Decent Place to live but one of the worst leasing staff I have seen in my entire life. Extremely disappointed with them. Wouldnt even lift a finger to help you with your grievances
I wanted to wait until I had a clear mind to post this review. I initially applied over the phone by being sold on the apartment by one of the leasing agents. The experience was great, until I moved in. The apartment was completely different from the pictures. The walls were damaged and dirty. The apartment looked like it was rushed to be put together in a day. Virtually no work was done after the previous tenant moved out. Nothing was clean, the baseboards, counters, everything CAKED in dirt! Not to mention the bugs! In a pandemic, this is just unacceptable. I was offered no resolution by management and the staff did not care that my new home was a mess. Please do your research and dodge a bullet.
Me and my friends love living here. There is so much dirt and food scraps to snack on - we love bathing in the filth of this complex. I love referring my close friends and family here - now there is a whole community of us. My only complaint is that once a week, some guy with spray comes by and tries to get rid of me and my friends but we are immune to their medicine. Looking forward to many more years at this community.
I stayed here for 4 yrs and let me tell you, this is comparatively nicest community with a mix of cultures. The staff have improved a lot in managing the community( they do proper communications, upgrading community for better living, the service staff is spontaneous, leasing staff is awesome). The staff do takes cares in all manner and they make sure you retained as a renter with them. Some people play complain about roaches and thats not community fault. Thats due to lake with steady water. They do regular pest controls. But its about how you take of your apartment. The people are nice. Haven’t heard nuisance here within my stay tenure. I would absolutely recommend if you are looking for good community and value for money houses( Their rents are less as compared to other communities around this area. They have a play area, picnic spots, 2 swimming pools and a gym which they are in upgrade mode. The apartments are being upgraded to granite countertops.
From the very start I have love these apartments. Once I moved in and was able to make my apartment my home my experience with Summer Bend (office staff, maintenance and neighbors) just got better. Office staff is warm and friendly, maintenance staff is so helpful and go beyond to fix anything that is needed. Love the neighborhood, especially the park in front where my family loves to go and play and see the turtles. Would recommend these apartments to everyone.
Recently moved in to my new apartment and I love it. The management was very nice & friendly, made me feel very comfortable with my decision. The moving was hectic but moving always is. Now that Im settled in Im really glad with my decision. I also really enjoy the gym and how close the park is. Highly Recommend.
I would like to commend the Summerbend establishment for the rapid and speedy response to the winter storms that hit Texas, Of particular mention is Ann, the manager who covers the Irving Summerbend apartments where I live. She kept me updated on repairs and clean up, she was very professional and very honest . I have high praise for her.
Their so lovely when your touring in the property ! I wanted to apply in these apartments and i told the leasing agent what i had to apply and she was like we accept this we accept we shouldnt have a problem and when the screening came back it was for the same reasons that i told her what i had ! So they just technically just took my money . And when i called back after talking to the other number they provided the property manager was so rude telling me technically that i got regected for the same reasons that i did informed . They should be upfront if they will have problems instead of saying yes no problem and takeing peoples money .
We went to visit the grounds and view apartments for an interim stay between houses. The signs on the door said they would be open and seeing people for new housing and such, however, as soon as we walked in the door to talk to office staff. We were not only not greeted with a hi, and they did not even get up to acknowledge us. Staff stayed seated behind desk and talked to us from seat. I find this very rude. Well summer bend, you lost a customer. Good luck with your ventures. Hopefully, your staff can learn some politeness and proper business attitude.
My wife leased a specific apartment because she liked the view/location but then the apartment was switched because the current tenant refused to move out. My wife settled for a different apartment at the same price but then I was told by manager Lucy that this would also be unavailable because their maintenance staff were unable to fix it up in 2 weeks. So now she is given a 3rd apartment that is in an undesirable location (Located below street level and the walkway is dirty and has trash everywhere) plus they are charging more rent. I feel like this is unfair as we were promised a specific apartment and we were open to move to a different one. However, when my wife stated that she would like a refund, Lucy said they are unable to accommodate us and we have to move on property. My wife saw the negative reviews before applying, and chose to ignore them, but now I understand current tenants frustrations.
My mom just recently moved into SummerBend apartments. I love love love my new apartment! The staff made me feel at home and well taken care of. Ann is absolutely amazing and gets the job done! The few problems I had addressed to maintenance upon moving in were properly taken care ofNo complaints here, thank you guys for making my first moving experience an amazing one!
I wish I never moved here. I picked up my keys and wanted to do a quick clean of the apt before moving in my belongings but it took me 4 days to get the place completely clean. I was told it had been deep cleaned but that was a lie and every time I opened a cabinet or door roaches scuttled everywhere. I am a clean person and cant live like this I want to throw up.We were sold on this apt from someone who lives here. I almost didnt rent because of office staff. When calling and asking a question of Lucy and Ann they dont give you all the info just part of it which is not most important info. The amenities are ok but your tour is only of apt. Any other apt complex showed us the pool the mailroom, gym and business center. Not here. I found the pool by sheer luck. The mailboxes i asked the maintenance man and the gym I still dont know where it us.I will not recommend this place to anyone.
Beware - There are cockroaches here. First of all we were not shown the apartment we were actually renting, which I am convinced they did because they knew of the roach infestation, which they deny. We are seeing roaches from all stages of their life, making it clear they have had this roach problem for at least a year and a half as it takes a year for a roach to develop into an adult and start reproducing.We immediately brought it up to the managers and they sent out pest control three times in three weeks, which didnt help at all! We found out from the exterminators that the roach infestation is coming from our neighbor so there is nothing that we could even do to help the situation. Had we known about the roach infestation we certainly never would have signed a lease.

My daughter and grandson live in this property and management stated this is a gated community and the gate is opened all day. Maintenance is poor and management is a joke apartment are over priced and old. Please dont waste your time and money Summerbend. My daughter is very unhappy with the service and community. We have requested to speak to a district manager and to no Avail.

WE have been there at summerband for 10 years .Leasing office staff is very nice and very caring and helpful.They take care of the emergency maintenance issues within 24hrs.Ann has been there for a long time and she knows what she is doing and she always cares and helps the residents. she always tries to help the residents going beyond . I will definetly recommend this apartments .
Absolutely terrible service. I went to apply to these apartments and they told me after I spent hundreds of dollars paying off most of my debt for my broken lease that I would for sure be accepted. The lady we spoke with actually said dont worry about it you will get accepted and then after I sent the proof that its been paid to them like they asked, they denied me because they could not accept my application due to the broken lease which they previously said didnt matter if I paid a certain amount. My issue is that the lady in the office told me not to worry and that it would for sure be accepted. Dont give me hope and tell me something thats not true. Im on a time crunch looking for an apartment and I wasted my time here.
My girlfriend and i came to view an apartment and we walked in and my girlfriends mask was below her nose were yelled at by a lady in the office to put mask on correctly...so she apologized and did and came back in. Then the same lady refused to wear her own mask the entire time speaking with us and had a foul attitude. Felt like this was very unprofessional and dangerous as we are in a pandemic, and after we were rudely shouted at for not wearing one. Did not feel like they wanted us as a customer and were upset to be treated as such
This place is a scam, they make you pay extra fees that you didn’t know about, they threaten your rental history If you try to dispute the charges and the lady at the leasing office clearly said she was going to hang up on me if I don’t listen. I lived there for 3 years and I only can say this management should not be in this business and they should find something else to do. I’m glad I’m out from there and will never recommend this place, Gates broken, strangers smoking by my apt door, roaches all over the place. Not safe, rude and petty women in office.

Great community to live
This is by far the worst place I have ever lived. Roaches, ants, and bees will all live with you no matter how clean you are. The manager Ann is rude and very malicious in her tactics of fees out of no where and auto closing work orders. They won’t even resurface your bath tub unless it’s in the winter time or as a bribe to get you to renew the lease. And at move out she will charge your a boatload of charges. KEEP ALL RECEIPTS. RUN FAR AWAY FROM THIS PLACE!!!

Moving The Hell Out! No matter what I do: bait, clean, bleach, or take out trash daily, and clean again. ROACHES here are really bad. Theres an infestation, I live on the top floor and I am convinced that the roaches bed is in the kitchen ceiling. Ive told the office over and over AND over again about the problem all they do is send the same pest control company out. Its unsanitary. I have lived here for 4 years and I honestly can say it recently got bad in the past year and half. You get what you pay for is all I can say to future residents.

Absolutely horrible experience visiting this community. Firstly, I inquired over the phone and had a lackluster experience. Leasing agent was very monotone and did not sound interested in my needs. However, I made an appointment to do a tour at 11AM, I arrived 5 minutes prior and the office was locked with nobody to be found. I waited until 11:30!! I gave them the benefit of the doubt and thought they may have been busy. I returned after lunch and the office was STILL locked, this time there were residents waiting outside who told me this happens ALL THE TIME and it is not surprising for the office staff to disappear for hours at a time. I am extremely upset because I planned by entire day searching for apartments and this caused me to miss other appts later in the day.I do not understand the point of making an appointment with a possible future tenant if you are not going to even have the office open at the time of said appointment. Very unprofessional and put a bad taste in my mouth - I will continue to look elsewhere as customer service is extremely lacking at Summer Bend apartments. Maybe it is time to give your employees a refresher in customer service.On top of that, almost every review mentions severe pest issues - bugs and roaches YUCK! Think I dodged a bullet with this one.
The apartment size is small. They are old flats. The carpets, appliances are old. The rent is on higher side. It is mostly occupied by Indian community. It is opposite to Gandhi Park.
If I were you I would run. Do Not Move Here. I’m moving when my lease is up. I’ve only been here since May 2019 and my experience has been unpleasant. The service started off great with the help of an employee name Rose, she was fired before I actually moved in. When I first got the keys and did the walk through Ann the property manager advised the apartment was beautiful and ready. I get the keys the patio had an enormous amount of bird drippings every where, the tub was not white, then they had all these different fees they had come up with even those Rose advised everything was good to go when I came in and leased the apartment. So my first request was to have the tub resurfaced because it was not a crisp clean white like in other apartments you move in. Beware that they don’t resurface the tub before you move in,so basically your just bathing after the last resident. Ann the property manager said they just clean it. Now my ceiling is leaking from the AC unit of orange residue with black stuff coming from area around the faucet and she advised she can have someone clean it instead of resurfacing. Mind you the work order for my AC leaking was put in June 27 and today is July 10th. There service and apartments are not up to par for the area and money you have to pay. Trust me do not move here!!!!!!
One of the worst apartment ever lived. They fine a lot even if you clean your house when you move out. The Manager Lady was too aggressive they will not respond in specific time. When you raise a service order it will take minimum of 2 weeks to get resolved.
I lived there for around 5 years. Initially it was one of the most economical apartment in the area but few years down they started increasing rent astronomically. The apartment which I took on lease at $945/mo in 2012 became $1242 in five years time. I am okay with that as the rent is market driven but when I decide to move out, I was slapped with a very high penalty for damage. $380 for carpet replacement, $211 for painting, $170 for blinds, $120 for pest control, $95 for counter-top, $155 for cleaning (even though I got it cleaned by professional maid). Total $1131 in penalty. I discussed with management that if someone lives for five years, that kind of wear-tear is expected. Carpet life itself is expected to be 7 years. Blinds which are provided in the apartments are very fragile and wont last for a year.. its not reasonable for them to expect blinds would be alright after 5 years. However they were not willing to negotiate on the penalty. Publishing the details here so that prospective tenants can take informed decisions while leasing.
This place is a nightmare. I always felt regretted till I moved out of this community. I literally paid the rent to stay with roaches, no matter how clean you keep your house/kitchen. I used to request every 2 weeks for the pest control. These are very old apartments. Beware of RAT(s)/MICE in this community. Service requests are hopeless, we have to follow up at least 3-4 times before it was taken care of (NOTE: Thats not going to be a permanent fix). Only positive I can give about this community is the price, these are budget friendly ( at least for me) Since these are old apartments obviously youll have the old air conditioning/Heating system, and youll end up paying lot of utility bill(s) to the companies.Note for the people who are moving in for what ever their reason(s): Please dont forget to make sure youve mentioned about the roaches/bugs (if you believe they were there) and condition of the things youve got in the unit when you moved in..in the inventory condition form which you have to submit with in 48 hrs after you moved-in and keep a copy for your records. It saves you at-least couple of hundred bucks of your hard earned money in the time of your move-out for what ever your reason(s).I never liked the attitude of the staff, especially the property manager shes very rude.
I wouldn’t even recommend this complex to an enemy, I mean everything that can go wrong will!The administration is RUDE, they don’t care about anything just that you pay your rent, anything else is your problem. The laundry rooms are nasty. There’s roaches and bed bugs everywhere. If you get home after 5pm you will not find a parking spot. The smell of other apartments come in through your air vents and the maintenance crew knows nothing... they never have anything they need to fix your work order. The closet doors are hanging off, the appliances in the kitchen are falling apart, the walls are humid from water leaks, and the list goes on ....
The Worst Apartment ever so far. Am the current resident of the community. When ever it rains the whole apartment gets flooded with water. The kitchen, bedroom, hall everything will be drowning in water. I have to stay at my friends place until they fix it. They dont even offer to change the apartment. They really dont care how we stay in the water. Feel like im homeless even though i pay rent for this apartment. If you see the pictures of the apartment#196, you will understand how the maintenance is. Its really a nightmare and homeless to be a resident of this community. There are Lots of roaches also but i dont have complain about it as it is a old community and we can manage or adjust somehow. But the whole apartment flooding with water is not at all acceptable. Whenever there is a pipe leakage they just break the wall fix the pipe and attach a tape to it. They dont even fix the wall. Had very bad experience. I dont want to give one rating also for this community. I have only hope that Management will look at this review and reach me out as soon as possible because i already made enough complaints about it and there has been no fix.

Wish there were negative star ratings available on google. Worst apartment and management team in one of the best areas in Irving. Adding 2 of more than 30 images that I have showing dead ants, bed bugs, millions of roaches, and spiders. Below images also shows tape which I used to stop ants from coming into the bedroom. They dont answer emergency phone calls on time, never address maintenance request adequately and never on time. Manager is rude, doesnt care about tenants, and the team will delete maintenance requests even before addressing them and sometimes they will never address them. They give $ to tenants to refer friends, wont address mailbox theft issues properly, and will spend time answering bad reviews on google drive instead of fixing their image by serving tenants. My furniture was damaged by flooding from above apartments 3 times. DONT SELECT THIS COMMUNITY. Rancho Mirage or Station are best in this area. You may little more but it is WORTH IT!!!
Terrible place to live. I received the apartment in terrible condition -- it was filthy. The apartment was crawling with bugs/roaches -- didnt matter how clean we kept the place. We paid for pest control on a monthly basis, yet the pest control person only came into the apartment twice within the year we lived there. They will also nickle and dime you after you move out. Theyll come up with all kinds of fees for certain wear and tear that was likely worn before you moved in.That area in Irving is pretty safe but choose a different place in the neighborhood to live.
I would never suggest this place to any friend or stranger. Construction & amenities are super old & management never cares for the work orders raised. Some of the building we’re BEE infested & some were Roach infested but management never seems to care anything. Work orders will be auto closed. If someone is looking for a place with zero maintenance onsite & low rents, then YES you found a right one. Trash bags are placed out on any day of the week, clothes hanging out of patio, equipments in GYM never work, laundry facility is pathetic. Happy on moving out of the community.
This is the oldest apartment in this area And we had very bad experience with Lakshmi and Ann in lease office, they charged $700 excess in move out charges for 2-3 carpet stains in living area, that’s a small portion of carpet which can be added for $50 we gave them all new blinds and New stove burner plates and cleaned apartment with professional cleaner but still they charged heavily. We stayed here for more than and Year and that’s a horrible experience with roaches, everyone get attracted to their move-in offer like partial discount in first month rent, but they get their money back when you move out, .
Taylor assisted us finding right unit according to our choice and move into Summer Bend and was able to take care of all our needs through out the process . It is a great place to spend during summer . Exception of covered parking everything else is great including service .
This is one of the worst apartment I have ever stayed in my life. The gym and pool will not function all the time. There are Plenty of roaches (millions) in the community, management will never help you to get rid of that and while leaving they ask you to pay money for treating that. Worst service, please choose some good apartment near valley ranch area. if there is an option for negative rating, I would have chosen that. As hail is more common in this area, your car may get damaged as there is no car shed.. please think twice before choosing this apartment. They will never ever help in getting the pest treated, but you have to pay monthly for controlling that.
I stayed here for about a year, very good place. i got a very clean apartment . i was actually afraid to get in this community after seeing reviews, but it is a best judgement i have ever made. no coplaints or even a single work order i had for 1 year. washer dryers are perfect . loved my stay here

Manager Ann and her staff have been very understanding, they listened to us well, and responded quickly whenever there was a service request. Above all, they treated us with personal care and respect. They are a great team.I needed utmost privacy as well as peace and tranquility around me to smoothly continue with my hectic and prolonged work schedules. Manager Ann and her team take all the care as required to ensure safety of children along the drive ways by sending regular alerts to residents about speed limits. They also remind residents periodically about fire hazards and pick-up times for trash collection. They are always present in the office or around to take the calls or attending to service requests. I have personally witnessed the positive strength of the Summer Bend management team. They are very responsive and responsible, and we are sad that we had to bid goodbye to such wonderful people.I havent even had a chance to see Mr. Krishna who is from the family of the Summer Bend owners and about whom people in Dallas area talk about very high day in and day out. But, he helped me with a request regarding my apartment, with all the kindness and even without knowing anything about me! Such wonderful owners, who are always ready to listen to the needs of the residents, are indeed a great asset to the efficient management team at Summer Bend.If you are a single person, or a well-knit family, or a hardworking professional looking for a safe, serene and wonderful place to live in Irving, TX, I highly recommend that you may consider the Adara Communities proud property--Summer Bend Apartments.Remember, there is a great management team to help you out with any service request that you might come up with.Apple seeds give apples, and watermelon seeds give watermelons. There are bed bugs
These are the worst apartments ever. I would never never recommend these apartments.They never solve issues, just close them instead without completing. They will never solve your pest problems, they have roaches, rats, bedbugs and what not.I went 100 times in person to complain, and had pest control done almost every week but useless.If you rent an apartment here be ready to clean your house thrice a day.Staff is rude, and the Indian lady there is the rudest.I was so fed up of the roaches, that I left this place before the lease ends
It is a fabulous experience for me to live at the Summer bend apartment where the staff is super friendly. As a new bee in US when I returned to the country, not only was the staff amazing but they helped me gel in as well.
These apartments are probably the worst Ive ever seen in my life.NOT RECOMMENDED...Dont come here ever in your life...The numerous scams, frauds and lies these people tell is unbelievable...I can speak for anyone as I say that it is the best day ever when you move out.I wish there was an option for no stars..not even 0 these people dont even deserve that!
Worst maintenance. closes service requests without fixing the issues. Management shows no respect to tenants. Manger always have standard reasons for over delayed service requests (summer - they are busy fixing A/C units, and in winter-heater issues). So there wont be any one available at anytime. Weeks and months go by without fixing issues.
Horrible, horrible service. You have a simple problem and they take weeks to months to do anything about it. Only been here a year and I literally have to call everyday to get anything resolved. The manager says it’s my fault for not consistently reminding her to do her job. I pay 1020 for a 1 bedroom and it has RATSSSSSSSSS. I’ve told her for 3 months and nothing has been done.
One Star since I cannot give anything lower. Had to move out due to major pest and maintenance problems. This is a completely run down place with horrible maintenance. They lure you in with specials but when you leave they basically renovate on your expense. Management is a bunch of crooks running this place. A place to completely avoid
Worst management. They never solve the complaints, just closes the issues in app to safeguard from higher management. Front office team is rude and they don’t respect tenants. Instead of solving the complaints, they try to convince tenants as roaches, honey bees, lizards are common issues and requires years for management to solve. Stay away from this worst community.
Believe all the negative reviews that this apartment complex has on google here. Each and every negative review is accurate and absolute truth. The apartment authority will try to rip you off at the end of your lease when you move out with unreasonably high move out charges. I have a long leasing history in the US and have always maintained my apartment unit properly and never faced this high moving out charges at any time in the past. Also, the apartments are old and archaic with a bad bug and roaches infestation problem. One advise - Stay off this property!
Worst apartment ever!!! I would rather be homeless than ever live here!! I moved into this apartment and on my 3 month I saw a roach crawling on the wall. I called Ann (Apartment manager), and she nicely told me that she would have the exterminator come and spray my apartment. Like most people, I work Monday thru Friday 8am to 5pm so when the exterminator guy came I was never home. He would always leave a note that he sprayed. One month passed and I saw a few more roaches. I called Ann again and her exact words were “Your in Texas and Texas has bugs”. WTH?? Who says that to a tenant. I stayed home the next time the exterminator was supposed to come, and I watched him walk in my apartment, spray one shelf in the kitchen and leave. I told Ann about it again and she said decided to argue with me. I even tried to hire my own company but was unable to. The icing on the cake was when I was fed up with the bugs, I called her manager at corporate and attempted to talk to her. She took Ann’s side and said they looked thru my apartment and saw no bugs. Even after I sent her videos and pictures, I was still wrong. After only staying there 6 months, and being home sick for 3 days, the first day I go back to work, my apartment gets broken into. When the police came, they asked how was the door locked back for me to open it. I was more confused then the police because the only two people to have a key was myself and Ann...funny huh. As the police and insurance company are doing their investigation, Ann tells the police she never saw me with any TVs or anything in my place. So, I have money to throw around by paying Spectrum for two cable boxes for a year and a half?? To make matters worst, my door is messed up and Ann doesn’t send anyone to fix it until 24 hrs later because it is after 5pm and she is off the clock or did she need to get my stuff out of her apartment? Long story short, I broke my lease and bounced because who wants to live with roaches and a manger who steals? Don’t fall for the trap of $100 moves you in...
The worst ever apartments to stay in. During your Move out they charge you a bulk. They charged me $350 for the walls to be painted and this apartment was leased more than 6 years there is a minimum wear and tear. The management is rude they dont give you the break down of the charges. They make you wait for a day to have them call back to tell you they cannot give you the break down for the move out charges. Please don not get in to this apartment. This doesnt deserve a star.

Worst place I have ever stayed.. Poor maintenance and very bad management. There are lots of pest problems and no pest control. Rude with people and very bad bill payment system. Worst!! I do NOT recommend to anyone.
This apartment is just a stain in the upscale neighborhood. Its a very old structure. Rotten, worn and torn wooden cabinets and other structures. It totally needs renovation. Too many cockroaches and ants because of such old structures. Ants and cockroaches are in ready-to-attack position in those old wooden structures. No matter how frequently and how many times you clean your apartment, its impossible to get rid of these animals unless the apartment management aggressively implements effective pest control mechanisms. If thats not helping out, the best and effective solution would be to replace those wooden structures completely. And, it needs aggressive stance from the management. They are not willing to do so. They charge money every month to their tenants for pest control but in reality, they dont do pest control on a monthly basis. Even when occasionally they do, pests are not getting controlled. Just to make their tenants fool, they pretend to do pest control.When I moved into the apartment, it was too dirty and not cleaned. There were too many dead and alive cockroaches everywhere in the apartment. It was in a pathetic condition when I moved into the apartment. Too many wooden and metallic pieces were on the carpet and everywhere. My infant child was picking up and trying to eat those things all the times. How can the apartment management allow the people to move into the apartment before they make the apartment livable? May be just to collect the money immediately, right? Arent they supposed to do the minimal cleaning before they allow move in? I wouldnt suggest anyone to move to this apartment. They lack basic sanitation, humanity, and moral to treat the people. No human being should be treated like an animal like these people do. Even the animal has its right and deserves to be well treated. Leasing office staffs are rude and mannerless especially Prasanna. They say one thing today and the next moment or the another day, they say different thing. No respect and not even a minimal decency to show to their tenants or future tenants.Too much noise comes through ceiling when people upstairs walk in their apartment. Its so disturbing and I have not slept multiple nights because of bombardment sorta sounds many many times. Should I blame the poor loose wooden slabs in the ceiling or the reckless greedy management who should be doing all proper repairs and renovations in those areas?

I have not seen such a worst apartment ever in my life. The management is not all good and service is also very very poor. No response for any questions..They tell stories and delay the things..Lot of cockroaches in side the community...For currently staying people, i would recommend while vacating the apartment,please ask for apartment inspection and get written confirmation before you leave or else at the end you will be paying more from your pocket and it you dont pay,it will impact your credit history..They are very smart in doing fraud and telling lies..Please dont join this apartment and go worst...
This is the worst apartment I have lived with. The management is the worst. Especially that Indian woman in the office she’s the rudest person in the office. Worst worst worst!!!!!!! Stay away. Cockroach everywhere!!!!!

This is the first feedback i am giving for any society. But the responsiveness of the people there in this society management forced me to give this review. I had a bad experience with this apartment. I had stayed there for 16 months. I had tried to keep my apartment clean and safe. But there are lot of bug issues. In spite of doing the pest control lots of bugs coming to the apartment. maintenance was so poor. After raising the work order you need to wait for 45 days or more for getting it done. People coming for the maintenance job not so friendly. In spite of giving complaints on them there is no action against them. More over the asst-manager there in the society is in a different world. She always thinks that all are her workers .... This is really bad ... At the time of moving out .. they wont come for the final inspection .. After you move out they will come and put unnecessary charges .. In my case during maintenance, their people had painted the wall for patch up .. but i was get charged for the same. they also charged me for the small scratch on the counter top which was not done by me. I had given a work order for the damage of the counter top but they didnt work on that and while moving out they charged me .... they are not ready to listen for those .. Dont understand what was their intention ... pls be aware of this society .... try to avoid this society as much as possible.. this is really bad ...
Worst Apartment ever and im so glad to be out of it . First it is too old and falling a part . every day there is an issue . The worst part is bugs and roaches NO MATTER WHAT WE DID THEY STILL COMING OUT.MANAGEMENT IS THE WORST . THEY NEVER CARE AND THEY ARE VERY MEAN .THIS IS A VERY VERY VERY NASTY APARTMENTS CAREFUL.I work out of town and one day they added an extra $50 to my bill saying it is fees for putting garbage outside and they said that they have pictures with black garbage bags next to my building that i put out there and their proof it is black . SERIOUSLY, WHEN DID YOU EVER SEE PINK GARBAGE BAGS LADY. AND EVEN WHEN IM GOING IT STILL THERE GARBAGE OUTSIDE . I ORDERED PINK ONES SO YOU KNOW . STUPID .
Better to stay away from this community. Prepare to pay hefty, unjustified, fees when you vacate.
Pros: Being here for more than 5.5 years feels long way but I had all good things happen in this place. I see many people who stay here arrive here and stays good luck follows them ... I made friends good and bad, also made me strong and realized my true potential in this time frame... the best part is the park ... I know many Indians after long working day make you feel this place being really at home like back in India with friends and food places around...Good and bad everywhere but no doubt I love the place due to various other factors .... They are old but suggestion to renovate to modern, but decent price and the management fixes any problems pretty quickly and they are alert in emergencies like when you forget your key or problem with ac or pesticide control etc.. Prasanna and Ann at leasing office are friendly and helpful.. Ann helped me in couple of emergencies like I missed my key in flight couple of times... she is there when I need her..Summer bend is not just home for me when I am leaving to my new home I am leaving lot emotions, experiences, the way it worked for my career and success it followed me and always real lifetime memory ... rest all minimal who cares when luck is with you and follows you when you live here...
Bad service by office and maintenance workers
If it was possible, Id give this complex a zero star or may be negative!! Management sucks.
I usually do not go out for reviews, but my experience has forced me to write one. I feel very negative about Summerbend society in Irving. There are not one or two but numerous issues. They are not at all considerate and will increase the rent after your lease is over by too high amount. The charges that are levied are just un-reasonable, let me give couple of instances -1. After my 13 months lease got over, I wanted to stay here for few more months, so I asked for 3 months lease, but unlike other nearby societies (such as Vilas), they do not provide that. So I had to take an option for month-to-month which is causing me to pay $200 extra per month. I bit this bullet but then after 2 months, they again increased my rent by $100 per month more. The rent I am paying is $1400 (utilities, pest control, trash, gas charges extra) for 1.5BHK which is un-reasonable. I know there would be just one answer to this - its month-to-month and depend on market rate - but do market rate increases the rent by $100 twice in 3 months? - i do not see any such market trend in this area.2. The water bill in all adjacent societies comes near $30-$40 (i have lot of friends and confirmed from them), but here it used to come $70 always. But since last 2 months, this has also increased and is now $100+ for 1 bathroom and 2 room apartment. Manager has the justification that its the overall water bill distributed between the residents and society in proportion - but then how come other societies are not charging this much?? Seems society is making money out of this as well.3. There has been a burglary in society sometime back and it doesnt seem to be safe. Main gate of the society is broken since last 2 months and not repaired in such a long time, anyone can easily enter the society.4. Also there are lot of pests and fire ants. Although the pest control is done regularly, but ants keeps coming. The worst thing, we need to wait for Mondays for pest control and let bugs bite us till that time.5. For any of the issues raised, there is one answer - its not in our hand. This is the rule and we cannot do anything. Even going beyond the society manager doesnt help. Either you live on their terms or shift out.6. Swimming pool is closed half of the summers unlike other societies where it is opened just at the start of the summers and doesnt get closed every other week.I highly recommend any other society in this area but the SummerBend as they are very costly and seem to be unethical in terms of money matters as well - although they have justification .I was advised by my friends not to rent out here and now i regret why i didnt listen to them.NOT AT ALL RECOMMENDED.
- We dont care how many years you were here, Dont complain just vacate -- Summerbend Apts, Las ColinasIve been living in Summerbend Apartments, Las Colinas which was managed by Adara Communities. The only reason i love this place is the community around here. But this community managers were robbing money without fixing any problems we were bringing to them.Here are the list of problems i can put which are on top of my mind.1) Their exterior building walls got broken like 1 year back..I was keep on complaining and creating services requests (Attached my requests screenshots), They dont even bother will just cancel your requests.2) Their community water sprinkler system is a nightmare..It will never water the glass, instead they will do a car wash for you..Which will result in serious stains on your car. We have to get ready to clean the windshields on every morning3) They will have only one hardworking maintenance manager who should take care of whole community.4) No matter how bad is there service and amenities, for every extension they will claim themselves as top grade community in DFW and will increase $150/Month.5) They promised three years back that they will get the covered parking lot at least for half of the lots..But now they claim that fault on City of Irving.6) We got the manager Ann Mullen who use to be very help full before three years, Now here single answer for everything is its not in my hands..We dont know who would else we should contact.7) Myself i am a Cleanliness freak, If there is any inspection in this community they will bring those persons to my home as first preference, But they wont listen to yours service requests8) If there is sudden climate change, you will get defeated with the ants which occupy your home.9) There is also serious problems with cockroaches.10) The litter pick up across the community will be done very late (Short of maintenance people)
Avoid this old, roaches infested property at all costs. They also have frequent maintenance issues. You will thank me later for it! If you dont believe me, you are welcome to go ahead and lease a unit and experience the misery yourself. I regret subleasing a unit here from the original lease without 1st reading the reviews online. If you check the reviews here, you will see the frustration of other previous tenants! Not recommended at all!
Here the Manager is very poor on response back on your request. - Am still wating for a breakout on my Move out expenses., - which they charge like any thing & there is no detailed breakout on it- Am still waiting for the Manager Ann response to my couple of Emails and Phone calls - Every time same answer, sending in a mints, but still no reply.
Worst apartment, Management is not helpful, Full of roaches even after pest control. very old apartments. No proper maintenance at all. summer bend is running becoz only of the gandhi park view. GIVING RATING IS TIME WASTE
Terrible apartments, I hate it so much the amenities are soo cheap. The pool is only 4ft which is really dirty. The weight room is so cheap it only has treadmills and and old weight machine. I hate it so much, I will be so happy when I move and not deal with these cheap apts.

Worst management service.i Dont wanna recommend this hell to new tenants.old rooms,full of cockroaches and big insects and water leaking problem is common here.management is too bad they dont care our complaints and problems.me &my colleagues were staying here.we all are facing those problematic issues.so finally we decided move to another place.hope will get new place end of this month.thank u guys.
If you like to get screwed, if you like to get eaten by bugs, if you like to get cheated, if you like to experience the worst management and so on - this is the place to stay.

Very very bad ..
The worst place to live. Full of roaches, the office workers have very poor treatment of residents. I spent 9 months waiting for my water leak to be fixed and they never fixed it however they charged approximately $ 140 just for water every month and they werent able to fix my bathroom plumbing. The folders in very bad condition and they were not even cleaned before I moved in. The walls are very humid and then when I leave I leave everything in perfect condition and they are charging me $ 5,000 To sum up: the worst experience of my life. Even if it was the last place in the world, I will never return there
Horrible place, terrible service to the residents, many cockroaches and at the end of the contract they want to charge thousands of dollars. The lady of the office named lucero treated me well until the day my contract ended and I did not want to renew because the apartments really have very bad conditions and they treat me in a very bad way.
I want to give the thanks to Stephanie and Lucy of summer bend apartment they are nice people and they treated me very well
