Alisha, Cortni, Fernanda are all amazing! Roger one of the grounds keepers of the complex is awesome! I’ve lived here for three years. There were several changes in management that did not perform at a satisfactory level. Professionalism was non existent. This crew has been very pleasant and continue to go above and beyond for me and many others as tenants.

Customer service is terrible. No one greeted me when I came in and they were literally going to let me sit there. I had to get up and ask if someone could help me. I don’t even want to rent here anymore off the customer service alone. The apartments look decent but it’s not worth the hassle, especially since I can never get anyone on the phone.

I am grateful to everyone for their help before and after we moved in. My experience with the sweet people at the leasing office and with the hard-worker and knowledgeable maintenance technicians is outstanding.Cortni at the leasing office and her manager Alishia are awesome. They went the extra-mile to accommodate all my needs. Cortni went with me several times to show me the apartments. She was very patient and she has always this pretty smile which cheers you up. Also, Carlos, Rogers, and Sebastian - the maintenance people - did not leave until they made sure everything is perfect on the day we moved in. They all do their best to answer your questions, to help you with anything you need, and to make your stay at your apartment comfortable and pleasant. I recommend Retreat at Waterside without hesitation. It is the best rental community in Greater Greenville. I am not used to writing reviews. However, I could not help but write a word of appreciation to all the wonderful people who are dedicating their time and efforts to make their residents feel welcome.

Tours are appointment only. Staff is difficult to reach. Staff did not record our appointment and refused to give us a tour after driving all the way out there. Apathetic, act like their time is better than yours or more important, and the apex of unprofessionalism.I contacted this office to schedule an appointment to view a unit at 10:41 AM. After a brief hold, we agreed on 3:00PM. We arrive at 2:45PM. There was one staff member in the office when we arrived. She never came out of her office. Finally another staff member shows up, well after 3:00 PM. She does not immediately greet us, but we eventually inform her that we had an appointment. She asks for my phone number, as she does an inquiry on her computer. A recorded phone call shows as a result. She doesnt play the call, but states that I do not have an appointment. I tried to explain that I had spoken to someone this morning, and that I was told that I had an appointment at 3PM for the showing. This is met by her most spurious customer service voice apologizing for not having an appointment and not being able to see us today. This is after my wife and I drove an hour to this place. We moved here from out-of-state. Were just trying our best to find a new place to live, adapting to every new places different requirements (e.g. appointment only tours). We do what they ask, play by the rules, and go out of our way to accommodate their needs in running their business just to be met by an apathetic disrespect and casual disregard. All she had to do was play the recording of a staff member setting up the appointment with me and take 5 minutes out of her day to show us an apartment.

I rented here for a year. The appliances are outdated. My apartment smelled like Weed for the last 3 months of my lease because of the neighbor they leased to next door probably smoked it from the time they woke up to the time they went to bed. It is too expensive for what you get. I left the apartment clean and with nothing broken. Yet its been two months and they still havent sent me my security deposit back. I called twice about it and they said they would call me back and never returned my call. This place is run basically by a slum lord of a company. DO NOT RENT HERE.UPDATE: I got a response from them about the security deposit. They sent me a bill for a month and a half rent because I didnt give them 45 days notice I was moving out even though my lease ended. I did give them 30 days though. I guess that is their way of not returning your security deposit. The MAINTENANCE WORKERS are not the issue here it is the company itself. MAINTENANCE employees are actually helpful. The company is greedy and does not want to return a 200 dollar security deposit. 200 measly dollars after being a good tenant for a year and paying 1k a month rent. Good luck to the future tenants.

Weve lived here since 2013. We didnt have trouble for the first few years. Over the last three years though, when weve filed a complaint about something not working in the house, response has been slow or non-existent.3 years ago, we complained about the HVAC not working. Someone said it was because we werent running it all the time. THIS YEAR, we finally lucked out and got someone to believe us and take another look. They said they refilled the coolant or something and the AC finally started working. We went a month without the dishwasher working, but thankfully someone took care of it when the new contractor got hired.6 months ago, there was a water leak in the pipes. Someone did a temporary patch. They cut the ceiling to access it and havent been back to do a proper fix or even close the hole in the ceiling. We had to put cardboard to patch it up so squirrels didnt come in through the hole.Update: They saw this review, sent someone to take a picture of the hole. They apologized. One month later, hole is still not fixed. Squirrels still poking their head through the hole.Update: We moved out two months ago with proper notice when the lease ended, and they still had it in their system that we owed them because we left early. Then they said it was the systems automated response and that theyd fix it. And guess what, 2 weeks later when we went back to see why our deposit hasnt been returned to us, they have us the same story. We went through the same explanations. They gave us the same apology and same excuses. Deposit still not received.

Do not live here. Worst apartment living experience ever. The management changed a month after our lease and went completely downhill with laughable/non existent customer service every time we had an issue. Trash everywhere and their philosophy seems to be, “if something is broken, don’t fix it and then blame someone else for the error.” We had a yellow jacket infestation inside our apartment, where we and our dogs were regularly getting stung inside our unit. This started a few months after we moved in and was never fully resolved. We had to go into the office every week, request pest control online every week and still they were incompetent to address the infestation. Occasionally they would send out someone to spray the inside of the apartment after threats to move out (which obviously did nothing to eradicate the yellow jackets as it never took care of the immense nest network they had created inside the walls.). After 6 months of complaints and sending a letter threatening legal action, they finally did send someone to address the infestation. It helped subdue the yellow jackets for about a week before they returned again. Clearly this is a long neglected problem that impacted my whole building as the yellow jacket colony has likely been there for years. Maintenance blames the office. The office staff blame maintenance and nothing is done for residents or to correct the multitude of complaints.

I moved in when there was previous management and they did a good job. The new one is utterly horrible. Multiple times I had to leave early from office to see them in personal because they didn’t renew my lease in time and kept putting charges on me, sending notices of late rent even though they posted wrong rent amount on my account with late fees. Never replied to emails or pick up calls when I tried to tell them they need to check. I moved out so much frustrated. Its been five months and they still dont reply to my security deposit refund. Looks like the only place they like to be contacted is this google review. Changing my rating to 1 star now.

I currently live here, and overall I am dissatisfied. First of all, we viewed an apartment, wanted it, they didn’t reserve it for us so when we showed up to sign the lease they had no idea we were even coming. Apartment was gone and rent went up by $100+ from the one we looked at prior. Fast forward to move in, LEASE STILL NOT DRAWN UP, NO APARTMENT AND NO KEYS FOR US. Had to give us the master key and scramble to find us an apartment which was not the layout we wanted. We moved in in July on a Saturday, air conditioning couldn’t be turned on until Monday :-). The apartment didn’t even look like it was cleaned before we moved in, and they put in a “new” dishwasher for us. I opened it and it was dirty and had a living roach in it. When I reported it to maintenance they came to check it out, I wasn’t there, they didn’t even consult with my roommate and just ran the dishwasher so when they opened it it appeared cleaner and surprise no roach now. On two separate occasions I have tried to go to the office on a Saturday and both times there is a sign on the door stating they are out showing an apartment and will be back at 1. I come back at one, sign still up, door still locked. It stayed that way until currently I am still sitting outside the office at 4:26pm. They are supposed to be open 10-5 but it seems no one has been here the better part of all day. The first time wasn’t a big deal because I just had a general question, but this time I am trying to pick up a package for my roommate’s new york trip that she NEEDS because she leaves at 2am. I’ve been here for 3 hours and now she won’t be able to get her package and her trip will be subsequently ruined. I’m very angry at what appears to be a lack of professionalism and customer service, being a person that works in customer service myself.

So I have written a review before out of frustration, but now since my lease is over I can really air out all my grievances. From the moment we got approved for an apartment, it was a mess.-Roommate viewed apartment we wanted. We applied same day. Given rent quote pending approval. We got approved and never heard anything else.-Roommate went to discuss next steps and lease, they claimed they had no record of us at all. We had to reapply, and the rent quote we were originally given no longer stood, so rent was more expensive.-Were told to move in on certain date. Arrived to get keys to move in, they again say they have no record of us and no lease drawn up.-They rush to find us an apartment, it’s not the layout we agreed upon, and it had clearly not been cleaned because it was dirty in many places upon arrival.-The air conditioning wasn’t working bc they didn’t know we were moving in. Last summer. July. you do the math.-They bring us a “brand new” dishwasher that is dirty on the inside. When I opened it, there was a roach. Maintenance came at my request, didn’t open it, ran it, and claimed there was never a roach and laughed as if I was lying.-Every time I went to the office on a Saturday, there was a sign hanging up claiming they would be back at 1. I would return periodically throughout the day, sometimes waiting outside an hour or two just to be sure, and the sign remained all day long until “close” with no one ever returning. I emailed twice about this issue as well as left messages, I never got a response. But they replied to my last review claiming “other tenants may have needed attention” when I literally sat outside 2 straight hours. Yeah ok. This also happened on more than one occasion.-The rent on the lease that we signed was not matched up with the rent in the system, so they kept trying to overcharge us as opposed to what our lease said. It took months to be fixed.-Our lease stated our last day was July 5th, and initially they tried to charge us to July 25th. I’m just not sure how there can be so many lease vs. system errors. It also took about a week and constant email communication to get this issue fixed. In all, I don’t think the stress that is put on the resident is worth the money paid to live at this apartment complex. I thought with a management switch things would get better, but it all seems the same. I really don’t recommend living here.

My husband and I moved in here about 8 months ago and have been blown away by the management team in the office as well as the maintenance staff. The apartments themselves are great, as is the community, with something planned for residents to enjoy every month. Lots of amenities are available also, from tennis courts, pool, and gym, to available washers and dryers in unit, and extra garages and storage for rent as well! We had to call maintenance recently at 10:30 pm because our hot water heater had stopped working for some reason. One of the maintenance team, R.B., was out to us by 11 pm and had our issue fixed in a half hour (Thanks RB! You ROCK!). Major kudos to maintenance and office staff alike!! Theyre always kind, helpful, and go above and beyond for their residents. We love Waterside Greene and would recommend it to anyone.

This was an ok place to live until the new management took over around April/May of this year. Every tenant around us was sent a notice that their lease was up for renewal except us so we missed the 60 notice and had to pay for 3 extra weeks when we werent living in the apartment. They said those are courtesy notices and they arent required to send them. So I guess they can pick and choose who they send one to. The grounds always had trash from kids dragging trash bags across the common area and it falling out. Our next door neighbors had the cops called for DV incidents three times in the 8 months we were there, our downstairs neighbors smoked pot religiously inside and it made our apartment reek. I reached out to management about several issues via email, phone and in person and couldnt get any kind or response or reaction. They would take my number down and never had anyone call. I even called the new corporate office and left three messages and got no response. They do NOT love their residents as the sign out front advertises. They are strictly interested in money and getting people under contract. DO NOT RENT FROM HERE.

Review №43

I am thankful that I am a FORMER resident as this was easily the worst rental experience I have ever had. My family dealt with months of frustration, landlord negligence, and illegal entry of our apartment so significant that we were able to terminate the lease early. This is a very truncated list of our terrible experiences while living there. Relevant pictures attached.***A month prior to move-in and after the lease was signed for another apartment, we were told that the resident wasn’t moving out. We were switched to another apartment that was in shabby condition on the other side of the complex. We weren’t able to know the state of the apartment prior to actual move-in because we lived out of state.***Once we moved in, within the first day, we found live roaches in the apartment.***Garbage was consistently piled up at the ONE trash compactor for the whole complex. This attracted vermin and made it very difficult for those with disabilities to get to the door of the machine.***Retreat at WATERside is kind of a joke. Where there was once a beautiful pond with a fountain is now, in essence, a mudpit. It’s been that way for months now. It’s sad how much the place has gone downhill since we came for our initial visit - though in that time there have been two managers, three assistant managers, and a revolving door of leasing agents.***The pressure washing company they hired blasted water under our front door which caused the linoleum to peel up from the floor. Bugs came in. We reported this to maintenance. They came to our apartment after two weeks, during which the landscapers blew dirt under our door also, and fixed only the weather stripping under the door. We waited another month before they finally came back to repair the linoleum.***The office has posted hours outside the doors - this was rarely followed. On many occasions we were waiting outside the office during the hours they were supposedly open.***Vandalism was commonplace - we found many smashed items (eggs, toys, glass perfume bottles, etc.) in the breezeway of our apartment. Additionally, someone carved their name in the freshly painted stairs. Did we tell management? Yes - via e-mail. Was anything done? No. P***We are used to apartment living and have lived in apartments in suburban and urban settings. Our upstairs neighbors were the loudest and most disruptive people we have encountered. We approached management who told us to speak to the neighbors directly, which we did. We went back to the office and spoke to management twice. No action was taken. We e-mailed management on five separate occasions. On two occasions the e-mail was acknowledged, but again, nothing was done. I began taking video and audio recordings of the disruptions and brought them to the office after months of being woken up at all hours, hearing screaming from children and adults from the apartment, banging so loud that it knocked our art off the walls, and dealing with our apartment constantly smelling of marijuana from the people upstairs. This ultimately led to our lease being terminated early due to what the Assistant Manager referred to as “lack of communication, help, or solving of any issues from management”.***What more, you ask? Our lease was set to end on a certain date. We had already found another place to live and were moving items out of our apartment. One day, about a week before the end of our lease, we entered the apartment to remove more of our belongings and discovered that our sink fixture was removed from the bathroom. We discovered that maintenance had illegally entered our apartment and started removing fixtures PRIOR to the end of our lease despite the fact that the correct lease-end date was in the computer system in the office. We are thankful everyday that we have moved on and no longer live there. I wouldn’t recommend this place to my worst enemy. Seriously. Don’t waste your money - there are plenty of other beautiful places in the Greenville area. We regret ever living there - it was a horrible experience.

Ive been here 7 years, rented site unseen from another state. The place was misrepresented & still Im continually told things will be done. There were new apartments built but I live in the older buildings. Its friendly enough until something goes wrong. The maintenance problems have increased & the exterior & grounds have gone downhill. Maint. seems to think tenants have no rights & ignore problems right under their noses until enough complaints have been made to get problems resolved. Resident safety doesnt seem to be a priority w issues going unresolved until enough complaints are made. In fairness the Manager does make sure my maint. issues get resolved but it may take several attempts. Its gotten so bad I go directly to him; even submitting online maint. requests doesnt mean the issue will be resolved. There apparently is no followup & even when maint. shows up the issue may not be resolved. Micromanaging bad decisions & staff improves nothing. I get the feeling this place served as a cash cow while plans were never carried thru & maint. suffered. Residents are not respected & made to feel they should move rather than correct ongoing problems. I was told by the assistant manager that if I wasnt happy I should move. There are issues w shutters falling off buildings, metal trim rusting, broken steps on stairs, numerous problems w the access gate & trash disposal, trash on grounds, outside & breezeway lights not replaced, not everyone picks up after their pets even tho plenty of pet stations are available & its state law - at times its problematic, abandoned cars, smoking & cigarette/cigar butts in breezeways & on grounds is an ongoing problem, maintenance requests are not always completed, Ive had problems with email & phone calls not replied to if not outright ignored. Communication by management to its residents is a problem. There is a lot of transient tenancy here & I believe its why long term tenancy is not appreciated. This leads to furniture being left, some of which could be donated. At one time I made a recommendation that maint. not throw, breakup & pile up furniture behind the maint. bldg. beside the car wash but, do so in some organized manner - it is unsightly & unsafe, a fence was put up to block its view from the car wash side but, it can still be seen by residents & from the main entrance - right now its a bon fire pile waiting for a light. My rent continues to go up year by year so why do I stay? I was looking for home which meant long term, its very pet friendly, situated right on Woodruff Rd. my apt. is relatively quiet as it is surrounded by trees shrubs & grassy areas, there are several other long term tenants in my building, there is a pond w a water feature in its center & often filled w geese and ducks, there are grills & picnic tables spread over the grounds, the apt. is well built & I like its layout, location, location, location, Ive had health issues that drained me physically, emotionally, & financially. Altho, Im in an older 1 bedroom unit with only one closet, not a walk-in; there is no linen closet, pantry, patio/balcony, or extra storage (now w/in a few dollars of the newer apartment rent range - only 1 SQ. ft. larger); it does offer a sunroom which I like. Ive had to add the extra expense of renting a small on site storage room due to lack of apt. storage. Now, the complex has been sold. I hope the new owners will do what they say but Ive been there done that. If management cant honestly address its past issues no matter how much fresh paint nothing will change. I could also be priced out but, Ive committed to signing a new lease. I dont mind paying a higher rent for security, maintenance, & convenience - some appreciation for long term tenancy w/out having to demand it. I should not have to repeatedly ask about or make sure that issues are resolved. The property has great potential & it would be a shame not to design it in a more positive manner.

Apartments are out dated and in need of an overhaul. Management does not have control of tenants. Privacy gates are always broken. Ammenaties are not worth the amount we pay. Trash is always piled up at trash compactor. Car washing station is littered with old furniture and debris. Management is rude to tenants especially of color or ethnicities. Drug paraphernalia found in pond. Overall, if you want quality apartments, DO NOT MOVE HERE!!!

So I am used to posting good reviews about this place, but this really puts things into perspective. My husband and I have been with this complex for a long time. He lived here before we were married, but its been 5+ years of loyalty to this complex. We started out in a tiny one bedroom. Every year they jacked up the rent, but thats common. So we ended up transferring to a bigger apartment. One of the newer ones that they just built. This is where we are currently (our lease isnt up until Feb. 2020). Its more luxurious and spacious, with new appliances, cabinets, etc. We moved here in February (It is now April). About March we started having problems with the drain leaking out into our floor from the water heater room. We promptly called maintenance about this and someone came to look at it. They did their best to fix it and left. Then the leak happened again so we called him back and the guy came out and fixed it again. We hadnt had a problem for a while so we thought everything was fixed and fine. We ordered two brand new lovesacs and set them up in the dining area. We spent about $1800 on them. Just at two weeks of having these lovesacs, as I am sitting in one, we see a huge puddle of water coming down from the water heater room engulfing the lovesac. This water smelled like sewage. Awful. I jumped up to get towels and as my husband is working with getting the cover off the lovesac, hes gagging from the smell of the water. Not only is our lovesac soaked, its completely ruined from the smell. We were able to wash the cover, but the insert is hopeless and nasty to say the least. A different maintenance guy comes in and works (this is on Easter Sunday) and after leaving and coming back eventually tells us they need to call in a plumber to fix this issue. He sees our lovesac and we explain what happened to it. He is understanding and comments on how one of the managers should make it right for us and we thought the same. When we call to speak with the front office managers about our lovesac they tell us all about their policy and thats why we have renters insurance. They tell us the problem has been fixed and so that is that. I explain that this is the third time we have had issues and its just now getting fixed. I ask why it wasnt fixed the first two times when we thought it was actually fixed? We wouldnt put our brand new lovesacs in an area that was prone to flooding if we didnt think the problem had been fixed already. No matter what we tell them, they dont budge. When you have been tenants of a complex for over 5 years and have paid on time every month, never been a cause for complaint, wrote good reviews on the place, even upgraded apartments and stayed in the same complex, you have been a loyal customer. I learned that people like the ones who make these policies and run this complex dont value that. They dont care how many issues youve had with your brand new apartment or what youve lost because of it. This all could have been avoided. The insert I need replaced is $575. My rent every month is more than double that. Management kept lecturing me on how deductibles work (and Ive worked in insurance and still work with insurance companies) and how it was my fault for picking a plan with such a high deductible. I really dont believe we should have to pay any deductible given the circumstances. Im honestly terrified to put any furniture in that area at all now. Its not safe to use part of my home because its prone to flooding. And if something (God forbid) does happen again I have to pay. Itll just remain as this big empty space. Loose $575 and youll feel the same. Bottom line is we arent valued as people here. We are valued as cashflow. Dont like it? Pay a fee and leave or wait a year and leave. So when they put their signs out front by the gates saying they love their tenants, they really mean they love your money. Remember, their faults can damage your property, but dont damage theirs. Update: I have called the manager back per his response below, but he has not returned my call.

Absolutely love the staff here very friendly and helpful. Any time we’re at the pool the ladies always come out an offer the children popsicle! Like “ohhh yessss”!!! Not to mention these ladies/gents always get creative when planing events for the community. My kids adore Jensen as she always spares a moment of her time to talk and play with them.

Nice place to stay I stayed here for the duration of my internship and the staff was nice maintenance was quick and professional...wish they had more convient dumpsters in stead of the one near the entrance...but thats not that serious. And at least for me the room layouts seem alitée odd with some rooms having no lights at all but light switches

A shooting happened across from my building tonight, constant trash piled outside by dumpster, people standing out and hanging in parking lot, people working on cars, lots of people try getting in gate without code, no security like they said. Not worth 1,000 a month. Very ghetto apartments. No assigned parking. Sometimes walk 2 buildings over because we pay to live here but arent guaranteed a parking spot.

Someone just got killed right next to my apartment, an 18 year old boy named Udeh Joshua Prince Osuagwu Jr. Was shot in the head in his apartment, after this incident my family and I decided to move out, I know the world isnt a 100% safe place but this really hit me hard I kept thinking about my kids and all the what if situations, very emotional situation here, so I say dont move here it isnt safe even tho we had a gate in the front still someone came inside this gated community and murder a man right beside my home doesnt sit well with me at all....God bless you all be safe.
