Make sure you document everything they dont do. It was like pulling teeth to get them to do anything. The house was a mess when we moved in, mold, bare parts of carpet and a huge infestation of fleas that we specifically asked them to take care of before we moved in. I admit that we incurred some damages but the deposits were more than enough to cover them. Linda is very sweet in person but she will lie to you, and send you angry letters. Nicole is very good natured. This was our experience, I cant say the same for everyone.

Osborn Homes is the worst possible company you could rent from in the Kansas City area. They treat you great in the beginning, but the moment youre under contract, things change. They will send you letters for every little thing, including checking your oil in your own driveway. Their A/C units in duplexes are half the size needed for the home, meaning it will go out at least 4 times per summer. On top of that, their maintenance man is useless. He will show up 3 days after something as important as your A/C on 104° days just to tell you a part needs to be ordered and you have to wait another 3 days.The Osborns are slumlords at best and they will lie through their teeth to make themselves look good. Theres a reason my review has multiple more likes than any of the good reviews posted here. They will rent a home to you in horrible condition then blame that condition on you when you move out.I can clearly remember at one point, they sent us a letter to stop dumping our cat litter on the side of the house, however we did not even have a cat at the time. The neighborhood had lots of stray cats that would use the space next to our house and these slumlords threatened fining us for that.We left our home in good condition (comparable to when we moved in) and they still took our deposit, PLUS sent collections after us for a ridiculous amount of money. The same issues happened to every one of our neighbors renting from them and they will do it to you too. Steer clear.

I have rented from Osborn homes for almost 11 years and still renting, and will say I am truly satisfied. If I ever have a problem (which is rare) they are very prompt to address the issue and resolve it immediately. The owners are very professional and understanding. Maintenance was here within a hr when i had to call. They answer the phone 24/7. I would highly recommend this company!

Wish I could give them a negative rating. Do not rent from these people. They tell your business to their maintenance man who then will tell other tenants. Had an issue with rent and spoke to them about it and thought it was settled, next think I know sheriff was at my door with Summons to court. Then the mgr (Nicole) gets up on the stand and lies to the judge. NEVER was I personally: or otherwise given a 10day notice to pay or quit. And says she had complaints of traffic in and out of my apt all hours of the night. I am 60 years old Im in bed by 10 PM and my girlfriend leaves for work by 430 in the morning. I have complained about black Mold in the furnace room because my ac line was clogged and it took them 2 days to even come to tell me he had to get a part and wouldnt be back until next day. Ask him what he was going to do about the mold he wouldnt answer. Just beware of these people. Just tried calling the office and the mgr (Nicole) hung up on me. What is this high school.
