By his choice, I know and am in contact with the owner but am able to get most issues resolved without the intrusive step of contacting him. As the original resident, who is working to minimize expenses in the interest of early retirement, I have taken on housemates. I have been pressed with the efficiency with which TrueDoor representatives such as Bette,Sandra, and Mary process applications for my new potential housemates. I’m a property owner who has paid True Door to manage & maintain our rental property for the past 10 years....and they have failed miserably. I absolutely could not rate them lower. They rented our house to a tenant with a poor credit rating & didn’t bother to check his references or even verify his income, & he did $70,000+ damage to our house. They put the electric bill in their name (Continuous Service Agreement) but lied to us about contacting Edison to close the account when we sold the house...& we got stuck with an $1,100 bill. I’ve reached out to Kyle Thompson (one of the owners) to resolve this bill but he still continues to ignore me. The rep assigned to our property, Richard Mills, has been virtually impossible to reach. He never answers my phone calls & I have to email or text to get a return call from him. He is always “in a meeting”. Repairs were initially done by their subcontractors, but that got them in big trouble & they lost their real estate license for fraud, negligence, secret profits, volume discounts & trust fund violations. The gardener they hired didn’t show up on a regular basis & turned our yard into the worst looking one on the street. They misreported our mandatory withholdings to the state & I had to retain an attorney to get our money back. Their own maintenance company is incompetent & unable to complete simple repairs—-although they charge me for them. They did, however, offer to give us a month’s free management service if we’d leave a positive review...so probably a good chance that’s how they are getting favorable reviews —they certainly can’t be earning them. This is NOT a company you want to handle your valuable asset.

Sr. Agent Bette at True Door Property really impresses me with her knowledge, experience and professionalism. She cares about what client needs and how they feel about the service they get. She makes herself available to her clients whenever is possible to answer their questions and address their issues. She has been in the industry for a long time and earned a wealth of expertise. I would not think twice to reach out to her for anything relevant to property management.

Recent winds knocked our side gate down. My landlord and property managers chose Carlton to take care if the gate. Im glad they did. Carlton did a phenomenal job creating a sturdy gate that matched the current fence. He and his wife who work together were very kind and professional.

Just got a lease renewal, and this fee was included. Not sure why I, as a tenant, have to pay for any of this:Technology Fee: $33.00 (1.5% of monthly rent. This covers a portion of the following costs: software, tenant smart phone app, online maintenance requests, cloud storage for lease documents & property inspections, esignature, webchat, self-showings, 24 hour maintenance and emergency line)

I was a tenant living in a condo unit managed by RPM Coast working with Deanne & Hendy regarding my needs relating to the unit during my stay. From start to finish, they were very responsive & definitely went the extra mile to help me with any questions or concerns along the way. It felt like actually communicating with human beings that care about who they’re working with. You can tell that their priority is your satisfaction. On Jan, we had contract with Truedoor Property Management to manage my house because my friend recommended this company, after that Bette Loyd contacted us as property manager. After she found a tenant, she told me the day tenants will move in but she did not give us the contract between tenants and owner. We did not know how the contract was, did not know anything. So we cancelled with Truedoor. Now we moved back to Progressive PM, they managed this property before, but on many websites Bette tried posting incorrect information,.... I tried to find out who posted that, why did she do like that.

I have been a tenant of RPM renting units from a property in Laguna Beach for just over two years and while there has been ups and downs, I’ve had a very positive experience with most employees and nothing but exceptional service from Natalie Quinn.I really appreciate the way the RPM operates their organization from a business perspective as well as from the personal tenant perspective.Each listing RPM has is equipped with great details and photos and I loved the self-guided tour option on both of the units I have rented in Laguna Beach. The self-service client portal is fantastic for submitting rent payments, lease document storage, submitting maintenance requests, and just keeping in good communication between the property and the head office.Most recently I’ve experienced a bit of drama with a leak in the kitchen in the unit next door to mine. The property has many intricacies that a tenant such as myself would not be aware of so I was so grateful when Natalie was assigned to manage the rehab project. She has been warm, empathetic, detail-oriented and an absolute pleasure to deal with through the process - helping to coordinate several different repair and insurance contractors through the scene and keeping me calm and reassured it would be handled well in the process. I work from home and then also in San Diego some days so it’s been priceless to have an advocate like this within RPM.I am happy where I am in my current unit but if/when I feel I should move on, I will look at RPM’s listings first because they truly do an outstanding job and I feel like they really do care about the tenant’s quality of life.Thank you, RPM!

Hello Landlord, Want to get sued, please work with them. I have been a tenant with them for 3 years, they try to charge the tenant for miscellaneous over charges right and left.They call the maintenance on you without a request and blame you not maintaining the appliances without giving any instructions.They try to charge you for the carpet cleaning even against the California code after normal wear and tear.The fail to perform the pre-move out inspection after requesting multiple times.Well, happy managing guys. I have dealt with several property management companies in a couple of states where I have owned homes and RPM Coast is by far the best. I have been using them for 6 years so I have experienced some turnover in staff as would be expected. This is why I am amazed that I have never had anything to complain about. You would think that within that time someone wouldnt meet expectations but that hasnt been the case. Every single person I have dealt with is professional, incredibly detailed in their communication and quick to respond to any question. In the event that theres a tenant issue or repair necessary, it is typically taken care of before I am even contacted. Hendy has been the Senior property manager we have been working with for some time now and true to RPM Coast form, he has not disappointed. As the property owner, you hope that your property manager treats it like its their own and in turn, finds and takes care of a tenant that does the same...RPM Coast delivers on that hope.

They are unprofessional when it comes to handling renters. The office staff is very friendly and informative, but their field and home owner reps are lazy. They wont respond to you for days and when they finally do, you get a polite email saying the owner has selected someone else. It took them two weeks to respond to us on our application, when we were one of the first people to apply as well as exceeding their qualifications for renting. I emailed and called multiple times, with hardly any response. I would hear we are still waiting on the owner. When it turns out they knew the entire time what the owner decided but wanted to keep the application anyway. Heres the best part, after they refunded our application fee and I told them I was really upset with how they handled this whole process...the home we tried to apply for was supposedly not for rent (since they selected someone). Well...two days after that I get an email saying its available to be viewed. All they do is collect application fees and lie and scam people. Dont try and apply, youre wasting your time and money. So sad that they do this to people, Im just glad I got a refund.

Have had no worries with leasing my house or the repairs of my house. This is the BEST company!!! I live out of state, and have had nothing but GREAT interaction. I am always aware of what is going on with my property. Sandra has been the best at making sure my tenants are taken care of, and also me!

Take the money and run is basically the motto of RPM. The amount of times weve applied and were told (after we paid them) Oh, theres someone in front of you was 3. Three times.Then this gem of a property management company decides to represent a gigantic piece of work that discriminates people based off of their looks. No joke, they not only back this person but did nothing to make it right or give us (the future tenants) any insight. These people are lazy and have zero care in the world unless its money...which is also strange since we were going to bring in a good amount of out.Well, whatever. This is to warn anyone that thinks renting from RPM is a good idea (its not).EDIT: If you want to make this right, offer me a full refund.
