I am about to leave the residence I rent in NKC, a duplex built in the 1940s. Cute little 1 bedroom with a detached garage sufficient for my needs at the time. No complaints about management. They fixed things in a timely manner and the ladies in the office have been pleasant to work with in the past year and eight months since I moved in. Moving in, I was fully aware of what I should expect of the duplex because it was so old, has older windows and still dons plaster walls. Insulation was probably minimal due to age, but utilities surprisingly werent bad. I never used nails to hang anything to not cause massive holes in the plaster. I have recommended them to a few people, but they ended up somewhere else before looking at these duplexes. For the price in comparison to these high dollar apartments in the KC area, this is a good option with a small yard and a quiet neighborhood. Manage your expectations properly of an older building and you wont be dissappointed.

I would like to give a huge shout out to Paul with maintenance. He is ALWAYS prompt, knowledgeable, reliable, and kind. Not to mention he explains things to me when I ask him questions and does not appear to get annoyed. Its not always easy for me to troubleshoot so his explanations help me understand better and give me peace of mind. I know they work very hard, not in the cleanest of situations, and its especially hard when people are upset because something is broke. And lets be honest going into someones home can be scary, iffy, and sketchy at times. Thank you Paul!!!! I see Paul the most but Ive appreciated other maintenance who have helped as well. Also a Thank you to Amber for being kind and helpful as well!!!!

I would not recommend Sederson Management to anyone that is looking for a place to live. I lived in the ‘Grotto Apartments’ on the Country Club Plaza (~16 unit building on the Plaza) for seven years, and while the location was great and rent was affordable, the walls, ceilings, windows/sliding glass doors, AND customer service by the PM are very thin.I provided my notice to vacate on April 27, 2021. I had a family member moving into KC on May 15th, and figured it would be the right time for me to look to a new place instead of having them move into the second bedroom of the Plaza apartment. A new unit unfortunately did not work out as their management was difficult to get a hold of when I already started the process mid-April. I called Sederson on May 5th to ask if it was OK to rescind my notice to vacate and have the family member move into my second bedroom in the interim of finding a new place; they responded that it is of-course OK to remove my notice to vacate, and was told that I WOULD HAVE THE ABILITY TO RESCIND UP TO THE DAY BEFORE MOVING OUT W/O ANY REPERCUSSIONS, and that they “wanted to treat others like they would want to be treated”. (UNFORTUNATELY, I also gave this notice in a follow-up email on 5/13 to notify all of those involved in-case any work orders from them were already submitted.)The next day after writing to rescind my notice is when the rogue upstairs neighbor blocked in a new resident’s car that had inadvertently parked in their spot. I had asked the upstairs neighbor to move their motorcycle due to a safety hazard, and that they should reach out to management to clear up the confusion if it is reoccurring; they responded that management can’t do anything. The new neighbor was not made aware of assigned parking spots (small parking lot also has DM with faded numbers and lines). I’ve had to reach out to Sederson on prior accounts for tension that this upstairs neighbor was creating (including an accusation that the residents of this complex cut the lock to their storage unit when something was stolen, and using vulgar language to attack others). The ONLY response from Sederson was the same as times before – this has been forwarded to the Property Manager.I was afraid that this upstairs neighbor was going to hurt someone, and was actively trying to seek that out. I immediately started my search again for a new apartment. On May 13th, I sent the message to Sederson with a request to uphold my initial notice to vacate on May 31st; they responded with “since you’ve been such a good tenant and been with Sederson for seven years we will only charge you rent until Mid-June instead of the full month of June.” Many more phone calls, VMs, and Emails resulted in me paying prorated rent until June 13th, while I had already provided keys on May 18th. I received the response that I was fortunate that they weren’t charging me for the full month of June due to the Lease Agreement. Sederson was provided a new physical legally-binding form of communication, and ran with it. An eight-day difference between notifications cost me an additional 13 days of rent into a month that they knew I was already not intending to stay for, all bc I sent an additional email instead of ending with the prior phone call.This unit is already listed as available online, and without any noticeable changes. Seven years of living in the month-to-month unit under Sederson management ended with a very stressful final year and was met with only a management’s duty to collect every penny from me. Do not expect to receive a notice or any consideration if there is a fire that destroys three units connected to yours (Nov. ’19), or when they need to complete heavy construction 8a-5p during multiple months (May ’20~October ’20) when many are staying home/WFH due to the pandemic. I do not recommend anyone renting through Sederson and would like to see better affordable options pop up in the Kansas City area. As a Sederson resident you are strictly a unit number and rent amount on a rent roll. P.S., the winters are very cold.

My family and I rented a house for two years and had a wonderful experience! They were very quick when we had any maintenance issues and it would always get resolved. The staff was always pleasant when I called or interacted with them. Our three bedroom house was perfect for our growing home and I loved the neighborhood! I would absolutely recommend renting from them. I saw negative comments and was surprised. They were the best management team I rented from.

My wife and I rented a house managed by Sederson and had a very pleasant experience. The leasing process was simple and easy. All paperwork was done online. (We even signed the lease while on vacation in Colorado). They were very quick to respond to emails, messages, and especially prompt in maintence requests! (Try finding a landlord who does repairs in a timely manner). I would highly recommend renting your next home with Sederson.

If I could leave them 20 stars I would. I recently moved out of a sederson property after 7 years of living in the west plaza for a Job offer in CA. I loved my time at that property the best memories of my 20s live there. The sq was huge the house although not the newest property was beautiful once it had a woman’s touch. Additionally the folks at sederson ARE UNBELIEVABLY kind. The girls at the office Amber and Roxi were always kind and attentive and so was Steve. I was previously leasing with Mac and although yes the aesthetic of MAC property are great it doesn’t beat being able to call your leasing office with a problem and having them resolve it immediately.If you are looking to rent a property for a year Mac may be a good choice, but if you are long term renting Sederson is the place to go.

DO NOT RENT FROM THIS COMPANY!!!!! They are a SCAM! They will overcharge you on balances that have already been paid. We had mice and bug infestations that were never resolved. I had to move out 2 months early and still pay rent there because the conditions were so bad. They dont do lawn care or anything on the house for that matter so the yards look EMBARRASSING, there were so many plumbing and electrical issues AND at the end even though no damage was physically done to the house by the tenants they took ALL of the deposit for normal wear and tear. We literally had pieces of the house falling off and infested with bugs. They dont pick up the phones even in emergencies and the office does not communicate to each other at all. The rent is extremely overpriced and they lie and scam every penny out of their tenants even during a pandemic. PLEASE DO NOT RENT FROM THEM! Save yourself money and do not rent from a company with unlivable conditions.

I’m reading all these negative reviews and I’m very confused. Rocksie and Amber are very diligent and always reply to me within the hour. I can use the text system which goes straight to their email so it’s very convenient. Every maintenance issue I have had has been resolved within 24 hours. The plumber came on a Friday afternoon, that never happens. This is the best property management company I have ever rented from.

Sederson is hands down the best property management company I have experienced in Kansas City. All problems that occurred while I was their tenant were addressed and handled in an extremely quick manner! The entire process from applying, to moving in and then out was seamless and easy! Their staff is always pleasant to talk to, incredibly understanding and always helpful. If I am looking for place to rent in the future I will without a doubt look into the properties they have available before anyone else! Thanks Sederson!

I am a current tenant. It is impossible to get a hold of anyone and their maintenance is very untimely. They often don’t fix the problem just put a bandaid on it until it breaks again. Our basement recently flooded (4 inches of standing water), they were notified at 10:00am, again at 2:30p, and again at 8:00p, and did not send someone until the next day.. then left us to deal with the mess from the water damage.

I moved out of one of their properties almost a year ago.i called about rain coming into my apartment from the sliding door about 4 or 5 times. Someone came to look at it about 2 or 3 times. Thats all they ever did was look at it though.When I turned in my keys they said were sorry to see you go, youre welcome to come back if you ever need to and laughed as they said, well even put you in a place that doesnt leak.I was with them for 9 or 10 years I think and that is the slap in the face I got from them and who knows the health issues it caused.

I have rented from Sederson for 6.5 years now and it has been an absolute pleasure. They have hundreds of properties and yet when I call the office and state my first name and address they know exactly who I am. They are fast friendly and always immediately responsive. Every maintenance issue I have had was resolved swiftly and efficiently by their friendly maintenance team, even after hours. Sederson has treated me like family in my time renting from them and I am sad to be moving on. I cant imagine a better rental experience or better landlords. Do not hesitate. They are simply the best!

I have had nothing but a very positive experience with this management company and its employees. Communication is clear and they are more than willing to help in every situation that comes up in whatever way they can. Their maintenance department is very professional and quick to respond. I honestly was prepared to deal with another dud of a management company and have been so pleasantly surprised. As long as my rent stays affordable, I will be staying put!

The definition of a slumlord. The photos say it all. This is what $1000/month gets you...leaking walls, mold, missing carpet, and cracked sidewalks. Some of the highlights from our year with this deplorable management property:Before we signed the lease, we requested they repair the sidewalk since it was cracked and a clear trip hazard. They refused citing the As Is clause in the lease. Last time I checked, a property management company cannot contract themselves out of liability. The safety and well-being of their tenants is obviously not a priority. We should have run the other direction at that point.We noticed the ceiling/wall was leaking, so I put in a maintenance request in February. They initially sent two men out to inspect it. They spent about 3 minutes looking at the wall. They didnt inspect the attic or roof. Fast forward to May and they still hadnt attempted to repair the rotting and moldy wall. When we contacted Josh, he basically put the blame on us stating that we should have followed up with them to ensure this was fixed. Complete incompetence.We had a clog in the main line that was causing the kitchen and bathroom to back up. They later charged us $80 for a plumber to snake the drains. They claimed it was because hair was clogging the drain. Im so sorry their company is hurting so bad for money that they feel the need to charge to clear a drain.In a nutshell, Sederson Management provides low quality housing with little to no customer service or general concern for its tenants at a moderate price. Please dont waste your time with this company.

My husband (then boyfriend) and I rented a property from Sederson when we first moved in together - a cute duplex in Olathe, off Glendale. Other couple who lived in the duplex were hoarders and had cockroaches. Therefore - we had cockroaches. Our lease said we were responsible for pest control, which obviously you cannot do anything unless the other attached located also handles it, which they did not. Ended up breaking the lease and moving within 6 months. They then tried to charge me for items that I informed them about were broken/missing before we left. My advice? Always document with a paper trail, or just do not rent from them in general. I do not recommend. It was a horrifying experience.

I’ve rented from Sederson going on 4 years now. They are the greatest rental company to work with. From Amber, Rocksie, and Josh in the office, to the staff in maintenance, like Paul! They treat you like family, and can’t imagine going anywhere else.

Im pretty shocked at the negative reviews, to be honest. I have lived in 7 different houses, with 6 different rental companies, in the last 6 years, and Sederson is truly, hands down, the best of the best. From the second I started looking for a house, I was blown away by the value and quality of all 4 of the homes I toured, and I have adored every second of living in my little house. My house sat vacant for several months before I moved in, so, as it was waking up again it needed a variety of reasonable repairs, and all 4 of Sedersons repair guys were professional, super friendly, and always remembered me (and my dogs!) by name. Working with their office was ridiculously easy, and Amber at the front desk is probably one of the kindest, most understanding people Ive ever met. I would have rented from them FOREVER if I wasnt moving somewhere cheaper (and far less nice) to save for a house of my own. As a single female that lives alone, I truly could not recommend this company or their properties enough.

Ive lived at a Sederson Property longer than Id care to mention and can honestly say, its been horrible.The owner of Sederson Management is unprofessional and rude, thats putting it kindly. I tried multiple times to speak with him about getting things fixed that were wrong since Id moved in and I got treated like dog crap. On these occasions I tried to even compromise and was told to just move.When I initially moved in, my home was not cleaned and it was obvious a walk thru had not been done. I indicated repairs that needed to be done and that should be done at some point. Some examples: mold and damaged shelves inside, garage had multiple holes including an area that appeared to be black mold that was so bad I could see into my neighbor’s garage; carpet stains, missing blinds in the kitchen, damaged sliding door, damaged carpet, you get the idea. Wood was placed over the issues in the garage, the blinds were moved around in the kitchen and the sliding door was repaired.Thats good right, not really. The indoor mold was never addressed and I have a mold allergy. Were responsible for pest control, which I understood. However, I didnt expect to buy so much Raid and Hot Shot that I should buy stock in their companies. One of the places that the carpet is damaged theres a hole that allows bugs to get in from outside. Were talking spiders, roaches and crickets but lets not forget the slugs (yes slugs). Cant forget the mice, which I still have no idea how theyre getting in.Ive never run my own business but I know how to keep customers happy. If you cant fix the issues at hand because the property owner cant or wont, then maybe there could have been a better way to resolve the situation. Had the owner worked with me, listened to me, not talked down to me or even threaten to evict me because he could just because I asked a question about my lease, this review would be very different.There is one current positive though, the woman (I wish I could remember her name) who now works in the office, is Amazing. Shes kind, honest and will find things out for you. Whereas the previous woman who was there when I moved in lied repeatedly and I probably never would have moved to a Sederson property without her deception. There also was a maintenance man, Derrick who was great. He always cleaned up after himself and never tracked mud on the carpet.I am not a horrible person and I dont complain or give poor reviews without a reason. I moved here because I needed a bigger place that was healthy and safe so I could Foster.

Old Fashioned company and policies: most of their listings say Pet Friendly so I waste my time looking at the results only to see the fine print 2 pets under 35lbds. that was pet friendly in the 1980s -NOT pet friendly in the new millennium. I think anyone under 30 gets this. and all the dogs > 35lbds get it too!

My wife and I have rented the main floor of a house from Sederson for over 6 years and the experience has been very good. Here a few highlights:Office Staff: Have always been friendly and responsive.Maintenance: Responsive and generally very effective. I like the online form to submit work orders.Rent: Super fair for the area and has only been raised $20 every two years. That has definitely been a factor in us staying around so long.A few years ago we had a tenant who lived upstairs and had his friends over for parties nearly every night. It was an extreme nuisance and the property manager and office staff were very responsive to my complaints and took the seriously, giving the tenant a number of warnings before evicting him. Well done, Sederson Management!

Aug 2017 update: Everyone at Sederson continues to impress me with their professionalism and how quick they respond to my questions or issues. Want to give a big shout out to Paul who has done great work fixing a few issues here and there. Would still HIGHLY recommend renting from this company, Im now in my 17th month with them.Aug 2016: Amber in the main office is super helpful. I LOVED that they had a lockbox on the property so I could go see it at my convenience. House is clean, in a nice area, and at a reasonable rate. Id highly recommend Sederson.

We rented from sederson in Olathe. Our daughter become seriously ill and was hospitalized. We called sederson at the request of the hospital and asked if mold was possibly present in the unit and they told us absolutely not, before even asking our address. When we asked for someone to come check a man came over with his cell phone flash light and said “ look, if we tear all this down it’ll just expose you to more mold.” While we were living there the owner decided to sell and sederson called us daily to notify us that buyers would be coming through multiple times a day to view. The unit had bee hives in the window when we moved in and when we called they said oh sorry we will send a guy over. The entire unit was riddled with mold and whenever we called they said they would send a guy to spray it. A guy came with price chopper brand spray bleach and a towel. Mold cannot be killed under the surface with spray bleach as per the hospital, housing authority and common sense. Sederson knowingly let my children live with mold.

I rented a house from Sederson, and it was a nightmare. Two of the windows had the sill installed backwards, so any time it rained, it would pour in the windows. The siding on the house was attached with screws. Every time the season changed, walls would split and doors wouldnt close. They had the kitchen sink drain (PVC) ran into a lead drain in the basement, which leaked constantly. This house was absolutely falling apart. Also, they will charge you the entire last month of rent, even if you are only there a few days into the month. BEWARE,Worst renting experience of my life.

I have very very much to say about this company and everything I have to say is far from good but instead of writing a book about the company Ill leave you all with these few words. DO NOT!... And I mean DO NOT! Engage with this company and if you are already engaging with this company discontinue to immediately. Today 03/21/2013 I was treated with the utmost disrespect and all I did was contact the call center of the company in order to retrieve some information on a specific property. I have never rented with this company nor have I ever participated in any other type of business with this company and by the way I was treated today OVER THE PHONE, I have no intentions to ever do so in my life! The individual who will be taking the credit for showing such disrespect today goes by the name of Stephanie. I do not possess a last name but I am aware that she is under the management of three other individuals by the names of Jay, Davin and Josh. She was very unprofessional, immature and extremely disrespectful. If you dont believe that my words are as serious as I am making them out to be, feel free to read every other review that has been made in regards of this company and their service.

Never rent from Sederson! Only was able to tolerate the apartment from hell for about a week. The ad. was falsely advertised from the begining. The property at 2514 Holmes apt B was horrible. Said to have central heat/ air but had no such thing. Moved in in the winter time and called them because I saw no thermostat. They told us it didnt have one so they left us space heaters. Which never kept the place warm plus you can only have 2 on at once or the fuse blows constantly. And you have to go outside to another door to fix the fuse. Had an outlet that never had anything plugged in it that started sparking and pouring out smoke. When KCFD arrived at the scene he was.already familiar with the place. Said he has been there numerous times and have turned them in for the bad electrical problems. KCFD warned me and said move out because its a death trap. Hadnt even been in the property for a week. You have been warned!

You get what you pay for. Ive lived in one of their properties for almost 2 years: The building is a old and rundown, but the rent is extremely cheap (especially for the neighborhood Im in) and Sederson seems to fix any minor maintenance issues I contact them about within a day.The main problem is that Sederson is just the management company, not the property owner, so there is never any progress on major upkeep issues, such as replacing the drafty metal-casement windows, or fixing the bad wiring that causes the exterior lights to burn out every couple of months. Any major problems like those are blamed (apologetically, but perhaps not sincerely) upon the buildings owner not wanting to pay just yet and nothing ever seems to happen.All in all, not the best or worst landlord Ive ever had, but I like the price.
