We are new to Pavilions and I entered a maintenance request. They were quick to respond and the issue was resolved promptly.
No complaints! Safe neighborhood, friendly staff, and excellent amenities. I LOVE my apartment and its location. I am totally new to Fort Collins but love it here so far.
There are many things wrong with this apartment complex and the management. First off, they have been doing construction around the apartment and gym/pool area for 10 months of my 1 year lease with no prior warning. The construction people have continuously blocked my garage making me late to work or unable to park in it. After continuously complaining to management, they towed my car and wouldn’t cover the costs (which was $300 I do not have!). I parked in the construction workers blocked the entire entrance to my garage and when I parked in the normal parking lot because of the blocked garage, and they towed my car. There are also nails, roofing tiles, pieces of wood, gutters, construction equipment, and hoses always in the entrance to our garage and front door. The apartment complex said it was our responsibility for it stating that we aren’t allowed to park anywhere except for the garage even though I have complained about the construction to them every other day. I asked when we first moved in if we needed a physical permit, but they told us our license plate number would be enough to not be towed. The construction workers start at 8 am everyday and leave around 6:30 pm, including Saturdays, making it impossible to sleep. The management is unhelpful and unsympathetic. I would give zero stars if I could!
Staff is rude and not helpful. Emailed office while i had a rental car while my mine was in the shop, asking about resident parking while i had borrowed a car. Emailed Sarah...No response....at all! A week later car was towed (at 2:50 am cost of $250.00) Towing company said that if they had been notified by mgmt with the car license plate, they would not have towed. Called mgmt and spoke to Kevin, he just referred us back to the parking addendum on lease. Said i should have been parking in non resident parking, Which is a three minute walk to my apartment, and late at night I don’t feel safe parking that far away from my unit.Staff does not make it easy when you have a borrowed car and you leave your residence parking pass in the car at the mechanics. Beware!!! The office staff is not helpful at all.**update**Received canned response from company. Too late to “reach out” as towing was already done by company. Fact is... they will not help you if you have a loaner car. I’m wondering if they get “kickbacks” from towing company on the cars that are towed

Kevin went above and beyond helping us out with our move to the Pavilions. We had to make MANY changes due to COVID-19 disrupting our travel plans to Colorado, and Kevin found a way to make everything work time and time again. He spent a LOT of time working with us and making sure our move went smoothly, even after we had already signed and paid.
My mother lived at the Pavilion at Silver Sage for around 15 years. She had to move to a Senior Facility due to physical limitations. She has been upset about leaving her apartment because she loved living there! The staff is wonderful (thank you Sara, Kevin, Andrea, and others), and were like a family to her. If she needed help with something in the apartment, they would come and help. When they had special food events, they would bring her the food to her apartment if she couldnt go to the office. They were always responsive, kind, and helpful. I would not hesitate to recommend these apartments to anyone needing a good location, wonderful apartment layouts, and kind staff! Thank you Pavilion, for helping to make my mothers years there so wonderful and great!
Been living at the Pavilions for 2 years now. Everyone in the office is a joy to work with. Sarah has always been sure to help whenever I have questions. I will continue to live here until it is time to buy.
Grateful to call this place home! Yes, there is some construction going on. Honestly, Im glad. It looks beautiful so far!!! Id rather have some construction and know that the owners are putting money into the place, rather than it being run down. If you want to live in a place that is falling apart, go ahead, keep looking. But, if you want a clean, quiet, and friendly place to live...this is it. I looked at many complexes in the area and this one has all we wanted and more. Dont let a few complaints make you overlook this find!
Kevin is amazing! The complex, amenities and apartment are all wonderful! I lived here once before and haven’t found another apartment complex in Fort Collins that is comparable. Very excited to be back!
We have lived at the Pavilions for 14 months now, and just renewed our lease. Our 2 Bed/2 Bath apartment has been great as well as the community in general. Maintenance has been responsive and thorough. We lived in a house in St. Louis for 37 years so apartment living has been an adjustment. Some of our new friends have lived here for over 10 years. The surrounding area has many walkable shops and services of all kinds and bus service is only 1 block away. The age range here is very wide and most people are friendly.
I absolutely loved living here! The leasing office and the maintenance staff are amazing, very helpful, and respond quickly. Great location and amenities. I highly recommend living here!
I will say these apartments have a nice setup and are comfortable to live in, however the price is ridiculous and they will slam you with hidden fees up to and including the day you move out. They will tell you water and trash are included, and you will believe this until your monthly rent fluctuates due to the amount of water you use. Your water bill is included in your monthly rent bill, not included in the rental price. Then, they charge a trash fee for someone to come get your trash from outside your door and take it to the dumpster. There are dumpsters all around the complex that anyone can take their own trash to without breaking a sweat. And those parking passes? Those were a waste as I parked in guest parking or at the office almost every single night. Per the lease agreement, if your pass broke you could exchange it for a new one free of charge. If it was lost, or could not be traded, there would be a $5 fee for replacement. My pass ended up breaking in half after I moved out, so I just threw it away. Now, my roommates are moving out and the company is charging each of us $100 for one missing pass, when they only charge $5 to replace them! DO NOT let the smiling faces in the office fool you. Spend your hard earned money somewhere else!
Really feel like bad reviews are pretty un-warranted. The location is fantastic. So close to the foothills and centrally located close enough to downtown and the stores and other places that we liked going to that were south of Drake as well. The staff was fantastic when my roommate and I lived here. We put ourselves in a bad position by messing up our move out date and they were still understanding when they didn’t have to be. Prices seemed a little high for how up to date everything in the actual apartment was but again we loved being positioned where we were living in the city so I’d imagine that cost of real estate has to get passed on to the tenant to a certain extent.
The leasing agents are nice, but one of their managers could use some customer service experience. Whatever garbage company owns this place likes to over charge you an arm and a leg over everything. They enforce parking like you are parking on campus so you better pray you have a pass, and pray even harder you have a spot because there is hardly enough parking and guest parking is a joke. If you park in a non-guest spot without a pass expect a tow. Overall I was only here for a year and it did not impress. Some people have had better luck than I, but luck shouldnt have to play a part when you need a roof over your head.
This place is atrocious, and the managements notorious reputation for penny pinching is justifiable . After reading review after review of this place it was now our turn it seemed. We placed a $500 deposit down, and the staff was very friendly when we first moved in. The amenities were nice, the apartment itself was nice, and the whole experience was shaping up to be a pleasant one. Around May 2014 Fort Collins was hit by an abundance of hail storms. Nothing out of the ordinary but one particularly nasty one cracked my window. I proceeded to report it to Cory who took note of my request to fix the window and says that it is not uncommon. The months went by with the weather became more and more pleasant. The window became somewhat of an afterthought. August rolled around and it was time for my roommate and I to depart from our abode. My kindness was not reiterated and we were stuck with a $360 bill to fix a window. No pictures or evidence were ever presented to support their case. Just the word of a contractor. I have not passed the bar, but I call bullshit on their reasoning. These people will proceed to nickel and dime you. Do not stay here if you want a pleasant living experience. We were stuck with a $150 tab after our deposit was essentially highway robbed. If you do like having your money and time stolen from you the pavilions at silver sage is the place for you.
Ive been at the Pavilions for over 3 years and overall it has been a nice, comfortable place to live. My boyfriend and I were having an ongoing issue with the neighbors downstairs (they were smoking a lot of weed and it constantly smelled inside our unit) Sarah, the office manager has done a lot to help resolve this problem. It seems at this point that its all taken care of. The rest of the office staff are also helpful and friendly.There are a few things that could be improved upon, one of them being the limited parking situation, but I know theyve just recently hired a new tow truck company to deal with vehicles without permits that are parking in resident spots.Ive lived in a number of other apartment homes before moving here and this is definitely the best when compared to those others.

EDIT:I am pretty impressed.I posted my original review less than one week ago (see below). One of my few, minor complaints was about the vertical living room blinds — they are incredibly easy break.I went into the office for an irrelevant reason and the manager caught me on my way out. She told me they would be replacing the individual broken blinds and asked how many were needed. I underestimated with a total of 5, it turned out to be 12! Less than three hours later, maintenance was here hanging replacements. As usual, they were extremely friendly (my dogs absolutely love them) and they were in and out in five minutes.Prompt, thorough, and friendly. Everyone working here is wonderful. In my experience, this is an excellent place to live; it has met and surpassed my expectations. You may pay a little more than some of the apartments in town, but you won’t be treated as an expendable resident (as is often the case in towns with low occupancy rates).I still believe they should purchase more durable blinds from their suppliers, but I doubt that is up to the manager. More likely, it is a decision made by the property management company.Thanks for being so responsive, Pavilions!—Fantastic location, incredibly friendly and responsive staff (both office and maintenance), and great amenities. This is my fifth apartment in Fort Collins and it ranks at the top.I have lived here for 13 months and just re-signed for another 13. Rent is higher than most apartments located nearby, but my rent only went up by $25 when I re-signed my lease. Given the rapid hike in apartment prices, I am happy to stay somewhere with a reasonable year-to-year increase. Hopefully the same holds true next year, as I am likely to re-sign once again.The biggest downside is that management is strict about uniformity. They require outward-facing curtains to be white and the living room’s vertical blinds are awful. Within three days of moving in, three had been knocked down by my 15 pound dachshund’s tail. And they don’t just fall off, the slot on which each blind hangs completely breaks. A total of 12 blinds fell and broke.Within three days of moving in, my 15 pound Dachshund knocked down three blinds with her tail. A total of 12 broke. All after minor bumps. The ripped hole could only be temporarily fixed with duck tape before falling down once again. I spent the first few weeks duck taping and re-hanging them before just buying curtains and pushing them to the side. If you move in, I highly recommend getting curtains ASAP.I have very few complaints overall (but gah, get new blinds, Pavilions!)Last but not least, the office has free breakfast every Saturday morning.All in all, I recommend the pavilions.
I am very happy with this property. There was a parking issue and the office went above and beyond and remedied the situation. Maintenance is also awesome. They always help without hesitation.
I loved living at the Pavilions at Silver Sage and would move back in a second if I could afford it. The price is comparable to most 1-bedrooms in Fort Collins, and while that is steep, its worth it to have a nicer, comfortable, clean, bug-free, quiet place to live, where the leasing office personnel are extraordinarily professional and helpful. Any problems I had with the apartment or neighbors were few, & they were handled, and they never made me feel like I was being a pain. The 24-hour maintenance guarantee is real, and the maintenance guys are competent and friendly. I was able to rent a garage right by my apartment for just the winter months, and it was great to have valet trash during those -20 degree winter days. The community is very quiet, and if you read your lease and abide by it, you wont have any problems. Every leasing company in town (Ive lived here for 7 years) raises the rent every year because the population is growing much faster than the available number of rental properties. I left the Pavilions for financial reasons, and I could tell the difference (not in a good way) from day 1 at my new, less expensive complex - bugs, waiting a week for maintenance, flooded parking lots, etc. The Pavilions are worth every penny. I wish I hadnt left!
The Pavilions is an awful place to live in. You know that feeling when you get off work and you just want to make it to your home sweet home? Yeah, the Pavilions is not it. They are way overpriced for everything they have their residents go through, their staff is very good at lying and offering all these services that aren’t even done. They pride themselves on having no hidden fees, but then your rent is due and you wonder why it’s around $50 more than what you agreed on for the lease (while you still pay your own wifi, xcel, and utilities through the City of Fort Collins), and their management is the worst. Sarah Grismore has the worst attitude and no respect for her residents. So much for their “Rock Solid Guarantee” our satisfaction is not their goal.The Pavilions love to sell you lies. I’ve lived here for 5 months and I have NOT been able to sleep in past 7:45am, including on weekends and holidays, because of the endless construction going on. First, it was the gym that I was told would be done by the time I moved in. It was barely opened to residents in July and is actually still not finished. Now, it’s this complete remodel the Pavilions is having done. I was given zero warning about this construction when I signed my lease or when I moved in. I think it would have been fair to give people some kind of discount on newly signed leases because of the hell they’d be putting us through, but not even a warning was given. The availability with parking was a complete lie and it’s not only because of the machines being used for construction or the construction workers taking up the spots. The Pavilions is okay with their maintenance golf carts not only taking prime resident parking spots, but also taking HANDICAP parking spots and Sarah Grismore was completely okay with it given her rude and careless response when my roommate and I brought it to her attention. They say they offer services like valet trash, and I have complained to them countless of times for my trash not being picked up for many consecutive days as well as my neighbors’ trash. This leads to the building smelling as bad as Sarah Grismore’s attitude and guess what? The problem has still not been fixed. The fireplace that was supposed to be a great feature in my apartment was broken when I moved in and was not fixed until a few days ago, and that is after their maintenance entered my apartment twice without a single notice. If you live here, you’ll live constantly having to give the office a call in hopes that they’ll listen and act on your concerns.

Beware of Mission Rock Residential. On the weekend of 9/1/2018 I visited a friend at the Pavilions at Silver Sage in Fort Collins and my car was towed within hours. There was no note, no warning, the lot was more empty than full and no signs were nearby telling me not to park where I did. I was 50 feet from the visitor parking. The friends I stayed told me that they have recieved consistent nickle and dime up-charges for utility violations more months than not.This company will not take the high road. Read your contract thoroughly as they will hold you to the black and white text of your agreements with no sympathy, consideration, or tact.
Every time I have a work order, the job gets done professionally and in a timely manner. The maintenance staff is friendly and willing to work with you! Highly Recommend the Pavilions!
Edit:It seems my neighbor issue will be worked out one way or another. So Ive improved my rating. While the contractors that have been doing capital improvements around here have been extremely disappointing in their speed and timing they have been making the place nicer in appearance and functionality. Hope they continue to make smart investments and find better contractors to do them.Had a nice old lady living below us with no issues. Now we have stoners. Our apartment reeks of weed regularly. We have complained multiple times and nothing has been done. They supposedly call them but like telling a child over and over again that there will be consequences to their behavior but never actually punishing them, they only becomes emboldened to continue their behavior.Just because weed is legal in Colorado doesnt mean you can smoke anywhere. This complex does not allow smoking indoors. They have all the cause in the world to levy punishment but do not.It was bad enough that they did pool reconstruction in the middle of summer instead of a more sensible time. And so what that the construction took five times longer than it should have.There is only so much you can ask of the accommodating and friendly Kevin and Sarah Jane in the front office. And even Sarah the office manager has been polite. But all the politeness and quick responses mean zero if I cant stand to be in my own apartment.Given the constant turnover I see in a town with such low vacancy rates and my own current poor experience I cant help but wonder if this is a vicious cycle. Ive been here over a year and my girlfriend three to give context.Hopefully something is done and I can choose to amend this rating. Its not the mistakes a company makes that create a lasting impression but how they choose to address them.
I give this place two stars due to the convenient location and how friendly the office staff can be. The complex and apartments are quite nice, ultimately though I feel this apartment complex is was over priced and the maintenance aspect of the complex was very disappointing. Once had maintenance employees stop by and enter the apartment without any notice whatsoever. Also put in multiple requests for multiple problems in the apartment, and one problem was never completely resolved. The walls are VERY thin and you can definitely hear everything your neighbors and upstairs neighbors are doing. I was very thankful that the lease was only ten months and not a year. Wouldnt recommend to anyone unless you have money to waste.

I have really enjoyed living at the Pavilions this past year. The apartments are well kept and roomy, and having an attached garage is a huge plus that other complexes in the area dont have. Any problems I had with my apartment or neighbors were solved immediately and the staff and maintenance workers are all very nice. The location in Midtown Fort Collins is great; youre just a short drive to CSU, horsetooth reservoir, and shopping. Rent is high here, but thats a Fort Collins issue, not just this apartment complex. If I wasnt moving out of state, I would renew here and I would recommend everyone to lease here as well.
The kids are vary nice but we have on problem it is the parking the staff are vary great and i rec amend this place and the office is very clean this is the best place to live

My wife and I lived here for three years while we attended CSU and absolutely loved it! I have a feeling that the rating is lower than it should be because the people who loved this place might have forgotten to write a review. We moved out August 2015, and Im just now getting around to writing a review. But the apartments themselves are gorgeous and very well kept. It backs up to a beautiful park and its very close to CSU. One reason we chose this place, was because its one of the few apartments in Fort Collins that allow dogs and cats and is still close to CSU. I think the cost is VERY reasonable, considering I now live in a much smaller, much less appealing apartment in Aurora and pay $100 more a month. We had a very pleasant experience moving out as well. After we moved in, our dog was diagnosed with epilepsy and because of that, he all but destroyed the carpets. Yet, we still got $340 back from our security deposit, when neither of us were expecting to get any of it back. As far as management goes, Kevin and Andrea were always really sweet and accommodating. Even after we moved out, I was able to call Andrea and ask if she would be a reference for our new apartment and for a job clearance, and even though she had nothing to gain from helping us, she still went out of her way to help us out. So, I really dont understand a lot of the comments here. Overall, I cant recommend this place enough! My wife and I always joke that when we retire we will move back to our same apartment and hopefully relive the many wonderful times that we had at the pavilions.
Ive lived here for the past three years and have no plans of moving. The complex is in an optimal location in Fort Collins. I enjoy being close to CSU and Horsetooth Reservoir without having to deal directly with any extra noise or terrible traffic. Shopping is within 5-10 minutes away as well, which is a bonus.The property is clean and pretty quiet, as are the apartments. I live in a one bedroom, and it has more than enough space between the apartment itself and the attached storage unit on the balcony.Any maintanence problem Ive had has been resolved as quickly and professionally as possible.The management and staff have always been incredibly accommodating and helpful. They have gone out of their way to make sure Ive enjoyed living in my apartment. Again, any concerns have been noted and discussed to whatever length I believe is necessary.The only con I would mention is that its a little expensive to live here, but thats more of a city-wide issue than anything else.Ive had a good experience living here and would definitely recommend it to any of my friends, whether theyre students, families, or professionals.
I spent the best 3 years (2008-2011) in Fort Collins at the Pavilions. As an international student at CSU it was challenging to find a residence in a new location. The first year at CSU I have stayed at the dorms but space was limited for vising friends and family. I later moved to residence complex unaffiliated with CSU but close to it. There the management was unprofessional, charging fees for anything, neighboring apartments were loud and the occasional car thefts. Finally my search landed me at the pavilions at silver sage, there I received a warm welcome from the friendly staff they took me on a tour of the available apartments, discussed payment plans which fit my budget. I really appreciated how they never treated me as a cash cow. I spent my remaining years in CSU at the Pavilions, the apartments were reasonably sized for a student, the staff were always attentive with any complaints or concerns, and the neighborhood was pleasant makes you feel like home. In the end I would like to thank the Pavilions for making my 3 years delightful and memorable.

Reading these reviews, I dont really understand how people can be having so many problems with the Pavilions. Myself and my two roommates lived here for two years and we never ran into any problems. Yes, granted, the rent is pretty steep (thats the reason we ended up moving somewhere else this year) especially for college students like us. However, the members of the leasing office had never been anything but kind, helpful, and responsive (especially Kevin). Something we found especially nice about living here was their pet policy. Finding a nice apartment that will let you have a cat and a dog can be rare but I never ran into any problems with my animals. A few drawbacks to living here is parking (depending on the unit you live in), dog poop (even though there are poop bags everywhere, some people dont understand the concept of cleaning up after their dogs), and some extra associated fees (like the newly instated trash fee and the pet fees). However, for our first apartment the Pavilions were nothing but great.

I, like most people at this apartment complex, fell for the staffs tour of the complex. The apartments are in good condition, however not nearly nice enough for the price they are asking. I lived here for a year in a one bedroom apartment and within that year had SEVERAL problems with appliances, being over charged, and the front staff losing my checks. The trash fee of $25/month is beyond crazy, and you dont even have an option to pay that or not. The most absurd part of this apartment is their own made up rule of your lease has to end on the first Sunday of the month. I signed a year lease, but somehow my lease didnt end until the 5th of the month, which then they charged me $160 to extend my lease because of their rule. These people will try to get as much money from you as possible. Watch out!!

I Guess they deserve one start for being fake friendly for a year and then a month before you move out they dont care about you anymore. My garbage disposal was broken and food stuck inside Im not putting my hand down a disposal drain. Maintenance was called and called the date pushed out for them to come one day I walked over after almost 14 days saying it stinks and is remarkably unhealthy to leave it in there in the house I cant have guests over or use the kitchen properly. The only thing I get from them is o we send someone over they took care of it its done in the computer Im sorry if I still call you the same food is in there the same stinky smell is coming out o there it is not done. They left us sitting with that until we completely moved out. They did not take care of it it was gross!!!!! I dont just not pay you the last month because in my computer its done or oh I dont feel like dealing with you anymore! Crooks! Its all flowers and rainbows until you sign the paper that you are moving out then they dont care about you anymore.... Also before you drop your keys make sure you rent a rug doctor and clean your carpet they wont do it for you like they said they do . If you have a pet or bring a service animal be prepared for them to rip up the carpet and call water stains pet damage . Yea a water stain on the border of bathroom and bed room where when the shower door opens the water goes that direction regardless because your floors are uneven .Our dog has never ever peed or pooped on this house. She is well trained and 5 years old. The Stain they Call pet damage is next to the frickin shower where all the water goes and it was normal war could have been cleaned with a carpet cleaner. The orhebrspotbtheybfound was maybe 3 inches wide UNDERNEARTH the carpet go knows from what u have a big big dog when she pees its not a 3 inch spot on the grass... Dont even know where that could be been could be another apartment even because I only saw the underside of a carpet they showed me ... They ripped the whole carpet up and kept the deposit and also want to charge us an extra 600$... Oh yeah on top of that if you just moved you know coming up with first and last and deposit and rent and moving truck that you dont just have an extra 600$ flying around somewhere . But yeah you are forced and have to pay it in 2 weeks after you loved and got your statement otherwise they put it in collections . No options no compromises. They just charge you as much as they can. They say bye bye to your deposit once you give it and be prepared to pay if you bring some kind of animal with you and trust their oh ya we will carpet clean everything first. Inwas adking for a receipt that they did that and they dont have it! Criminals!

I signed a 1 year lease with The Pavilions and genuinely enjoyed living there. New appliances, powerful AC, hot tub and a very friendly staff. My financial issues upon my departure from the rental company, however, continue to cause me problems. According to Andrea Boyll, the assistant property manager that Ive been in regular contact with since my vacating of the unit in August, charges have steadily risen. Admittedly, I did leave a stain in the carpet that a professional shampoo-ing wouldnt remove so I accept that charge for replacement. I was initially charged for discoloration of the linoleum near the front entrance but was able to refute that charge on the grounds that it was arbitrary.My biggest compliant was, by and large, a work order that my roommate had placed on a crack in the window. A cold front had pushed in and the resulting temperature drop spidered a corner of the window. The work order for the repair was placed in May and was never fixed. Now that I have left The Pavilions, I am being charged for the damages. When I inquired to Andrea about the work order that was placed, I was told that its existence, can neither be confirmed or denied.Now Im a fair man and will gladly pay for any damages that are my responsibilty, but to have my work order ignored, denied and eventually charged for 2 months after my leases end date is underhanded to say the least. To my credit, I put down a $500 deposit and hired a professional cleaner at a cost of $100 to detail the unit. I expected to lose out on some of my deposit due to the basic wear and tear of day to day life, but to send an email saying I owe $151.19 by Oct. 6th on Oct. 2nd, or be sent to collections is unbelievable. Thats a total of $651.19 that I forfeit under pretenses that I find unacceptable.To summarize, if you can find another place to rent from, I would suggest doing so.
The management is sketchy and the apartments are overpriced. I wish I had never signed a lease here. Save yourself the trouble and keep looking.
Like everyone else states, its horrible. Management at all apartments is usually not what you hope for, but Silver Sage really sucks. The units themselves are clean and ok but terrible design flaws and cheap appliances. You couldnt pay me to live here.
