This is the worst apartment ever. They do not answer the phone. They have horrible management, unprofessional staff, and incompetent maintenance. My car has been broken into several times. You can never reach anyone and the office never open. The apartments and properties are outdated. They do not keep you informed on anything other than requesting rent. Horrible service. Even the corporate office can not be reached.

We recently moved out after 3 years of living at the Landings, and we are so glad to be out! All the neighbors on our floor are trying to get out as well, as soon as their leases allow. The place was really nice when we moved in, since they had recently done a multi-million dollar renovation. The problem is that they didnt put any money or effort into maintaining all those nice renovations, so the place declined steadily and is now falling apart (both literally and figuratively). We had some major issues with a leak in our ceiling and raccoons in our attic (a health hazard). We submitted multiple maintenance requests. Nothing would be done, and when I would check on the requests, they would mysteriously be marked as complete. We tried going to management, who said they would get someone on it. We had an inspector from the health department out, who cited them for multiple health code violations. After months of hassle, they finally fixed the hole in our ceiling, caused by the leak, but never actually fixed the leak itself. The raccoons were still there, and we ended up having to rescue a baby raccoon who fell through the hole left by maintenance when they set a trap. When we called to ask what was going on with the raccoons, as it had been over a month, they said sorry but they cant control nature. By this time, our lease was up, we still had a leak, raccoons, buildings with holes in the foundation, gutters falling off, management that wouldnt ever answer the phone or return calls or emails, and we were pretty over it all. Thankfully, since they had never answered my email about renewing our lease and we had them on all the health code violations, we were able to leave without giving 60 days notice, and are now happy in a nearby apartment complex that maintains the property very nicely! Here are some pictures we took near the end of our stay at the Landings. The pool stayed empty for the rest of the summer... I guess because they cant control nature? 😆

I currently live here my lease is over next month thankfully. These are by far the worst apartments Ive lived in. Since February I have been attempting to get the SAME THINGS fixed that are currently still a problem. If youre looking for decent management and a well run maintenance team these ARE NOT I repeat ARE NOT the apartments for You. Although quiet the office is poorly ran. Theyve had new management for a couple months but seems to be going in the same direction that it was going with the old management. Theres nails holding my door frame together, my carpet came up from me vacuuming I had to replace the da*m vacuum. The office is almost pointless they never answer the phone or get anything done that needs to be done. Completely careless about residents. These are not worthy apartments.

Where do i start my lease was up april 30 something told me to not be to renew i currently still living in the place i have killed 4 mice i’m super sick now cause of the mice and germs my lawyer has reach out to them to break my lease they won’t let you leave or fix the issue they call over pest control to fix cover up what going on I DONE HAD 2 leaks in my apartment damaging clothes/shoes food and etc i heard stuff crawling in the walls RTV6 have did my report on how nasty this place is NEVER LIVE OVER HERE

I have been there for a year so much to place within that year. My car got vandalism on for 5 months strait. They never fix anything right they always short of staff. They still my air conditioner in the summer an the maintenance man sent a contractor out he came at 10 pm in my house while I was in my bed sleep trying to get the hook up. Then the supervisor of the maintenance department came by without an request an stuck the key in my lock an said it want fit yea I changed the locks. Alisa sits in the office never checked on me or reached out to me. She is so money hungry I dont like her she will flip the script on your complaint like its you. She is a liar do not go there its hell. An they have mold in there real bad. I hated there

Ive lived here for several yrs and it has gotten worse and worse every yr. The office staff is horrible. They never answer the phone, I have filed several complaints about my neighbors and their kids knocking on peoples doors all times of night and running. The dumpster area looks like a landfill (pics to prove it). Maintanance is a joke. My toliet literally exploded and I called on call maintanance and was told that I had to wait until the next morning for someone to fix it. Then was told it would probably happen again it was just a temporary fix. A murder just took place a couple days ago. I do not feel safe at all here anymore. The office staff doesnt seem concerned about anything or anyone. Im in the process of looking for some place else. I have pics and record of every unanswered complaint. We are being forced to live in filth. It doesnt seem like you screen applicants the way it was done when I first moved in when it was Orchard Apartments, the girl across the hall has a house arrest monitor on her ankle and Im pretty sure she stole a package I had delivered. I wasnt raised in the ghetto or the projects and I refuse to live in it. People leave their trash outside their door or throw it under the bush instead of in the dumpster where it belongs. DO NOT MOVE HERE!!!! I WANT OUT!!!

Too much to write but after reading some of the other comments from over 5 years ago it seems they still clearly have a problem answering the phone. How does any business get business done or giving good customer service if they never answer the phone! I’ve lived here going on almost 3 years and it’s been multiple staff turnovers and currently we have like 1-2 maintenance men🤦🏾‍♀️🤦🏾‍♀️ only resigning my lease bc of Covid and housing prices going up during a pandemic which is just greedy.

Overall due to the location I give them 1 star. I lived here for 2 years and there always seemed to be an issue. From burglary to maintenance. Even with my own personal experience. Just poor communication amongst other issues.

Stopped by here today with my daughter looking for her first apartment. We ran into Wanda, the leasing agent. She was very nice and knowledgeable. I also met Brittany and Alysa, what a bunch of nice ladies. A very reasonable priced apartment complex. Keep up the good work ladies!!!

DO NOT MOVE HERE.I am a witness to the review under me. They never contacted her, and I went with her to get the money order for the balance owed.She was NEVER contacted after and they have all of her contact information.The maintenance is terrible, her air went out before and it took FOREVER for them to fix it.Everytime I visited her the complex was dirty. The pool looks like an old dirty lake, the buildings are deteriorating. There is literally soooo many other options.Let me help if you’re thinking about this complex. This is the worse place I have ever lived. Not a place for mature individuals. Loud, booming music late into the night and wee hours of the morning. This has been a very disappointing experience...just waiting for the lease to be up. Has never felt like home.*** In response to the Owners comment:. Im a current tenant who is about to complete my 12 month lease. I love my studio apartment. Its nothing fancy but perfect for a 22 year old living a lone. But, theres been a lot of maintenance problems. The maintenance guys are always really nice, but its so hard to get serious maintenance requests completed in a timely manner and that has been ongoing since I moved in. I had issues with paying first month rent as well. Was very hard to get ahold of the office as the hours at the time were not consistent. This was my first place living alone as a young lady so I wanted to feel secure. The apartment advised they have active cameras all around the complex which I thought was great.... Until a very serious incident happened and nobody was willing to have a verbal conversation with me about the incident. My safety and life was at stack, andt complex wont take it serious. Theyre just concerned with fixing the property not the safety of the tenants. I even considered renewing up until last month. Hope this helps.

The office has been closed for over a week because there is no heat. That is understandable except no one responds to concerns about rent balance via phone or email. Ive tried to reach someone several times and I havent heard back. I was charged a late fee for rent for no reason. I guess the person who checks the rent box checked it late. Im sure Im not the only one who has an unexplained late fee on their balance.

This place has came a long way. The ladies in the office are amazing and handle themselves extremely well when it comes to the some of the rift raft they have to deal with on a regular. I lived here when it was the orchards and had a horrible experience and was hesitant of moving back. I will say this has been a great experience and recommend people to check out these apartments and not base their opinions on negative review that are most likely from people who are the problem.

PLEASE DONT RENT HERE!!! I am currently a tentant at these apartments. Have been here for almost a year now. We had a really bad storm that took place on Thursday evening, that caused the abandon apartment to blow open that was full of nothing but trash. When I say this apartment looks like someone just up and left in the middle of the night and decided to take nothing but there clothes they did.. From this apartment all the way down to the very bottom of the stairs there is trash everywhere from that unit. As of today (Saturday 5/18/2019 @ 5:22pm) this apartment is not only still sitting opened for anyone to walk into it, but also trashed for a homeless person to squat in or even worse create rodents for the entire building. I have called numerous of times and it seems as if the only person to answer the phone is the young lady name Char that sits at the front desk. Although she have informed me each time that it has been forwarded over to upper management I feel as though this is not a PRIORITY to them seeing that it is the weekend & it still look this way! Not only is this a safety concern at this point, I repeat this can turn into a health hazard creating unwanted Pest for the entire building! I recommend NO ONE to move into these apartments. Oh and FYI before anyone from Management/Corp decides to respond to this email stating that you send your apologies and I can come and stop into the office to address the issue further more PLEASE DONT!

Can’t believe this company is still in business. It’s the first of the month and the office is once AGAIN closed all day! The office is closed numerous times for hours during the week. Both managers are never there to discuss issues. Nobody ever answers the phone! I can’t wait til I can move! DO NOT RENT HERE!

Since moving there, the staff has been amazing and they are very caring, I had a maintenance issue and reported it and they were there very quickly, everyone is so nice, yes the places are old but they are well kept and they care what the property looks like.. I love it there

Ive been trying to get a major leak fixed in my kitchen (leak from upstairs bathroom), a nonworking fridge, and the AC/heat fixed for 4 or 5 weeks now. My fridge was finally replaced, thats it, with no other notes. Ive told them multiple times to reach me over text/email since I work everyday and dont answer unknown calls. The one time they did, I explained again, how best to reach me, and all the remaining issues again. Ive heard nothing. Since, Ive called twice at 4pm on weekdays (Thurs, Fri) to a voicemail box. This is ridiculous.

My daughter and I arrived at the complex only to be greeted by a very pleasant and professional lady named Wanda. We did not have an appointment and was informed that she did have one scheduled. She took the time anyway and gave us a tour of the model. Wanda is one that would make a person want to live here. My next step would be to actually see one of the available apartments. Right now Im leaning towards this complex.11/2/19I tried to give this apartment complex the benefit of the doubt inspite of the reviews. I still think Wanda is great at making one feel welcome. However, I requested a specific apartment before any funds were exchanged. I was told that was not a problem and they had what I wanted. Well, I didnt get what I wanted and was informed 2 days before I was to sign the lease/move out of my current residence. I didnt move in. So, when looking for an apartment and you read the reviews be mindful and take the reviews into consideration. Yes, I changed my rating from 5 to 2.#WaitingRefund

My girlfriend and I toured the property not to long ago. The lady that helped us came out of her office when we walked in and greeted us with smile. She brought us into her office and asked what we specifically we were looking for. The place we toured before collected no information about us so this was nice because we felt like she genuinely cared. When she took us on the tour she answered all of our questions and was very professional. If I am not mistaken her name was Brittany. We ended up moving to different side of town to be closer to my girlfriend’s work. I feel the place we ended up moving to didn’t provide as good customer service as she did.

Unprofessional Office PersonnelMaintenance Slow. Force you to move giving no reason when lease is up. Tell You when you turn your keys in there is a walk through inspection. Wrong this is what happened keys on desk well take care of it. I took lots of photos after cleared out. I could have left it dirty. Very Rude Unprofessional. I was irritated. I know this will not be posted. I wouldnt recommend this place to anyone. All I Can say is Good Riddance To The Landings

This place is beyond a joke. You have to beg for maintenance to address any issue. No one ever follows up and they treat their tenants badly. I will move as soon as possible. I do not reccomend moving in here. The buildings have not been kept up and are falling apart. Trust me go somewhere else.

I am reading the reviews and will not be giving these a second thought. I read a review that was talking about being owed a refund and the response from the owner was that when the apartment office receives the refund the person would get a call from them. I thought the refund went straight to the person it is owed to not to the company...at least that has been my experience!!!! BIG SHOUT OUT TO GOOGLE FOR REVIEW AND COMMENT PAGE!!! I have lived here since October 2014 and I consider Justin and his staff to be very concerned and helpful to my needs. The maintenance crew is timely. requests are handled in a timely manner. I think the new management is working very hard to improve a lot of things here at The Landings @ 56th. Things are improving giving this community a great new clean look.

Ive lived in the landings for over 5 years now & the experience has just gotten worse and worse. When I first moved here everything was just fine from the office employees to the maintenance. Now the maintenance is so rude. Today one of the guys knocked on my door & just looked as if he didnt even care to be here. When asked to fix the door he told me that I should be lucky that the door closes the way it does, basically stating there was no point in fixing it. Then as he proceeds to fix it he made the door worse than what it was.Calling into the leasing office is a hit or miss, Im usually always speaking to the answer machine which confuses me because every time I walk in there theres multiple people sitting in there.I live right in the front of the complex so I dont hear to much of the violence that some tenants claim to hear. I will say that it is very peaceful but the staff is just so unprofessional that my experience of living here has just gotten worse by the year. They claim to have all of these new renovations but something is always up with the plumbing, the water is sometimes discolored, it can just be an all around mess at times. My lease is up the end of the summer and I will be moving out right when that time comes.

Ive lived here over a year and havent had any issues, (minus the little kids I found throwing rocks at cars at midnight) however my AC has been down going on 5 days... received 2 phone calls from maintenance (2 different men) and I told both they had my permission to go in... came home, still hot (85) in the house, looks like no one touched a thing, did I mention my sink has been out as well? Cant really cook for two reasons, its too hot and the stove will make it hotter and cant wash dishes or use the dishwasher because it backs all the nastiness up in the sink and sits. Tried to call the office, left a voicemail and then the phone rang busy for 15 minutes.

The Herman Kittle Foundation keeps hiring incompetent management who think its more important to harass their long time residents than harass the drug dealers. They never fix anything. The staff are abhorrently rude and make spurious and spiteful claims that have no substantiated evidence. They hire predatory towing companies and will tow a vehicle with no reason. No one manager has stayed more than six to eight months. The maintenance staff are thieves. Dont move here. None of the routine maintenance like changing blinds, filters are ever completed. If you put in a maintenance request expect to wait a month or more for a reply.

So....I go into the rental office today 5/16 to pay $135.00 the total for an application & apartment hold fee. The hours posted are 10:00 am to 5:30 pm, I arrived @ a little after 5 & found the door locked but I could clearly see a woman sitting @ a desk. She looked @ me standing @ the door (in the rain mind you) & yelled we closed @ that moment another woman came & opened the door. Once inside I explained why I came & the woman @ the desk said she would take my application - but wouldnt process it until the morning. I agreed & began filling out the application while doing so I asked if the apartment that Id seen over the weekend was available the woman (whose name is shar & I had to ask) answered she didnt know then said no. This surprised me because I explained why I was there & what I came to do. I naturally asked if there was another available, she rudely explained that they had rented 10 apartments that day & she would have to check but fill out the application & pay the fees anyway. Again Im surprised by what Im hearing & this womans horrible attitude. I said that I wasnt comfortable paying money to hold an apartment sight unseen & asked if I could have my money back if I didnt like it. She said if & stressed IF I was approved that my money wasnt refundable but she TOLD me she wasnt going to process it. Then as if that wasnt enough she began telling me that I shouldve paid for it last weekend & that now the price has changed & that it changes every 24 to 48 hrs. The fool went further & said that she remembered telling me this over the phone & that she knew that the girl that showed me an apartment told me this. @ this point Id had enough of the hood rats project mentality & decided to leave. ANY COMPLEX THAT WOULD HIRE SOMEONE THIS RATCHET TO REPRESENT THEM IS NOT THE PLACE FOR ME !! Or any other person with common sense.

Please dont move here. Look at all of these horrible reviews. Im wondering how this place is even in business. I lived here two years and it was a horrible experience. The staff never answered the phone and they werent in the office during office hours. Almost every review says that so its obviously true. If you have any type of issue, good luck getting in contact with anyone. Maintenance took days or weeks to respond to simple requests. One time my AC stopped working and they told me to close the blinds as a solution. Really? They had to come over 3 times over the course of 2 weeks because they kept saying it wasnt broken until they finally fixed it. Take pictures of everything! A hole in the ceiling lead to water damage to the items in my bathroom. The water was shut off at random times with no warning. I was accused of having a dog for absolutely no reason. I had to call the police about 5 times due to sketchy and loud neighbors because the staff is scared of the residents and wont do anything about noise. The kids in the complex set fires and play ball at all hours. Theyre so unorganized and incompetent in that office. I was accused of not turning my keys in on time. I made sure to record myself turning them in because I knew they would pull something like that. If you live there or plan on it, RECORD things for proof! Im warning you, do not move here! Its dangerous, loud, and very stressful. I wish I read these reviews before I moved in. It was such a nightmare. Please look elsewhere.

I chose to live at Landings at 56th because it was affordable and they were renovating the entire complex. However, my favorite part about living here is the staff. They are not only friendly and efficient, but they truly go out of their way to accommodate their residents. They recognize that they are managing homes, and not just apartment units. I love all the renovations that are going on around the community. The pool area looks really cool with the outdoor ceiling fans, grills, and pergola! I would recommend this place to anyone looking for a decent price and upgraded community!

DO. NOT. RENT. HERE. i lived here for a year. not only did my apartment fully flood twice, “emergency on call maintinence” took over two hours to arrive both times. no one ever came by to address or fix the damage caused by the leak. then comes time for my lease to end for which i have to give 90 days notice that i will not renew. after hundreds of unreturned phone calls and stops by the office to try and meet with the property manager, i chose to send a message through the resident portal informing them i will not be renewing my lease. today, i found out they never addressed that email or my countless messages and continued to charge me rent for a property i wasn’t living at! now i have an eviction and $1800 debt on my credit score that i have to battle out. and the best part is, NO ONE WILL ANSWER MY PHONE CALLS! STILL! this is almost laughable at this point. seriously DO NOT RENT HERE. living under an overpass would be better than this place, and probably have less bugs.

As a potential resident looking at consumer reviews, Im floored from the lack of care i can already see that tenants receive. 97% reviews are negative from 2dys to 2yrs ago. In my opinion because we potentials are seeing the bad reviews and can only go by those reviews, i suggest the company replies be explanations instead of call or come by. Rent is going up $300 or more. Rental office never answers phone. Still waiting for a water leak to be fixed after couple or more weeks of leaving messages on voicemail since they never answer the phone.Pool is still not open and summer is almost over. Please do me a favor and look somewhere else instead of renting here. This place is not horrible, but it is evil, I remembered taking a vacation during August 2015 and they towed my car away while I am gone without even noticing me! they thought I didnt renew my plate, but in fact I have! Afterward they didnt compensate for their mistakes at all and I have to pay $300 to the tow company because the car was there for 3 days, ( because they never notify me during vacation, I came back finding my car was gone). I call couple times after that and they just try to ignore it and until now, they still hasnt compensate. Dont get me wrong, I dont want to be personal, but I think they should never treat their customer like this and if they do, there is a bigger problem with the system.

I have lived at the Landings since October 2013 and I have really enjoyed my apartment. The office staff is friendly and always willing to help and maintenance staff has handled all of my repairs timley. I really enjoy the community and the apartment living offered.

They have a big ol turn over since I been here. They put extra fees on you and the office manager yells at you like you one of his children and so unprofessional on work orders. They worry about the grass and trash or ride around in their cars smoking cigarettes. But no work orders. Im still waiting on a stove. Mines caught on fire and a door they never replace. A dishwasher that links and I dont use it. Your gas bill be high due to the poor windows. The temps people come in and try to take control and dont know anything. Sending mix signals. Im not renewing my lease.

Called to verify apartment availability and Joseph left me on hold twice (during same call), the second time he never can back, so I called using my other phone; mind you I was still on hold; guess who answered (Joe). I think the staff are rude and they lie per previous interaction with other staff. They lie about rental pricing; they dont follow up; they dont keep there word and they will not hold themselves accountable for misleading customers. Im so glad for these experiences because it would be worse living there.

I just move there December of 2014 and a month later i was robbed by two man when i was warming up my car. the apartment is nice but not cool when you getting robbed at 5:30 am. The office girl is rude. The residents are ghetto. Dont walk around at night for any reason. There are suspicious vehicles waiting by the entrance at night probably making drug deals. People hang out in the gym and make things uncomfortable. Like another person said, it always smells like weed. DO NOT MOVE HERE if you want a safe, clean, quiet place with professional staff. And please dont respond with the same bs copy and paste response you put after every single post.

I DONT KNOW WHAT I HAVE GOTTEN MY SELF INTO!!! I am a current resident and extremely upset about the conditions of this place. Ive lived here for about 4 months. Ive put numerous service request about mice holes around the house and the countless mice running around my house, its obvious an infestation. Its disgusting and is unsanitary. I have reported this and nothing has been done. I Come home to find my stuffed knocked down in the kitchen area, water all over my kitchen table, hanged sealing, carpet smells ridiculously, all my kitchen appliances have been water down and this the second time that this happens.Theres never any near parking available for the limited space there is. The apartment building hallway is always dirty so is the laundry room. And the office staff are pretty much useless.Ive left numerous voicemail and have never gotten a call in return. Will be in contact with health department etc. to hopefully sue and break my lease. I had enough of this situation.

I am moving out of the Landings because of the high level of malicious property damage (slashed tires), theft (multiple break ins and property theft), other residents threatening neighbors by shooting flares at their cars and apartment balconies, dog owners who treat their dogs cruelly, residents who do not clean up after their dogs, and residents who deal drugs.The owners engage in false advertising claiming there is a tennis court, volleyball pit, and a gleaming pool. In truth, there have never been any nets erected for tennis or volleyball and the pool closed early this summer because the management didnt want to pay to clean the pool after it became a cesspool. The onsite lakes are jammed with debris and pond scum that smells terrible. Residents cant be bothered to throw their trash in the bins and they dump couches and other large broken furniture over the balconies. The sidewalks are littered with broken glass and dirty diapers. Small children as young as 2 years old run wild while drivers speed through the parking lot endangering everyone.The staff will lie and dismiss any complaints you have. There is no point in filing a complaint with them because they themselves are afraid of the residents. The staff just recommends that you call the police.My neighbor and I had raccoons in the attic for months and we had to rescue a baby raccoon that fell through an opening in the ceiling. We spent over $100 of our own money to take the baby to a vet and then we drove it to an animal sanctuary several miles outside of Indianapolis. The Landings staff was ready to let it starve to death.I have had to call the police for 4 and 6 year old children who knocked on my door early in the morning because their mother never came home that night. The police found that the mother also had left her 14 month old baby alone with those boys. When I reported this to the staff they just shrugged and said, So? I dont understand that level of callous indifference.If you do call the police, they also shrug and say, You live in a high crime area. You should move. They admit the staff is indifferent, defensive and unprofessional.Also, the police told me there is at least one murder a year at the Landings. Two murders committed here in the past year.By the way, no one at the Landings ever reached out to me. In fact theyve replaced the former horrible, rude staff with other rude staff who I met when I needed to return apartment keys at the time I moved out.

The maintenance at these apartments are horrible. I stayed at the Landings at 56th for a year from 2013-2014 and the maintenance staff was slow in responding to issues and sometimes did not fix the problems on multiple occasions. There were times when I was without heat, air, electricity, etc. The laundry rooms are disgusting and the hallways are filled with spider webs. Also, the neighborhood is unsafe and I would not feel comfortable raising kids in this neighborhood. There are some good renovations being made, but residents will definitely pay more in rent to cover the cost for improvements. I would never recommend these apartments to anyone.

Staff is almost never available to pick up the phone. Often the office will be closed during business hours and most of my voice messages are not returned. Some tenants are very inconsiderate and dont place their trash inside the trash bin and more recently people stopped picking up their dogs poop so you dont want to walk on any grass (or sidewalk sometimes) without looking. The tennis court is littered with dog poop. The tennis court is actually non-existent, the net was removed months ago, its just a concrete floor now. Some of my maintenance requests are ignored even after submitting several maintenance tickets over months. I dont recommend this place.

Theres always an issue with the lack of communication, the staff is rude with no respect for the residents that are here. The property is always trashy there are always dogs using bathroom everywhere with no consequence. Ive had to pay bills 2x to compensate for lost money orders in their office and now its happening again. And its my fault because yall lost my money order for third time. This property is a joke. Not to mention me damn near losing my job because of break ins along with several of my tires being slashed on personal and work vehicle.

These places are by far the worst !! in december i had a baby girl and my refrigerator and freezer went out . remind you guys i just had went grocery shopping and spent $154 and some change for groceriers. never got a reimbursement or anything off my rent, and got a new refrigerator a whole month and a half later smh. you guys want people to live here but your maintenance team is not up to its standards.

I have been here since July with my wife and daughter. And so far we are planning to break the lease early to get the hell outta here.1) when we initially saw the model we loved it as well as the staff, when we received our apartment it was not as expected and VERY dirty even though we were FORCED to move in the next day because the lady was still cleaning. However she did not as it still smelled as if an animal lived here when we did not have pets and she clearly did not run the vacuum through at all.2) We lived my in-laws before moving here in their brand New house, once here my infant daughter was getting bitten by BED BUGS and I can assure you they were here before we moved in. The office has known since august and not made the attempt to have their company (which you pay for) come out and spray. So we have our own company coming first and a lawyer on standby. We have several doctors notes from my daughters doctor that she was indeed bitten and the management would not even look at them.3) DO NOT try calling the office you will NOT get an answer back even though there are 4 ladies in there at all times.4) We really do like the management. NOT the office helpers they will not do anything for you EXCEPT make excuses. Management is very helpful. In regard to my 2) the office worker said she had no recollection of the inspectors coming to our unit and it was written in the book so obviously she didnt care to look. Or did not want to. And every time we see her shes on her phone or on a smoke break. Awesome.Do Not Come Here. Save your money and run! I wish we wouldve. And just two weeks ago there were over 30 police cars and the Lawrence swat team. How safe!Also I have reached out to corportate Herman & Kittle with no response and expressed to the office about the bug issue and the fact they promised to transfer us to a different unit and they cannot until the bugs are gone. Its a pointless run around.

After living here for 7 months, they finally stopped overcharging me for my rent. Of course I didnt pay the extra $100 a month they tried to charge me because that is not what MY LEASE stated. This resulted in me going through multiple eviction notices that they told me to ignore. The police even served me papers which they also told me to ignore. Every time I spoke with staff and said, You all need to fix the problem. The employee would not take responsiblity for her participation in the discrepancy, even though she was the one that moved me in. I would like to give credit to the new financial manager for immediately fixing my rent issue as soon as she noticed...If you have children, especially boys, I wouldnt recommend having your child live in these environments. There is a dump area where people throw their beds and couches away. Well I was walking around that area and saw 3 boys. 2 where having sexual relations while the 3rd boy watched. The boys were no older than 11.The 3rd issue is that I have gone 3 DAYS WITHOUT HEAT!!! At night it gets to be about 55 degrees now... My son has gotten sick and I am as well. I have already put 2 work orders in and when I attempted to call, the phones are busy or they dont anwser. They are never open during stated business hours, and sometimes when I go in the office its completely empty.The last issue is that they promote 24 hour gym and a pool, when this is not the case. I was told when I moved in that they ran out of keys to the gym and they would give me another time. Well, I never got a key. As far as the pool, I THINK, it was open for a month and then it was green all summer. These apartments cost way too much to not provide the amenities they claim they have. I will definately

ALL THE LAKES ARE GREEN OR BLACK AND FULL OF TRASH . kids playing in the middle of the street . Maintenance “ fixed “ my heat but took my screwdrivers becasue he came empty handed . The bathtub starting peeling showing black mold within the first 2 months, it was black mold under the bathroom sink .i was sick from all the mold . IT GROWS BACK WHERE IT PREVIOUSLY WAS IF NOT HANDLED PROPERLY . When i first moved in the sink was stopped up full of hair and other things from previous renters . ALL THEY HAVE TO OFFER IS “ new appliances “ The steps leading up to the apartments were broken and cracked and they are made of concrete . Maintenance knew about it and kept walking over it never put up any signs or caution tape or anything . THE POOL WAS OPEN ONE LITERAL DAY !!! My LOCKED car was broken into everything was stolen from it . Maintenance was also breaking into units and stealing things so be hesitant about that ! Strange People watching you come and go . Took a police report to the office and they wanted 500$ plus rent to switch units, i paid the money and for 2 months nothing happened because they let my paystubs “ get old “ and never reached out to me, dodged all my calls whenever i went to the office nobody knew anything or wasnt there . When i tried to break my lease they wanted 2500$ . I was scared to even be in my own apartment . After that i left !! They have no regard for tenant safety or up keeping of the property ! Ive been living here since April and I am less than pleased with the leasing office. I can never seem to get ahold of them, I have to call 10 times before they answer the phone and I can tell that they hang up the phone when I call because it rings 2 or 3 times then goes to voicemail. When I moved in there was a missing cover on my chandelier and a couple of little things that NEVER got fixed when I was told it would be. The day I moved in my AC unit was broken(which should have been checked when I moved in) and it took them almost a month to come check out. They never answer emails until its too late, and when we were told that the water was going to be shut off it was not and was shut off the next day with NO warning or reason why it was not shut off the day before. This is my first apartment and needless to say it has not been a good experience so far.They also dont seem to be open when their website says they are. There has been 3 times where the website said it was open and should have been open and the doors were locked and the lights off and when I brought it up, it was avoided.

My daughter just moved in and she was put in a section that has dogs, she is scared of dogs exspecially pitbulls which there are 2 across the hall from here. Thats not good when she has a baby and a 5 yr old who cant run from dogs. She has been chased by a dog before shes moved in good. I plan on getting a lawyer so she can move. There will be a BIG lawsuit if anything happens to her or my grandkids.

I have not lived on my own for so many years now I cant even put out a number. This is really a brand new experience, I am still finding my way on how to adjust. Coming from one aspect of a family and condensing to a different one is WOW!This whole move could had been scary, hard, difficult, draining, worrisome and more but it was not because I moved here!Everyone who visits me LOVE my apartment my Aunt calls it my little tuck away and talk about how peaceful it is but no one love it as much as I do...it is our home!The Landing is tucked away from it all! I havent been living here long about two months and in these two months I LOVE IT.The apartment management personal are here to help you. No matter what it is we are discussing they are super polite and friendly and this matters to me more than anything when you have been through quite a bit. I have had my hiccups in the few months I have been here and they have been nothing but understanding, kind, respectful, and helpful. The building I live in is very quiet. All of my neighbors speak to me and are nice. I read some of the other reviews one was something else. It is way different for me. I never felt unsafe me and my son do a lot of walking around here day and night we both feel 100% safe. If you want a real opinion I would say use your own.Getting a bit personal: You can not please people, people will find fault in a 5 star restaurant and there meal was FREE... people will tear you down no matter what! What is sad I believed different. My apartment has given me the anchor I needed to free my family from all of the madness some bring. Once I see the apartments I feel, YES I home!We, like my Aunt said, are tucked away and in everyday that becomes more real to us. I learn a lesson, from my move almost everyday. Today I learned, if I want to keep my peace I will watch the invites I give out to my BEAUTIFUL home.Some friendly advice people: Focus on your own garden and it shall flourish. Horrible customer service. I have lived here for 3 years and have never had a problem with the staff until now. Ive complained to the manager about the pool not being open because the maintenance man forgot to unlock the gate or just didnt do it at all for the entire day and the only result i got from complaining is staff deciding to close the pool at 6pm (really? Most people like myself dont get off until 5pm). I have asked multiple times for corporate contact info but have been refused by the office staff and manager. From reading the comments, i am not the only person who has experienced rude and disrespectful attitudes from the staff here. Never have i experienced such terrible customer services!

Ive been here 2 years & the Apartment is nice, but Staff is highly unprofessional. On top of waiting forever to speak to someone in management, then closing the office at 5:30pm when the sign on the window clearly says 6pm- I overheard a staff member telling a tenant I have to go pick up my son I dont have time unless someone wants to give me money to pay the daycare. Im leaving. ..... If you dont know how customer service works, get a new job. The Staff never return phone calls or emails. You have to harass them for answers or leave work on your time to go in to the office. Honestly not sure why theyre there, but if they had staff that could even PRETEND to care then it would be ten times better since the apartments arent bad. Depending on the type of tenant you are.

They are extremely difficult to get ahold of. Last month (September) we paid our rent on time and as of the 8th our account on Resident Portal was showing we hadnt yet paid our rent. At that time I emailed and attempted to call them. Nothing. No response. I gave them the benefit of the doubt that maybe it was the Labor Day holiday that slowed them from updating account information. I then went about my life forgetting about it. Then on the 30th I went on Resident Portal to check on our account only to find that it said we owed over $1100 (almost twice our rent). I tried again to contact them by email and phone to no avail. I went ahead and paid our October rent on time. Now our account shows we owe more than $1800 and today I come home (10/06) and we have a summons to appear before a judge for past rent due. It says we never paid our September rent which we did on the 4th. (The 6th is late.) We never received any notification from them at all. The summons came from the court. They are impossible to get on the phone or to respond to email. Do not move here. We only stay because of their pet policy which is pretty great. Im posting this review because I see that they actually respond to these reviews. Im hoping they will finally fix this. Im really sick of this nonsense.Update: They called me about a week after I left this review. It turns out that someone in the office had erroneously posted my rent payment to someone elses account. All is resolved. It also sounded like they have some new folks working in the office and that maybe someone had been fired. Im changing my star rating to 3 stars because they have been slow to make repairs and difficult to get ahold of in the past. But hopefully that is changing.

My 8 months thus far. **READ FULL REVIEW***NOT QUIET - I live in the 2 story lofts and I am a terribly quiet person. The walls are paper thin to the way that I could provide you a dialog of my neighbors conversations. Its horrible. I cant to move in April.*Never had a problem with my vehicle or my bicycles locked out front under neath a cover.*Mail never altered*Police patrols more than often*Efficient maintenanceI liked living here. As I had no neighbors/problems, I felt I was rather lucky. I lived on the South side of the community which is quite dead. Out of roughly ten units in the strip only 3 were filled and fortunately they were all at the other end. I never even saw anyone while ever doing laundry at multiple times through out the day. Do make sure you tour the apartments that have been renovated. My apartment is very modern with new everything and looks really nice as I feel I live in a downtown apartment which is very nice to have in this area of town. However, much of the property is still dated and does not looking anything with I have. The photos on the website are of a one bedroom and looking nothing like the lofts so be sure to tour to get an accurate ideal of what youll be considering.Safety / SecuritySince moving in, the property has been safe besides your every day uneducated scum arguing in the parking lot every now and then. But in the past three months, I have received two letters telling me to stay aware of my surroundings and to protect myself and loved ones; Even Try not to walk alone at night. Lawrence metro police have patrolled the area almost every night since including asking me for ID as I was trying to unload my motorcycle from a storage truck. I kindly told him to go away and this was my paid private property and that was that. I witnessed a high speed pursuit chase fly right by my front door involving three state police cruzers three weeks prior. The laundry rooms always wreaked of heavy weed and mine had two gang tags in sharpie on the door with one reading $bunGang. However, do listen to me when I say, Do not live on the north side of the property. I hear domestic complaints coming from that area not only from residents, but staff sending out formal communications to us as a warning.Office Staff / MaintenanceJustin, Assistant Property Manager, is a great guy and really considerate when listening to your addressed concerns regarding the property. Allison and the rest of her staff are also really nice on the phone and in person which is a nice relief consider the poor shape the of property that I blame on the residents that live there, not the management. Maintenance always addressed my concern with 2 days.ClosingIn the end...pay rent, stay proactive with your safety, keep your blinds closed, and and youll love it here! I liked it, but I want to actually have a place to call home where I can invite my family and friends to visit, and not worry about their personal belongings or their vehicles overnight. A suggestion, make it a gated community and raise rent about $50 and I believe that will eliminate much of your problem. The north side of the community is very full and causes problems according to what I see as I travel back from weekend activities late at night at from the letters that are sent out.

I cant wait for my lease to be up out here this has bee the worst renting experience Ive ever had. Ive dealt with drug selling neighbors with constant weed smoke EVERYDAY I come up my stairs. Three different shooting incidents and now as summer approchaes Ive been without A/C for two weeks temperature in my apt reaching 95 degrees to the point where I cant even stay in my apt. As far as the matter being taking care of i have to go up to the office cause no one answers the phone up there it goes straight to a voicemail then i get the run around about it being fixed soon so I called the corporate office and emailed them and im still havent gotten a response back which just lets me know how things operate around here. Its really starting to piss me off the customer service is awful but I bet if I dont pay the full rent for this month since me or my son havent been able to stay in our apartment Ill get a speedy response then. If I could give zero stars, I would! TERRIBLE apartments!!! Im three months into my lease and already looking for my next move!! As everyone else has stated, the office staff are useless and the maintenance is NON EXISTENT!! I moved in November 12th and upon getting my keys for move in maintenance was STILL working on my unit. There is a crack and un painted spot on my wall that was suppose to be fixed by THAT NEXT MONDAY...its feb. 4th and still NOTHING. My sink in the kitchen was suppose to be replaced because the water pressure is VERY LOW...still nothing. My smoke detectors have never been installed...they are still sitting on the counter....sounds like a lawsuit if there was ever a fire! Just a day ago I called about my clogged sink (the one they have YET to come replace) and I was assured that maintenance would get to get during that day. Came home to nothing fixed! If I could break this lease I would! Dont move here! I was one of those people who looked at the low reviews and thought, well every apartments has its flaws DONT BE ME! Move elsewhere !!!

I have lived here with my family for almost 2 years and I feel like it has been a constant battle with the maintenance and the management. For months I complained about animals in the ceiling (I live on the 3rd floor) and nothing was ever done. At one point a live raccoon came into my apartment at 3am through a hole in the wall and the emergency guy on duty refused to come get it saying it wasnt a dangerous situation. I was 9months pregnant at the time with a toddler and a cat in the apartment. I had to catch the creature myself and dispose of it. It took 4 MONTHS for an exterminator to even be called to fix the ant problem in my home. I feel like whenever I have an issue its a battle to get it taken care of.When I had my baby back in June I went 2 weeks without air conditioning in the summer with a newborn baby. Currently I have not had a working dishwasher for over a month and nothing has been done about it. Maintenance never follows through on anything they say. They will stop by and say they will come back to finish something the next day but you wont see them again for at least 2 weeks and even when they do fix something they leave a MESS and most likely some kind of tool in your apartment. I once had to fish a dirty bolt out of my babys mouth that they left in my bathroom. Not only do maintenance not do anything in a timely fashion, do anything they say they will do or do anything cleanly, the office never answers the phone or return any phone calls. I have even gone in and talked face to face with managers and nothing came from it. NOW the neighborhood isnt very safe. Cars are constantly being broken into. Children run the streets and cuss out adults. Its normal to hear guns going off at night. I have a gang symbol painted on my apartment building and it always smells like weed in my stairwell. And I NEVER see any type of security at all.It wasnt this bad when I moved in but now Im frustrated with every problem and I dont feel like my children are safe living here.

I lived at the Landings at 56th for 2 years and things progressively got worse the longer I stayed. Overall issues included:-Questionable business practices- myself and other tenants struggled to receive our packages that were delivered to the office. They did not provide notifications to tenants when they received packages on behalf of the tenant. As such, it was three months before I received a piece of mail, containing my license plate and registration from the BMV that didn’t fit in my mailbox. When this issue was taken all the way to the property manager, their solution was to no longer accept packages for their residents. So rather than do a better job, they decided to just eliminate this option for residents.*It also should be noted that when calling in, there is never an option to speak directly to someone. You either leave a message and they may or may not call you back (my experience was no call back the majority of time) or go into the leasing office and be the recipient of rude, aggressive, and truly awful attitudes of the staff.-Disgraceful professionalism- the staff will either ignore you or they will be confrontational with you.-Unreliable maintenance- My A/C broke 4 times over the span of my residency. On one occasion, when the temperature was in the high 80s, it took me 72 hours of calling the “on-call” number in order to have someone come out and look at it.-Thin walls- I heard and smelled everything my neighbors did (and smoked)-Bad Neighborhood- many, many public drunken disturbances that resulted in the police coming out. I woke up to gunshots on two occasions while living there.My experiences with the Landings at 56th were so terrible that I broke my lease early. I notified them more than 60 days in advance, requesting to not be held at-fault for terminating my lease early due to the list of issues that I endured as a resident. I faxed this notification as well as emailed it to both the leasing office and the property management company, Herman & Kittle. I received no response so followed up with another faxed and emailed letter. A month later, I received a notice on my door reminding me that it’s almost time to renew my lease. I subsequently followed up with a certified letter to both the leasing office and property management, including executive staff, and still didn’t receive a response.The Landings at 56th is not worth the amount paid in rent. Living there was as stressful as it was frustrating. Your time is best spent doing something about your property****Response to owners reply: Do you realize you just request me to either call or stop by the office AFTER I have stated that A) no one answers phone calls or returns messages and B) I receive incredibly terrible customer service? Why would I put myself in that position to continue to be ignored or to be treated rudely?Better question, why arent you s reaching out to me? My phone number is on file and has been on every single correspondence that I have mailed, emailed, and faxed.

At the end of the day its all about NUMBERS...The property manager is horrible who hired her she DONT get anything done..she is never in the officer....IN by the way the do not believe in fixing things....I CANT WAIT TO MOVE...PLEASE WHATEVER YOU DO DONT MOVE OVER HERE.....They are rude in the office they also have a bad raccoon problem..it is so scary...they are all in the ceilings in walls...they dont believe in answering the office phone at all smh...the kids over here are bad...the pond smell bad...the want fix anything..all they want is money...

It has a automatic Renewal of Lease. I just live here 3 month, but when I ready to leave, they told me I need pay to until two month further than my original lease. I dont know how to deal that. I need pay more 700 dollar
