I lived here for three years and had no issues with the management. They are responsive when it comes to maintenance issues; collect packages on your behalf and keep it in office, so its secure. The building is well maintained and the staff is very friendly. They do a lot of community gatherings with trivia, contests and prizes to win. One bedroom apartments are on the pricier end but that comes with living close to downtown.
We have thoroughly enjoyed living in Canal Overlook Apartments for the past 6 months. Beautiful and spacious apartments with direct access to the Canal. The leasing office team (Jana and Jensine) are amazing. They are very friendly, helpful, and quick to address any concerns. Maintenance (Joe) responds in a timely manner. As for the quality of the apartments, they are all very well kept and quiet neighbors. Very safe area with 24-hour secured doors to the building. Easy walking distance to major Indianapolis attractions, restaurants, bars, etc (Lucas oil, zoo, Mass Ave, canal walk, and much more)!I would highly recommend this apartment complex!

She was full of energy, excitement and made me feel right at home. 12/10 would recommend this apartment complex after the wonderful tour that I had at the Canal Overlook Apartments.
I love living at Canal Overlook! The location is amazing for access to downtown and I can walk right outside and go for a run along the canal. I also have lots of natural light and a view of the canal from every window in my apartment. Love it here!!
We have been living at Canal Overlook for going on a year now and have really enjoyed it! Spacious apartments and amazing location downtown. The office staff are all very kind and are always planning fun activities for residents which has been especially nice during the pandemic.
I absolutely LOVE living here. I recently moved here for dental school, and i plan on being here for the next four years till I graduate.Besides the wonderful view, and convenient location that this complex offers, we are lucky to interact with some of the most pleasant and most kind people in the leasing office. Jana and Jensine are outstandingly kind and attentive to any concerns i had.Super excited to spending the next school years here at a place I call home.
My husband and I live at Canal Overlook Apartments with our dog and we absolutely love it! Weve lived downtown for 5+ years and by far enjoy Canal Overlook the most out of anywhere we have lived downtown. Weve had a really good experience with management and maintenance- they are super helpful and just really nice too. There is a Starbucks coffee machine in the leasing office that is fantastic! Canal Overlook provides great access to the canal which weve really loved walking, running, and biking on. I have too many good things to say about it! Love love love!
Location is amazing. I have a unit with a canal view that I love. The office staff, (Jensine, Jana, and Kathy) are friendly. Any maintenance issues are handled without repeated requests.
Canal Overlooks 2-bed, 2-bath unit is really spacious and has great windows! One of my favorite features is the bathroom vanity - it has so much space! The complex is quiet, which is great as a medical student, as is COs proximity to the downtown hospitals. Also, the complex is very close to a Kroger and right on the canal. The front office staff and maintenance team are very nice and responsive to requests. I really enjoy living here!
I absolutely love living at Canal Overlook Apartments! My apartment unit is very well-appointed and well-maintained, and the location is perfect with easy walking access to a grocery store, city sights, and the beautiful downtown canal. But what I love most about living here is the kind, attentive and professional staff. Jana and Jensine take amazing care of their residents and always go the extra mile to make sure you have what you need (and more!). Im new to Indy and they have made me feel right at home here since before I even moved in. They also arrange really fun COVID-friendly events that make it feel like a community, which isnt easy to do when everything has to be socially distanced. I truly cant say enough good things about living here!
I’ve lived at Canal Overlook for about 5 months now and have loved it! The location is great, and is within walking distance of both IUPUI’s campus and downtown. The apartments are very nice, while still being priced at a very reasonable rate for the area. The staff are great as well. Jana and Jensine in the office are always friendly and responsive to any questions or concerns. Definitely recommend!

Canal Overlook is a wonderful place to live! The location is perfect, it’s pet friendly, and many of the apartments have big windows and lots of natural light. It’s close to IUPUI and downtown internship and job opportunities. I have called it home for 4 years, and it’s been a perfect place to transition from being a student at IUPUI to a young professional downtown. It’s also perfect walking distance to Mass Ave and other fun downtown activities, like White River Park and it’s right on the Canal!Plus, Jana, Jensine, and the rest of the staff are super helpful and friendly, and they offer fun community activities. This is a great place to live downtown. Direct access to the Canal is a huge bonus. Highly recommend!
Jana and Jensine have been absolutely wonderful and make living here feel welcoming!! Always doing things to bring the residents together even during the pandemic.
Canal Overlook was a great apartment for me and my roommate. We spent a lot of time there and loved the gym amenity. Jana and Jensine are good to work with and the maintenance staff helps when you need them.
I keep getting spam emails from this place 3 months after touring, even after explicitly asking them to stop. Also, they had posters in the apartments offering $25 gift cards for 5-star reviews on Google. The tour guide told me a long story about fining residents who violated rules about the trash chute and installing cameras to see who put boxes there. Just put a piece of paper asking people to not do it. And stop spamming me.
I cant imagine living a place better than here. Great location, great staff and neighbors! Jensine and Jana are kind, friendly, responsive, and willing to help. I love them!
It is a nice and quiet apartment.The apartment has a nice package system so it is safe.The staff who is working at the front desk is so nice, she is willing to help.It is a peaceful place.Lobby is so beautiful.
Great location, but unfortunately, very poor management. We did not have functioning AC for two summers. Instead of bringing in an expert after 7 failed attempts to repair with various forms of tape and foam piping, they told us that it was working properly because it turned on (it did not, as it was not cooling and it was leaking significant amounts of water). After several attempts to convince management that it was in fact not working, they finally replaced the AC (after 39 days without AC this summer alone). As repayment, they compensated us with the equivalent of about 4.5 days of rent. Needless to say, it has been a very frustrating experience in which our concerns were not taken seriously, and we did not receive adequate compensation for living in an apartment without AC for two summers. I understand that businesses need to make money, but this management company will cut corners at every opportunity at the expense of tenant comfort. Please consider living elsewhere. Working with management here is not worth your time, energy, and stress.
Friendly staff, pricey, but great location. I had some issues when I moved in, but the manager and staff helped resolve it pretty quickly and comped my rent.The staff is friendly (especially if you have a dog). Jensine, Jana, and Kathy are great at helping me with my packages when I can’t be there to pick them up, and the maintenance staff is pretty good too.
Jensine did a great job and was so helpful when I toured these apartments. If we hadn’t had picked a location closer to work- this was our first choice! Definitely keeping these in mind for the future.
Cool. Place. Just all those bikes and stuff on the walk and some have. No respect. They wouldnt move over to let people wall
You cant beat the location right on the canal! The building is clean, the maintenance staff is so nice and quick to respond, and Jana, Jenson, and the other women down in the leasing office are always so great to help with whatever I need. Theres always something going on, whether it be snacks and desserts or the coffee station in the leasing office.
Great location with access to the canal from the garage:) walking distance to iupui and a Kroger. Jensine and Jana from the office are always friendly! Service requests are always solved really fast! the office offers coffees from a fancy Starbucks machines, you won’t find it anywhere else in this area!!!

I am currently a resident in this place, their maintenance is very bad, I hurt my back at the front door of the building in 2018 November because they did not put salt on the pavement. They let me to fill in an incident report and did nothing. In addition to above, I have been bothered by upstairs residents for about 6 month, they were making so much noise in their room specially in the evening around 10:30 pm to 12:00 am (almost everyday), that makes me think my roof is coming down(both living room and dinning room). I complained this to the manager, they gave a courtesys officer phone to me. I called tonight, well that went south. The second floor hall way always smells strange during the weekend. Recently they want to offer me a deal with more expensive rent. I said NO THANKS. I have been living here for about 2 years. If you want to move here dont choose second floor or third floor plan. With no private washer, dryer and expensive rent, NOT WORTH IT.
The apartments are in a very good location downtown close to mass ave. and the circle. The location on the canal is very nice to have. The two ladies who run the place are nice, but are oblivious to anything that happens outside the office area. They have 1 maintenance guy for the entire building. That means unless your apartment is flooding OR you go in a scream at them you wont get anyone to come look at issues. We have had a request in to fix our dryer for a month with no fix.The maintenance guy himself is VERY nice and is a hard worker, but just has no help at all. The roof over our apartment hasnt been completed in over 2 years. Our neighbors ceiling fell in and water was rushing into their spare bed room. Without a roof there is little to no insulation (not to mention air gets in via the windows and doors) which makes for a very cold AND expensive winter bill. Our ceiling has been leaking every time it rains due to not having a finished roof over our heads. They came in and fixed it after I went in and yelled at them 3-4 times, but the next time it rained....it started leaking again. My neighbor and I go in weekly to discuss when the roof will be finished, but with an over worked maintenance guy and the complex not willing to contract it out, who knows when it will be finished. We are breaking our lease early and moving out due to how bad the apartment conditions are despite being newly refurbished
I have lived here since 2009, and couldnt be happier. The office staff has always been polite and helpful, and the maintenance staff (of which there are actually two full time, not one, as another reviewer stated,) always have fixed emergency issues promptly, and addressed non-emergency issues in a reasonable amount of time.More than anything, I like the fact that the building is generally a calm, peaceful place. There are very few loud parties (unlike some other options along the canal, such as Canal Square, Cosmo, etc.) and the other residents all seem very respectful of one another.Yes, the renovation did take some time, but it was well worth it, as the building as a whole, as well as the interiors of the apartments are now top-notch.I highly recommend this apartment building, if youre in the market.
I have lived there for one year and I really havent had any issue except when I moved out, they delayed sending my security deposits which was 3 months rent!! They said will send it within a month but it took them month and a half and on top of that they charged me for repairs that I didnt do. They were nice when I lived there but once I moved out they start acting rude!! Courtney was nice but the other lady wasnt.
Poor management, unprofessional staff. NOT RECOMMENDED AT ALL. they dont know what they are supposed to say to the residents and the applicants.They said me at the time of my application that if I cancel it before 2 months of move in date, out of 125 $ that I paid, 75 $ will be refunded and I was told this very confidently by the staff. It was around 3 months before the move in, I cancelled it and the lady at the front desk told that you will receive check in few days. I called them to ask the status of refund they are like sorry for the mis communication, nothing is refundable. Every week there is a new person on the front desk.That is not the end of the review, one of their staff even told that I am searching for your application it is lost somewhere if I am unable to find it, you need to pay 50 $ again. I was told that I will receive a call from higher management regarding this, none called, they dont even reply to email.So unprofessional, I am sure they are fooling people and at the end of lease they will charge a lot of extra charges as other reviews say.My friends stay their, I have heard of poor mantainence services and they dont recommend. There are much better places available in the same price like canal square, blacherne, lockefield.Thank you

I have lived here for a year now have had zero issues. They are renovating the building and this takes time, but the changes are nearly complete and they did a nice job! Theres tile in the common areas now and new carpet in the hallways. As far as apartments go, the interiors are very nice! Granite countertops and black appliances. My apartment faces the canal and has new carpet, as well.Courtney and Amy do a wonderful job addressing any issues that Ive had. I cant speak for others, but when Ive heard them deal with other issues, they submit them to maintenance within minutes. There are two maintenance employees that usually respond to a ticket within a few hours. (I had a clogged dishwasher and needed a light bulb replaced). The workout facility could be updated, yes, but I prefer to run on the canal, anyway.Its a short walk to downtown and Mass Ave and a $4 Uber ride if you choose. Theres a Marsh grocery store thats about a two minute walk from our front door. I would honestly recommend this apartment complex to anyone looking to live downtown. The two buildings across the street are about 30% more expensive. Welcome new neighbors!
They are nice, great views but just be prepared that you may live next to some college kids.

Certainly a nice space to visit, not sure about living here though.
At first it was OK. Then the problems started. It is hard for me to imagine having a worse experience. Office was not helpful about fixing serious problems. They were however very good at making excuses. I have stayed in many apartments ranging from very cheap to high-end, and these were by far the worst. Do yourself a favor and look elsewhere.
This place is great until you move out and they start finding random things to charge you for.
