Love my new apartment, I found this hidden gem here on Google great price for a good size apartment. The ladies in the office are very nice, helpful and professional. Neighborhood is quiet. If my job doesn’t transfer me I will definitely be staying many years.

The staff is very polite. I went in looking for information regarding a 1 bedroom I saw availability for online. They answered all of my questions I was planning on applying but unfortunately my job site is getting moved to California. If I ever get moved to Dallas, I will most definitely come back to Avalon.

Worst experience. Lots of cracks everywhere, feels very unsafe to stay.There are roaches, mosquitoes and rats everywhere. There is no one listening even after complaining again and again.No common washer and dryer and no parks for kids. Water blockages everywhere even after little rainfall.

I have referred a lot of people in this apartment. I never wanted to leave the apartment but had to move for job transfer! I would live in the same apartment if I get back to the same place! Horrible customer service. I’m looking for an apartment and was curious what management company they were owned by since there are a few I will never lease from again and she kept asking me why do you want to know???? I want to know who manages where I live? Also she did not get my name OR number and told me I could call back after 24 hours to see if anyone’s application got denied. What a joke. They obviously do not want business. A few tips- when you answer the phone state your name also when you lease apartments you need to fill out your guest card and get the prospects info in case you have an apartment become available in their time frame. They need to re train.

We just recently moved here, and just in couple of days, we found some issues. I am not saying everything has been fixed smoothly. Sometimes we had some healthy arguments. But at the day end, they did an excellent job, sometimes they even work after hours to get it fix. I really appreciate that. No doubt this new management is doing their best, just they need sometime to get everything well. And the rent is comparatively much lower under Coppell ISD.

The Avalon 8801 apartments (erstwhile Reflections At Valley Ranch) is a nice community where we see people from different backgrounds and origins living in harmony and celebrating the festivals together. We have been living here since last four years and have made so many friends. The new management is so nice, courteous and friendly, appreciate their efforts to bring so many positive changes in these apartments complex recently, they are working on to make it definitely a cherished place to live for the families. What I like the most is the place is close to all the amenities, stores, market place and recreation parks and lot of things to do around this location.

The new management took care all concerns which was long pending for many years.This is one of the best apartment in a great area. The maintenance and office staff are always friendly and quick to respond to such issues. I have loved my time here and will always recommend it to others.

I have been a resident of this apartment since last 2 years and felt so proud and respected by the management.I never had an issue with the management of this property. Recently I interacted with Jasmine & Carmen both are so courteous and understanding that I decided to renew it further for next year. When I came to this apartment 2 years back, I met a guy who was resident here from last 4 years, was thinking that time - how one can stay at same place for so long. But now I understood. They never imposed any false charges or false promises and always talk fair & straight forward. In the end I just wanted to say the current management is so co-operative that its worth to give a try and share your problems, which I havent ever experienced in my last 2 apartments.

We have been living in these apartments since 2016. Our experience so far has been wonderful. The current management is exceptionally co-operative and understanding. The location of these apartments is just so prime - proximity to Coppell ISD, best market places close by and lovely trails around. The current management is coming up with some great amenities in very near future and I am really looking forward to those. Lately we have been having festive celebrations too which is a great initiative. All in all, highly recommended apartments for anyone looking for best schools, closest market places and supportive management.

Worst maintenance .....they wants increase rents accordingly to market but not to resolve minimal requirements/repairs...i have never the fitness center opened from past 2 years...and never seen regular pool cleaning...so on.

Been living here since Sep 2019, previous management was not the greatest but since new management came in things have gotten so much better. Carmen is very helpful and courteous.

I have been staying @ this place since last 3.5 years + and I have had a great experience. With the new management that came in 2020 things have improved a lot and is getting better with each passing day. Their focus is to ensure residents satisfaction, safety and happiness. Jazmine and her staff are very responsive in taking prompt actions in case of any maintenance request. In one specific incident she even worked on sunday bringing in expert technician to fix the air conditioning snag in my apartment. The kids enjoy the community and we have made many family friends for the life time living here.

I have been leaving in same community since 2015 happily, superb school zone and market place. Now a days quick and friendly response on maintenance issues, I recommend it to others, especially who looks for Coppell ISD.

I HAVE BEEN STAYING IN SAME COMMUNITY SINCE 2015. IT COMES UNDER COPPELL ISD AND VERY NEAR TO ALL MALLS AND STORES. THESER ARE GREAT APRTMENTS IN GREAT AREA. THEY ARE A BIT OLDER AND THAT BRINGS SOME ISSUES, BUT THE MAINTENANCE AND OFFICE STAFF (ESPECIALLY THIS NEW MANAGEMENT) ARE FRIENDLY AND QUICK TO RESPOND TO SUCH ISSUES. I HAVE BEEN SEEING SOME UPGRADING WORK IS GOING ON SINCE THESE NEW MANAGEMENT TOOK OVER. OVER ALL I LOVED MY TIME HERE AND RECOMMEND IT TO OTHERS.

DO NOT COME HERE! NO HOT WATER! NO RESPONSE TO EMERGENCY FLOODING! THE INSPECTOR HAD TO COME OUT AND CITE THEM! Its that serious! I AM A CURRENT TENANT and so frustrated! Routinely we dont have HOT WATER! My God it is to cold to not have HOT WATER! Routinely we dont have running water! Imagine not being able to wash hands. Clean dishes. Wash clothes. Or flush the toilet! The current management does NOT contact you when there are maintenance issues! They do not even answer the phone when tenants call! They let it run to voicemail. Ive had a maintenance emergency, no hot water and they STILL have yet to call me back! DO NOT I REPEAT DO NOT LEASE HERE! YOU WILL BE CRYING!

We are leaving. Management ignores tenants. If heater no work. Electrical. Flooding. Managers no call back for emergencies. Management dont help tenants. Hard to deal with.

The management at Reflections are very cooperative and helpful. One of our favorite apartments to work with!

Horrible management. Moved into apartment and immediately noticed two dead wasps on the floor in plain sight, and several spiders crawling around. Not to mention an entire nest of wasps in the outdoor closet. Unsafe. Old. Poorly maintained, and management does not respond to maintenance requests. Oh and if I haven’t mentioned, HORRIBLE management and office staff who think they can break the law. Never thought I’d have to take legal action against an apartment for something that even a 5-year old knows is illegal.

Trashy place, please view my review before you think about renting this apartment. they made my apartment look so furnished and pretty when i came to look into renting it and the staff was so nice to me and my family but after moving in for about 5 months or so things started to go downhill the new staff in the leasing office doesnt hear what you have to say, if you have a problem they send over someone to fix it after a month after complaint and this has always been an issue but i neglected it but then they started cutting off water supply because it was urgent i get that it was really important but you should atleast send a quick email or call to all residents leased currently. never thought twice about the inconvenience to others wether it might even be a baby stuck in the middle of his/her shower with absolutely NO water. there is also a lot of cockroaches in all these apartments even with keeping all surfaces clean theres still many of these annoying bugs roaming around the place with mold in the air conditioning vents which are significantly proven to make your health worse and the thing is that they DENY every bit of the complaints that these problems are occurring after the residents currently moved in. the most IMPORTANT thing is that there have been building fire resulting in the whole building to catch a huge fire with the residents able to get out but they werent able to find a safe place to even go/sleep while they found somewhere else to move in to and these poor families also had kids. my heart was shattered seeing these beautiful families outside just watching their apartment go up in flames infront of their eyes. make your decision wisely! im just writing this to inform you of the things that have been happened here so that you dont have to go through the pain many families went through. much love!

Apartments in very poor condition, leaks, very dirty and neglected common areas. They dont take complaints into account, they dont repair the apartments. Do not move here!

I really enjoy the apartments that I am currently in. I feel that I have access to all locations in my area even when walking. This pet friendly complex is very affordable and reasonable and if you have children the schools in the area and the best. I like to look at this community as a stay fit community. There is a walking trail that is a sight for soar eyes, I mean that the trail is very relaxing and beautiful as well as safe. I have been here for almost 3 years and I have not had a complaint yet and I will be renewing my leasing.

Cockroaches, poor ventilation, building is really old. I moved in and the place was still dirty, dust everywhere. Management is okay, fixes problem, hires pest control, does respond to you but they will ask you to wait to get problems fixed (a lot of the time its problem you cant wait on). I wish I could move out honestly

Best price in the area, while still meeting high expectations. The apartments are very clean. Lots of families, which I enjoy since it creates a safe environment! office personnel are very nice and prompt.

Absolute garbage apartment. No hot water and water bill is over $100. the walls are cracking, the laminate floor and paint is chipping. staff with past company are worse they have an attitude. dishwasher is leaking and no maintenance. Avoid at all cost.

I got keys on Friday first let’s start with my apt that i first apply for they rented it even after i had applied and paid but since there system wasn’t fully working they needed more money to process my application but i called and the lady stated i would receive an email not knowing i waited to find out i needed more money for my application process after moving in i left came back to start bringing stuff when i walked in to a kitchen covered in roaches i then bleach the hole apt then came back out moments later i waited for the office to open up on Monday after buying everything Home Depot had for them i was told by the office first they would call me back i called them they said wait until Friday remind you it’s Monday these things are doubling in population Tuesday i went in to the office because i couldn’t take anymore i felt dirty sick disgusted i can’t even eat or shower without seen these things i am afraid one will end up in my bed i went to speak with the apt manager kristy who is really rude not only to me but also to her employee that was trying to help fix she wouldn’t even speak to me i then ask for corporate because at this point i have paid for a place that is infested with roaches and this place is unhealthy and unsafe i was told to take pictures i guess then don’t believe me the apt has an nasty smell that i can’t get out it’s really old nothing like the photos on the website

Shantesa was the best! She was always very energetic & willing to help in anyway possible!! Cristina was great too!! Maintenance has always done a great job when Shantesa was managing. It is an older complex, but I love our floorplan since it has laminate flooring in the living room, I am not sure if they all do, but our definitely does. Very convenient location, and in a great neighborhood. -REVIEW UPDATE-NOW THAT THEY HAVE NEW MANAGEMENT AND NEW MAINTENANCE I DO NOT RECOMMEND!!! They are not helpful when you have issues and take forever to respond and fix anything. Every request you put in seems to bother them. Because of this, this will definitely be my last year here. Not worth the high rent.

I know apartment living can be noisy but it seems like everything can be heard in these apartments. Maybe it is just the apartment I am in but all I hear all day is stomping, banging noises and loud creaking of the ceiling. The subflooring in the apartments is obviously not good, sometimes you cannot find a parking space and rent is pricey. You are basically just paying for the area. On the plus side, the apartment staff is very nice especially Christina, maintenance is prompt and it is a nice environment. Unfortunately I will be moving once my lease is up due to the noise of my neighbors.

We are continuing to have the good experience with the Reflections for the past 1 year. We have moved from New Jersey to Irving in the last summer. My main criteria to move in was finding a good residential home in Coppell School District. Reflections served my purpose - the rent was very affordable, it is very near to all the groceries, Walmart, Kohls, Target, Best Buy, and indian food courts. Area of improvement is improve the quality of the apartment, as the apartment is little bit older there are frequent maintenance complaints, so they need to replace and re order the older items.

Very pricy. Goes up every year with npthi mg replaced. Old appliances. Charged me a 1000 deposit. Not worth it. But very nice office people

My name Ravi, Bad experience and worsr customer service. Im Resident of Reflections Of Valley Ranch at Irving TX in Apt # 329. We been living here for 3 years and never had any late payments. For November 2016 we paid rent with check one time but the office person Shantesa calls upon for rent on 16th of month and says dont accept check and pay the rent with all late fees. If they cant accept check they should tell us before and they dint even deposit the check dropped and no prior notification they charge all late fee and asked to pay rent in one day other wise they will put evacuation notice. They dont have any courtesy for the residents staying for longer time in lease without any late payments or returned checks. They have no respect. Very bad customer service and rude people. My lease ends in March 2017 once the lease ends Ill never refer any person here. My bathroom comode lids broke they said I have ti fix them my self. They cant replace them being there for three years without requesting to change the carpet or any upgrades.

This complex lost a potential new resident due to the lack of answering their phones. I called several times for some information and no one answered. There isn’t a voicemail so the call just dropped. I’m coming from a situation where this happens and it is the WORST. I moved on because I don’t want to live to somewhere that doesn’t answer.
