The maintenance department is outstanding. They are very responsive to resident’s requests for repairs, often responding within minutes. The office staff is very nice and friendly. The units are clean, in great condition and well-appointed.Although, we will be short term renters, we have enjoyed living here. It’s a beautiful, pet-friendly property which is located adjacent to a park.

Grandridge is such a great place! They’re always hosting events for the tenants which helps you to get to know your neighbors and come together as a little community. I have lived in these amazing apartments for a total of 11 years, moving out for only one year, just to come back because I loved it so much. I started living here when I was 26, and I am now 37. This place is home to me. I have enjoyed all the staff, the amenities are amazing, it’s never crowded, and it’s a safe secure community. I’ve rented out the clubhouse for birthday parties, and guests have enjoyed themselves thoroughly. Rules are enforced to keep the community nicely kept. The residents are always respectful, peaceful, and considerate. The detail to the inside of the apartments makes it feel more “condo” than apartment. Luxury is what I would describe this place as. It’s also located next to Sunset View, which my daughter had attended since kindergarten. The school is walking distance, for easy commute. Maintenance is amazing and price is absolutely reasonable for all the perks you receive. I am very happy to have lived most of my years in such a great place.Amanda Graves.

It is a really great location and a very nicely kept grounds. I walk my toddler around all the time and always feel very safe. All the staff are very friendly and helpful which is always welcoming when we have an issue or need to pick up a package. We live in a townhouse and love living on the edge of a park with a nearby school playground. A little more money than some other places to rent, but honestly, not by much, especially considering how nice the area is.UPDATE: Moving out fees are pretty outlandish. We are being charged for cleaning (we cleaned like maniacs) and a complete repainting of the townhouse. We were being charged monthly for 2 dogs (only had one) and now are being told, that because we had pets we need to pay 410.00 dollars to have the carpets cleaned by their guy. We argued because our contract mentions nothing of needing special cleaning for pets or by a specific cleaner and was then told if management did not like the professional cleaning we would pay for, we would be charged the 410.00 for their guy to fix it. Again, none of this is stipulated in the contract. There is a lot push back from the front office, a lot of miscommunication and accusations that we did not pay certain things despite our contract saying otherwise. It was a really nice place to live (despite awful neighbors) but this whole experience of late has definitely soured me to the complex.

I choose this place for its townhouses with attached 2 car garages. Our townhouse is one level, laid out very well with 2 bedrooms and 2 bathrooms. Excellent floor plan. Management and Maintenance are very responsible, when I put in a request I always get a response with 24 hours. This place is very quiet and I feel very safe in my townhouse. I honestly have nothing negative to say. Maintenance is wonderful, fast, and efficient. Office staff is incredibly friendly. The grounds are beautiful. The amenities are great. The neighbors are pleasant. The apartments are cute.

This is a beautiful community in a very convenient location! Apartments have ample space and are within the price range of nearby apartment complexes. We haven’t had any issues until a plumbing situation came up six months into our lease (major repairs needed, not the fault of any current residents). This issue was expertly handled, however, by the very responsive maintenance staff and by management - Tatiana in the leasing office is great! Good place to live, just be aware that free parking may be limited if you have multiple cars or frequent guests.

We have really enjoyed living in this community. There is such a peaceful residential feel to the property and they do a good job maintaining the landscaping. Maintenance staff are responsive and address issues thoughtfully. We had to submit quite a few work orders in our time here so far but all issues have been address adequately.Parking can be a bit of struggle sometimes but there’s only been a few occasion when we had to park a building or two over. There are carports for rent if you want though. The layout of the apartments are nice and other than hearing the plumbing occasionally it’s been very quiet and nice. The fireplace in our apartment is probably our favorite feature. It got a lot of us during the cooler months.The conservice fees however are a bit pricey on top of the rent and can range upwards of $60 or more per month. This fee goes towards the community amenities, including the communal gas and power for the club house, landscaping, etc. We never got a chance to use much of the amenities but it is just something to keep in mind.We had a *major* plumbing issue arise recently and the office staff did their best to address the issue and offer assistance in relocating us. We appreciated them listening to us and offering what they could to make our transfer smoother. Tatiana is especially helpful every time we have needed assistance and is always friendly!

I have lived here for about three months, and have zero complaints so far. I moved into a 2 bed 2 bath apartment that had just been renovated, and I love it! Beautiful kitchen, countertops, floors, new appliances. The layout and the vaulted ceilings (second floor perk) make it feel more like a house than an apartment. The location is great, close to mall, movie theater, restaurants, etc. I have always felt safe. Office staff have been friendly every time I’ve interacted with them.

THE WORST apartment I have ever lived in, they look nice from the outside but what truly ruins the complex is the pour management. I only live there for a year and there were three different manager changes! Which made it extremely difficult because my fiancé and I were being harassed by the upstairs neighbors, each time there was a new manager we had to try and catch them up to speed on the situation. One manager offered to move us, we were so desperate we agreed. Then there wasn’t any one bedrooms available so they offered to move us to a two bedroom but our rent would have to go up and we would have had to sign a new lease. We said no and had to suffer through more harassment from the neighbors for an additional 5 months. After moving out we received a phone call almost a year since we had moved out, the apartment called and claimed that we never paid our cleaning bill after move out, which I guess is not included in the deposit, which we didn’t get back because we used it towards the last two months of utilities. Anyway, I was upset because they claimed they were going to have to send the bill to collections if it was not paid, but I handed the last manager a check in person right after the walk through. That manager lost my check I guess and to them it was no big deal. I would NEVER recommend anyone, not even my worst enemy this complex. Not to mention you pay for your unit utilities and you will get a separate bill for the common area utilities like the gym, tanning, the office, and pool (which when they have to empty and refill, your bill will double). They base the bill off of how many adults are living in the unit so even if you have a one bedroom but you have two people living in it, your rate is for two people for the common area utilities. Ours was roughly $70-$145/month for that common area utilities.

This has been a great place to live. I feel good about my kids living here and love that the school is just next door. This is a good neighborhood and really nice residents.

The actual grounds are beautifully kept and the pink flowering trees are gorgeous. Friendly Staff that actually listens to what you want, huge, clean pool, and awesome fitness center. Plus a pool table and a theater room? Love it here.

I am a current resident and having a wonderful time here. The property is beautiful and very well kept. The management and the maintenance people are at the top of their game and keeping things pretty nice.

Just left from a tour of the grounds. Beautiful property! I hope that when my current lease is up at the apartment Im in now something will be available because this is where I want to live! Amenities are outstanding and reasonably priced for the area. Keeping my fingers crossed that my family will love it as much as I did!

Grandridge place has been my fav apartments as I have lived in other apartments I have to say these are the most spacious & luxurious apartments to stay in. They have been very helpful at the front desk and also have a welcoming face to any of my questions. Overall amazing experience n highly recommend to anyone out there looking for apartments :)!

Absolutely best experience, while living in the Tri-cities. It is very clean, safe, spacious, and has wonderful management (which is extremely rare). The apartment area is centrally located to many shops, businesses, and restaurants without having all the noise or traffic of the city. The management (Melissa, is awesome) is extremely friendly, professional, and accommodating. They are quick to address your concerns and it was wonderful to have someone be able to recognize you and greet you by name. Even when I had to move out, to relocate for work, they kept me updated about my apartment. The clubhouse and the grounds are always kept clean and even when it snowed for the longest time, they plowed and salted the area. The price is relative to the area and is affordable. If you want quality, safety, and location- Grandridge place is it!

We have been living here for over a year now and it is probably the best apartments in tri cities. The staff is amazing.

We loved living at Grandridge Place. Our second floor apartment was quiet and private. The master bedroom caught the first morning light: it was invigorating to start the day basking in the Sun. Our apartments close distance to the pool, exercise room and the business center was a great plus for frequent visits to the facilities throughout the day.Main shopping areas with plenty of parking spaces were only several blocks away and highway access was conveniently located for our commute. We are very glad that we lived at Grandridge Place during our stay in Kennewick.

Realistically they get good reviews by offering incentives. Thought this wouldve been better experience based on the reviews and their website. They will screw you on move out w extra charges. Trust me when I say I left in great condition and got extra cleaning fee, painting fee, and trash removal. Theyre friendly but poorly managed. Upon moving in from across the country they didnt have my apt ready when I got there and didnt offer to put me up anywhere for their mistake. Pool/hottub is constantly closed and sprinklers all facing doorways/walkways and no parking available. I personally regret living here and wish I wouldve listened to the reviews that said the same thing before I moved.

I recently moved in and so far everything’s had been great!

We rented a 3 bedroom floor level apartment. I loved having easy access to the well maintained yards with my family. The maintenance staff is amazing and we’re always really responsive to any requests. We loved our apartment and it was good condition. We were drawn to this complex because of the high end features of both the apartment and the office amenities. That being said we did have have several issues--If there was an issue with the equipment at the main office it would take them forever to get it fixed. The featured theatre room was broken for over a year with sound issues, the grill was broken for most of the summer last year (and we arent allowed to own our own grills), and the pool was broken for three weeks during the hottest season last summer.-The quality of paint in the units is very cheap and any washing of stains or marks usually takes the paint off- which you will then be charged for upon moving out.-The carpeted dining rooms were kind of a pain for little kids but we ended up getting an outdoor carpet to place on top that I could wipe easily.-I would recommend getting a townhome if you have small children because parking is a pain if you don’t purchase an additional covered parking spot near your unit.- The biggest issue is that you should be aware that the base apartment amount listed doesn’t include a monthly Conservice fee that is charged for the community building- that fee can be anywhere from $60-100 a month. They are also allowed to add additional monthly charges as they see fit, i.e. pest control. It is a very beautiful safe apartment complex with easy access to stores but be aware that you will be charged a very high rental price for such amenities (in addition to the price listed on their websites).- There does also seem to be a lot of turn over with the property managers which has resulted in drastically different qualities of services residents receive.-They do also list monthly community get togethers as one of the selling points for residents but in the year we have stayed here they have only happen a handful of times.

Stayed here over a year and i love the place and quiteness. Is closer to everything, the mall, restaurants, and etc!! The mantainance are great they always fixed stuff right away. I really wish they can lower the rates for the rent because I would love to stay here again. I definitely recommend this place to anyone💕

Over priced, poorly maintained, not worth the visit. You wont want to stay.Edit: In the last 3 months there has been a change to the management team and its now MUCH more friendly. Still one of the priciest in area but the staffing upgrade makes it worth it.

I used to really like living here. Now, they owners are nickle and diming all the residents to death! I cannot wait until my lease is up. The residents now have to pay for the clubhouse lights, water, heat, all outside lights, and even the water used to water the grass!! I have never dealt with such cheap owners! I live by myself in a 3 bedroom townhouse and my water bill jumped from $19/ month to over $50 when they decided to divide it up by square footage and # of bathrooms. They say they can do this type of thing as long as they give us 30 day notice, but we tenants have no recourse. I will be so outta here!

The front office is horrible, they wont answer calls if they are in. Way to expensive for what they are and charge you for everything even the workout center wich has not been open for months. We have plenty of newer and more updated apartments in the area that are less expensive.

DO NOT LIVE HERE. THIS IS THE WORST APARTMENT IVE EVER LIVED IN. The apartments are horribly utilized. Your space in limited. Parking is limited. THE PRICES ARE HORRIBLE. When we moved out we got charged for HAIR ON THE TOP OF THE DRYER. I wish I could undo living here. Horrible prices, horrible people, horrible everything. Steer clear. And Owner you can leave me a message saying sorry for your bad experience but I urge everyone to NEVER LIVE HERE.

WAY too expensive!! The apartment is nice. But, like I said, overpriced. The paint on the walls is so cheap & gets marked up if you just touch the walls. The cost for the 2 bedroom apartment is as much as a mortgage on a home!!! The appliances are damaged and CHEAP!!Office staff is VERY rude!! The office never answers the phone when you need help. The landscaping is kept up nice. They charge you for freaking everything!!! Including the lighting outside. WTH!! If there is away to charge you they will. Centrally located to almost everything. Every other day there is a note on the door complaining about whatever or changing something, usually the price of something.

There is a housing complex across the street being built. The vibration and the noise from this complex is horrible, not to mention the dust. I cant leave my doors or windows open due to the noise. The $200 picture above my fireplace fell from the wall due to the vibration. Wine glasses in the cupboards were noisy and had to be separated. I asked to be let out of my lease and was told NO, but they would move me to the other side of the apartment complex. This is not an option, I just moved into the complex a year ago, who wants to move again so soon then move again once my lease is terminated??As for the apartment itself. Appliances are below standard. The dish washer isnt anchored and its clouding up all my glassware. According to an appliance store, this is the washer itself. I had missing light bulbs when I moved in and all faucets drip. I sent an email to management but never heard back to arrange service.I would not rent from this complex
