The residences at Bella terra is a seemingly beautiful apartment complex. My husband and I liked our apartment unit when everything was working properly. My issues mainly fall with the company itself. Their poor management left me and my husband without AC for about a month during the summer of 2020 while there was a heatwave and a work from home order. Is AC not included in my couple thousand dollar rent? We know covid limited staff because the company probably let workers go during that time so we tried to be understanding but it’s difficult to work from home when the inside is 80 + degrees. We had a period of time where there was no running hot water and no running eater but that was for a couple days. We were asked to used communal restrooms while on the property of the place we called home. We couldn’t cook because we had no running water.Once we moved out we met with a maintenance worker for our move out inspection where we were told everything looked good. Then we got billed for paint and labor of an area that was indicated as messed up on our move in inspection along with many other things that were not indicated at our move out inspection, that they stated in our lease we have a right to ask for. We were trying to communicate with the company and even provided photographic and time stamped evidence of the property when we left. The first few responses were quick when they were indicating the charges but then we sent emails of our move in inspection and photographs to get those charges removed and nobody responded to us. We kept sending emails asking for updates but received no response other than a generic email stating if we didn’t pay the balance we would be taken to collections (can’t risk the hit to my credit so I paid it) I’m upset that the company stole money from me to fix damage that was done before I got there and there was nothing beyond normal wear and tear. This company probably has too many properties and does not know how to manage them. I would stay away from renting here. Don’t be fooled by their appearance and the quick access to all of the stores. I would recommend that you thoroughly read through your lease agreement (not that they use it as reference for anything). I wish you luck but I had a negative experience and I don’t want others to be treated this way. I lived there from January 2020- March 2021 and as of August 2021 there has been no resolution.

I was not in the area, and looked at these apartments online. I did an application and gave a $250 deposit to hold an apartment. When I went to look in person, the apartments did not look like their pictures and felt more like a hotel. I have a dog and there were no good places to really take the dog out on a regular basis. I let them know I was not moving forward and they kept my deposit, which I was fine with. A month later I got a collections notice for $74. They had all of my contact information but no one ever reached out. When I called to ask about it several times I never received a call back. The collection company said Bella Terra was saying my payment didnt go through for the $50 application (although it did go through). Although they never reached out, they did end up removing the collection when I went to pay it after I called them and left 2 messages.

First, these are NOT luxury apartments - I have never written a review, but feel compelled due to the negligence of front-office management and corporate during the pandemic. More startling is the total disregard for security at the property - peoples cars have been broken into, cars stolen, and when you try and contact the front office they either dont respond or give you the run-around - even when a police report is filed they dont hand over camera footage (a lot of residences have a suspicion that the cameras dont actually work in certain areas) - there are numerous fire extinguishers and elevators that have not been inspected/replaced/fixed.As others have noted, there are numerous maintenance issues with a under-staffed maintenance crew. This is one of the noisiest properties and management does nothing to ensure the quiet enjoyment for the residents. You will hear music blasting during at all hours, the gate is always broken - and the worst thing is it lets in non-residents who steal packages on a regular basis. Many residents have seen people prying open the gate or stealing packages and even after reporting it the rent-a-cop service they hired nothing is actually done to increase patrols/safety - again, likely because the cameras dont actually work and they dont want to cooperate.The all-in cost for living here is insane compared to the non-luxury service, as they add so many extra costs. They closed all the amenities during the lock-downs, but kept all the air-conditioning, lights, and TVs in them running! Youll notice a lot of reviews mention unsanitary conditions in the trash area and due to irresponsible pet-owners allowing their pets to 1/2 everywhere - this is sadly true and a real problem - you have to actively watch where you walk. The entrance to the parking lot looks like a jackson pollock - and the front office doesnt put up any signs or send regular notices about this (they send an email once in a rare while, but sadly that doesnt cut it for the prices charged).UDR is a publicly traded company, so their incentives are not aligned to assist. I will personally avoid their properties moving forward.You will never receive a human and helpful response from the front-office/corporate - only a corporate run-around - its incredibly frustrating and no one wants to have anxiety where they live on top of everything else they have going on. This is truly a take your money and run place and it should NOT be marketed as a luxury complex. Please read all the reviews and you will see how poorly run this place is - again, I dont like writing reviews, especially negative ones, but this one has been well earned. The front-office/corporate is wasteful, incompetent, and are putting peoples safety at risk. Would highly recommend finding another place to live - do a careful walk around if you do visit - sadly, doesnt look like front-office/management will be changing things anytime soon as these problems have been around for quite a while.

Bellow 1 star!!!! It’s the worst place I lived in ever. The most lazy and horrible management, their door office is closed all the time, phone is hard to reach andit’s hard to get in touch with them when you have a problem. Dogs can pee in front of the door anytime. Upstairs neighbor used thread mill very late at night or early morning depending on their mood and we have to suffer from it for months. There are cigarettes all over my balcony even though it is illegal to smoke in the building. It’s not safe for kids as well because the people living here are driving with very high speed in the parking structure and there are no speed bumps. It’s expensive rent but it didn’t worth it. If I could rate this place below 1 star, I definitely would.It is the worst place I lived in ever! The building is beautiful, the residents are friendly too, but you will face the worst most horrible management ever. A/C keeps breaking up, and they wont fix it right away. I need to submit multiple work orders and waste hours over the phone just to get a one fix done. I currently have an A/C maintenance work order since 4 DAY AGO, and no one fixed it yet!Please be aware. Youll be in a trap till the end of your lease. I never believed the poor google/Yelp reviews of this place until I did experience it myself.

I had my good and bad times here but mostly bad. Every other day, the fire alarm would go off. They canGo on for 30 min sometimes and it can happen in middle of the night, at 1am and sometimes as early as 7am. Most of the time when you try to get a hold of someone in the office, no one would pick-up the phone. If emailed, you would get a reply a couple days later. When putting in a service request, you would get people to come by whenever they can, even if that means a week later or never (I didnt get a reply to my service request twice). Dog feces is visible on the ground daily. For the price you pay, you do not get that luxury service you hope for.

Update January 14th, 2018:Run. My family is officially fed up with living here. The company’s priority is not your well-being, comfort, or even security, but that at the end of the day they make money off you.If you’re looking for security in the place you live, look away, because we’ve now had 3 cars have their tires stolen. The first 2 were about 2 weeks ago and then I got to wake up to another this morning (01/14/18). See the pictures attached to this review to know exactly what you’re getting into.At this point, you may be thinking, “there’s no cameras there, and it is difficult to catch someone”, except where there are cameras they do nothing anyway. People constantly let their dogs piss and leave it behind in immediate view of the “security” cameras and nothing has ever been done. Rest assured that anything anyone does, camera or not, will not be taken care of. Your money is what matters, not your family’s security.So now we know there isn’t any security, yet this rat’s nest will tow car’s they don’t like for the most inconsistent reasons. They claim 4hr electric vehicle charging, yet night after night nice non-electric or electric cars are left in the electric-only spots untouched, but then when an unacceptable car is parked there, I’ll watch them get towed over and over. People leave their car in guest parking every weekend when home from work. Yet, I get married and leave for my honeymoon to come back to find my car towed. Thanks for the honeymoon gift.So when you’re given the gift a tower car, or stolen wheels, rest assured that the office will gladly tell you how sorry they are, and do nothing else.Original Post January 2017:Im really torn on how to review the residences. On one hand, I love the trendy pool area and the fact that recently there have been a lot of free events for residents like cheese tastings, beer tasting, classy food tastings, BUT on the other hand I hate complaints that arent taken seriously, like the door to the public that is always jammed open with wood chips, or the warm gym because the fans are never on, or the immense amount of car accidents because theres no speed bumps in the parking structure OR the fact that a two-resident apartment gets one parking spot (which you pay extra for) and one guest spot so good luck having friends over and not getting towed. If youre visiting here, be very careful with parking and not getting run over in the structure, if youre thinking of living here be very careful with parking and not getting run over in the structure.

Leasing was disorganized, slow, and discourteous. In order to advance the process of the lease we were required to repeatedly contact the property and central office for updates. We were alarmed at the length of time it took the office to complete very basic steps in the process, how infrequently the staff would be available to discuss the process, how reluctant the manager was to share a direct line for questions, and how often our emails would go with long gaps in communication. Some of our emails never received a response.We advised the office team of when we would be present to pick-up keys, and were not sent the leasing agreement until the minute we arrived. Despite us asking in advance, the amount for the move-in payment (which was required to be paid via certified check), was not given to us until we were on-site to pickup keys, shortly before the banks closed. Interestingly they asked us for the check, to which we had to remind them they still hadnt told us the amount. Upon hearing this they needed to go back to the office to calculate the amount.The manager repeatedly refused to leave her office to discuss the lease agreement or move-in process with us while we were present. Instead an associate would hear our questions, go to the office to ask the manager, then call us on our cell with an answer even though we were present in the lobby. Toward the end of this stressful process, when we asked the associate for a small concession (amounting to less than a single days rent for the apartment) to acknowledge the fact that it had taken hours since we arrived (now being late into the evening), she again went back to the office to then call us to say the manager declined the request.Why employ a property manager who is afraid to have direct conversations with prospective tenants? The process, from start to finish, was executed so poorly we were convinced they didnt want us to move-in.This same commentary was submitted to their own survey. Dont be deceived by a form response to this review asking about what they can do to help. We already discussed it and the manager didnt care.

DO NOT MOVE TO THIS PLACE IF YOU DONT WANT TO LIVE WITH ROACHESTHEY VIOLATED THE WARRANTY OF HABITABILITYWe are living with roaches inside our unit for almost 3 months now. these are just a few of them here. pest control sprayed 7 times and we still see the roaches inside the unit. this is a nightmare this might be the worst apartment complex and the management in the nation. Manager of the property ZULLY CARDONA does not know anything with what she is doing. she keeps saying the same things over and over again.every 6 months people replace in the office and they dont really know what is going on. this is the biggest lack of management I have ever seen. if you respect yourself do not move here just avoid it you wont be regretted.I will update this reviewThank you for reading.

If I could give less then 1 star, I would. DO NOT lease here! They are super great prior to signing the lease, make everything easy, pick up the phone, answer your emails. And then you move in and everything goes down from there.Upon move in Feb 2020, there were a total 27 maintenance tickets we needed to put in for our apartment to actually be in living condition. Our washer/dryer didnt work. Our water filter hadnt been changed in 2 years. Our bathtub did not drain. Our window did not open among other things. The apartment was filthy! And when I say filthy, I mean our feet were black from dirt on the floors and our shower looked as though someone with dirt on their hands rubbed them all over the tub. Nothing had been cleaned prior to us moving in.Following that bad experience, the customer service is poor. The phone rarely gets answered. There are always plenty of excuses and lies as to why things arent fixed in a reasonable amount of time or even fixed at all.Even prior to COVID, the amenity spaces didnt work. The TV has not worked since we moved in. Neighbors have told us that it hasnt worked in over a year. That pretty fireplace in the pictures... doesnt work. Those BBQ grills... better think again if you want to use them... broken. So many lights on the property are out. We were given excuse after excuse trying to get a new bulb put into a lamp in one of the patio areas.Cleanliness is a joke. Even after COVID, the cleanliness has not stepped up. The cleaners actually told us that their hours have been cut. All amenity spaces are shut down, which is understanding, but no discounts are occurring and energy charges for amenities are still being charged on top of regular overpriced rent.Security is lacking. Their gates into the parking garage you are paying hundreds for are broken at least once a week. Your guess is as good as mine on whether those will be fixed in a timely manner. There are a few doors that lead to the outside that dont work properly and need to be fixed at least once per week, if they get fixed at all.For over 400 units, there is ONE maintenance guy on duty. The maintenance guys are wonderful but it does take calling downstairs many many times to even get them into your home and with the proper equipment and parts to fix what is wrong. Our AC was out for 5 days because management decided to replace our broken thermostat with a new thermostat to only find out this new thermostat was actually a used, also broken, thermostat.I normally dont leave reviews but after reaching out to Chassidy, building manager, expressing concerns, she has not replied to our now 3 emails in over 2 weeks. The communication is highly lacking and the attitude of management is aloof. Do not waste your money here. You will regret it and immediately want to move out.

STAY AWAY. Dont be fooled by the superficial look of these apartments like I was. My apartment has now flooded twice (both with enough water damage where the apartment was unlivable). Water was literally pouring out of my kitchen light fixtures and down my walls. Apparently, no (zero) preventative measures were taken after the first flood. Preventative measures are now being discussed after the second flood but they warn that future flooding is still possible as the pipes only last a certain number of years (I don’t know what pipes they have, but their lifespan should be more than 2 years). STRIKE ONE. The fact that my apartment flooded during the stay-at-home order issued for this pandemic was bad enough but was made worse by the employees who entered my apartment and interacted with me without any PPE (reminder: during a pandemic!). STRIKE TWO. Ricardo Alcala (the director of all of UDRs HB properties) was careless and heartless. Aside from rushing repairs, he and his staff badly mishandled this situation. The same goes for Courtney Zamata -- more robot than resident relations manager -- because she only seems to spout UDR talking points. STRIKE THREE. (Special acknowledgment for the head of maintenance, who provides excellent care for the community). If I hadnt renewed my lease before my apartment flooded a second time, Id be gone in a heartbeat. The convenience marketed by UDR is an outright lie. What could be more inconvenient than having to temporarily move out of your apartment twice, once during a pandemic and stay-at-home order, and being exposed to 10 individuals (some without PPE) while trying to self-isolate? Anything would be better than this. Crossing my fingers my apartment doesnt flood a third time before my 12-month lease is up.

This woman JoNeyl A. Ely that works leasing had me on the run around here for 4 days...once gave them all my documentation (Im a disabled vet) she told me she wasnt comfortable renting to me ?!? What the hell I put 750 plus put the electricity and got insurance there .. .. had to resubmit my bank statements 3 times till she told me she need to know what I spend my money on .... Ow man once I agreed to give them 3 full months of my private information just to tell me she did not want to submit my information she didnt feel comfortable... Blew my mind

Great community ! The facility is well maintained . The cleaning crew is meticulous. The amenities are unmatched - shop around and you will soon learn that you cannot beat the amenities here. The proximity to all the shops and restaurants makes living here not only convenient but entertaining .

THE ABSOLUTE WORST PLACE TO LIVE!!Over charge for last 2 months my usual rent is $3300 have to pay $4600 last month and $4000 month before. Place is good looking but is horrible quality everything falls apart and breaks. My air condition system hast worked only once since living here they attempted to fix it about 20 times unsuccessfully. I live in the 3 bedroom penthouse and hate everything about this place. Since living here been nothing but terrible service been locked out of my apartment over 12 times because a bad key sensor. They try charging $200 to let you in every time. If 0 stars was available i would be giving it nothing. I really do not enjoy anything about this place. parking is terrible, garage breaks every other day, everything falls apart, service is terrible, security sucks people been getting cars broken into, this place is not worth the money at all.BEWARE AND STAY AWAY FROM THE RESIDENCE AT BELLA TERRA WILL MAKE SURE ANYONE WANTING TO LIVE HERE KNOWS HOW TERRIBLE THIS PLACE REALLY IS!!!

You make an appointment to tour the site, but when you get there its a self guided tour. You text in all your information, then youre required to give ID and sign a waiver so you dont like hurt yourself or anything. No thanks. If thats the kind of service you get we dont want to live here.

STAY AWAY from UDR properties!!This was my second experience with this property management company and it was even worse than my first! The amount of rent you pay is not worth the BS youll encounter!The leasing staff is a JOKE! To get them to address issues, is like pulling teeth!Upon move in, there were so many things wrong with the apt., we questioned if it had even been cleaned. It also took several weeks to address/fix our move in problems!Auto theft is ridiculous in the resident parking structure, as well as people parking in your spot. Within the first 3 months of living there, 6 cars had been vandalized/broken in to. This included the stealing of tires/rims! I always felt a little uneasy walking to/from my car at night.The out gate by Costco is almost ALWAYS broken and is truly never fixed. The gate shut on my roommates truck as she was coming out and nothing was done for her. Complaint after complaint was made to management where she was met with: we (still) reviewing the video.Apparently a resident had a bug problem and they sprayed(?? - I question this because I never truly got a straight answer), but that attracted a ton of BEES - and I mean probably at least a couple thousand. Im allergic to bees and the several ways to get to my mailbox was covered in said bees! I addressed this with the leasing office for THREE weeks! No communication was ever sent out about them spraying or the bee infestation and I know I couldnt have been the only one in that complex with a bee allergy.Be prepared to see/smell dog pee and poop everywhere you turn! There are some seriously trashy people that live there because its a really big issue and maintenance either isnt there enough or just doesnt care!And the leasing manager just LOVES to talk over you and not listen when you have a complaint. She also LOVES to brush you off! Good luck if you choose to live here, but do so at your own risk!

With the amenities they have to offer and the pricing I would go elsewhere. Yes the ladies at the leasing office are very nice but there isnt much appeal to this noisy complex. Number of Parking spots depends on if its a one bedroom or two, $150/month for additional spots.

Cellular phone signal is terrible in my unit. We lived on the third floor and no matter what I have tried, we can never have an uninterrupted conversation inside our unit. Our cellular phones are our primary business numbers and business has been extremely difficult since our phones wont pick up incoming call 75% of the time when we are inside our home. We have contacted management office numerous of time to request a hassle-free transfer to a similar unit where signal isnt as bad. They do have a few units open that have great signal. However, no matter what options they have, we either have to pay a transfer fee or an overlap between 2 units which we shouldnt. We love this apartment and wish that management office would pay more attention to resolve our problem.EDITED: I got a call from a personnel at the office, Cheyenne. She said that she has been working with the higher office to resolve the problem and she finally did it. Yay !!!!!! This has complete changed my view of this place. It now get a 5 stars ++++ from me. Thank you so much!!!

I came by today to check out this place with my friend. It looks very nice on the outside and very close to the restaurants and shops of Bella Terra.We went inside to the leasing office to see if they could give us a tour of the facilities and model rooms. The lady inside the leasing office was occupied with talking with a resident? (not sure what they were talking about) but completely ignored us. We waited around for a bit and Im sure she saw us standing there. No acknowledgement or welcome to the apartments. I would think from a luxury apartment they would have more than one person manning the leasing office to take care of residents and future residents or they would be more friendlier. Both my friend and I left with a bad impression of the place. Although it looks nice inside, they lack the personal touch to welcome perspective residents.

I found a 2-bedroom apartment (Apt#2244) online at “Residence at Bella Terra” for $2043/month. Rent seemed very attractive to me, and I called the number listed on google twice to confirm the advertised price. Both times, customer service representative confirmed the rent of $2043 for me. I got excited and immediately filled out an online application, paid the deposit and got approved (paid the full deposit + application fee). When my wife went to check the apartment, Caitlin (customer rep) refused to show her the apartment, and told her that rent is now $2600. My wife got confused, and reached out to me.I spoke to Caitlin, and she said, “Oh, this is special housing which must be approved by the City of Huntington Beach.” Contradicting to what she said just moments before, she also said, “Sorry, rents are subject to change, so it is now $2600.” Caitlin kept changing the story over and over again. So, I asked to speak to the manager (Amanda) and explained the situation to her. Her explanation on this situation was that, “the pricing on the website was a mistake, and nothing else.” This story is, once again, totally different from what I heard from Caitlin 5 minutes prior!I told them that even if this was a mistake, Residence at Bella Terra should honor what was advertised on the website, which was listed without any additional notes or special comments. I have already paid and got approved for the apartment. They can’t possibly take this apartment back from me, or make me pay $2600/month. She was rude, and refused to help and proceed with the apartment. She kept insisted me to pay $2600/month.They were really rude to my wife at the leasing office, making rude faces and negative body languages. Amanda was using my wife’s phone to speak to me, and she almost threw the phone at my wife when she was giving it back to her. Amanda also said, write whatever I want on the website for review… how rude and insensitive to business..huh. These people are a liars, cheat, scam artist and dishonorable, they need to learn business ethics and straighten their act.At this moment, they have already ran my credit history, received my money But, the “Residence at Bella Terra” is not giving me the apartment. So what should I do now ?

The Residence is a big rip off.. Renters beware.!!we rented this place as a vacation home. We stayed there for a total of 5 times in 3 months. Not only did their units have all sorts of problems, they also charged me 500$ for clean up of my unit when I moved out even though I hired cleaners to clean the unit before I left. They are a bunch of crooks so Renters beware!!

This is the worst place Ive ever lived in my life. The staff are nice and attentive to get you in the door and when you sign the lease they are rude, unhelpful and do not care about your wellness. The place is always covered in trash as there is no cleaning staff that manage the complex. Caitlyn from the leasing office admitted that they did not received several messages I had left for the leasing office regarding a package they had been holding for 4 months without telling me (she said it was not their responsibility to let me know they have anything and that after a period in time they send it back) because the voicemails in the office were so backed up they no longer check them but rather, prioritize emails. Also, several times have we come to find that the front doors are not actually aligned correctly and do not fully close nor lock which would be a safety issue that they do not quickly nor efficiently respond to. Another issue is that their absence of sanitary maintenance causes fly and fleas infestations regularly especially if you are living on the first floor. The elevators always have food and trash in them and its easy to slip and fall on the floor over trash when walking to your unit. Would never ever again live here after my lease is up and its unfortunate that I cant even tell the manager that because the other leasing agents will decline your request to speak to her.

I agree with the others that have truthful and sadly enough very negative ifacts to report.It seems to me that the owners or UDR do NOT have any interest in their tenants and the rent that is paid at $3,000 and higher. For months I have lived there have been trash and safety issues. Just recently my car was broken into and vandalized - I have alerted the other tenants the best I can to find out they have been aware it has been happening for months and told me they have reported it to the front desk but nothing is ever done. I contacted the Huntington Beach police who met with me and agreed there is a FALSE SENSE OF SECURITY HERE AND THAT HE HIMSELF ENTERED THE GATE BEHIND ANOTHER DRIVER!.Very disappointing that the staff at Bella Terra has done NOTHING about the gross trash and FALSE sense of security and security breaches. If they tried they were blocked by UDR. Seems that UDR does not want to spend any money in investing in cameras, increased around the clock security and a more effective and motion security system at the entry to the parking garage. The gate remains open too long - I sat there myself for 4 minutes while anyone and everyone can enter.The trash rooms in the garage are GROSS!!!! - there needs to be a camera in there as a deterent. People just drop food there and sometimes the shoots are over loaded. There needs to be increase in monitoring and disposing of the trash as this is a health issue. And causes NATS in all of our apartments. They front desk and security allows growling and howling of loud barking dogs all day and all hours of the night and early morning. We cannot open our windows because of this 24/7 dog howling and barking extravaganza! - If you are looking for a safe, clean and peaceful place to live, unless Bella Terry Huntington Beach finally pays attention to detail other than collecting high rents, then I would NOT move here. It has been stressful and very disappointing.All tenants I have talked to agree - and a lot of the people I have talked to were moving out! - The managing of this establishment seems to be systemic of the culture of UDR because as we know it all starts from the TOP AND ROLLS DOWN HILL.

I lived at the Residence at Bella Terra from 2015-2016, I am a Creative Director for an international automotive manufacturer and Ive been a renter in good standing for over 25 years and have never been treated so poorly by any property management company in all my years of renting! UDR is down right deplorable with the way they run the property. The parking is so bad that even with your vehicle being registered with the office, your vehicle is still subject to tow if you are in a visitor spot, and without any warning. They have very limited guest parking and youre not allowed to park overnight anywhere within the Bella Terra property. I have and countless other residence have provided management with alternative solutions to the parking problem with not one response back from management. UDR has zero concern for the residence and they charge you for absolutely every little thing. If you leave trash outside your door, even if its just to run to your car and back, theyll charge you $25, if you have a 2 bedroom unit, you only get 1 assigned parking spot unless you want to spend an additional $75/month. You have to pay for trash, water, gas, electric. The amenities are constantly needing maintenance, and unusable. So the premium you pay to live in a so-called luxury apartment comes with the more problems than its worth. Do yourself a favor and stay as far away from anything UDR!! #UDRFACISTS

Ive been complaining the neighbor upstairs since i moved here and they never did anything about it. thin walls and very loud in here and absolutely not worth the money they ask for.
