Nice apartment complex and living in here for almost 3 years now. There were issues but thats understandable for a 25+ year old apartments. The way they handle maintenance request is unlike any other apartment complex in the area. They are always quick to respond and solve the issues. They have a very good after hour maintenance process which is very effective.

I love living here at the Casa Valley Apartments. We are a small community, and when it comes to repairs I have no problems. I call and sometimes they are there on the same day. I get my repairs taken care of. In addition, they want to hear what is bothering you concerning your living quarters. It is also a beautiful place with the canal out back. This is a lovely community.

Amazing as always and it feel so good!

We stayed here for 1and half year.Apartments looks good, but there is some puffed glue at the edges of the closet which felt strange and uncomfortable. There were also rats in the apartment especially in summer. Dont suggest at least ground floor as there are holes in the kitchen walls through that rats are coming into the apartment. One more concern was kids play in the parking area. I gave three stars because its in school zone.

The Community is very nice and our experience the past two months since we moved in has been pleasant. The Office Staff are kind and supportive; thank you Mari and Randy, and also Tessa who was there before. The Maintenance Staff also are very good, helpful, and prompt; thank you Matteo and others.

If youre an Indian immigrant with multiple children, this place is for YOU!Otherwise:Massive noise problems, as the parking lot turns into a playground for unsupervised children from 4pm to 8:30pm, every day. You will hear them in every room of your unit. Management will do nothing about it. They have a policy, but she will not enforce it. Bicycles and childrens toys are scattered throughout the complex, your car will be damaged. I twice caught a random guy leaning on my car. The buildings have huge foundation issues (just take a look at the crooked stairs). You will have cracks in every wall. Roaches are abundant, as hygiene here is not the norm. Stroll by the dumpster, the trash is left next to it, not inside of it. Everything your neighbor does will be apparent, as you will hear every opened faucet, foot step, door shut, etc...The only good thing about this place is the maintenance team, they are 10/10 and should actually manage the place. You are paying only for the location.Before considering this place, attempt to drive through the parking lot at 6:30-7:30pm on any given evening, youll see the REAL Casa Valley.

Both members of the maintenance crew are excellent! I feel that the office staff members listen to concerns, as well. The problems are plumbing issues, such as the bathtubs that need to be resurfaced too frequently and parking lot issues, such unsupervised children riding and running in between cars and all throughout the parking lot. This is dangerous for children and drivers.

Very helpful office people and interactive when renting apartment. Always very quick response from maintenance team!

Feedback regarding maintenance request on Monday, September 14: excellent response time, problem with the washing machine resolved in about 5 minutes. OUTSTANDING!

Excellent service!! Immediate response from the front desk and nice place for kids schooling and easily accessible from any place.all stores and restaurants are very close to community.

My stay in Casa Valley Apartment so far so good. Apartment is pretty neat and environment is really good. Leasing office staff members Mariya, Stacy and one more new staff (sorry forget her name) are friendly and approachable. Maintenance guys (Mateo and Ovid) are really nice. Whenever i place a maintenance request via online or in person, it is being taken care without any delays. Maintenance guys are very professional. Whenever they enter home for any maintenance activities, they cover their shoes with clothes.. They are very prompt and greet us with smile, even though they are held up with multiple tasks. So far no reminders required for any of my maintenance requests. Keep up the good work Mateo, Ovid and leasing staffs.

Went there after looking at the high ratings. Went there to look at apartments. There was no one there. The sign said come back at 2:00 PM. Went there at 2:20 pm and now sign said 2:30 PM.Waited and no one came until 2:42 PM. Then the African American lady, i believe, manager came but showed no interest in talking. I am there waiting others come... She neglects me and continues to talk to them.Happened 3 times and wasted an hour and a half. If while apartment leasing its like this, i wonder what occupants are treated like.Walked out of there. But going back.

Great apartments. Excellent maintenance and friendly staff who always respond to issues quickly. These apartments are amidst of restaurants,shopping, schools and other institutions, I always recommend these apartments which feels like home.

Best place to live in Irving

Ive been here nine years for several reasons. The staff and maintenance crew are very friendly and helpful, and my canal view is spectacular! The only downside is all of the unsupervised children running, yelling, and riding bikes and scooters all over the site. Thankfully that has been addressed with a stern letter reminding the parents that this is not allowed and they are liable.

I like these apartments as it is huge and spacious . It has lot of closets too .The Community is very nice and clean . I would definitely recommend it.

Good apartments. Has a swimming pool, a school nearby called Valley Ranch Elementary which is in viewable distance and many restaurants and stores in few minutes of driving. But, there are no elevators.

We just moved in 4 months ago and now waiting for our lease to end so that we can move out of this place. charged us extra fees for not transferring electricity to our name even though it was electricity providers fault. we submitted all documents and request to transfer services on time but provided never transferred it and we realized that after month when casa valley sent us notice. we tried to explain that to manager but she was not willing to understand and she wanted us to pay penalty for not transferring it. I requested her that we are willing to pay electricity bills that apartment received but waive penalty but she showed no courtesy. Also, very crowded and closed environment in community. no rooms to move stuff in and out of your apartment because entrance is blocked with car parking. They have not left any space in front of any entrance of apartments in community which make it impossible to move furniture in and out. We had to find guy who parked the car in front of our entrance and request him to remove his car to move our couches in. We requested management to do something about it but they just ignored it and said that they cannot do anything about it.

We have had a very pleasant stay here as our home. Maintenance is top class service with good people. Staff support you all through the process and share space with you to understand things are going well.

My stay at Casa valley has been awesome so far. I started here in April 2014 and have been happy with my decision to move into this sweet community. Randy (Apartment manager) is one of the Best Community managers & i have ever interacted with. He and the entire staff Kally, Maintenance staff Mateo, Houze etc have made it a smooth journey for us.

Awesome place to live for families. I stayed here for last 4 years and I am happy with my experience.The maintenance staff and the leasing office staffs were very helpful. They quickly resolved the issues and attend them seriously.

This is one of the best places to live in Irving valley ranch area. you will enjoy the scenic canal view if you are lucky enough to get a apartment with canal view. The maintenance guys are very quick and prompt. Randy from leasing office is very helpful.

Nice place with lots of greeneries and plenty of suns shines. Maintenance quick and staffs are really good. Enjoying my stay. My daughter loves it.

Apartment as it is gd....Maintenance is actually very gd... it is pet friendly but We have new rule which says kids can’t play out... very disappointing...we rented the apt after looking at the community n being kids friendly ... kids playing with grown up supervision is also not allowed...

Horrible place to live. They posted late payment fees twice even though I have auto payment for rent each month. When I called manager, she told me that they charged late fee because utility bills were not paid by 3rd of each month. They always send statements of utility bills after 3rd of each month then how can you pay before 3rd of each month if you dont know the amount needed to pay?Also, when they charged us electricity recovery fees even though it was electricity providers fault. We submitted all documents and multiple request to transfer electric services to our name when we moved in and electricity provided did not do their job and kept services on apartments name and at the end casa valley charged us extra fees for not transferring electricity. I tried to explain that to manager but she did not understand and then i decided to pay fees out of frustration.Also, I complained so many times about no space to get in and out of your apartment due to car parkings everywhere but they ignored it. no courtesy towards customers and zero customer service. They treats you like you are some low category people and not going to pay rent to them!

Donna is a sweetheart!! I have been here for 3 years. Maintiance gets done quickly and they let u know when u have pkgs! Keep property clean and its small. Its centrally located lots of shopping and eating around. Units have washer and dryer in and neighbors are respectful. Would highly recommend!

Parking is designed for push bicycles and Kaylor is life creators of the moon. Unfriendly people and slow to help. Exit by diving up to a huge metal gate that your cat has to go within 6 inches or you can not get out it will not open...then before you get on the main road there is a giant ditch by design. .. if you drive a cameo or transam 2002 or older go 3 miles per hour and you can still here the front end scrape on the road. Ugly Icky apartments in the ghetto and extremely over priced with no amenities worth mentioning. .. very basic rubbish place.

The staff is so irresponsible and careless..they never pik up calls or call back..they charge every one for da security that is deposited they would never return a penny and would ask for an extra 21 $ ..when u leave on top of the security deposit..I think they hav a fixed rate or something..and they charged me for the fridge door that was never damaged and also a friend of mine for a broken counter top that was never broken..so beware

Very bad and rude leasing office staff. there is car parking right in front of door of every apartment. There is no room if you want to move couches or other stuff in and out of apartment. Cars are parked right in front of each apartments and no space for walking to get in and out of your apartment.

This used to be a good community when Randy and Stacy was thr...nothing good with the new management....those 2 lady does not cooperate and charged lot of extra on move out .. they removed some of charges after I disputed but still charged extra for lot of unwanted things and threatening for sending to the collections

The worst apartment in this world i have 5 times pipe leeks thats massed up the carpets i lose alot of clothes and my Tv was burn all my stuff are wet the stinky smale in this apartment and the humidity makes my babys coughing all the time i hate this building and the managers are bad and they dont care about what happened all they need the money dont live in this apartment believe me it is 5times leeks i will put the pictures for what happened and i went to city of irving i told them this is not healthy place to live specially with the kids so dont move to this apartment its the worst and stinky place every year the said we fixed it and this is the last time happen i hate casa valley i will try to post the video and pictures to show you what happened baaadddddddd apartment

Yes, Valley Ranch is a beautiful place to live but these apts are very old and need to be updated. Lizards like crazy. Water damaged!!You are only paying for the area. Sewer water backed up in my apt and they told me if I renewed my lease they would clean it for free. It never happened. Sewer water was all downstairs in my neighbors apts as well and in the walls! I renewed my lease but changed my mind because outside was toilet paper from the sewage, the water and comdons all in bushes! Old pipelines. Your water smell like fish. The smell was bad and when we called them to come fix the leaks, they told us tomorrow morning!!! I came home and I had holes in my living room wall where they went in and put tie wraps and claps around old damaged pipes then covered it with plastic for almost two weeks because the walls had water damage very wet. They never called me to report they were going in my apt. No one ever called to tell me what was going on. My neighbors had to tell me. Upstairs and down.....I then told them I changed my mind within 24 hrs that I was going to go a head and move, he said ok. Rudy was his name! I moved then received a noticed that I didn t tell them I was moving and they sent me a bill. I called the corporate office and she said she would take a percentage off of what they claim I owed them but still saying I broke the lease after I went back and told him I was not staying. I really enjoyed the area but the apts are very old and damaged. If you move here besure and put plenty of insurance on your property.
