The building I stay in love it! But the assistant manager Sarah is NOTHING BUT RUDE her specialty is hanging up on people, she loves talking over you and she’s just not friendly at all. Other than that I love the building I’m in, love my apartment and my neighbors. I would totally recommend their properties.

I have lived in many different apartments across multiple states, and out of all of them, Apollo and Aurora has been my favorite. The apartment has beautiful hardwood floors, stunning natural light (my fiddle leaf ficus, orchid, and yucca plant all have THRIVED in this apartment. The ficus has grown so much here that it is going to be difficult to move into my condo, as it now reaches the ceiling! Ive kept my orchid blooming for nearly 4 years here!), free gated parking, an amazing walkable/bikeable location, fantastic pricing for the area and space, and excellent leasing and maintenance staff. My cat also truly loved living at Apollo and Aurora, spending her days sunbathing and gazing out all of the windows to watch the world pass by.Any maintenance issue I had (which were few), we addressed and solved quickly and professionally. During the COVID-19 lockdown, Van Rooy properties applied every precaution to protect their staff and renters, which I greatly appreciated. Ive also dealt personally with both Sarah and Lauren at the leasing office, and every interaction was warm and professional. Ive always felt safe in the neighborhood, and when walking to/from work downtown, as well as walking back from bar-hopping on Mass Ave--which is just a few minutes walk away!This has been my all-time favorite apartment to decorate, and Ive made so many wonderful memories here with friends and family. Renters, please give heavy consideration to Apollo and Aurora--or any Van Rooy property--when looking for your next living space!

I first moved into a Van Rooy apartment in July 2019. It was my first time ever renting on my own. I lived in their complex for 2 years, and I want to share the highs and lows of my experience.The Good -• Management has been very kind towards me always. I transferred to a new unit about 3 months into my original lease and they were more than accommodating. Whenever we had issues, they responded promptly. Compared to the new company I rent from, they are a million times more professional and take their jobs very seriously.• Great price for the location. It is an older building so just keep that in mind, but otherwise it’s arguably the most affordable you will get.The Bad -• Summer 2020 our air conditioning was a mess. This was during peak COVID when everyone was home 24/7 and we went multiple days with no A/C in a third floor unit. I specifically chose times on the maintenance request for them to come in because I was working from home and interviewing for a new job during this time. Maintenance completely ignored that and walked in during an interview, and didn’t seem to care whatsoever.• We had an awful experience with a neighbor that sealed the deal in our decision to leave. She harassed my fiancé and would watch him out her own apartment window and then corner him on the sidewalk saying he was not picking up dog poop (when he was, and had bags with him as she confronted him). Management sided with us for the most part but I do feel as if this resident should’ve been removed from the property, as multiple people complained that she harassed them and made them feel unsafe. I genuinely felt as if they cared more about getting her rent check than everyone else’s safety.• We were charged cleaning fees after moving out that were nothing more than normal wear and tear. After reading other reviews I realize we got off lucky though, don’t expect to get much or any of your security deposit back.I give 3 stars because I think I had the most average renting experience ever living there and the good and bad outweigh each other. I wouldn’t live there long term, but if you’re looking for somewhere in Indy to call home for a year or two, Van Rooy is a solid option.

They’re screwing over local residents here in Ypsilanti by trying to put them out of their homes to clean up flood damage. Literally told them to find somewhere to go by July 2, mere days after the flooding. Never inspected their apartments. Would have left families homeless before the holiday if the county hadn’t paid for hotel roomsfor these tenants. Total out of town slumlords who don’t care about the communities they profit from.

Do NOT lease here! The carpet was the lowest grade possible and they charged me 700 dollars after move-out to replace it even though it would have to be replaced regardless—no way that poor quality carpet could last over 1 year. The amenities/cabinets constantly broke and they would charge to have maintenance fix their own mess. They know they can milk you dry once they have you on the lease and they do!!! Those apartments are absolutely complete trash from the start—cabinets from 1980’s falling off the walls. Showers break after a month or 2. And you’ll pay 10x what it costs to fix it.

HELLO I STAY IN THE WHITTIER APARTMENTS AND SOMEONE IS FEEDING STRAY CATS. NOT ONLY DO I OWN A DOG BUT SO DOES HALF THE APARTMENT COMPLEX AND SOMEONE IS LEAVING FOOD RIGHT OUTSIDE THE FRONT DOOR, BACK DOOR AND SIDE DOOR. Sarah Brockoff, The Leasing Director, is rude and condescending. During one of the multiple times my A/C broke, her maintenance staff could not get into my apartment (probably bc they were using the wrong key?) so they changed my locks while I was at work, she then accused me of changing my locks and said they had to have entry inside (they didnt even call me to see if my key they issued me worked, which it had that morning) So I was locked out of my apartment, with no A/C, with my dog now trapped inside. Someone finally dropped off my new keys that night after I was waiting outside.I lived in The Madison from September 2017 to July 2020, it was not ALL bad. However, the water was shut off weekly at random, mainly with no notice, so working from home is tough. My bike was stolen from inside the building, they let tenants smoke cigarettes and marijuana in the building and do nothing about it, they let dogs bark, etc. Poorly managed, rude, and you can hear everything from your neighbors.Lastly, they are currently charging me $370 dollars upon move out for 2 wooden blinds they claim were broken (they were not broken, they worked just fine, currently disputing). Even if I had destroyed them, to charge those prices is robbery. Nice area, well kept grounds, but overall find elsewhere. Old outdated interiors, kind of charming. Horrible water pressure. Rant over. Oh and you will hear the highway, all the time, loudly if at front of building.

I love my apartment. Ive been there for about 4 months and I have enjoy the experience very much. I would recommend Van Rooy for anyone looking to move to the down town area. The only thing I would recommend if you are interested in moving is that the offices are not open on the weekends so make sure you plan ahead if you need to meet with the staff regarding your stay. The staff is super friendly, and will work with you to make your time with them safe and comfortable. I had the pleasure of working with Austin on searching for my unit. He was quick to respond, and let me look at the apartment multiple times before moving in. Absolutely check them out everyone. Im happy I did.

I lived at the Washington for a year, and it was great! I had zero problems with the apartment itself, the washer and dryer in my studio was a huge bonus too! There were no bugs, I couldnt really hear my neighbors, and I felt safe having the double door entrance too. Lauren was incredibly professional and very quick to respond to any questions I had! The only reason I moved out was because I was moving with family, otherwise I definitely wouldve stayed longer! 5/5 would recommend!

Ive lived in Indianapolis for several years and Van Rooy Properties has been--by far--my best living experience. The rent is affordable and the property is beautifully maintained. The staff is incredibly professional and I really feel that they care about me and my personal needs. Ive never had an issue with maintenance; the portal makes it so easy to make a request and they invariably respond within 48 hours. I would highly recommend to anyone looking for an apartment in the Indianapolis area.Randy Noak

I absolutely love it! To view downtown in its beauty, to watch marathons & parades close-up and also to be in a building that is historical is awesome in itself! The property is well-kept & beautiful. Leasing office has a friendly staff; meet & greet for tenants which has been great in the past. Things are changing now but Im sure there will be some type of anticipation via social media! LOL My family loves it & they love the fact it makes me happy! Moving from a home to a apartment downtown, brings memorable change! Its awesome! We all need to walk! Heres your opportunity to walk, eat, sight-see, visit parks, the Canal. Its a wonderful thing!

I have lived in one of Van Rooys properties for over a year. I could not be happier. I moved into an extremely clean space, whenever I need any kind of maintenance, they are immediately receptive and it is taken care of very quickly. When I requested a new bathroom vanity and mirror due to its outdatedness and wear, they very quickly replaced it with beautiful new ones. The building is quiet, the private and secure parking eases any safety worries. The staff at Van Rooy are incredibly friendly and will do whatever they can to create the best living experience for the residents. I most highly recommend living in a Van Rooy property and do not plan to leave anytime soon.

Over the course of the years, I lived in several Van Rooy properties. By the time I left the last one, I felt like Id been given freedom. When the office staff IS attentive, they are rude. The buildings are in poor shape, i.e. holes in the walls, plumbing, etc. and management simply doesnt address it. I am not one to write negative reviews but run, dont walk, from Van Rooy.

I am writing this review anonymously for fear of retaliation from management of the continental towers. They seemed nice and helpful up until we moved in. All of the elevators were down and we had to carry everything up multiple flights of stairs. They did not even attempt to contact us and let us know before we brought all of our stuff over. The unit was not cleaned and multiple things were broken. I have noticed a lot of roaches in the building since living here. Since then, management has been hard to get a hold of. I often see them taking smoke breaks for long periods in the parking lot. They also park in the already packed lot and take spaces from paying residents.Parking is a nightmare. You probably wont find a spot to park after 6pm. I have had people hit my car and run. When I asked them to check the cameras, they said they would and never got back to me. I also often see cars broken into.I have also been stuck in the elevator multiple times. I once forgot my cell phone and the elevator phones were down which led to me being stuck for 5 HOURS. This is on them and a huge safety issue. I will be filing a formal complaint. When I was finally freed, they offered no apology and laughed at me for bringing this issue to their attention. I am extremely upset and disappointed that I have been treated this way. On top of that, I was offered a gift card if I gave them a GOOD review. Yeah, right.Dont move here. I cant wait to get out of the lease. Van Rooy management is full of trashy alcoholics and they will screw you over. They dont care about their residents.

I love living at the Turnverein! Extremely dog-friendly, free parking, central location to nightlife & business districts, the Cultural Trail, Mass Ave, etc. The highway is super accessible and close, so its easy to get to and from, yet youre in the heart of Downtown Indy. Couldnt recommend this place any higher.

Only spent a year in one of their buildings. Hands down the best rental experience of my life. My handful of maintenance requests were always handled promptly and work was completed correctly the first time out. It is/was an older building circa 1930 but you wouldnt be able to tell that based on the upkeep and overall appearance of the units. I highly recommend. 2 thumbs up!

Ever since they bought the apartment complex we live in, its been a nightmare. Even getting a serious leak in our bathroom ceiling fixed took almost five months, countless tickets submitted online, multiple calls, and even calls to corporate. Were now approaching three months since our bathroom ceiling was ripped out, and has never been replaced. Gotten some health issues from mold and some pet spiders, though, so thats nice.Were now on site manager three since they took over seven months ago or so. All we get are platitudes and lost or lost repair requests, so were always somehow back at the end of the line. Some neighbors that already moved had rent money stolen by the first manager.Its become glaringly obvious that all these people care about is slapping a fresh coat of paint on the outside of whatever property they poach, and the residents are left just deal with it.If youre looking at renting at one of their properties, dont. Run. We would have long ago if we could have afforded to break our lease.

I would NEVER rent from these people again or recommend that anyone else do so. Why, you ask? Let me count the ways...#1. While I lived in one of their buildings, they had a terrible property manager who did not do anything but try to avoid helping the tenants. I reported multiple thefts in the building and nothing was done.#2. They have a new leasing manager who is rude and ignorant and will say anything if it means more money for the company, which is really pointless because I am sure it doesnt change her hourly rate. Dont ever catch her trying to do this, though, because she will retaliate by trying to gouge you for money you dont owe. Which brings me to...#3. They COMPLETELY LIED about the state our apartment was left in and tried to collect money, in addition to our security deposit, that was not owed to them, just because they were upset we broke our lease and did not pay them the INCORRECT amount that the aforementioned ignorant leasing manager tried to scam out of us.#4. I was NEVER late on a rent payment and did not cause any problems for these people. Yet they still sent me to collections for $100 that they never should have charged me. PETTY PETTY PETTY.So, if you want to rent from super petty, unprofessional people who will literally try to show your apartment while your movers are trying to pack it up (oh yeah, thats #5), then feel free to call Van Rooy.

I have lived at the Continental Towers for a little over two years now and have had nothing but an amazing experience. The apartments are super spacious and have a lot of natural light. The front office is always very responsive and the maintenance team always gets to my requests within the day. I would highly recommend this place to anyone looking for a place to live downtown Indianapolis!

I lived at a VanRooy property for six years (due to conditions out of my control), but have to say... when I hand over money to someone, I expect something of equal or greater value in return. Treatment from higher levels is horrible, my building is in complete disrepair, and its been over 4 YEARS that Ive had to deal with Sorry, we had your windows in the budget (to fix them, 16/20 window panes were completely fogged up), but corporate reduced it again so we cant fix them this year. Isnt this why I rent?! What about my microwave or stove? Can we get those to work? What about the bedbug infestation? Or rodent infestation? Wouldnt mind the the carpets cleaned either. Long story short. Go somewhere else or dont be a victim. Once your here, youll understand and most likely leave or end up in court.

Van Rooy has been hands down a great experience for me. I am in my first apartment and Haley my leasing agent made my decision to rent from them easy. She goes above and beyond to ensure that they are doing everything in their power to ensure I am satisfied with my apartment. Maintance also is prompt and we have had a few big maintance needs. The workers showed up within a few hours to fix and were knowledgeable about what the issue was and diagnosed and then fixed the issue. I would definitely recommend to rent from Van Rooy and ask for Haley when making your decision to go on a tour!

Dont even bother trying to contact Van Rooy. I lived in one of their buildings for a year, and I was going to live in a different building after I moved out. They are impossible to contact. I had an appointment scheduled to view an apartment and the leasing agent never showed up. I called and left a message informing them that they stood me up, and never heard an apology or response. They dont care about potential residents and when I lived in one of their buildings I had bug problems and it took them days to get back to my maintenance request. Do yourself a favor and find a different place to live, Van Rooy SUCKS.

Watch Out !!!! they will lie and then refuse to talk to you about the lies they told....they are actually sending collection companies after me to make me pay for a full months rent for the month AFTER I moved out....it sounds too crazy to be true, as if I am one of those people who is just a complainer....but I have already gotten advice from an attorney and this is a real situation....they wouldnt even discuss it with me before handing it over to a collection co. and ruining my credit just because they wanted to squeeze more money from me.In short, I have never dealt with a company so ruthless and unwilling to be reasonable. I am currently goinging through some very stressful times simply because this company decided to lie and say take us to court if I disagree, which, of course, would cost me more money than a months rent.

It seems that not much consideration is given to tenants in the low income properties. No access to club house outside of office hours, no pool access, very little phone access to office staff. I would not recommend Eastside properties to anyone unless you have no where else to go. I do like the inside of the 3 bedroom, the yard after the grass has been cut and the location (Lawrence Township).

We lived there five years and they never fixed the outside building lights, the dishwasher always leaked, the air conditioning did not cool properly, the children in the complex would knock on the door and run, there are pet droppings everywhere because no one picks up after their pets, items were stolen from our patio several times, the neighbors parked in both our parking spaces because they had four cars and were too lazy to walk.The management people were rude and changed about every six months to a year, there was a gas leak outside that you could smell inside the apartment, the lots were rarely plowed when it snowed and they never cleaned the sidewalks.The whole experience was awful ! I was so glad when we moved out last year! I will never rent from these slumlords again.

We lived in the Whittier building in Indianapolis off of 10th Street near Woodruff after four years of staying there. The last two years, Van Rooy tried to raise our rent (at first $150, and when we were asked to renew, they wanted to raise our rent by $400!), the reason being is that the location is becoming more desirable and they are raising rent to meet the neighboorhood standards. Which is absolute hogwash! The area IS being developed but it is NOT worth the constant rent raises that Van Rooy asks.If you ARE interested in looking into The Whittier, when they show you your apartments - ask to see;- The basement, where the bike storage is. The basement floods every spring when the snow melts and rains start, and smells terrible. Look for mold on the walls (they will repaint once it starts to look bad) and smell for mildew.- Inspect the buildings windows inside during your showing! Summer is HOT and Winter is COLD, and none of the windows in the units are suited for Indiana Winters. Our heating bill was constantly over $300 every month in the winter. I urge you to call Citizens Gas before you think about moving in, you can ask Citizens to provide an estimate based on previous years what the cost will be. The proof is in the pudding! Citizens will tell you how much to expect to pay for your heating bill. I called last Winter to see if they could put plastic on my windows, but they couldnt and told me to just wrap up in a blanket!. In the summer, we couldnt even open our windows because we lived on the top floor and some of the windows didnt even have screens on them.- Safety! For the price that they are asking, you would think that this was a safe neighboorhood, and it just isnt yet. When we were living there, someone was shot on the corner of Sterling and 11th just outside the building. Neighbors have had their cars broken into and the housing project that is the south of the building has very suspicious activity from the number of residents that constantly rotate in those units. Our apartment was directly overlooking that housing complex and they had suspicious cars coming and going ALL through the night.All in all, not worth the price. Ask to see the basement on your apartment tour. Look at the windows. Stop at the Dollar Store after your tour to get a real taste of the area. If you do stay there, dont get too comfortable unless you are ok with yearly rent raises.

Worked for appartments owned by Van Rooy Properties in Arkansas as a leasing agent.. i know for a fact that i did my job right.. got fired because of personal choices not over my job performance.. later i learned that lots before me in my position had got fired for the same reasons and that people that were hired after me as well.. im sure they will never have a good team of employees because the management team are rude and snooty .. dont blame the large amount of complaints on here from residents because the company only cares about themselves and not the lives of the people. These people will stomp on you in a heart beat to please themselves!

Ive been living here for 7 years and the new management is not good in my personal opinion, new manager has a filthy potty mouth, she dont fax papers like the old manager did, they do not adress the issues with tenants directly, I have maintenance men go in out apartment without a work order and left a note on our door for having a little mess In my home when other neighbors CONSTANTLY throwing trash, cigarettes butts everywhere on the ground, a diaper bag hanging above a branch of a tree thats been hanging there for months, and I will not take responsibility for no one elses garbage when I throw my own trash away. And they think sending notes to everyone door is going to help when it doesnt. I will not be giving Van Rooy anything but 1 star for their poor living and management conditions. I am highly disappointed on how they run things around here and you might as well save up for a house than to live in any low income apartments through them.

Before I rented, I was wary of Van Rooys bad reputation, particularly from my friends in the commercial real estate industry, but my experience was quite pleasant. I rented their unit at Real Silk Condominiums (also known as Real Silk Lofts) for two years.Heres some of the positive things I experienced.1) Staff seemed professional, competent, and always had prompt responses to my various inquiries.2) When I thought my heater broke during a super cold winter day, maintenance was there within a few hours. (Turned out the pilot light just needed relit.)3) When I received a noise complaint through the HOA that seemed unwarranted, Van Rooy management was very helpful.4) I also received my full deposit back even though I left a laundry soap type stain on the rug.There were 2 very minor negative things:1) When my first year was up, I was promised that maintenance would do a walk through and fix any small isses that had happened the first year, but that never occurred. I would have had one thing for them to fix.2) When the leasing person that signed me left the company, this individual began spamming me from his new job at Keller Williams.Based on my experience, Id recommend Van Rooy.

I live in the Utomin. Out of all the apartments Ive ever lived in, Ive never had maintenance bother us with coming into our apartments as much as this place. Theres always something they need to come in to do and I dont like people being in my place when Im not home. Today they are painting doors, and they continued to knock and even try to come in even though I told them I was home and still sleeping. They told me it has been planned for awhile now, but they dont give much notice. Even so, they dont need to be disrupting people living there. I had intended to stay a couple years because its a better price than newer places downtown, but this is getting old. Besides that, the roof leaks every time it rains and so the hall smells moldy, and my apartment smells like someone elses cigarettes half the time even though I do not smoke

Van Rooy houses the most inconsiderate management team and unkept buildings that ever existed. The building is so out of date I can hear all of my neighbors ENTIRE LIVES. Or maybe its because of the termites that have yet to be treated in the year and a half that i have lived there. Its freezing in the winter because the windows wont close all the way and is way over due to be resealed. Lets see, my car has been hit and scraped multiple times. I have termites, eltrical issues, plumbing issues, security problems, the list goes on. It takes maintenance way to long to get to me each time. Mind you none of the issuses have been resolved to this day! The people in the office RARELY answer the phone and are never helpful. They do not care about what the tenants need, they only care about filling vacant apartments to make money by trapping people in a lease. My car window has been smashed and robbed (INSIDE MY GATED APARTMENT COMPLEX). Also we share an parking lot with some type of home for veterans with mental problems. This information was not disclosed upon moving in. The vets watch us all day long and frequently have the police called. This is the most horrible place Ive lived, learn from my mistakes!

I have lived at three Van Rooy properties: the Genesee (two bedroom 910/month), Traymore (550/month for two years) and the Colmar (850/month for one year and currently), and honestly I have never had a better landlord. In early 2015, I attempted to rent with Zender after returning from a move to Fort Wayne and ended up in a legal battle with a sweet leasing agent who turned out to be sneaky and deceiving, over a cute historic building which turned out to be a roach-infested apartment.After breaking my lease, I immediately returned to Van Rooy. For me, Van Rooy has historically: 1) had excellent features/layout for the price with clean, charming historic accents--my first building was deco, my second was a modernized/updated old school I think, 2) never manipulated/lied to me in any way--been totally honest about properties downsides and utility costs/rent fees so I never felt like I was getting shafted 3) not bothered me by needing to access my apartment at weird times for routine maintenance which is super annoying 4) fixed any service request I put in within 24 hours (crazy fast for even little general problems like needing carpets cleaned or new blinds). It really stands out to me (I have rented from several landlords in Indianapolis and Fort Wayne) that maintenance concerns have never been an issue. During my stay here, whenever something was on the fritz--air conditioning, caulking, door repair, dishwasher, washing machine, garbage disposal repair--all were fixed within 24 hours by the time I got home from work. Leasing staff were great and offered to help with issues that were outside their job description (fixed my programmed garage door opener after I got home and realized it wasnt programmed right).Only thing that might be improved is the leasing process: a lot of times friends Ive referred here will be given confusing/conflicting information about the properties they have available and one agent outright cancelled on my friend and told her the property she had an appointment to see had already been rented and left her waiting outside.Nevertheless, I am super happy living here and always tell friends I trust them. I assumed every big apartment leasing agency was like Van Rooy when I left and I wish I hadnt because it would have saved me about $1000 in lease break fees from Zender. Currently living at the Colmar, planning on renewing my lease.

I called about an apartment.Was told the apartment doesnt exist.I said it was featured on rad pad app.Still denied existence of apartments.David was very racist and rude.Neil the manager was still racist and said units werent availiable.Im failing discrimination lawsuit against company refusing us to see apartment because were black.Typical racist hoosiers.

When living at a Vanrooy property, they removed the free laundry machines and replaced them with coin operated smaller units. They did this outside of the lease and i figure this will cost me an extra $700 - $1000 a year. Thanks VanRooy!
