TERRIBLE MANAGEMENT!!!!!!!!!!!!!!! Worst management group Ive ever worked with. There has maybe been one person who was nice and helpful. Everyone else is lazy, rude, and incompetent. They do not care whatsoever about quality of care for their tenants. They will do anything the can to screw you out of more money and blame you throughout the whole process when youve been trying to get help from them. Communication between management and tenants is poor on their best day.You always talk to someone different and are given different information every time and then blame you for not having the correct information. Management will tell you, youre SOL even when a mistake is made on their part. Ive worked in customer service and management at several place and Im disgusted with how this place is conducting themselves. They deserve negative stars, but one star is required in order to post this review.
Absolutely the worst apartment complex to live in. We have called maintenance twice about the leaking and no one has came out to investigate the issue. Tonight, idk if a pipe broke, but it sound like it’s raining in the apartment. I wish I can post videos to hear audio. We ended up having to call fire department to fix the problem.
This apartment building sucks. The Boiler chiller system for the whole building has been out for 9 freaking days!!! I’m pregnant it’s been over 90 degrees here. We also can’t open the window due to severe spiders in the window, and maintenance ignores my calls. Not to mention we have found bugs in our apartment building.. the whole building has bed bugs, and roaches.. we know this because we have talked with downstairs neighbors and our next door neighbors.. with ridiculously expensive rent that covers all of those services and no one will help.
I loved living at coach house. I moved only because my boyfriend and I moved in together. The leasing staff found an apartment that worked great for me and my lifestyle. They have lots of buildings so they can really find an apartment perfect for you. The room sizes are big and spacious! Maintenance was easy to get ahold of. Some things broke (garbage disposal, blinds) but they always came promptly and fixed it! I felt very safe at the complex at all times.
This place has no intention of fixing anything. For over 9 months (we moved in a year ago) we’ve had issues with the air conditioning, weather stripping ( half inch gap in oversized sliding back door that spends eight feet requiring constant running of the ac/heat. I’ve been using duct tape when possible but we use the door often and duct tape is expensive), leaky sky-light, wall in basement is caving in, faucets are not attached to the sink in bathroom, crack in foundation leading to excessive mold in the basement (which I had to take care of, and our dishwasher sounds like a jet taking off. They always say maintenance will be notified but we never hear from them. They have sent a guy or two once or twice but they end up telling us they need this or that part and will return. They don’t return. Of the twelve plus issues in those nine months only two have been resolved. For the last two months we haven’t been able to get in-touch with anyone regarding our lease renewal to talk about having issues fixed before we sign. But they had no issues contacting us when they needed the lease signed the day before it was due. At the moment we cannot afford to move, otherwise we would.
RUN!! I have been here for three years and watched the property be tossed around like a football from one company to another. Now, before KC is getting ready to break record heat temperatures my AC stopped working properly since last night. Since it’s over 80 degrees it’s considered a maintenance emergency. It ran all night and day without shutting off or producing cool air. I called last night to report it and was nice about it until now. I never cause issues, but I get severely ill in excessive heat due to my medications and I am told that I will have to go another day most likely because there are so many other people before me and they weren’t prepared for summer or called other properties to get assistance. They sent out letters saying to let them know if you got hit financially by Covid, then tell people that it sucks to be them and you get hit with late fees if unemployment isn’t processed fast enough. It’s sad to have what was supposed to be my home run to the ground by improper management. Most of the time I would be nice, but getting sick from heat stroke due to lack of preparedness for the summer is unacceptable. And I don’t care if they complain about me. When it’s wrong it’s WRONG! And there’s no corporate number to call and complain to, so you’re screwed.
Coach house has varying levels and types of apartments. I am in one of the older buildings, there are many dated quirks about the apartment that wouldnt be considered critical, but are on the side of inconvenient. Kitchen cabinets are narrow, some inner doors are tough to close, the bathroom drawers fall out if pulled wrong. The price definitely compensates for the condition. We knew that going in. Again, where it counted it just worked. The inconveniences we experienced were design choices that were less than optimal.That aside, the staff puts in the effort to maintain things when they go awry. I have experienced a change of ownership twice while here for 2 years and the Covid situation. The staff have done a lot to work with the residents to make these times as smooth as possible.
No AC since we moved in last October, been putting in work orders and nothing has been done. Now we have a newborn in the house and I wish I could attach a photo but it’s 90 degrees in the apartment. Never been late on rent, have record of work orders going back months, phone calls and visits to the office have done absolutely nothing. They do not care about tenants least of all a well being of an infant who is overheating! Can’t fix the AC then provide tenants with window units!
I went and applied for an apartment here, they told me only AFTER they ran my application I paid 230 for that it would not be ready for a month later than what is listed. ONTOP OF THAT, I have been trying for over a month and a half to get my 300 security deposit back that they make you pay ontop of application fees.Adendum: a month and a half later I have the check in hand. Due to change in management it took extra time to get back. The receptionist and lower staff couldnt do anything about it. Just low management.
This place is awful. In the 9 months I lived there, the air conditioning went out six times (all during the hottest summer months), the heat was not turned on for the entire building until it was 40 degrees in my apartment, there was a water break, the electricity went out several times, and the water was shut off for the building several times. Super thin walls (my neighbors music rattled my bones every day) and staff that doesnt care at all about their tenets. Finally, their photos on their website do not match the units at all -- completely different layouts. I thought I was renting a one bedroom and it turned out to be a studio. Dont rent here.
This place is probably the biggest slum in KC proper. Changed ownership 3 times in my one year, constant trash problems, maintenance was spotty at best, and the last 4 months I lived there, no one was in office due to covid and could not get through in 60 times of calling! 60 TIMES! I have an attorney on this place right now, 12 month lease suddenly turned into a 13 month lease, I’ve never seen anyone act this improperly. Also a fun murder and a lethal apartment fire during my stay here, you’d do better living in your car. Or under a bridge. BEWARE
Son lived here for college. Moved out on June 30th, and still waiting on deposit to be returned September 1st. Have called 3 times. Response is always we have 30 days. Supposedly resent the check August 18th, still not here, but they still have another 30 days according to staff . And, if in 30 days it’s still not here, I asked? It is what it is, per staff. They are terrible in that office. Very rude and not helpful.
If I could give Coach House 0 stars I would!! I have lived here for 1 year and a half and had no issues until this new management company has taken over since then its has been a nightmare!! We have never once been late with our rent here however you have to jump through hoops to get maintenance requests handled not to mention how rude the front office is or the lack of empathy that is shown!! Now out latest issue is that our AC is not working correctly and the answer I was given was to open your windows we are not yet allowing maintenance to work on AC units because it is not hot enough!! It is almost 80 degrees in our apartment and that is unacceptable!! Highly recommend you find another place to live because we will not be renewing our lease here again!!

The only benefit to this place is the location so that when this place is condemned or deemed a national disaster due to mismanagement it is close to the FEMA office so maybe someone can help. Run away.

My daughter and her roommate have lived in these townhomes for over a year. They have been trying to get a new refrigerator/freezer, as the current one does not freeze any longer. It took over 6 weeks just to have someone come and look at the freezer, adjust some things and tell them if it didnt start freezing within 24 hours, they would replace. It is now going on an additional 2-3 weeks of the maintenance people deciding if they in fact need a new fridge and nothing has been replaced. There is no urgency by the staff or maintenance to repair or replace damaged items. My daughter and roommate both work and go to school and do not have large windows of time to wait around for the office to make a decision. I would not recommend these townhomes. Additionally, I have recently heard that black mold is a common issue and nothing is done to remedy the issue. Also, the walls are paper-thin and you can literally hear the neighbors having a conversations. I just tried calling the number listed and it has been disconnected. Please re-consider leasing from this community!
We tried to get an apartment for my dad here. They charged $35 application fee and another $150 Administrative fee. Then they denied his application with one months deposit. But would take him if he was willing to lay down $1400 (two months). We said he didnt have two month deposit so they took his $150 admin fee and application fee= $185 NO REFUND. This is a scam to collect as many $150 Administrative fee as possible. They can do this ALL day...They also showed us Apt #205 then wrote down #207 on the deposit receipt. When he sent the lease over it was for #211. Total switch and bait ploy. It is sad that they take advantage of people who cant afford to go anywhere else.
POSTING FOR A CLOSE FRIEND!Think twice before you sign a lease with Coach House. We moved my elderly mother in on the understanding that it would be for 1 year. After which she would transition to a retirement community. The unit itself was subpar and in need of maintenance. Even after multiple requests, nothing was repaired till much later on. Renter be ware!
I have been living at Coach House Apartments for 2 years now. I have stayed due to convenience and location for my job. My tenure here started rough. I was not shown the unit that I would be living in. When I was finally moved in to the proper unit (2 weeks after my initial move-in date), the washing machine was broken, thus indicating management did not inspect all appliances upon new residency. Fast forward a few months and I contacted the leasing office about some complaints in the fitness center. Machines were breaking consistently, including a treadmill that has been broken for at least 25 months still to this day, there were no sanitation wipes anywhere, and the bathroom was consistently out of towels, soap, and toilet paper. It took me 4 times contacting the office to do anything about any of these concerns. Most recently, a new management group, Harbor Management Group, purchased the property. They did not renew security contracts with a company, per a leasing agent in the leasing office. This means that there is no security anywhere on property, despite numerous instances of crime activity (search Coach House Apartments on the news and youll find many reports). All in all, I have found my stay here far less than ideal. The management does not respond promptly to concerns, the property is not kept up well enough despite the high prices, and the amenities dont quite meet standard levels. I would not recommend living at Coach House Apartments unless entirely necessary. EDIT: There have been 5 different management groups since I moved in about 2 years ago so if you are looking for stability, this isnt a place for you.
Do I have to give a star because they absolutely dont deserve one! PLEASE do not move here. It has been the most AWFUL experience ever! Two words that dont exist are ACCOUNTABILITY & PROFESSIONALISM! Even going through 10 management companies since 2016 they just cant get it right and I dont think they care to. Oh and their little friend Maria I want to say she works in collections, told me that me and my family (including my toddler) would be under a bridge by Friday, it was a Wednesday. Save yourself some sanity and money they are the CROOKS of the city!!!
I lived here from early 2017 til this past April. My apartment was actually pretty decent (judging from the other reviews on here, I may have lucked out on this one...). But Lord. Oh Lord. The management. I dont need to go into detail, the other reviewers have done a bang-up job. Needless to say, Ive still never seen/heard about any of my deposit money. I know for a fact that my apartment was left in way better condition than what they usually see (I got a complement from a manager one time on the cleanliness of my place!), so theres no way they couldve used all my deposit money on fixes. I have spoken to a real-life person about it. I have left countless voicemails. All to be followed up with: Well look into it and then reach back out. For six months I have been trying to track down my long-lost money. Each time I call, I feel like Im in the movie Groundhog Day. Please, before you move here, take a moment and really look elsewhere. Like anywhere else. Too much money for far too little. The staff are nice enough but there is zero accountability and next to no system in place that an organization such as this should have. The number of management companies that have taken over is silly. They should call it, Layer-Cake Apartments. Maybe this review will spark some sort of action on their part. But if not, hopefully it can persuade would-be renters to examine all options just one more time.
Weve been here 2yrs and we LOVED living here! Coach House is now under new Management. The way this lady talked to me over being a few days late, was so rude and unprofessional: If YOU PEOPLE cant afford to live here, give us back our keys and go some place else! ...is what she said to me. There are people MONTHS late during this unfortunate time. What happen to Human Decency.
Please do not move here. Worst experience I have ever had living in apartments. Definitely nowhere near luxury. The air doesn’t work in the summer and heat doesn’t work in the winter, the front office either doesn’t answer the phone or seem to care.

Harbour Group Company (New company that took over):I would advise current residents to look at their online portal because there was a SUSPICIOUS balance on my account that shouldnt be there and this was pointed out by other residents as well. Please contact the leasing office to check your current balance!!! Also, the online portal doesnt allow us to look at our past payments. I wonder why. Why arent residents allowed to look at their past payments?
There’s been a fallen tree right in front of my apartments since the storm we had last month .. I’ve called them and told them about it 3 times now.. the initial response was “ is it bothering you or something “ .. I’ve never gotten this type of response or treatment with the previous owners . They’re just mowing around the tree and the grass under it is getting very tall and it looks so trashy . I hope someone come gets it soon before it just becomes compost..
I have lived in these apartments for less than 6 months & the management is completely poor! I understand COVID hit pretty much a month after i moved in... However, there should still be a way for things (maintenance wise) to get done! I already had an issue with the lady i signed my lease with because she lied about the first payment i would need to pay, just to get my in the apartment by a certain day! Lied & said she didn’t say that but i have receipts & dates of what each payment was for in description. Now when paying my rent i have to record me turning my rent in because they’ve said a couple of times they did not receive any rent! But after proving with the videos that rent was paid, all of a sudden the payment magically appeared! Also, i do not have my rent auto draft from my account but they tried to take over $2,000 but it didnt process! When calling the office, there is never anyone available. Leaving an URGENT message for maintenance is pointless also because evidently they have too many work orders & not enough staff to abide each one. I have been calling for 3 weeks since the office has been back open because the stopper in my 1 bathroom fell in TWICE since I’ve been here. The first time someone came he barley fixed it & stated he had an emergency elsewhere & would be coming back. Months have passed & it still had not been fixed completely! Now the apartment above me had an AC leak which is leaking on my furnace & there is also MOLD in my cabinets! I am currently pregnant, as well as have a 2 year old! There is many other things wrong with the apartment but i do not feel like typing all that up! After 3 almost a month of calling, i had to threaten management with filling a complaint with the Better Business Bureau & they finally sent someone the same exact day (today) to fix my sink & spray on the mold! This is unacceptable & ridiculous!! They want residents to do their part in paying rent but cannot do their part in making sure we are getting what we PAY for!
Tracie intentionally moved me into an apartment with a leak in the pipes that cause wet carpets. Maintenance does nothing, or never even shows up. Most have no knowledge of what they are even doing. They will rent you an unliveable apartment and overcharge you, and ignore you when you need things fixed. Black mold, mildew, worn pipes. Plenty of other decent places to live for your money. Recently taken over by landmark management who doesn’t even bother to return calls.
I have three Raccoons live on the roof and make lots of noise. The raccoons scattering around directly above my bedroom ceiling. All night I hear some hardcore scratching in my bedroom. Sometimes I bang on the wall to scare the raccoon. I reported this to the apartment over 6 months ago. Nobody bothers to show up or call back.I am posting it here to just to get there attention and to warn people before you sign up with Coach house.
Heres the truth about coach house. If you are looking for a cheap place to live in a pretty decent area then this is an option. Not a good option but an option. The first year we were here we had very little issues and the ones that did arise I typically fixed myself. But there had been a leaking shower faucet in our apartment for close to 6 months. Im a pretty patient person so I would call and they would say someone would come in and fix it. That never had happened until one day the faucet started pouring hot water. Ruined the ceiling and made our bathroom smell terrible. I called them and they said they would come out that day and fix it. Fast forward 3 days and someone finally comes to fix it. Correction TWO people come and fix it. They are there in the bathroom cussing for about five minutes and leave saying it was done. I walked in and it was still leaking and I had to wait another day for someone to come fix it properly. So heres the thing. If you never have to contact them about maintenance issues or anything at all then its really not a terrible place. I cant blame them for the smell of marijuana because thats anywhere you go really. If you are a broke college kid that needs an affordable 1 bed room then this is not the worst choice but there are better options out there. I made the mistake of renewing my lease for a second year right before all this happened and I cant wait until its over.
Since the new management has taken over this place apparently have been going to the dumps. As someone stated earlier..Maria..is a POS. If she is what the company represents then no thanks. Im out of here as soon as my lease is up and I wouldnt recommend this place to anyone.
They should get 0 stars. I lived here a few years ago. The property management is very poor👎The space is full of bugs and cockroaches. The house leaks and cannot be repaired. The refrigerator is broken for a year and the food is thrown away,Then replace a small refrigerator. Repeated collection of insurance, arbitrary charges, the car key hung on the door was stolen, no compensation, when I check out, I clean the space all, they not refund you the deposit... the worst, they will run the bill Putting it in a debt collection company to affect your credit is a disgusting experience
Coach house has made my move so easy and answered all my questions from the bug all the way to the small stupid questions. Its a great location and my neighbors are very friendly. Everything is so well taken care of. Tracie Smith the leasing agent helped me tremendously with everything from start to finish and still is very helpful. She is very kind, sweet, and understanding. I am very happy with choosing them.

I moved out in April. They still refuse my deposit. 3 weeks ago the check was made out to Leslie. Now they say I have a balance for trash on the porch. I know I cleaned everything and never used that tiny porch. But trash on a porch doesnt equal $200.... plua my pet deposit. Even showed them the lease. But they just tell me to leave. I left in april when my lease ended. None of them are smart enough to run property.... like you bought the property, youre responsible for our deposits. This is theft.
We paid fair market price for an apartment where the ceiling collapsed every three months from an upstairs neighbors leaking washing machine. They would only patch it dry out our apartment, then paint it. Living there was a nightmare. They heating system went out for three days in the middle of winter and during the summer the air conditioning would go out frequently. The property is huge and they only have a few over worked maintenance men. DO NOT MOVE TO THIS PLACE KEEP YOUR MONEY!! YOU WILL FIND SOMETHING BETTER
Zero communication, impossible to get a straight answer from anyone within the office in a timely fashion and lots of random “maintenance” pop ins. Not to mention the random murder that happened right outside my house on a weekday. Definitely don’t recommend to anyone.
So far I love Coach house. When I first moved in a automatically fell I love with my apartment. It was spacious and extremely clean with new carpet. Whenever I had an issue with something they fixed it right away. For example the oven didn’t come with any racks so since they couldn’t find new ones so they installed a brand new up to date oven. I appreciate the work and effort they put in here. After reading the reviews I was extremely nervous, but I’m glad I didn’t listen. I also have some friends that have been living here for decades and they love it as well. I put 4 Stars because as far as security goes I don’t think there is none. Like I’m not from Missouri and the tornado alarm went off and I had no idea what to do or where to go. Luckily I found a basement, but that was not shown to me on my move-in date.
Let me start by saying, my issue with Coach House has nothing to do with an inability to make monthly leasing payments and I make them on time.Reading recent reviews within my one year lease is definitely continue with legal action. My poor maintenance service which has affected my health prior to covid due to a major water damage.I have strong relationships in the community and had both health department and housing out to inspect my unit issues to enter into my now 28 documented issues Im actioning legally.Not everyone is looking to get money but justice and not just for my issues. It was so disheartening the service provided throughout my year.I submitted my notice via email 90 days prior requested a written legal stating received but I got a phone call and still no letter. My Civil Rights have been violated under Housing Act. Also a form of harassment due to leaving.
Lived here for two and a half years and had a HORRIBLE experience!! Had TWO apartments flooded because of how old and worn the pipes were. BOTH times it was made out to be as if I was the bad guy for wanting my place fixed and livable again. No sense of communication came out of that entire office. My boyfriend and I were tossed back and forth between three people to try and get everything put back together. Both times our apartments were filled with mold that was not being taken care of. They left my apartment moldy, not fixed and repaired for over THREE months to the point where neither we or our dogs could live there. We were lied to, not taken care of and treated like we were terrible people for something we were never at fault for. Do NOT live here. It is NOT worth it.
Denise in the office is Awesome. She made sure my experience was good. She made sure my apartment was ready even with the few glitches in the way. From the beginning was very helpful, pleasant and informative. Thank you
So far so good. Great space, clean apartment. Maintenance issues get resolved really quickly. The only thing is that I can hear noise from the apartment upstairs pretty regularly, sometimes in the middle of the night. But I think thats just what you get in apartment living...Overall I would definitely recommend Coach House apartments to a friend.
This is the nastiest apartment complex in KCMO. The bed bugs were a nightmare. The apartments are so out dated and the lack of communication is terrible if I could have rated a zero I would. I hate this place!!!!
I do not recommend these apartments. The management changes every single month. The people at the front desk are RUDE!!! The maintenance just walk in your house with out knocking first and the apartment are very old for the pricing also my car keeps getting broken into i will not be renewing my lease at these apartments and if anybody i know wanted to move her i would not recommend it they are very terrible!!!!!!!!!!
I have lived in 2 separate properties at Coach House. I have to say that I am content with each property Ive lived in, and that overall the Coach House community/management staff is above average. I will be honest that my most recent move wasnt exactly the smoothest in the beginning, but over the course of the entire process, I have had some revelations that I believe need to be stated in light of some of the negative reviews that are posted on here. Read below:1.) This apartment community is HUGE in regard to the number of tenants that live here. With this factor in mind, it makes sense that minor negative things occur from time to time (maintenance being a little slow on some issues, management staff busy and not always available to answer phone calls/e-mails right away, etc). The bottom line is that the management staff does a great job (special shout out to Tracie, who truly did some amazing work for us!). Each step of the way, if something was truly off or wasnt correct, then it was made right. I think the number 1 thing people forget when reviewing this community/dealing with the staff is that it isnt a perfect entity, and these people are people too--not robots! A little bit of patience and a change of attitude could go a long way for some of the tenants who are unhappy.2.) The apartment community is continually receiving updates in all of the buildings. I have been inside several apartments on the property over the years of living in the area (went to college at Avila), and I have watched as the interior of apartments has continually improved. The current apartment I live in feels like a 5-star luxury apartment. It is fantastic. There are definitely still apartments that are a bit older and not as updated, but you get what you pay for. I think a special thing about Coach House is that they are affordable, and have options for everyone who want to live in the unique area that is South KC.The bottom line is that Coach House is a great place to live. When you are actually living in the community and see some of the gripes on here, it is easy to make sense of them. From the outside, they may seem very deterring, but realize that sometimes it is only the negative reviews that get posted. In a complex that features hundreds upon hundreds of apartments, you are destined to have some negative things occur here and there. In my own experience, I have known Coach House/Greystar to make things right in the end. So, take that for what it is. Overall, I would recommend Coach House to anyone who wants to live in the area. It is a great place.
No no no! This place needs a major overhaul. Crusty carpet, no locks on the mailboxes, the elevator skips floors. Really terrible. You would be better off living in a clean cardboard box than the squalid filth of this roach nest.
Absolutely livid with this complex.Me and husband literally moved here because we needed to be somewhere ASAP! We got in on a deal which was fine, we did the walk through with someone and took note with them of everything that needed to be fixed before we moved in. They had an additional two weeks before we moved in to get everything in order, needless to say it wasnt done.My husband had to fix multiple things himself especially in our daughters room. Her entire window seal was cracked and you could almost lift it up.Honestly they have to many units I believe 802 or some where in that area to take care of. They need to hire more maintenance and actually put the money people are paying rent for back into the homes and not the damn office.Biggest complaint, nobody ever answered the phone and if you finally did get someone, you could be placed on hold for 15-20 minutes. We had charges that couldnt be explained on our bill, that they would just say theyll remove because they couldnt explain them either. It took almost two months before our air conditioning was replaced, the entire unit was completely rusted and old when the guy pulled it out. We had a leak under our sink, where there was also an outlet, we called emergency maintenance, and still had to wait an hour before someone made it to us, because emergency maintenance is third party.Honestly they care more about the leasing office and how that looks then the abundance of apartments that needs serious care. The amount of money being paid I feel is a rip off, were getting nothing in return. RENT SOMEWHERE ELSE!!Quiet area, thick walls and we had nice neighbors, that was best thing about living there.
Ive only had my lease for a month and Im not happy with this place at all considering I havent even moved my stuff in yet. The windows dont close all the way so air is coming in and out the apartment and they still have yet to fix the issue which should not be an issue in the first place.No battery in the smoke detector, the bathroom faucet has a hole in it, they didnt paint the apartment and barely cleaned the carpets...whole place is old and outdated. Its not worth it, my base rent is $755 and Im being charged $965 I might as well go get a mortgage.
Lived here for a year. Ive had leaking AC/broken furnace, cracks forming along the walls, carpet not cleaned from previous tenant, no weather seal on windows and closets creating high energy/gas bills. Dont forget the terrible management and office staff. Nothing ever gets done with old or new owners. Lack of knowledge of anything pertaining to residents is astounding. Ive tried since January 29th to discuss the fact they want to increase rent by $100 if I renew my lease, but I get my manager is busy and I havent talked to her. Amazing apartments great communicators. Have Kelsey help you she amazing and super transparent and does everything she can to accommodate you as a future resident. My only issue was that since everything is online we should be warned about common mistake made when paying or putting in information so extra charges wont occur.
If u dont mind walking 1/2 Mile from your parking spot to your apartment, its great. Staff only replies with first come first serve, instead of making residentd priority. Nice loyalty. Lots of out of state tags on cars, and some folks will do a hit and run on your vehicle in the parking lot. Its great!

Overpriced. Cars are constantly getting broken into. Maintenance men are rude and never do the job right. One maintenance man even attempted to kick my dog and threatened me with bodily harm on numerous occasions. The ladies in the office are rude and gave me a hard time when I tried to move out. Security is slow when there is a problem. No one ever answers the phone at the office. I have lived here for years and this property has dramatically declined ever since greystar has taken over. There are pot holes everywhere. My work orders are never completed. Save your money and don’t sign a lease here. They even upped our rent without telling us.
WORST experience with an apartment complex I have ever had. We lived here temporarily- less than 6 months and they put on a really nice smile but will not work with you on ANYTHING. The first week we lived there, we heard gun shots just up the street and the neighborhood was filled with cops- so that made us feel safe. The apartments are way over priced for the dump holes that they are (renovated is a lie). They painted the apartment, covered the holes in the walls not very well and most of the doors would not shut because of the amount of paint. Please go see it before you agree- we didnt have that option moving from out of state. It takes several calls to get anything fixed, the pools get extremely gross, they do not allow their paying tenants to use the restroom while at the pool, the apartment was gross- I cleaned and still felt nasty living there (showered in my flip flops). They would not work with us at ALL when we needed to get out of our lease early, we havent lived there in 2 months and are still getting charges. They charged us money for not cleaning the mold and nastiness properly when in reality it was there the entire and before we moved in. When I called to try and talk with the manager- she flat out said I was lying about what one of her workers told me. I have no reason to lie about it and good customer service is not calling your clients a liar! I would NOT AT ALL recommend Coach house- whether you are living there long term or for 4 months. The workers put on a good face to get you and then from there they could care less about you!
Love living here...my neighbors are all great! Convenient location close to the highway and all the other things you may need. Also dog friendly which was one of the many reasons I chose Coach House. A great place to live!
Im currently having to deal with roaches from the previous tenants that they didnt bother to take care of before I moved in. But now they continue to tell me that I have to remove everything from my cabinets for a fifth time since moving in in December, and the exterminator didnt even bother to show up this time which I am sure theyre going to try and charge me a $75 fee for when I did everything they asked. It would have been less upsetting if the initial letter explained that they were going to force you to do this repeatedly until they deemed otherwise, but they wont even bother to update their initial letter to let people know about it. Their so called senior leasing agent also continued to over quote me my move in expenses 3 times up until 4 days before I moved in because she couldnt bother reviewing the numbers before talking to me. I had to demand to deal with someone else a couple of times before they bothered to grant my request. I was a leasing agent for over a year and never caused any of my residents overdue stress like they do here. And half the time you cant even get a live person to deal with. You just leave messages with no one bothering to call you back half the time. My toilet still continues to back up and I have been told theres nothing they can do. Some line about the pipes being too cold. The location is nice, and some of the younger Maintenance men are good. The older gentleman man that kept bragging about how a YouTube video told him how to fix my washer luckily hasnt been here to fix anything that I know of. They were nice enough to let me break my lease so they dont have to listen to me complain anymore, but I just spent all of my money moving in here. So moving again just a month later isnt an option. I would say to keep looking if you can afford to, because so far in all of my military moving experiences over the years this has been the worst experience ever. And thats saying a lot!
Not a good experience my first time living on my own. My roommate and I had the option to rent a washer/dryer from them, for an extra cost, which we took because of its convenience. About a month after moving in, the dryer breaks and we put in a work order. It took them almost three weeks to fix it and we still had to pay that extra charge for that month even though our rented equipment from them was broken. In October of 2018, due to all the rain and us living on the top floor, our roof had issues and would leak constantly. I again put in a work order, and I’m not sure if things actually got fixed because a few months later in the spring, when we had more rain, the roof leaked once again. Not to mention that the windows/door aren’t sealed well, so heating/cooling bills are expensive during the extremes of the year since outdoor air can easily get inside. All around, a horrible experience. Wouldn’t recommend them to anyone, they need new management that actually cares.
They recently had a change of management (Harbor Group Management) which resulted in a new website for the “resident login portal.” Problem is, there was a website issue with transitioning my information to the new portal, so I was unable to create an account to login to the new portal. There was no communication that the old resident portal was no longer active, meaning my recurring monthly payments were not going through. It wasn’t until they finally informed me 2 months later that I had missed several payments and racked up $200 of late fees. Only then were they able to help and allow me to transition over to the new portal.Oh yeah, not to mention last year when they double charged me for rent one month. Fortunately my bank was able to get involved to refund the faulty charge. Pretty sketchy practices when it comes to handling residents’ money.

The staff at Coach House Apartments were attentive to every need I had. I had a set price range for my budget and Molly Fagan never stopped showing me apartments until I was comfortable with the price. She is very professional and works hard to get everything you need! Please ask for her if youre interested in being a part of this community! Maintenance has fixed anything that needs to be fixed in a timely fashion and they always leave a detailed note telling me what was completed. The property is beautiful and you can truly tell that they take pride in their community. Its in a great location and its quiet and safe. I would recommend them to anyone! I am very happy to be here. Check them out!!
Ive been living in coach house apartments for almost 1year now. My move in started off not too pleasant due to the leasing office not having our apartment available when promised. (Red flag) They did accommodate us by placing us in one of the bigger one bed room apartments on a special offer. At first the apartment was decent. As months go on, we started having some maintenance issues which it takes them FOREVER to respond! Very unprofessional.. Im talking about you have to say your apartment is flooding for a maintenance rep to respond... Im writing this because I have a 9 month old baby and my air suddenly stop working! My apartment is extremely hot and its 100 degrees outside ..Ive called the office several times and placed a emergency (NO AC in 90 degree heat) request... still no response... my husband and I will NOT BE RENEWING OUR LEASE HERE at coach house apartments..
I like the overall place ! Im happy with the size of our apartment and what we pay. I would have to say when moving in, nothing was ready in our apartment. I was so upset because it look like someone just moved out and they moved us in. The carpet was lumpy, blinds were cracked, water leaking from the toilets etc. I was so upset. They sent maintenance out that day, but it should have been taken care of before we moved in. They just need to organize a little more. Overall I would give then a 6 out of 10. Thus far.6 months of living here. Thinking about moving due to people around me. Random men around - car alarms going off in the middle of the night. People parking in my car port that I paid my hard earn money! Maintenance for me is perfect- they must know I am crazy lmao. They respond within a day and or 2 days.1 yr - We did renew our lease. But this will be our last year. Nothing is up to date like we were promised in our apt. and it makes us upset thinking about it. They did go up in our rent 764 to 791. You be the judge. I love the neighborhood but I feel like we can stay some where just as nice for lower the cost.Year and a half- Not happy with our high ass water bill. We pay 90 + a month and we do not use that much water. Will not be renewing!2 years- Lease is up in June do not plan on living here.
Horrible place. To begin, management is idiotic and contradictory. Theyll tell you one thing and put something completely different on your lease. Theyll lie right to your face and shirk their responsibilities as a property manager. Never received a notice for the end of lease so when you do try and leave, they tell you that you have to give 30 days notice. Do that and suddenly youre still being billed for a full 60 days regardless. Maintenance is a joke, as the dryer has been broken longer in the last year than it has worked. If you do still happen to get a place here be prepared. Theres shoddy wiring that still hasnt been fixed. When I got the place I saw the back sliding door was broken and couldnt latch shut and lock, all they did for me was give me a wooden bar to put behind it. Its not all bad though, hopefully before the lease is up the black mold will kill me because they refuse to clean the air ducts and do proper HVAC maintenance. I really do hope you avoid this place at all cost
They claim to be LuxuryI would assure you that Coach House is pretty far from that.Have been living here for a little more than 7 months and it is becoming increasingly clear how little they care about they people they rent to.It has been one problem after another, an absolute clown show. I would advise to steer clear from renting here at all costs, it just isnt worth the inconvenience.I have even had to remove a replacement fridge from my town home and place it on my front step because it is infested with cockroaches.What a terrific replacement for a fridge that broke repeatedly and cost me a fortune in ruined food.
Living here has been a nightmare!!! First management is rude and completely unhelpful. Someone cut and replaced my door locks and i wasnt notified, apparently maintenance went to the wrong apartment. No apologies, was told since it wasnt robbers, i can now relax and drink some wine WHAT?? We had leakage from upstairs, ruined my clothes and things in two other closets, you have homeowners insurance dont you? I was told. Had mold for weeks. Now my apartment is flooding in almost every single room of the apartment, had to call the fire department in the middle of the night. Did they even try to fix the leak last time? For every issue Ive had for maintenance, Ive had them come back to redo the work. The manager scheduled a time to meet with me regarding a carpet issue, never showed, never apologized.I can tell you story after story about how disappointed, frustrated and annoyed Ive been my entire stay. But i will say, do your research before considering this apartment as your home. I wouldnt recommend it for my worst enemyMore recently, I had another leak, more damage to my things. Had to call corporate before they could get me out of my lease. The entire apartment had mold and was unlivable, I couldnt use my kitchen, dining and bathroom space for days.Really, if u want to avoid such a mess, look else where
Haven’t rented from them, my partner and I went in for a tour, and although we had an appointment, we were so rudely told that they couldn’t fit us in. The woman we spoke with approached us with a horrendous attitude and didn’t even offer to let us reschedule an appointment. We walked out and took this place off our list of potential places to live simply due to the disgusting interaction we encountered. I feel deep sympathy for the people who live here who have to interact with this mean staff.
While saving money to buy a home I rented from Coach House Apts. During my stay I definitely learned the meaning of “You get what you pay for.” I had a major issue nearly every year, whether it was water damage, mold, walls torn down, respackling ceilings, appliance installation, bird infestations or constant maintenance issues that turn into larger issues of having to clean after the maintenance man’s handy work. When major issues arose I had to work harder with the management team in order to have corrections made so I didn’t have the constant shoulder shrug and “We’ll see what we can do” answer. I heavily advise any sane or non ghetto person to stay away from this establishment for you will be treated poorly and given false information after you’ve signed the lease agreement with Coach House Apts.
I dont even want to give one star but the software doesnt allow me to post.The response of the lease officers was too rude and they dont even answer for our questions and complaints.they charge lots of money as fine for the damages happened by them even.not only me one of my friends also faced this kind of problem.There were some cockroaches in my friends flat when they move in.they said they do some treatment in few days, unfortunately we didnt took any written statement from them.Finally the came as inspection said there was cockroaches in your flat spreading all over the apartment and you should vacate the flat in a month of time.
My overall experience here has been one of the most pleasant of places I have lived. I am very lucky with the neighbors that I have; everyone around me is very respectful. The management team works hard on bringing together a community feel with a community garden and multiple gatherings for tenants.Maintenance is good when you get the right person (shout out to DWayne).The only issue that I have had is with security and lighting within the complex. There are multiple lights out throughout the lot and this has allowed for car vandalism.
The only things I like is the speediest of the maintenance requests being done fast, friendly, and the maintenance ppl don’t have an attitude and is very understanding if you have a pet. One of the older gentleman who is a maintenance worker came over to do some work for us and tried to make a friend with our dog(even though she didn’t get a new friend), he did an awesome job and was friendly and explained exactly what he did.Thank you.
So I went here YESTERDAY (July 22nd) to actually tour and possibly rent a place here. According to their website and the sign outside of their leasing office door, the office is open from 1-4 on Sundays. We arrived there, and a handwritten sign said ‘office closed’. Obviously everyone outside of the office had read the same information online and saw the sign outside. So there were others waiting to tour as well. After knocking on the door, a very rude woman curtly let us know the office was closed and she’s ‘testing’. Then closed the door. I clearly dodged a bullet. If the staff treats potential tenants this way, then that’s a serious red flag. I’ll take my money elsewhere
While Annie in the office is always very helpful and Jason in maintenance is very prompt and knowledgeable there are issues here as well. Most important of all is the monthly rent increases being blamed on the water bill I understand there have been new charges added recently but over the course of three months our rent has gone up over $100. Being on a fixed income this is very detrimental and will be forcing us to move in the near future. The constant story of its the water bills fault has gotten very old and while it would have been explainable for one month it is inexcusable for three months and the latest making a $50 jump from last month. At this rate of increase nobody will be able to afford living here regardless of how professional certain staff members are.
Lengthy post ahead, so I apologize, but I have a lot of issues with this place. I was there a year, and I moved out as soon as I possibly could. I wouldnt recommend this place to anyone. The employees are extremely rude. I had a packaged delivered and never received notice that they had it. I only found out because I checked my order status. A maintenance man wouldnt allow me entry into my building and made me late for a conference call. The secure building was vandalized twice in the first four months I lived there. The pool was broken into and used at 6am one morning, before it was even open to residents. There was (probably still is) a homeless man sleeping in the stairwell of my old building. I called the cops and had him removed, just as the front office had instructed and he came back. They did nothing- the front door remains unlocked and I was promised a code would be put on it after I moved in. I put in maintenance requests that were closed without anybody actually fixing the issues. I didnt have working air conditioning for the last month I lived there, despite the number of times I called and put in tickets. I put in a ticket, regarding the AC, a maintenance man came out and left a note on the door demanding I kennel my dog. I opened my door, and surprise surprise, my dog is in her kennel, as she was when I left her. I called the office, but nobody bothered to come back out. My refrigerator went out and called the emergency line. Three calls and five hours later, I got a call back saying theyd fix it first thing in the morning. It got fixed about 3pm the following afternoon. Lost about $100 worth of food. I called the office to discuss this- nobody called me back. Ive heard reports of untreated mold, bed bug, and cockroach infestations. You cant control the temperature in your own apartment. They decide when you get heat and AC, and youll live a few weeks in an 80-85 degree apartment for a few weeks before they do anything about it, and thats if it works when they finally do turn it on. And getting ahold of anybody in the office is almost impossible.
My experience has been wonderful. Annie H. went above and beyond to help me during the moving process. I felt like she did much more than she had too simply because she loves her job and a true advocate for coach house. I would recommend this place to anyone anytime. The location is awesome and the amenities they offer are absolute. The size of the units are the size of houses without the upkeep and hassle of being a home owner. There will always be those who have negative comments but look at the view through another window its not always the property or the management maybe its the people renting.
My stay at Coach has been Fairly good except for a few issues at the beginning it has been good to stay at Coach house. One thing I like about my apartment is the floor plan and the proximity of places I visit often. I Would definitely refer to friends who have requirements as I have.
I am not sure as to why this apartment complex receives so many poor reviews. I am not a write a review kind of person--but I feel as if Coach House needs some praise. (I was not compensated in any form for writing this review).I have lived in Coach House for about a year. Upon moving in, the kitchen appliances were new. The washer/dryer is not so new--but I have my OWN washer/dryer in my unit--I feel as if that is enough in itself after using laundry mats/shared washer rooms for 6 straight years. The carpet was used, but it wasnt worn/torn/dirty. The hot water was not initially working but it was fixed within a day.Since then there are have been some problems (as expected because its an apartment, not a space ship). The A/C went out once--fixed in a day. The electricity went out once--fixed in a day. The maintenance employees are always friendly, and I always felt as if the job was done in a timely manner.Yes, the trash was piled for a couple of days. The problem has been resolved and there are rolling dumpsters available.The pool area is awesome. The parking lot is well lit. The walls are pretty thick. The grass stays mowed.The only thing I would say I dont like is the high price of the water bill. Its pretty high in price, but I feel as if everything else I get for living there, whatever.The rent is reasonable, the other utilities-reasonable, and they are dog friendly.Ill be back after I resign my lease.
Although you can hear everything, as long as you have nice neighbors you wont lose sleep. If you ask them to repair something they will come. Its all about mutual respect for the staff.
Ive only been here for 3 weeks and not happy with it so far. From the jump I let them know I cant get into the mailbox and the AC has not been working at all. Its been over 85 degrees the last few day and they seem to not care because there has been 0 communication with me at all. Id like to not sweat while sleeping AND I need mail because I am moving from out of state and there is important stuff I need.
I recently moved in and the area I stay in is quiet, we have seen a few roaches but the bug traps seem to work, but the staff are nice and friendly and the place is clean and easy to work with. Still waiting for my first bill but over all nice people and clean

I have lived there for 9 months. At first they told me a kind of deposit will be collected but will be returned after I move out. After I moved out, they told me the deposit is sure deposit which is unrefundable, and the one(A) who told me the deposit can be returned had left.When I was living in coach house, there was a nice guy(B). But for the others, I hardly to say anything good. A lady(C) there always looks like you owe her hundred thousand dollars, and some of my friends even believe feel racism from her. The A officer who I mentioned above usually looks happy and easygoing but do nothing, such as you make maintenance report to him and he says it will be fun, but several weeks gone, no one has come.(If I make maintenance report to B later, the fixer will come soon.)Above all, the Coach House is not a good place to live, seriously. They are irresponsible swindler. Coach House shows the best face to you when you paying your bill, after that they will show the other side. That is the worst experience of apartment.
Probably the worst place to live in KC. Dont expect anything from the service department. Expect smug attitudes from the office. Also expect just about every thing to go wrong after you move in. Leaky sink. Broken dryer. Broken a.c.. The worst part is the terrible customer service. My rating would be 5 negative stars. But thats not possible. Plus theres not really any good food/bars close. My recommendation would be to find somewhere else to live.
I WILL SUFFER BEFORE CONTACTING THIS OFFICE FOR HELP, The main lady in charge makes me extremely uncomfortable about voicing concerns about my apartment.DISCLAIMER!!!! I like where I current stay and despite the setbacks (bugs and ceiling leaks) Overall this is a good place to live.Below is a current pictures of my daughters bedroom, She complained of loud noise which sounded like a cricket outside of her window. After investigating I found the window had huge cracks in the seal. In addition, I found rodent droppings(poop) on her window seal which lets me know the creatures our coming in from outside. I called the wonderful front desk and was told it would not be addressed today. I guess my daughters fears doesnt matter. In addition i complained about roof leaks in my daughters room, placing over 3 work orders and the issues was not been resolved. I last spoke to the front office a week ago about the matter and was told the contractors know about the problem and no immediate time table had been set to resolve the matter.After the management came to inspect the window, she proceeded to collect a sample of the droppings to show her boss, this made me extremely uncomfortable, i was left feeling embarrassed as if she was insinuating that i stage the droops or something. The investigation made me feel less than a human. This is a example of what i mean about my unwillingness to want to communicate with the front office. I always pay my rent on time, never been late once. To have fear every time i speak to them is not cool. It now 8:06pm getting close to my daughters bedtime, and no maintenance man has come with a caulking gun to ensure my daughter can sleep tonight with the reassurance of not having creatures from the outside in her room. Last thing, i would say thank you to the nice lady from the office who came to my house, gather a sample of the poop evidence and left me with the job of cleaning up the rest of the rodent poop. I wish I had read some of the reviews before deciding to move here. We are half way through our lease and are already considering on not renewing the lease. We constantly have work orders that are not completed or being put in for the same thing because it was not fixed right before. We moved in to scratched up counters, out dated appliances. Things that we marked down during the move in walk through have still not been completed. For the money that they charge for their town homes, I definitely expected better. Not so happy with the property but thankful that Kelsey in the front office is very attentive and professional.
My brother just moved in with his wife and two month old infant. They have been here one week and has been NOTHING BUT PROBLEMS. I am visiting so have witnessed this mess first hand. The absolute worst has been that it was over 90 degrees today and the air conditioning broke and was never fixed. We called the emergency maintenance around 4:30pm. They said it was a really busy day so they would come when done with two other jobs, totally understandable. However in the meantime the apartment gets to over 85 degrees (according to the baby monitor) and their tiny infant is so miserable that he can not nurse or sleep. He literally whines and cries ALL NIGHT. They waited until 9:45pm to call again and the maintenance man said he would be there in 10-15min. An HOUR goes by and we dont hear from him so they call and he says it cant be fixed tonight and will be done tomorrow before noon. I understand some things are out of his control and it was a busy day, but feel like to let a family with an infant goes this long without communication or offering any help is horrible.Other problems:- they set up the apartment rental washer and dryer to be delievered today and it was delivered to the WRONG APARTMENT. How this was not fixed immediately, I still dont understand. Why didnt the delivery guys call the leasing office to check the address, find the correct one, and then deliver?! This was not answered. They still do not have a washer dryer and this was an EXTREMELY easy task.- there has been a car in THEIR car port spot the entire time so they have to walk all the way down to the leasing office (just a reminder about their infant and what a HUGE inconvenience this is). Leasing office has put a sign on the car, but not taken any other action.- refrigerator doesnt close, apparently there was a much nicer fridge when they toured the apartment, but was replaced by one that doesnt seal and is missing 3 out of the 4 drawers.- sliding screen door doesnt close all the way and is extremely hard to open and closeThere are more issues they have written down, but these are the major ones that stick out to me. I am hoping things improve here and I can amend this review. With these many problems on just ONE WEEK living here, I would expect the leasing office to deal with this asap with some additional compensation. Totally unacceptable.

I lived here for 2 years and have NEVER delt with a more rude front office than Coach House. My dryer broke on a Wednesday night and called first thing Thursday morning and they said someone would come by that Friday. Well NO ONE CAME to fix it. Then they sent me a email and said someone was going by that Sunday. Well NO ONE SHOWED UP. Then on that next Monday someone came to fix the dryer... and guess what? The part that he used to fix the dryer didnt work and he left my apartment without even testing if the dryer parts he just put in worked. So then I went up to the office again and told the office manager my situation and they said all they could do is put in another work order and Id have to wait 2-3 days for someone to come to my apartment again. So rude idk how those people can treat people like that and feel okay. Ive been 9 days without a dryer and have to wear dirty cloths to work. Its awfully rude of Coach house to make me wait another 3-2 days when the first time hey messed up. They should’ve came immediately today to fix it but I was told “sir this isn’t being considered a emergency” Never seen this happen anywhere else but Coach House.
This place is a dump. They show u the nice model apartment and u get a dump after u sign a lease. The carpet smells, there are mice, cocroaches. The management people are crooks. Will charge u for every chance they get and stick u with fake bills. The place is the worst place I have ever lived in. Will not recommend it to anyone.
Lived here because I got a short term lease (4 months). In the first three months, the AC broke six (6) times!! The washer broke once. I also received a random bill saying I owed $30 (I always paid rent in full and on time).Overall the management doesnt care about you and the property is an eye-sore. Much better options for same price on Mission Rd or in Overland Park.
I’ve been here almost two years & you’d think they would be happy to have a tenant keep renewing their lease. I have had two bug issues, one in my bedroom & one in the kitchen (right now) and they make it seem like it’s normal. I am tired of having to live like this. While the one bedroom is very spacious, it doesn’t make it for it. My neighbors are nice but they are DISGUSTING!! There are potholes everywhere! I wish I could break my lease for free but unfortunately it doesn’t work that way so I have to wait a few months before I can leave. Avoid this place at all cost!
My 1 bed apt looks good. Its located close to most places I often visit for work n fun in KC n OP. The new staff has been helpful.
Can’t even get a return call from the office. I’ve called multiple times and left multiple voicemails to request some information and cannot get anyone to return my call. Why would anyone sign up to deal with this type of customer service? Lived here a number of years ago and never had trouble back then.
I had my pest control done before the month i moved out for 700 $ and again i was charged for the pest control that it was not handled properly before month. What a fun to suck out the money when we move out. We had our inspection one year before and they came after an year. Worst service. They took 7 months to set the outside lock after move in. Water from the ceiling is a common thing in coach house and i have my friends apartment still did not had repair. I dont see anybody responsible for anything. Because there is nobody who can answer your questions. I remember we had no trash out for many days.i suggest never even look for this.And last but not the least, the apartment management is so rude to the residents
I like my apartment as far as size & space, but it really ends there. The maintenance is just horrible. I put in a work order for my washer 2 weeks ago. So last week I started putting in a ticket every day & still no response. I wouldn’t recommend anyone to move here! Unless you want to pay a lot of money for a broken down apartment. Ive lived in Coach House for almost 3 years and, of course, no complex is perfect. However, if Ive ever had an issue, theyve always worked with me on resolving it!Two nights ago, I reported a leak and Ethan Watts, I believe, came out and fixed it. But he also noticed 4 other things that I hadnt been persistent on and immediately wrote them down (blinds, chain on door, smoke detector, etc.) he went out of his way doing this and the next day, ALL jobs were done!Thank you for your help, Ethan!
Getting a hold of someone is like talking to a grandma with a hearing problem, it takes day/weeks to get the slightest of help. Apartments walls get air pockets in them! Toilet handle gets stuck and leaves water running and bills high. Hallways reek of marijuana and alcohol. Laundry room is almost an embarrassment, floors covered with water after one load, machines are always dirty or out of order.
Poor management that never responds to emails!!
I think for what you are charged, I dont think the apartments are worth it. Ill began with the trash situation. They lost their contract with the trash company so for about two months there has been trashed piled up where the dumpsters were. They have rolling dumpsters that are temporary, but the trash situation is still bad. The maintenance staff here has been good and always responds to my request. The apartments are old and outdated and for the price they charge for a one bedroom is the price I pay for a two bedroom at my current apartment and they are much nicer, and updated. The staff seems unorganized. It seems like the property is continuing to go down.
Management NEVER answers the phone. 1 out of 5 calls they pick up.
