Just renewed my lease for another year! Sarah was a huge help, and she made sure my needs were met, she made me feel valued and answered any questions I had. You rock Sarah!! Give that girl a raise!!!
It is a very beautiful apartment. It came with washer and dryer. No space to park when you come from night club. Maintenance is quick when requested.
If I can give zero stars I would. New management and ownership does not care about the safety of our kids. On 9/821 the office manager prevented the bus drivers from dropping off the kids where theyve been dropping them off at. New management gets into office and decides she doesnt like it. They want the bus drivers to drop off the kids on Las brisas a busy street which the claim has a sidewalk. Today they painted the office parking lot with the fire lane so they bus can not drop off the kids.
I moved to Irving about a 3/half months ago, I was new to the area so I was exploring looking for a new place to live.. I happen to come across Kensley’s, did my research and decide to apply. After applying & feeling out tons of paperwork, just to be told the next day couldn’t move there.. HORRIBLE.. I asked questions and know one could give me the correct understanding of why. So I left and decide to go up there the next day.. The next day I arrived there thinking you’ll be told the same thing. I proceeded anyways.. That day I met Ms Ana Bryant☺️🤞🏾I sat down told her what had happened prior to me coming.. Her exact words where “I’ll get you taking care of” she went above & beyond for me .. she explained everything to me, she kept me updated on my unit, the maintenance, move in date etc. she by far the best assistance that I’ve had .. she was everything
Apartments are infested with roaches and spiders. The front office called the police on parents picking up their elementary children from the school bus stop, I can’t believe how evil this property has been.
Ive been a long time resident and over the last year or so I couldnt be happier with all the changes and updates to the community! Id like to highlight Ana in the office. Ive had a few issues recently and she has taken care of them promptly with much care!
Ive been here about 2 months, and the move in process was great! Everything was clean when moving in, I havent seen any pests, and its a great price. Very quick, polite, and efficient maintenance. This was a great find for sure. The ONLY problem with this complex is there is trash littered everywhere. Empty bottles in the grass, trash bags are piled up on the curbs, and litter spread out everywhere in the parking lots and grass areas. Not a good look for people who come tour the complex. I hoped it would get better, but after 2 months being here its practically gotten worse.

I hate when I call the leasing office about a concern and then I’ll be told someone will reach back out to me and I never get a call back. And one of your leasing agents are rude.
Horrible management team the residence are complaining and leaving weekly . The office staff are incompetent, liars, rude and the manager remains in her office with the door closed to avoid tenants. They will never call you back if a request is submitted. The photos you see are only of the grand office the apartments are filled with nasty critters and stench from the units. What maintenance ? You do better doing your own repair can;t wait to leave this place
Fast forward a year later I will not be renewing my lease walls are paper thin I hear everything my neighbors do it sounds like marching band walking upstairs next the kids here are disrespectful using profanity as adults walking around all times of night gate has been bent backwards for months police chases just about everyday never moving into a complex again with this many tax credits aka “housing” just ready for my lease to be over
If I could give zero stars I would. I hardly leave reviews but my experience was awful. This complex never answers the phone, you have to go in to try to get answers to your questions. Once you arrive you are not acknowledged. I wanted to move into this complex but had a awful experience before it even started. Too many red flags, bad reviews and lack of communication. The manger was slightly rude, and kept cutting me off when I had questions. Could not see the unit prior to move in. Unit was not ready when quoted. Would not recommend. Trust your gut. Glad I decided not to lease here.
Soooo, my year lease is up on march 25th. i have been trying to sign a lease since December 2020. The office left a note on my door saying if i sign a new lease before Dec. 4th my rent would be a certain amount which was lower than what Im currently paying, so I went there to sign that agreement only to be asked to leave because there was one person in the office on that Saturday and he started getting sick while I was in the office so I was never able to sign that agreement. BUT PROMISED BY HIM THAT IT WOULD STILL STAND... then they put another offer on my door and boy was it way cheaper then the first offer, so I go to the office with the letter inquiring about signing a lease with this new offer they left on my door only to be told that was a mistake and they cant honor that price. LOL, SAD.....so at this pint I continue calling and emailing and stopping by the office to just freakin sign another lease. They keep taking my information saying they will email me the lease, still unable to have them emailed to me. I asked to speak with the manager was told she would call me back never received a call my lease is up on the 25th of this month and I be damned if Im paying a month to month rent amount because they have refused to give me another lease to sign. Im practically trying to give them my money and it seems unwanted so at this point I might have to pick up and move. LIVING HERE HAS BEEN A NIGHTMARE FROM THE JUMP, my apartment was infested with bed bugs which was discovered soon as I moved my things in. I was able to get rid of them myself, no help from the office AT ALL... my ceiling fan in the living room hasnt worked since I moved in, made a work order about that but it has completely been overlooked. I was forced to pay for covered parking because there was NEVER nowhere to park and God forbid you to need to leave and return because you will have nowhere to park because most of the parking is covered limited open spots. trash is EVERYWHERE, so disgusting... KENSLEY, DO BETTER. oh and it looks like they have completely replaced the office staff and things have definitely gotten worse.
Your company has a very professional employee by the name of Sara she is super helpful and if she doesnt know something to help you she will go out her way to get answers and help you. I think she is a very GOOD asset to the company and am so thankful to have a wonderful person you can talk to in the office with any questions or just to say hi.Can you please add more stars? 5 stars arent enough to justify how great Sara is. And this community is also a great place to live. I recommend The Reserve to everyone including family. I have already referred people here because of my experience.
My experience was great, the leasing agent was very friendly. The move in process was super easy and I’m loving my new home. I also love that there is an Amazon hub in the apartment complex.

As a long time resident inside Kensley Apt. phase 2, I can say living here is most exceptional. Parking is Crazy, other than that Kensley Apt. Home is a Great place to call home. We are in the Heart of Irving, close to just about everything. Special shout out to Manager Jessi, Ass. Manager Sara and the entire property team for your kindness.
Ive lived here for 9 years my carpet was just changed this year 2019 in July after numerous of times asking. Also I feel like their trying to make the apartments look appealing on the outside but the inside is falling apart,Ive experienced several leaks from my sinks in the bathroom, washroom,and kitchen and maintenance may take 2 or 3 weeks to repair anything .Ive seen office personnel actually going through the residents trash and taking pictures when were supposed to have valet trash pickup, which they may come and they may not, I was recently charged 50 dollars because my trash was not inside but sitting beside the trash can .They have unrealistic expectations of there tenants especially when there not doing there job properly, Theres nothing for the kids to do, you cant workout in peace without them constantly peeking in on you.Im over it and I wouldnt recommend anyone to move over here.Its sad because the size of the units are really nice but theyre going down especially since they keep changing owners and management .
I was charged for renters insurance and have yet to speak with someone about this. This occurred in January and several attempts have been made to speak to someone but I keep being ignored.
Update: It took 32 days and calling the city of Irving to report their negligence for something to actually be done. I’m going to post pictures so you can see how extensive the damage was. Also, they have a lot of “tax credit” units. Look up the term to fully understand. This damage was caused by a “tax credit” tenant.
The office offers quite a bit of restrictions such as you cannot make a copy of your own key if you are left outside but they will make you one for $15. Or if you are late by one day you will pay 10 or 20 percent of the total rent on top of the rent. There is no flexibility. The fixtures are quite old and the plumbing system smells rotten.This said they also offer some good services such as a fully online payment system.But damn, $15 for a key and when I pointed this out to one of the office ladies she hung up the phone on me.
I have a question if someone could answer why the main entrance is always open I have never seen the gate close that’s why bad things happen and second People drive so fast and they never pay attention who is responsible for all those terrible things that happened around.

The staff is rude; and they have no integrity! The managers never talk directly with residents; the current office staff lies about addressing issues/concerns! You are charged for services not provided! The security gate has not been repaired nor fixed for 3 years! Overcharged for water, waste, and charged 4x for trash pickups which sometimes is left overnight! The staff push your issues and concerns around the office with promises to get back with you only to tell you its too late to resolve them! The appliances are worn; and though charged for an annual carpet cleaning, it hasnt been provided for the last 4-1/2 years! Time to move and never recommend this place for a worse enemy!
This is beautiful property I will give them that, however you would think paying over $1,700 a month that would include parking for your vehicles but it doesnt. Sometimes you have to park at the front of the property and walk 10 minutes to get to your building. They have covered parking (which at all complexes except this one includes that when you sign a lease) but you have to pay $45 per spot if you even wanna park in the same vicinity as your building. The parking is mostly made up of the covered parking and the couple of spots that are open parking you cant get if you have any kind of job where you have to leave the house because they wont be there. They say they have parking rules but there is a car that never moves from this spot and they have not done anything about that. The apartment also has roaches which the office was informed about at move in but they still have not sent in pest control. Also told the office that the refrigerator needed to be replaced because there was rust in the waterline connected to the ice maker (which is unusable) and the refrigerator is all busted up but that remains to be unfixed. On that same note if you have more than 2 people moving in get ready to go grocery shopping at least 2 times a week because the refrigerator is not a full size fridge and is not big enough to keep food for a week in. We also informed the office that there is graffiti on the patio (something you would not expect when paying such a high amount for rent) and that we wanted it gone yet it is still there to this day and it looks so trashy. Maintenance has 7 days from the time you turn in your inventory move in sheet to at least come and look at the issues but they wont ever come. You may as well fix all your issues yourself. If you have a family or you like to have people over occasionally, this is NOT the right fit for you. We cannot wait to get out of here and have made complaints to many places and all friends and family warning them about this property. It may seem like a nice and beautiful place to live but dont judge a book by its cover.
My overall experience has been good, especially with the new management and Office team that they have. Sarah really helped me when I was I have any questions about anything. She is very fast and accurate at doing it. They have really improved the complex in the last year.
Not only is everyone in the office very professional and kind but their maintenance man r amazing! They get the job done ASAP And clean after their self, They work very hard to keep our property looking very nice.. love that!!! hub box Is a plus:)
I am a resident here for two years and i just transferred to a larger apartment at the reserve. From day one the staff has treated my family great. Stacey has been such a wonderful person, whenever I have a concern or stop by the office she always great me with a smile and so does the other staff. Both apartments I have moved in were large and clean. There is so many great opportunities to mingle at community events. This place is convenient to everything. And maintenance is always on point. I would recommend anyone searching for an apartment in the Irving area to check out the reserve.
I went in and spoke to Joshua about what The Reserve at Las Brisas has to offer as I drive past everyday on my way to work. I decided to stop in finally because my lease is up soon and it’s about that time for me to start looking around again; and let me tell you he helped me so well! Once I walked in I noticed how CLEAN and how Professional everyone was. Everyone was so welcoming, they greeted me, offered me water, and then I talked to Joshua and I was shown the different types of apartment homes. He helped me with dates and pricing and showed me the model of what I was looking for. He gave me options and didn’t try to be pushy at all like most. I loved it and I will be moving in soon, once it gets closer to my lease being up! Thanks you everyone at The Reserve at Las Brisas for welcoming me and being so amazing!

I don’t think y’all comprehended me when I said my water is brown! I cannot Cook/Boil water, Brush my teeth, or Bathe in BROWN water! Not that I can cook either when the stove is BROKEN! I tried being nice but It’s been 2 weeks my next steps won’t be so nice. Many of my issues have yet to be addressed!
I moved in November 2019, after finding out where the Assistant Manager Ana worked. She was an Assistant Manager at another complex where I lived. She is amazing and is always very helpful to me. So happy to be living on a property she manages again.

I lived at Las Brisas almost three years. I recently moved because I needed to relocate. No place is going to be perfect, but this place is pretty close. I loved my place. I had an over sized one bedroom home (it literally was like a small house with about 1100sf total) with a private garage so I could drive into my apartment, close my garage and walk directly into my living room. My bedroom and closet were HUGE and I had the perfect bathroom. Why? The bathtub was big enough for TWO. Loved it! The toilet is separated from the tub by a wall, so that was a huge selling point. Beautiful windows surrounded my place so tons of wonderful natural light was a blessing for me and my plants. The office was wonderful. The manager, Priscilla Pack, is a classy and professional woman. She ALWAYS took care of things. Stacie is an absolute angel and I hope she will have a long and successful career there. Maintenance always came the same day or within 24 hours. I felt spoiled. I just had no issues. My place was super clean and I never saw any critters--that would have been a deal breaker. I loved The Reserve at Las Brisas and would recommend it to anyone. All of my guests marveled at my place. Perhaps I will post some pictures. My puppy and I loved being there and will return should we ever return to Irving. If you want to live in peace and tranquility, move to Las Brisas.
We are currently 17 days into dealing with damage from a water leak that has not been addressed and has caused interior and exterior damage to our apartment and brought in mold and mildew. The company refuses to properly address this issue. Ok h and FYI this current name, Kensley was changed from The Reserve at Las Brisas on March 18, 2020. This place was escaping their previous issues. Do not rent here.
I want to say Ms Sara is a very caring person, thoughtfu, nice and helped me alot with my apartment from the day i looked until i moved in. She always has a smile and greets me. My apartment is so pretty and clean. Thank you for making my move so easy and fun.
I appreciate all the hard work, and several calls they returned making sure everything was done so I can move into my apartment. They go above an beyond to explain an show you how to work the app for maintenance requests an how to pay your rent. They keep us all informed by email an I appreciate that. I like having a good place to live with no Drama!! Thank you guy sooo much!!
If I could give this place less than 1 star, I would.The parking situation is horrible, if I’m paying this much for rent/parking, I should AT LEAST have a parking spot. There’s constant crime in the neighborhood, I feel like my kids aren’t safe even just playing outside. The trash pick-up system is also a mess because there’s only one trash bin for the entire complex. I definitely feel like the complex is trying to rob the residents, there’s fees for every little service (even the ones they don’t actually provide but you still have to pay for). Most of these things wouldn’t be as bad if the customer service wasn’t so horrible. My family and I were “helped” by Sara, she does not deserve to have a job where customer service is involved. She is rude and apathetic about the situations that residents have to face. I have tried to reach out to them but they don’t even care (no surprise there). Do NOT rent an apartment here!
Dear neighbor. Before moving here consider these facts. The worst and biggest issue resident face here is parking. This apartment is in partnership with the towing company who regularly tow resident and visitor cars on a daily basis. Many of those tow are unjust and plain stupid. Either you pay $300 to get the car back or lose your car altogether.2nd. Maintenance issues are handled days after they are reported.3rd. These apartments are overpriced for the kind of condition they are in.Please find all the facts and go through other reviews before making the decision. You will find that these issues are the common theme in all the reviews. Good luck and God Bless.
5 and half years being resident here, eventually had to move out, No safety, car stolen twice, armed robbery, and request to change the stove after 5 years was still pending until the smoke filled our apartment. Request to implement gate entry was ignored, 24/7 open gates anyone can enter and do whatever they what and walk out.
I have been living here since last December and honestly i love this place and the people in the office including the maintenance guys are so wonderful. They are great and helpful people. All i do not like here is the pricing . My lease is about to end by the end of December. And the renewing lease proposal they send me come from $755 a month plus utilities to $1007 without utilities. My garage from ($65.00 to $75.00 before my new lease start on December 31 2018.)This is too much while i have the smallest apt in the whole complex. Hopefully i would not like missing them by moving out from here but if i can speak to the corporate office i will not hesitate to remind them that peoples have other bills to pay and a family to feed and not paying excessive rent while you can found affordable places to live somewhere else.

THIS IS THE WORST APARTMENT COMPLEX TO LIVE IN. They find a million reason to give you a fine especially if you live on section 8 or Housing. The staff is rude. The trash people don’t pick up the trash so the next day they can come take pictures of it and give you a violation. I wish I never moved into this this roach infested apartment. Maintenance will not fix your problems they will do temporary fixes !
My experience with Anna Bryant is great she has been so helpful and Everytime I come to Anna she always help me out with whatever situation I have even if I am stressed she has the right word to come me down. I will miss her, Reserve will not be the same without Anna Bryant... I will miss Anna

I just recently went from carpet to new laminate flooring through out my apartment of 5 yrs. It is truly beautiful. Gave our apartment a whole different look. The people that laid it down was truly awesome in one day and it was done. Now how awesome was that.
Well. Needless to say my experience was totally different than the ones I’ve recently read. Las Brisas is under different management now, and the team they have is amazing. They made sure everything was handled anytime I had an issue. I LOVE Sara the assistant manager she is very friendly and always willing to help along with the other sales associates on the floor !! Thank you ladies for all your help I love my new home !!
My wife and I stayed here. This is definitely enjoyed my time here. I would definitely come back. Actually I’m thinking about moving back to Irving and this place is on the top of my picks.
I am here visiting from California. Management told us to register our car for parking and we’ll be fine. Parking is the worst here. We did that and still got towed later on due to not renewing. They never said we had to re-register on a nightly basis. Had they communicated that to us it would’ve been no problem. Now we have to pay $304 to get our car back. This is our money for our drive back to California but because of unsympathetic management of this place we will have to sleep in the car with our child to make it back home. We asked if there was anything they could do to help and we got a flat no. Also, during our stay the repairman came and told us to stop showering because the apartment downstairs reported leaking and it was coming from our plumbing. So I wouldn’t recommend living here based on my short stay with a friend and experience with unsympathetic management who don’t provide all information up front and will call to have your car towed. We should’ve been vigilant and asked more questions about registering but they made it seem easy peasy and just register and we’ll be fine the rest of our shift stay but that’s not how it is in reality.
I live here 3 going on 4 years and I wish after the first year I left. These are by far the WORST apartments I have even live in. Every year it was said it would get better and never have. I put work orders in and I promise its takes 3 months for anything before anything is done about it.Thats after calls, emails, and going into the office. I just had a light fixtures fix a couple of months ago that I put in when I first move in. Never any parking after 5pm any day of the week, I use to work at late shift and really not one spot was available. No one in the office is helpful, its about 7 people in there and only person is willing to help. People rotate in and out of there like clock work. The apartment is under new ownership now but if the same people are in the office doing the same thing they was doing under the old ownership things are going to stay the same like they are. Also whenever somebody puts a review on here and they find out who they harass the person to change it or to take it down.Update Jan 2018I already know Im not staying here I went to the office to give them my 60-day notice the girl in there told me that they didnt take written notice anymore and I have to sign a form with the intent to move out this form stated that I was breaking my lease I told her again Im not breaking my lease Im just not renewing it and she goes back and forth with me about it. And I just left out going back up there tomorrow hn top on that the renewal letter they did give me theyre trying to go up on my rent $150. I will not pay over 1000 to live in hell. again do not move over here its horrible still no parking it hasnt been parking over here since I lived here since 2014. The new management is the same as the old aint nothing change but the name.
I moved out of The Reserve a couple of years ago but before then I lived there for four years. I had a great experience there with both the leasing staff and the maintenance team. The grounds were always well kept and the staff were nice. I only moved because it became waaaayy to pricey for my then job change. i could care less about the gate since gated communities are a joke anyway, but it rarely worked. My only complaints were the pools werent open enough during the summer and the crappy parking. Thank you to the office staff (2012-2016) you were great. I miss living there and so does my son. If you ever get more affordable let me know :)
Dont move here if you plan to have visitors! They will tow your visitors car if you dont register the car through the propertys online portal in a timely manner (had a car towed within a few minutes). This wouldnt be so bad if you had the ability to save visitor information in the portal, but instead you are required to manually enter your visitors vehicle information (make/model/license plate) EVERY time they stop by! This process is not easy for less tech savvy residents. Above all else, the apartment is unsafe (check local news reports about a shooting that happened on the property in 2018). If you have teenagers, I caution you to keep searching for a better environment for your children!
The climate here needs to be fixed. I have lived in this community for years and thought it was decent, minus the trash on property left by residents. I am not sure what has taken place, however, in the last two months some of the leasing staff (Joshua & Stacy)has become callous and unprofessional in their behaviors. I cannot appreciate being told I would be locked out of my apartment so I cant retrieve my things. I responded, you cannot do that without just cause (I have never missed paying my rent). I was given the response, you do not know who we are. A few days ago I went into the office to confirm the information requested from me and was forced to wait and hear their personal phone call. Afterwards, I asked if the information I provided would suffice and was given a rude response. I was encouraged by a previous tenant to move, but I chose to extend my lease with the property. I will not be staying as long as I had intended to stay.
Update: The office never answers the phone I always have to walk down there. This is the second notice I got that was supposed to be removed because I never received the blinds that they charge 35 dollars for. I recently put a work order in since I had black mold on all my windows and patio, but all the maintenance man did was wiped it off and put some window sealing on it when I was told theyll do a wet test. I can feel the cold breeze coming from all the windows and patio. The breezeway still dirty and I wish they could power wash my patio(when I moved in it wasnt clean) I tried to do it but the lady downstairs had the maintenance man knock on my door so I dont get to enjoy it. Been here a little over a year and Im starting to regret resigning my lease.The parking still sucks even after the expanding of the parking (the only thing they expanded was office parking). Theres not enough visitors parking for your visitors because you have some residents who park in the spots (lack of parking spaces) and you cant use the office space after it closes for visitors/residential parking. When I moved in 8 months ago it was a lot of visitors parking. You guys should really revaluate the parking for both residents and visitors instead of painting some lines. The stairwells are dirty as well as the breezeways. I love Stacie and Joshua customer service theyre always nice, wish they would stop charging staff so much. The only provider they have for cable is frontier which is horrible. And the gym still isnt upgraded like they said it would be.
The current office staff is very helpfulno matter what you need from them. They are very carin and do not mind taking me one to assist you.I would especially like to commend a young man by the name of Joshua Cartwright. He went above and beyond to assist me with my situation. He is very professional and courteous. Very polite.I would like to commend a young lady by the name of LaCresha Perkins. She is also very courteous, professional, and very helpful.
I have been here 11 years and am very happy. My husband and I can always count on the office to help us when we have issues of problems. We plan to be here many more years. With the new ownership, the property changes are nice. We like the colors they are using on the buildings, and added color with the flowers and gardening.
This will be my second month here the property is being upgraded but the kinks I ran into are being worked out. This place is quite and nieghbors are nice, valet trash, Amazon hub, 3 pools, laundry in unit, laundry center, garages and all wood floors in some units.

Many, including myself have had a very bad experience at the office with Sara Torres. She treats residents and visitors with an attitude and is not professional.Not only do these apartments have bad staff at the office, but they are very limited on parking, not enough for residents, much less for visitors.
This is the Worst Place to live with all the problems and Negative Activities. Drug Trafficking, once or Twice hear gun shots. 3 to 4 times Irving Police has to come for problems. Maintenance suck never done on time and after so many calls, office visit and reminders never gets maintenance done. Parking Problem, Towing Cars more oftenly, Car Brake Inn happened twice a month. Management has change every 7 times in a year. Every time new and stupid rules and Regulation.I will not recommend any one to live in this property. Worst Apartment Community. Back in 05/17 I woke up with bites going down my arm. I immediately went to the office and they informed me it might be spiders and they would put me down to spray. The incident happened again two weeks later and I went back to the office they told me they would check for bedbugs and they gave me a check list. Came home the next day pest control had been in my apartment and left me a note stating I do not have bed bugs. I was informed my apartment will be sprayed. That did not happen until 2 months later. Fast forward three weeks ago the apartment complex was sold to a new company. On day one Ive informed the new management of the issue she assured me the issue will be dealt with immediately. Last week my apartment was sprayed still no resolution I was bit again by whatever is in my apartment as early as three nights ago 08/13/2017. I called my apartment yesterday 08/15/2017 and explained to them that I was very unhappy about my living conditions and wanted to be transferred to a new unit or different apartment on property. Was informed the pest control guy was inside my unit today and he set sensors in my apartment came home to rodent traps inside the unit. Now Im no bug expert but I think the average human being could feel if example a rat crawled on them at night. Can someone please help me solve this issue so I can either get out my lease or atleast be transferred some where else.
The parking for visitors is horrible its maybe 15 spotsand if you visit someone after 8 then your definitely screwed. I had to wait for 30 mins to get a visitors spot, and you cant park in front of the office after hours which i dont understand. Ive visited these apartments before and they had plenty of visitors spots now there all blacked out.
I moved here when I first lived in Texas. I had to move back due to family reasons. Once reconciled I immediately move right back. They always tended to my issues in a timely and professional manner. Only reason Im moving is to get closer to my job
The apartments are beautiful, everything inside the apts works well, I have year and a half living here, BUT: Not all the pools works, just two of three and normally only one works well, which is the one in front of the main office (Surprise). The fence door for the cars never works well, it has hit more than one car and mine almost did get hit, there is no parking lots after 5 or 6 pm even when you have the sticker because many visitors dont park on visitors lots. Everything than that I dont have any problem, its a good place for living.
OMG !!! THE RESERVE AT LAS BRISAS THE TWO MOST ANGELIC MANAGERS EVER!!! Sarah Torres and Anna Bryant are ABSOLUTELY AMAZING . THEY ARE ALWAYS GOING THE EXTRA MILE FOR THEIR TENANTS. THEY BOTH TAKE EXTRA PRECAUTION TO ASSURE THE SAFETY IN OUR APARTMENTS AND THEY ARE THE BEST OF ALL TIME!!! MVP GOES TO THEM NO DOUBT... IF YOURE LOOKING FOR A NEW HOME, PEACEFUL ENVIRONMENT AND SUPERB OFFICE MANAGERS, THEN THE RESERVE AT LAS BRISAS IS THE PLACE TO COME... Really big complex and quite, nice size apartments. staff is eh, not as uppity as i would have liked, a little to laid back honestly in that office. I wan to rent a place not listen to your personal life issues.
WORSE PLACE YOU COULD POSSIBLY LIVE AT! THEY ARE THIEVES!!! They charged me 2000 dollars when our contracts were already over and they nit picked and charged us for any little details they could find, they were absolutely rude and obnoxious. Do yourself a favor and find somewhere else to live! And not to mention we are very clean people but those apartments were infested with cockroaches
If I could give this a 0 star rating, trust me I would! I dont know where to even begin. The Poor Reviews on these apartments are true. Sadly, I believe some of these reviews are too nice.These apartments are the WORST!!! They will take your rent money proudly every month, but you better not even think about calling asking for some maintenance work to be done. Not only will they NOT show up and perform the work, they will not follow up with you either. Then when you do call you wont get an answer. Well I go into the office and speak with whoever I can get that day and its the same excuse, Let me follow up, weve lost maintenance guys. How is that the resident fault? I couldnt come to you and say that I lost my rent money. This is just so ridiculous and it makes me very mad that they dont care to address the issue, they just continue to feed you a lot of lies. I have HUGE mold and water spots on my ceiling that have yet to be addressed, my ceiling fan hasnt worked in months, my tub has rust stains. It is so BAD!! The gates are busted, you wont find parking, and with the rent being already high, nobody wants to hear about giving more money to obtain a garage or covered parking. I am just lost for words at the lack of help that these apartments offer. I could go on & on about these apartments. Long story short, SAVE YOUR MONEY & HEADACHE!! I would not recommend anyone to move in these dumps. I will not be running but walking to move when my lease is up, thats if I can even make it that long. SORRY NOT SORRY!!!
During the course of my lease, I must say that Sarah, the Manager and Stacy (leasing consultant) have both went over and above for me. I am the biggest baby in the world but, they always come around and resolve any issues that I over exaggerate about, lol. Seriously, Sarahs promptness on dealing with me is amazing pertaining to my work orders and concerns. Stacy is also very good with having documents and requests completed prior to me coming into the office. I also appreciate their knowledge and understanding of lease related questions. I wish I could give them 10+ stars. I highly recommend this property to anyone looking to relocate to this community or in Irving. SarahD

Beautiful apartments with awesome customer service. Joshua and Ana are great and always helpful whenever I go into the office needing help.
Love my apartment but the parking here is horrible they at least need to assign 1 spot per household.. you cant even park where you live at. Every one cant afford to pay for a garage or a covered spot.
If I could give a rating of ZERO, I would. I have lived here for over 2 years (cant wait for my lease to end). I have always either paid my rent early or on-time only to have numerous balances owed with no explanation, even after calling to get them removed, Sarah fails to either apologize, explain, or reassure that the charges have been removed (poor bookkeeping/communication)?. Now the quality of these units. Poor, they basically slap lipstick on a pig and want to call it a supermodel. Property is poorly kept (no parking without getting towed, garbage throughout the parking lot, as well as potholes and shoddy speed bumps). This COULD be a nice place to live, but they are more concentrated on getting more and more money without providing viable improvements worth noticing. I normally dont do reviews, but I specifically renewed for 8 more months (reluctantly) to get my move out day changed from January, to a time when the weather was better (come on September!!!), and also to see if they would do better, but I dont see that happening anytime within the near future.
Maintenance request taken care of in timely manner.New trash pick up seems to have grounds looking better. Like it.Orion comes out 1 day week and has responded on that day and sprayed. No problem.Yes parking for visitors is a problem. Null and void but more parking is in the works. The sooner the better.Orkin is our extermanator.
That B**** Ana is RUDE! I came in looking for a 3bd room “ATTITUDE” matted up weave and a bad knee is probably why she needs to work on her customer service skills. The apartments are OK. Free covered parking would resolve the parking issue! Start including it in the rent if y’all gone be stingy.
I dont dislike living here, nice layout, good sized, attached garage... I genuinely like this apartment. That said when you need something for the office, be prepared for a long battle. The maintenance team is grossly understaffed, and my experience with the office staff is less than desirable. Usually it takes me losing my temper and having to email the manager to get a response or something done, because your requests go unresolved until you get angry and cause a ruckus. My toilet isnt working properly, and it has taken 2 months to be taken seriously... with an angry email of course. A bugs nest wont get taken care of, the first time I emailed, they were going to send someone on the day the bug guy comes. 2 months later when Im angry, its not that person that handles that, but someone else. I was giving feedback about a staff member being on a personal call instead of dealing with me in the office. I get a reply thank you for your thoughts. I dont know what Im supposed to do with thank you for your thoughts. People dont follow the rules with their pets in regards to leashes or picking up after their animals. That is not 100% the apartments fault, but maybe if they filled the dog station bags and werent so lax with everything something could be done. Let me save you the trouble and recommend not signing a lease here. Since I moved in, dealing with the office has been nothing but a hassle and a headache. Such a waste too because they are decently cute apartments, but I will not be renewing my lease again.
I really wish I had read these reviews before moving in not even a week ago, cause I would not have cane here. The apartment itself is nice. But the communication sucks and they act like they do not care. They will inconvenience you like you don’t have a life.Two days before I was supposed to move in I found out my apartment was not ready-Red Flag #1So they were able to have it ready but I can tell that some things were rushed & after reading these reviews the things might not get fixed.I had to delay my movers because of their slowness and was not compensated at all.I’m really hoping things get better cause again the apartment itself is nice & I hate moving, but I can’t deal with poor customer service and sorry maintenance.
For some reason someone decided it would be a good idea to paint in the late evening. They are renovating the apartment above mine and painted in the evening. The smell from the paint has is in my apartment made me and me child nauseas. I had to take my daughter to her grandmothers. I cant stay in the apartment longer than 2 minutes. This was considered a non emergency and I have to work in the morning. I hope they are reading this and will reimburse me for the inconvenience in some way. I am livid.
Would not recommend this apartment complex to anyone because of the staff, the way the apartment is run, safety, and parking. One of the staff members (Sara) has been especially rude. Also, there have been crimes in this property, for example shootings and a robbery at the bak of the complex. There is also no parking whatsoever, very inconvenient. I got a fine because I had a small grill in my patio which i’ve had for years, but they never told me or gave me a warning before I got the fine.
This place is is good but some of the apartments are massed up and they treat people like they are dogs talk to you any kind of way no parking at all Ana and some of the worker are rude and disrespectful Do not know how to talk at all you won’t respect you give respect grow people should not be treated like a dog and it is so sad that they do what they do in the office something have to been done are is not goin to be a great property I love my apartment but no parking no respect smh so sad corporate office need to know this is so sad
I lived Over there. I got kicked out cause my son n his friends was playing around cars. But I paid my rent on time never got in trouble over there they just kicked me out. But one thing I can say that Sara Torres is the cools one there. Debbie never came out her office she stayed n front of that computer....
I asked for the back wall of shower and tub to be recaulked and they did the entire tub. So I actually received more than I requested. So thank you.
I am not going to say dont live here but I will say that I have never lived in a place like this before in my life. They have 2 phases. One is a Section 8 phase and although I was told I lived in the other Phase, I would not have been able to tell the difference. Maintenance does not FIX anything, they just patch it up. We had a leaky faucet that filled up a pot in a matter of minutes and the only way it was fixed was basically harassment. The gym is only open during their business hours which did me no good considering I actually had a job.There were 2 instances that really made me angry 1) we received an email telling us we were going to be evicted for $9.33. When we continued to question the validity of this, it turned out we had a credit on our account. 2) There was a leak in our garage. This started in August. After no response from the office we FINALLY had to go to the property manager NRP Group. By the time we moved out the damage the leak caused was irreparable. Mementos from my high school (30 years), objects from my grandmother (shes been gone 21 years) and things I kept of my childrens childhood. When I asked them about making amends they said to go to my renters insurance knowing that if I dont have receipts I cannot be reimbursed. the leak was fixed was all they said.Like I stated earlier, move there if you want. I dont complain and this is hard to write (Ive been gone awhile) but I think consumers deserve to look beyond the pretty pictures and know what is going on.
I have lived in these apartments for over 7 years. I can tell the difference and am satisfied with the improvements of the apartments since Fairfield has took over. Priscilla, and the rest of the staff are amazing and actually show that they care about their tenants, and help solve our problems if theres any.
This really are the worst apartments I have live in. Ground is never killed maintenance is horrible staff every time you go in there is somebody new for whatever temp service you never get consistent answers. The parking is horrible dont come home after 5 6 cuz you will not find a parking spot you will be driving in circles and circles. I have lived here for 4 years it was time for my renewal, they are trying to have my rent go up over $100, $105 to be exact so if you move over here just know in the next year your rents going to go up another hundred dollars. Not renewing moving out as soon as possible I cant wait. I dont know how you can try to go up on the rent when the treatment of residence is horrible and the upkeep of the apartments is horrible. walk past that front gate so you can really see the real Apartments.

Don’t apply at this place even after I spoke to the manager and the leasing agents they told me I would get approved and most likely just have to put an extra deposit and I got denied do to my credit even after I told them my situation up front and then they called and said I would get my money order back for 350 and to give them a 50 dollar one instead just for the application and when I get there they had already deposited the money order then I was told they would send me a check in 3 days and now they said it will take up to 30 days! They just want your money and will say whatever to get you to apply when they know you will get denied! DON’T DO IT!!
I leased a apartment here for a lease. My lease was up in Oct of 2015 and I just got my refund deposit back in July of 2016. Here I am trying to have my rental history verified from them so I can move. I called before 10am and spoke to Larry and he confirmed that he indeed had the form and he would fill it out right away and get it faxed back. I called again around 2:00 and spoke to Larry again where he said that he will try his best to get it faxed by today but he is not sure if he can get the paper filled out and faxed today. I call and ask for the corporate number than all of a sudden the situation is handled. When the office is open they never answer you have to keep calling and calling than maybe by the 15th time they will answer. Than when you walk inside and call and call you can see that nobody is even phased or try to answer the phone when it rings. Its a wonderful apartment complex the apartments are really nice but the staff takes away from that and I will never ever ever lease from them again. The staff is ruining the whole apartment complex. (In my opinon)
I’m a current Resident I only been here for four weeks and I have been over charge over five times every day is a new charge and no one in the office can ever explain why they always just apologize and reverse the charges.. this isn’t a place of peace due to poor management and someone in the office is keeping money because why else no one in there can’t explain all the extra charges??? These apartments are trash! Leasing office is rude even after the change of management. They refuse to hear anything that is wrong with the apartments or anything overall. There have been so many crimes right in front of us in these apartments. DO NOT WASTE YOUR TIME LIVING HERE, THEY WILL MAKE IT SOO HARD FOR YOU UNTIL YOUR LEASE ENDS!!! You can get wayyy better apartments for the price of this one in irving!
I’m seeing some improvement y’all, clean pools, new gym coming, lil bit of new upgrades. I might renew my lease if these apartments can fix the parking issue and add some more visitor spots these apartments are way to big for y’all to be stingy with parking.
...I would not suggest anyone to move into this apartment. I moved in June 29th and came into an apartment with a water stain above the sink in the ceiling; one indicator the walls and ceilings were not painted. The kitchen light had no bulbs and the cover was leaning up against the wall next to the refrigerator and the bathroom toilet did not have a lid over the back of it. The same night I moved in I went to turn the A/C on and out came hot air. It took them 2 days to fix the compressor. Then to top it off it took them 2 weeks to fix most of the items I reported 48hrs later after I gave them $1200+ to move into this apartment. Now fast forward 2 months, 2 rent checks later, and after having submitted multiple photographs of everything that was wrong at move-in my ceiling is still stained and now my tub does not drain. I have spoken to 3 leasing consultants about my tub and 1 said, We are short-staffed and air conditioned units take top priority right now and that was 2 weeks ago. I was assured TODAY that it would be taken care of after 10am AND now 9:30pm I cant take a bath or shower because the damn tub wont drain. Please read the Google reviews. Please take all of our complaints seriously. You dont want the headaches. I am so miserable here I could pack up everything and move. There are dozens of apartments who take broken leases AND I WILL NOT DEAL WITH THIS LEVEL OF UNPROFESSIONALISM FOR 12 MONTHS!...
With the new management the community is getting better.The staff is great especially Sara Torres.
Havent rented from this place but the bad reviews of it I believe are quite accurate. Larry is not very professional. The different prices for the property are due to income levels so make sure you get the facts and try to talk to both leasing agents before you lease here. My family was told one thing one day, and a different thing the next day. Then when we called Larry out on it, and, he denied what he said.
The office staff at the Reserve are veey nice. Theycalways take time put to help the residents when they need help. They always habe afriendly smile. That makes it feel comfortable even when you are having an issue.
Update my name isnt Cherrie Morgan... and Im currently still living here on property...my lease ends today and they still dont have my lease ready to be signed...Ive had it with these apartments..Larry and Elma dont have any idea of what theyre suppose to do...Im tired of calling Larry is a rude prick in my personal opinion..I urge you all to look the other way if youre looking for a place to stay..Trash is still not being picked up it stays out days before anything is done..I wish I had the time to move..but if they dont have my lease ready to sign...I will not be held responsible..Ive been in and out of the office pertaining this matter for month now... I went to visit this property today. I was looking for a new apartment because my family is growing. Walked into the leasing office and the leasing agent did not look very happy to see us. We asked for a 3 bedroom apartment and he told us he can have one October 1 because someone was going through eviction. Didnt even offer a floor plan or anything. I asked if we could see one and he said he had nothing to show on the 3 bedrooms. I asked to see the model, as we were walking out to the model he handed me the keys and told me to go see it myself gate code is 531. I just thought it was funny and very unprofessional.We didnt think twice, we are NOT leasing here. When the office staff is horrible, maintenance and management must be too.
I must admit,Mr.Larry that works in the office has great customer service and great communication.An from all of the rest of the apartment complexes i have been too,Mr.Larry convince me to apply there.Thanks Mr.Larry keep up the good work.
