The staff in the office are nice up until you’ve signed your lease then they talk/treat you however. I moved into a semi clean apartment, the bare minimum had been done. The carpet? Plenty of stains and full of pet fur. I cleaned the carpet TWICE with my own material to still not fully get pet fur and stains out. And guess what? These things were marked on the inventory sheet but i am still being charged after move out for said damages. Please be sure to take pictures during your move in and out. Also watch out for BUGS (big roaches, water bugs, crickets, spiders) . Yes pest comes out but somehow there were still plenty bugs coming in my apartment. Not recommended for women who live alone as the property has little to NO light for safety. Basements, filthy. Old appliances. In a sense, you get what you pay for i guess.. Happy renting ✌🏾

I have lived in these apartments for nearly 8 years. I absolutely love the people who work here. They are always there to help in any way they can. The maintenance team always takes care of any issues I may have very quickly. The management team are so caring! I would highly recommend The Oaks at Prairie View to anyone looking for a great place to live.

Been a resident for a few years and have fallen behind on things due to all that’s going on. Lexie and the office has been very understanding and has had my back through it all. This complex doesn’t get enough credit for how well they treat their residents. I would recommend to all.

We’ve lived here for almost a year & a half. For the most part, we enjoy it. While there is a washer/dryer in the basement for each 4-unit building, you’d be better off finding another location to do laundry. The washer in our building leaves white streaks on clothing & the dryer doesn’t have much heat to dry. Since we moved in, we haven’t had many ‘normal’ showers; the water can go from comfortable to scalding hot or ice cold in an instant, so be ready! Management brought in contractors to try & fix that; it’s better, but we still get surprised! Living room carpet was replaced when we moved in, as well as the kitchen/dining room flooring. I wish they’d purchase better quality materials & not install in such a rush. The carpet is already getting worn in high traffic areas and the linoleum is warped; there’s just the two of us here. But for the most part, we’ve been happy here. Management has been really nice, & maintenance responds in a very timely manner.

I inquired about these apartments about a year ago. When I finally was ready to sign a lease I saw that there was no vacancies. No problem I can wait. One day I called the office to see when they were expecting to have some vacancies and they told me it would be 2 years before theyd have anything available. I cut my losses and found something else. I decided to check, out of curiosity, about a month later to see if there were any vacancies. There were about 5 open units. I have no criminal background and was told that my lack of renting experience wouldnt be a problem.The staff seemed friendly enough but the company obviously doesnt care to make money.

We have lived here for a year and the oaks has been a nice start place financially for our little family. We will be moving away as we are looking for more amenities and more welcoming staff. The apartments were quiet for the most park but some nights it was hard to sleep comfortably due to commotion outside our window.

The staff is nice and friendly and the apartment is the size I needed but other than that Ive been very disappointed in this place. Ive been here since Feb of 2018 and an issue I noticed the day I moved in has not been taken care of. Currently my apartment is not up to code especially on electrical which is a giant fire hazard. I am an electrical engineer which is how I know. Earlier this year AT&T came through and installed fiber in all of the apartments that we cant even use if we wanted to. When AT&T left they didnt repair the power cables they broke and left the whole property a mud pit. After multiple requests my sidewalk never got cleaned off. I walked through mud for about two months before the rain took the mud away itself. If there was a place for a garden hose that wouldve been faster and easier. The dog park was a joke because of all of the mud. For over a week I carried my 80 lb dog over 50 feet into a field just so he could go to the bathroom and now they dont even mow the dog park, so at times the grass is over a foot high. Back to the AT&T and cutting power cables. I pay for two parking spaces in the covered parking. We did that so when we come home, the area would be lit and we could see. Well when AT&T came through they just cut any power cables in their way. Weve gone about 5 months now without light. The leasing office wont give us a discount(free is what it should be) and/or refund the covered parking fees for the inconvenience. Back to the staff. They cant keep maintenance staff onsite. I see them putting out flyers all of the time for new maintenance staff. I dont know what the maintenance staff was doing one day, but they managed to ram my apartment twice with a golf cart. The tire tracks were there plain as day when I went outside to look. They pool wasnt open on time this year. The gym isnt open 24 hours a day like other apartment complexes. The only reason we chose this place is because of the space for the money and it was one of few places that accepted large breed dogs. We moved from a sister property of the Oaks and it was even worse. I dont recommend this property or this company. If it wasnt so expensive to break our lease we would have a house by now.

Ive moved here 5 months ago and have been very happy here. Ive only met one of the staff members so I cant speak on all of them, but Karol, o sweet sweet Karol is one of the nicest people. She was quick at getting my unit ready for me. Actually 3 days sooner then scheduled time, because she knew taking another day off work was not an option for me. Maintenance comes in a timely manner, so no issues there. My neighbors are some of the nicest people. The property is nice and clean and very quiet. Even during the summer months where you would expect a little bit of noise. I would recommend this place to anyone for sure under this management.

My boyfriend and I moved into this complex last November (2018). For the most part, we love it! The layout of the apartment is great, and there is plenty of space for us, including the 2nd bedroom we made into an office. Also, with the crazy storms weve had this spring, weve never had our power go out. Ive never had a bad encounter with the ladies in the office, just an occasional miscommunication. I would say 8/10 times our maintenance issues are fixed in a timely manner. If its anything big they are very prompt or give a quote to when it will be fixed. Our neighbors are all friendly, but to be expected, can occasionally get loud with there being children. There are a few inconsistencies with water. There is a small trickle of cold water in the kitchen sink, but in the showers you can have the hot water turned all the way and it will still be frigid. I suppose thats normal for a 4 unit building. Hoping that is something that can be fixed. It is very convenient to have the washer and dryer in our building, but they dont work the best. Overall to me, its a great complex, just maybe a few things need to be updated!

This place is the place that rips off clients. I cosigned for my cousin an apartment there and her lease was going to end so she renewed the lease but then lost her job 2 days later. I called on her behalf to reverse the lease as it was only 2 days that she signed the lease. They would not honor that. So my cousin ended staying for an extra month in which they could not withdraw the money automatically out of the checking account since 1 year has passed and she had to re-register. So by the time, she found out about this, she had to go online re-register again to make payment + $200 late fee. Then she lost her deposit of $600, had to pay a sublet fee for another 2 weeks with the final bill of $510. They would not work with her in giving her back any deposit. For this, I think even if they give her back 50% of the deposit, that would be fair, but no-they did not So bottom line is, there are much better apartment out there....for the money that they charge for the location.Not just that, after my cousin moved into this place, within 2 weeks, her car was broken into. We all work hard for our money...but the ruthless way that this management company did to my cousin....heart broken with someone who just lost a job. There are many good location and reasonable rent nearby, please spend your money else where, not at this apartment complex.I see the owners response now, yes I fully understand that that you have to follow guideline. I myself had 5 rental houses and currently do too. I just could not get anybody to move out and let my cousin move into my place. I have great tenants and have worked with them, not stick them with $250 late fee for the auto-pay that you set up and ends exactly when the contract ends. You guys should have sent a notice and put in her door. But no notice and a $250 late fee even before the 15th of the month. She ended up paying over $2500 for 1 month and 1 week. This is dishonest business and no human feeling attached. I will give you guys the same review in every search engine there is out there in the next few days when I have time.

I moved in about a year ago and Im extremely happy with the place! A cozy fireplace and a deck to sit and sip my coffee in the morning, not to mention a dip in the pool and a quick workout and its all I was looking for! A bus ride away from shopping at Zona Rosa or Downtown to dine. Its beenn quiet and peaceful and I couldnt be happier. I just signed the lease to stay another year.

I havent had the chance to move in yet, but I can honestly say that I cannot wait to do so!!!! The staff has been very patient and polite with me during all of my phone calls and emails, they have answered all of my questions and have given me so much information to help me get prepared and apply for my apartment! I also took the time to go and physically view the property and it is very beautiful and presentable! They have everything that you need from laundry facilities, a weight room, various cable companies, multiple ways to pay and so much more!!!!!!!!! Dont pass this place up.

We moved here over the summer and Karol was super helpful getting us into a unit quickly. She made the process easy, kept us informed and helped us every step of the way. So far, we really like it here. The maintenance staff keeps the place looking good and the pool (also well maintained) has been a lot of fun over the summer. I think it is cool that The Oaks does service work in our community by doing things like collecting donations for Synergys Domestic Violence Center. They have had a Pizza Night and a Breakfast-On-The-Go Event for all the residents since we have been here too. They send out emails to keep you informed on things like when the pool closes for maintenance, when it reopens and when there is a power outage and KCP&L is working to restore service. You can pay rent and request maintenance online. I have lived in the area of this complex my entire life and have visited my friends and family who lived here. I have seen and heard bad things in the past, but now this place is under new management and seems a lot better.

My boyfriend and I quite like these apartments. They have a lot of space for us, the staff is really nice, and accommodating. I dont see how anyone had had a bad experience from Rhonda or Nicole. We seriously love it here! The fenced in option for the patio is wonderful so our dogs can go out and enjoy some sunshine, and the dog park is wonderful too.

Great for the price. Very satisfied with managers, staff, and maintenance. We had a leaking dishwasher and got a new dishwasher in a couple days. Weve had a couple auto-pay/billing/fees disputes and theyve all been resolved fairly. The grounds are cleaned up every morning by maintenance, and dog poop bags are always full or refilled nearly immediately with request. On-call weekend maintenance response has been great. We like our neighbors, even if we all keep to ourselves, everyone is friendly if you make the effort. Were happy to stay here until we find a house.

Weve been here a month and so far we love it. Had a minor issue with the carpet smelling odd during the first week. I made a maintenance request online at 2am and by 10am that day, the office called to arrange someone to come over to re clean it. The following day from the phone call, we had a carpet crew that steam cleaned the carpets for us.We enjoy the layout of our apartment and have plenty of space for a family of 3. And being this close to Zona Rosa is a definite plus!

The are really nice people in a good location everything is with in walking distance the care about the kids in the apartment complex when the redid the parking lot the put in speed bumps to slow the traffic down the also have a big yard that the kids can play at the have a basketball court for the kids to play at, the people that work in the office are really nice people and so is the maintenance people

A total waste of time!! This place is a huge joke.. I paid for a application fee and a holding fee from my debit card. They then told me they were in process of doing our background checks and we should receive an update asap.. A whole two weeks later they tell me my payment was insufficient and I will need to give them a money order for them to tell me the status of our application. I constantly had to call to receive my own updates, I had to give them information they could easily find online and they lied.. I recommend you do not do business here. I would not recommend them. Jackie, Nicole and Carol should find a better day job!

This place is a money hungry company. All they care about is making sure they can tact on every fee possible to your account. I recently moved out and had my apartment clean and spotless and they proceeded to charge me $200 and not tell me about it when I gave them my new address to mail me any issues they might have had and instead they sent it straight to collections. Do not rent from them! There are better deals and places to rent from. Also there was a huge cockroach infestation around our apartment for the majority of the summer. I had them in my bed, bathroom, and back porch.

I am a very fortunate lady. Nicole and Rhonda helped me to move into my apartment by waiting patiently for me to save the money. I lived at motel 6 for a little over a year and worked 3 jobs. My apartment is beautiful, clean, safe and quiet. Nicole and Rhonda are very professional, understanding and on top of everything. Honestly, i couldnt ask for a better management team than the management at the Oaks, prairie view were i live. The people i have encountered that live here including 2 people that i work with have all said the same thing I love living here . Also we all have to remember to not blame others for our negligence, laziness even late fees. I had a late fee and that made me want to improve financially. THANK YOU MS RHONDA AND MS NICOLE!!!!

Let me set the record straight on this complex. I read online reviews for the Oaks at Prairie View & then paid a security deposit to rent at another complex. However, I kept coming back to this apartment complex’s listings. Eventually, I could not pass up the patio space the Oaks at Prairie View offered for my dog. So I bought an apartment security system, signed a lease & hoped for the best.I have now lived here almost six months & had zero problems, both with the location and the apartment management. Karol in leasing and Nicole in maintenance have both been extremely helpful. The complex is safe & well maintained with adequate parking for residents. If maintenance ever needs access to your apartment, there is proper communication beforehand. No creepy basements where washers & dryers are housed-just normal, lighted basements with keyed locked access specific to each building. There is one w/d set for each building- completely adequate for the four apartments which have access to it (also Bluetooth pay for w/d is beyond convenient). Old reviews are angry & completely off-base with what this complex actually offers as a place to live. I constantly refer people looking for apartments to the Oaks at Prairie View. It’s simply a great place to live in Kansas City northland.

Let me start by saying we lived here for nine yrs with our two children. The place started out ok. We started in a one bedroom apartment, upgraded to a two bedroom apartment, and finally we got a three bedroom duplex. Management changed quite a few times during our time here. It was not until we got into the duplex that we started noticing problems. The new management, primarily Lexi in the office and Robin or was it carol, neglected our orders for fans to be installed in both bathrooms for over the course of six yrs! They would come inspect it, and we heard the same story every time... They would schedule a replacement which nvr happened. This action they took led to much more serious issues such as toxic black mold that had started to grow inside the walls of each bathroom, behind our fridge, inside the showers on the ceilings and walls. It was beyond what I could fix. I reported this problem multiple times. My kids and I started to exhibit symptoms like bad skin rashes, asthmatic episodes, bad allergies... They sent maintenance a few times to look, even property manager and maintenance manager (Nicole and Tonya) came to look. I was told twice they had a bath tub fitter coming to install along with the fans, and old pipes in the basement causing leaks that Tonya said havent been changed or upgraded in years! We went an additional month waiting. I reported to Lexi yet again... She would send maintenance out ONLY ON the one day a week she knew nobody would be home to answer and then blame us. We lived there six yrs in this duplex, and knew our schedules very well. Despite my demands for help due to my family there, and my telling them the day were unavailable to be home, they kept neglecting their tenants who had been faithful on property nine yrs total. My last attempt to report, Lexi ignored it and instead sent us a non-renewal for lease that was coming up a month later. She was not letting us sign the lease to keep my childrens home and wasnt fixing the place. She sent me an email that I still have in case of court purposes, that said she knew how unhappy we were so she is doing us a favor by not letting us renew our lease and we have to move. So, she basically retaliated against us, which in the state of Missouri is against the laws of landlord tenant properties.But thats not the best part. We got this notice, and instead of trying to fight it, we started looking for another place because we have kids. It forced us to get rid of our dog we has that entire six yrs cuz the only place we could find on this time frame wouldnt let her be there... We lost a good amount of our stuff because she was threatening eviction to us if we were not out before our lease was up, which I have the voice mail to prove. So we had to leave with what we could take only. We had no money for any help... In the end, after she made us leave stuff behind they charged us over 500 dollars in trash, and the entire bill came out to be over 3,000 dollars because Lexi charged us for everything we had been complaining about to be fixed that they neglected and soon retaliated on!But wait, theres one more good part ya gotta hear!! Come to find out, after all Lexi did to us, it was for a reason... Lexi was using our situation and not helping us and retaliated on us to get out fast, so SHE COULD MOVE HER FAMILY IN OUR DUPLEX THERE!!!!! Yup! Lexi and her family now live in the duplex she had kicked my family out of and the property allowed this to happen. Monarch investment actually allowed this property to not help us or just fix our place so we could keep our home, money, and our dog, just so she could immediately move in with her family. Can you believe it? She even put up VIP parking signs in front of it for her and her family too. Are you kidding me?! So the damages THEY CAUSED in that place, Lexi did not fix on purpose, just to try and charge us for all at the end so we would be funding that work done for her family at that duplex. WHAT THE HELL. And Lexi, youre not a VIP, youre a crooked fraud, Monarch Investment. Looking for lawyer.

I live across the street from these apartments in what could be a quiet area. However from screaming matches outside to loud cars and car radios, loud people and their dogs and loud motorcycles I cant even keep my windows open ever because I cant hear whats going on in my own house because of them. It seems like its an everyday all day occurrence and it is more than annoying. I have thought about calling police for noise issues over many occasions but there seems to be enough police traffic over there. They need to make sure they rent out to respectful people instead of the clientele that seems to be living there.

This used to be a nice quiet place to live.....but Im not sure if they changed management lately or not. I have no issues with the actual apartment just the people that live around me Ive complained about how people are smoking weed across the hall causing my apartment to smell like it ....of course nothing was done about it I have a young child that i dont want around that kind of stuff. Next some new person moved in and they blast their music loud as hell at all hours of the night once again I told the office and once again nothing done!!!! I dont understand why nothing can be done about this Im a person that has to be at work early in the morning!! And it wakes my child up. I seriously regret renewing my lease I will be gone as soon as its up...if not sooner.I would not recommend anyone to move into this place. Its gone completely down hill!!!

The pros outweigh any cons of this place. Pros: Firstly, its right near Zona Rosa. You could walk there if you wanted to. There is also a bus stop right out front of the apartment complex and that particular route takes you right into the heart of Downtown area. Our apartment is amazing. Great big back patio area, since we are on the ground floor, and Im growing some vegetables in containers out there! The bedroom and living room are way bigger than a lot of the other apartments we looked at. Closet space is amazing! Appliances are pretty awesome, I love how our appliances are black because most places we looked had white appliances. Also, some of the apartments have fireplaces. We are on an end unit so we dont have one but we do get two extra windows. There is a basement shared by the four apartments in our part of the building and they have a coin operated washing machine and dryer down there, so we dont have to haul our laundry to the laundromat! And its cheaper than the laundromat! The ladies in the front office are so friendly, and our application process was a breeze. The fitness area is impressive, unlike some other places we looked at in the area. The maintenance is pretty decent with fixing problems when they arise. Cons: Noise... Its right near 29 so youll be hearing cars go by. There are also kids near our apartment that make some noise in the afternoon after school but thats to be expected in a family neighborhood! We also have had a few issues with the postal service but thats not really the apartments fault, Parkville Post Office needs to get themselves in order! Well, Im really trying to think of more cons but I cant think of many. So Ill end by saying, come check these out for yourself before making a decision!

This place has gotten worse and worse since I moved in, I dont know if they changed management or ownership but the people living here have gotten shadier and shadier.From people selling drugs out of their apartment to break ins. Im leaving as soon as my Lease is up and I dont suggest renting from here.When I moved in they said they had a police presence, They had the local kids under control and they were building more. Its gotten worse and worse in the last couple months.DONT RENT HERE PERIOD YOU WILL REGRET IT.

Filled out the app, and gave them a money order. Then I couldnt get the apartment, and I paid them 140 for the 40 dollar administrative fee, and 100 to hold an apartment. They didnt cash the money order and gave me the original back, asking me to bring 40 MORE dollars to them in order to receive my original money order in return.They then told me to cross out the name (thereby changing the money order), so now I am forced to go through a months long process of having my original 140 returned to me because they wouldnt cash my money order and give me my 100 dollars back.Thanks, scam artists. We moved out in September. had a final walk through with the assistant and a person from maintenance, they both said the apartment was clean and the carpet had normal wear and tear as we had lived there for almost 6 years. for the record, the previous managing company said the carpet was old and would need to be replaced soon when we moved in 6 years ago. the new management companys policy is that they replace carpet every 7 years. so they are over due to replace the carpet. we have been calling and leaving messages to get our deposit back, never got a return call. if we were able to get through to talk to someone, their computer system was always down. finally was able to talk to Rhonda...she said we would not be getting our deposit back because the apartment was filthy (we spent an entire day deep cleaning before returning keys and having the walk through) and the carpet was way beyond normal wear and tear....and then she hung up. the customer service is severely lacking....and Rhonda is one of the worst managers they have had at this complex.

My best friend was jumped by residents here while walking his dog, also a woman was murdered and burnt to death in these apartments. They have a very poor screening process and I would suggest renting somewhere else.

This is what happens when it rains alot......our ceiling is leaking again. This is the 3rd leak since we have moved in. Not only was it leaking but a bubble had formed and popped. So our bed, footlocker, bookshelf, and carpet are all wet. The carpet has a wet spot about a 2 feet long. Luckily we were able to save the books that got wet and moved things around but this is uncalled for. We have told our apartment people about this leaks and supposedly someone fixed it. Well, they sure did not do a good job. So if you know anyone looking for an apartment in KC tell them not to go to The oaks on prairie view. This problem is only one of many.

This place is horrible! We rented a 3 bdrm duplex with a basement. At the time of move in the assured us the broken and terrible looking around our little yard would be repaired, it wasnt. Every time we asked about they had an excuse. In April the basement started leaking dearoying furniture, tons of clothes and family heirlooms. They said theyd put us on a list. By July still not repaired and MOLD growing! Ive been in the hospital twice due to mold. They now say the repairs arent in their budget. Im autoimmune and cant live in there. The manager Rhonda agreed yet they gave us a poor reference so we were stuck there. Because of them I just moved! This place is horrible! RUN AWAY! Im taking them to court for all the damage theyve caused us.
