The landlords WILL keep your security deposit, and will not respond to email inquiries about the issue, even if you have picture proof with how clean the apartment was left. They will also charge you extra fees beyond your security deposit in an attempt to swindle all the cash you have, no matter how well you maintained and cleaned the apartment prior to move-out. If you don’t want to be charged $2,000 after spending a whole day scraping your knees in order to wipe every single nook and cranny in the apartment thus leaving it in better shape than it was during your initial move-in, save yourself the money and potential credit score drop.I would get this complex 0/5 stars if I could, even before COVID-19, the amenities that you pay for were never open during the alleged “open” hours. During COVID-19, the rent stayed the same despite restricting all access to the amenities. They do random check-ins and search your apartment regularly. All the neighbors are extremely loud, and police and fire get called often for domestic abuse, noise complaints, and overdoses. Every night, you will hear ambulances and fire trucks driving down Warner with their sirens on, going code 3, because of the location of this complex. There is also a parole officer that comes by regularly, which indicates the type of people who live at this complex. The security company contracted by the complex also has very rude security guards, I have been accused of being a non-resident and screamed at and interrogated before because I went to the pool prior to opening, because I wanted to check the pool hours. I left and was walking back to the complex and I was accused of hopping the fence and swimming in the pool, despite being dry. The pool is never clean, and often has ducks inside the pool along with bird nests nearby. There’s lots of car break-ins from homeless due to the location of the complex being on Warner and Beach Blvd. Also, anybody can get past the gates because they don’t work half the time, and if they are working, they’re always open since the apartment complex has so many residents entering and leaving all day and night. You also have to pay an extra $50 a month to park in a non-reserved slot, which is always filled. I can spend hours more continuing to describe the atrocities of this complex: The bathtub, sink, A/C among many other appliances regularly leak or break-down, thus requiring you to order a maintenance fix which takes many days to be fulfilled. But, my point is; be smart and look for a different place. You pay for what you get, and there is a reason why this apartment complex is cheaper than many others. It’s worth paying a few hundred dollars more to not live here.Edit: if anybody reading this review notices the reply by Pacific Shores management team and is wondering if anything is ever solved from it, the answer is no. We have already tried emailing them months ago to that exact email address and they do not reply. It’s an attempt to look good on their end but they don’t bother replying or fixing the issues mentioned above about the security deposit, even with photo evidence. Do not fall for their manipulative lies and do not stay here unless you want to get charged for bogus move-out fees.
Pacific Shores has been a great experience. I will miss the environment and friendly community. The staff has always been very kind and understanding. Maintenance Staff has always been punctual with any repairs and keeping the community tidy. Overall very pleasant experience and great people that work for the property! Thank you all, you will be missed.
They will take your security deposit and make you pay extra fees to cover renovations on your apartment, that way they never have to pay for repairs on normal wear and tear.Stay away from this complex.
Pacific shores has been an amazing experience all around. So much that I’ve moved back here 3 times! The staff has been very accommodating, professional, and empathetic to all of my needs. It’s a friendly neighborhood, and I’ve made many friendships with people throughout the community. The maintenance team has been great and everything is taken care of immediately. Ive been here a while, and plan to stick around a lot longer, as this truly feels like a home to me.
STAY AWAY ! Deposit will NOT be refundedI had put a 1000 deposit and I’ve been chasing them to get my deposit back and nothing yet, it’s been more than a year and all they said that management was changed and they keep transferring me from one management company to another

After looking at a dozen or more apartment complexes we knew that we found the right one after touring Pacific Shores! Chrissy was beyond helpful, personable and even invited our dogs into the office and gave them water while we filled out paperwork. Having no weight limit for dogs was a huge plus because our almost 100lb American Bulldog seemed to not be welcome anywhere else but he fits right in at Pacific Shores and even has a dog park on site to run around. :) Move-in costs were also a huge perk as they were about 1/3 of what some other places wanted for deposits, etc. After moving cross country for my husbands job transfer, Chrissy and the staff at Pacific Shores really did help ease the stress of finding our new home. Thank you guys!
While looking for a place to call home 🏡. My wife and I were struggling to look for the perfect home . After many apt tours throughout the area in Huntington Beach none seemed to make my wife happy as they all were very pricey and management seemed uptight . We came across pacific shores on a drive to the beach and walked right in for a tour . Josh helped us out and gave us a tour the same day and made the application process easy . He made sure my application was smooth and constantly following up with us . No hiccups and straight up front honesty with price and amenities . I want to thank josh Lin for making sure we could call this our new home . HAPPY WIFE HAPPY LIFE 😊
Josh is an amazing rep. He was really knowledgeable, answered every little question I had. He was really friendly and nice. He even waited for me for almost an extra hour after COB for me to give him the security deposit, because I was having trouble getting it because of debit card issues. Very understanding, profetional, and helpful. I am delighted with his treatment.
No heat. Dryer doesn’t work, again. Utilities are 3 times what our previous apartment was, additional charge to be billed through a 3rd party company even though there is no other choice, and a trash pick up valet service that we are charged for doesn’t always pick up the trash. There are other places that will give way better service for the price.
WILL NOT RETURN DEPOSIT. I moved out, was told everything was great by maintenance and manager. I took pictures of everything just in case. Good thing too because less than one month later, theyve sent me for collections for a random amount, and I cant get any explanation for what the damage was and corporate nor the manager will call me back. Save your money, go elsewhere.................original review below..........Horrible. I have lived all across the country in different apartments, have great credit, never paid rent late.They sent a letter saying that they will be entering ALL apartments for a mandatory inspection with no reason given, and a window from Wednesday to Friday 8am to 6pm. I argued this all the way the corporate office that this was in violation of civil code in California, I was given the run around. Eventually, they opted not to search my apartment, but did not tell me this until I had already missed hours of work, which I was not compensated for.This is the second time this company has violated my privacy and rights to peace. This place has absolutely no consideration for people.They illegally enter your apartment, the apartment is infested with cockroaches (Ive resorted to spraying daily on my own at my own cost) and the utilities are outrageous in comparison to other places in the area.They lure you in with the low rent but then charge you triple for utilities, and charge for any parking spot whatsoever. Do yourself a favor, rent elsewhere.
Its a perfect place for me and for everyone. everything is close by. the neighbors are super friendly and the people who work here are very professional.
Please DONOT RENT here. Worst place, worst appliances. Nothing works here. Maintenance and leasing staff wont bother about fixing the issues.Dryer wont work, we had to wait for 6 months to get it replaced with new one.Summer will be horrible, as usual AC will be in living room, which wont work as expected. We should sit next to AC to get a feel of it. We need additional 2/3 AC units to cool down the house.Hello Google.. Please provide a chance to give negative ratings as well, not just from 1 to 5.
The complex is beautiful. The amenities and location are great. Bonus, we were able to keep our husky, Timber, with us. :-)
Don’t Move Here. For amount of $ you’d pay, you can find better. Been here less than 2 mos. dog poop often on walkways, trash everywhere, dirty and grimy walkways, scared by homeless man sleeping in trash area when I took trash out one night, lost hot water, lost all water, lost electricity, Security is a joke—people who don’t belong here easily drive through security gates that stay open more than closed. People have bikes and cars, other property, stolen regularly. Trash pickers come in daily and dig through trash, often making huge mess. Pool often dirty. Gym water dispenser not refilled for 2 weeks. Same time, no paper towels in gym which means no way to wipe down sweat on equipment. East side units have noise all day from kids on playground at neighboring school. Not good value!!
I have lived at Pacific Shores for 4 months. The property is maintained very well, especially considering they allow most dog breeds--and there are a lot of dogs. As a dog owner myself, I appreciate the managements attempts to keep the property clean, by providing Poop Bag Stations at several locations on the property.The Management staff is very helpful and kind--all concerns are addressed quickly and professionally.While the complex is gated, many times the gates are broken or propped open; however, I have not experienced any security-related problems.
This place is trash. Appliances are from 1970 dont work, There are Bull Dogs attacking other pets everyday because they allow bull dogs now just to keep the places rented. Theres dog shit all over the sidewalks and grass. The stairs to the apartments are full of spiders and Cobb webs. The air conditioner is a wall unit out of 1979 version which cannot even cool one room of the apartment. Tiers black mold in the showers, black mold in the ventilators, the acoustic ceiling are asbestos. The doors have been painted so many time over they dont even shut. The BBQs are all rusted out and dirty as hell. They charge you a 25.00 door service trash fee plus another 30 trash fee, water bill is never lower than 30.00, charge for parking income of 255 to 30 per month. its a total rip off. I leased for 6 months and they even screwed me out of my ESA Dog by making pay a 75.00 a month pet fee plus a 500 deposit which is illegal as hell. I currently seeking a attorney for class action suit with other who live here also. The smell is outrageous from the trash on peoples door steps. The rat are eating the trash at night also. this place reminds me of a hotel on PCH where prostitution is practiced.
I am basing everything off my experience THUS far (about a month) and will continue to make updates. Please keep in mind that the place is under NEW management now and anything earlier than late 2018 (oct/Nov)is under old management company so you should disregard those reviews. We had the pleasure of working with assistant manager Josh, who took AMAZINGGGGGGGG care of us. We also got to work with Chrissy for a bit as well who is just as nice and responsive. Im sure everyone has their reasons for complaining but Im also sure the management is trying to do their best. There is only really two of them trying to manage new and current residents so Im sure they are doing what they can to get what everyone wants.Property: It is nice. They are renovating a lot of things and its always a work in progress.When we moved it there were a few things that needed fixing within the apartment and some cracks and stains on the walls which we included in the move in walk through paperwork. The windows are all really old (NOT double pane) .. lots of spiders and bugs in the corners of the windows..I feel like as long as we put in the work to be detailed then we should be okay right?!?! so we shall see..I do want to talk about Josh for a bit. I am mainly giving 5 stars for him. He was extremely.. EXTREMELY patient with us. We were very wishy washy... came back during AFTER hours and he STILL showed us the apartment again and again. He was very honest with us regarding the pricing and the REALITY we learned for not putting in a hold for an apartment we may have wanted. We called what seemed like a BAJILLION times with questions and concerns... and surprisingly they were not annoyed ( i think) and kept picking up our calls despite probably knowing it was us. He also warned us regarding the difficulty of parking which some people on here complained about. I felt like he was as honest as he can be which we truly appreciated. So THANK YOU JOSH.. YOURE AWESOME!!(side thing) A downer we had on our move in day was that as we were moving in.. a family was moving out. They basically told us in a very negative tone GOOD LUCK.. Management sucks. Honestly, just because you had a bad experience dont throw that negative JUJU to someone else.. we were soo excited moving in, and happy about our new home.. but we get thrown THAT on move in day. I know they were just trying to warn us and I get that but.. the way it was said..they were def not happy and not nice about it. I appreciate the gesture I guess but sometimes its better just not to say anything if youre not going to be nice about it.Ive read all the negative reviews but TBH Ive lived in the luxury Irvine company apartments as well which were also HORRIBLY rated on all platforms and I had a great experience there.. so I try to take everything in consideration but also with a grain of salt.The review will be updated!!
I realize most people write reviews when they either love something or hate it enough to take the time, which is why I guess there are so many bad reviews for this property. I just moved into PS and so far have been pleasantly surprised. The place is super quiet. I walk my dog at all hours and no matter what time it is, its quiet. People socialize, of course, especially on the weekends, but its not rowdy at all.The place seems well maintained and my experience has been that they take care of your concerns the minute you voice them.Again, I just moved in, but I think its a pretty nice place to live and conveniently located, too. Marisa, Ivan and Nisha in the office are very professional and attentive.
Pacific Shores hires the company called California Safety Agency (by the way this Safety Agency has very low scoring on google reviews) to secure this place but last night the Security was simply not paying attention. This morning 01/16/19, I leave my apartment for work to find that my car is not parked outside. Im thinking my car got stolen. I called Huntington beach Police and they said it was towed. I called the towing company and the towing dispatcher said it was called in by a Security officer named Bui, who works for California Safety Agency located in Anaheim, and who was on duty last night. The towing dispatcher went on to say that Security Officer Bui called in to report that I did not have a parking permit on the window so the towing company proceeded to tow my car late last night. I asked the towing dispatcher if she can go check to see if there is a sticker permit on the window, she said there is. I then called California Safety Agency and someone by the name of Darryl, the dispatcher, answered the phone. I asked him why did his company tow my car? Darryl said because Security officer Bui said there wasnt a parking sticker. I told Darryl that this was not true. He then said, Well your car is released, You can go pick it up any time. (End of conversation) I am really upset that Darryl the dispatcher, didnt say that they were sorry for their mistake. Mind you, I was not yelling or cussing. I was actually really nice on the phone. Darryl sounded like I was bugging him from his coffee break--. Had this been done to anyone else at Pacific Shores, truly take my word, they would be highly upset! I do hope that Pacific Shores changes agency! I was going to rate this place 5 stars when my lease is up but after this incident I am afraid I cannot.
I Love this place!!! I moved into Pacific Shores on January 5, 2018. Thea and Ivan were the first faces I encountered when walking into the office requesting a tour. I had checked out other communities earlier that week but was most impressed with Pacific Shores and how quickly they were able to process my application and allow me to move in. Since moving in I have had no problems. I have full access to the pool, hot tub and gym. I have an extra storage cubby in my car port area and i rent out an additional storage unit for a reasonable price. My unit is awesome. It is updated with stainless steel appliances and new flooring and carpet. I have a spacious walk in closet, romeo and juliet sink area, my own washer and dryer, another huge closet, a nice sized balcony and lots of sunlight and fresh air. Ive been blessed to have befriended a bunch of the neighbors and their pets. The community is quiet but not too quiet where its annoying. People play music but not obnoxiously. Everyone seems to get along. Whenever I have questions for the office the staff is very helpful and always available. There is a mix of ages and cultures. Most of the neighbors seem to be of the working class. I adore living 4.5 miles from the pier and downtown Huntington Beach and I love it!!!!!♡Christine K

Great place with a good location, not so far from the ocean side and Bella Terra store village.Pretty big pool and tub, working and clean bbq spots, good quickly worked and friendly management.
Horrible experience with parking. If you plan to move in here be prepared to get towed. They will find a way to empty your pockets. Also, be prepared to pay a trash bill that increases monthly somehow. This place is an absolute money pit.
So far, an awful experience.The very FIRST day I moved in, I noticed that there were bugs (FLEAS!!!!!) in the unit.The complex had the unit sprayed the next day, but as any property owner SHOULD be aware: fleas are NOTORIOUSLY hard to get rid of. Getting sprayed ONCE does NOT immediately solve the problem!!!!!I was instructed to vacuum and clean the place - the place I JUST MOVED INTO. So in other words, the burden has been ON ME to vacuum, clean, wash my sheets over and over, purchase additional flea control products and ultimately LIVE with this problem EVERY-SINGLE-DAY.I work 50-70 hours a week to pay my bills. Imagine working all day and having to come home to a place where you know that you arent safe; where you can expect to be bitten while youre trying to relax and while you SLEEP. And on top of that, the leasing office expects an on-time rent payment, as if nothing is wrong.I am SO ANGRY that I am at a loss for words. This is completely UNACCEPTABLE!!!!!!!!!!!!!
This apartment doesnt care about its dirty grounds or theft issues of mail in their mailroom. I did not sign up for the extra mail service lockers because I dont want my packages delivered to a room. I want them delivered to my door. The apartment has no rules or enforcement regarding this so they let the carriers dump packages to this room instead of delivering to door. Now I have an expensive lost package. Filed complaints with shipper, and delivery service. Pacific shores refuses to care or look into the matter because I dont want to pay for another additional service. They do not want to be proactive or clean up the theft mess that has been there for two weeks. Ivan is apathetic and has no desire to help or fix rules to avoid future issue. They have a camera and wont even offer to look at that. When I asked him to stop talking about lack luster rules that dont solve the issue ye declined and said sign up for service or there is nothing we can or are willing to do. Save your money and hassle. The move in deal seems good, but the poor service and attitudes of staff and hidden trash mandated fees are not worth it. Tried to contact corporate big surprise they dont answer the phone!!
I love Pacific Shores. Short and sweet. If you have a bad experience here you may not be doing the right thing then.
Just wanted to leave a note on here in case anyone else makes this mistake. If you have two carports and one of them is an open spot and the other a covered spot make sure you dont switch those not even for a few hours. Even though you are paying for two spots monthly, they will tow you in a matter of hours and youll get stuck paying 200 dollars to get your car back. BEWARE of this racket because as we all know there is no difference in the covered or open spots, theyre both spots. And in case you were wondering no they didnt tow both cars they towed one of them. I guess thats good? Or do they just pick and choose what policies are convenient for them to enforce. Very very disappointed in Pacific Shores on this one, take care everyone, dont make this mistake, be warned.
If I could give Pacific Shores - and UDR less than a 1 star review I would. If you are considering renting a unit there, dont walk away, run! Hands down the worst experience I have ever had in dealing with shady staff, dishonest business practice and criminal security (southland security). I assure you, if you move in to the complex, you will be ready to pull your hair out within 2 months. The constant smell of growing marijuana mixed with dog feces will never go away. IF you dont get burglarized, you will most definitely get your car broken into. IF you pay your rent on time, dont worry, there will be more fees and money due. Run your AC unit for 2 to 3 hours a day? Your monthly bill will be between 2 and 4 hundred dollars a month. Im not even sure how this is possible OR legal.

This is most likely going to flagged and deleted by someone but this is my honest experience with Pacific Shores.I moved into PS in November 2012, great location and cheap move in deposit. This would be a choice I would regret immediately.The gentleman who signed the lease assured me that parking passes are limited but that they would be available online 24/7. This was very important to me because I work the same hours the offices are open and if you have a visitor you dont always know by 5pm. Three days after signing my lease they put a note on my door that parking passes are only available through the office during business hours. I spoke to management and they let me know that they couldnt control the passes so they decided to change the policy, I explained my situation but they didnt care at all.The apartment was newly renovated, but poorly executed. Moldings falling off, paint over paint, over paint. Cheap end appliances and poor workmanship. (I didnt get to see my place until after I signed the lease)Water, you can here your neighbor use their toilet and shower clearly in your bedroom each morning and night.Smell, on a summer day you can smell the garbage dump trucks down the street.Dogs, Barking some 24 hours a day. No regard by management. (Poop is around, not terrible but watch your step).Parking, My car and my girlfriends car were both towed by PS. They dont even make an attempt to notify me. My car was towed when I parked in a guest spot while trying to get a car removed from my spot. (They dont even keep residents license plates on file, they just tow and go) No remorse. $300 each time.Move out, Bill contained very little detail. Didnt show my deposit or utilities paid. Called 3 times received no response, contacted by a collection agency a month later. Had to pay them just to get them to go away. Contacted PS again, they gave me a different phone number, the number I should have received immediately. PS told me too bad, just pay the collection agency.This place is the cost of a high end apartment complex without the high end luxuries.Management, This is the kicker and why I moved out ASAP. They changed employees 6 times while I lived there for one year. That is embarrassing, the customer is always wrong. If they dont have to do something they wont.Maintenance. Fast response, friendly capable team (Too bad my water and electricity was out 5 times in a year)
Thea the manager is apparently too busy Wednesday-Monday to accept calls. Moved out 4/28, final bill report made 5/6, invoice created 5/10, mail out to me 5/16, received final bill from Pacific shores on 5/17. No problem right? Except on 5/16 we received a letter from a collections agency and their letter was generated 5/9, likely it wouldnt effect my credit until 5/28, the scary part is I travel 2-3 weeks at a time, so imagine I left for work 5/15 and was gone for 2 or 3 weeks, Id have a stain on my report. So now I have to pay this bill directly with the collections agency, because Im literally about to fly out of town for 2.5 weeks and the only form of payment PS accepts is cashiers check or money order, and they wont even extend the due date which states ASAP on my bill. Only clowns work there, theyre nice, but useless.Not to mention when I moved in there were termites, a ton of spiders, and wasnt informed Id be living right next to a kindergarten with kids yelling all morning long starting at 7am, with bells going off at 8am. the church/school wont be noticed unless youre coming down / heading south on Warner Ave, so coming from beach you wont even notice as a nice wall blocks it from sight during a Saturday quiet viewing.
Ha! Get this - and mind you I can finally laugh about this because it has been a year - but I am still on the e-mailing list for Pacific Shores. I broke my lease early due to consecutive thefts of my Harley-Davidsons hard bags off my Road King. PS staff would not only do nothing about it and went far beyond rude. Appalling really. Well, today there is a Word Document attached to the email that is a Crime Notice! lololololol. Well, it seems they have finally acknowledged the rampant vehicle theft issue at PS. *And Im talking about the kind where entire motorcycles are stolen right into the back of gangsters white vans! HB is NOT high crime for So Cal. But Pacific Shores IS. And when you become a victim of it, get ready. Wait till the PS staff blow it off while your family loses thousands of literal dollars to property crime. And then, when I broke my lease. Almost 3 THOUSAND dollars were paid in a lease break fee that they were unwilling to wave even in lieu of the crime.
I advise anyone looking to rent at Pacific Shore not to, this place is disgusting. When my girlfriend and I came in to check out the apartments, the leasing agent was a bit rude, he would just talk to my girlfriend and was being a little creeper as if I wasnt there. I didnt really care much because he was a square but it just showed how unprofessional it was there. They got us because we were in a bit of a rush to find a place and it fit the price we were aiming for. The first day we moved in, we had a lot of concerns regarding the BATHROOM, it was disgusting! mold build up on the shower door and the window, it was so bad we would complain to them often regarding it but they did not give us an answer to fix it or even cleaning it. We eventually had to clean it ourself but the mold would build up really quick, I think it had to do with old bath tubes and the insulation, it was just horrible. The wall are paper thin so we can hear our neighbors talk to their pets every night. The kitchen was done poorly, we had the UPGRADED apartment that just meant that they put in a little extra time to laminate the countertops with some cheap paper, it was practically just a big piece of sticker that was easily ripped off, because of the horrible insulation the countertops would peel off on the corners slowly. They would shut off the water pretty often, so far it was at least 5 times, and 2 out of the 5 times they did not let us know us ahead of time. AND OF COURSE! SPIDERS EVERYWHERE! not just those little long leg ones but the big, ugly, thick spiders you see in horror films. I would walk into spider webs every night and its appropriate for a guy to scream when it comes to spiders, right? Anyways, cars would be broken into often which is almost everywhere, its inevitable. But I had to call the cops one time cause I heard cars being broken into due to the thin walls. And yes! they raised the rent on us $300.00 to renew and an extra $1000 if we were to go month to month, It didnt matter because we were planning on leaving anyways. Save yourself and look somewhere else.PS. The tow truck guys are like ninjas, they know the ins and outs of the little street across from the apartment which is actually call The Slater Slumbs and trust me you do not want to get lost in there, these dwarfs will rob you for a 40oz.
