The apartment is cool, well maintained. When we moved in the apartment was clean and well painted. Apartment has new equipments.With regards to the maintenance services, it takes time but they try to provide the service on time.

I am really loving my large spacious unit. When I moved in, the apartment was clean and the paint job was amazing I love the gray accent walls. Amanda and the other guy in the office were great about getting the apartment together for my move. So far so good.

Amazing place to stay. Special being an Indian its a blessing to have Swadeshi plaza, India bazar and Walmart at walkable distance. The community feels safe. The turn around times for the service request are very quick. Love being a part of Lyndon apartments.

Apartments are nice .. floors are very thin to be paying over 1,600. Emailed several times and get lies like the subfloor will be fixed. New neighbors moved in above and hear everything which is not the neighbor fault… I was paying less at older apartments and didn’t have thin walls and floor . Go next door to the other apartments i wish I did.

Tyler and Amanda rocks!!! Tyler is pretty awesome for being new! He met all of my expectations!! He follows up like he supposed to and are very prompt. Amanda has been helping make our move very smooth and easy. Asides from our move in date being pushed back because the other office staffs couldn’t understand the importance’s of the costs to move. I cannot forget about this awesome maintenance guy-Billy! Thank you sir for taking care of the a.c problem we were having. After submitting two work orders and Juan thoughts it was normal to live in a 78 degree house. The house did cool down and we are now below 79 degrees inside our apartment.I gave it a four stars out of five due to some issues that management needs to work on-like parking. Even though we got ours resolved; the issue is still there for the new residents. It is very hard for our guest to find parkings.Not sure why there’s roach problems here, because the property is very nice. We were made aware of it when we picked up our keys. Wish we’d know beforehand. Hopefully the second treatments help. We shall find out in two weeks.

Deceitful and Unethical Management at this place. I lived here for 3 years, always paid my rent on time, and didnt have a problem with this place until towards the end of my lease when this apartment complex was renamed The Lyndon and the new the unethical management took over. Rent prices went up and quality of service went down. So I chose to leave.A few months later I received this shady email from a debt collector, saying that I owed the Lyndon money and I needed to pay up. The Lyndon never reached out to me by phone or email about me owing them anything, so I assumed it was fraudulent. Turns out it wasnt and the unethical Lyndon management had in fact referred some bogus bill I had with them to a debt collector - How can ANYONE send a bill to a debt collector when the person wasnt even aware of it??? I will likely be filing a BBB complaint against this deceitful management.

Apartment floor and ceiling are very poor. If you walk normally, the floor vibrates and people below you will hear loud noises when you walk. I hear it when people above my apartment walks and its very frustrating.I raised a maintenance request to fix ceiling fan when I just moved in this June. Followed up 4 time but no one came and bothered to fix the issue. Its been 2 months now and they just deleted the maintenance request from their system.

The Good:Fantastic Location: Close to every major store/place in Irving. Plenty of restaurants nearby. Schools/Day care are proximate. Easy entry/exit to the highway.House Layout (2Bed 2Bath) perfect. Very spacious, naturally well lit rooms; the bath tub and the shower are separate, lots of closet space and spacious restrooms, plenty of kitchen space and a huge sink.Community: Kids friendly, Family neighborhood. Lot of Asians in the community (Indians in particular). Very safe gated community. Pond in the backyard with plenty of walking space. Two well maintained clean community pools one of them has an extended small hot water pool.Maintenance: Extremely hardworking crew. Mostly on time and fix almost everything. Easy system to post complaints.The Bad:Parking: Free Parking after 5 pm is a menace. Paying for a reserved parking is an added hidden cost to the rent which is a must if you want peace. Hosting guests overnight or for stay during weekend is impossible as the parking lot will be almost entirely full.Coin Laundry: For some weird reason the management decided to close one of the only two community laundry place and change it into a barbeque/sauna place. Imagine an apartment complex of hundreds of families all using a grand total of 6 washer/dryer with one machine or the other broken all the time. If you can afford a home connection or drive to a public laundry do it.Community Play Area: Unlike other apartments in neighborhood, this community has no built-in play area with slides/swing etc.The Ugly:Roaches: Ground Floor apartments beware of roaches. Plenty of them during winter (especially after they did some landscaping we had a sudden surge of roaches).Management: Terrible to me. They delayed the starting move-in date of the apartment. Imagine moving all the way from another city only to know that the apartment will take 2 more days to get ready. To their credit the management arranged a sample home for 2 days stay. But it was extremely inconvenient, and they did not compensate for other costs like extending U-Haul, redoing movers etc., for which we had to fight the management. Similarly we were struck in the pandemic with a broken patio door for 8 months and they finally fixed it after I threatened to fix it myself and bill them.Gym: I got a lease renewal notice. kicked other options, renewed because of the gym. 2 Days after the lease renewal the management shuts down the gym for indefinite renovation without any prior notice. They had the gym shut for a good 4 months before the pandemic started. With the on set of the pandemic restrictions, they extended it longer than any other neighborhood apartments. I spent the entirety of my lease term without gym services.Desk/Community Agents: They are some of the best smiling and friendliest people in the community until you run into some trouble and then you realize how meaningless their smiles are. Lyndon agents from top to bottom are some of the most irresponsible and un-caring people. I will explain it with my Passport incident: I had applied for passport renewal and had it delivered to my apartment. Unfortunately the passport arrived a few days after I left the Lyndon community . I would have visited the leasing office and every Lyndon agent and mail center at least 20 times (without any exaggeration) to request if they received my passport only for them to confidently deny receiving it (The new guy they hired was obnoxiously arrogant and asked me to not visit again as he was dead certain they received no package.searching the package, visited every apartment in person in my block, checked through trash, spoke with every maintenance person, filed a police complaint in person, filed a suit against FEDEX, sent redressal notice to my embassy and paid re-application fee above all Couldnt visit my COVID sick parents (due to lost passport). After 6 MONTHS Lyndon returned it. They had it all along (ZERO REMORSE, ZERO APOLOGIES). I would still recommend this apt to new tenants. A 5 star apartment with 2 star experience.

Moved in recently, and have had no issues thus far! Management has been so kind and responsive with any question or request Ive had. I also appreciated that they came with me when I saw my new apartment, to ensure there were no issues. The apartment had a few very minor things I needed to be fixed, and maintenance came the very next day. My one concern when moving here was the parking, and the spots do get full, but I am yet to run into an issue where Ive found no available spots. The complex is also kept super clean and is really quiet. So happy here!

Hour long monthly fire alarm tests that you have no control over. An alarm will go off in your apartment for at least an hour once a month and it is awful. I have called to complain many times and always get a different story. I feel like a majority of the staff Ive apoken to really didnt care about my issues and they sounded like they were annoyed to have to help. When I moved in I was told to call the resource officer if anyone ever parks in my spot past business hours and they were no help when someone took my spot. Maintenance has entered my apartment once without notice and left saw dust all over my kitchen.

Rude residents rule at the Lyndon!!!!! Management doesn’t do anything to resolve issues from RUDE residents. So we’re moving out! Residents are allowed to talk on their phones in the breezeways and it echoes to ALL nearby rooms. ( hey here’s a novel idea- talk INSIDE your apt like the rest of us!!) We have complained numerous times and all Management did was merely send blast emails. They should POST signs in the breezeways. And residents should be fined $20 or so for their infractions. Have a deterrent. Without a consequence rude people continue to be rude! It seems the rude residents have all the rights at this place! An apartment should help its residents with their privacy and quality of community life- to include peace and quiet.When Management enables rude residents to help make living conditions unbearable - it’s NOT a place I want to live for the $$ I’m paying!

The complex had a massive makeover this past year and it really looks nice now. I have not one complaint of my year I lived here. They are managed very respectfully and definitely not the norm of anywhere I have experienced.

Superb locality as you will find everything near by and they have upgraded things in recent times . The apartment which are nearby leasing offices are really good with a pool facing view and nicely maintained.Taking off one star as community gate remains open and Gym club (even when there was no pandemic) always remains closed .Leasing representative at front office are very kind and responsive.

Theyll lure you with their specials and this is what i got. This was the condition of my new apartment when i moved in. The apartment carpet had stains all over, smelled like poop. The carpet was changed after 10 days, while I was living in the apartment. I have never experienced anything like this before. Its the Managements responsibility to check the condition of the apartment and know whether it clean and ready to lease out. i had to extend my stay in my previous apartment. My experience here was horrible. About the inconvenience, lets not even start. I havent received any kind of compensation yet, its been 4 months already. wish there was a zero star.

We have been here for the past 7 years. Our experience has been horrible. The management team lacks communication. Our transfer between apartments left us with unnecessary fees. The new apartment was in terrible condition. Everything was broken, carpet was dirty, nothing had been cleaned. We were told maintenance would come fix all the issues but no one came. It is about to be a month since we have moved in the new apartment and our issues have not been fixed. On top of that, we were charged many fees for no reason. Overall, would not recommend this apartment complex.

Have been a resident for almost three years now. This place is INCREDIBLE for a number of reasons These are great apartments in a great location. A place that you can call HOME. The entire staff always greet you with a smile and are extremely helpful. They have always made sure my stay is comfortable. Facilities are kept clean every day by friendly courteous workers. Workout rooms has a wide range of equipment’s, sauna is open 24/7, and are rarely crowded. Their pools are lovely, best place to read, have a glass of wine or swim. Paying rent online is easy. If there is a problem with an appliance, all you need is to put in a request online and consider it’s done.Safer community....a beautiful neighborhood I truly know this is the best apartment homes I have ever lived in. Once you lease this place you will never want to find another one. Hats off Team.. You guys are awesome!! I would highly recommend this place

The location of these apartments are great. They have a nice pool. The only thing I didn’t like is the foundation is off. When it rains water would come through the windows. There is no parking. It’s best to pay for a car port. They also take your whole deposit we only stayed at our apartment 6 months and left it exactly like it was yet they took our whole deposit.

I lived here for 6 1/2 years. Never had an issue with past management. The new management which they change constantly is awful. After paying for an early termination fee (which was mis-charged) they come back and charge another $985 and can’t explain what the charges are and then threaten to send to collections. They never have parking, always had maintenance in my apartment that I never put an order in for, so I put cameras in my place for the days they Would come for whatever reason that was unknown to me. There is a reason this place is cheaper on rent. They are terrible.

Parking is aweful. Air conditioners are from the 80s and dont work right. Plumbing isnt well kept (old pvc). No security. Dumpsters are always overflowing. Walls arent insulated. You can hear your neighbor fart.

Im a resident in Fields at valley ranch more than a year now. There has been multiple management changes since I started living here and every management change brings in challenges for residents. To give you an example, last management had some non-cooperative front desk folks (like Bebe) who will be very rude and racist towards residents. We waited about 3-4 months to get our microwave replaced and to add, the representatives attitude is like they are giving us a favor by looking for a new microwave; I understand the model was old and replacement is difficult to find but 3-4 months for a basic amenity is not at all justified. With the recent management change, the front desk folks are very humble which is good. But as someone said actions speak louder than words, still you have to wait numerous days to get any issue resolved. Yesterday the weather was warm and the apartment temperature shot up to 82 degrees F; then we realized though the blower is working but cooling/AC unit is not functional at all. Today is second since we have logged complaint multiple times but so far nobody has come to look/check the AC/cooling unit. If you open the windows, there is a lot of construction noise as our building is going through repair. Clogged up drains, non-functional kitchen exhaust, old styled-showers with water-mixer issues (youll get burn in summers and ice-cold water in winters, the shower mixer is worse).In short Fields at valley ranch is overpriced with sub-inferior standard of service. Ill not recommend even my enemy to live is this apartment complex. Save yourself!

Poor maintenance services. Issue with OLD appliance always, when you ask for maintenance it takes forever and at the last they replace it with even older appliances.Office services, GYM is never open, always under maintenance.Office staff dont know when they will reopen it, if they ever plan to do it.

This place was built in the early 2000s and has not been updated internally since then. The most they have done is slap on a fresh coat of paint and called it something else entirely. They refuse to update the ceiling and structure and have painted over leaks and then after you have moved in it rains and the stains magically reappear. Management has changed hands more than 4 times in a year. If you live on the first floor in any of these buildings I feel sorry for you.

We moved here December 26 after Christmas so far my experience has been pretty good just a few unsatisfying experiences for example I’ve asked multiple time to for pest control to come out into my apartment and spray something for these little roaches that started coming out not to long ago for some odd reason because when I moved in I did not have this problem, another problem I’ve had is my mail issue they could of told me they have a different address for that and I did not receive any mail after I called every other day to see if they received and always gave me a attitude, other than those two problem my experience has been pretty good so far I really like this neighborhood and really appreciate the shopping center around it very convenient.

THIS IS A SMOKING COMPLEX AND BUILT in the 90’s! They do not enforce non-smoking and all the air systems are connected. My couch, clothes, and carpeted floors wreak of tobacco/marijuana. The only area in the apartments not carpeted are the bathroom/kitchen areas. I wouldn’t recommend unless you enjoy living in a smoky environment and seek a subpar managerial staff.

So they don’t tell you this when sign the lease. THERE IS NO PARKING! If you want to PARK your vehicle for free there is very LIMITED SPACE.So this is how the apartment gets your money, they make it where there is very limited space to park for free so you have to pay for their covered parking.Sooo either you park on the other side of the apartment complex or pay extra for parking. My husband and I are now trying to figure out where the complex towed our truck because there was no parking. It’s a nice apartment for a decent price but we stress out when we get off from work or school because we can never park our vehicles when we get home..

I wish i would have never resigned my lease here. Believe people when they say maintenance is very slow on work orders! I’ve had to call multiple times and email for what i needed fixed and it still took over a week. I’ve told them several time since I’ve moved I’m unable to access my account online no help given. Valet trash is a joke! And you have no choice but to sign up for it. I was paying for a garage i couldn’t even use for 2 weeks because as they say parking is horrible. And instead of making it free of course they want to make their money. That’s really what it has boiled down to they just want money. I never had an issue or a fine given to me about the way i put my trash out but since i have moved now i have a 25.00 dollar fine and i have no clue what for. I’m sure your thinking call or email the office well i am still waiting to hear back from the manager about why they are saying i owe 300.00 from my last apartment. So i guess the world will never know. But i would definitely look elsewhere if your looking to rent. Since i moved in a year ago a lot of changes have come and they are not positive.

In the world of marketing, they say that 35% of people are dissatisfied with their service. However, only 1/10 people actually leave a review. My hopes are that I can give you an objective review, so that you can make an informed decision.This is a great apartment complex. The pool and workout center are great, and you cant beat the location. Many New restaurants have been built across the street. The maintenance team is stellar, and as soon as a request is put in the system, it is completed the same day. The front office does their best to plan events, keep you informed, and manage any grievances you may have.

Dont trust the negative reviews. People blame the management for their own inability to keep an apartment clean. Can parking be sparse? Yes. It can be. But only if you come in really late and dont pay for a space. But what can they do about it now? It was a design flaw, not something you can blame them for today or give a negative review over. Bottom line: My wife and I have thoroughly enjoyed our time here. We love the management, and love the complex. You take care of your apartment and Legacy will take care of you. If youre a crappy tenant, thats your problem. Dont blame management for your stupidity. If youre a decent human you should have no fear of leasing here.

There are some nice things about living here like the location and the apartments are decent, but there is way more to dislike than to like.The parking situation here is horrible. The majority of parking spots are covered so you are either forced to pay extra for a spot or park on the other side of the complex and walk 10 minutes to get to your apartment. It wouldnt be a problem if this happened occasionally, but it happens almost every night.They also provide pest control but fail to mention that it is completely insufficient. After 3 months of treatments, we still had issues and ended up taking the matter into our own hands to get rid of the roaches.The air conditioning units are undersized and fail to cool our apartment during the summer. Even after maintenance came and resolved the issue our apartments was still regularly around 88 degrees even with the a/c on full blast.When we moved in, we were told they were working on fixing the gates to enter the complex, but after a year, they are still stuck wide open, which allows groups of teenagers and people who dont live here to come and have parties at the pool after hours.We are moving out from this poorly managed complex the first chance we get and I would not recommend it to anyone.

I used to stay here one year back. The locality is good. Gas station, car wash, groceries everything is nearby. But the apartments has issues with pest control. Also some apartments does not have light/fan in the front room. If you want to install your own light/fan in ceiling then the maintenance staff will install them but at the time of leaving you cant take them with you because as per their rule, once you install those it belongs to the apartment property. Also if you are not taking reserved/paid parking, after 7 pm it is very difficult to get parking

Trying to renew the lease for past two months as it fell on a month on month. The response I get is upper management is yet to check email or approve rates and once approved renewal rates will apply from the day they approve! It is taking two months with me paying almost an extra 500$ each month! Which is reallyy annoying and gives the feeling this is being dragged on purpose or the management is too careless. Very dissatisfied with the service.

Worst customer service I ever had. The management is not at all responsive and rarely they are answerable over phone. Its very hard to find the Manager at the leasing office. I have been facing issue with roaches in my apartment for a while and pest control never shows up. We need to follow up multiple times for everything. Thought of recommending my friend but will never ever do that mistake in my lifetime.

HORRIBLE CUSTOMER SERVICE. These apartments will not give you your deposit back in a timely manner. I would not recommend anyone to deal with this kind of insincere customer service by management. If you do not receive your deposit back, they will not do a stop payment immediately. Instead, you have to wait over 30 days to receive your money. Management does not care to make sure you are taken care of. Avoid moving here at all costs. Once they get your money, they do not care!

The apartments are pretty, but management is terrible. They can’t keep staff to save their lives. We’ve been having issues with insanely loud upstairs neighbors for 4 months and management has done close to absolutely nothing about it. Why they would move a family with 3 small children on the second floor is beyond comprehension. Anything to lease an apartment, I guess. Neighbors be damned. Courtesy patrol and police have been called multiple times and still they do nothing. Do not recommend this place. Can’t wait for our lease to be over.

I have been living here for 6 months. My apartment is nice and spacious. The leasing manager Kyle is very responsive and friendly .He promptly responses and takes care of maintanence and community requests. The community amenities have a scope for improvement. The gym is not well maintained with the AC not working for quite some time now and there would be no wet wipes most of the time. This apartment has a huge location advantage because its closer to gas station, movies and grocery stores.

After reading a couple of reviews, looking at the property, seeing our unit we decided to sign the lease. We are partially satisfied.1) Staff can be rude. I was approached by one of the leasing managers as she passed by our unit. She proceeded to yell at me and inquire about our pet deposit- which we had already paid. I was told that she would go back to her office and look it up. Totally humiliating.2)Work orders. We put in a request to fix our ac unit in June because it was making a lot of noise. Our a.c. unit was fixed at the end of September.3) disorganized. I got multiple emails for paperwork, from our file, not being signed or missing. Frustrating4) Parking. Parking really is terrible. However, if you do park far...its really not that far. The apartment complex is fairly small, but it does make it is difficult during inclement weather.5) impromptu unit search. Never heard of this in my 7 years of renting/living in apartments, but apparently its a thing here.

There can be some shady people trolling around here but its mostly a nice place. The apartment staff was great and it was an easy transition in and out. So many changes but have to say that people in the office the ones that wore before were amazing, the best especially Bebe so sweet and caring, Kyle very helpful, the manager Vanessa loved her that team was the best oh i cant forget about Alex as well. Theres zero security here. Neither are the gates are ever closed or are there any security cameras installed. I myself have had a break in happen in my car last year! Parking is always an issue. If you do decide to stay here do consider the cost of getting a parking as well since the common parking lots will fill up after 7 pm! No kidding but the wet steam room hasnt been working for the past 2 years now! Even if you request the maintenance guys to call and come they wont and will enter the house whenever they want despite being reminded to not do so! The only reason Im still here is because of the vicinity of grocery stores, theaters and gas stations!

Theres zero security here. Neither are the gates are ever closed or are there any security cameras installed. I myself have had a break in happen in my car last year! Parking is always an issue. If you do decide to stay here do consider the cost of getting a parking as well since the common parking lots will fill up after 7 pm! No kidding but the wet steam room hasnt been working for the past 2 years now! Even if you request the maintenance guys to call and come they wont and will enter the house whenever they want despite being reminded to not do so! The only reason Im still here is because of the vicinity of grocery stores, theaters and gas stations!

1 star because there is no 0 stars.. one of the worst experience ever... apartment smell.. roaches big ones .. small ones .. noices ..dead animal for days around..edit: make sure to take a lot of pictures when you move in because they gonna take your deposit and send you a bill for things that was already in the apartment before you.

I havent personally lived in this apartment complex but I have drove by it many times. Never to think I would be get in a car accident and get hit by a tenant from this apartment complex on 12/6/17. The other driver failed to yield exiting this gated exit/entrance area and hit my car on the side, long story short, there was no police report made, she called her insurance a month later and lied about the details of the accident. I called the apartment office and they have no surveillance cameras. Now Im stuck with the damages. This is my only review about this place, they didnt even offer to help me find the drivers address and having no cameras is a big fail on their part.

Very nice to community, close to freeways. Good staff, lived here almost 3 yrs. good maintainance. only down side is parking, lot of covered parking there so u gotta buy spot if u dont want to spend time looking for it.

I have been in this apartment for last 2 years and moved out 3months back. Management is ok.The building is very old. Many cracks in the walls.We lived in a wood rose model with sun room, so had 6 windows in living room. All the windows were not properly aligned and there were gaps. In winter cold air was rushing in and in rainy days water comes inside.When we raised this issue management said they need to replace the windows which cannot be done when we are living the apartment, so they used duck tape to close the gaps.problem was somewhat solved there.Very very limited open parking space. There wont be any available space after 8pm in weekdays and also in sunday evening after 6 for guests.Our main problem was our neighbors downstairs.The flooring is very thin so ppl under you will hear when you walk. In apartment living this is a very common thing. But ppl below our unit(who had thoughts that they own the house) made our life a living hell. So rude so heartless ppl do live in this world.unit#3026.From the time our little daughter learned to walk these ppl used to bang the ceiling like hooligans. sooo loudly that ppl next to our apartment will wake up at night. They have called cops more than 10 times. She is jus a 1 year old girl she was jus learning to walk she gets soo scared when they banged and slowly stopped walking around the house. They called cops like 3 times on my daughters birthday. Our friends stopped visiting us.She used all F words,Asked me to vacate and move to different apartment.She was cursing and even said that our daughter should be put in a child care.I dont know who gave them power to say all this.When we complained to the management they took no action and they asked us to move to another ground floor apartment.They were not even bothered about the situation. If you are planning to move above them please be deaf or dont have kids.

I actually like the Apartment itself, I love the location, staff is ok. My main issue is the roach problem. Huge flying outdoor roaches all residing in the bushes as well as the ones who don’t fly find a way inside.My Apartment is clean and I don’t leave food out to prevent roaches but they seem to sneak in.I have new patio furniture and I’m afraid to sit outside because of the ginormous flying roaches. 😞😞

I have lived here for 3 years, I am moving out now to buy a home. Some of these complaints i find rather ludicrous. There is not a single property in las colinas that gives you parking for free. They make you pay for it. Seeing that as a negative response is rather ignorant. They should of done better research. The staff has always been helpful to me and my situations. Was not happy about my rent going up every year but that is my fault for living in a nice area. The value is always going up. I enjoyed living here and i would continue to live here i wanted to stay in a apartment. The office staff will be incredibly missed because they made me feel like apart of the family. I understand people are always so quick to write bad reviews if they are unhappy if they do not get their way and from my experience in customer service, most the time they are in the wrong and just want to vent. I wanted to take my time to write a review as i say my farewell that this has been the most comfortable apartment living. Maintenance, office staff, location, all perfect.

Feels like giving a negative rating but there is no option. I moved into the apartment through friend referral and I clearly informed them that my wife who was in India will be travelling a month after I move in and I want her name to be added in the lease. They asked for an additional $50 deposit initially which I paid, but now when I approached them to add my wife in the lease, they came back saying that the screening company has requested for a 1 month rent for security deposit as my wife doesnt have any credit history.Does it make any sense to check the credit history of a H4 dependent person who is not authorized to work in US? They will have a 1 liner reply for all our questions, Its as per our policy. I believe their policy document has no end page. They are finding all the way to loot residents money. I also heard from my friend who referred me that they have reduced the referral amount from $250 to $50 and they havent paid him the referral amount yet.

I wanted to wait until after 90 days before leaving a detailed and honest review for this place. So prepare for an essay lol I am proud to say that I call the Fields Valley Ranch home! My bf and I moved here in July and we think its a great community. Our apartment (Mimosa design) is beautiful, spacious, and reasonably priced to meet our needs! The placement of outlets in the apartment is a little strange and the bathroom counter space is small. Other than that, no complaints! I have read a few reviews mentioning pest and valet trash issues. Personally, we have no issues with pests, with the exception of a spider or two.We keep our apartment clean and uncluttered so maybe thats why we havent had any roach or ant issues. The valet trash service is pretty decent but has its cons. It is only available Sunday- Thursday so you have to be a little less wasteful on Friday and Saturday. They also wont take boxes that arent broken down so you have to do that yourself or dispose of them at the central dumpster. The staff is okay but not always reliable when you really need them to be. Kim was a great asset to the team and was always nice and willing to help me. There was a time where I was expecting an important package for a science project and Bebe went to look for it and claimed it wasnt there, walked away, and didnt even offer to check again. But Kim saw this, offered to check again and let me go with her. Sure enough, THREE of my packages were there! I wish she was still working here just because she was that dedicated. With that being said, picking up your packages can be a hassle and I think there should be a better system in place for that reason. The complex itself is kept very clean and I dont see any trash overflowing, except at the mailbox center when people throw out their junk mail lol my building is close to the entrance and when I walk outside, I can smell the carwash soaps on the other side :) I know that is random but Its always such a pleasant smell! The maintenance staff is highly responsive and do their best so I appreciate them for that. The parking is not so great if you are a person who likes to have company or if you get off late and dont have a covered spot. But that is something you can tell when you first tour the community. The pool area, fitness center, and laundry rooms are well kept. I just wish that the gate was up and running consistently. We pay for a gate clicker and have only had to use it once. It kind of defeats the purpose of using it as a security enforcer when the gate is always open. Overall, I am really glad we chose The Fields Valley Ranch! We are in a really good location (close to shopping centers, the interstate, tons of restaurants, the airport, parks, etc.) Best of all, it is affordable and has amazing quality :)

Staff is very unprofessional, they are slow to respond on work orders and I often have to follow up on status. Recently they added fictitious fees for rental converges when I have maintained rental insurance for the 2 years I have been here. Not to mention the fees they have for pest and trans control, needless to say I have never seen a pest person nor has my apartment ever been sprayed. The managers are near impossible to get on the phone. I would not EVER recommend anyone move here, and counting down the days until my lease ends.

I wish I could give negative rating if there is an option..Never Think of going to this community.. There service will end right after you sign the leasing application. later they will start explaining you hidden charges. The courtesy and all they show only until you sign the lease and after that its pathetic. One more bad thing is there application fee and Admin fee are non refundable even if your application gets rejected and 500$ security deposit compulsory and they will force you to sign all with in 48 hours. So Dont get cheated and waste your time.

This place is a rip off not worth the money we were paying. The dumpster was alway full and trash all over the ground. People always parking in a handicap spot, we told the manager she said she didnt need a parking monitor. The maintenance was slow to fix anything and unqualified as well. Lived here 11 months and wouldnt recommend this place to anyone, they also come up with all kinds of excuses to keep your deposit and pet fee. We know have a nice home in valley ranch.

I moved into the complex last week and I have to admit I am very disappointed. My unit is good, although it was not cleaned properly despite the fact that a day before moving in I asked to make sure it is cleaned. There are stains in the kitchen, sticky ones, fridge smells bad.The most upsetting factor is that they were not honest with me about amenities.- On their website they state it is gated community. Despite that both gates are broken and open now 24/7. There is no definite timeline when they are planning to fix the gates. They do not have security guards either.- They advertise hot tub on their website. It is not functioning now and they are planning to remove it. Again, there is no definite timeline.- When I came in for the tour, I was told there is sauna available for residents. When I came in to sign the lease, turns out the sauna is not working and will be replaced with something else. When? - Nobody knows.- I asked if there is office area with internet available to use and I was told there was. Today I came in planning to use it for work. Turns out, there is only 30 min free internet.- There are 2 laundries on the premises. It was a big factor for me when I was choosing a place. Just now I was told they will be replaced with kitchen and something else. No one told me about this upcoming changes with no definite deadline.- There is parking problem here. Really. Although it seems like plenty of parking, you will have to pay for assigned parking if you dont want to drive around trying to find something. There is no guest parking, because there is just not enough space for them. It is upsetting because whenever you will have visitors, it will have to start with hassle to park their cars.- Additionally, I noticed a leak under the bathroom sink and slow drain in bathroom. I reported it on Friday for maintenance order. It is Monday and no one showed still to fix it yet.I read reviews before moving in, and the issues were not mentioned here. Leasing managers are not fully disclose information that can be crucial for people to make decision on wether they want to stay at the complex. I hope my review will help you to decide if it is worth for you to be here. I have to admit a lot of minuses stated in other reviews are true.

I just moved in about a month ago and so far I love it. My apartment is absolutely beautiful and the office staff has been so nice. Kim was our leasing agent and she was so awesome and friendly. I was even a bit of a pain in the butt because I could not decide which unit I wanted but she was patient and made us feel welcome. I have also spoken with Phoebe and Kyle and they are super nice as well. I feel really at home here, plush carpet, awesome open layout, big kitchen, and I adore my master bathroom. My neighbors are total sweethearts which is a plus.My only complaints are that sometimes maintenance is a bit slow (im sure they have to prioritize their tickets though, and a missing wheel on my dishwasher rack is not life threatening lol I get it.) Parking is a bit of a nightmare sometimes if you dont have a garage or assigned spot, and even of you do people are always parking in your spot even though they will get towed.All in all, its a nice place, with great staff.

This place is a Dump! ALL front office staff is inept, be prepared to pay extra fees showing up on your monthly rent for no reason, there is never parking inside the complex the place is UNSAFE!!! several apartment and car break ins in a short amount of time. Imposed trash fee is a joke with no set pickup times and picked up whenever an outsourced trash pickup company gets around it. IF and WHEN trash is picked up all they do is overflow the containers spreading smell throughout the apartment complex...just a reminder of what this place is dump nothing more. Randomly Front “Office closed” with no notice in advance to tenants during even during regular business hours... STAY FAR AWAY from this filthy place Legacy at Valley Ranch!!!

I am resident here since 2013. Maintenance is always a problem, you have to wait at least 8 days till your request gets attended. Since we cant help with it we are just dealing with it. But I surely want to share my todays experience which shows how rude behavior you can come across the staff. Today morning I was taking out my car from the garage & I noticed maintenance vehicle parked outside garage. Though it was little far I was not able to take out my car from the garage. Meanwhile I saw this maintenance guy & asked him if he can remove or call the person who can remove it. But he rudely told me there is enough space and you can still go inside the garage, I told him I am going out and not coming in. After I honked couple of times the maintenance guy who parked there and drove his vehicle without even acknowledging me. The other maintenance guy came and started asking me now you are OK? Now can you go? very rudely. I simply dont understand this behavior. If I want to take out my car from my garage and if I ask them to remove the parked vehicle is this my fault? Is this the way to speak with your residents?

I just Moved in middle of last month Jan 15th actually. So its decent but Im not totally impressed. It seems to be a lot of fees associated with everything here..Trash, covered parking to ensure a spot..otherwise you will driving for hours looking for one, so I had to go ahead and purchase 2.. for myself and my guests, which I think if the occupancy of parking is that bad then you need to provide the residents one free covered parking, because there will be guest visiting. So Im paying for my future guest convenience and my own again. Monthly pet rent which luckily encouraged me not to get a pet very quickly. I understand you have to pay for convenience however Ive lived in townhomes and apartments that have offered more amenities and I paid nearly $400 less in a 3bedroom with 2 free covered parking and free washer and dryer with no monthly water yet..my job requires a further commute..which leads me to believe you really do pay for convenience when looking for your home. I found it funny when I saw the email I received from the apartments about fines. Ive reaseached and nearly every fine is $50-70 dollars..not including the monthly trash valet that you cant opt out of even if you live across from the overflowing dumpster..and if you have trash put outside your door too early you can get a fine also since it can only be put out during the hours of 6pm-8pm.. But I only plan to fulfill my lease until I find my home to purchase. Lets finish this review its almost 6pm for trash pickup...which they officially dont get mine until after 9:30pm..😕😕😕😊

Even though if they were responsible they wouldnt have just said Oh we dont check to see what we sign for we just sign it If they never signed I wouldnt be in this situation out $700 bucks because of there incompetence.

Very bad customer service in the leasing office.A whole new crew started working in the leasing office. I am a tenant in this community Since February 2013 and posting this review after having a really bad experience in the leasing office. I talked to manager in the office regarding an issue and she is very rude and asked me to get out of the office. She doesnt even know how to treat a tenant and didnt even make an attempt to listen to my concern.
