This property has the best customer service! The staff are extremely friendly and I felt very welcomed. I was very happy that Paige helped me with my move in process. I understood all the requirements and paperwork. The process was fast and smooth. I would definitely recommend family and friends to visit this property and move here. The office was neat and clean. I love it here!
Most positive renting experience I’ve had! I appreciated how professional and patient but as well as friendly the staff was. Amber showed me a wide variety of floor plans that we looked over till I found the right one for me and provided me with all the information needed so that I felt confident with my decision. So glad to call this place my home soon!
Toured this property and the property across the street but I decided to chose this property due to the cleanliness, staff & yard. The staff also was really great and made the application process super smooth! Can’t wait to move in!
I have been living here for almost four months and the experience has been exceptional. There are not enough words to express my gratitude to Andrew!! He was very helpful, professional, and patient during the whole process. The best leasing experience I’ve ever had! I’ve placed a few maintenance requests and they have all been addressed almost immediately. The maintenance team is very diligent, courteous and efficient.
I jst moved in not too long ago but I love this place already !! they made me feel at home with a nice gift and note at move in nd maintenance has been quick to answer some small requests .. i really like the food trucks that come every so often nd the pool is cool too !
Wow, when I tell you that there is no better place to live then I mean there is no better place to live! I have friends that live here and they ABSOLUTELY LOVE IT. There property is always clean, the maintenance staff reacts timely, and most notably the office staff is magnificent! You absolutely cannot underestimate the significance of having great customer service, and that is exactly what those guys deliver. I’m so excited to be living here soon.
As a Realtor I can say that this is an exceptional property, just minutes from the Galleria and the River Oaks District. Easy access to freeways and many floor plans to choose from. Very friendly and professional staff and the Manager its just great. Its a property worth recommending to my clients.
Quiet, clean, family and dog friendly community!
I recently transferred to a new apartment (nothing wrong with the old one-just needed more space! Honestly, all the apartments are super spacious.) Andrew was beyond helpful with the whole process and quick to return all my emails. I love the location and the amenities. The pool area is large and beautiful. Overall I have no complaints about the apartment complex. Maintenance is quick to resolve any issues and the security guard at the gate makes the complex feel safe. I definitely recommend the area!
Update: Shortly after submitting this review I was contacted with an option to leave my lease without financial penalty.I lived here for 4.5 years and at that time gave this place a stellar 5-star review. I then moved away for a year and came back. Since living here for the last 5 months, I would only give it a 2-star rating. If moving wasnt much pain and expensive, Id move out of here. But, I stay because I already know the deficits and downfalls of the complex.Pros:1) Reasonably priced2) Easy access to 610/593) Smaller communityCons:While my experience may be unique, Ive heard from other neighbors who share their equal concern about the direction this place seems to be heading.Heres just a shortlist of reasons why.1) Jorge, head of maintenance, will mark your request as completed even though he hasnt done the actual work.2) Partly because of this, many of my maintenance requests required 3+ visits. My dryer took 4 months before they switched it with a new dryer that worked.3) You pay for security but get nothing on certain days when a specific person is working. On 3 different occasions, guests have entered without this person even acknowledging them. There was a time when we had LEGITIMATE security, but that person no longer works with the security company, a shame.4) One time, at least 4 burglaries (if not more) occurred in my building within a 2-3 week span DURING THE DAY!5) Ive heard Amber (property manager) tell maintenance to do the cheapest repair and that theyll deal with the issue every time it breaks. She wont acknowledge you if you come into the office. Staff members have left because of Ambers actions. If there is a problem or issue, you can guarantee she wont be there to address it. Shell come in late or be out of the office and have her staff deal with you. If/when you do get the opportunity to meet with her, you can expect robotic responses and/or legal jargon, nothing that demonstrates shes actively listening to your concerns.
This complex is well located and has an appealing mix of layouts to choose from. With summer on the way, the pool will be a refreshing way to beat the heat. Shout to Amber for her patience answering all my questions; she couldnt have been nicer or more helpful!
This property is one of the best deals in the area! It offers great floor plans, a great pool, and the staff has been a dream to work with! I would recommend this community without a doubt!
We had our dishwasher not cleaning the plates and glasses but it make them more dirty than they were!! We put maintenance request they show up after a week and took them one minute to say it’s fine there’s no problem. So they put complete status for the maintenance request even though my problem not fixed!!!!! Sooo disappointed and sad that i have to do the dishwashing manually!!!! It’s our second year with this company but now I don’t recommend this place to anyone!!!!!
Great place and lots of amenities. A little while ago I was searching for a new place. unfortunately, my situation changed, but I wanted to make sure I left a review to thank Amber for all the help. I feel so bad after all the work she did I was transferred out of town. if I ever find myself in need of living accommodations in houston again, I will definitely be back. THANK YOU AMBER!!

I just moved in and I regret it already... where do I start. Dont expect any parking to be available near your building. You will have to park in the only parking garage they have available. For me, I have to cross the entire complex on foot every night to get home. So I dont feel really safe here. Another horrible factor is that the building is so old it cracks everytime your upstairs neighbors take a step. This morning my neighbors had me awake since 5:00am. Also no running hot water at move in. They left a 24 hour maintenance contact number in my move-in packet. Turns out its just the office number. So no one could take my maintenance order (around 9pm), when they claim to have 24 hour maintenance. I already cant wait to leave and I just got here. I deeply regret moving out of my old place. Do yourself a favor and find a better home.
Kimberly R was so helpful with the moving in process. She found a unit perfect for me, offered the move-in special that was going on during that time, absolutely no problems with verifying my dog as an ESA, and answered any questions I had even after moving in. I lived here for a little over a year and always loved it and felt safe. I only moved because I purchased a house but if I was going to continue apartment living it would definitely of been there. There is a security guard through out the night, Blanca is the best. I always felt safe! Maintenance is quick and all very friendly. The community is awesome, other dog lovers like myself, families that go out for a stroll, and active individuals that go running around the complex. The gym is small but you can get a good work out in there, pool is nice and big, and there is a small dog park inside of the complex that was very convenient. There is also another bigger dog park outside of the complex that is walking distance or 5 min drive. Perfect location to go to west u, galleria, uptown, etc. Most importantly, they didn’t give me any issues when I was moving out like other complexes do.
Moved in September 2020.As far as crime i know it’s hard to control, but here is my experience. Bought a new bike towards the end of January 2021 ($350 value) i locked it up in the parking garage bike area thinking it would be safe because the garage is lighted and looks relatively safe. I locked it up for the first time on a Wednesday night after using it and still saw it on Friday night when I got home from an dinner. On Sunday 1/31/21 i was going to bike ride with friends around noon and discovered the lock had been cut and my bike was gone. I called and emailed management, they told me there was no cameras in the garage that there was nothing they could do and just asked me to give them the police report number for their records.I tried posting this on the community wall as a warning to residents - for those that store their bikes in the same area and others that just happen to be in the parking garage alone at night to be careful. If there is a frequenting thief what’s to say they wouldn’t mug or harm someone in the garage alone? As a young female i would want to know what’s happening, so i felt i should try to let others know what happened. Management rejected post.A few months later, in March 2021 there’s been reportings on the community wall of car break ins and thievery in the same garage...i commented about my bike just to let people know things have been happening since January. Again management rejected my comment. Their email automated email said my comment was rejected “because there are cameras”. Ok so why is it when i asked there wasn’t any? I did try to reply back to that email and ask if the cameras were new since January but of course they sent me that response from a no reply email. Regardless it doesn’t change the fact that i am telling the truth and that was my experience - when i asked about it after my bike was stolen i was told there was no cameras.Just because the management doesn’t want to look bad they’re hiding the truth and it’s not appreciated cause it’s happening. Do they want someone to physically be hurt before they let people know the truth about the petty crime happening in the garage?And the parking is pretty scarce especially at night they don’t have much parking around the buildings and they don’t enforce the resident parking stickers...so there’s a lot of likelihood of residents having to use the garage often.Other than that i have liked living here so far, but I’ve been having to now carry a bulky bike up 3 flights of stairs cause i don’t want it stolen yet again. If management would be more transparent or put a safeguard in the garage to prevent the theft of bikes and other things that would be nice. I wish i had known the petty crime going on around here as that would have factored on my decision to move in.It’s a very pet friendly complex and the staff is usually very friendly and accommodating. They do take care of service requests pretty quick. For the price range and proximity to the city it’s a great deal. Prior to the parking garage crime i would say this place is amazing, but i don’t like the fact they are just trying to sweep the crime under the rug like it’s not real.

Awesome complex!The layouts are very spacious and the rates are very do-able. The location is great, most things are a short drive away.The pool area is very pretty and well kept up with. The gym is really small... but it has everything you need for a basic workout.Any issue we’ve had with our apartment has been fixed by maintenance in a reasonable amount of time.The apartment being gated and having security at night is also a huge plus!
I took a self guided tour on 11/7/20. It was a very easy process and I was able to speak with someone in the office during if I had any questions. Serena has been easy to contact and has made making a decision very easy. Im looking forward to calling the Marquis home soon!
This isnt the right place, keep looking (2 year resident)In the ads this place looks great but that wasnt our experience. I will give you a few reasons why this place isnt a good place to live, especially for families.Safety - numerous home invasions and robberies, at one point they were happening every two weeks or so. They only slowed down because of the Pandemic because everyone was staying home. Even after the home invasions, there was only one security guard (one person they hired would always be sleeping during the nights). I had to purchase a gun.Filth #1 - There was a dead racoon in the unit above us for months (maintenance person told us) and because of its carcass we were getting hundreds of dead insects trickle down into the lighting fixtures in our kitchen. We asked to get this cleaned but the dead insects kept coming back. After a while, we just let it go because we knew we had to get out.Filth #2 - In the building breezeway we would often find trash all over the ground. One time there were chewed up chicken bones up and down the hallway. It stayed this way for 3 days before someone came to clean it. Pretty horrific sight to see, especially when you have guests coming over.Unleashed Pets - leashes on pets wasnt a requirement here. One time an unleashed large dog came charging at my wife and she fell and twisted her ankle. Also, not uncommon to find dog feces on the sidewalks.Parking - these parking spots are not made for normal sized American cars. My car ended up with more than 20 dings and scratches in the 2 years we lived here. It seems like they made the parking spots narrower to avoid investing in building a new garage to replace the shaky/creaky existing one. Also after 5-6pm, dont expect parking right in front of your place, everything is packed. You have to park on the top levels of the garage (no elevator). This is horrible if youre trying to carry groceries or if you have some sort of handicap.Location/Construction - Once again on paper the location is great (thats how we ended up here) but there is HEAVY construction happening on I-610 for the next 5-7 years and this made it a nightmare to get in and around the area.This review is mostly negative but its honest. The folks in the leasing office were nice but this apartment overall was just very poor. I would highly advise that you keep looking. I have rented many apartments in the Houston area and this place ranks at the very bottom for me.
So I’m not one to post reviews but I absolutely had to in this case. Andrew was amazing, he made my move so much easier by being incredibly helpful and responsive to any questions or concerns that I had. I leased right after touring because of how I was treated and he was so fast that we even completed the whole process, with the keys in my hand, within a day! The community itself is very nicely kept, quiet, and safe, highly recommend it to anyone looking to move.

Weve been living here for over seven years and have really enjoyed this community. We even moved to a bigger unit a few years back. The location is great and the complex has several great amenities, especially the pools. The dog run is a nice bonus, simple but great to have an area to let the dog run around and play. The apartment size vs price is a great bang for your buck, even considering how nice the units are and the proximity to downtown/Bellaire/Rice Village. We also really enjoy the staff. They are very friendly, remember our names, and are quick to resolve any issues that pop up.
I’ve lived here for about a year and plan to for at least another. Overall everything is okay. Not awesome but not terrible, hence my renewal. Covid shut down most amenities so that’s neither here nor there but their gym could use a major upgrade. I got a membership at a local gym since the gym here is so underwhelming. The dog park is okay, but there is an awesome dog park just a couple blocks away. The staff aren’t the friendliest but I just choose to limit my interactions with them. There are two exits however only one has worked since I’ve lived here which is a bit annoying. Again, nothing major wrong just a series of small things. Price point is okay for the area, here’s to hoping some upgrades come in 2021.
I just moved in and its great! Alexis was very helpful throughout the process and made the move during this pandemic a very easy transition. The apartment was in great condition and we loved the little wine glasses and welcome packet we received! Also, we had a few minor things that needed to be fixed and maintenance was able to fix it the next day of our request.

Been here a few months now. Maintenance Staff is great. Andrew is wonderful. Location is good; apartments have character. However, live anywhere near the garage and youll be miserable. Too much noise/loud music/traffic/people under the influence at all hours (get a white noise machine; youll need it). Other cons are the numerous dogs; owners let their dogs (big and aggressive at times) off leash and too often do not pick up after their dogs. Insufficient security. Most tenants seem ok, but theres definitely a very bad component here. Property can be a hit or huge miss depending on where youre situated.
Great apartments with many different floor plans. For the money and location, it is hard to beat around the city. Maintenance and employees have been very, very kind to us. Kimberly, in particular, has been tremendous in all areas of help. Very quick to respond and makes sure that we are always satisfied. Would definitely recommend.

I lived here a year ago. This apartment was literally almost perfect. There was so much parking available in the garage. Super responsive maintenance. Super friendly office staff. My unit was PRISTINE upon move-in. The carpet was so well-cleaned that it was super soft. The tiles in the bathroom were clean and beautiful. Had an ant issue; told maintenance once and they caulked the gap they were entering from and never saw another ant after that. Valet trash. Pretty community. GREAT security! She doesn’t let just anyone in the gate; that’s how you know you’re safe. This place was so comfortable and SO CLEAN OMG. If you can afford it, LIVE HERE. It’s so worth it. The only reason I left was to move in with someone else. Even after I moved out, they were so kind to me. For example, they said I was given two keys, but I told them I was only given one, and they didn’t question it. They didn’t charge me anything extra upon move-out. Don’t believe any of the negative comments. This is the best place to live; I would totally move back here in a heartbeat if I could.
Quiet place to live with an active pool on the weekends. Maintenance staff is responsive.Would give a higher rating, however they raised my rent substantially two years in a row, and then when it came time to fill my apartment after having to leave due to my job, they could not fill the apartment and I was forced to pay the re-letting fee and 2 months rent.If the market dictates a rent increase 2 years in a row, it shouldnt take 2 months to fill. Something wrong with your formula, or you pushed different units knowing I was on the hook for this one.
Y’all this is the apartment complex to live at if you are looking for an affordable, clean and spacious apartment inside the loop! We have loved living here and everyone on the staff has been beyond kind and helpful!
I was a resident for only a short time, couldnt stay due to the rudeness of the manager, Grey, and the conditions of the apartment complex. There was flooding in the parking lot every time it rained and not enough parking spots for the amount of people living here. Hated having to walk an extra 5 minutes to get to my apartment after my long commute. Also the pool was often closed and unavailable.When up for renewal, I asked to be renewed at the same rate the website was advertising for an identical apartment ($175 less per month than the renewal rate, and $100 more than my old rate) and the Greys response was Lots of people move in and out. Renewal prices are not the same as new customer prices. Awesome, thanks Grey. Im happy to have moved out and I do not recommend this place for anyone else. There are better places for the price, including *across the street* for IDENTICAL APARTMENTS THAT ARE CHEAPER at the Village at Bellaire.
We have lived here for almost 3 years and let me tell you, they diddnt flood during Harvey, the complex is consistantly putting money into the property to make it nicer, after renewing our first 18 month lease our rent barely went up at all. We live on the 1st floor and there has even been once that i even left my cell phone on our porch and it was still there the next day. I have never felt safer. The office and maintenance have always been very helpful and quick to respond. Can not say enough good things about this place.
Updated after living here for 13 months, 07/20. The apartment itself is a 4 star complex. Management and maintenance bring it down to two.If youre at risk during Covid, Id steer clear of this complex, because multiple people here have tested positive. Our amenities re-opened at the height of Houstons spike in cases, which doesnt make sense logically. When they re-opened the pool, it was with limited hours...so we have more people trying to fit in the same size space.Pros:-Close to Danny Jackson dog park, the dog park in the complex is small but maintained well. Dog poop stations are very consistently cleaned and re-stocked.-Our AC went out last week and they fixed it within 4 hours of getting the service request. Our utility bill is very affordable for this size apartment.-No pest issues while living here.-Valet trash is consistent.-It is very quiet when you cant hear your upstairs neighbor. I am a very, very light sleeper, and it is so silent here at night that I can hear mole crickets, owls, and use white noise apps to have *more* noise.-It allowed us to live here with an affordable deposit when I have had a bankruptcy in the last 2 years--it is very hard to find that.Cons:-The biggest con is that management doesnt take responsibility for anything done wrong. Very much generic, corporate responses of sorry youre not happy here instead of acknowledging the mistakes theyve made. Mistakes such as...-Maintenance came into our apartment without notice. Not even a phone call or text. Both dogs were out and could have run away. We brought this up, and they brushed it off. This apartment is near a highway (610), so if a dog got out of the complex...better hope they run the other way.-Our bathtub needed to be re-finished to prevent rusting, and they asked us to sign a waiver for the danger of the chemicals used and noted we would need to be out of the apartment for 8 hours after they did it. I find it hard to believe that theres no product available to be used that wouldnt require residents to sign a waiver for their health...-We live on the first floor and you can hear the person above you if theyre home. Not just faint chitter chatter, I can hear where my neighbor is in the apartment above me at all times.-We had a Democratic sign in our window for the primary and got a notice to take it down. Id be okay with that, if the policy were enforced equally to everyone, but it was not. We have neighbors with trash, litter boxes, cigarette butts, and window decorations in their windows and on their porches, and they have not been asked to take them down, though its grouped into the same section of the lease. UPDATE: Months later, and our neighbors have had signs up that break the same rule in the lease, yet theirs are allowed to remain up.-Our refrigerator has broken 3 times (doesnt dispense water), and maintenance came and fixed it and it broke again, so we gave up and bought a big Brita system to keep in the fridge. Our laundry door track crumbled into pieces and it was fixed, but not fixed to where it was usable. I ended up re-fixing it after maintenance fixed it. The fridge is now making a weird squealing noise, so maybe its just bad luck with a fridge about to die. (UPDATED: several months later, Im updating this review, and our fridge was never fixed...maintenance simply left a note that it seems to be working, to them. It makes a loud choking noise like the motor to the water pump is dying...approximately 30 times a day. I wish I was joking.)Room for improvement: eco friendly dog poop bags, more community events to meet your neighbors, a directory of current residents for security to be able to let in delivery drivers easier, keep letting deliveries go directly to our doors (keeps yall from having to sort/sign-in and out our packages and keeps us from having to come in/out of your office).
Awesome apartments! I’ve been here for 3 years and it’s been a great time. People are friendly and I enjoy meeting the dog walkers. The pool is amazing and the best out of all the other apartments. Also it doesn’t flood here. Hurricane Harvey did not effect us at all.
RENTERS BEWARE. Proceed with caution. Lease at your own risk. I don’t say any of these things lightly.If I would have know that this complex/management group offers a 30 day guarantee I would have taken it on day one and not even moved in.When I did my inventory/walk through I was furious at the condition of the apartment and went straight back to the leasing office and spoke with management. There was a huge water stain in my kitchen from where the upstairs unit had leaked into the apartment. They hadn’t painted over any patchwork on the walls. There were cracks in the sheetrock/paint on nearly every wall coming from the ceiling and/or windows. It was barely cleaned.The plus here was that I wasn’t moving in that day and they had every single item fixed within 24 hours.Within days of moving into the apartment I came down with what I thought was a cold/allergies. I’ll come back to this later.The week after moving in, the same spot that had the water stain in my kitchen leaked again and the ceiling fell in that spot. Per the manager, “It must have been wet for awhile for the ceiling to actually fall through.”After about a week of being in the unit I noticed that the hot water only ever lasted about 5 minutes, tops. They ended up having to repair the water heater.A couple weeks later we have the maintenance guys banging on the door because apparently our apartment is now leaking into the unit below us.Maybe a week later my entire A/C unit had to be replace. Thankfully, most of the days without A/C it was cool outside.About a week or so later the upstairs unit was leaking into the master bathroom. The water had leaked through the bathroom vent/fan. They were supposed to come paint over the water damage but never did. It wasn’t long after that that mold began to grow on the ceiling where the water had leaked in. They ended up removing the entire ceiling, putting shop blowers/fans in our bathroom for an entire weekend to try and dry the space out, and then replacing the ceiling.After complaining about the continued maintenance issues I was told, “Well, you know, this is an older complex.” I knew it was old going in. I didn’t realize that meant the place was literally falling apart.Now lets go back to the cold/allergies that I had. Two months had passed and I realized that I had never gotten better. I was coughing and sneezing up yellowy/green despite having been to the doctor twice and having had two different antibiotics. I was taking allergy meds, cold meds, sinus meds…nothing ever improved my symptoms. I started to realize anyone that had spent any significant time in my apartment, especially in my room or near my room would start to exhibit allergy symptoms.This is when I started to realize that something was wrong with my unit in general, specifically in the master bath. I truly believe the design of that bathroom makes it a haven for moisture and having the leak into the area didn’t help. I realized that I was literally bleaching and scrubbing down the shower walls every few days just to have mold/mildew reappearing.The apartment was literally making me sick. I didn’t make it a full 4 months in the unit. Fortunately, I was allowed out of my lease with no hassle. Within a week of moving out of the apartment I felt well again. Prior to this I never realized that your home could be making you ill, irritable, restless, etc.The pros of the complex:Location, location, location (1st reason I ignored the age)Sizing. It is near impossible to find apartments this size these days, especially not in new builds (2nd reason I ignored the age)The maintenance guys. They literally fix 99% of everything the same day. The condition of that place has to be great job security for them.The cons of the complex:It’s oldIt’s broken down and they know itParking is awful…so awful that they allow residents to park in the “future residents” parking at any timeIt can take 4 to 5 calls at the gate for the system to actually let guests in
Ive been living here for over a year now and its been a great experience from the beginning. The entire staff has always been super friendly & helpful. Anytime I need something, they are there for me. Alexis, Kimberly, Zawar and everyone in the office is awesome. The maintenance crew is always on top of things, keeping the complex clean and the well kept. I love how peaceful and quiet it is here and how convenient it is to 59 and 610. My apartment is spacious and the huge swimming pool is beautiful! I would recommend this complex to anyone that wants to live inside the loop at an affordable price. We moved to this community back in 2012, and it has been a great experience for me and my family. Even during Harvey, we had no flooding or power outage issues. The maintenance team is prompt and friendly. New management has done a great job as well!
We were very excited to move into this complex based on the beautiful apartment that was shown to us on our initial visit. Unfortunately, we made the mistake of not walking the apartment we would be living in before we moved in. NONE of the upgrades we were shown were done in our apartment. There was pet hair all over our apartment and pet food in the cabinet. There is paint peeling from the cabinet doors and nails sticking up in the carpets as well as dirty and old faucets. When we reached out to management we were told that we would have to pay more money in rent to be upgraded to the apartment we were shown because its a tier 2 apartment or move to another apartment. We made two visits to view the model apartment before we moved in and spoke with two different people in the leasing office. AT NO POINT did any one mention anything about different tiers. AT NO POINT did anyone advise that the finishings could different than the apartment we were showed. This was a complete bait and switch and I am truly disappointed.
This place is incredible, I’ve been living here for about 5 months now and it keeps surprising me how good the staff is here! They have 2-3 community activities for everyone in the complex and most of them are pretty cool! The apartments are also great, BIG and illuminated apartments at a reasonable price. The pool area... just come and see it, you will love it!
Marquis On Pin Oak is a great place to live! We have been here for 5 years and it is a beautiful complex that is nice to call home. It is gated with a security guard at night which means a safer complex, which is important to us. The manager of the property, Gray Lemus really listens and is very receptive to resident ideas. He keeps the property beautiful and updated. The staff is outstanding, so courteous and helpful at all times. Will go out of their way to get things done. Maintenance is prompt, friendly and takes care of all needs.Love the beautiful resort pool, heated lap pool and hot tub. Some of the resident activities we love include wine tasting, pizza nights, Saturday morning breakfasts, and a weekly food truck for a great treat.Location is everything........and you cant get any better than 59 at 610, so convenient to everywhere.
When searching for an apartment, I explained all the things I expected or wanted in a place such as not going over budget, place for my dog to feel comfortable,something that I knew would be close to my job but also close to everywhere else I go. After going to look at the apartments, I received a good vibe from the apartments . I loved the apartments as soon as I left. The rep Was very helpful .He was very informative and answered every question that we asked. After making the decision to sign a lease I felt very good about it.
Great apartments! The office staff was very helpful and answered all of our many questions and concerns. The units are spacious and all updated, and it is in a great location. They have everything we were looking for and they make it easy and convenient to access everything online!
I have lived here three different times during my stint here in Houston. That in itself should say enough. Best pool in Houston hands down. You cant beat the price for the size and quality of the units and being inside the loop. Great location and easy to get everywhere. Staff has always been good to me and maintenance always responded in a timely manor.
I’ve been at Marquis on Pin Oak for 1 & 1/2 years and it’s been great. Staff is very friendly and helpful. Location is great - close to downtown & the Galleria (miss all the traffic!), easy freeway access and quiet community. It is also walking distance to a wonderful dog park.
My husband and I have been so happy with this complex so far! Zawar was efficient, helpful, and reliable through our signing up process.The apartment size, price, location, and set of amenities we were able to get was truly one-of-a-kind in this area. It feels like we got the best deal available! I know our favorite parts will be the pool, the nearby dog park, and meeting our neighbors at the free events they host. We are so thankful to have found this place!
The leasing process has been very smooth! We went to do the tour at the complex and the amenities are very good! Nice neighborhood, great office staff (Zawar), they help you with anything you need, they care about the people who live there... Very happy with the choice we made! Cant wait to live there!
First ever apartment to rent, and I couldnt be happier! The complex is very well kept with a gorgeous pool. The apartments are very clean and comfy with up-to-date appliances and granite countertops in the kitchen. Im so happy with my choice.
The Apartment complex is fairly nice, the apartments are a little run down.. for the price i would expect a little more.The security is TERRIBLE, we get an email every so often letting us know that there has been a break in! There is no security during the day but this is when most break ins take place. There are NO security cameras anywhere on the property.Three cars were Broken into this weekend,In August three apartments were broken intoIn July a Truck was broken intoIn June An apartment was broken intoIn April an apartment was broken intoso you get the picture..We had this email come out today - This was the summary:A report was made to the Houston Police Department that there were three vehicles broken into this weekend in our parking garage. As you can appreciate, no one can ensure your safety. Please remember that your security is your responsibility and that of the local law enforcement agencies. I like that we all pay in excess of $1200 per month but security is not part of their duty... PLEASE GET SOME CAMERAS SO THAT THIS DOESNT HAPPEN ON A MONTHLY BASIS.... we have all had enough of it now, there is a great feeling of unrest within the community!
Staff has been great with my move in and the speed with which it had to be accomplished. All my service requests have been taken care of quickly. Lovely grounds and peaceful at night. Love the new apartment and the amenities. Have had no issues getting set up after moving from California.
I have lived in a lot of different apartment complexes over the past 8 years of my life. I can say without a doubt, Marquis on Pin Oak has been the worst experience for me.It’s such a shame because the apartment itself is great, but the way that this place is managed is abhorrent. Here is a list of a few of my grievances and reasons I will never subject myself to living here again:1) Packages of mine have gone missing. Multiple times. Not just packages that have been dropped at my apartment door but packages that have been delivered to the office.2) Maintenance men have come into my and my neighbors’ homes with out proper notice. When I called the property manager about this I was told “We have the right to enter your apartment at any time as long as we leave you a notice explaining why we were there.” No notice was left. No warning was given.3) Our upstairs neighbor had a leaking dishwasher which caused water to come pouring out of our ceiling. The water has since spread and clearly left marks on the ceiling in 3 rooms of our apartment. When asked what will be done, we were told it would be covered by paint. I had to insist that someone come check for mold before they even mentioned it as an option.4) We have had a dog for 2 years. When we moved here in September we made it very clear we had a dog. (I have since checked and verified that it was noted in our application.) We were told that our deposit would be included in the first set of payments we would pay upon move in day. Now, (5 MONTHS LATER) I received a notice on my door accusing me of having an “unauthorized pet” in my apartment. I was also told I owed $300 immediately for the pet deposit and an extra $20 a month for pet rent. We were under the impression that this was already paid, but now we are being told it never was.5) In exchange for writing a 5 star review, they waive one of their fees. This is literally the definition of bribery. I should have known their rating was over inflated as soon as I learned this.6) The office staff and management have done absolutely nothing to make us feel welcomed or wanted. Any time I mentioned any of these issues listed above, I am always met with apathy and unwillingness to help.I am beyond frustrated at my experience here but am unfortunately, obligated to live here until December.However, I hope that this review will expose what kind of place Marquis on Pin Oak is, and give potential residents reason to pause and do a bit more research before choosing to live here.

What I like most about this place: there are a lot of parking spaces, as a student I find the business center really beneficial, the pool is really nice especially when you have some friends coming over! and what i really really like the most is the gym!!! and finally the incredibly neighborhood where EVERYTHING is close by, like LITERALLY!!

I have lived here for a little over a year, and I really love it. The location is perfect for me, since I commute Downtown daily. I can usually make it there in 15 minutes. I have met some of my neighbors and they are friendly, but most of the people I know I have met out at the pool. So far things have been quiet, which is a relief compared to my previous place where a giant lived above me.
I’ve lived in many apartments over the years and haven’t experienced service as I have here at Marquis Pin Oak. Zawar was beyond helpful through the leasing process, Grey answered every question/concern I had, among other staff members also being nothing short of helpful and kind. This place truly feels like a home/community in the heart of a very busy city.
The apartment complex was referred to us by one of our friends. Zawar gave a nice tour of the apartments. The apartments are well maintained, safe and quiet. We are happy to book an apartment here.
I have not moved out yet so Im unsure how that process will turn out but so far I have very much enjoyed living here! Im in a 2 bedroom and it is very spacious. The washer/dryer & the kitchen utilities work great. I have had two maintenance request (for very small things) and the maintenance team came to my apartment within the hour if not the very next morning (when I requested at night time). You can pay rent, file maintenance request, and see your lease all online. We are required to use a cable/internet company called Am3inc which I personally have had no problems with; its very cheap and has never not worked. I do see other apartments with dish & at&t so Im not sure how they did that..Only issues Ive had is the water has been cut off three times for all the apartments within five months. The longest cut off was for about 9 hours. The other issue is the parking can be very limited. Besides these things, it really is a lovely safe complex with great apartments!
We moved to this community after Harvey.Pros: clean, tranquil despite being close to high traffic 610 and 59, and maintenance is responsive. Great floor plans!! The office staff is friendly and extremely helpful. There was an issue with carpet replacement when I moved out, and I was very angry but they worked with me calmly and fairly when I disputed the issue with proof (was not our fault). I think this is the event that made me want to write this review because I appreciate that they were fair.The office cookies are addicting! I really want the recipe.Awesome pool and community food trucks every Thursday night.There is always parking if you are willing to walk to the garage. But there are issues with parking which brings to cons...Cons: Parking in front of building 15 and the mailbox area should be redrawn to accommodate bigger trucks and to avoid cars blocking in each other. Ive had to get in my car from the passenger side a few times if a truck parked next to me. Lucky for us the garage is right across the parking lot so we have the choice to park there, too.The big trash is also by the garage and I had a problem once where someone from the top garage threw a can of soda without looking and it smacked me in the head as I was walking towards building 15. It was a freak accident but people should be careful walking around there. Sometimes folks just throw trash from the upper floors without looking. Yikes.I think this area is the best price for the luxury and peace youll get. 5/5... we really enjoyed our home here. Building 15 is the best building to be in!
Great experience, seamless and so convenient. I was referred to Pin Oak from Rashal at the Marquis Downtown and everyone is friendly and knowledgeable. I did not feel rushed at all. Each rep took their time to show me different apartments and the process in detail. The place is beautiful with many amenities. I rented a placed the next day. I would recommend this place to everyone.

The unique loveliness of our floor plan makes me happy on a daily basis, and this apartment complexs quality of living experience is not something easily found elsewhere. Have lived in the 1/1 + Den with my husband since Dec 2013. Chose it because of the convenient location and combination of vaulted ceilings/scads of large windows. This apartment community is a great mix of active young professionals, quiet young families, and established retirees. The staff is friendly and attentive, with frequent social events involving free food and drinks. Were moving to a different state because of work or I would definitely renew our lease.
Zawar is an excellent help!!! He is thoughtful, well spoken, and friendly. He genuinely explained how Marquis on Pin Oak community is the best location in Houston and carefully walked me through the process so I was able to move in within 2 days!! This meant a lot to my family as we had already reserved an apartment prior to moving to Houston which ended up being in poor condition. The apartments are well kept and very spacious! This property is dog friendly and has the best swimming pool Ive ever seen!!! I highly recommend Marquis on Pin Oak Park. All the staff has been friendly and open to talking with me anytime. They have even assisted me in the business center as I was waiting for WIFI to be installed.This place ROCKS!!!
Apartment front gate caused damage to my new Vehicle because Improper functioning of the Gate system.I told by security officer to move ahead but gate was closed before by vehicle pass through and it damaged my vehicle but community management is not taking any responsibility even problem with there gate functionality and they are escaping by saying all nonsense words or talk.Other than Improper functioning of the Gate system rest of the apartment and management good.
I decided to move into the Marquis at Pin Oaks because I felt I could receive the most bang for my buck here in terms of space and amenities. The location is central to downtown, midtown, and the happening spots in Houston. All of the staff that I encountered in the office were very helpful, patient, and kind, especially Zawar. They have made my transition to Houston pain free!
I am giving 3 stars because most of the residents were kind and respectable toward the Security OFFICER, (me) but thank God I already had another job! When you are rude to your own Security, you should be reprimanded. What is the point in having security and you want them to respect you but you and your ex cursing in the presence of your child about the rules YOU agreed to sign you name to? The management was kinder to me than the supervisors of that security company. I made many friends there and will come to visit them soon.
The process to become a resident of Marquis at Pin Oak was easy and made easy in large part by the friendly staff and especially Z. The fact that the application and approval process is all electronic vs. paper added to the ease. The location and ameneties attached to this complex makes it very appealing.
I had a very good experience with Linda Elshani when we had a tour in the apartment. She is very helpful and patient and answered all my questions. Definitely will live here.

DONT MOVE HERE! The community itself is good but not the people who run it. All they want is to squeeze you dry. We stayed here for almost three years, our rent raised $300. All units share water bills, we (2 people) paid $50 each month and didnt know our usage.When we decided to move out, all problems came.we received the final bill said we own $705!( $463 carpet replacement and $190 damage charge)We cleaned the entire apartment for 2 days! Weve vacuumed and washed carpet every 2 weeks since we moved in. So we called in and asked if they have the details of these charges, all we got was a bunch of BS saying they change carpet every 5 years and the damage charge is due to smell after they lift up the carpet. when we questioned the price of replacement charge, they did not explain anything and told us the carpet was new when we moved in which is not true because we just happened to ask the office lady if the carpet is new the day before we moved in. and guess what, she said NO.Then we asked about the non-refundable deposit. There are two types of deposits. The first one is refundable which is around $150. The other one is non-refundable which is $262. NO ONE explained to us about the difference when we signed contract. When I saw the final bill, there is no deposit at all in my account. I called them and they said that non-refundable deposit is for 3rd company co-sign for us to move in, and I paid 262 to avoid that 150. It doesnt make any sense. why should I pay more money to avoid the less. I did some research for that non-refundable deposit. Its called surety deposit and usually its only 10-40% of refundable deposit. I have no idea which third company they are working with and they charge almost 100% more that refundable deposit.There are some other things make me so uncomfortable when I stayed there. March this year, a white sedan was driving widely, burning tires and making a lot noise in the garage in the middle of night! It’s really annoying and make me feel insecure, not only my vehicles but people who was in garage! I went out and checked in the garage. The garage smells burning and lots tire marks on the ground. ITS almost 12:00AM and people were sleeping when its happened. I emailed the office right away, and here is what they said. if you are able to get a picture of the vehicle license plate should this happen in the future we will be able to take the necessary disciplinary actions. Sound like they tried to make me the security of the garage! I suggested them to install the cameras around property and garage, and they never responded anything about that. I guess its too much money to pay for that. Also, the front gate always broke, but one of the security lady is really professional and nice, and I gave credit for that lady, not the complex.People always drink and smoke in the pool area. One day, someone brought the dog into the pool area when me and my gf were in the pool, so we left right away. We have dog, and we know its not OK to bring the dog to the pool area. If you have a dog and you will know, when you walk your dog around the complex, you always can smell weed in some of the hall ways.I really hope you can make sure such things will not happen again! If you guys put cameras in the garage will be better, and will find out the aggressive driver!If you dont want harassment or endless troubles when you move out, STAY AWAY.
Location is quite perfect. This is a doggy complex, lots of wagging tails. The Management is really nice. 4 out of 5 stars because of couple things, valet trash concept is not the best... The valet trash can is very big and needs to be brought inside the house during the day, personally, i do not like big trash cans sitting inside my house. Recycling on your own is not very doable, since the recycling bins are kept only in one corner of the property, too bad if you live on the opposite corner. Overall, still a pleasant place to live!
I found this complex on the internet and called in and talked with Cody. He was very informative and sent me quotes and floor plans right away. I then scheduled an appointment but ended up coming an hour early and Zawar stepped in to help me. He gave me a thorough tour and showed me the floor plan I was interested in twice. Im sold and cant wait to move in!

After over a year, I still love living here. The grounds are kept neat, the staff is friendly and helpful, and any repairs needed are done in a timely manner. My only complaint is the noise from the pool area.

Marquis on Pin Oak Park is a nice, well maintained property with a very considerate and responsive management team. The location inside the loop makes it convenient to many top flight shopping and restaurant destinations.
Dont put $$$ or valuable things in visible area, many staff there has keys to open your door. Once they know you leave your apartment, they will enter to steal your things !!!!!I am the victim to lose $140 which was put on the kitchen counter top. I complained to the administration staff there, they only told me I should NOT put $$$ on the kitchen counter top ! Does it mean they know I am not the 1st time victim ?If you do not believe it, I can 100% guarantee you, your things will be stolen by those sooner or later.Better install a spy cam to check who are the thieves there !

I am very happy with my apt complex. I had just buried my mom 2 mos prior to Hurricane Harvey and definitely did not expect to have lost ALL of my entire life because of the release of the Barker Reservoir; there was just no way to wrap my head around what was happening.CWS moved very quickly to get those of us affected at flooded communities situated albeit nullifying your lease, transferring to a sister property or just wait it out with a relative until properties were demolished and remodeled. I transferred and luckily 4mi from my job. Cody was SUPER helpful over the phone with my questions and compassionate of the situation; when I arrived to see the property and what was available, Linda was gracious enough to discuss my options and showed me a unit that was available for immediate move-in. I was hesitant to even give the unit a glance because it was less than 800sq ft, and I like space - plus I was losing 50sq ft - but I went ahead and checked it out. HOLY SMOKES, the layout was sensational- it really looks SO much bigger than my old apt. I have a much larger kitchen, a HUGE bathroom with double vanity AND I have a side-by-side fridge here; the patio is private and includes my own little yard! Seriously, what more could I ask for?Gray moved swiftly to address small issues on my move-in check list, and Oscar, the maintenance supervisor is courteous and very down-to-earth and super friendly. I have been thoroughly impressed beyond my wildest expectations of the property and the staff; I find it to be very quiet and - funny as it may seem being such a large complex - rather secluded. Cody, Zawar and Karla are all very professional and easy going individuals who are always eager to help out and address any concerns.Want to hear something cool? We have Food Truck Thursdays on property, lol; thats a pretty neat feature if ya ask me because then you can just walk to the truck(s) located near the leasing office.Other amenities? Full washer/dryer in unit, granite countertops, ceiling fans in both living room & bedroom, garden style tub and never ending supply of hot water for those perfect bubble baths, gorgeous swimming pool, great little gym, gourmet coffee bar and fresh baked cookies in the leasing office, valet trash pickup and the most awesome security gate lady on the planet!!! I cant not mention the security lady; she is awesome. She is at the gate starting at 6pm, and she will run out and stop you dead in your tracks from sneaking in lol; I super love her.I have now been here practically 2 yrs now and have no plans or ideas of moving either. The staff is fantastic - Katherine, Kimberly & Alexis are super sweet and courteous and always make sure your issues are addressed and resolved. Too bad Gray moved to another property but know the next mgr will be just as great! All in all, Id say for a single gal, I feel very secure, safe and totally at home here.
I toured with Zawar several weeks ago and instantly loved this property. At the time I toured I was trying to get out of my current lease and wasnt sure of my exact move-in date. zahar kept in touch with me and today found me the perfect apartment! He has been nothing but helpful throughout the process. As far as the property itself, I love the location, it is close to everything but also quiet. The pool is beautiful and I love that the lap pool is heated. I also have a big dog and it was a challenge finding a complex without weight restrictions so that is another plus. I will be moving in the end of this month and cant wait!
My wife and I have friends that referred us to Marquis and after seeing their apartment, researching it online, and talking with management, we decided to lease! We are very excited about the overall spaciousness and tons of storage in the units
I have been a resident here for slightly over a year now do yourself a favor and stay away. The office staff are nice, but don’t let that fool you. From the crooked balcony door to the windows that aren’t properly sealed to the terrible water pressure I’m not sure where to start here. Recently they installed a bicycle rack in an effort to make the place nicer or whatever, a community rule was set where you had to keep you bike tied up with everyone else’s. Great! Me and a fellow neighbor had ours tied up next to our cars, where we could see them every day. Well it’s been about a month since we were forced to move our bikes and now that I go to use mine it’s gone. When I go complain they tell me “oh yeah that’s been a problem, now for that reason we are allowing you to keep your bikes on your balcony”..... Well thank you for informing me now that I don’t have a bike. There have been a number of burglaries in the community in the passed couple of months and all they can do is say sorry. Figure it out.

Spacious rooms and multiple floor plans to choose.Cons:1. No service for trash pickup, like a few other apartments do.2. Parking lots are many but each parking lot is small and congested.
