I have been living in these apartments from 2 years, however from the past two years the problem of water leakage and clogging has never been addressed and solved. The water pipes in the common area outside the balcony keep leaking and the water keeps accumulating there, the landscaping team has never fixed this issue. It makes the land mushy and feels like a little dirty swamp is getting created there. Owners please look into the issue ASAP. I have no complaints with the maintenance guys except for this issue and would love to continue my lease with you guys, but this water leak and issue needs to be addressed in front of apartment 1061 phase 2, next to the pool.

The absolute worst management of an apartment complex I have EVER seen. Would give 0 stars if that were an option.TLDR: Extremely disappointed in the lack of cleanliness, communication, attentiveness, and general effort from management and maintenance. I wish I had never moved here. I like to give a business a chance to make things right before leaving a bad public review, but they have done nothing.It started the day I moved in. My apartment wasn’t ready— appliances weren’t installed and the place was FILTHY. My feet were black with dirt after walking around the empty apartment. Both management and maintenance staff told me they would send cleaners but no one ever showed. I had to scrub the apartment down with what I had before my belongings were delivered from my old place. Amenities promised to me during the tour were not installed— disappointing when you put these items on your “pro” list when choosing a place to live. On top of all these issues, there was a huge lack of understanding and empathy from the management team.The water is shut off regularly, I have had to request pest control probably 10 times as the cockroaches that were here the day I moved in are still making appearances, I had mold that was not taken care of for MONTHS, even with maintenance requests.The list goes on… I gave management a chance to make things right by emailing my concerns but didn’t receive any response.Now, my 60 day notice is due tomorrow and I have yet to receive my offer for next year. I requested it in person and was sent away saying it would be sent to me through the portal. When I hadn’t received it 3 days in advance of my notice deadline, I emailed and no response.

This is not a professional place at all. They will sell to another tenant when you have a application and deposit in place already. They do not ask all the correct questions up front, never do they explain if you reapply that the Apartment goes back up for renter. Management staff does not communicate at all. Pray before you rent. Pray for anything you do in life. I pray that the Owner and Management staff be trueful and be honest people. Integrity goes a long ways. It says alot. Please treat people with respect and how you would what to be treated. Be Blessed

We have been staying with this property since 2017. Recently the management has changed and new management is doesn’t give a damn about the residents and their problems. Maintenance is very slow and you have to be ready for multiple water shutdowns with short or no notice.Leasing office staff come around arrogant, they refuse to accept what you have discussed, and they will ask if you have it in written?Recently we moved to a different apartment within same property, and our experience with transfer was very bad. New furnished apartment, with new appliances had several issues; wooden flooring is of extremely poor quality with bubbles all over the floor; and then the door paints – so bad that it started peeling off withing couple of days. Even after several weeks, several requests, and several maintenance visit refrigerator is still not working and we are left with two refrigerators in apartment. Overall it has been an extremely bad experience with transfer as well the apartment. Avoid it if you have any option; and I bet there are plenty better options in Valley Ranch area far below the rent that this property is asking for.Since this management is interested in proof, attaching some of the pics.

I have lived here for 11 years and love it here. Marshall, the maintenance supervisor, is absolutely the best I have EVER seen anywhere! The property is beautiful and well cared for. The office staff is very friendly and professional at all times. I would recommend this property to anyone who takes pride in where they live. Pets love it here too.

Im not reviewing the property. My review is just based off Angie. I came to look at a apartment and she was so nice. There are not many people like her in this world left. She goes the extra mile. She really knows what customer service is.

They looted my money for their mistake.I applied for short term lease online for which I paid application fees and admin fees.I was approved for the lease, however I was told there is a technical glitch in their online system and I was asked to pay extra 200$ every month since it is a short term lease.I told them I don’t want to proceed with the new rate. Since it was the technical error on their side, I requested them to refund my application and admin fees.They stopped responding to my requests which is bad.

I almost considered this as a future home until seeing so many recent negative reviews. Hopefully it gets better for all the current residents.

The new Assistant Manager is very rude and has no customer service skills at all. I will be complaining to her boss and the Regional Manager. The surrounding is looking filthy and has trash around with no care from Management. Very rude Management staff. Corporate will be getting a call about their incompetent management skills. The Oaks is a great place to live! It is perfectly located in Valley Ranch around shops, trails and schools. But most importantly, the management team is awesome! Hannah helped us so much with our application and made our move extremely smooth! I highly recommend this place!

I had been living in Oaks at Valley Ranch for more than two and half years, here are some good things i found here and want to shared:1. Friendly staff, always ready to solve our issues.2. Pet friendly, welcome all pet owners.3. Clean facility, brand new fitness center + brand new party facility.4. Good swimming pool + well maintained BBQ area.5. Affordable price + comfort level above that(Also nice electricity bill because of good insulation of the house).

My experience in meeting Melissa literally changed my life, she is a God send. She is a loyal and committed person and professional. Melissa, went far and above her duties to make sure I received everything I asked for and more. Living here is so wonderful!! The entire staff, including maintenance, is a five star service. They are nice, very helpful, and extremely accommodating. The grounds are impeccable, my new home is amazing, the neighborhood/neighbors are quiet and peaceful. Beware. The leasing agents prey on individuals who are working hard to get there credit right. Romy called and emailed me encouraging me to apply for practically two months, she told me they will work with me on my past rental history. I finally broke down and applied paying the application & admin fee after being given a move-in date & an apartment number she called me two hours later and tells me I was denied due to my credit not being good enough. Not rental history my credit🤔1. My bad credit was good enough to cover your commission from me applying.2. If I had good credit I would be applying for a home loan not an apartment.3. You added a credit inquiry on my credit which hurt my credit that Ive been working so hard to repair.4. As I said, I been residing at the Hyatt House for the past 10 months paying practically $3,000 a month which is verifiable so you mean to tell me that a person thats paying that much cant afford to pay $1,035 a month in rent for an apartment.. Im going to need yall to make it makes sense.

I lived at The Oaks at Valley Ranch for about 3.5 years. The building was a little old and had some cracks in the walls from foundation movement, but the location & layout of the apt were great. I want to make it clear that the one star Im giving was for the first 2.5 years. The last year of living at the Oaks was absolutely miserable. The water was off more than it was on, and I dont believe communication is a word in this management teams vocabulary. However, I can deal with water shutoffs & lack of communication. But what I cannot deal with, and what no one should ever have to deal with is what I experiences in the last few months I lived at the Oaks. Please take the time to read below & please do not move to this complex until this management staff is no longer in charge.In the midst of a global pandemic I lost my job. When this happened I realized my lease was about to be up and called into the office asking what the best options would be for me to get out of the lease. I was originally given incorrect information by one of the staff members, and when I went in to speak with the manager a few weeks later she was immediately hostile with me and was not willing to work with me in any way even though one of her employees gave me incorrect & misleading information. After this conversation I decided the best course of action would be to go above the women in the office and try to speak with someone higher up. I called in one day to ask for this information & it just so happened that one of the higher ups was in the office. When I asked to speak with her the manager put down the phone & thought she placed the it on mute, but she did not. What I heard was absolutely appalling. The manager & other members of the office staff were briefing the higher up by mocking my situation of losing my job (literally making fake crying noises and whining) and blatantly lying saying that I had cursed her out. The utter lack of respect for not just their residents, but residents who are in trying times in the middle of a pandemic, is so extremely upsetting.The management team currently in place at the Oaks could not be a worse. They do not care about you, they mock you behind your back, and are completely heartless.

My move in was GREAT & SMOOTH! I’m going through a storm in my life at the moment which required something quick. They made sure I had everything I needed, helped me find a great light company, & even had great deals on internet/cable serviceSunday & Jennifer made sure all my questions were answered & helped me from beginning to end! I’m blessed to run across these ladies! I’ve never had such a great experience like thisNow I can live in comfort without the need to feel like I’m not safe or in a safe area! I highly recommend this property!!!

This is a PERFECT place to live! You cannot beat the location and price. Its right down the road from shopping, restaurants, and grocery stores. I never have to travel far for anything. It also has awesome amenities, including two pools and a fitness center. One of my favorite things is the neighborhood -- you can take long, leisurely walks and feel safe while doing it!

Management has no urgency to solve the rat issue. New management is MIA. With no desire to communicate or be transparent. Been patiently waiting for someone to personally answer my email, a phone call.It’s a shame I have to call attention this way. Tsk. Tsk.

The staff was incredibly helpful. They took the time and most importantly the patience with me. I called at least 16 different times, With questions and I never felt any kind of weird vibe from them. I was met with incredible vibes super, super friendly attitudes and most importantly for me, patience and impeccable customer service. My apartment is fantastic the swimming pool is beautiful, the gym is up-to-date. And the grounds are kept supremely perfect. In the evenings; couples and families walk up and down the Riverwalk which is right down the block. Dining and shopping retail right down the road; this is perfect for me and my mom and hopefully you as well.

On top of my monthly rent, I got extra charge of 161$ until now. Not sure how much more you are going to charge.

Lost heat during the snow storm but under the circumstances it could not be fixed right away. The maintenance person came in late the following day (it was the quickest he could get to me) and since it has been fixed it has worked fine.

I feel like the apartment management handled the snow storm with success. The communication from the office staff & the maintenance team was on point.

This is worst community that i have ever been. I strongly suggest to go with other community.There are lot of issues1.Infested with Roaches and bugs(irrespective of how much clean you maintain) 2.Water problem. (this problem was there from past 2 years.3. Fraud- When i did lease renewal i was sent the leasing notice which has extra amount of 100 dollars than what is agreed up on. I was told to pay the extra amount (We have new born baby.Irrespective of how many times i tried to reach them. I was told to stay away from the billing issues(since the lease is on my wifes name).My wife is recovering from postpartum surgery and we had to pay that extra amount in order to avaoid the extra pressure..After talking to regional manager she saw that there were two lease agreements and stating that i am correct. She said the extra amount which was charged until now will be corrected .They over charged me until now.4.The apartment pricing has been drastically increased and management is trying to capitalize all the open spaces.(which was free before for dogs)(EX; there was pet rent of 15 dollars .they has put fencing on the grass and charging 30 per month with 500 non refundable deposit) .

Please be aware of water bills in Oaks at valley ranch apartment. Every month just the water bill will be around @150 dollars or more for just 2 people and lot of other hidden charges.... I have a neighbor who dont were underwere. He come out showing his private parts several times. Complex wont do anything. I have complain and other neighbors also complain. Nothing is being done. I feel very unsafe living there. I get home from work and the neighbor is standing in parking area staring at me half dresses. I have to drive around the parking lot until he goes inside.Air conditioning when out Saturday night.Maintenance man doesnt speak English.Took him several hours to come to put window fan in. He put it in wrong..The picture will be uploaded.

I have lived here at The Oaks for over 2 years and loved it. Recently a new management company took over and it has completely turned everything upside down. They have implemented many new rules and issuing fines must be their hobby. They begin maintenance and yard work before 8am and they only do the maintenance they want to do. I believe they’re trying to run out the previous tenants to re-do units and charge much more for rent. Many of us long time tenants will not be renewing. I advise you keep looking. ‘LIV’ somewhere else.

I would like to give a big shout-out to Maintenance guy Marshall who fixed my heating in this chilling cold weather. i would have to say that maintenance now is definitely quick and abrupt compared to before where it would take days and sometimes even a week to complete.

An update. The manager, Jennifer, called me and was extremely confrontational and argumentative about this review to the point of being immature. I had to end the call to prevent myself from going off on her. Highly unprofessional. I hope this was the update she was aiming for because saying I dont know what the problem is and accusing me of bashing a business does not make a rating higher.Noisy, frequent rodent issues in attic (mostly raccoons) with extremely slow response times from the office/maintenance to remove them (only for them to return less than a month later), limited parking, water always being turned off, and constant emails threatening to fine residents or tow cars. Courtesy officer doesnt respond to noise violations late at night with the office constantly saying to call the courtesy officer when noise happens late at night. I have TWO neighbors doing construction projects with one of them always doing them past 10 pm up until 1 am in the bedrooms. Third neighbor allows their kids to turn their upstairs place into a jungle gym with jumping, running, and screaming. I guess being a rude, inconsiderate neighbor is a criteria to get approved to move here now.New manager (Jennifer) attempts to listen to concerns to calm people down, but not much is done. Assistant manager (Melissa) posts false reviews pretending to be a resident and is the most unhelpful team member. Leasing agents answer the phone like they hate being there. One asked what do you want me to do about it in response to neighbors being extremely loud for hours past midnight.Major improvements needed and I dont see that happening soon enough. Customer service is severely lacking. When a raccoon literally tore a hole through a vent in front of my front door, maintenance installed an oven rack over it instead of replacing the vent and getting animal control. Once pictures of this got on social media, the new manager seemed mortified and corporate got in touch to ensure it was fixed. While I appreciate this, that unprofessional fix shouldve never even happened and I wonder if the rack would still be there if I didnt post pictures all over the place. Also, it took months for the raccoons and/or rodents to be removed from the attic, and now they have returned after only 2 weeks. This lets me know they didnt actually go and seal up the points of entry. Im used to my raccoon friends at night since theyve been up there since February, but am concerned they will eventually fall through the ceiling, especially when they start fighting.Another family member lived here for 20 years and this new management from City Gate is so bad that she left in less than a year. Her neighbors were always in domestic disputes with screaming and hitting, playing extremely loud music, and drinking packs of beer outside in the parking lot. Management did nothing about it. In fact, their music was so loud that Irving PD stopped, banged on their door, and told them they could hear their music from their car on the street outside. She moved 2 miles away and lives in a very quiet community with nice neighbors that actually talk to you and dont stare you down as if you dont belong here (youll get a lot of the stare down at this place as well).Its a great location near a huge walking trail/park, quick access to several major freeways, and periodic patrols by Irving PD. However, there are also many apartments available nearby with these same perks and better customer service and care about their residents. I am literally moving three stop lights down the street in the same zip code to get away from this stressful place and couldnt be happier.

Lived here almost ten years, so has my neighbor and the couple below me. Recently got new management and they have really kept us informed about the virus and they take time to let us know they care about us. Excellent work order service too. Always doing things to update and make everything look nice. Love my apartment and love how quiet it is.

I have lived at this apartment for almost 11 months. They have a serious problem with maintenance, took forever to fix single issue. . Management was rude and incompetent. Serious water issue in phase 1. Over the summer my air conditioner unit start acting up. I would set it to 76-78 degrees. The temperature would reach the set temperature and would not stop running. The gym was closed for months for (renovations). Good luck if you move in here.

Been living in this apartment complex for 6 yrs now! Since 2014. I have no complaints. Maintenance has been prompt, and management has been great going above and beyond to make sure that I as a resident is happy. Very peaceful and quiet. Would definitely recommend. :)

I have been with this property under a year and there has NEVER been any communication. When the water will be off or when a company will be here to clean gutters. Or, when the pool is open or closed or when a connected apartment will be painted. Or, when you will have an extended patio. I love the extension. It does come with an additional responsibility.There are no correspondents. It is inconsiderate and careless. Yet, this is our places of residents. Where we live, work and raise our families. I hope this post helps them to improve their communication to the community.

The office really need to do something on the parking you have the parking full no were to park but theres people here with to many vehicles and theres like 8 people living in one Apt and all have vehicles I didnt rent here to park in the street or at the office

I moved in when the management of the property was changing but that did not impact the customer service or professionalism provided to me. There were specials the previous management provided, the new management honored it. I have been very impressed with the service provided by the new staff, response of maintenance, quality of the apartment and the neighbors. Try Oaks at Valley Ranch, you will not be disappointed.

My family is relocating and have been looking for a while. We are new and needed an area that was very convenient. We looked into the oaks at valley ranch and loved it. The apartments are older since they were built in the 80s but are spacious. They seem to be well kept and the staff really nice. Though the transition could have been difficult the staff made everything easy and stress free!

Worst service by leasing office .Not sure whether they know how to deal with their customers . Very rude behavior by the front desk lady .Not a recommendation to go with oaks at valley ranch apartments.

I have lived at this complex for almost 3 years. Its a decent place to live, rent is too high. There is ALWAYS water issues and the complex does not do anything about it. I have gone three consecutive days without water awhile back. The previous management company was decent, but now they have changed management companies and the name of the complex. They are HORRIBLE so far. I had problems figuring out how to pay rent on the new portal. Could not get in touch with anyone. You would think they would be more concerned being that its rent.

Great place to stay! I love it here, when I need things fix they come without a wait! It’s a great area to live in and I feel very safe! Couldn’t have move to a better place!! I can not leave out the great staff!! Always made me feel welcome every time I enter the office! Management is the best!

I am pleased with new management. We have some issues with maintenance and the staff was prompt in resolving our issues. We had our AC replaced due to to avoid us any trouble they got a new one. Also had a water leak and they immediately sent a plumber to repair the line as well. Lived here for 3 years already and enjoy the community, spacious apartment and great area.

Kind and friendly staff! Ive been living here for about two months now and so far its been clean and quiet. The fitness center is smaller but has the essentials. Despite some of the other reviewers complaints about the water shut offs, I didnt see it as much of an issue. The staff sent out regular email updates and provided accommodations for those who needed access to water. The groundskeepers maintain the park areas very nicely. The laundry room could be better with larger machines. Overall, quiet comfortable place. Decent for the price range as well!

The maintenance team is awesome. Once you place the work order, the maintenance team is prompt to take care of the issue. The maintenance staff, Greg, was very professional and courteous. He took care of all the issues we had and made sure to clean up after the work. He was not in rush of finishing his task and instead made sure that everything he did was perfect in all the ways.I tried to tip him after his work but he refused saying it was against the company policy. You don’t meet such honest people everyday.Thank you, Greg.

Ok, a friend lives here and I was looking to make it my next home. Upon making a walkthrough, found multiple multiple mice. Outside eating the trash from the front doors. There are two phases to apartments, phase 2 was the worst, mice on multiple buildings on second floors. Phase 1 had mice running through laundry room. Mice Mice Mice

After 2 years of living here I can honestly say this has been one of the best apartments Ive had. I love the floor plans (especially the town home)! Its very easy to get to many highways and businesses. I love the trees and neighborhood. The staff is also really great! They are always nice and helpful.

Love The Oaks, been a long time resident at this complex and have no complaints. The floor plans are spacious, the grounds are clean and lots of doggy stations for my pets which I love. Not only are the apartments a great space to live in and are super affordable, the office staff is amazing. Edgar has always been a great help and its nice to see him around the complex working hard. He is always friendly and helpful, even off the clock! Overall, the Oaks is a great place to call home! We love it here.

I came in 9/21/19 to view an apartment, I cant say it wasnt worth the wait. I felt so bad for Stephanie as she was the only leasing agent in the office. She was extremely professional, patient and friendly with having so many people in the office. She acknowledge everyone that walked in the front door letting them know shell be with them as soon as she finish up with this client and she let them know that she that there were a few in front of them all with a smile. She was truly amazing.

Over the summer my air conditioner unit start acting up. I would set it to 74-76 degrees. The temperature would reach the set temperature and would not stop running. I had 3 bills over $160, one was $222. I told the front office about it, it took them forever but they did try to fix it. I don’t know if the unit outside is brand new or refurbished, and they also changed the coils inside the unit itself. Like I stated, I don’t know if the parts were brand new or refurbished but it didn’t help. I went from using 1060 kWh to 1449 kWh in one month and then over 1400 kWh the next month. I took pictures and made videos and all the office could say is something about my vent covers could be the problem. Outside of that situation, there are many other horror stories about maintenance that I could talk about. If they could’ve taken ownership of the A/C unit and offered something towards the bill or something I would’ve been satisfied.

This is place is my home since last two years and barring few issues I enjoy being here. What works ?1: Responsive and courteous staff. Once you report an issue or seek help there will be someone who is actually willing to listen and fix your problem. I have mostly interacted with Edgar, he has always got me solutions.2: Facilities. The pool is excellent, gym could be better (getting renovated now)3: Value. This community strikes a good balance between and services, facilities and what you pay. I have been a happy resident so far.4: Location. I love the hiking trails & canals near the area. Lots of greenery and shopping is just minutes awayWhat needs improvement1: The water situation. Specially in phase 1 there were recurrent water outages .Overall, I love this place and management . Five stars

I reside at Valley Ranch for the past 4.5 years, till date I’ve lived in Texas it’s one of the best communities in terms of the facilities, locality and services they offer. It feels like a second home.Moreover if there is even a slight issue be a like heater issue or AC which I’ve hardly noticed in the last 4 years, they listen to ur issues and address it as soon as possible. Finally a great place to live with a wonderful mix of people in the community and nice leasing staff.

So far didnt had a good experience with the new management, latest issue is with their portal for paying rent. Management is asking to contact the vendor and vendor is asking to check with the leasing office. Wondering why we have to work with their vendors to fix issues with their portal! Leasing staffs are helpful. Hence giving two stars.

Great experience living here. Very professional staff, immediate response to priority maintenance requests. Hundreds of trees and well maintained lawns. Valet trash is very convenient. Melissa is the best when you need something done. New management is investing a lot of money improving to improve the community.

My husband and I made Oaks our home a year ago and we love the green surroundings here. A friend of ours used to live here and when we visited them, we decided, that if we ever come back to Dallas, this is where wed like to stay, and so, here we are. We love this community because its got a lived-in feel! Weve lived in other new communities and, although they had all the modern frills, it was lifeless, too clinical. The maintenance crew at Oaks does a pretty good job of up-keeping the surroundings and theyre quite prompt too in addressing any work order. Another reason I like this community is because its quiet and a walking distance to grocery shops, pharmacy, gas station, school, trail, restaurants, you name it, and its accessible! Communications are prompt with a friendly staff running the office. Swimming Pool, workout area, recreation center (I think this is a new addition), are all on the premises. Rents are affordable too and not insanely high like other places. Id recommend this to families, and singles whore looking for a quiet and green community!

This is the only place in over a decade that Ive stayed for 2 years. The staff is attentive and very helpful whenever I have questions/a maintenance issue. I love this area. Its great for anyone with dogs or who just likes to keep active - theres a lot of grass and trails/canals nearby. Come check it out and I bet youll love it too!

This is a very stressful nightmare. Please avoid, they have a cockroach issue (among many other things) and are very dishonest. I tried to work with them, to get moved into a different unit but the one they offered me has the attached issue of a nasty dishwasher leaking fluids into the floor.Be safe go somewhere else.

The oaks is a great place to stay. the apartments are clean and it is a quiet area. The office staff is very friendly and helpful. the only issue that I have is that we do experience water being shutoff quite a bit. it only happens in the day time which is great and I know that they are working to fix the issue. Overall a great place

Ive been a resident here for about 1/2 a year and really like it. Over all its great and close to work. I have lived in other complexes in the area and they are definitely the best. I mean they have water issues but hey its irving so what can you do. The management gets on issues quickly and super friendly. So overall great!

Great locality. Lots of restaurants and grocery options nearby. Maintenance is quick. Online portal to track maintenance and payments are a plus. Good apartment options available at a reasonable price.Friendly staff!!

I am a future resident of Oaks. I was driving by one day and saw the beautiful apartments and I wanted to check them out. I called and spoke to Stephanie 1st and she was so nice, and very helpful. When I came in for a tour I worked with Val and she was so friendly, helpful, and answered all of my questions. This is a beautiful location, and close to work! The apartment I toured was spacious, well kept, and the complex looked very clean. I looked at other apartments in Irving that were ok but honestly turned off by the unfriendly,And lackluster staff. A large part of why I wanted to make Oaks my home was the staff members that helped me. Thanks again for all of the help! I wish my past move in experiences where that pleasant. My cat and I are excited to move in!

I’m was looking to find a new home in the Irving area and love the oaks at valley ranch. The price and size is right in my budget. Just moved in but feel I made the right choice in moving here. The staff is super prepared to help out and accessible. I also really like that everything is close.

I have lived here for 7 months and absolutely adore my spacious apartment and the quiet community. The Management is also great and periodically will show their appreciation for the residents by providing refreshments and gatherings. Additionally, there are plenty of parking spots for your guests, and the maintenance guy, Raul, is very knowledgeable and efficient.

I wanted to give a review even though I’m moving. My time here has been amazing and absolutely love the staff. I have never had such a wonderful and attentive experience. Loving here has been such an at home experience. My friend moved in recently and has also loved it.

We have lived here for almost 4 years and have been super satisfied with the grounds and the service. I feel safe walking the dog at any time, day or night. Excellent place to live.

The experience of the Property Was is unexplainable and enjoyable .Maintenance was reliable and usually responded and fixed things in a reasonably timely fashion. Recently moved in and really like the place. The floor plans are very nice. I am still getting used to the property but hope to have a good stay. I would hope that my experience doesn’t change. Again happy.

We recently moved in and over all it’s been great. It was a bumpy move in but in the end it all got turned around quick. The floor plans are the best and the area very convenient. Still need but don’t foresee issues. The staff is very nice and Edgar is super helpful in taking care of residents.

Great area, and great staff. Don’t spend much time at but I really like my apartment. Rent isn’t too bad either. I wish we didn’t have to pay for trash valet but it’s all good. The area is close to everything and pretty quiet too.

I am Chiropractic student at Parker University that will graduate in April, 2020. I highly recommend incoming students to live here, if they’re considering an apartment that’s 10-15 minutes away from the school. I give this place a high rating because of Edgar Estrada and his team. Edgar is the assistant property manager that has gone above and beyond to help me with any problems I may have and has made living here a better experience. Their maintenance team does a great job of quickly handling any issues. Jesse is one of the maintenance guys that works extremely hard and is very kind every time I see him.

We live here at Oaks at valley Ranch apartment homes from past 3.5 years and we had a wonderful time and I can say its best stay in DFW area.We barely had Maintenance issues and we found best service during non business hours too on just a call.We enjoyed clean facilities too here like pools for party and we are looking forward to enjoy the newly inaugurated party room too for events.Office staff is decent and welcoming for any help needed regarding stay or renewals.

We moved into this property a little over a month ago and we love our apartment and the surrounding. The rent here is fairly cheaper than some of the other properties in the area. The management team is absolutely wonderful. They took care of all of our maintenance requests immediately.

Ive lived here a year and love it. The maintenance staff are prompt, experienced and very helpful. The office staff goes out of their way to be helpful. Ive been treated with so much respect and the manager has gone above and beyond to be helpful to me. They have recently changed owners and even though the management was top notch, the change has exceeded my expectations. I love it here and would recommend it to my family and friends.

Be aware!They have a serious problem with maintenance. We got rats in the apartment roof and walls. You can see rats on the street. They took 3 month to fix the window leakage. We got mold because their incompetency to fix the window.The administration have a mess with their bills. For the 3 months they overcharged us and blamed their contractors. During this month, they increased my water and sewer bill by $80 by saying they had an error last year!Customer service is poor. The attitude is indifferent and condescending. They do a poor job communicating with residents.

Edgar in the office was great and worked with us to make the move-out process seamless once my husband and I were able to purchase our first house closer to where we both work. We’ve lived at the Oaks for the past 4.5 years and are sad to leave! We’ve enjoyed our time here, especially during the summers with TWO pools and hot tubs to choose from! 👍🏼

My apartment was infested with roaches and they could not fix the problem. They tried to treat it 6 different times but it never worked. My apartment also had a leak from the fridge that caused issues with my floor and the person below me. They came in and turned my fridge water off, told me they would order a new part and fix it, but never did. My lock was also changed 3 times while I lived there due to my deadbolt being broken and another time when the office lost their copy of my key. My apartment also never smelled good. The air circulation was poor and any time my neighbors cooked anything, my apartment would reek of curry, spices, and any food cooked by the people around me. That smell would stay for days and could only be masked by candles and spray. It may not have affected me, but the apartments in Phase I had their water shut off at least once a week due to pipe issues. The last week I lived there there was a span of almost 36 hours of no water. I think the only good thing about it was the size of the spacious apartment, but thats about it.

Oaks at Valley Ranch was a great home for us! Leasing office and maintenance staff were always very friendly and helpful with any of our requests. They made renting very easy and seamless. We really enjoyed living here and really appreciate the hospitality!

I am HAPPY to live here!Ive been here from past 1.4 years with my family. Its such a beautiful, safe and great place to live. The management staff is friendly. The society has all the attractions like gym, swimming pool, large parking space, pet friendly, full of greenery.The location satisfy all my needs as it is close to grocery shops, playground, school, hospital, library. There is a bus stop nearby for public transportation. As lake side is very near it is best for evening walk or jogging.Cant get any better than that!

This property has the best staff members. They are always very polite and professional and are willing to do their best to help with any problem. Whenever I went to the office to speak to them about anything I was greeted with smile and friendly behavior. I only live here for a month and its been very good experience so far.

I have been living in this apartment for around 18 months now. I like the service and the maintenance of the apartments. There’s ample parking space available for each apartment.Edgar Estrada has been managing the property really well and ensures everything is running smoothly.

Do not move into these apartments. Worse mistake I’ve ever made. I do not feel safe in my own apartment and have not had AC in days! They will hound you about rent though

Cheap rent in a nice neighborhood. Office staff is very friendly and helpful. Maintenance is quick to say there is not a problem and ignore concerns. Parking situation is annoying, junk cars are allowed to sit immobile for extended periods of time without moving, one scooter has not moved in 2 years. I have reported it twice and nothing has been done. Overall, its a good value for what you get.

I absolutely love the apartments. I recently downsized and have decided to stay here. Both apartments were spacious and the community is great. The staff is wonderful and Edgar is so willing to help out with any issues. I hope to remain here for much longer as Well.

Flooding floors and mold every time it rains. Rude staff with new management. Maintenance says they fix things but doesn’t and won’t explain how they fixed it. Not worth the rent you pay!

Wow! What an amazing complex. From the staff, neighborhood feel and location, Oaks at Valley Ranch should be a top idea for new movers in the Irving area. Edgar handled everything from moving in all the way up to moving out in the utmost professional and sincere way. 5 STARS!

I stopped by the other day and toured with Joseph! He was an absolute pleasure to work with, very professional and knowledgeable. He was very patient and answered all of our questions! The community and apartment we toured were clean and tidy! We are looking forward to our here move in the near future!
