I love my apartment and the location. I feel safe and the area outside is always clean. I have great neighbors and have all my concerns met with office staff. Maria has always been available when needed.

We lived in this apartment complex for many years. Theres been many changes around the property from my perspective they are trying to make it better. I am really going to miss Maria and Emy they were always so helpful.

My experience at Waterford Grove has been exceptional. From the moment I walked in I was met with friendly staff. Given a tour of my potential unit and I feel in love!!!! Spacious floor plans and unbeatable prices.. Mrs. Olga helped with all of my needs, once I was approved for my unit she then again showed me my new home. There was a small issue but Mrs. Olga came through for me and went above and beyond to fix what the issue so that I could move In the same day.. I was also gifted two beautiful items which was unexpected. I have never had that happen at any other place I moved too. I’m excited to be a resident and would recommend to anyone looking for an affordable beautiful apartment.

*CURRENT RESIDENT*I dont like how im paying 40 dollars for valet trash just for them to only take it 2 out of 5 times. I GET THAT THEY HAVE RULES BUT THERE IS ONLY SO MUCH I CAN DO. Our trash is always in the bin closed.. no leaks ..worst case scenario they have A LITTLE WEIGHT TO THEM but still easy to lift. Why are the trash valet ppl not doing their job??????

New management (mrs Nancy) is trying to help turn things around. Had some problems but she’s working on them thankfully. Hopefully the complex will turn into a 5 star compelx soon.

There is mold in a lot of the apartments. Water gets in the window after it was reported and fixed. I’ve been towed twice here as well as family members visiting. A lot of old junk cars that don’t won’t taking up spaces and employees parking in the same spot for months so that about them not abusing the parking spots is not true. The trash has to be dumped on the floor until someone picks it up allowing cats to run wild and leave trash everywhere. Their dumpster is a hydraulic crush that no one uses and trash piles up on the floor so why even pay for the dumpster? Parking is definitely needed they let hard working ppl cars to get towed and pay $280. It’s unjust.

I would 100% recommend this apartments they are very clean, family oriented, i needed to move immediately and mrs Olga and Emmy made it happen in a few days! They showed me my unit right away it’s spacious and very clean and move in ready, also the whole apartment complex is very clean

I am living in this community since more then a year now and beside some understandable difficult due to the old buildings and to the fact that we are talking about more then 500 apts, I can definitely recommend this place. Unit are quite big and everything is functional. When I had submitted a maintenance request they took 2/3 days but it was ordinary maintenance so it is acceptable. In particular I wish to mention Miss Olga who is always very friendly and extremely committed to give help for all your needs. The office is doing a really good job improving the community. My only complain is regarding the gate. It should be fixed.

Ms. Olga was awesome. Got me moved in and settled. Answered all my question and made sure I was absolutely satisfied. Ready to enjoy my new home.

Run do not fall for false promises that you pay for. Always dirty people that live dont care about leaving their dogs out barking or blarring tejano music in the parking lot drinking all night long.

I have been calling the apartment office for 2weeks now and no one seems to pick or return calls. I want to rent an apartment, I have the money to rent and I dont owe bills.Finally someone picked my call and I appreciate the representative

Give it a 3 I lovey little area only problem is1.Parking(Cant have family gatherings because theres limited visitors parking *0*2.You pay your utilities threw them and if you have 4-8units in your little block you spit it(Im hardly ever home yet I pay a hella a lot)4.you have to pay your bills and rent together by the 3rd!!(I have a 3 bedroom comes out to $1450)5.They take forever to fix things and that because you have to constantly remind them.6.The sewer pipes busted and it took 2weeks+to fix7.If it rains WE FLOOD.8.We have laundry rooms that are never open9. Dumpsters and always spilled ..looks like your living in a dump(There fixing that looks nice.)10.The Potholes are everywhere in the parking lot always have to get patched tires or new ones due to hoodlums putting scews in the Potholes😤😤11.Roaches,rats the sizes of cats(I exaggerated on that one🤕) and bedbugs..I dont have any but the neighbors down access from me do,they tree a bed filled with them..12..okay the last Your home will be as clean as you have it...I love my apartment just not the outside and its surroundings...New owners .they have potential1.Should give them till 15th to pay utilities2.Fill in Potholes.3.We need more parking!!4We need to have a place to have a Childs party.5.We need more Lighting(There are areas with no light!!6.If were paying for Sewer and pest control in our utilities,I love my apartment and I cant wait for all the new amenitys.

Great service the office staff is super sweet, fun, and helpful Olga and Alina helped me set my application up quick and made the process super easy was able to move in within two weeks can’t wait to be a part of this community :)

I have been living in this community for about 2 years. And when I tell you they are God sent honey ! They honestly work with you have completely understanding of any situation. They will go out there way to help find different resources that will help you from rent to food to work and etc. They really stand by there logo. This community treating there residents like family!

During the pandemic it has been a difficult time, but we have seen the effort of the Waterford Grove team who have organized the very good food truck. We thank you. Have a merry Christmas, God take care of you and bless.

I dont know I have mixed feelings honestly. ladies in the office are very nice at the time of call or conversation, very helpful and attentive AGAIN during time of conversation or call. My move in was very smooth. Nadia helped me alot. She is very professional, ALL of the ladies are. BUT I have already had many issues. Many work orders have been put in yes they were attended to, WAY LATER after constantly having to call apparently because per whoever i spoke to in the office stated they are contracted with people who half do their job because they do not get paid enough and that there are other people that have 20 work orders and they are to busy that did not make me feel any better because now i worry how any work order will be handled now. My place is very nice but there is alot of work that should of been done before i moved in. been here a month and I still cannot get comfortable or have not felt at home. Calls are made when issues come about but it takes forever to get anything done. I am still waiting on my shower door to be changed that i have complained about 3 different times, maintenance did not do a good job at all preparing my place. I had to clean caked pee from the previous tenants off of both toilets upstairs and the one downstairs my shower door is so dirty at the bottom it looks like caked dirt and mold at the bottom the person who I think is the maintenance manager even came out to inspect, well that was a week or 2 ago. I really hate to make this review because the people in the office are so nice but I am only a month in and already tired. I paid almost 1400 to move in and my rent is 1075 plus whatever the extras are and lights.

The office is doing a great job. Thank you Vilma and Maria for helping me with all my issues. I like my apartment it is quiet and peaceful.

Ive called many times about the trash being dumped and managent has done nothing about it.

I loved how simple they made the move-in process. Olga in the front office definitely went out of her way to help my family get into a unit we enjoyed. The environment is Very relaxed in the complex, and my son absolutely loves the Kids Club after school program. I do as well gives him a chance to hang out with kids from school in a safe place. I would recommend anyone with a small family to apply here. Thanks Olga!

Great apartment community! New owners have completely renovated the property. We get food trucks every month loving the new management. All work-orders get answer I have no issue get that done. So excited loving the NEW MANAGEMENT they really care about Residents. I have NO ROACHES in my apartment I been here 3yrs.Maria Calderon one of the Resident Relations Coordinator she listens to you with empathy and takes quick action. you can depend on when something needs to get done. The groundskeepers and other staff are extremely friendly and Im always greeted with smile. Keep up the great work.LaTara 😉

I was reluctant to write a negative review but ENOUGH IS ENOUGH. Ive been here over a month and have had the worst experience EVER. Starting with today. Its Christmas Day and we cant enjoy it because our air went out last night. I called the after hours service at 8a.m. and have called back 5 Times. Was told they finally spoke to on call maintenance at 11:30, but is now past 2p.m. and no-one has come. I have 2 small kids whom both have asthma. There are no fans downstairs so we came upstairs to the bedrooms to open the windows, but one of the many stray cats tried to come in (they are all over the property and they stink and look diseased but people feed them so they wont leave..we cant even enjoy sitting outside on our patio because our furniture stinks from them sleeping on the chairs..plus one crapped on my car). Its 80° outside, but 86° inside my apartment. I also notified management multiple times that 2 windows not have locks, and maintenance came out and instead of replacing the locks they installed clamps onto the window frames. Ive reported many maintenance issues that have not been taken care of.I found this apartment online and ignored all the negative reviews because was told they are under new ownership and have made many changes. I set up everything without seeing the apartment first because was out of state, but was told I was getting a 2br 2 1/2 bth upgraded unit. The upstairs bathrooms are divided by the tub that has a door with access to both sides. I saw pictures online of a kitchen with granite tops and was told yes it would have that, but instead the tops are painted to look like granite. Was told that because I had already signed the lease online, I could not move to another apartment. Although was told my unit was an upgrade, I may be able to move to another apartment in 6 months but will loose deposit and have to pay another plus more money for the upgraded unit. I was never told that the gym, splash pad, and other amenities that are pictured on the website, was not available. Was once I moved in that I was told that those things will be coming soon. WHY PROMOTE SOMETHING THATS NOT HERE YET? Although poop bags are available for tenants, there is dog crap outside my door all the time. I could go on and on, but Im tired of typing and there are too many disappointments to name. The staff are very nice, and Mrs. Mary (in the office) is one of the nicest people Ive met in Houston, but if I could get all of my money back including the money Ive spent on Uhaul, I WOULD! Dont take my word for it, read the reviews and look around the property first before signing a lease. It angers me that I have to pay full rent but not getting full service or even a discount for my dissatisfaction. Im a patient man and can see they are making progress, but feel as though the focus is on planting flowers to make it look good for new renters but not taking care of the ones they already have. My families comfort and security is my priority. I had a security system installed because I dont feel secure in a place Im paying nearly $1000 in rent and hidden fees to live in.

Apt is beautiful and my leasing agent emy is awesome I would recommend this complex to anyone who is looking!!

From the moment I took my first tour, I knew this would be home. From the vibe, the presentation of the property, along with the many great amenities. Olga took an already great experience and turned it into a thrilling excitement. Starting with her warm welcoming smile to her pleasant tone, she made me feel at home and as if she really wanted me to be a part of the community. So far all is well with my apartment, it’s spacious, quiet, and conveniently located. Thank you Olga and the Waterford Grove staff.

I’ve been living here for a few years and staff has always been Friendly, caring and helpful! My maintenance request have always been taken care of almost immediately. Ms. María and Vilma truly go above and beyond to help resident who have been impacted by this pandemic. I’m truly thankful!

Sorry but I’m rating them low cause they don’t know how to come fit people Ac and, the lights be coming off, the pool never open .When we first got this apartment there was a roach Ik it wasn’t us cause we just got inside so, they don’t clean up well and, some of the doors to people houses are mixed up so, I don’t think this will be a good choice and the parking spots are out of order and if you park some where they will take your car it and you have to pay to park if you don’t live here and, if something is broke they won’t come fix it in a flash probably gonna take a week or 2 for them to come . I’m happy we are going to move some where that they appreciate there customers Cause, do pay our bill and they don’t even know how to be good workers they really need to let us stay here for free. The office people don’t care every time something is broke or messed up the office people will tell you to write a report on it so, they really don’t even care every time you call about something they response is write a report so, they might be nice when you walk in but when you start living they not gonna care about you not more.

I have too really appreciate the team and effort that they all have gave me when I first step into that office, I felt welcome and comfortable like I do at home, also I want to appreciate to Vanessa. She is very clear with her words and information. I only stopped by to get information of the apartments, and she left me with a good first impression of this place, also with a good team to finish it off, makes it a great place and community.

Waterford Grove is an awesome apartment to live in. The staff always makes me feel like family especially Emy, he’s the best and very nice and takes care of me.

I like the videos they upload . Good information they give out and they willing to work with you and listen.. so far so good. I like the apartments.

So I love these apartments...best safest place ...no joke .. plus I love that I get daily messages from the office on everything they have going on ..thank u for keeping me informed.....Thank u for movie night had a great night .with the kids ...

These are worst apartments I have lived in constant gunshots right buy our bedroom windows. Maintenance is worst I have dealt with for last month I have called reporting a column in parking spot about to collapse on my luxury car not to mention the apartment its holding up. Moved here on quick notice to help sick mother but Im not sure these shouldnt be condemned stay away not place for families

Edit: They are slow to respond to emegencies. I am changing my review, because they have new management now, but the workers will not come until maybe the next day if your AC goes out.. Our AC has went down twice in the last two weeks,, and we have to be in a hot house. I have children,, it is very dangerous. Also their website does not work properly. I was unable to pay my rent electronically which caused me to have late fees on my account. They would not waive the fees even though it was their systems fault.ALERT- THEY OVERCHARGED MY ACCOUNT FOR THE PAST 3 MONTHS, CHARGING ME DOUBLE FOR EVERYTHING. This includes rent, parking, water, and electric. Imagine logging into your account every month, and seeing double. In return they take it off, but I wonder if they do this purposely. I have to literally call everytime for them to take it off. Their new system since new management changed everything has caused so many problems. Plus they went up on rent, and these apartments are ran down, they are not worth the increased price, do not be deceived. Find somewhere else to live.I am happy to say that this apartment complex serves well. They go over and beyond to accommodate the residents. If something is not getting done correctly just call the relations manager, everyone is more than willing to help if there is a problem. I had a few things that needed to be fixed and they promptly got to it. They also give a lot, every week it seems like they give you an opportunity to get something nice. I never experieced that type of service at apartment complexes, so it has been nice staying here. It is a great family oriented community. If there is ever a problem they are are always more than happy to solve it.

Nice and spacious but service is kinda iffey

This is the worst managed apartment complex I have ever lived in. We moved from 20 hours away with the assurance that they had our apartments ready, they did not. Not only did they not have them ready but they were the wrong floor plans (we were renting 2 units) all together. After not being able to move in on the day we were supposed to, or into the floor plan we had discussed, we settled for a larger unit that was more expensive because we did not have another option.Since being here, I have had to make multiple maintenance requests for various things including the front door not latching. As I write this 3 months into living here, the door still does not shut. The property routinely floods and sometimes sewage will fill the grounds. Also, plan for the water and/or hot water to be shut off at least half of the days out of the month.As for their “amenities”.. The pool has not been opened yet due to not having a permit and they do not have an estimated date of it opening. They provide a MANDATORY valet trash service which sounds nice but for $30/month they will take your trash from outside your door to the dumpster. This is a mandatory fee that wasn’t discussed until we read it in the lease and asked about it. It is supposed to be nightly from Monday-Thursday but only runs about half the time and only items in garbage bags. They will not take boxes, grocery bags, etc.

RUN,RUN..DONT RENT HERE..leaking roof since Aug. Lights fitxures falling from roof in ur head to injure...Mold in the bathrooms...Dnt report they dont care. Its thanks giving with a leaking roof. Wld they live like this? And u cant owe a dollar.

My roof has been leaking almost a year now. And seems like managment could careless. Mold on my ceiling, pans covering the floor everytime it rains. This is really ridiculous. Looks like may have to take other measures. Just to keep my family safe. Im really tired of begging management.

2 weeks ago they sent me a message about the satellite antennas that I will remove those that are not authorized. That insurance was needed and pay a deposit of 100 dollars. I did it, I took out the insurance and paid the 100 dollars and today they took away my satellite antenna I went to the office to complain and the person told me that he could not do anything until Monday, the office staff is incoherent so what are you doing there

I actually needed to move in ASAP & Olga and the Manager, Manger Assistant, which I forget there names lol. But they moved me & my family when I needed on short notice awesome service very kind & professional. My AC was not working when I moved in and they serviced me the same day and got it fixed, fast response time. Very communicative with residents. As for Olga & The Manger & Manger Assistant very great people. The owner should be very proud of the employees I mentioned. I recommend to everyone looking for a place to call home. Ask for Olga

The staff went above and beyond in helping us get into our apartment. They made a stressful transition so much easier!

I moved here 3 years ago with my 2 kids and this move of ours was an impulse move. I had no time to research different apartment complexes. Main reason I chose this location was for the simple fact it is closer to my kids school and daycare. The first few months were rough, due to one of my neighbors being one of the bad apples. Parking was a nightmare ;people were parking in reserved parking . Now ad time past and slowly but surely things are changing for the better, Im very glad I made the decision I made. Where Im located its very quiet, my neighbors are friendly. Im minutes away from the beltway, I-10, H E B list goes on. The office staff are friendly and helpful with anything that I need. The apartments also offer after school activities for the community and have little appreciation nights. Overall I recommend the Waterford Grove!

I am very happy with this property especially Emy he is always so helpful no matter the situation. The folks there are all great and try very hard to make sure they can be of service in any way possible. I highly recommend this apartment complex. I moved in June 1st and been having problems with this apt since. Maintenance has not came to fix anything in the apt I have made several of maintenance requests, and have called plenty of times to see when someone would come but still nothing. July 3rd a pipe burst and it is now August 13th and no one has stepped foot in my apt to fix the pipe!

This place is so awesome. They work with you, and they care about getting you in the apartment. Ms Olga been so helpful and she’s a very hard-worker she stays on top of issues thank you so much.

Me and my mom have been living here for nearly a decade and we love it! We haven’t had any issues with roaches or leaks or anything of the like. The only issue is maintenance. Things get fixed—but it can sometimes take a while. Overall, it’s a very pleasant place to live in!

The inside of my apartment is good and they come fix my apartment fast when something happens there are problems my car has been broken into three time stealing some of my husbands tools and other stuff. There are some dark places that get scary to walk through at night with a baby. They say they have security but they were only there for a couple of weeks and now i don’t see them. But besides all that i like it here. Another thing is i paid trash for a month and no one ever came to pick up my trash yet they still charge you for it.

Mrs.claudia has been doing a good job there has not fixed in 4 yrs .since she became an employee in Waterford grove slowly but surely Im getting my apt .done except my carpet I had to pay $465. Because of my apt.been flooded out more than 10 timesThank you mrs.claudia

To charge so much money this place is a joke called the office so many times about black mold in my sisters apartment . She is sick from in healing the mold. Our van has been towed 3 times and we had a parking pass in the window. Worst place to stay and the manger is horrible.

I have been living here for a couple of months now. I have experienced some minor maintenance issues such as my dishwasher not draining water and my bathroom sink getting clogged. I was very happy with how quickly and efficiently these issues were taken care of by Julio from your maintenance staff.

Ive been living 6 or 7 years now and i love the office however I saw roaches every room and the pool wont open because of the virus :/

The people in the office are wonderful and helpful. The apartments are spacious and clean with easy to clean floors and walls. The neighbors are friendly. The amenities of a great neighborhood with everything you need close at hand. We are so happy to be here!

This place has a lot of good and a little bad. I think a lot of the issues that turn people off from this place are due to it being under-staffed. Ive dealt with worse office people, so far the people here listen even if they dont know what Im talking about. No place is perfect but at least this place is affordable and easy to keep clean. Ive lived here since October 2018- so far we are alright.

Very upsetting with Management Company that they have changed AC is not an emergency Now with this heat? Separate from always Having issues with Maria and Monica taking simple work orders down Seems like Recent managers and Old staff members don’t care about residents. Haha its funny that this apartment only reply to the good comments but to the negative comments, they dont even reply. Or at least they could say how can we resolve your issue. Definitely dislike the staff and people here. This apartment would improve if everyone working here gets fired and gets new management. That is why people are leaving from here. They wont resolve your problems in the apartment nor any issues you have with payments.

By far the worst apartment complex Ive ever lived in. My ceiling has been leaking for 3 weeks and the hot water is always off, when you call the office they either do not pick up or they just keep transferring you until you hang up. I definitely wouldnt recommend staying here.

It was fast and very professional. It was extremely impresive on how Nadia helped and answered all my questions and how she patiently explained the contract..very impressed...

My older and younger sister moved here a few weeks ago. I helped them during their search and moving process. Our top three were Zocalo, 3 corners and Waterford Grove. We picked this property mostly because of the location and amenities. My sister just got a divorce and she wanted to keep my nieces in the same school district, be close to church and family. As a little big brother I had the same concerns she did.Let me say that the agent that helped us Olga, was incredible. She won us over by answering questions we didnt even think of. Out of the 3 agents we saw during our search, she was hands down the most knowledgeable, professional and caring. Absolutely the best! She listened to us attentively and got us the right apartment. We were undecided on a 3 bedrooms townhouse or flat. She helped us choose the flat based on our needs and budget.The only minor negative was the trash we saw piled up next to the dumpster. They should invest in fencing the area or cleaning it daily. Olga assured us it was a temporary thing. Overall, this was the best location, apartment and budget for my sisters to start over. My nieces will go to the same schools and they love going to their afterschool program. I fully recommend them and Olga if you are looking for a place in Spring Branch area.

I’ve lived here for almost two years and there has been lots of improvements . Maria Calderon has always been a big help through my length of stay here. She very polite and caring .

I Love my Big Apartment. We have new Owners and Manager. They are up-grading the Complex. New paint, replacing wood, and etc.. The people at the Office has always been friendly and Professional to me. I like the way the Bills are together here. The last place I lived at I had Brilliant Energy and my electric bill run $350.00 in the summer and about $250.00 in the winter. My electric here saves me $200.00 in the summer and $150.00 in the winter. I dont think we should have to pay 25.00 for a parking space. But like I said I save on my Electric so Im not going to complain. The other thing I have and issue with is the Air Conditioner drains in the Bath Tub from the ceiling. We have security here so Ihave never felt scared of living here. Im Handicapped, since I moved in I complained one time about the lighting and having a hard time seeing how to get to the covered parking area and the next day they replaced bulbs and fix the ones in the parking area. I enjoy living here and making this Complex my Home. Also I had a death in my Family recently and I had to be late on my rent and the Office was so helpful and understanding.

I moved in over a year ago and I hated this place (seriously). They are now Under New Management and things are a lot Better!!!!!The office staff is wonderful and always polite not like before. The new Manager is accessible and willing to listen and making sure that work orders are done correctly. Now if they would lower my rent!!!😀 Just kidding..lol!!!! But for real tho!!!!😁 Ok, just a update!! This place is AMAZING!!!! Had a issue this afternoon when I arrived home from work, went to the leasing office and they are here fixing the maintenance problem. Thank you to the new management an awesome staff for doing your job diligently!! Happy tenant😀

If I could give this apartment complex no stars I would. From the beginning, these apartments haven given me problems. From trying to move in to right now, trying to cook a Sunday dinner. The day I moved on, I let the leasing office know I had an outlet in my kitchen that didn’t work. The maintenance man cane to fix that one and broke the other one on the right side of the kitchen, and now, today, IM THE MIDDLE OF COOKING, the stove had gone out. It has been nothing but problems with this complex. If your thinking about moving here, save yourself some time, and DON’T. This place is ratchet and nothing works properly. I’m really about to just blemish my record and break my lease. It’s THAT serious here. And I have only been here a month!!!!

Waterford Grove is a beautiful community with great customer service. Waterford Grove has great resident events that shows how much the management caresI recommend Waterford Grove community !

The apartments are really good but you can’t have visitors over because there’s never any visitor parking. They are being taken up by the residents who stand in the parking spot just so no one else parks there or they use another car to save a parking space there. The same cars are always parked there.

Ive lived here 8+ years and I would definitely NOT recommend this complex as a place to live. Living here not only means not being able to have visitors over because there are very few visitor parking spaces here, those are always taken by residents with no parking permits and its illegal to park on the street. But whats led me to house hunt now is the fact that I have been given this tiny dorm room size refrigerator. My full size refrigerator went out on Memorial Day and the on-call maintenance brought in a small refrigerator. He said I would have to call the office when they opened, which I did. I had to throw out food because what I took out of my old fridge couldnt even fit in that little thing. The multiple agents that I talked to all said they will get with the maintenance department for a full size refrigerator and follow up with me. Needless to say, I still havent heard from them and I still have this small junior, dented, scratched up refrigerator that buzzes. My apartment is 1400 sq ft, 3/2 bed/bath and this is ridiculous that Im taller than that fridge. Im just tired of compromised living, which is what youll have by living here. So, my advice can only be run like hell somewhere else. Dont let the decorative office space fool you, your apartment wont look like that or the pictures. You dont want to have to live like this. The fridge issue may be small to some, but its just the straw that broke the camels back.**Update** 7/25/18 - In response to the owners post, Ive made several attempts already to the office to resolve this issue. Each time, Im told that they will contact the maintenance staff and follow up with me. It is not my responsible to make the staff keep their word and follow up. I cant afford to jeopardize my job by constantly calling the office to ensure that they do what they promise. If youre seriously interested in making this right, I feel someone from the office should contact me, my contact information has not changed. Otherwise, Ill see the response from the owner as a smoke screen to give the public the perception of concern for the complaints among residents and truly deserving of a 1 star rating.

I love it here! The staff is amazing they always have a positive attitude. Maria is my favorite. She has been there from day 1! This is an amazing complex.

Waterford grove apartment is a wonderful place to live the staff is great an every thing I love living there they ate so respectful I lived here for two years an have no problem with anything they ate really great service.
