I currently live here and Day by day I start to not like it less, my misplaced my key card for the gate, so my next option was just use the callbox and let myself in, well the callbox stopped calling my phone so I asked manager if she could fix it but she said it wasn’t her problem and that there was nothing she can do for me but managers before her always did it for others and gave a helping hand, I asked her to just help me out and I’ll pay the fee to replace my key card when I get paid so I can come thru the gate and not have to wait for somebody to let me in at 12 at night and she told me I have to figure it out, I already feel like I’m overpaying but I always pay on time, what happened to human decency
The bluffs is well maintained and is a resident first community. I am always greeted with a warm smile and if I have an issue (had a couple of small ones) i.e. light bulbs and window draft they were very timely and responsive to my needs.I have had the opportunity to reside in another community managed by the current team in the KC area and it’s been an absolute pleasure. The manager is kind, pleasant and always has the “resident first” mentality. If I could give 6 stars I would! Thanks again staff!!!!

Eva is an amazing property manager, always has a smile on her face and is a delight to talk to! She always shows professionalism and is willing to go the extra mile for you! I love living here such wonderful people😁
Great apartments at an awesome price (especially compared to the overpriced umkc on-campus housing). Maintenance is fast and will get any issues fixed quickly. It is on a quiet street and has a gate so unwanted foot traffic is minimal. Eva is a superstar property manager. Couldnt recommend it more

Far and away, my time at The Bluffs at Brush Creek was the most well managed and maintained facility Ive lived at in the 14 years Ive been living different places all over the country. I consider it as much a testament to your service as the facilities themselves.

Im a UMKC student, so finding affordable housing close to campus was a priority for me. After months of research, it became clear that the Bluffs at Brush Creek were the most affordable option by far. I live in a one bedroom, one bathroom thats cozy and clean. I can walk to campus in 10 minutes, and the neighborhoods nearby are great for running, or walking dogs.The amenities on the property are good for the price. They just redid the parking lot about a month ago, so its incredibly smooth and easy to find a place to park (parking is free, which is also a nice perk). Eva, the property manager, accepts all packages and stores them away, so you dont have to worry about the safety of anything being delivered. She is also the best person to chat with or ask questions, and always makes sure to offer coffee, tea, or hot chocolate from her kitchen. The maintenance men are friendly and helpful, and always greet my cat with a good scratch on the head.As far as logistics go: water, trash, and sewage are all included in the monthly rent, with only gas and electricity left for the resident to pay. Theres free google fiber included, too. Maintenance requests are filed online, quick and easy. Theres a gate around the entire property for security. Guests can request entry using a buzzer that rings to your phone.Overall, I would highly recommend The Bluffs for anyone who is looking for an affordable option in the heart of Kansas City.
Great location (plaza and universities). Quiet gated neighborhood. Remodeled apartments. AMAZING property manager, Eva. She is quick to help with any problem or discomfort and makes living here fun! Older apartment buildings but excellent for the price, location, and amenities!
This is such an incredible find for the area. The newly renovated units are especially nice. I am a student at UMKC and I just love that I can walk to campus. You will feel welcome right away!
The apartment I visited was like a dungeon with a basement entrance hallway that also functioned as a laundry room. The studio was dark with one window. The kitchenette was tiny and doesnt seem functional beyond heating up some ramen. Maybe the upper floor units are more livable, but I wouldnt recommend this place to anyone looking for housing near the plaza.
The manager acts like a crazy woman. I was visiting from out of state. Gate always locked so I came in behind the person I was visiting. She ran out fussing its 90% outside I just drove 6hrs. Had 2 stand in the heat sweating n tired while she went back 2 office 2 get copy of gate rules. And threaten eviction. Like this happens everyday. I just didnt know. Should always be an exception 2 the rule. And handled more professionally. I will Never go there again. Place is old n in need of lots of repairs n her major concern is gate rules.
Love this property, its close to my school, & the plaza. it has a gated community, free parking. Nice upgrades.
Management is really good. Solid quality of living for the cost. Buildings are a little older, but in the process of remodeling. Gated community and convenient location, especially for students.
I lived here for 2 years. It is a good place with all facilities. Near to UMKC, plaza and many restaurants. For prospective residents, It is a wonderful place for what you pay.
Moved in and absolutely love the place . no bugs, the carpet was clean and all is spotless . well insulated and warm too :) great neighbors and the property manager Eva was exceptional and very helpful when it came to getting me moved . Was very patient and has been nothing but nice . Def a great place to live with a nice gated area and pretty hidden :)
Out of all the places iv lived through out my life the bluffs is by far the best place.the bluffs is not just a place for students to live but a great place to raise a family.very safe and quiet community.
Walk my dog past this location and over the years this place is improved as far as living arrangements from what I understand, a lot of University kids and young people rent here, no felons, its a secured lock gate and cameras and its patrolled, overall I dont know about the management or anything but they always seem to keep their grounds and surrounding buildings in good maintenance
A very good property with a walking distance of just 10 mins to UMKC and Rockhurst Universities. Nice houses and amenities in the property. Eva, the property manager is very patient with the residents and is always bringing out new changes to the apartments.
I found this place completely by accident, I was helping a very good friend of mine move in to his 1bedroom. As he was signing his lease the property manager, Eva, and I started chatting. I realize that this apartment had everything I wanted, and I already knew someone living there who recommended it (obviously). So far I have been nothing but pleased and impressed. The grounds are maintained very well and clean, the parking lot was recently re paved and looks great. The apartments are being renovated and updated. I got a renovated studio (my first studio ever) here and I love coming home to my little place! There is a security gate and it’s quiet. All of the neighbors keep to themselves (in a polite and respectful way).Everything you could want is close! The Plaza, Westport, Waldo/Brookside, the Nelson Atkins and Kemper museums, Ward Parkway shopping. Everything is so convenient.Eva the property manager is so acomidating and pleasant. She is very quick to return an email if you send one with any questions, comments or concerns and even maintenance requests. This is a huge plus for me, my last apartment had property managers and an office that just didn’t care one bit..overall I’m so pleased I found the Bluffs.. definitely recommend!
Been living here for a little bit with my boyfriend and it is perfect! Were within walking distance of the plaza, the Nelson and the surrounding colleges (umkc, Rockhurst) and just minutes driving wise from Westport, brookside, the zoo, and Waldo. The grounds are well kept and they just repaved the parking lot! There’s excess parking and the maintenance crew is super fast to address any issues. Its completely gated with multiple pedestrian entrance/ exits and an easy to use vehicular gate. The surrounding neighborhood is quite And mostly older people and students. The apartments themselves are very nice with two entry/ exit doors one to back parking lot and one to the front sidewalk. Were on the bottom floor and I very rarely hear any of my neighbors. By far the quietist apartment complex iv ever lived in. Were in a remodeled studio and the kitchen is very nice, perfect size for a studio. This is coming from a baker/bakery manager. The closet is pretty spacious and the living room has one large window with a smaller one on each side and a nice large ledge over a foot wide perfect for plants! the property manager is very nice and very quick to return emails/ calls! Our bathroom has large shelves and a medicine cabinet style mirror. 10/10 would recommend 1000%
These apartments are disgusting. There are roaches and spiders everywhere even though they claim there is pest control Im writing this anonymously so please dont think I am trolling for your own sake LOOK ELSEWHERE PLEASE

These apartments are horrible... If I could I would put 0 stars.DO NOT MOVE IN THESE APARTMENTS UNLESS YOU HAVE TO.Ive lived in these apartments for about a year and Ive had multiple bad experiences, including roaches, water leaks, power outage and etc. Maintenance is horrible, been asking for a tile to be fixed for about a year now and nothing. The apartments have in unit ACs but they dont cool the whole apartment in summer and on winter its extremely cold.AGAIN DONT MOVE INTO THESE APARTMENTS UNLESS YOU MUST.
