I have lived here for 2 years now. When we first moved in the management and maintenance were both good and i enjoyed living here. Within the last year or so we got new management and maintenance and it all went down hill from there. The whole complex is now section 8 so the quality of neighbors has dropped significantly. The office rarely answers phone calls unless Stacia is there. She is the only solid person in that office. Maintenance will show up when needed but rarely fix things correctly. The above apt had water line leaks 3 times in 6 months flooding my unit. This caused mold and mildew to grow on my walls, ceiling and inside cabinets. When notified they said it would be taken care of. Water seeped out of my walls for days and they didnt repair drywall or clean the mold until i contacted the Indiana board of health. This was 6 months after the first water leak. Even then they didnt replace the cabinets that are now warped from excessive water damage. They didnt replace baseboards where there was mildew growing either. They sent a maintenance guy over to clean it with bleach only. The water stained ceilings were only painted over. The office will not accept packages anymore and if delivered to your apt they will be stolen. I wish i could notify the next people that move into that unit of all the issues. Rent cost is far too high for what you get. You should definitely choose somewhere else if you are looking to rent.

The office never answers the phone. Changed my locks before my lease was up, then tried to charge me for days cause theyre system had the dates wrong. Havent gotten a apology or even a acknowledgement that it was their fault. Very poor place to live. And they keep saying they will get back to me about the charges. Which i doubt will ever happen

OMG! I have read most of these reviews and this sounds terrible! Thanks for the honesty. I feel I have just doged a bullet. Also, I called the office 3 times with no answer. Oh, well.

This is our third apartment we have leased here. We get a lot of value for our money. Since the new management has taken over, they have been renovating apartments as well as hallways and common areas, I.e. new carpet, painting, and flooring. The maintenance team gets on repairs straight away. I called the maintenance number about a leak in our water heater at 2 pm. The first call back came at 2:20 from Anton from the office. There was a new water in by 3:45. Would have been sooner, but the old water had to be drained.

After reading the reviews all I can say is WOW!!!! I always check reviews before moving to a place and I am glad I did! I am going to go elsewhere. Thanks to all those that have spoken up!

The management is pretty much useless when it comes to answering the phone. Don’t expect to talk to anyone unless you have time to call 50 times throughout one day. On the bright side, you can basically do whatever you want here with no consequences. The hallways constantly smell of weed smoke, and my car has been broken into twice in 6 months. I’ve had better and bigger apartments for $200 less than I pay here. Maintenance is a joke as well.

Ive been here for about a year and a half. Recently a new company bought the complex and since then, many things have improved!!I used to feel left in the dark by the maintenance and ignored by the office staff. Since the new management and owners, the new maintenance team has proved their dedication and communication skills. The office staff have been involved and responsive. Im happy with the direction this place is going and finally content with where I live.

This place is terrible. the worse living experience in my life. haven’t had hot water in a week. bedroom door fell of the henges weeks upon moving in & nobody has came to replace it. Currently paying for an upgraded apartment but... wait for it... it isn’t upgraded. Wouldn’t let me see the apartment I was moving in until signing the lease. Then moved me into something completely different from the previewed apartment. They had to refurnish my apartment AFTER I ALREADY MOVED IN. No in-storage unit like promised. Just an all around bad experience & this isn’t even the half of it.

I am the manager at another apartment complex nearby and we have spoken with Stacia regularly, she is absolutely wonderful! Very friendly and knowledgeable

I just renewed my lease. This is my third year. Never had a bug. The manager Karissa is amazing and knows her job. All the office staff is always helpful and friendly. The maintenance staff has always done a good job and fixed anything i needed quickly. I have recommended these apartments to others.

Beautiful community here at Emerson Village Apartments! The units are kept very nice and are very spacious! When you come and tour you will see that this Management team has STANDARDS! I have enjoyed working with the office staff Karissa and Stacia as well as the maintenance team! The level of customer service they provide is amazing and unseen in the apartment industry! I would seriously refer anyone looking for one or two bedroom apartments to Emerson Village Apartments!

Karissa, the “apartment manager” is extremely unprofessional. I got an email for my rent for $1,045. I went to pay it, money order in hand, and was told it was $10 more than planned. I spoke with the assistant manager one day prior and she told me if I brought in the email, she would wave the $10 and couldn’t explain to me why the email and their system did not match. I went to the office to pay $1,045 and Karissa the “manager” told me she would not wave the $10. Karissa was rude, had an attitude, rolled her eyes, and offered no solution to this issue. I will be calling corporate office on Monday. But, I advise any of you looking for a new place to live to look elsewhere. My hot water went out 3 times in the one month I have lived here (which they don’t consider an emergency - IN law states otherwise), crime is ridiculous, and apparently the management is incompetent.

Absolutely horrible management and maintenance. Ehen I moved in, the welcome package was addressed to someone else. Paints spots all over the floors and terrible airflow for heating and cooling. Faux drawers half broken and falling off-never replaced. Nothing. Ive lived here almost a year, without a working AC. one excuse after another; anything to avoid actually solving the problem by cleaning the ducts out. When first moved in, was assured the entrance door to my apartment would be repainted. 9 months later still the same. I wouldnt reccomend living here, especially when there isnt a single utility included. Theres much better aesthetically pleasing, maintenance free apartments that are way cheaper and includes most utilities in the same general area.

Had to move my mother in law out. New owners are allowing rift raft to stay there even after two shootings in July. One of these shootings was in her building. There is a tenant who lives upstairs that had multiple complaints filed on her. This person has a boyfriend who was banned from the apartments, he beat her, kicked her door down sells drugs yet she always had him back there. The second to the third week of July, 2017 her boyfriend climbed into her apartment. This time he climbed into her second floor apartment where she was with a male and female friend. The womans boyfriend went in and beat the guy that was there with a bat, pistol whipped the female tenant and went to leave out her patio turned around and shot the the glass grazing the female tenants head. My mother is disabled with a heart condition. Since there was so much violence around her, constant drug dealing and threats her family we got her out of there. We moved her the first week of August and her lease was to be up September 13, 2017. She received a bill today they want over $3,000!!! Mind you there was no damage to the apartment. They couldnt do their part to protect their tenants but sure think they will suck you dry for leaving a month early. $2,000 was for breaking the lease!?? A month early, they kept the deposit and charged her a total that was equal to 3 1/2 months of rent??!! Wanted her to keep paying the lights, renters insurance, Water, trash even though shes not there anymore. If you want to feel safe for you and your family and not be financially taken advantage of, by the way your rent will go up every year $30.00 do not give this place a second look. Domestic abuse will surround you, drug dealers surround you, constant screaming matches and a very rude office manager. If thats your dream move in here cause that will be your life!!

This is by far the WORST apartment complex I have ever stayed at. The police are always being called for issues with other tenants. The maintenance crew come into your apartment unannounced using their own keys. There are always yelling and music after the ordinance which is 10pm. The walls are so thin I can literally here my neighbor piss, shower and flush the toilets. I HATE this place. I have issues with cigarette butts all through the grassy area as well as issues with weed constantly through the apartment halls and it seems to be through the vents. MY daughter has asthma and I have complained a few times. Nothing ever gets resolved or handled. I can not wait for my lease to be up. I will NEVER recommend this place to anyone.

I wouldnt live here anymore or I wouldnt invite any of my friend or family to live here ... because when you want to moved you cant ..,You have to have sixty day notice plus buy out fee which is $$1470.... If you leave before your sixty day notice you still have to pay ... until your agreement end plus utilities....Stupid people they just want to eat with your free money ...

Been living at Emerson village going on 3 years now with no problems. The staff are great people and anytime I need to call maintenance they are quick to fix any issues with the apartment.

Absolutely awful! I lived at Emerson Village for 4 months and that was all I could take.Every bad review posted about them is 100% true and the authors are actually holding back a little.During the 4 months I was there, I actually stayed in my apartment only 2 or three times each week because I worked 3rd shift and was afraid to come and go after dark. Both my cars were broken into multiple times and drug deals in the parking lots and hallways were a daily event.I always paid my rent early and paid the $980 lease buy out and they had the nerve to hold my deposit based on oven cleaning and wallpaper removal.Funny, I never once used my stove for anything while I lived there and there was no wall paper in the place.I even had a cleaning person come in and clean after I moved out. The apartment was in such good shape, all they had to do was move the next sucker in there and I have date stamped photos to prove it.However, Im just glad to be free of that mess and they can keep my deposit.Im sure someone on their staff is putting that money to good use, it certainly wasnt used for cleaning or wallpaper removal.

Didnt have any major problems here. I liked the maintenance staff. They have new management staff now and they was cool before I moved out.

I been here six years and have no desire to ever leave. We love our neighbors. We had a lot of excess water with poor drainage and this is being fixed and looks very professional. Maintenance is exceptional and fast - almost always same day service and they go the extra mile. Management cares here and is concerned about what goes on. LOVE the location. Live here!

I still live here and love it. My neighbors are all quiet and friendly, and management is awesome. Its actually crazy how fast the response is if I need to call maintenance - once they were at my door in under 30 seconds. All of the maintenance staff is friendly and helpful and the office staff is awesome. From the day I walked into the office until now (months after moving in), no one has been anything but pleasant to deal with. The pool is very well maintained, surprisingly uncrowded, and supervised by friendly people (apartment pools can be really hit and miss). I love that Emerson Village is pet friendly even for larger dogs and that they let me paint as long as I paint it back before I move - I want it to feel like home, because I plan to spend quite a while longer raising my family here. :)

They have an amazing staff very helpful and friendly maintenance gets the job done right the first time many other places Ive lived has not taken care of the property or the residence the way Emerson Village has I highly recommend living here

The everyone in that office besides the manager lies to you and on you acts like they nice and at the sametime back stabbing especially the Assistant Property Manager and the old Assistant Property Manager. When the property manager gone they plotting and talking against her. this Company dont pay enough to deal with the staff

The ladies in the office are rude! The apartment hallway always smells like piss. The staff does nothing about it! The people upstairs always dump their nasty water from their carpet scrubber on my balcony. The maintenance just show up without letting me know and use a key to get in. The grounds are filthy and dumpster always overflowing. I hate it here and cant wait for my lease to expire. I will never let anyone I know move here. Every time I call the office with Concerns they do NOTHING! I HATE THIS PLACE!

I would discourage any prospective tenants to look else where. If you take a moment to read my review I feel you too will come to the same conclusion as to say no thanks.When I moved in in Jan of 2014 Emerson Village was a nice and safe environment. This drastically changed in the last 14 months.The community has seen 2 shootings, 1 of those 3 years ago where SWAT was involved, 2 assaults at least, wide spread illegal drug use especially in the common ways.Marijuana smells are extreme in the halls to the point in comes into my apartment. Trash too including uneaten food is in the halls as well.The trash and uneaten food is in the parking lot often times you have to be careful where you step so you do not drag the waste into your vehicle.The trash includes soiled diapers, fast food containers ( french fries, burger wrappers, paper soft drink), plastic juice and milk containers, glass bottles and plenty of liquor containers.The kids in my building run up and down the steps inside yelling and screaming as late as 99:30 pm. It is do bad child protective service and police have come out multiple times.The neighbors music blare so loud with the base it rattles my photos on the walls. Doors slamming excessively. I live on first floor and the kids above are so loud, same ones out of control at 9:30 pm,, wrestling it sound like World Wrestling Federation.The management does nothing to prevent the rift raft from continuing to rent only adding to the decline. One case in point was there was a tensnts the owned a small fog that barked all day long and late into the evening. Besides myself, 3 other tenants in the building complsined to management. Finally after 4 excruciating months they were evicted.I take no pleasure in writing but the time has come to make others aware so they are not sucked into a lease.I will be moving due to the decline of property and safety. I have been here 6 years. My neighbor of 5 1/2 years moved too. I further learned that my problems and concerns are widespread through reading our community on-line board Nextdoor.com. Besides myself, my neighbor of over 5 years and other long term tenants are moving.Ask yourself why would I choose such a location if other folks that have lived there a long time moved.Its simple its unpleasant and no longer safe. Worst apartments ive ever stayed in. Roaches, false advertising, thieves, junkies & they cant keep people in their own office. This place is terrible. DO NOT RECOMMEND!

Whoever Mariah is in the office she is super rude. This property is for sale and is going down hill. They plowed snow in front of 3 parking spots so we cant park in front of the building. Maintenance puts band-aids on everything they touch! I wouldnt recommend it here!

August 2017 : I have lived here 3xs off and on since 1993. It used to be a safe neighborhood and friendly staff. But now as like most places A LOT of things have changed. First of all AMP took over, and they dont care about you or your family, its the money they care about.. If you talk to José, hes the corporate manager. He acts as though he cares about you and Emerson Village, but he just blew me me off when i told him about some tjings wrong here. Then when he is in the office, and you identify him, he wont even look up at you. Its all about tje mighty dollar.Like the prices for these apartments . They are not worth the price. They are way to high.They should go by your income here. I listen to my scanner allot and there have been several calls for shootings, drugs, overdose, cars being broke into or stolen.There are shootings, cars either getting broke into or cars stolen. Just last week a girl shot herself. I wouldnt recommend these apartments to nobody. If possible go to apartments that go by your income, like i think these should, or ones that are safe and worthnthe price.There are no cameras and they need more street lights. They wont even help the elderly by putting in 2 rails in to help get them up the stais to their building. They keep promising for over a year and still havent done it. About a month ago an elderly fell trying to get up the couple of stairs leading up to their building. I would give this place a triple 0 too if possible. The maintenance people are very nice and most of the time they fix things and not duct tape it. So, please if you can, go somewhere besides here. Its really not safe at all, then please go elsewhere. I have told the office on several occasions that they need speed bumps through these apartments. So, they put one in front of the office and thats it. People fly through here. Whats it going to take? A child or someone to get hit? Please, do NOT move here. Im getting out as soon as I can, break the lease, I dont care anymore, put it with the rest of the bills I cant pay. Ive had ENOUGH!!! Another person just got shot last week. Im living in the HOOD. This apartment will be empty on the 21st of September like I told Jody. Im getting transferred to Louisiana. So, I wont be breaking the lease. You can have your apartment back. Good luck to all of you living here. You can see by their response that they arent willing to put up more street lights up or put speed bumps through the neighborhood. And its funny, you didnt give me your email address to email you. They cant keep people at the office, thats how bad it is here. I cant wait to be out of all this violence. And I wasnt talking about the domestic problems, I was more concerned with the you girl that shot herself in the head. I bet you wont tell the people the apartment that happened in. And you are suppose to by law. When I find the apartment number I will let all of you know. I know it 5173, I think building 21. I will find put for sure and give the apartment number.
