I work with a ton of communities and Casee is by far the best representative I’ve worked with. My clients have nothing but positive things to say. She is knowledgeable and extremely responsive. Living at Marquis Memorial has been such a great experience. The property is very quiet, clean, and maintenance request are always handled in a timely fashion. The office staff are always very professional and super helpful with anything I may need.I’ve been here for awhile and would definitely recommend living at Marquis Memorial. Upon moving in Ms. Patrick was extremely welcoming, courteous and punctual. Every email responded to and phone call answered. After I officially moved in she called to ensure everything was going well and that any imperfections had been perfected. Almost felt like I had my feet up while she took care of everything. I have been searching for the perfect property and I found it at the Marquis on Memorial! The manager Casee made me feel as if I were already apart of the community. She was very personable and asked a lot of questions to understand and learn my specific needs. The tour of the amenities and grounds was too notch. You can tell the property is well taken care of and the attention to detail was impressive. Thank you Casee for making me feel at home!
I love living here! It’s a very small, quiet, and well maintained community, Maintanece always address any issues I have in a timely manner. Casee is so knowledgeable and understanding.
Me and my husband have lived here since September 2018 and we absolutely love it. It is one of the best complexes we have ever lived in. We love that its small and quiet and there is a general calm and chill in the community. I can only speak for us but we personally have not had any issues with neighbors or any crime. We generally keep to ourselves but I have read some reviews that mention crime and dog poop.1. Crime- we live on Planet Earth. There is crime where humans dwell.2. Dog poop- yes its gross but its not up to management or anyone else besides the DOG OWNER to pick it up.The management and maintenance team are wonderful and super friendly and have taken very good care of us and any concerns or service requests we have had.Beautiful complex, great area, affordable and a great community. Would recommend 100%!
I really love being able to move back to the Marquis on Memorial. Management has always been so Professional, very responsive and courteous. After being displaced from Harvey, I wanted to get back to this property, and the entire staff welcomed me back with opened arms. Although,Catherine and Karla are at other properties, Ive had the pleasure of meeting Casee Patrick. Casee is the new MVP. Shes made my living experience fantastic. Casee takes care of Business. Shes very professional, knowledgeable and very personable. Im enjoying my stay and Ive referred friends who have visited and love all my floor plans since Ive been a tenant here. Casee you and your team ROCKS. Thanks for all you do.

I called the leasing office to schedule a tour and I have been able to visit the following day. Due to COVID-19 they require future residents to take self-guided tours.I received confirmation and instructions including a map of the property by email. We have an hour to tour the community at our leisure.When I got there, I parked in front of the leasing office in the future residents spot and I followed the map to reach the model.I really enjoyed taking the time to look at the details or take photos or measurements that you potential dont have time to do with regular visits. When I exited the model, I received a follow up call for any questions I may have. The visit was easy and made me feel very comfortable.I love the place already and I hope to call it home once my current lease is up.Thank you for the great communication Zawar!
My car was towed on the second night I was here. I was not informed that even though there was a parking permit on my car that I could only park in specific spaces. I reread the material that was given to me (and attached the documents as evidence) that this is not clearly communicated to the residents. It only notes that you are required to have a permit, not that there are different spaces. The office was not interested in attempting to make this right for me. Its unfortunate my leasing experience has started out on such a negative note. Clearly I would have parked in a different location if I knew what I was doing was against policy.
We have been living at the Marquis for a year and 6 months now and I haven’t had no complaint. Is a hidden complex, which gives a calm and quiet space. If you have children Wolfe school is literally less than 5mins away and is such a great school. Karla has been very helpful from day one and very attentive with us. They only have two people for maintenance but they really put in work and are so much help when is needed. The only thing I will add-on is to have security during close hours other than that I really recommend living here! 😀
After living in other major cities, finding an environment as welcoming, warm and quiet as Marquis on Memorial was such a refreshing occurrence. Throughout my time at Marquis on Memorial, I have had nothing but the best time knowing I was secure and safe within the community and my privacy would be respected. Karla, Monique and Celeste always have gone above and beyond to ensure that I was taken care of and my time in the community was nothing short of spectacular. I would recommend Marquis on Memorial to anyone looking for a new place to live in the area, or like me, looking for an oasis from the craziness of life. I really enjoy the calm and security that the Comunity provides .It is has located in a very quiet neighborhood.Personal who work here are very professional .Karla is always very attentive to respond to any request at any time.The apartment are very confortable and remodeled.Living here has been a great option for us . I have been living here for 8 months and have nothing but good things to say about this place. I have found the complex extremely safe and the location is great! It is very clean. I have not had one issue in 8 months of living here. The girls in the office have always been nice and helpful as well as the maintenance men.
I Love living at the Marquis on Memorial because of the manager Ms. Karla, she’s so attentive, very prompt on getting every repair completed. She takes the time to know you as a person, knows your birthday plus my kids and always sends cards to us. Recently moved into this complex. Its the perfect balance of quality, location, size and general feel. Felt at home immediately. Monique was great in the leasing process and in answering all my questions. Really happy with my decision to move in here and the units a great.
Great please to live.. Small community and close to Terry Hershey Park. All my maintenance request were handled on time, and Karla is great - very responsive. The only cons I see is that people dont pick up their dogs business, and that the entrance gate stops working frequently, mainly because people exit the community through the entrance gate, and vice versa. There are also no security cameras in the community, which is something that I think is needed.
This place is horrible, they have a mice infestation (there was one dead in visitors parking lot not long ago) and they have placed mice traps around the complex. The property manager Karla is rude and unprofessional. She gossips with the tenants about other tenants. There’s dog poop everywhere and 2 dog rule is not enforced. When something is broken in your apartment nothing is ever replaced only given a temporary fix. Tenants are “encouraged” to give good reviews to hide the negative ones.

Lyndsey, Katherine, Milton and Enrique I appreciate them so much! They make you feel right at home and treat you like family. I have lived here for a few months and I absolutely love it! Karla and Celest have been amazing, theyre very kind and helpful! Maintenance is very efficient and reliable. The maintenance guys are friendly and helpful. The community is very clean and the neighbors are welcoming.
Im so happy I found the Marquis. Nestled into a quiet neighborhood with added security. Quiet inside and out. The insulation between floors is so good that Ive never heard a TV or talking. A small complex and family oriented. Not like the party apartments along Eldridge. Great management. When a garage light went out they came over that minute. Every request has been met with immediately. The manager has been here for years and is on site. She is wonderful. I cant say enough great things about how friendly management is. It really feels like home and is a great value for the money.
Today we went in to view the Apartments “Marquis on Memorial”. The first question we were asking was “Have y’all seen our property on Park Row?” We had already seen them, and we really wanted to give this location a try but that question made us feel that we were not welcomed there. Usually when you go view an apartment, they are eager to want to keep you, sadly that was not the case here. The leasing agent wasn’t very knowledgeable about pricing or availability, waiting list fees, or anything. She said she scheduled an appointment for us at the Park Row location but didn’t take down a phone number or email address to stay in touch. If I could give no stars I would.
Absolutely love this place! Professional staff, very clean and quiet! Maintenance gets the Job done! Manager Karla is super helpful and kind. If I can give this place a 100, I would!
Best complex Ive ever lived in! I lived at Marquis on Memorial for two years and would have continued to stay if I hadnt purchased a home. The staff is so attentive and they really went above and beyond to make sure everyone was OK during Hurricane Harvey. Clean, organized, and friendly - I will miss this community!
This gem is nestled away from the hustle and bustle of the Houston traffic. Quiet home like apartments that is well maintained! Maintenance staff is super helpful Milton and Enrique and I love the leasing staff Karla and Celeste! They always on the look out for my packages and eager to help. Definitely a family like atmosphere as they know each resident on a first name basis! Clean, peaceful environment that makes living at home!
Wonder place to live. The staff is always amazing and attentive, the apartments are beautiful and spacious. Plus, being in the Energy Corridor your in reach of some of the best food and all the great shopping Houston has to offer. Lindsey is super sweet and you truly feel at home here!
My mother and I both in seperate apts.have lived at Marquis on Memorial for 1 1/2 years . Upon moving in the property was pitch black dark . My car was stolen the second month here. The pool lights were out for 1month . To many pets for such a small community. The rent is over priced for the market as there are few amenities. Our apts. are beautiful and maintenance is great.There is activity that should be addressed after business hours therefore a courtesy officer that does more than just sleeps here is needed.The property is nicely maintained and Karla the manager is exceptional. If you are looking for quaint I would describe the community as such.There are resident get togethers so that you can meet your neighbors which is nice. I have great neighbors but will reiterate that there are to many dogs for the size of community and no place to truly walk them. The property is nestled in the trees and close to parks and shopping.
Application and move in process were as smooth as could be thanks to Celeste, Monique, and Karla, they helped get the move in date I wanted and with competitive rent for the area. I look forward to living in the Marquis.

Small and quiet. Very good location. Very convenient for people working in the energy corridor. There are many apartment complexes on Eldridge, but the traffic is horrible. Memorial drive barely has traffic jams.
I was interested in this apartment, only because I can walk to my company. I scheduled a visit at 5:00 PM on Friday, December 16. When I arrived on time, I called the leasing office. Guess what: no one answered my call. I called many times, which wasted me half an hour in chilly wind. I came back with my girlfriend the next day. This time, the leasing office is open, but no stuff in the office. I met two other people, who said theyve already waited for an hour and had to leave for another appointment. My girlfriend and I waited for about 45 minutes until the leasing consultant Katherine talked to us. She showed two 1-bed room apartments to us. And we were interested in a first-floor one. Then she told us the Online Administrative Fee is $150 and application fee is $50/person, and she can waive those fees for us. We were quite surprised to know that we had to pay a non-refundable deposit $175-525. Although theres a refundable option (more than $1k), based on other peoples reviews, I would not be optimistic for getting back most of it. I told her the rent is still too high comparing with other apartments, she said she would talk to her manager for other discount and get back to us. Because its location, I planned to sign the lease next Monday. I emailed Katherine on Sunday and Monday, but I got no reply. I had to call her on Wednesday. She told me she cannot give me any discount. And even worse, I have to pay the application fee, because I did not apply within the 48 hours. I told her thats because she didnt reply my email, she just kept telling me she cannot do anything. This is my story, I have all the emails and the quote sheets from them.In sum, the management is TERRIBLE. I planed to rent this only because its close to my company. There are plenty of new apartments in this area with more competitive price (several-months rent free). YOU SHOULD NEVER WASTE YOUR TIME ON THIS!!!

Lived there for a year. Its the worst. The management team just wants you to sign the lease, they overpromise. I was without AC for a week at move in. Moreover, the female manager is completely rude, she is so fake; her smile is fake. I asked her if it its okay to just put a furniture outside the door because its heavy to move. She said no problem and I wont be charged. However after I moved out they charged me $300 fine for this!! Are you crazy? I am outside Houston and there is nothing that I can do... I am here only to WARN YOU NOT TO STAY IN THIS PLACE. There are many other places around energy corridor at similar rate but provide much better service.
I visited this place a couple times now and I was impressed with the cleanliness, professional leasing agent. I plan to is complex in 10 months when I moved back to Houston from Columbia South Carolina.8
DISHONEST agents! They will charge you way more than advertised, and the agents wont tell you these charges until you signed the lease. The lease is very length, takes 2 hours to read through. When you sign the lease they will try to assure you into hurry up. Then you will regret, there are so many fees (many unreasonable) you dont know and they never tell you when you sign. My neighbor has similar experience. We tried to argue with them (Jill and Cara, they are super mean). Then they bring out the lease and say hey you signed that theres nothing we can do! Dont stay in this place unless you want to get charged way more than expected!
This apartment complex is awful and Karla the manager is rude!!! My mother lived here for 5mths and my car was towed while trying to move her in without warning nor notice and it was properly parked. I was required to pay $325 to recover my vehicle. While visiting there were several cars parked in places that I witnessed a warning tag before towing. There was continuous fighting from the neighbors the smell of marijuana for months constantly reported nothing was done. There was also several charges that never made sense. My mothers brand new Mercedes was keyed totaling $5000 in damages. Vehicles were stolen and broken into and the community is gated. There is an access gate to enter and exit. There was a charge for a gate key when the original key wasnt received. Once management forced the rent payment twice on automatic draft and the bank rejected the multiple payments so then all payments had to be made in a cashiers check. This place was very uncomfortable and uneasy the entire stay. Karla is rude and the maintenance men stare like you are an enemy. I have reported all factual information to home office and many other agencies.
Its quiet and all but my sisters two daughters came to vist and I forgot to pick up the floats and someone threatened to throw them away. Im upset cause they involve 2 year olds so if your forgetful like me this is not the place for you sorry.
Stayed here for 4 month. Nice and helpfully staff, maintenance staff are awesome and quick problems solvers!
I have only been here for 1month and got hit by the hurricane harvey flood.Marquis on memorial is such an amazing wonder,I have never seen people so closely knitted,excellent neighbours who are kind,compassionate and helpful throughout the tough period.Neighours made sure each other is safe using everything they have to get each other to safely.I also want to commend the staffs especially katherine who risked her life in the waters knocking on doors to be sure no one is left behind and everyone is safely evacuated.I can truly say,this is a dream home.It is a small community of love and compassion.Thanks everyone,thanks katherine.
My experience with the Marquis on Memorial started on January 2013. I was hired as the on site Police Officer which required me to handle Police matters if needed . I was still a resident and paid rent but received a discount for being an Officer on property .I had two wonderful apartment managers named Cara and Duny who were both wonderful from 2013-2016 . My third Apartment manger Lindsey Lafaux who from day one was nothing but issues. I often had many residence stop me and make complaints about Lafaux and their living matters .My professional responsibility was to calm them down and handle matters which I did . My Personal feelings were actually the same . In my professional experience Lafaux lacks the ability to efficiently manage the property.I was discriminated against due to my profession and treated unfairly in many matters . In America today Police Officers such as my self have to deal with unjust people trying to hurt/kill us .In a professional manner I was victimized by Lafaux and knew I needed to move . In march of 2017 I decided I would no longer be discriminated by Lafaux anymore after hearing from her assistant Kathrine that she did not care for me . Lafaux caused a very hostile work place for myself and my family.Lafaux often blamed others to deflect when it came to unjust things done to me . For example I never received a rent increase in all my years on property (Jan 2013-April 2017) and my last month (May 2017) I had an increase which she claimed her boss Allison authorized.My elderly mothers vehicle was towed when she mistakenly parked elsewhere . Lafaux claimed the tow company would not allow a discount . I personally talked to the owner of the tow company who stated Lafaux called and advised them what to charge. I felt very discriminated against but remained professional and continued to live on property.In March of 2017 I decided I did not want to be discriminated against anymore and gave my notice to vacate. After nearly 10 years of serving my community in Law Enforcement this was the first time my family also felt the impact of hatred.I have the apartment numbers written down of all the residents who feel the same . The Marquis is a great community but the management must change to provide a peaceful place to live . I only hope that one day the Marquis on Memorial hires a more efficient Manger .The property it self is clean and safe but please be aware of the Management quality .

Ok so let me tell you about my wonderful, hidden gem hidden in the Energy Corridor. This property is a very small, quiet, personal and quaint gated community hidden in the Fleetwood division off Memorial just before Hwy 6. The entire neighborhood has security cameras at the entrance of the streets, and there is a guard on duty in the neighborhood at all times.The noise level is awesome - super quiet. The community hosts dinner events complete with a great selection of entrees, salads, wines, sodas, water & desserts and also bingo with some pretty awesome prizes (I won a $50 Visa gift card!)The staff is super friendly and cool and are always on top of getting any issue I have resolved. Maintenance is great and gets things done same day. Recently my AC started acting up & turned out that it was something rather serious with the motor or something; I received a portable unit to use while they worked on it.....I had a BRAND NEW unit (yes, in its entirety) in 24hrs.I especially love my built in book shelf and television nook, and I have a great view of the pool from my bay windows in my dining room. The kitchen is equipped with all black appliances including an ice maker refrigerator.Let me add that when I signed my lease, I was given a choice of a Keurig machine or a Starbucks Verissimo machine (I chose the latter), plus I was also given 2 accent walls and was directed to go to the Sherwin Williams site and pick out ANY 2 colors my little heart desired at no extra cost! Let me add more to this: I received the specials because I fell in love the day I came out that I immediately signed up; moreover, I had no idea of the specials beforehand, LOL. Let me also add that when I signed the lease, I was given ample time to read through everything with no rush whatsoever.I am super close to SO many establishments and to I-10 and Hwy 6 as well. I also love that I have my own assigned, covered parking at no extra charge right at my door plus we are given a remote at no extra cost/deposit to access the gates.If I can say anything else is that for a single woman, this is a VERY safe and secure property & I totally recommend anyone to come check it out.
I worked here in 2014 and it was very different from other properties I have assistant managed/ or leased for. At the time I work 2 properties this Marquis and the one in Katy. it was 4 days at Marquis and 2-3 at the Katy office. My mangers at the time were Cara at Memorial and Elizabeth at Katy office. To the best of my knowledge and abilities I applied my self to my job and the community, but once Liz realized I was pregnant she started to find little nit pick things to have me do that no one else was doing because I was not in her inner circle and didnt want to do things after work with them. She always complained about not having money to pay over time, but always expected you to stay late. As far as Cara the only time she was prejudice against my condition was when Liz was complaining about things that had nothing to do with me like the fact that she frequently had ridiculously excess back up work that was messed up before I was hired. Yet when she fired me she made it a fact to the regional to blame all her downfalls on me the new girl. These Managers where discriminatory towards me to the extent of me wanting to file suit against the company, they convinced me to move into one of their apartments and then gave me 7 days notice to move out after terming me. With all of the drama I decided to move on with my career even though they had now ruined my credit and I couldnt lease an apartment.
It was very pleasant our stay in Marquis, its very comfortable apartments and the best of the place is the people who live there and the staff that works there. I always had a warm smile and an excellent service every time I was in the office. The neighbors are very friendly. Good human quality and customer treatment. I really recommend it! We moved Porq we bought our house otherwise we would continue living there !! Thanks for your attention !
