I have been a resident for 4 years and am happy to call this place home! All the staff; office and maintenance are friendly and any issue is addressed within hours, if not minutes. By far the best apartment living Ive experienced in 50 years! The town homes in Hampton Downs, where I live, are very spacious with an ideal setup for privacy. The downstairs has an open concept, so if entertaining, you arent closed off from your family and friends. They have a generous downstairs half bath and matching appliances. The upstairs has 2 master suites with private bathrooms and a laundry room. The closets are not walk-in, but are more spacious than most. Its very quiet, yet is within walking distance to Harris Teeter, a CVS, restaurants, cleaners, hair salon...well, almost anything you need.

We have lived in this complex for one year and just resigned our lease for year two. The town homes on Michaux road are kept to a good standard, clean, and safe. The maintenance department responds to any concerns within 24 hours and are always kind and respectful of your home/pets. The office assistants are helpful and kind. The location is near many frequently visited shops/stores that are in walking distance. We have loved our time in Hampton Downs and look forward to another year here.Update: We have lived here for three years and have loved every moment of it. We are moving out this year as we have bought our first home and it will be truly sad to leave this community. Everyone is friendly and welcoming and makes you feel at home. Thank you for three wonderful years, Hampton Downs!

Well I have NOTHING negative for anyone. My stay here at HD has been great. My apartment home had no issues. Management is like family. They treated me well and Im going to surely miss them.Well, I was Moving Feb 2020😩Here we are in 2021 and I decided to utilize my God given spirit of discernment 🙏🙏in deciding AGAINST making a HASTY MOVE....God knows best, down to wire I decided to STAY PUT and Realize A Blessing that is God Ordained....HD is home 👏👏😛❤️

Moved in about a month ago and Im really enjoying the community at Hampton Downs. The office staff is very accommodating and have been great to work with. Maintenance is quick to address small issues that weve had in the home. Would recommend!

Michael in the Maint. Dept. went beyond the call of duty to ensure the residents a/c got repaired as quickly as possible this month after a direct lightening strike to our apartment bldg. fried our a/c systems. Repairs were very complex & extensive so during the 3 days he provided window a/c units to each apt so we could sleep more comfortably. He is a blessing.

Inside of the townhomes; match the online pictures; rvery nice; great location; walking distance from the shopping center. Safe; for children; I love my place. Most of all; the property managers are; awesome. I would give this community; 10 stars. My family and I ; are definitely satisfied😃

We love the townhouse! This is a great place to stay and build a family. the only problem we both have is with the kitchen oven. It is soooo old and the temperature is not correct, so we end up burning things or under cooking things as a result. The staff is awesome and very responsive. Maintenance gets done in a heartbeat. they always follow up too.

I only stayed here for a year which was 12 months to long. The carpets was nasty and smelled sooo bad even reported it.. they came while I was gone on move in day. I came back and they just sprayed and the carpet just looked nasty but the smell was gone guess it was cool with them.. Then the worst they have really bad pipes dishwasher flood and back up the sinks..and the little room under the stairs omg its an open pipe in every apt and it smells sooo bad and its all year round.. they said I can pour bleach in it went to starts to smell and my Neighbor told me I could put a towel in so I can get a good week without that smell.. the walls are soo weak and the apartment was poorly built the flooring is uneven.. the paint reminds me of lead paint it chip so easily and on its own.. now to top it off there is a Shelter for Ex-Cons and they walk around drinking beer throwing cans on the ground.. I didnt feel safe at all

SO excited to finally move now that our lease is up. Management is surly and has an attitude any time you make an inquiry about anything. Walls are paper thin, which means that not only sounds come through, but so do smells. We dealt with the smells of cigarettes and weed from our neighbors for months before I finally got fed up, knocked on their door and told them it had to stop. Half of the electrical outlets dont work, but maintenance hasnt fixed anything after months of multiple calls regarding it. The ovens are ancient and falling apart, but they refuse to replace them, even when the burners are broken and none of the knobs work properly. The front and back doors let in cold air in the winter to such an extent that I can see my plants move when the wind blows, but even replacing the weather stripping hasnt helped. Even with all the windows open in the summertime it looks like a dungeon inside because no light gets in due to how the townhouses are situated geographically, as well as sunlight being blocked by the ginormous cedar trees lining the backs of the townhouses, which also leave a disgusting carpet of cedar needles out back year-round. I dont know what the trees out front are, but they shed leaves even in the summer and they are constantly dropping twigs and branches year-round like Ive never seen any tree do in my life, which means the front walkways are ALWAYS covered in tons of branches, both small and large. The cabinets have sharp screws sticking out of them that I have cut myself on numerous times when taking things out and putting things in. The cabinet shelves are so short that you cant put most cereal boxes in them, but theyre also so shallow that the doors wont shut if you put boxes in on their sides. Storage space in general is nearly nonexistent, so we never have room for everything after a grocery trip for 2 adults and 2 toddlers. The back patios are so small that you cant grill on them according to the rules in the lease. The HVAC controls are downstairs with no sensor upstairs, so the lower level is freezing in the winter, while the upstairs is sweltering, which also results in absurd utility bills. Maintenance is friendly if you deal with the on-site guys, but the contacted folks are seemingly the cheapest, worst they can find. It took 3 weeks for them to come measure a broken window, then another month for them to come replace it. They dont scrape or salt AT ALL if it snows or ices and they defer blame to corporate if you ask why. Last year our older daughter got hurt on walkway ice that should have been salted, this year when it snowed 6 inches, they didnt scrape the parking lot and I had to dig our car out myself with buckets of hot water just so we could get to work. The drainage is so bad here that if it rains for 5 minutes, the walkways flood and cover with mud, but management wont hire a drainage/groundskeeping company to fix it. This place loves to bill themselves as upscale, nice living, but they dont offer a fraction of what truly upscale places offer. Were moving to a 3br, 1.5ba HOUSE in Irving Park for the same price as were paying here. Cant wait to leave.UPDATE! Our neighbors building almost burned down last week because management doesnt maintain the buildings the way theyre supposed to! The neighbors have been in that building for about 3 years from what we understand and management has never once had the dryer vents cleared since they moved in! This is the responsibility of the property owner and shouls be done every 2 years at max, but preferably every year for safety purposes, especially in the case of a family, but it was not done once! The building could have burned down. They lost their clothes to smoke damage. They and their child could have been injured, or worse. All because of neglectful management. This certainly illustrates their attitude towards their property and their tenants and puts a striking bookend on our time here.
