I’ve been without Ac for 4 days. I called the office I keep getting the same answer the part is on order. I live on the 3rd floor so the heat is 10times worse. I was told it’s on order and don’t have an eta!! I would think as your tenant you would “try” and put a rush order in. Im very up set and the manager herself hasn’t sent one apology. Oh they put some portable ac unit that blows just in the solarium. This is ridiculous!! I’m praying for help from God because the people in this office don’t care at ALL!!
Apartments has been taken over by new company Ive been asking them to remove roach from Kitchen light for two weeks! If you would like to pay 1400+ dollars for an apartments that has roaches, horrible parking, dirty hallways, poor management that doesnt respond back to request and closed on weekends then this is the perfect place for you!
I am so happy that I choose Villas at Dames Point. The first time I saw these apts, I said this is my next home...The Management Yamese and Elaine, were so patient with me and provided the best customer service. There were a few things needed to get done in my apt, but the same day of moving inmaintenance came and fixed the problem...That was a plus for me. I love the community, its very quiet. The apt are very spacious, and nice inside and outside. Thank you Villas of Dames Point Crossing.
It could have been a nice experience living here had the woman working in the office not been catty disrespectful and outright unprofessional.
I loved this community...from the office staff to the residents; everyone was very friendly and nice. The only reason they recieved 4 instead 5 stars was the apartment needed a refresh the cabinetry was old and a little too worn and needed to be replaced.Id definitely recommend this community and Id rent there again
Maint was able to clear clog in kitchen quickly. Good job.
I like it right now, I have only been here for a few days. I am having a small issue with the washer and the food compactor. The maintenance people are friendly and fast to respond to issues.
Dryers don’t work and they don’t care to fix or replace them.Leasing office people are rudeSlow to fix any maintenance requestsDon’t answer calls or return calls, you have to just keep calling and hope for the bestThere is never any parking close to your building if you get home after 4pm.They add random fees without any explanationI have two requests that still haven’t been tended to since I moved here in FebruaryI hate it here! Never had an apartment complex make me feel like this ever!
I lived here 2017-2018 before moving out of state. I think very highly of these apartments, and am very happy with the time here. The management, Yamese and Elaine, are great and personable people. Maintenance crew will work to get to know you on a friendly manner as well, making this an inviting complex.The price can feel high, but this was unquestionably a worthwhile cost with great upkeep and attention. Parking can get crowded so walks can feel farther to apt door, but it was never an issue of there being no parking available. Noise didnt ever get too bad, and the offered amenities were easy enough to make use of even with their appeal to the whole complex. Security was taken seriously, and we never felt uncomfortable. We especially liked how much lighting there was around the complex all the time.Being off the main road was great in terms of escaping traffic, but could sometimes be tougher getting out into as well. Close proximity to a variety of grocery stores, entertainment options, and services was wonderful. Really, if I moved back to Jacksonville today I wouldnt hesitate to apply for a new lease with the Villas.
Yamese made the move in very easy and smooth, I am very happy with my new apartment and I highly recommend Villas at dames point crossing to anybody looking for a nice looking, convenient, and peaceful location :)
Yamese and Elaine are very caring, friendly, and staff is also friendly, they take pride in keeping it nice at the Villa and have all kinds of special activities going on each month for you to come to and participate in. They have compassion and empathy for you if you come to them with a problem. They go the extra mile making look nice at the Villa. and caring for you.
Dames Point Crossing receives Five Stars from me I visited several location over the past two weeks. The customer service with receptionist and the property manager was amazing. I walked on a very busy day during the rain and Ms. Cole the property manager gave me a tour of some great apartments even with the bad weather in the rain. I was surprised that they even offered tour with that type of weather it was a great tour. Amazing customer service!! And the Mrs. Williams the receptionist was very nice and even gave me snacks during my wait time and an umbrella because of the weather. I absolutely plan to tell friends and family about this amazing place.
Im going to miss this apartment. The staff is professional and friendly. The location is great for a commuter. The apartments are spacious with good appliances. Only complaint I have is the highway noise. I suggest staying away from buildings 1,5, or 6. If those buildings are your only options, I suggest getting a unit that is close to the leasing office. Or get over the highway noise. I have been in my apartment for 20 months. I have gotten over the noise but my roommate hasnt. We are relocating soon. However, if we stayed, we would have transferred to a different building.
I moved in on August 9, 2018 at that time I was told that every apartment would be getting new appliances. When I noticed that I hadn’t gotten them, and asked Elaine she called Yamese and then Elaine told us that they were on order. I have been here 1 month short of 1 year, and I noticed that a lot of apartments around me have gotten the new appliances but I haven’t. It seems as though when someone moves out, the appliances are replaced for the next tenant, but I’m not moving out. However I moved in under the impression that I would receive new appliances soon. The dish washer in my apartment is awful. The door and bottom rack are broken and have been since I moved in. I feel that every apartment should be given the new appliances because these apartments have been here for 12 years, so where are my new appliances? Apt. #3103
I lived at this complex for 1 year and had no problems I am moving to a different complex for a job move but other than that I would have stayed. Yamese and Elaine are great customer oriented staff and are willing to always help in anyway they can. I had my AC leak and they worked on it for three weeks straight and was constantly making sure everything was going well. The amenities are amazing and I appreciated the cleanliness of the complex. I highly recommend this complex to anyone!

Great 🌉 scenery as well as close to everything you would need so its definitely a great move for those interested in a good view of traffic to keep the commute minimum ... Its pretty much gated it helps Save gas ‼

The lady at the front desk hung up on me as I was inquiring about a package USPS said was delivered to this establishment on the 14th. It’s the 17th and y’all are playing with me, so I’ll be up there soon to figure out why this establishment loves hanging up on people.
Not sure about these other reviews because i have nothing but great things to say. The staff is very friendly and accommodating. The apartments are awesome. They are very big as well as updated and the community is beautiful, quiet, and very well kept. If you have a problem they are very quick to get it fixed. I think the price is very fair and couldnt be more pleased!
I LOVE living here! We’ve been here for a couple of months and I can honestly say it’s the best apartment I’ve had in Jax. I would recommend this to anyone!Management: AMAZING. The women who run the office are outstanding and make a solid effort to connect with the residents. They regularly hold office events, but not cheesy ones like “taco tuesday”. They put thought into what people who be interested in attending. They write personal handwritten birthday cards to every single resident. AND for Halloween they made treat bags and left it on everyone’s apartment door. Incredibly thoughtful!Maintenance: They are fairly quick. Honestly, our unit has not had many issues since moving in. They are respectful of the space and friendly when you see them walking around. We also have not seen a single pest in our home, and we have not even sprayed pest control.Accessibility/Safety: Gated neighborhood, however someone broke the gate and it hasn’t been fixed yet. The neighborhood sits in a quiet cul-de-sac. I’ve never felt unsafe walking my dog outside of the neighborhood. Close access to the Southside Connector and 295 exit.The Apartment: We live in a 1 bedroom unit with a solarium and it is HUGE. The price we pay is completely reasonable for the space, and how updated the apartment is. Our solarium gets amazing sunlight.

New office staff they are trying. Love the community just need to bring back the timely maintenance calls and keep the, pool and property up to the standards that drew me here in the first place. And the reason I didnt score five stars is the gate has been broken entirely too long!!!!
The Maintenance team is great!!! If its a problem they will fix it right away.
The staff is friendly and attentive maintenance is on point havent had to wait more than a day when a request for a problem has been submitted
Wish I hadnt moved here which is sad, because in the beginning, I was very pleased. I even took a third floor because I assumed I would be here for a few years. Office management changed and now I cannot wait to move. Work orders should not take a month to complete(no follow up, no apologies), and I dont know about you, but not receiving proper notification or any notification that someone has been in your home is very unsettling. My neighbor right across the way didnt have AC from a Friday till Monday because phones had not been forwarded. My neighbor next door had a fire in her unit(I echo her dissatisfied review ^) and it was left like that for days. Looking for customer service? Look for it elsewhere because I was told(from someone in black jeans and a tee shirt...youre leasing homes, look professional!)on Saturday 6/27 that if they are on a tour and not in the office that they dont forward phones so you cant leave a message, not to ask a question, not to put in a work order...nothing...doubt that theyd call back anyways. Having to complain to corporate about simple things should not be the way that things get done. Parking(its an existing feature, so management cannot be blamed) is awful! Especially when you live on a third floor and have to park a building over. Trash and dog feces on side walks, the same people not having leashes on their dogs, the entry gate hardly ever works, loud late night pool parties, trash in breeze ways, and the list could continue. I am an Assistant Property Manager at another apartment community(No, Im not trying to promote my community but take it from someone who is in this industry) and this is not how residents should be treated or how their homes should be maintained. Beautiful floor plans but poorly managed, and not worth the headache, the rent, or the moving cost/hassle. Pretty sad that the management team answered a disgruntled review and gave themselves five stars. Google policy does state that you should not leave a review just to boost your own ratings. Smh
Im unsure where these terrible reviews are coming from. But this property is one of Jacksonvilles best kept secrets, ESPECIALLY for this community being on this side of town. It is on the better end of Merrill, but for the location its perfect for people who want to live in a NICE community adjacet to the highway and surrounded by grocery stores and the highway that can connect you to the Avenues and the Town Center. I love my apartment, as of March 2015 the property manager left Horizon Realty for unknown reasons, however she was an amazing property manager and wasnt one of the average property managers. She engaged with her residents, did activites with us before work, after work, and on the weekends. I am hoping the new staff will match her.
Well now that Horizon management is gone it looks like things will be different. Pegasus has taken over for about a month now and Elaine and Yamese ( I think I spelled their name wrong) are cool and very professional. They greet you with a smile and are willing to help you.
The Villas at Dames Point are a great place for anyone to call home. We love the the staff, and its accessibility to both 295 and south side connector. Its a short 8-10 minute drive to Town Center, without the price tag and traffic that comes with living in the heart of Southside. And while it boarders near some older neighborhoods in Arlington, its still pretty quiet. My hubs and I are park people, so Ed Austin park being 5 minutes east of us is really nice. Plus we have Publix just minutes away. The residents overall are fairly quiet and friendly for living in an apartment. Parking can be a bit of a trek, but nothing unreasonable for an apartment complex. Theres also the option of renting a garage if you need to. All in all, my husband and I like it so far and have renewed our least for another year while were still in Jax. Its hard to find an apartment at the price points they offer with sewage being included and the square footage we have!
Parking is the only issue,.. very nice, quiet, safe, and clean apartment community.
My hubs and I enjoy living here :). This was our first place together and these apartments are fairly priced. Our actual 1/1 is sooooo spacious compared to other 1 bed/1 baths we toured and our particular unit was upgraded. We have black appliances, large tub (which come in all the apartments), faux wood flooring in kitchen and bath and new carpet when we started our lease.For the range we pay for our apartment, and it’s accessability to both 2-95 and Southside Blvd, we love our place. It’s less than 10 minutes from Town Center, about 10-12 minutes to Tinseltown/Southside shops, and easy for both my hubs (downtown), and I (East Arlington), to get to work.We’ve considered moving a tad south or east towards Southside or the beaches, but we’d end up paying at least $200 more for nearly 200 square feet less. For the two years we’ve been here, so far, we like it. The office and maintenance staff are also wonderful.There are no guest parking which can be a bit annoying when residents have to park far from their actual units, but it’s typically within realms of reason. I’ve definitely seen a tow truck come out a time or two, which may have cut back on some illegal parking for designated garage lots.All things considered, I’d rate this apartment 4.5/5. The one little irk I have is that random people who visit the hotel across from the animal shelter litter on the road leading up to the apartments.
Constant issues.We have had our locked cars broken into several times, a drug bust at the extended stay next to, maintenance never gets done when requested, loud neighbors all hours of the night, bed bug issue, people entering apartment without consent, one or both gates rarely work... Shall I go on?Ready to move out. Unfortunately double the rent to break the lease before our October 31 move out date.

Worst luxury apartments ever. Not happy to be paying over $1,000 in rent and still have the worst neighbors possible. Have complained since i moved in about loud noise..constant fighting...and nothing has changed. Would not recommend these apartments to anyone.

Not regulated very well, gate is pretty much useless, on more than one occasion we had random people come in and harass tenants for money, did not feel safe and rent kept going up
The management is a joke dont recommend this place to anyone.
Something needs to be done about the people who live above me that have been harassing me for months and making my life just pure anxiety. I also have submitted many maintenance requests for something quite important and nkt heard back.
