Are you looking for luxury in your personal space/apartment unit and nothing else? If so, this is where you belong! All I could say for this place is that the apartment units themselves are the luxury. Theyre very spacious apartments, appliances are modern closets are large. Love the gym as well as the quick responding maintenance. Ive never had issues with management, they are super kind. There are however a few downsides......Our first four months at this place were awful because my neighbor blasted music at some odd times (midnight until 2 or 3am, and then also super early in the morning). So the walls are thin and we had the most trouble sleeping, even after talking with him a few times about turning down the music.Walking through the hallway is sometimes rough because there is someone who smokes weed religiously and it makes the place smell awful. Its not the easiest to find parking as there are a lot of tenants.Ground floor apartments are not the best: obviously neighbors upstairs who stomp but thats not the issue... Do not get a unit by the AC or with ground floor access from the outside deck. You will not be able to sleep as the AC are obnoxiously loud. The apartment should allow discounts on rent due to such placement of AC units. It was not designed appropriately.Lastly, I woke up to puke and a red solo up at my outside door (ground floor balcony). There is easy access behind the apartment buildings and who knows who roams back there when no one is looking, definitely not management as there are no security cameras, etc.

Weve only been here about a week or so. We like our apartment. Its on the fourth floor and a great place to live. Ill update the review in the future as well. The reason for 3 stars right now was our first impression. The office staff was not very responsive or transparent with next steps when we first signed the lease. It was not uncommon for us to wait for 4+ days to hear back from them on answers to our questions. The apartment was also not clean when we first got into it. The cabinets were dirty, not just the inside, but the doors as well. It did not seem to be swept or vacuumed and the floors were sticky. I found cat claws on the floor from the previous tenants. Because of this, I had to spend a full day cleaning + hire a cleaning lady to feel comfortable moving in.I also wish the trash wasnt so far away. They should have considered dumpsters at each apartment.

I lived here for about a year and a half before moving out of town. I would highly recommend Kinsley Forest! All the office staff remembered my name every time I saw them. Maintenance items were fixed quickly. Constantly improving the property. Clean buildings. I truthfully had no issues at all the whole time I was here. Definitely a good value.

Our first apartment back in Kansas City and no doubt we made the right choice. Working with Lindsey in the leasing office when trying to find our perfect apartment was so easy. She was helpful to find us the best deal and was so personable. Almost been here a year and have had no complaints. Staff puts on amazing social gatherings in the club house where we can socialize with other residents and they always give free things... FREE. Our apartment home amenities are very modern and clean and the community itself has great perks. The pool and gym are perfect size and you can even rent out the club house for your own events. We feel safe here and have had nothing but compliments from our friends who have visited. It’s great being in a convenient location not too far from downtown but still in a peaceful area. Definitely recommend making the move to Kinsley!

Nobody follows the rules! Dog poop everywhere on the grounds, people going 40mph in the parking lot, parking in the fire lane for their mail, throwing boxes in the compactor when the sign clearly read no boxes. This place is bedlam and although I love my apartment, the people around me obviously have no regard for anyone else in the community and staff does not seem willing to enforce these rules.

The community is friendly and respectful and the staff has been able to help me out when Ive ever needed something or had any questions. We lived at Kinsley Forest for a year and a half. I wish I could give them a favorable review but unfortunately, despite how friendly the staff was, they were rarely responsive to issues or complaints. They would smile, apologize, and promise, but then do nothing. It really made me feel like I was talking with politicians rather than the friendly neighborhood that they promote. The winterized pool wasnt even ready for tenant use until well into June, (despite their promises to have it open before Memorial Day). The BBQ grills that havent been cleaned in more than 4 years are a severe fire hazard but tenants still use them. They provided an acre fenced for pets but nothing for young children. When we moved out, we ensured that the apartment was cleaner than when we moved in. But that didnt stop Kinsley Forest from denying us more than two thirds of our deposit and gouging us for utilities that werent even used. To anyone looking for an apartment, there are far more affordable venues with more amenities available. I recommend against Kinsley Forest.

This apartment complex is decent. I will start with positives. The ladies in the office are very friendly. They are willing to help with anything and very prompt- especially Lindsey and Seneeta. It is located in a great area not far from downtown, however construction the entire time I stayed there, Literally had to go an entire route the opposite way due to the highway close. The walls are super thin, and you can hear everything. Its more of a hotel style apartment living and You can hear the neighbors upstairs walking around throughout the night. You would think she had Flinstone feet the way the movements sounded. Price is high to live there. They charge a 1000 or more when worth about 850.

The only good thing about these apts were the inside and the rent price. Other than that I, as well as my husband, were really not pleased with so many things that we decided not to renew our lease. We are SO pleased with the apts we’re at right now btw! lol. Ok, so a few things I liked.. I liked that we were on the top floor (4th) cause they had high ceilings. The cabinets in the kitchen area as well as the bathroom were well kept. The one thing I disliked about the bathroom was the cabinet colors. They are white and I wished they were dark brown like the ones in the kitchen cause they look sooo much better. The apt itself was okay in terms of space but the closet is too small for two people (we were in a one bedroom apt). We had to put a lot of clothes and shoes outside cause of all of our stuff didn’t fit together in that tiny closet.Things I didn’t like... A lot of the neighbors were really inconsiderate of the other people that also lived there. They were super loud, yelled as they walked down the hallways, and some would always throw loud parties on the weekend. Which is fine, cause hey, I also like to drink and party lol. But they would put the music really, really loud. Like LOUD. So then they would scream even louder cause I’m assuming they couldn’t hear each other when they talked. It was really bad. I hated it. Anyway, the hallways smelled like weed and one day someone broke the rail from the stairs and management never fixed it. It was still like that till the day we moved out. Also, it seems the neighbors were too lazy to walk their dogs to pee. So as soon as you walk in or out the door of the complex you get this really strong smell of dog piss. It was so gross. I just started holding my breath just cause I didn’t wanna have to smell it anymore. I also didn’t like that no matter where the apt is at, you always heard someone slamming the door to go up and down the stairs. The elevator was loud too. Ok, now to the pool/bbq area. We lived there a year and the pool was closed that whole time cause they never, EVER cleaned it right. So we were never able to get in. I saw them do like some “light” cleaning but that was about it. The water was still green and gross looking. Lastly, the bbq area. Management also didn’t seem to take good care of that area cause someone decided to use the bbq and the sink had a ziplock bag inside that seemed to have been there for a while cause the bbq sauce was full of mold. The neighbors also didn’t seem to remember that they’re not the only ones using the bbq cause I saw more than a few times people using it and not clean it afterwards. I could probably go on but this is just the stuff that I could think of right now. Oh and I hated the location of the whole apt complex itself and I’m assuming that whole area is still under construction. LONG story short, I’d look elsewhere. I honestly don’t recommend this place. You get what you pay for tho...

I’ve been living in various apartments for the last 10 years or so due to constant moving for work and I have to say, Kinsley has been my absolute favorite! It’s brand new so the finishes are amazing but what sets it apart from other beautiful complexes is the office staff and maintenance team. I haven’t had too many maintenance issues but the small problems I’ve had were fixed promptly. They even worked on scheduling the maintenance around my schedule since I wanted to be home (I have a puppy). The leasing office ladies are amazing. They put up with my rambunctious puppy jumping all over them and are genuinely kind people who want to help. I plan on staying at Kinsley until I buy a house and it’s all because of their staff! Other small positives: great location. Close to highways, downtown and the airport (but not too close!) Nice grocery store just down the street. The gym and pool are also fantastic. Definitely recommend!

Renting here has for the most part been great. Friendly staff and quick responses. My biggest gripe is the frequency of trash collection. Hi Jessica,Im referring to the review Dylan left below. You know we had many problems with you, thats why we constanly called and had meetings with you while we lived there. And thank you for caring so much about us that you had to go back and look at when we lived there. Its petty, but were doing so much better without you. We post this a year later because we are still traumatized from living there and how horrible our experience was. You stole money from us by making us pay an astronomical amount on our water bill to support the community water which is not in the lease, but you do it anyway. These apartments were my first home away from my parents and you made it horrible. No one else should have to feel that way and thats why we leave you with one stars. Had the maintenance team come visit literally 11 times to fix various things like the sink leaking or the doors not shutting, bath tub clogging, etc. I was here for 14 months and they changed management 3 times. All that aside the amenities were great, super nice pool area, grill, clubhouse, dog park, and gym.The only reason they get a three star is because the exit that was advertised as easy access to the highway which caught my attention most importantly was closed the entire 14 months I lived there and I kept getting different dates from management of when it’d be open.If they ask for a deposit do NOT sign here. They will just like any other place will try to find every reason to consume the deposit at the end of the lease.I hired a professional cleaning company to come clean and the place was spotless but still charged various different fees including $700 for a small stain and stated they had to replace the whole carpet.

However, despite being out of the city, people still have to park in fire lanes here because there isnt enough parking available for the tenants.I thought the safety was decent until my car was stolen from the parking lot despite security patrolling that night. No cameras monitoring the lots either.A small electric water heaters mean you can either have a hot shower or run the dishwasher.Staff was always nice, but a high turnover meant someone often didnt know how to do their job. Most commonly this meant that either the trash compactor was overflowing or the dog waste bins were.Main positives are that the dog park is great and they might actually complete the road construction one day! They are clearly working to improve, but this new space has a lot to figure out still before it can be rated higher.

Noise complaints from employees who live on the floor for having the TV on at 8pm on a Wednesday, a pond that never got completed and turned into a literal swamp, constantly changing office staff, monthly power outages with no explanation, theres nothing luxury about this place. Now we have to fight with them to get the deposit back for cleaning and water reimbursement after we went as far as to mop the wood floors when we left. Oh, and the day we moved the entire floor had no power and they cut the power to the elevator as I was stepping on; WITHOUT checking if anyone was on. Living here at these luxury apartments was the equivalent of saying I own a Ferrari, but neglecting to mention its actually a die-cast model. If you want the bragging rights and have cash to blow, by all means move in. Just dont let anyone come over and see that your luxury apartment is actually a college dorm; puke stains in the hallways and all. Because there was FOUR WEEKS that went by with the same puke stains, and they were still there when we left.

After a long and exhausting apartment search, I found Kinsley Forest and fell in love! They are sleek, modern, spacious, and brand new - not to mention in a great location. I really enjoy living here and have had nothing but great experiences from both maintenance and leasing staff.

I’m coming back to update my review since we are now living here. I’ve taken a few stars away bc I’m not very happy with the noise levels here. We still love our apartment but the people upstairs are so loud!!! It sounds like elephants live up there. We can hear them talking EVERYTHING!!! I’m losing sleep and it’s driving me nuts! I think it’s mostly the construction of the buildings, so I don’t think it’s much to be done here. Just be mindful if you consider this place don’t live under anyone!!

Kinsley Forest apartments is the best place to live in the KC area. The price is spot on and the ammenities offered can’t be beat. Within close proximity to downtown, airport, and Westport, it is a prime location without the hassle of city parking. McKenzie was very helpful in getting us setup and I would recommend this complex to anyone.

If I could give them negative stars I would. This was by far the worst place I have ever lived. They charge a luxury price for something that is far from luxury. You can never park unless you pay a ridiculous amount for parking on top of the already crazy high rent. The place is one massive construction zone. Then when you leave they find anything they can so that they dont have to give your security deposit back. The people in the office will file noise complaints on you when your neighbors didnt hear anything. There is a mosquito infested swamp that they just left to breed disease. The one trash compactor for the whole property is always over flowing with trash. It is far from luxury. If you can afford the rent here, there are much better places that you can afford. Everyone that I talked to said they were moving out because it is so bad. I regret ever signing a lease with them!!!

Overall, living at Kinsley Forest has been a generally positive experience. The unit was brand new when we moved in – we were the first residents. With new properties especially, it takes a couple years for management and maintenance to work out all the kinks. We had a few issues, like door hinges coming out of the door frame, and water meter misreadings that are completely understandable on a new property and were fixed in a very timely manner. I had a couple conversations with the maintenance guys and the office staff – all very friendly and happy to help.Neighbors were very quiet, aside from the occasional dog bark down the hall, you could have told me no one else lived on in the building, but I know it was close to full. Internet was always fast (thanks Google Fiber, you can have all my data as long as I don’t have to deal with a cable company). If you are a young professional, especially if you work downtown, I highly recommend this apartment. If you work any further south than the Plaza, don’t live here; it’s not worth the drive and traffic in KC is awful. There has been construction blocking the onramp for 169 the entire time we’ve lived here, but it only takes a few minutes to get to the next ramp. Otherwise, you’ll have easy access to 169, 29, and 635. The construction is not Kinsley’s fault, it’s the city. They are taking their sweet, sweet time. Also, road quality in the area is poor because of the construction and the particularly brutal winter we had this year. Why I didn’t give 5 stars – when they built the place, I think they underestimated how much trash a community of this size can create. With only one centrally located trash compactor on the property, you can expect it to be full, or overflowing most days. Especially on the weekends. It smells like death if you walk by it in the summer, I promise you that. They also underestimated the number of cars a community of this size would have. If you get home late (past 8 or 9pm) you will not have a spot near your building, guaranteed. There are usually a couple spots left up by the leasing office. If they had to, they could add more spots on the northern end of the property, but it would reduce the amount of green space inside the area to practically none. I do like how we have “forest” around us, and I will miss that when we move.Lastly, there is a slight feeling of isolation due to the property’s location. This is partly the construction’s fault, because you have to drive pretty far out of the way to get to the shops and the more affordable grocery stores, and partly due to the fact that there is a serious lack of development in the area west of 169 and north/north east of 29. It almost feels like you’re driving through the boonies to get anywhere, even though you can see the shops on the other side of 169 from your living room window. There is a SERIOUS lack of restaurants in the area. By our second month living here we had already been to all 2 non-chain restaurants within reasonable driving distance (excluding downtown). Also, this is more of a critique of Kansas City… but what’s with your malls being outdoors?? I enjoy being outside, but KC is not the place for outdoor shopping. I don’t want to risk heat stroke just walking from Hot Topic to Spencer’s… Geez. I’m looking at you Zona Rosa and The Legends. Kansas/Missouri have about 10 days a year with tolerable weather, if you’re lucky. All in all, I wish I didn’t have to move. I liked living here, the interior of the units are very nice, utilities were low, I never filed a complaint, and I everyone I came into contact with were good people. I hope we have a similar experience at our next apartment.

I love the apartment, especially the floor plan - open and modern! Close to downtown, Zona Rosa and Briarcliff but still feel secluded. Love the gym and can’t wait for summer by the pool!

There is no luxury about these apartments. I think everyone got the luxury meaning wrong. They have brand new appliances and cabinets! where is the luxury in that. The people dont pick their dog poop, there are wasp nests all around doors and windows, the road construction will take another year, so its a pain to get to the highway or grocery stores. Plus, if you have made a late payment in the past, or had a collection account in the past, DO NOT apply. Youll just waste your 50$ application money.

There’s just not many amenities, there’s nothing around here. It’s Johnson county Kansas price for, not Johnson county. If I want to go to Whole Foods or Dave and busters it’s a 20 minute drive. There’s nothing here!!!! Lack of good restaurant options too!! Super boring suburb
