Management needs to take care of the grounds and all these potholes in this complex (RIDICULOUS)!!!!!!! I can see why there are rats because this place is simply DISGUSTING!!!!!!!

When I first moved here the apartments were kept up. The Maintenance kept up with work orders and kept the complex clean. They used to have the parking lot paved and not with all the potholes. Now you have to wait almost a year to get a work order done. The office staff changes so much and they are not professional. In my opinion they don’t care about their tenants only about getting peoples rent money.

Boy where do I start.. When I first moved in here, things were well for about a year. Everyone was very nice and understanding. Until my apartment caught on fire while I was at work due to incorrect electrical wiring. They moved me to a bigger townhome because it was the only one available and had one week to fix my apartment. They obviously did not and I had to stay here permanently. Since there were no other available units by the time I had to renew my lease, they had the audacity to charge me the townhome fee acting like it was my personal choice I moved. They also already had someone else staying at my old unit they had to fix. Luckily I had documents stating they could not raise my rent due to the fire being an accident. Eversince that happened, the manager and some office staff changed their attitudes towards me acting like I wrote the documents stating they could not raise my rent. My new and upgraded townhome is not even worth the price I am paying at this moment. I have holes on almost all my walls, bugs and mice no matter how clean I keep my home, my dishwasher always leaking, and ILLGEAL installation of gas pipes. I had no idea until a gas leak happened and a professional had to tell them to change it and he will check once they fix it. Of course maintenance came and still did not fix it correctly. The professional had to do it himself. I caught 10 mice and notified the office. They made a guy come in and put traps all over my house. He said he will be back to check on the problem and never did. The traps he set up didnt even work. This place is DISGUSTING. I always have to worry about hiding and storing my food so mice and bugs wont get into it making my family sick. They dont even fix the apartments properly. They just paint over the dirt. The roads are FULL of potholes. They just fix little areas and the potholes reappear and get worse overtime. I had my baby unexpectedly around midnight during the 1st when rent was due and had to stay in the hospital longer than i thought. I turned in rent ONE day late and explained to the owner. Even offered to give paperwork for proof but they still charge me a $75 late fee. They take forever to maintain your home but God forbid your late on rent! They charge you immediately no matter what. DO NOT MOVE HERE. They dont care about no one who lives here. Im out of this piece of trash place once my lease is over.

Ive read through the previous reviews to see if everyone gets treated as poorly as the people in my & my sons building & apparently they do. The reviews are FACTUAL folks. Look elsewhere. 6/30/20 I didnt renew. Were outttt! In the good ol days it was good.

They are HORRIBLE..Where do it start the maintenance are jokes there is HOLES so big and wide you need to get through by the grass and that is suspect its all about the $ for them HIGHLY DONT RECOMMEND the pest control is ridiculous and the trash is barbaric there is NOTHING for children they play in the trash and carts that are left it needs to be condemned

Its a great place if you like bugs, roaches in particular! It doesnt matter how many times they spray nor how much I clean, bleach and vacuum the place; these things keep at it. And in addition to that, theyve seem to very slowly started developing a bed bug issue....that no one seems to wanna do anything about.

The maintenance here is non existing. They show up and say they have to get something and never come back. Have had sink clogged for a month now and have called the office about 5 times. Rent amount is not worth it.

Office manager Veronica is a woman of her word. I trust her to get all jobs completed in a timely manner. Maintenance do what they can considering its a 1 man team.

The maintence is horrible, it took them 1 month to fix my air condition When it was 89 degrees outside and I had 2 toddlers and one with asthma. I had to have my child doctor send them a notice that she has asthma and will have to treat the AC as an emergency fix. Than in the winter time My heat went out I called them they said they would fix it because its an emergency I called early that morning. I got home late that night my air was never fixed they had ample time before I got home to fix it. I called the emergency line and was told they sending someone out 1 1/2 hr later no one showed up I called again they said they was sending someone once again mean while I have toddlers in the cold another 1 hr later he shows up and tired to give me space heaters and said they will be back in the morning. I said no your going to fix it you all had all day to fix it and no one came and you show up 2 1/2 hrs later Im not using those space heaters because you nor this building paying my electric bills, I had to argue with him to fix it. He thought I was stupid ya good for we will be back and dont show up. Than they never entered my work order in 2 times. They never fixed it my lease was up. they lost my rent 1 time and tried to say I didnt pay it. So keep your money order receipt. These apartments are horrible they will tell you this and that to get into it. But dont believe the hype if your going to move in. I advice you do a walk through, turn all water on flush the toilets, and turn the AC and heat on and feel the vents my upstairs didnt get any AC or Heat and I advice them of that. Do your own inspection and all. But I for warn dont move into them.

I moved here at the end of April 2017. My ac has been broke since June 1 2017, it is now about to be August 2017 next week No one has come to fix it. My apartment is not up to date. They did a rush move-in. Everything is falling apart. My tile look like its been here since the first built the complex. I have stains on the wall. Look like someone got shot in my bathroom and they tried to paint over it but it bleed through the paint. The glazed over dirt and other peoples hair in my tub and tile around the shower. It ridiculous. These apartments are TRASH.

I have lived here with my two children for two years. It wasnt as bad when we moved in, until it went under new management. Please if you looking for a temporary place for a year to get on your feet then this will work. But to actually stay longer you might as well not waste your time.

I wouldnt recommen no one to live here the place is a hell hole they never fix anything I been complain about my refrigerator for two years havent anything been done about now it has completely gone out and they expect for you to pay 730.00 a month for a piece of trash everything I put in a work order to get fixed still havent got fix I have to put one in every other month the state board of health need to be called they let you live with mold toilets over flow every week and every month its somebody new in the office the have a funky attitude like they own the place or things need to be fix coming out they pocket they wanna make it seem like this is a great place to live but with all my letters to the office about things going on Im they hell hole I call a home the jokes gonna be on them so today is February the 15th lets see when they come repair or fix or bring me another refrigerator and if any on my food go bad they gonna know something..... I hate the estate at crystal bay and I didnt mean to give yall no star yall not worth a point in a star when Zach left it went down hill......

The New office manager has a very nasty attitude, she seems to let her position go straight to her head, I planned on renewing my lease but her customer service makes me think other wise, the place isnt even all that its still hood. The other staff members are very nice and well spoken I think they need to replace the manager with the bad attitude so she dont chase the good ppl away.

I have lived at the Estates at Crystal Bay for 4 years. Since changing management to PF Holdings, maintenance and grounds keeping has gone by the wayside. 2 years ago, I would have recommended the apartments if they were all you could afford. Now I tell anyone I know who is looking to not even consider it. What they show you in the models is not what you will move into.Our toilets were recently changed to incredibly cheap low-flow toilets that constantly clog. They are not even seated correctly and constantly wiggle. Not to mention the contractors tracked dirt and mud onto my carpets and tile and showed a complete disregard for my things. After speaking to maintenance about the issues, I was told they had multiple complaints and that it would be to expensive to fix everyones toilets. When my toilet clogged and I was unable to plunge it open (the only toilet we have) on a Friday, I called at noon about it. I was told they would have someone look at it. I called again at 5 PM and was told it would have to wait until Monday. Since this was previously consider this was an emergency, I called the emergency line. The head of maintenance told me, Corporate has deemed only leaks and no heat an emergency now since they have been having to many after hour calls. Of course our leaking garbage disposal (which leaked when we did laundry or used the other side of the sink) was not fixed for a week either so clearly that is not an emergency either.The windows shake in storms and if your door needs a new lining, you are out of luck. It took nearly two weeks for a window which WOULD NOT LOCK to be replaced. This is a year after someone broke into my apartment.I have seen mold growing on the outside paneling of other units, bricks breaking away and chipping. There is trash everywhere and I have seen children jumping on glass bottles to break them. There is often glass in the main roads as well. Not to mention all the pot holes which continue to get worse as no one seems to care about filling them.My air conditioning stopped working in September. I called and reported it. I had to call again in April about the A/C which still had not been fixed. It is now mid-May and they are just now getting around to fixing it. Even if this is all you can afford, you are better off somewhere else. I will not be renewing my lease or recommending PF Holdings to anyone ever.If I was allowed to give zero stars, I would.

My wife and i lived here for 5 years and the first couple of years were great but after all the management changes the place started to go down hill. The grounds are poorly kept, the people who were allowed to move in are getting kicked out at an alarming rate, lights on the property are not maintained to ensure that they work, and the office staff (though genuinely nice) lose stuff too much. The one bright spot in this apartment complex is the maintenance staff who come to fix things in the apartment, they are awesome and good at what they do. It seems like the complex is actively working to get rid of much of the rif raf in the complex and that they are trying to rehab the apartments but there is just far too many negatives for us to stay. Hopefully they will be able to get things back together, because right now they are handing out way to many late payments and eviction notices for our liking.

It is the worst place I have ever lived, they do not have personal maintenance, I have 4 days with the toilet clogged and they do not send anyone, in January the ac vents were flooded and my furniture was wet and nothing was done until the water was summarized alone,, in October I had problems with the water pipe and they took 3 weeks to fix

This place is TRASH. Ive lived here for 13 years and its never been as bad as its been this passed year. Its plummeted downhill so much. The new management has a horrible attitude and they take forever to get the maintenance work done. Ive literally been waiting for over 3 weeks for them to come and fix things in my unit and they STILL havent been. The grass just recently started getting cut, and theres trash all over the neighborhood. Theyre so far beyond unprofessional its ridiculous. Ive got to get out of here.

The office staff and maintenance is horrible. Last summer i killed over 500 bees inside my apartment. I killed so many I started collecting them. My oven went out 3 weeks ago, still havent seen maintenance. I just called again and they ask me what is wrong with the oven. HTF do ik, thats why Im calling for maintenance. Couple more months before lease is up, IM OUT OF HERE

Ive been living here since November of last year. Its mold in the apartment. No one should waste their hard earned money here. Their rude in the office. This is the worst place I have lived in my life

GANGS, FIGHTS, BREAKINS, RACISM. AWFUL IN SUMMER. We lived here for three years. During the first year, it was mostly pleasurable. However, after that, and especially during the summer, it became a difficult place to live.There were regularly fights in our parking lot. There were fights in the park outside. I saw a man chase his nephew with a 2x4 for doing drugs in his house. Our neighbors were broken into. Someone attempted to break into our apartment while we were on vacation.It was impossible for my girlfriend to go outside and walk in the park. She found used condoms in the playground while taking our newborn for a stroll. Men would hit on her even while she was pregnant with our child, and talk vulgarly about her body even while our newborn child was in the stroller with her.It is also a racist place to live. The kids are great and most of the adults keep to themselves, but the teenagers and sometimes misbehaved children think its funny to be racist. Our white neighbors daughter, who was only a young child, was taunted by an older teenager who made humping motions toward her. His son - an extremely nice kid - was also picked on by a group of older girls who told him it was black neighborhood and that he didnt belong.It is really a shame, because I would go outside and walk my dog sometimes and the kids wanted to pet him. However, I felt uncomfortable letting them or joining in with the kids because there were no parents to provide oversight. I just wanted to be a good influence and maybe give the kids something other than the angry teens in the area, but I didnt want to seem like a predator. It is really a shame how nice the kids are, but how the teenagers become angry and feel pressured to appear thug.I was personally threatened and singled out in the neighborhood for being white and walking my dog. It made me want to join the security, but my girlfriend wouldnt let me. Their current security is awful. Just some guys from IPD who dont do anything, and I have no idea why not. The fights Im talking about often happen right in front of them. I definitely didnt feel safe with my newborn child. I wanted to live in a neighborhood where I could go outside and take a jog at 6 AM without fearing that Ill be outnumbered and ganged up on by a group of thugs.Our saying at Crystal Bay over the last couple years was, Its a beautiful place... when no ones outside. DONT LET THE LARGE GRASSY AREAS AND PLAYGROUND DECEIVE YOU. There is so much gang and thug traffic through here, it is unbelievable. Visit Crystal Bay a few times a week during the daytime and you will eventually see just how awful this place is. One day, you may see kids playing outside and think its a fine place to be, but show up the next day, and youll probably see something much worse.The issues may only apply to 10% of the residents. Who knows? But they all think everyone is scared of them and that they can intimidate whoever they want. I just dont have time to deal with their nonsense. There is way too much trouble and not enough being done about it. We left as soon as we could. Unfortunately, we had to suffer being there for over a year longer than we wanted to be.I would NOT recommend this place to anyone. Living here has been one of the worst mistakes of our life.

Ive lived here for going on 6 years. Never had any issues. Maintenance can be a little slow and bad communication, but the job eventually gets done.

This place is nasty i been paid my rent up for about 3 months they still havent fixed nothn i ask to b done my left overs get ruined cause i still have the same leak in my fridge come to find out i wasnt gettn bit wit they infeasting ants its been bed bugs smh.... I recommend these apartments to be shut down or under a new management they jus talk about ur buisness and want u evicted..... I cant wait to move and my lease up

If I have an enemy out there I would not even suggest this place to them. I have no air upstairs in bedrooms this entire summer, bathroom sink leaks, paint peeling etc. I give it one star because there is a pool though I havent used yet. Office personnel are rude and the maintenance is a joke. Ive recently filed a complaint with the health dept hopefully they will be forced to do some repairs but whether they do or not this is my 1st and last year here. 😡

First of all I want to say this is the worst decision of our lives. This place is ghetto and I would not recommend anyone staying. I do not care how affordable this may seem like my husband and I did, trust me you will being pay out your pocket to replace stolen items then you are paying monthly rent. Our experience was horrible and neighbors next to me say the same thing unfortunately they are staying due to financial problems but I can truly thank God that we are stable enough to break the lease.First when we arrived our place was not ready the floors were horrible and asked them to redo before we moved (they did). Second of all our place was broken into our TVs and laptop was stolen when we were out of town. DONT go out of town because they know and will break in. Third thing was we were out of town again and when we came back we noticed out car was gone. We went to manager and she said it was towed because we had no plates but the thing that pist us off was it was registered and had plates when we left. Someone took out plates off and through next to our home in the mud I am assuming they were mad because we parked in what they thought was their parking spot. Fourth thing 2 days after that happed someone knocked on my door I didnt answer at first, then they knocked again I answered and I didnt hear anything then I ran upstairs to the back room and saw a gut pacing back and forth not Im assuming these guys were getting ready to break in if I didnt answer.We broke out lease we had to get out this infested no class ghetto people. The manager was nice and I can see her hand are tied with the company who owns this property.I CANT GIVE THIS A PLACE RATING, I WISH I CAN GIVE A NEGATIVE 0... we refuse to bring our child in that mess,If you live in the front of this place expect ghetto, no class, cant dress or wear clothes properly traffic to cut through. there is a gate that is opened that belongs to property next door and they will not close they must be the same owners who own this property because they wont do anything to help either. DONT BE STUPID IM TELLING YOU THIS PLACE HORRIBLE!!!!!!!!! I would rather live on the streets then come back to this place!!!!!!!

Budget cut and eviction letter is all this place is know for.what place charge 75 dollar,after the, 6th and file eviction on the 10 th .the nerves and the property look like trash .the dumpster look like a dump for junk.the estate of crystal junk yard.they dont work with nobody,pay up are get out....this place is embarrassing

Horrible !!! Since its been under new management the place is getting worse by the day !!! Horrible plumbing, how do you install new toilets that dont work and then receive a newsletter saying use less toilet paper ?? People are getting robbed every other day because of management making budget cuts so we no longer have a courtesy officers !!! This place is beyond horrible and they never answer the phones !! Only God knows when the last time they actually checked their voice messages !!! DO NOT MOVE HERE !!!

My mother moved 5 months ago and it has been nothing more than a horrible experience !! They had to have delivered the apartment in August and it took a month to deliver it because they had to clean and fix the apartment. When the apartment was delivered it was dirty, old and broken, the bathroom mirror was broken and other details. The mirror was reported and they have not fixed it, it was made mold near the window and my mother also reported it and they have not come to fix it either !!! Apart from all that there ARE RATS !! Which was also reported AND THEY HAVE NOT COME TO ARRANGING or to fumigate even! And the roads of the apartments do not even say! With so many potholes there are (that they do not have to fix them either) 🙄 they have the cars bending the potholes by raising the cars to the clear grass as the office people are not the ones who will fix the tires or any problem of the car they come worth but well that they want the rent on time !!! 🤬

Day 18 without hot air, maintenance comes but only to visit because they cannot fix it.If you can, dont move here, find another place even if its a bit more expensive.I will continue to report if I survive this winter ... over and out !!
