had to revisit the apartment at least 3 times to fully fix it. I came home one day and the whole door had fallen off onto the floor with multiple sharp plastic pieces, screws, and splinters breaking off and littering the floor. The day after we moved in we ran a dishwasher load and ended up with leaking water everywhere on our kitchen floor. Maintenance came to fix it multiple times and each time after we ran a load and ended up with more leaking water everywhere. They finally ordered us a new dishwasher after trying to fix it 5 times. All of our blinds have pretty much been replaced because none of them worked properly. All of these things should have been noticed after the last tenants moved out, but instead of management checking everything before our lease began, we had to live through this mess for over a month. Our fridge water dispenser kept freezing and it took about 5 times for them to finally order a new fridge too. We had a broken window for months that we were waiting to be fixed and apparently they thought they replaced it, but they actually replaced a functional window in another room instead. There have been more issues, but most of those were either taken care of promptly, which we appreciated, or were not too significant.Ultimately, we missed the deadline for our 60 day out because we thought the heat would be fixed, but now we’re left to wonder what our next step is before our lease ends in a month.

The staff here is excellent to work with! The apartments are great and very spacious and reasonable pricing! From application to move in-things went great and smoothly and having all the shops, bars and restaurants within walking distance is amazing! Also the garage parking Im sure will be a huge plus for when it snows.

Moved in a couple weeks ago. Solid buildings, great staff. You can literally walk to everything around here, Whole Foods, Movie Theatre, Lucky Strikes Bowling, lots of restaurants and mountain views off our balcony. Renting the unit was easy and seamless. I have a friend who lives at Downtown Belmar Apts. and he has always been a perfect tenant (rent on time, quiet, etc.). He has been threatened via letter on more than one occasion by management without them ever trying to contact him directly. Whenever my apartment complex has request of me, they have the proper communication skills to contact via phone or VM to discuss or relay a message. I’m thoroughly disgusted watching my friend go through this and getting additional charges because this property doesn’t know how to properly contact tenants without threats. Very disappointed and would never recommend this complex. Not because of the quality of space but incompetence and disrespect of the staff. This needs to be addressed.

I have lived here almost 4 years and I recommend it to all my friends. This particular building gives you more bang for the buck than most around here and abroad. Staff is always friendly and helpful, going above and beyond with little things like helping me scan or fax something when mine isn’t working. The maintenance guys always responsive with time and will let me know if there’s a delay. Kevin is especially gifted at what he does. So is Krystal. This place is one of the best kept secrets re: what you get for the money. Everything you need to eat, wear, or work with is in walking distance. Sometimes Ill go a week without leaving BELMAR ISLAND. I only put 5,000 miles/yr on my car last couple years (covered parking too). Leaving with gratitude as I move out of state.

After new management took over not too long ago, Ive had nothing but positive things to say. Dallas, in the main office, is a class act. Anytime I have an issue he handles it with utmost haste and hes always very courteous. Im very happy with the new management and the apartments are really quite gorgeous.Expensive? Yes. But you get what you pay for. Ive had a few issues in my apartment itself but theyve all been handled the same day with minimal fuss.All in all, I can say all the bad reviews are from the previous management company. I, myself, had problems with them losing paperwork and not giving me the appropriate keys. However, people like Dallas make this a place worth living, if the amazing atmosphere and neighborhood werent enough to convince you.

I have been living in these apartments for about 6 months. I have to say it has been an amazing experience. I love the dog friendly atmosphere, the restaurants and stores, and the proximity to the mountains/downtown.Besides the luxury and convenience of having some the best restaurants and shops within walking distance, I have been amazed with support I have received from the folks at the leasing office. A few months back, my car broke down on my way back to town for a day trip, and I was stuck in the mountains for the night. Not knowing what to do about my dog for the night I called the leasing office and was connected to April Razo. I Informed her of my situation, and not only did they show empathy for my situation, but they actually called a dog-sitter to take care of my dog for the night. While this is just one situation, I have found that April, and the rest of the leasing office really do care about their residents.I would definitely recommend the Downtown Belmar Apartments to a friend or family member.

This place is a slum! People fighting at numerous nearby bars all night long, construction at the movie theater and on the streets constantly and neighbors who refuse to parent their own children! Stay far away from these horrible apartments if you appreciate a peaceful atmosphere!

Dallas and Kimberly are the best.....they are extremely helpful and were great to work with while I was living at Belmar. Dallas and crew have really done an 180 from an experience perspective and I would highly recommend the complex to anyone looking for a great urban living experience.

Terrible management and there are health hazards living here. The only pro is yes, you are walking distance from everything. That said, there are several other amazing properties with the same walking distance.•When we moved in our showers didn’t work, our faucet didn’t work and it took 2 months to get fixed. In the first two weeks of living there, there was a fire in one of the units in the middleOf the night. There was smoke that stunk up the building for days, it was horrible.•They fumigate and it stinks up the whole binding, it can’t be healthy.•When we moved in we were told we’d get discounts at a number of places in Belmar, the first two places we went to and asked for the discount looked at us Like we were crazy. When we told the manager she said she would look into it, never got back to us.•We moved out after only 5 months because of the amount of marijuana smoke and dust that would enter our apartment. We brought this up to the management on day one of moving in, they admitted it was against the lease terms, they gave us the run around for 4 months and then finally emailed me to say “Our company has not guaranteed to you that your neighbors will not violate their various obligations under their lease contracts.” So although you could be a great resident, there is no guarantee or even a commitment that Mission Rock is going to make sure you’re okay. We understand this is Denver and we will smell pot, but the amount that would enter our unit was insane. It would stay on our clothes and hair. Having people over was embarrassing. It was also scary knowing there was already one fire in the building. We were basically told to leave and they let us break our lease.•There are so many other issues, this place is completely over priced and I’m not sure the square footage they advertised is accurate. Moving in is a nightmare if you live in the building on Teller. There are NO amenities. You can easily find a very nice apartment within walking distance that offers a pool, a gym and even a valet trash.Speaking of trash, they offer two little recycle bins for the entire building. The trash room is so gross when it’s bad. The main lobby floor is disgusting.•They told us there was bike storage on the 2nd and 4th floor, the 2nd floor is completely full and when we went to the 4th floor it was full of old dryers and washers. When we told the management they said “oh maintenance shouldn’t do that.” They never cleaned it out and recently changed the lock so we can’t actually access the room.Overall, we had a terrible experience living here and outside of their resident issues, cleanliness issues, the manager is extremely rude and lacks fundamental customer service skills.

Dumpster door has been broken for 4 months and just lays next to the trash area unless the wind blows it onto the driveway. Trash area is always in horrible condition and sits like this for days. Even when trash trucks come, they only empty the dumpsters and anything outside of the dumpsters is left behind for maintenance to ignore and residents get to look at because the door is broken
