I moved into Beach and Ocean May 2020 and moved out July 2021.I was given a parking spot on a different level than my unit. This was difficult for me with getting my groceries from my car since the elevator was broken twice in the first 5 months I lived there, and it was broken for over a month each time.I requested a parking spot on the same level as my unit, and had to wait almost 3 months for it.When I moved in, my bathroom cabinets were scratched and needed to be replaced. I let Cindy know right away and she didn’t offer me anything.When she finally placed the order, I waited months for them to arrive. She gave me excuses saying they were back ordered due to covid. When they did arrive, 4 months after I requested them, they did not match the other cabinets. She would do nothing for me to fix this issue. I settled for cabinets taken from another unit that was empty at the time. I wish I had been offered those from the beginning and not had to wait 4 months for cabinets that did not match.My roommate signed onto the lease Early December, 2020. I asked for a second parking spot for him and was placed on a wait list. Each month I asked if a spot had become available, and each time was told there was nothing.We gave our notice to move out 90 days early, and the reason we gave for us wanting to leave was the inadequate parking for our two cars. Immediately Cindy told me that she had a second spot for us. She only offered us the spot after we had given our notice to move.After we moved out, we patched up the unit, and cleaned it with the service beach and ocean offered for $200. Beach and ocean took an additional $119 for having to repaint the studio apartment.I gave them my forwarding address weeks before we moved out, and they didn’t send my security deposit to the correct address.The reason I moved into beach and ocean was the location of the apartment building, and the new appliances in the kitchen of the unit. I also was excited to use the amenities. Unfortunately, most of my time at beach and ocean, the amenities were closed due to the pandemic. I still paid the same for rent even with the amenities being closed which seemed unfair. They were closed from May 2020, when I moved in, until early 2021 a few months before I moved out.I have nothing else to say about beach and ocean.

I have had a very negative experience with this business. I applied online for one of their units a month ago. A day after, when I stopped by to confirm the location and outside view of the appartment, I witnessed something very unpleasant and disturbing that I had to cancel my application immediately. I explained that to the on-site manager and called the move-in specialist multiple times through phone and email and confirmed my cancelation. As it happened within the 24 hours, by law UDR must refund the deposit. After many phone calls and emails, I spoke with their move in specialist which she did not provide any help and simply asked me wait 2-4 weeks to get the refund in a mailed check. Now it is over 4 weeks and despite my multiple emails, voice mails and calls have not recieved any response from them.This was the most unprofessional experience I have had with a company. Obviously everyone hates their job in this company from onsite manager to the corporate staff....I am going to wait a few more days to see if they will get back to me. I will otherwise move forward with disputing the amount and come back to update the review.

Pretty nice and close to the beach. Its older than most apartments in the neighborhood, but it is a nice place and the keypad on the door is pretty cool.

Warning - Do not stay hereAs per other comments, this company is unprofessional and ethical. We like most people there moved in due to the location and the nice looking apartment and amenities. When we chose an apartment, we were told it would be cleaned before we moved in, yet it was dusty and with broken/damaged fittings.The manager Cindy is rude and the most unprofessional property manager I have met anywhere and seems annoyed that she has to interact with anyone in the building. How dare anyone ask for instance when the lift will be repaired after 6 weeks of walking up 4 flights of stairs.When you move out, they will claim you need to pay for repainting despite no damage and no paining done before you moved in. Also they say you must pay for their own cleaning company, again despite not cleaning before we moved in. They are just scammers who know most people just cant be bothered over a few hundred dollars.The apartment is noisy, especially on weekends when the pool fills up with non residents and their kids. There is also issues with constant smells of people smoking pot on the balconies despite a no smoking rule. You will also have to deal with fire alarms on a regular basis.Amenities are always broken and take forever to fix, this was going on well before Covid though that is the new go to excuse.This complex markets itself as a professional luxury accommodation but as can be seen by all the comments is anything but that and uses a veneer of luxuryAvoid at all costs

I have not moved in yet, but I can say that the Property Manager Cindy Lagunas and her team have been nothing but professional and a joy inmy personal experience so far. I will post another review in 3 month after I move in for all that are interested in an honest and fair review.

I lived at Beach and Ocean for 2 years and unfortunately, I cannot recommend the community. Overall, I had a mixed experience, but the community has been degrading in quality more and more over the past several months.The good:-The units themselves are quite nice in appearance and have many neat bells and whistle (smart thermostat / smart lock)-The common areas stay quite clean due to the hard work of the cleaning staff-The maintenance crew is responsive and fixes issues promptly-The amenities (Pool / Gym/ Study / Sky Deck) are nice when they arent shut down to COVID or over-run with loud childrenMixed:-Location is close to lots of grocery stores / restaurants and a short bike ride / car ride from the beach (only a couple miles to the main pier), but Beach Blvd is incredibly loud and busy street and I would not want an apt facing the street as youd never be able to have your window open without sirens or loud exhaustThe bad:- Despite all the gating and electronic locks, the building is not secure. There has been an uptick of car break in, bike thefts, and very sadly homeless sleeping in the stairwells most mornings which is not what youd expect from a luxury complex-They will nickel and dime you for silly things that most other complexes don’t charge for such as: ($20 to park your first car and $120 for your second, $10 to park your bike, $5 for parcel service or else you can’t receive packages). With the amount they charge for rent you’d think they can absorb or blend these costs in but they’d rather nickel and dime you-If you are a young professional without kids such as myself, I would highly recommend looking elsewhere unless you want to hear kids running around and shouting at all hours of the day.- As you probably see from other reviews UDR will screw you on your moveout deposit no matter how clean you leave the unit. They will even try to charge you for things that are nonsensical (in my case they tried to get away with charging my for carpet cleaning when my unit didnt even have carpet) they basically will throw whatever they can at a wall and see what sticks or hope that their residents are too tired / stressed form moving to fight them on it.To make this practice even more gross, I know firsthand that when I upgraded units, they charged me $300+ in cleaning fees for a small studio apartment and the new unit I moved into was substantially less clean than the unit I left behind. It’s a clear money grab by UDR and if you call them out on it they play dumb or are just unapologetic about the practice.-After your lease is up they will 100% increase the rent on you (even in the midst of a pandemic) and if you reject the rent increase UDR in their infinite wisdom will list the unit online for a LOWER rent than they offer you while offering 2+ free weeks of rent over the top. They try to take advantage of you being comfortable and not wanting to move but are willing to take a loss if you call their bluff.TLDR: Don’t be fooled by nice modern looking units, there are much better places to live in the area.

The manager Cindy Lagunas is very unprofessional and rude. She seems to be bothered every time someone complains about something. Whenever I had to go to the office to ask anything, she seemed annoyed. Not only she is rude but also very inefficient.The amenities rarely work. Jacuzzi and fireplace are always broken (way before the virus), the sundeck whole entertainment tv and music has been broken since I moved here (more than a year) and whenever I asked, her answer was just: we are working on that. Seriously? How long does it take to fix something like that? Why they charge for luxury apartments when nothing ever works?Residents I have spoken to also agree management is terrible. Not not mention that there are also homeless people sneaking in and sleeping in the rooftop and taking showers next to the pool. Good luck for future residents!Wont recommend UDR to anyone in the future, specially because customer service is terrible!

STAY AWAY. Dont be fooled by the superficial look of these apartments like I was. My apartment has now flooded twice (both with enough water damage where the apartment was unlivable). Water was literally pouring out of my kitchen light fixtures and down my walls. Apparently, no (zero) preventative measures were taken after the first flood. Preventative measures are now being discussed after the second flood but they warn that future flooding is still possible as the pipes only last a certain number of years (mind you, this community only opened in 2014). STRIKE ONE. The fact that my apartment flooded during the stay-at-home order issued for this pandemic was bad enough but was made worse by the employees who entered my apartment and interacted with me without any PPE (reminder: during a pandemic!). STRIKE TWO. Cindy Lagunas (community director) and Ricardo Alcala (the director of all of UDRs HB properties) have been careless and heartless. Aside from rushing repairs, they badly mishandled this situation. The same goes for Courtney Zamata -- more robot than resident relations manager -- because she only seems to spout UDR talking points. STRIKE THREE. (Special acknowledgment for Francisco, who provides excellent maintenance for the community). If I hadnt renewed my lease before my apartment flooded a second time, Id be gone in a heartbeat. The convenience marketed by Beach & Ocean/UDR is an outright lie. What could be more inconvenient than having to temporarily move out of your apartment twice, once during a pandemic and stay-at-home order, and being exposed to 10 individuals (some without PPE) while trying to self-isolate? Anything would be better than this. Crossing my fingers my apartment doesnt flood a third time before my 12-month lease is up.

Updating Original review.... move out process was a disasterWhen we moved in... the condition of the apartment was very dirty with a large amount of pet pee stains all over the balcony which caused a bug problem to the point where they needed to re-paint the floor of the balcony and it still didnt fix the issue.I just moved out of this complex for a job change in a different area... and now UDR is holding me accountable for the charges associated with cleaning. The apartment was left in great shape when I left it (spent 4 hours cleaning it with some help... not to mention it was very dirty when we received it) but it is just wrong that they push all these cleaning charges onto me, which conveniently totaled out to be a little more than the $500 deposit amount we put down upon move in.Also... keep in mind that if you/when you move out cleaning/repainting fees will be pushed onto you since the complex does not professionally clean the apartment upon move out for a new tenant... at least not on their own dime. I hope no one has to deal with everything I just went through.Make sure you take photocopies of all the documented issues on the move in sheet, because they will conveniently lose your move-in sheet and say all the issues you mentioned arent documented on your account... despite having countless email threads with the front office documenting all the issues (with pictures!)Unprofessional, and just terrible treatment of tenants

My husband and I absolutely love living here. The location is great and the building is always sparkly clean, thanks to the amazing cleaners who work so hard each and every day. The amenities are outstanding and state of the art. The staff are so accommodating and aways willing to help! Highly recommend

Lived here close to 3 years (from property opening to 2017) and I would highly recommend it to others. I faced the pool so didnt have to deal with Beach Blvd and all the noise. For me, it was worth the premium to go with a pool-facing or courtyard-facing unit. Staff was exceptional - they treat you like family and genuinely care about your experience as a resident.Id say the only downside is the property is no longer brand-new and as such newer residents dont seem to have the same level of care in keeping the property pristine. But thats a people thing not a Beach and Ocean thing. The living spaces are indeed on the smaller side. If you want more square footage, nearby Elan may be a better choice.Overall, highly recommend and it truly felt like home during my time there. Lovely amenities, great community of neighbors and exceptional staff (thank you Amy, Chris, Jose and everyone!).

Chris and Juan our maintenance magicians are incredible! Also Amy is so kind and sweet and always helps as much as possible. Beautiful location and grounds. The best amenities. Would recommend to anyone and everyone! Bike ride to Main Street, great location if you love to run as well. Also across the street from Albertsons and next door to La Capilla. Love Beach and Ocean!

For everything this place markets itself, I was disappointed and didnt feel like I was living in a luxury community. Id compare it to some of the times that Ive stayed in a Marriott, which isnt terrible!

I dont even know where to begin. I lived here for a year and wish I had never moved in. Young office staff that is rude and on their personal phones half the time you walk in, thin walls, other residents are rude and throw their cigarettes buds all over the complex, claim to be pet friendly but they only have one TINY area that has artificial turf for dogs to go to the bathroom on which also smells horribly of dog feces, homeless people like to hang out in front of the building and yell harassing things at you. The head maintenance man is horribly rude and degrading. No bathtubs, tiny closets-hardly big enough for 1 person, and if you end up with an apartment facing Beach Blvd expect to hear traffic at all times. The only positives of this place is the convenience to the beach, outdoor storage on balcony, and the cleaning staff and Jose are wonderful. The amenities are just alright-you can find the same stuff literally at any other apartment complex for way cheaper. I dont know how they classified this apartment as even luxury besides how much they charge.

This apartment is exquisite and luxurious. in my experience, i enjoyed visiting the cool and relaxing top of the building; and actually hang out on the roof by having the option to grill up a bbq, lounge around watching tv and use wifi on comfortable modern-day chair/couches that almost immediately made me fall into a nap from how comfortable it was, or simply appreciate the gorgeous view of a sunrise or sunset over beautiful Huntingron Beach, California. :) Im looking forward to the opportunity to use the 24 hr gym and dip into the refreshing pool the next warm summer day.
