The Ave is an AWESOME place to live. The property is always well kept and the staff is nothing but helpful and pleasant. Alyssa is one of the reasons I love this community. Shes AMAZING! I cannot say enough great things. Live here! I promise you will not regret it!

My son is now on his third year living at the Avenue. Loved the Avenue since the first day he moved in. I have notice in the last 6 months how much better the property is being maintained. The Avenue was cool to live at! It was nice to be that close to campus. Anytime I needed something Alyssa from the office was always super helpful. They put on a lot of fun activities too!

The Avenue has such a great location for IUPUI students. Walking from here is super easy and helped me not have to buy a student parking pass. I really like the staff, and have always looked forward to the resident events. Madison was super helpful, as was the rest of the leasing team! I also enjoyed seeing the maintenance crew around in their golf cart.
I lived and worked there for a few years and I can honestly say I’ve seen The Avenue go from great to horrible and back to great again. The new management, especially Madison, have turned the place around from its worst. From a former leasing agents point of view, it’s no easy task running this apartment complex. I’m very impressed with the work they have all put into this place and can only see the quality going up from here!!

I was looking for an apartment for my son and Harden’s tour videos are well done and very informative.
Do not live here. The Avenue will charge you for the most outrageous things that are not your fault. I paid for parking ($60 a month) when parking was free for any visitor. The Avenue is extremely money hungry and will do anything to get more money out of you. I paid $725 a month in rent which was definitely not worth the price. When we moved in, it was disgusting. There was dirt and dust everywhere, there was underwear left in my room, and we didn’t even have a working light in the living room. The only decently good thing that the avenue provides is their maintenance. Their maintenance people are really nice and helpful. Other than that, I have nothing else positive to say about The Avenue. Please reconsider living elsewhere.

This will be the second leasing term I’ve lived at the Avenue, and while it was a rocky transition between companies, I can honestly say I’ve loved my experience living here. The staff is great, they care about their residents, and actively try to make your experience the best it can be. Sure, there’ve been some minor issues, but that’s bound to happen anywhere you live. The vicinity to campus, the included amenities, and restaurants right downstairs are great selling points, on top of the great apartments. Plus, they’re dog friendly! Definitely recommend working with any of the staff to find a beautiful place to live (Ashley, Harden, Madison, Alyssa, Amanda, Quay, Dykus, Steven and more!)

My move in experience was great! The staff was extremely kind and helpful during my move. The apartment was clean upon arrival. I had some problems with some of the appliances the first day because the unit had not been occupied in a while, but maintenance was willing and able to assist.
If I could give zero stars I absolutely would. DO NOT LIVE HERE. They have the worst management I have ever dealt with in my entire life. They overcharge and they charged me $60 on move out day for a “dirty oven” and $85 for a few bare paint spots on the wall. During the time I lived there, management made me pay $60 a month for FREE PARKING. They never fixed their parking garage toll system so strangers would park in the parking garage and my roommates and I would have to pay for it. Yes it’s close to campus but SO NOT WORTH IT.

Horrible place to live. It is not clean, the amenities hardly ever work and management does not cater to tenets. They will ignore complaints until forced to listen and then give excuse after excuse hoping you will give up. For the price, which does not include all that it claims to, it is not at all worth it. There are much better options nearby.
Complex has turned around since the new manager, Amanda, has joined. She is very helpful, sweet and always willing to answer my questions. This place is definitely running better already and events have started again!

A really nice place to live. The 2bedroom apartment has a kitchen with lots of counter space. I like the smart TV in the living room. Having a washer/dryer in unit has been awesome. Any maintenance issues I’ve had have been taken care of quickly, and there hasn’t been anything major. Staff are helpful.The building itself is generally quiet, and feels safe. The two downsides are traffic/ambulance noise, (which I’ve gotten used to over time) and the rent.
Great location and only 10 min walk to campus. Nice restaurants, nice staff, spacious apartments. Love the pool!

Where to start... I lived there for 3 years and each year kept getting worse and worse. The most recent year was awful as management just up and quit (in December) and new management was hurriedly made up. Parking was expensive but the gates were always up so I paid monthly parking when others didnt have to. They charge so much for everything. I highly recommend finding another, more cheaper option.
Good in terms of service and costing. But if pool would be a little bigger, that would be great.

Let’s see...I have many reasons to give this place zero stars. (It made me choose 1, but I would put zero if I could) First of all, I have never been to a company who cares so much about money, and not at all about their residents. My roommate and I have had multiple problems with the management staff here at the Avenue. I have spoken with the manager and regional manager about our issues. None of our issues have ever been resolved in a timely manner, and we were never apologized too for any of the inconveniences we have faced.We no longer live at this apartment complex, but still struggle with issues that were never resolved in the first place. I have been lied to multiple times by the manager, Shane Thompson, and I find that to be embarrassing and disrespectful.I would never pay this much money to live in a place where you are stripped of your money and cared less about by the employees/ (manager).P.S. We love Aspen Lakes apartments. Highly recommend.
If i were able to give this place zero stars, I would. The Avenue is extremely money hungry and seems to have no care for its residents whatsoever. I have been charged for amounts that didnt make sense for my rent and after countless calls and emails the problems would never be resolved. The Avenue is extremely disorganized and has no idea how to help its residents. There were instances where they would misplace packages after emailing us they had arrived and blaming it on other companies and saying it wasnt their problem or wasnt their fault. Another instance was that our security alarms were going off on a Saturday and when we called to ask if they could send someone over for help, they said no one could come and assist us until Tuesday. (Mind you the alarm sounds as loud as a fire alarm.) We spent 1-2 hours trying to turn it off and calling anyone to come help. I wouldnt recommend this place to anyone.
4.5 stars! My overall experience here has been enjoyable. Ive lived undisturbed by any issue from a staff member or neighbor, and I find the community pretty modern, relaxed, and positive. My apartment and the complex here have been a vehicle to a more enjoyable living experience! - An apartment thats above average and certainly a friendly place.
This place has turned into a disaster. The old management did not care about residents needs and the new management has no idea where to start to clean up their mess. The new manager straight up avoids people because of how backed up things are. We have been without a washer, dryer and working WIFI for SIX WEEKS (on top of several other maintenance issues). There is no one to answer phones (the resident emergency line has even been disconnected) and the office doors are locked during their posted open hours so packages are getting left outside for the public to freely grab. My last package sat in the office for 6 days because they randomly closed, and my package before that was left outside and stolen. In addition, residents are required to pay for parking when there has not been a working gate for almost a year (therefore, anyone can park for free). They boarded up half of the balconies for 6 months without any notice, therefore they couldn’t be used. There is no notice whenever someone does show up at the apartment to try and do maintenance work, and we have had two people during the pandemic come inside our unit without a mask on. They randomly cut everyone’s renters insurance without a heads up if they did not do it through the company. We have never had working cable. I seriously could go on and on with more negative experiences my roommate and I have had here.. I have never even left a Google review before but felt like this was needed.

AVOID LIVING HERE AT ALL COSTS!!!There is so many things wrong with this apartment complex it is hard to name all of them. This would not be a bad place to live if they werent charging me $937 a month to live here.1. When we first moved in there was mold covering our entire AC closet which they ignored 3 times. The only way we could get someone to come fix it was by contacting the property manager directly. They then came and dumped bleach in the closet and painted over it. They never fixed the leak in the closet so we still wake up to water all over the floor whenever the AC is on.2. There has been mice on every single floor of this apartment which the new management has not addressed one time. They offered someone out of the lease if they signed an NDA to not discuss it. Multiple residents have had to contact the Indiana health Department since the staff will not address the mice.3. We pay $60 a month to park in the garage, which is always full since the gates have been broken since the day we moved in. This means the garage is full with people who do not pay to park there.4. Our wifi was broken for a full week, after asking them multiple times to do something about it they told me I would have to call spectrum myself even though the wifi is under the Avenues name and not the resident.5. They are EXTREMELY unprofessional. The amount of times I have gone into the office to pick something up and no one has looked at me or addressed me is insane. I asked someone for my package and she looked at me and said I am off the clock. I asked someone to fill the printer that we pay for with paper and they handed me a single sheet of paper for me to do it myself.6. The new property manager told me that the balconies were unsafe to be on and that everyones should have been closed the whole year, which was never mentioned to any of the residents on my floor the entire year.7. The trash shoot backs up all the time which make residents pile up trash in the hallways which usually takes them a week to do anything about makes the halls smell horrible.8. The walls are as thin as paper and you can basically hear word for word what anyone is saying in other units or in the hall if they are talking at a normal volume or walking upstairs.9. There is no emergency maintenance number to call. If you have a maintenance issue sometime after 6pm good luck.10. I had mold covering my window which took them a full week to fix.11. They do not have to warn you when they are coming into your unit and you do not have to be present for them to come in, so they will literally come into your apartment with no warning or permission.12. Most of the amenities do not even work. Lots of the workout equipment is broken and the printer is always either broken or out of supplies, which they will not fill if you ask them. The elevator is broken at least once a week.13. They lose your packages all the time. One of my packages was opened when I picked it up from them.14. They often close the leasing office early and our closed on specific days which means you cannot have packages delivered.15. This is such a loud place to live due to all the resturant underneath the building. Toppers is open until 3am every night, so we are often woken up by the employees leaving and smoking outside.16. The door to enter my side of the building was broken for 2 weeks so we had to walk all the way to the other side of the building.Do yourself a favor and do not fall for them advertising this as luxury student living these apartments look nothing like the unit they show you on the tour.The 5 star reviews you see on here are from long ago from when this place was run properly or from when they asked all of their residents to give them 5 stars for a rewardThere are many other apartments in this area that charge the same price that would be a much better option than this place.
This was the worst living experience I’ve ever had. The management is poor, no one is ever available to help, and it’s been shady overall. Do not live here. It’s not worth the money or time.
Apparently, late last year, this property was sold and new management was engaged (livesquare). Wow, what a disaster. In December, despite paying rent EARLY, we received improper eviction notices (Multiple! - violating COVID laws as well as just wrong) allegedly sent by the prior manager (Shane Thompson). When I was FINALLY able to get to the bottom of the situation (I was mad!!), I was told that these were apparently queued up and new management had no access to the prior email. We also had an issue with a deposit that I delivered personally to the office that they kept saying we owed. All of this information was WRONG because we actually paid rent early and I hand delivered the $100 cashiers check. I was finally able to speak to someone who is allegedly the regional manager (although she is in Atlanta Georgia) at end of December who corrected my daughters records. She also told me she would look into the voicemail issues but a month later, its not been fixed. You still cannot reach anyone at the office (noone answers the phones - probably because they know its only going to be about a problem) and you cant leave a message because the message service was turned off by prior management. Now my daughter has received another message saying that her renters insurance (which we pay the property for EVERY month) is no longer effective. Called insurance company and discovered that the new owner/management has cancelled that contract as well. Yet apartment/management still wants us to pay for it? If you send an email to the community address, it bounces back.Tried to call the district manager and again, no answer - you can only leave a message for her - lucky i kept her contact information from the last go round 30 days ago. What a complete DISASTER for which we are paying GOOD money. And now I read other reviews and find out we are paying $60/month for parking that is completely open and free to all.
This is a late post because Ive moved out a couple years ago, but as Im moving to a new city, Im realizing how useful these reviews are. Im someone that just wants to know that a place is safe and clean at the minimum. I moved into the Avenue when it was new and lived there for 4 years!! I had no major issue for the entirety of the 4 years. I do think its more suited for people in their 20s though. Although, I dont think some people would care. Its safe with FOB entrance. The garage parking is nice. Its so near to campus and has a lot of cheap food options nearby.
The inside of The Avenue was once nice, but no longer. Its been lived in hard and not properly maintained. Very poor and not worth what they charge.
The place is pretty good although way overpriced but works great for a student. Tho only issue i have is that the mgmt takes no responsibility for the state of repair of the buildings. Some of the balconys fell off the building (FELL OFF THE BUILDING) they removed the remaining balconys and take no responsibility for the lost use of space that was a feature of the units then they lie and lie as to when the repairs will be made if at all. The place is good, make sure you get your own roommate and I suggest looking around first before you commit.
**UPDATE**I posted this review 6 months ago, which is right after we moved out. Since then, we have experienced even more issues with The Avenue and their company. I received the remainder of my security deposit, however, my roommate did not. She waited a few weeks before calling management. Come to find out, they sent it to the wrong address and had it in the office the entire time without calling. She then went and picked up the check and cashed it that same day. The next day, the check was canceled BY the company (she has proof from her bank) and her account was charged with an overdraft fee because of this. She later went back in person to address this issue, and Shane said directly to her that the company would send her a gift card to make up for the overdraft fee (I mean $75 is a lot for us college students). She finally received her check 3 months later, but not the gift card. She attempted to contact Shane who simply ignored her so she turned to someone higher up in management. This person was kind and actually apologized for the situation (unlike Shane) and asked if she had proof of him offering a gift card. She said no since it was a verbal response and the manager decided to contact Shane to see if he would admit to saying that to her. HOWEVER, no surprise here, he lied and said he never said such a thing. We have had issue after issue with this company. Management NEEDS to be replaced if they want this facility to survive on a college campus.PS I heard all the 5 star reviews are employees who have to say nice things, surprised are we? Not at all.This is hands down the worst apartment complex I have ever lived in. Maintenance is awful and “forgot” to change the batteries in the fire alarm after we put in a work order. We’re also still trying to get them to fix an issue we had with the loud air ducts since day 1 of living here... the apartment you end up getting (which is completely different from the one they show) is nowhere near the price they charge. The garage has been open for more than 6 months yet we are still paying the monthly parking fee even though anyone else can still park there freely. Also, during the pandemic, they aren’t offering a short term lease or any kind of compromise with students although they advertise as student living. I wouldn’t recommend this place to anyone. May I add the staff speak to you as if you’re a child and they are overall very rude and inconsiderate.
UPDATE**I was doing some calculations today, and collectively, the four residents living in my apartment have paid $4,560 while the parking gates have not been functional. So if you look at the whole complex, this place is stealing THOUSANDS of dollars right out of college students pockets. You can read the rest of my review below, but just wanted to point out we will pushing 5 thousand dollars of money down the drain when we move out next month. We are paying for a garage with the parking gates open. It’s almost comical. We also have mice in the apartment now. They can be seen running down the hallways! I have lived here for 3 years now, and when I moved in I was very pleased with the place and ready to live here. Ever since then, it’s been a downhill disaster.It all began about 1.5 years ago, when issues with maintenance were going unresolved. Our refrigerator had some parts break, and the response was simply “not our problem”. There was no effort to solve the issue and further requests went unanswered. Then, lights would burn out, the smoke alarm battery was out, and our microwave door broke and all went 5+ days without being addressed. In fact, we had to make multiple visits to the office to remind them about the issues just to even get someone to come up. These were minor issues, but still inconvenient to say the least, and I expected much more.Then, summer of 2020 happened. Our cable/wifi plan was changed without warning and no adjustment to our lease was made. We lost quite a few channels, the new wifi set up got much slower speeds. Our balcony was locked and dead bolted from the outside for “inspections”, and well, as I write this over 6 months later it is still locked and hasn’t been inspected. As part of this inspection process, they cut our ceiling out and it remained that way for over 6 months. We had to talk to upper management and begin making the issue known publicly before anything was done. Not to mention, the day the ceiling was cut out, our apartment was left a mess. Just complete disrespect to us and our belongings.I’m addressing the parking garage issue next. This has been issue since we lived here. However, it’s only gotten worse. We pay a ridiculous amount of $60 a month to park in a garage that has been open to the public for most of the time we live here. The gates don’t work, and the office keeps saying “we’re working on it” for the past year. Well, clearly there is no effort being put in to fix the issue. We finally convinced them to lower the rate to $30 in our third year, but still, I am parking in a garage I could park in for free.Finally, this is the reason I’m writing this review. The day after Christmas I returned to the apartment, and the wifi just did not work. Nothing was loading. This is just infuriating. With all the work from home going on with Covid, I am unable to connect to the wifi IN MY OWN APARTMENT. I am also unable to connect to my TV because it runs through wifi. I am having to use data to even be on my phone where I live. I wanted to talk to the property manager about this and guess what? There isn’t one!!! There is no one in charge!! This place is going down the drain faster than I could even imagine. The entire maintenance team has quit, so we don’t have that. The portal to pay rent in has disappeared. I cannot believe this. Allegedly there is a change in ownership but honestly nothing looks like it’s going to change. Financial compensation would be nice, to pay for the extra data I’m using with no wifi, but that would probably take 3 months to even find someone to talk to about it. I cannot state this strongly enough. Do not live here. You will regret it.I cannot wait to move out in July. This is the first review I have ever written on Google FYI. I couldn’t wait any longer.
George, the maintenance man, has nothing to do all day. He chooses to use his time to call the towing company to have any car in sight towed. It doesn’t matter if you work or live there, he will do it.The office people are just as awful and try to sell you overpriced ugly apartments. If you are thinking of sending your kid here, look somewhere else.
Overall, the environment was solid, even though some of the services were a bit slow.
This is a amazing community and the staff is super nice and patient. There are other places like this intown even more expensive who could not compare to this place. I would choice the avenue apt before any place else. Thank you
Dont know whos giving this place 5 stars... this place is horrible. I emailed Shane over a month ago about my security deposit dispute and he has yet to email me back. I know hes on location daily, no reason he cant respond to my email.
This place will over charge you, maintenance will enter without notice and have been known to walk in a women in the shower. The property manager George has been known to have vehicals of residents towed.
Poor management. Avoid this place. GO SOMEWHERE ELSE!
Staff and matinence consistently enters room and only about half of these individuals wear a mask while in your apartment (in the middle of a pandemic). The people who work at the front desk are friendly and will respond to minor matinence calls promptly. More serious matinence calls that are deemed to be non-emergency often take a week or more to repair.Packages that can easily be placed in the mailroom boxes are rather left in the office overnight so you cannot access your mail after-hours or on Sundays.The Avenue recently changed internet providers and gave their residents NO WARNING about the internet outage that occured over multiple days. This made working from home and taking online classes extremely difficult. In the middle of a pandemic, no cafes or public spaces with internet allow guests to work inside. This internet matinence was poorly timed and shows the clear lack of communication and thoughtfulness by the building management.The community ammentities are nice and well-cleaned. Some rooms have un-polished cement floors that get gray dust on EVERYTHING. They are essentially bare concrete. The dishwasher and washer/dryer are nice. The water here gets very hot. I generally felt safe in my apartment.Bottom line, The Avenue is okay but definitely not worth the price.
Ensure that the bedrooms you are selling are in norms with the health and hygiene standards. Update your images to portray the REAL rooms (dull, small, lack of light, very cheap), at least people know what to expect before purchasing. Also cleaning AC/Heating Vents should be under the responsibility of the maintenance team as they are supposed to know how to clean it. It is overly dusty and when you tell the management they keep telling you that its the best that the maintenance team can do.Revise your pricing strategies, your apartments (4 bedroom ones) are worth no more than 400$ - and for the state you are selling them in 300$ even.Staff is very nice and active on surface level, but they cover up for a lot of things not being done properly or per standards. Maybe it comes from the management but management should start to react to those bad reviews. Your staff is good and they do a good job but it all comes from the management.Other than that: place is safe and food outlets are very accessible.Hope that this review helps you in making this place a better one for future students/hotel interns. :)
