I’ve lived in this apt since 2010, this says everything how comfortable I am here: reasonable rental fee but spacious 712 sqf. Good prompt maintenance services and quiet environment with good location. The new manager is very kind and understand we are having financial difficulties so he’s flexible. I strongly recommend this apt.

Edit/PS: Just found out Luis was overwhelmed at the time I needed him. He didnt have the staff help he was promised. Issue is with home office. Still a concern.Started renting here two years ago. 3rd year renewal is coming up. When I first moved here management was good and very professional. New management company is questionable. Manager Luis is aloof and doesnt return calls. Last month I called several times for three days requesting utility billing info so could pay my rent. No response. I had to make a special trip to the office and found the office was dark. I knocked until Luis came to the door. I asked what was going on and why he didnt return my calls. His only answer was he was busy. Really??? Eventually I got the info I needed and went back to drop off my check, but the office was closed. Luis left early. Also discovered there is a new billing company that provides the utility charges and electricity is going up due to new variable rates. I asked for details on the calculations to verify charges. No response. Seriously reconsidering if I will renew my lease.

When I first moved in I thought I found a great place to live, but oh was I wrong. I have never had to live with a bug problem before, here you get it all cockroaches fire ants water bugs spiders and my all-time favorite bed bugs. The management doesnt want to take care of any of the problems concerning the bug problem and if you get bed bugs you have to call in your own service and pay for it out of your own pocket the bugs crawl from apartment to apartment through electrical outlets and such. I have had to throw out most of my furniture due to the bed bug problem also flooding has been a huge problem. When the storm hit in February of 2021 my apartment was flooded and they left me in soaking apartment for 3 days before calling in a carpet service my doors and closets are still warped at the bottom and I know they have mold on them by now I would never ever recommend this apartment building for anybody to live in not even my worst enemy.

Theyre pretty understaffed, thats true (I feel pretty bad for their maintenance men; the two of them work to hold down the fort, and the apartmentments are pretty vast in number considering its only them), but living here has been an overall pleasant experience. Have met many pleasant neighbors, many whove lived here quite a while. (Though, naturally, some noisey ones as well.. to be fair, though, I suppose many of us get noisy even just occasionally.) I think it a wonderful location (right next to the Arts Center) and just near the edge of Las Colinas if your ever need to get over there. 4.5 stars (rounds up to 5). May return in the future, but I would still hope for improvement in amount of staff! I can apreciate their efforts but that still hold true

Worst management EVER!!!! (Luis).If something stops working plan on waiting a month or longer for the maintenance people to get to it. Most of the reason is the manager (Luis) is too cheap to but in a ticket to the maintenance people to get it fixed and if something breaks towards the end of your lease they will just tell you they will fix it when you move out. If you like bugs this is the place for you ants,bed bugs,roachs . This place is not an apartment this is a prison

Do not recommend they just got me for 800 bucks, fauls information till you sign the lease.

Very bad Pest problem even with pest control!Outlets are very loose barley keep the plugs inside. The washers always eat up my coins.Constantly over flowing.... this place really sucks honestly... I hate it here! I cant wait till my lease is over.

I have been a resident here for over 2 years and let me start with why I love to live here.1. There’s always parking spots available2. There’s cover parking for your vehicles3. No problems with neighbors whatsoever4. I know for a fact that people that have been evicted from here are the ones with negative reviews with bunch of lies5. I’ve never had a problem with bugs or maintenance6. LOCATION PEOPLE, on McArthur and 183 can’t beat that!

Recently came to visit and my husband and I are extremely impressed. They have brand new management and he is SO nice. Was willing to acomodate our needs and the units are clean and well kept. The community seems quiet and very close to stores and the highway. Great location. We are crossing our fingers to get to move here. Rent is going up a bit because of a future renovated laundry facility.

I recently visited The Colony and, although they had no availability to meet our needs, the manager on duty went out of her way to call two other sister sites to check their availability for us. She was able to find an opening at another apartment complex nearby and even made a tentative appointment for us. After a long day of searching and coming up short, it was SO refreshing to have someone give us the kind of customer service we deserved. Thank you Cindy, your tenants are lucky to have you!!

DO NOT MOVE HERE, PLEASE BEWARE. There are so many bugs here, I am just a kid writing this, but this is terrible! My mom cant even sleep because the bug problem is way too bad. Theres an infestation and its digusting. We just found a roach on the closet door in the master bedroom today, and 2 days before. We have had maintenance come many times, this one guy has patched up all the holes, but it looks so tacky and digusting. Please dont move here, its so nasty and itll do you no good. Weve found close to 6-7 (estimated) bugs since weve stayed here. Its so bad, that when you turn on the air it wont even work. Dont move here, and if you do good luck. Were planning to move out immediately, and we just moved in not even 2-3 weeks ago. Goodbye everyone, and stay safe. ~

Recently went in and met with new management team DaRelle Ware he was extremely helpful and knowledgeable. He was so accommodating that we took his name down to ensure we got it right. He made this experience a lot less cumbersome. Thank you DaRelle, my family appreciates your help.

I love Shawn & DaRelle, I know I probably drive them both crazy but I plan on staying here for a while. I really dont have any complaints... They are on top of maintenance requests, the new renovations they are doing in the other phases are amazing and I just love how calm they both seem to keep themselves when I know they are swamped. - Chelci

THANK GOODNESS I MOVED!! This place is a JOKE! I lived there for 2 years in the hope that it was going to get better and it did not ever get any better. Maintenance is NOT on top of anything! They have 2 workers that may just be overwhelmed by all the MR that they have and there for unable to get to you in a decent frame of time. It will take months if your request is a valid request but a minor request. Pipes get backed up and your toilets will clog OFTEN! You can submit your request in person or by email and it will never get done & the staff will act like they never knew you needed service. The pest control is even worse. They take your monthly fee but ROACHES and BED BUGS are a huge problem there. I had to fumigate my own apt 4 times and had enough of being eaten up by BED BUGS and having piles of huge roaches after I would fumigate. I had to get rid of all my furniture and beds when I moved due to the bed bugs. Now I see why they were pretty cheap to move into. The headache of roaches, bedbugs and your maintenance request falling on def ear was enough for. RENOVATIONS ARE A MASK FOR THEIR TRUE PROBLEMS! RENT THERE AT YOUR OWN RISK!!

If I could give this place a negative zero I would. DO NOT MOVE HERE! A terrible INFESTATION OF ROACHES! We just moved in Monday & we’re BREAKING OUR LEASE! This entire property needs to be torn down & rebuilt. Holes & wide gaps in the walls around & behind the appliances, under the sinks, where the roaches come from. Infestation is so bad the roaches are in the walls. We moved into an “upgraded” townhome. Which took forever for them to finish because they only have two maintenance guys for the ENTIRE PROPERTY doing the repairs & “upgrades.” Every time we asked to see the place before signing the lease they kept telling us it’s not ready, when it had been long after the date it was supposed to be ready. So we pushed our move in date back because who wants to sign a lease on a place they haven’t seen. Then when it came close to the date of moving in after pushing the date back a couple times already, for not being ready we STILL couldn’t see it. They told us we can see it on the day we move in. Smh. So we refused to accept the keys before seeing the place, on move in day. We go see it everything looks okay. We didn’t too much mind that the place was built in the 1960s because we have an “upgraded” unit, right? Well the FIRST NIGHT, ROACHES!!! As soon as it began to get dark, which makes it dark inside, they began to come from behind the stove, out of the cracks in the walls & cabinetry around the dishwasher & I have pics to prove it. It’s totally unsanitary & unlivable. I WOULD RECOMMEND LOOKING ELSEWHERE. Unless you like living with roaches. It is Friday, April 19th we STILL haven’t unpacked our things & we’ve canceled delivery of our furniture because we are breaking our lease & it hasn’t even been a full week. The roach problem is THAT BAD. Management is terrible. Laura plays dumb. Lori avoids you. She said she would get back to us yesterday, Thursday, so we called today & she’s suddenly on “vacation.” Christie is a rude & inconsiderate you know what. And also none of them can comprehend that this is THEIR problem not the new tenants problem. They treat you like you should just deal with their INFESTATION OF ROACHES. They play dumb like they had no clue it existed. Laura tells us AFTER we’ve moved in & went to them about this that the unit next to us that we share a wall with has a bad roach problem that they’ve been treating the past couple weeks. Which explains how they’re coming through the walls into our “upgraded” unit with holes & cracks everywhere. How did we discover the cracks & holes in the walls & under the sink? When their roach tenants started emerging through them at night. We began looking around &!under everything to see where they’re coming from & discovered numerous cracks, holes, & openings under the sink & around the appliances & under the countertops, WHERE THE ROACHES ARE COMING FROM. I have pics of all of it. WE REFUSE TO UNPACK OUR THINGS BECAUSE WE DON’T WANT ROACHES IN OUR THINGS. WE HAVE NO FURNITURE IN THE LIVING ROOM BECAUSE WE DON’T WANT ROACHES IN OUR FURNITURE. &?THEY WILL NOT LET US OUT OF THE LEASE WITH THEIR UNLIVABLE INFESTATION THAT THEY DO NOT DISCLOSE TO POTENTIAL TENANTS. If you like roaches, go for it. But if you’re clean & hate pests/roaches AVOID THIS PLACE AT ALL COSTS!!!! One of their only two maintenance guys has come to “seal” the holes, openings, & cracks with some caulk & foam which just looks terrible. Especially around the dishwasher which I can’t use because of the foam. It’s just looks terrible & I’m embarrassed to even invite company over with how it looks. I haven’t gotten a good nights sleep. We’re constantly on our toes looking out for roaches in the kitchens/bathrooms. I’m scared to cook anything. My pantry items are on a folding table because there was a roach in the pantry. You move into a new place expecting to unpack, settle in with happiness & peace of mind. Not having to keep your things packed, unable to get a good nights sleep looking over your shoulder for roaches. & THEY DONT CARE WHEN THEY KNOW THIS PLACE NEEDS AN ENTIRE PROFESSIONAL RENOVATION!

No central air have to wait until they think its hot enough to put the chilled water on .It might be better now since Diane has been gone but I lived in hell there.

I moved in the complex back in December and honestly am beginning to regret this decision. I was told I would not have any utility bills come in till about 2 months, I recevied the first in March and was charged $85.00 now I have gotten a $212.00 bill for this coming month. I was never informed my utilities would be allocated with other tenants and was also told the highest my bill would be would actually be at $100.00 MAX. With being home mostly at night and not using the lights or even appliances this bill makes no sense and I do not see why I am paying for tenats bills that keep lights on 24/7. The pest issue is ridiculous and now the plumbing is horrible. The shower is constantly flooding and have used numerous solutions that do not seem to work. I was also told the complex is strict on disturbances but yet just last week when a domestic violence outbroke in a near unit my call to the office was ignored several times. This has been a huge dissapointment and my lease will definitely not be renewed.

DaRelle is just what the Colony Apartments need young, intelligent and pleasant. Even thou I had a rough time, bad experience that got worse, Im so glad my lease is up. The maintaince guy Magel is very nice, kind hearted always helpful. Good luck to you both and thank you for being so kind and helpful.

I really love living in the Colony Apts. The neighbors in my courtyard are very nice people, friendly and easy to please. My apt. is small, but very cute and I can garden or decorate however I want, which I love, and it is inexpensive, too, which is great. The only reason I didnt give 5 stars is that this is an older apt (1960s) so things need to be repaired periodically. The heat and air condition work well, though, so we are comfortable all year. Many of my neighbors are Univ. of Dallas Phd. students, so there is great conversation to go around.

Started off decent enough; even renewed my lease with some outstanding maintenance issues. However here it is 6 months later and my HVAC blower is still as loud as an idling diesel truck, the shoddily repaired door that had the bottom rot out of it hasnt been replaced yet (pictured), and Ive had to had my front door looked at four times in the last year because of the building shifting and either jamming the door or having the bolts misaligned with the frame. I first let them know about the HVAC in June, 2018. I reminded them in August. They finally came by in August and looked at the front door and the HVAC and told me it would be a couple of weeks to order both in. Its now December.Everyone is super nice and professional but that doesnt matter much with how much worse their management has gotten and that they continually forget about maintenance work. On top of that, heating/cooling/water is split among the entire building so even if I let my apartment cool off more in the winter or be warmer in the summer (especially since my HVAC is noisy and I prefer being able to sleep and leave it off) it doesnt matter much.

One of the worst Apartment i have ever live. have to call hundred times for maintenance and its been 3/4 weeks, still havent show up. & when i call them they said maintenance request has been submit. which, they been telling from the day one. NO.

Will not recommend at all I got husstled in here, main issue is utillity bills and maintenance took over 3 months to repair leaky faucet every1 here will say maintenance is slow they say they short staffed asked around its been like that over 3 years next utillity mine was over 240 bucks main killer is common are was told its around 40 bucks nope over 70 bucks my electric part for my house is 20 bucks n I pay over 70 for all out door lights and swearage is about 70 few admin fees water is around 60 save your money, just adding the amount of aprtments x70 bucks they are pocketing alot of our money will be moving out as soon as lease is over DONT DO IT!! And your a.c n heat is regulated buy aprt so Yu cant really get what Yu want

I could not be more pleased with the staff. My complaint is the neighborhood. There is a horrible screeching in the neighborhood behind us. Like a huge old rusty gate constantly opening and closing. I havent had a good nights sleep since I moved in and I will not stay one day past my lease term.

I have lived in these apartments for 3 years. Management is constantly changing, rent is always raising. We have had pest problems and terrible service with the maintenance team. They always due a half a** job and it looks terrible! I would never recommend anyone o move in here. Cant wait for our lease to be up.

This is my second year here and i cant wait till my lease is up. The apts. are pest infested. They have some stray cats that go through your backyard. Rent went up 70 dollars. The apts. was barely worth what we paid when we first moved in. Maintenance does a half ass job fixing up things. The lease states 51 degrees or lower the heating unit is turned on. Thats only if ask them to do it. And then they have to agree. New management is cheap. Only cares to keep herself comfortable and not the tennants. I would never recommend anyone to stay here. Unless you like roaches, waterbugs, spiders and even lizards as pets.

I am moving out of these apartments because they have Large Rats!! Not small ones either!!!! I have pictures of the damage the rat did to my apt!!!! The ac units do not work good especially in the townhome apartments!! Maintenance takes forever to fix any problems. It dont matter how much these apts. show u upgraded apartments they have alot of problems. There is also a problem with roaches and spiders!!!! When I moved in it the lease wasnt explained to me, so the utilities are spread thru your unit. The bill you will get from the apts is so Expensive!!!! I would never ever recommend anyone to live here!! LOOKS ARE DECEIVING WITH THESE APARTMENTS!!!!Horrible Horrible Horrible!!!!!!
