I cannot stress this enough, absolutely do not rent from this company. I had a mouse infestation due to cracks and openings in the garage and roof. Not only did this company take a week to send out pest control, they hit me with a near $200 bill for the pest visit, which had left me no solutions for the infestation besides leaving me with a few dollar wooden traps. KCCRM then refused to help with any of the pest bills, even though the issue was due to problems in the integrity of the house. I had an underground water pipe leak in the front yard for months, and when my water was shut off, the company took a week to repair the leak and get my water turned back on. My A/C was out for nearly three months before the company finally responded and fixed the issue. When asked to speak with the maintenance manager, I have consistently been given excuses about why she is unavailable with no details of how or when I would be able to reach her. Men checking different components of the house would show up unannounced on a weekly basis during my first couple of months here, making me feel unsafe and unsure of when to expect random workers on the premises, entering the house, or on the roof. I have had no help or cooperation with the staff during my time here, and I have never had close to this horrible of an experience while in another rented house, apartment, or any other living situation. Please save yourself all of the stress, trouble, and money and do not give this unprofessional company your service.
DO NOT RENT FROM THIS COMPANY. My roommates and I have lived in our current rental since March. The garage floods, they take FOREVER to respond and fix things. Their communication is 0/10. If I could leave 0 stars I would. There is a mouse infestation and has been since we moved in. When we tried to report this we were told they don’t do anything 30 days after move in DESPITE US PAYING A PEST FEE EVERY MONTH. We pay rent early every month but somehow they keep losing payments we already made and we keep having to send in proof of payment. They’re a joke through & through. We had to have our fridge, microwave and dishwasher fixed or replaced in the first month of living there. They left trash in our yard and their maintenance men used our patio furniture to stand on to trim our tree 🤦🏻♀️.
Our deck has been slowly rotting down and each time I put in a work order they send out a guy who replaces EACH board at a time. Ive fallen through the deck TWICE before they even sent anyone out. At this rate well have a brand new deck by 2028. Our sewage drain also clogs and backs up on a regular basis and it can take upwards to a MONTH before everything gets fixed/cleaned up. Standing water and feces in the laundry room, flooded kitchen and broken bathroom for almost a month with NO leniency on rent as they expected the full amount although my family and I only had access to a literal third of the house we pay for. These people are the absolute worst and always like to throw threatening emails and texts at you.
When people say dont rent from this company, DONT! Its the worst experience Ive ever. We have been in our current rental for less than two weeks. We have MAJOR septic issues, the basement has been flooded with SEWAGE and it took them 5 days of repeated phone calls to even send a real plumber out. The plumber cant fix it. The subpump is broken from constant water in the basement for a week now. I had to call the city and file a codes complaint. They are sending Healthy Homes to come inspect the property because the company refuses to put us up in a hotel. Every time we flush the toilet, even more sewage comes back up. Its absolutely disgusting. Not to mention this is after the previous house we leased through them cancelled our lease 2 days before move in and this is where we ended up. Ive already called the Attorney General over that and will have to file yet another complaint over making us live with this sewage wastewater. Im done making phone calls to them and dealing with it through legal means. This is ridiculous.Ive added photos that show what we are dealing with, up to 6-7 inches of waste water, and the vents on the floors are super dirty as well.

Trying to get something fixed is a joke. I still have a large tree branch in the back yard from summer 2020. I put in a maintenance request and someone came by to get a quote on tree removal and then nothing. Months later I got a text asking to verify if it was ever handled and I let them know it has not been. The dead tree is still there! Now, I am dealing with a busted pipe due to the freezing temps. No water in the home now for 24 hours. I have placed 2 calls with voicemails left, and emailed twice and I have not gotten one response.
My boyfriend and I applied for a property a week ago. My job begins shortly and we are eager to move prior to my start date. We have yet to hear from the company. We have called, left voicemails, and emailed. We meet the qualifications and after reading prior reviews Im going to say no to renting from this company. Completely unprofessional and unresponsive. Not worth my time at this point even though I start at my job in 10 days.
Hands down the worst company in Kcmo to rent a property from. I rented a house from Kc Commercial for 3 years. Nothing but a big headache. They never want to fix anything and they will take forever to fix anything that cost alot of money. I promise you they will steal your deposit money. Just read the reviews people are leaving the company. Someone needs to take that company to civil court and sue them for illegally stealing peoples deposit money and breach of rent contract. Adriana at ext 210 will make up new things in your renting contract to steal your money. She has a make ready fee of 135 dollars when you move out to change light bulbs and batteries in fire alarms. A make ready fee is not in your renting contract. She will not answer calls and explain anything so they just rob you of your hard earned money. Corporate needs to fire Adriana and put a real professional person in that place before she crashes the company. Look at the reviews rating!!! Everybody thinks its a horrible company and steals money and breaks the laws. Please take this as a warning and rent from a more professional company or they will rob you of your money also!!!!!!

Kccrm did their job. They were professional....but lets be clear. They work for the landlords....and they WILL rob you blind. Losing most of a deposit for a leaking roof and basement.....to charges to fix or replace water damaged doors and walls. Even after turning in two work orders at the beginning and end of a two year lease to fix the leaks. Being new to the KC area.....it was a horrible experience to say the least. If the property owner represents the wealthy andprominent of KC..... then Im afraid KC isnt a very good place to live. You will be robbed of your deposit. When covid started....all my debtors worked with me.....except kccrm. Their policies are not in place to help the renter. If your renting on South Glenwood.....sorry.....your gonna get screwed.
UPDATE: Repairs were once again pushed back. This company is upholding its reputation of being terribleWould not do business with this company again. Have had multiple issues with our house since we moved in at the end of January this year and they are very slow to respond if they respond at all. Glass and trash left in the yard from the previous tenants which has still not been dealt with, hot water heater leaked since day one and was JUST replaced a few days ago, Sewer leaks and floods the basement and they just send someone out to drain it instead of fixing the issue and numerous electrical and other small issues. We have not been able to use our basement since moving in and have now lost our washer and dryer to water damage along with who knows what from mold. It wasnt until we contacted the city that they wanted to fix any major issues. Basement was supposed to be fixed last weekend, but now rescheduled for the 20th... Will it be fixed? Only time will tell, but this company does not care about anything other than whats in your wallet. Never been late on any payment and paid a ridiculous amount for a security deposit on a house that probably wasnt ever going to pass an inspection, much less a final walkthrough. Will update this review to reflect their response to all of this. I understand that we are in a pandemic, but these are health and safety issues that should have been addressed in the first 30 days, not 7 months down the road when faced with legal action
Just put in our application for a beautiful home and everything thus far has been terrific. Our leasing agent was very nice and professional. One of our better experiences in the search for our home.
My daughter grandson and I moved into a property in February that was supposed to be “move in ready” on the 1st. We moved in on the 15th allowing 2 additional weeks for everything to be ready. When we moved in the house was filthy and the list of things wrong was a mile long!!!!! Everything from a stove that we couldn’t use as it was electric and the house is set up for gas. The sewer line was backed up so every time the toilet was flushed it flooded the basement, which is a living space. There were no plugs for the laundry room. The lights in the downstairs bedroom kept shorting out. The plug in the kitchen fried our air fryer due to incorrect voltage. The basement flooded during rain so they broke open a wall in a downstairs bedroom and installed a sump pump... in the bedroom.... and never covered the hole or repaired the wall. Still waiting for those repairs and the basement still leaks. The maintenance “supervisor” never responds to work orders. I have inquired three times as to when the basement will be repaired and the work orders get marked canceled duplicate request. The company sold the house we’re living in two months into our lease. And now they are trying to charge us for utilities used PRIOR TO OUR MOVE IN!!!! If you have a choice to move in here????? DON’T!!!!!! Literally rent anywhere else.Update: in response to their comment.... it is now almost August and I still have two huge holes in my bedroom wall. The sump pump still isn’t covered. And I still have to watch my grandson and pets very closely so they don’t injure themselves around the hole of the sump pump. I spoke with someone in the maintenance office who merged the work orders they called duplicate (was asking for updates since I can never get a hold of anyone....) and she told me they were contacting contractors. Haven’t heard a single word since.
Much of the time, the maintenance is nonresponsive. I have had frequent request go unaddressed and continue to have issues with this. They are hard to get ahold of and never communicate when emergency issues arise. Very frustrated. Will not be renting from them again.
Found a house I liked, set up a viewing alone online, viewed it and loved it. Then I tried to set up another viewing to go with a family member, got no response to online requests. Called thinking maybe it was because I already viewed it. Receptionist said that I need to call back in 30min. Called back and went to voicemail. Called again and spoke to receptionist and was transferred and got voicemail. Never any calls back. I had received an email with an email to contact if I had questions. The email address doesn’t exist. Super upset as I loved the house. But on another note, I viewed several houses through them, 3 were dirty and looked as if they weren’t fully moved out at one house. The house I liked was going through inspection when I showed up for my viewing but still got to see everything other than basement. Also there’s a for sale sign outside but online says for rent and was told the deposit so I’m confused on that.
This is the worst management company I have ever dealt with. Weve had numerous issues throughout the 2 years weve rented a house from them and each time it take weeks or months to get something fixed. Most recently weve been unable to use our kitchen sink for 2 week because it will not drain and have yet to hear back from anyone after numerous maintenance requests and phone calls, this is the third time weve had this issue. The plumber recommended replacing the pipes after the last time but they didnt want to spend the money. Weve tried snaking it and cleaning out the trap ourselves but it still wont drain. I guess Ill have to hire someone myself to do it because the company wont do their job.

During the year and a half that I rented the property it was difficult to get someone to address maintenance concerns and when they did address things it would be a month or more after making the request. My calls would be ignored and I would be spoken to with disrespect when I did get ahold of someone. I finally got fed up with the conditions of the property and the management team and decided to move at the end of July this year. I spent several hours cleaning to ensure that I would be given my full deposit back and when the walk through was done I was praised on the cleanliness of the property and thanked for leaving it in a better condition than I had obtained it. Well it is now the end of August and I have not received my deposit back yet but received an email from the company stating that there would be carpet cleaning charges in the amount of 250 dollars deducted from my deposit. I have photos that show that the carpet was clean and you can even see the fresh lines in the carpet from the carpet cleaner used to clean the carpet prior to my moving out. There was absolutely no reason at all for the company to charge me for carpet cleaning services and to add to that they sold the property a week prior to my moving out so they no longer managed the home when they charged me for carpet cleaning. This rental company is terrible and I would never recommend anyone use them to rent or manage their home. I had no damage to the home whatsoever yet they are charging me for a service that was not needed and supposedly done after the home was sold to a buyer who was not going to use their services. I plan on taking the issue to court if they refuse to provide me with the proper documents and photographic evidence to prove that there was a need to have 250 dollars worth of carpet cleaning done after I moved out. I have photos of every room in the house which shows the carpet as clean and well kept. It is very unprofessional and dishonest to charge someone for something that was not needed and to withhold my money past the 30 days allotted for a return is inexcusable as well. DO NOT RENT FROM THIS COMPANY!
Cant get them to respond to phone calls or maintenance requests. Went weeks without kitchen appliances when we moved in. Waited from May through most of July to get an AC unit. Still waiting to see any progress on an urgent problem with the foundation of our house. I signed a lease with them only a few months ago and theyve already let me down. I insisted on some kind of reimbursement or prorate and they gave me an 8% discount on 1 months rent. 🎉
Excellent service from beginning to end. I was horribly stressed as I moved from another state and had no home for me or my family. Josue worked extremely hard and was able to move me into my rental in 3 days. I needed 2 repairs and 2 times they Came same day and fixed my issues. Move out was easy. I highly recommend
If I could give them a zero I would. So we see a house we like. I attempt to schedule a viewing countless time with no success. You try online and you get a text directing you to call the leasing agent directly. So I called multiple time leaving a voice message several time, text, and call the office requesting that agent call me back. Three times people told me I’d get a call back. Never hear anything. One day I called the lady at the front desk said they were in meetings. So I call back two hours later... oh uhhh they’re still in meetings. So I just apply for the house because we like it regardless of how incompetent the leasing agent is. Never hear anything. So I call again and I’m informed the process takes 5-7 days. But could take less. Today’s day 7.... still nothing. So basically don’t waste your time or your money.

If I could give them 0 stars I would this is the worst place you could ever rent from. Rented for over 2 years never once missed or been late on a payment. This past summer one of the big storm knock the electric box off the back of our house. We put in a maintenance ticket to have it fix. No reply and was never fixed called several times of the next couple months every time was told they would send someone out to fix it no one ever came. Now the electric company has show off my electric in the dead of winter until it is fixed. I have three children and no heat. How can you do this to someone. This company is despicable.
Went without hot water for almost 9 months and when someone finally came out still did not fix it right. no one knows whats going on and they use off sight people who know nothing about you to do final walkthroughs. i guess ill sit back and watch them try to keep all of my deposit cheaters liers crooked slum lords is what this place is. do not rent from them.
My oven has been broken for a month and a half. I know what the problem is and no one has fixed it. I’ve submitted multiple maintenance requests that have been cancelled, called multiple times, and been promised that this issue will be fixed. Maintenance has left me on hold for 45 minutes cumulatively. The issue is not fixed. I should not be paying hundreds of dollars a month for the simplest, most basic amenity to remain unfixed. I will not be renewing my lease with this company based on my experience. Do not rent from this company, they literally do not care about you or your problems.

DO NOT RENT FROM THIS COMPANY.We had mold in our property due to a leak in the bathtub, and it had not been fixed for nearly 3 months (it still is not fixed to my knowledge, and we moved out 2 weeks ago). I emailed, called, emailed again, called the urgent repair line, and left messages about having them fix the problem, and they only had 2 maintenance men look at it. The first one sprayed the spot on the ceiling that was showing mold and confirmed that there was a leak in the tub. He told us they would have to get it fixed before the rest of the mold could be removed, and he called the company and tried telling them the urgency of the situation, but the next man that came out said there was not a leak and nothing needed to be done. Ridiculous. The mold was visibly on the ceiling, and he said NOTHING COULD BE DONE. We were promised a dehumidifier that never came.My husband and I experienced a myriad of health issues due to the mold exposure, and were met with coldness and lack of action by this company.I even contacted the owner Pat Grace directly, and he was completely ignorant of the situation and refused to compensate us.Here are just a few pictures of the effects of the mold. We broke our lease after 8 months of the worst housing situation Ive ever experienced, and we werent compensated for any of the cleaning we did to try to get rid of the mold or the $2000 worth of possessions we had to throw away.I repeat: DO NOT RENT FROM THIS COMPANY.
We did not have a positive experience throughout the year of working with this company. We loved our rental house, but experienced a variety of plumbing issues due to tree roots in our plumbing pipes. At one point, we were charged a fee due to the roots in our line because we were told we clogged the lines. A different plumber they sent told us it was due to the tree roots and that we did not cause the damage. When we tried to explain to the company that we would not pay the fee because it was not our fault and that the roots were the issue, we received a threat of being evicted if we did not pay our bill. They finally gave in after countless phone calls and emails and were told that it was our fault but that they would let it slide this time.Another plumber they sent took loads of concrete he broke in our basement to get access to a pipe and piled it around our trees in our front yard, which we had to later try to clean up once we found out what he had done.We had many plumbing issues throughout our experience there, which we would not have minded if the company had been professional in their interactions with us and sent qualified people to resolve the issues. We loved the house and the neighborhood, but it was not worth it to work with this management company.

They are quick to respond when and if we have any maintenance issues. They are also very sensitive to us as tenants far as understanding sometimes things come up. My husband and I looked at one of their homes. We explained our situation about having to file bankruptcy before we filled out an application. Apparently they have a policy not to rent to anyone who has filed bankruptcy. But they gave false information and stated it would not be a problem. After paying 40$ a piece application fee, having our credit ran, sending numerous documents that they requested, sending these items requested that took a week going back and forth, they infirm us that we are not eligible for the house since we filed bankruptcy, and that it is their policy. Apparently we paid 80$ and a weeks worth of time, when we shouldve been informed of this Policy at the beginning. Yes, it was discharged in September 2018.
Man I thought that all these bad reviews were one disgruntled tenant getting all their friends to also add a review. No just no no mo. 3 months ago we reported the brand new ac as not working. Over those the months theyve sent out the same person 4 times. Hes shown up collectively 14 hours late, and thats on the days hes shown up after setting an appointment.they absolutely dont care and will hang up on you or put you on hold unless you keep calling. Just dont...Edit: You can see the importance that they put in their tenants by the fact that they are not worried one bit that the AC is not working but do care that someone hung up. The reply they posted said they are sorry it wasnt fixed the first time. Well how about the second third or fourth. How about how a different maintenance worker was requested and they sent the same one who failed over and over again to fix it. So the moral of the story is if you want to be in the middle of summer without ac and have people act like its not important this is most definitely the place for you.Edit 2: its been a couple months now.still dont have a working ac. At lest once a week I make a call to the office where I get transferred around at least three times and get told we called the contractor which seems to translate to its not really our problem to deal with. if you dont call and bug them they will absolutely ignore your problem. After all the time Ive talked to everyone involved I would love to recommend someone but quite honestly Ive never had a worse experience and it seems to be ongoing.Edit 3: still ongoing almost 6 months later. Not much more to say than that.but dont worry if you are an investor you can sign up with them and change your title to slum Lord.hopefully that makes the fact that you are destroying someone elses life ok.
Set up an appointment for a showing today at 11:00am, nobody showed. Waited until 11:15, called the number listed on the automated text I had received, I reached Erics voicemail. I left a message with my name and number, waited 5 more minutes and left. It is now an hour and a half later and still no word back. After reading the company reviews I now see why. Avoid at all cost.
From the buying to finding the right tenants, KC management made it so easy to have and hold the best rental properties. For an out of state investor I always recommend their excellent service. I was a property manager myself for 7 years and I know the headaches I had managing properties thanks to them I enjoy my rental income.
I feel like communication is a problem with this company. It seems like the wrong approach for the owner to dedicate the kind of effort I see responding to google reviews when better communication could have handled or improved so many negative reviews before the situation deteriorated into another bad review.Our story: Weve been renting for about 2 and 1/2 years through this company. We forgot to send our rent in once during this time and received a call the next day from a company rep letting us know we were late. Fair enough, youre running a business and have to make sure people pay on time, and sometimes people need a reminder. I totally understand. We forgot so we sent the rent money right away. Now when we come to you with a problem, as the tenants, we get ignored for two weeks and given the run around by phone. This has resulted in being 2 weeks without hot water and currently dealing with storm damage from a tree that was knocked over causing damage to our neighbors fence, gutters, and a car. Simple follow up communication by someone from the company could have helped to resolve these issues before they became negative reviews.If you ran into an issue and you let me know, ok then Im reasonable, we can wait a bit until things get worked out. Not really a big deal since I can explain that to my neighbor. Ignoring the problem just makes it worse. Now that Ive exhausted the phone approach I have to waste more time following up in person to serve a written notice and consider seeking legal resolution. Such a headache to deal with this company.

I live in Los Angeles and bought many properties through KCCRM. I have been dealing with them for 5 years. They manage and do all the rehabs for my properties. They are honest and on time. Highly recommended.
They took the washers and dryers out about 2 weeks ago and they still haven’t been replaced. Called the office and was hung up on and cursed at by their staff. The property grounds have been a disaster since they took over in August. All of the apartments have mold in them. They did come out but not much was done. I really hope they get it together otherwise they may have more empty units!
I highly recommend this company. They respond quickly to issues that arise with the house and keep me informed every step of the way. As an out of state inventor I was worried about the obstacles that I would have, but with KC management it has been an easy process.

Document Everything!! My rent has been raised $75 per month because I havent signed a renewal lease that they will not send me a copy to read, only page of the renewal lease is the tenant signature page. Now Im being evicted for not paying the extra $75 they added for not signing the renewal lease Im not allowed to read. I wont get into the maintenance nightmares for now.

Worst rental management company I have rented from!! Stay away from this company. This company tried to charge me a cleaning fee of $200 after I moved out and I cleaned the unit thoroughly, so after I sent my pictures that I took the day after I moved out they then tried to charge me $150 for touch up paint and $123 for pro-rated rent after I moved out. I moved out on 4/1/17 and they are trying to charge me a pro-rated rent from 4-1-4/4 because their staff was unavailable to do the move-out walk through the day I moved out AND I STILL HAD MY KEYS. They never cleaned the carpet when I moved in and they charged me for fixing a microwave that I called about numerous times to have fixed while I lived their. The maintenance sucks! STAY AWAY, TRY A PRIVATE LANDLORD WHO CARES ABOUT THEIR TENANTS.
This is all I’m left able to do. After being shaken down for 3 months rent and my deposit to break my lease, because of an unfixable roach infestation that the entire building was suffering from. I’m emailed a 3-day notice that I am late on this months rent (this months rent was included in my break lease fee). After calling and asking about it I was assured there was no issue and to “ignore it” when I asked for an email from them as proof I was told no multiple times before being promptly hung up on, then ignored and sent to voicemail continuously after trying to call back. I’ve learned my lesson and I should have taken them to court for all of the other falsities I’ve experienced while renting from them. Good luck to you if you want to make this poor decision to rent from this company.
These people will still money from you. My wife and I payed them the $80 for the application fee. It took them a week to tell us that we don’t except Bankruptys. We ask before we even got started if Bankrupty was ok and they said it won’t be a problem as long as it’s discharged. It was discharged on September 18 2018.
I have several properties under management with KCCRM and they do a great job. However, they really showed their true colors when a co-worker of mine needed to find a new place to live quickly. His landlord had sold the house my co-worker was living in and so he needed to find a place to move his family, including his school-aged children. KCCRM found him a place big enough, in a great neighborhood and within his budget. They went beyond my expectations in taking care of me, my friends and my properties.
Most if not all staff seem to be completely incompetent. Maintenance doesnt do anything. Maintenance is also incompetent. Most of what staff says to you are lies. They do not follow the lease. They are often time in breach of lease contracts. If youre a home owner, these arent your people. They hire the contractors to do work that they are terrible at, and will pay them even if the work isnt complete. This happens because they do not follow up or make sure that the work was completed and even done correctly. If you want a slum lord to manage your property because you dont have the stomach to dump on people, these are your people. Ive had to fix or repair most of the work that was done by maintenance or contractors. Most of the staff cant figure anything out. Theyre unlikely to even get paperwork correct. Homes are not cleaned.Seven months later... Still the worst property compqny Ive ever dealt with. In times when things are worst for customers, they get backlogged from storm damage. They dont care that they should be hiring independent contractors to fix atom damage. So those with lesser issues dont get any service. Example, I had human waste in my basement for over two weeks because they were to busy. Unwilling to admit theyre unable to deal with things in a timely fashion and will not hire independent contractors to help. I simply need fallen trees picked up. It is cheap and easy to have done by anyone, but they still will not even do that.They dont like being told the laws that they are supposed to follow.If you rent here, make sure you have a lawyer to call on, youre likely gonna need one to deal with them. Definitely wont be staying any longer than necessary past the end of the lease.
I would recommend that one would avoid renting from this company. After interacting with them over the course of several issues it is clear that their priority as a company is the landlords and maintenance staff rather than the tenants.
Do not rent from this company. They are property management for slum lords in other states that own property in Kansas City. The maintenance people are incompetent. When you need something fixed the excuse is the property owner will not approve it. My father was out of heat for 2 months in November and December. They ignore your emails and phone calls and make paying rent difficult. Plus, you will end up getting a attorney to deal with them.
I have over 15 years experience with Pat and Marta Grace including several real estate loans to them and all this business has been handled in a very satisfactory manner.
This company is horrible to deal with and is completely unorganized. They use random contractors that might work for them for a week or two and then disappear before the work is finished. They leave messes, let you live in mold filled homes, and dont really care about any of their tenants...One day they wont be around to affect people in the negative ways they do... well deserved if you ask me
I rented an apartment from this company from 2013-2015. Not only did they work with me when I lost my job and had to make small payments to catch up on my rent. But generally cared about me, I remember one winter the furnace completely broke for the entire building and they bought electric heaters for us(tenants) while they fixed the issue and dealing with a owner who was less than involved.
Literally the worst company I have ever had to deal with. When we moved in we were told that all the carpet would be removed.. It never was. It was never re painted. Ive had to have the washer and dryer replaced. I have had two work orders in for the past 6 months with no response. It took two months for my dishwasher to be replaced with gross water just sitting in it. Plumping sucks. Now Im in the process of moving out and am having to deal with people coming in and out of my house ( while yes it does state in my lease that the landlord/ sales agents are aloud to do showings in the process of the house being sold) but everyday!?!? I have two months left in this horrible house! And now that Ive declined a few coming they are putting a key box on my door. So they can just come in whenever they please. With no notice. Even though I have a large dog. Let it be noted if anything happens to my dog I will be suing the company. Oh and also the only reason this has 5 stars on Facebook is because they told us we would get like $10 off our next months rent. Which never happened btw.

Process from beginning to end was horrible and kept getting worst. All the way to the point where even the owner of the property said to give me back my deposit. Jimmy their so called lease adviser was a joke. Tried to tell me I need to fix the fence, no front steps to the property, fix the cabinets and I would be responsible for any leaks because the utilities werent turned on. Ok but yeah right. When he was calling into for approval he had more time to talk about his golf tee time than taking care of his customer me and figuring out the property to be ready for his client. I called into the KCCRM and then the receptionist or who ever, wouldnt find me help and sent me out to the main menu several times since I wouldnt leave a voicemail. Reason I wouldnt leave a voicemail is because I did several previous times with no response back never got one ever over a 2 week period. So I told them on the last day of me being pissed off, I would like the situation resolved because I really wanted this house! I would wait till 2pm and if no one didnt call me back by then I would be there at 2:10pm. Sure enough they didnt let me down with how they do business, no call and sure enough I was there promptly at 2:10pm, actually 2:09pm. When I walked in they seated me in the front lobby which is impressive but the attitude of the receptionist was beyond bad, a few minute wait I was told. After 27 minutes finally someone arrived to talk to me, Dawn. She is stellar and someone who runs a real company should steal her away. She addressed my concern very quickly and tried to resolve the situation to keep me as a customer. At this point I am gun shy of them completely, but I did get my money back pretty easy. I have been in their business before professionally and the service they showed me was beyond inferior to anything I have ever seen or heard of. I left there and had everything I wanted out of another company within 3 hours completely and already move in 5 days after I met them! They are to big to handle the work load properly or they just dont care, not sure of which one but beware of this so called management companies in KC especially this one here! ALSO GO ON HERE AND LOOK AT THEIR REVIEWS, CHECK THE PEOPLE LEAVING THE REVIEWS ON HERE. IT IS AGAINST THE LAW FOR THEM TO USE PEOPLE WHO HAVE CONNECTION WITH THEIR BUSINESS TO LEAVE REVIEWS THAT ARE NOT TRUE CLIENTS. I would have to say I agree with all the negativity on here. I have reported multiple issues in almost 2 years time. Not sure but according to the feed back from the office they have no reports from all the times I reported the problems or they say I have ignored calls from them or the vendors which is far from true. No voicemail was left and I would think professional vendors would at least leave a voicemail and there is always someone at my house so if they came by we would know it. I was supplied a letter that showed my balance I needed to pay because yes I got behind a few days. I went to pay the balance the very next day and not only the receptionist thought her chips and text was more important than the tenant, but I was told I have 350.00 attorney fees to pay when I had no knowledge of this until I got there because the 350.00 balance was not included in the letter. I was told if I pay the 350.00 balance before the court date then I wouldnt have to go to court. THERE IS NO COURT DATE. HOW AM I SUPPOSED TO KNOW WHEN TO PAY IT BY..I dont have an extra 350.00 just laying around the house.Sounds like a scam to me. They did not want to listen to my side told me I was just trying to argue when they would not let me talk and they talked over me. I asked a question and very rude response saying no, we wont do that in a childish manner. When I grabbed my payment intended for them and told them bye because Im not paying and getting evicted, they made a mochary comment and started laughing like grade school kids. Cannot do adult business with them. They think because you get behind your horrible. Welcome to the average American family. Being behind. As if they dont get behind in stuff.I was also told even if I pay my rent I still will go to court and I was also told by one of the staff that they will not send a plumber out to take care of my standing water and drain backing up in the basement, which I was informed IS sewage, (so inhumane)as long as my status is in eviction status when I never received a late letter a 3 day notice a 5 day notice or a letter of eviction. AGAIN,Theres not even a court date but I owe attorney fees. They sure will take the money but wont fix the problems and wont follow procedure either. I would rather buy a house and take care of my own repairs than to rent from a bunch of amateurs that act like children. I have screenshots of my requests for maintenance online before it was taken away and pictures of the repairs that are needed. According to the way I saw the owner of this place respond to other reviews and the chick at the front desk and unprofesionalism of the rest of the staff, no kidding the results of the renters are the way they are. Not to mention during a recent inspection my 5 year old was eating dry cereal and had spilled some on the floor within a 3 to 5 minute time frame. Enough time for this rude woman to walk thru part of the house and back and shes trying to say my house was filthy because there was dry cereal on the floor. My house is not dirty and filthy. That would mean unvacuumed floors food all over the house and rotting food and dirt on walls and dishes and trash through out. My house looks pretty damn good considering theres 2 5 year olds running around in it and theres one light string broke which in there eyes we are damaging their property. My house gets dirty and so does everyones but it is also cleaned. And the smell she referred to, stale standing water and sewer smell from the basement. Thank you very much. Heres an update 3 days after all this happened. According to my eviction served to me today, the eviction was typed up 2 days prior to me being there and therefore there was a court date and they failed to tell me so. No maybe they dont have to but I still received no notice of any kind from this place.meaning I went to pay the balance. In response to the owners response.I tried paying. They told me I would still be evicted.im pretty sure its illegal to refuse to fix things even in eviction status

Signed lease june 2nd moved in june 4th to find the bathroom out of use. Fencing down from a storm. Our AC was out for 3days finally when a technician showed up he tore apart the unit and left it open and exposed. My husband came home after a 10hour day and spent 5 hours fixing the damn thing. We have had flooding in the basement that our renters insurance will not cover. Sewage plug burst and flooded the basement with sewage. I call everyday about my uncompleted work orders everyday I get the run around. Still waiting for fence to be fixed, a functioning bathroom, and a floor air return cover oh and the plumber did come out after hours and snaked the sink from the roof....sewage again flooded the bathroom and hallway. Needless to say when they received a bill instead of rent they still allowed another month to go by before the landlords started asking about rent my bathroom is still not working what so ever. Oh and the plumber broke the garage door. Its been a constant headache
Boyfriend is renting with this company and they are honestly the most cruel and have absolutely no type of communication skills within their own company! State they will fix issues and then disregard all your issues.Where to start?They never cut the grass before moving him in & it was all the way up to his knees! He had to do it himself. After waiting days for a call back and they moved him in a home with MOLD and COCKROACHES have the pictures to prove it. We took care of the BLACK MOLD ourselves right away! They took care of the cockroaches but stated they had no idea about them? Funny, especially when you opened a cabinet anywhere in the home you could see dead cockroaches just laying about right infront of your eyes. And if that is the case and they werent aware of the apparent infestation they obvious do no type of before hand cleaning or walk through before moving in their tentantsNow after those ungodly issues where simi handled His A/C and hot water heater has been out since July 3!!!!! And still to-date is out!!! Numerous calls, walk-in, meetings with the mamhers, calls, Emails the issues is still not fixed! Basically been living in a uninhabitable house BUT no type of hesitation to collect the rent? for the last 3 month they havent held their end of the contact by provide a livable home but have held him accountable to pay? So only party actually abiding the contact seems to be him. And this point he has decide to contact a lawyer and take the issue to court since its too complex of an issue For them to fix a water heater and A/C and takes 3+ months.MISSOIRI STATE LAW literally by law Missouri tenants are legally entitled to rental property that meets basic structural, health, and safety standards and is in good repair. If a landlord fails to take care of important maintenance, such as a leaky roof or a broken heater. So we will defenitley win in court since we have all the legal ground.In my option they have no type of morals or hearts. How do you expect your tentants to go 3 months with no cold air NOR hot water? I bet after they leave their office and head home to take a hot shower it must be nice....again 3 MONTHS it has been out. Outrageous amount of time.So if you are looking for a company to give you a house full of bugs and then proceed to expect you to live in a home for months with not a/c amor hot water this is the company for you!
This company sucks they have people who have no clue what theyre doing working here customer service sucks they dont fix anything wrong with theyre properties they move you in then put your house up for sale and try their hardest to do whatever to get you out of the property and they keep whatever belongings they want when they come without notice to lock you out Dont rent from them whatever you do please...
