Not sure what buildings the people live in that say this place is quiet... the walls are so thin you can hear any neighbor that you share a wall with have a conversation all the way around their apartment. The people that live above you will sound like they are stomping whenever they walk anywhere. Quite a few parties. Trash along sidewalks and entry ways. The furniture is terrible quality and the floors are the scratchiest carpet and feel like youre walking on concrete. The nicest thing about this place is the location...thats it. NOT worth it for the price.Most of the staff was nice and accommodating when I had issues but I would not suggest anyone to live here if you are thinking about a 4 or 3 bedroom. 2 bedroom ones on higher floors seem like they are the best bet to not entirely hate your living space.Oh, not to mention the new manager tried to move someone new in during COVID without giving us 24 hours notice and basically told us we did not have a choice even though my other roommate was gone for the next week and it was during finals week so I did not have time to prepare the apartment for a new person. They ended up not moving someone in because they didnt want to fix the hole in the wall (from a pipe issue that flooded the apartment last winter) in the room that the new roommate would have been put into... I ran far away from here and I dont regret it, there are plenty of better places to move to for a lower price.

Where to start? Dirty, dishonest, and lazy staff, unless it is collecting fees. They try to buy better reviews by giving incentives to people that live there.I had lived here before, about two years ago. I remember it was a good complex two years ago. Not any more.Upon move in, most of the apartment was dirty and broken. The front door handle barely works. The desk in the room, that had a sticker on the door that said cleaned and sanitized, had a big sticky glob of residue left on the desk. The landscape is littered with cigarette butts.The management has gone down hill. The are insensitive, as I was in the hospital next to my dying mother, the assistant general manager, Kaitie Twiggs, was relentless in trying to get renters insurance proof and extra fees. You are better off getting a different apartment complex for off student housing.They quit removing vehicles with flat tires, or without registration, so the the aesthetic of the complex is going downhill. They quit providing student extras, like breakfast the first week of college. There were no repairs to the apartment upon move in. They charge you a full months rent in August for 10 days of actual living in the apartment.

It is a very peaceful place to live, it is very cheap to live here compared to other locations and we have really nice and caring staff! Location is also a plus I am able to be close to campus. This will.be my third year with then and I have yet to have a rude or unpleasant experience with neighbors or even staff!

Lived here for two years, overall pretty good experience! Would recommend to a friend who doesnt mind living with undergrads, or an undergrad who wants something nicer and with more freedom than a dorm.Pros:Accessibility to the Spring Creek Trail! I take my dog from the apartment to Rolland Moore Park on the trail daily and it is a beautiful walk any time of the year.Jack and the rest of the front office staff were excellent. Super responsive whenever we needed help and always friendly when we came to visit the office.Jerry and his maintenance team were always prompt when we had an issue, resolved the issue, and was informative. We learned a lot about how to fix various things around the apartment and just had a great time chatting whenever he came by.Great community if you have a dog, will make a lot of friends and there are plenty of neighbors who can pet sit for you.2 Minute bus ride/drive to campus is super convenient.Plenty of parking and great location in center of town, but far enough away from the dorms.Utilities included with rent!Furnished on move-in!We feel safe in the neighborhood and walking alone at night!Cons:Walls are paper thin, can be a major downside depending on your neighbors.Lots of people dont care about the property, there is constantly trash and dog poop all over the otherwise nice property.Need a change in landscaping contractors, they really could make the property look nicer with better tree/shrub and lawn control.Furniture and appliances are cheap, but come with the apartment. So cant really complain too much there because it is a luxury that many other rentals dont offer.Recommend buying your own mattress if you have back problems.

The Grove has been a great place to live this past year as a student at CSU. The bedrooms are large and have an attached bathroom and walk in closet, the location is great, parking and utilities are included, and I had some great roommates!

Just moved in. Me and my roommates love the location. The community is very chill and we’ve had no problems thus far. Our unit required some cleaning up before we settled in but the was no problem. I also really appreciate the nearby bus stop. It helps me a lot since I have hybrid classes. There are also no hidden fees month to month. I have one rent payment and that’s it.Overall great place to live and is very student friendly.

Staff/management is disrespectful and I would recommend looking elsewhere if you want to feel comfortable with your living situation. I was torn between The Grove and another apartment complex and regretted my decision after being treated poorly time after time. I was moved units without my permission the day of move-in, I dealt with a bug infestation, and I went over a month without a functioning toilet (I was told fixing a toilet was not essential during COVID??). All in all, youll be much happier in a place that values their residents half as much as here.

The place has a nice vibe when you go to look at living here and the staff can be nice sometimes. The apartments are trashed when you arrive, they don’t clean well at all over the summer and it’s usually disgusting. Furniture is always damaged and they make to effort to help you at all. Maintenance was called several times and never actually fixed the issues we had. Upon leaving it was charged for the broken furniture that came with the place and “excessive cleaning” when in all reality I left it cleaner than it was when I got there. Just don’t stay here.

These apartments have the best transportation system to and from campus out of all the apartments. The staff have always been generous and helpful with any questions or concerns you have. The private closet and bathroom definitely were a bonus for it’s affordable price! Everything was included so you didn’t have to worry about extra utilities fees or sending in checks to multiple parties. 10/10 would move back in!

If you care about your money, don’t rent here. The only plus this place has to offer is location, If you’re a student. We were lied to when we went to sign the lease. We were told we had the option to have furniture or have it unfurnished. We wouldn’t have rented here if we knew we had to pay for storage for their cheap furniture. Their guidelines for charging you after move out were vague and leaves room for them to really screw you over. The building was damaged during a snowstorm in November and the maintenance refused to fix it after many notices. There are other places cheaper and better.

Was interested in this place until I saw heaping garbage overflow in the back. Just disgusting. How can an apartment complex with the inability to properly manage its waste possibly manage so many units and tenants. The kitchen always tells the truth about the restaurant.

Unfortunately, we cannot recommend The Grove to future renters.When our son moved out it was not made clear to him that there would be a very steep late fee ($100) if he was even a couple of minutes late. He knew there would be a late few but had not idea of the magnitude. It was is in the contract which he had unfortunately not read; but it all could have easily been avoided if management had just posted the late fee around the complex. Also, the office closed on move out day at 10:00 AM when typically they are open til 7:00 PM. They are renting to primarily college students that are renting their first apartments. There is no reason they cannot assist these students in avoiding late fees and making their move out day less stressful. Instead, they set them up to fail. These students are working hard to get out of their apartments on time, which most of them have never done before, and a little help goes a long way. In my sons situation, one roommate was 2 minutes late and the 3 others were 7 minutes late. It does not matter if you are 30 seconds late; youre late. As a result, all of them were charged $100 and the Grove made $400 off that apartment alone. Judging by the other reviews I have read, The Grove made quite a bit of money that day. Honestly, if they are concerned about having the students move out on time, all they would have to do is post a warning about the late fee around the complex during the month of July. The students would be motivated to get out on time; however, The Grove would not make nearly as much money. I think having such a predatory business model focused on our young people is despicable.So before you rent here please think twice...

Lived here two years back most of the reviews you read here are accurate. Paper thin walls cheap furniture, poor management. Pool being closed most of the summer. On top of all of that you will be hit with heinous move out charges if you do not document the condition of the apartment throughout your entire stay. Just be aware, I’d avoid renting here there are a lot of better options.

Love living here. The leasing office staff is AWESOME, very kind and helpful. This is a nice place, but I will say, the quality of the furniture is student housing quality, which is to be expected. The pool is closed, but they are extremely honest and transparent about the status. It is also pretty close to campus, which has been so very convenient for me during the school year!

I would not recommend living at the Grove. The pool is still not open due to damages and it is Mid June. They just keep saying that oh maybe next weekend it will be fixed even though we paid a large community fee for the pool. The furniture is breaking and terrible. The walls are thin with no insulation or sound proofing. Today our dishwasher was overflowing dirty water all over our floor, and we had called maintenance three separate times to get it fixed as it was an emergency, and they just sat and talked outside for 30 minutes while water continued to flow out onto the floor, I called the front desk to tell them this and told them to send them over, and nothing happened. I had to physically go get them to fix this emergency. A week before the electric keys we have stopped working as the battery inside our door was dead, which wasnt fixed until after we had to leave our apartment unlocked for the day. We also tried to request a late move out date by a few days because we found a new apartment, but the move in date was a few days after our lease was up, and they wouldnt let us stay without renewing our entire lease then finding a sublet, even if it meant we wouldnt have a place to stay for three days. They also have apartment inspections three-four times during your lease period, and they never come during their scheduled times, its always days or weeks late. The staff truly doesnt seem to care about their residents, only about the money flowing into their pocket. The rent also bumps up about 60$ a year. Wouldnt recommend at all.

I have lived at the grove for 2 years and they are thee worst apartments I have ever lived in. The walls are extremely thin, you can hear the people next door to you talking. They allow residents to move into units that are not ready, carpet messed up, furniture missing pieces and utilities not working. They charge you insane fees to transfer to a different unit or to sublet. The place is cheaply built and not worth the money.

Genuinely a good apartment complex with helpful and friendly staff. We have had several issues since we moved in and the staff were very attentive and prompt when it came to helping us with them. The units themselves are very spacious and probably the best quality I have had out of all the student housing options I’ve tried.

Avoid this place. Its utter trash, unless you like bugs everywhere, the sound of your neighbors breathing and your stuff getting stolen this probably isnt the place for you. And dont even get me started on maintenance. If they do by chance actually show up, chances are theyll screw around aimlessly for an hour without actually doing anything and come back months later to fix it in 5 min, I had this happen for a couple different problems that shouldve been an easy fix but was needlessly dragged out by either laziness or because they are paid by visit.

I am writing as a parent paying the bills. I really like the whole system here and the apartments themselves. My daughter had one repair needed that was fixed very promptly. As a parent, they make paying very convenient, easy, and have email reminders that are very helpful. Separate leases (so you are not on the hook for the whole apartment), furniture and utilities included (up to a limit). The most overage we paid was less than $10 a month, maybe even $5. I wish I could say that at MY house! The whole system is great as far as I am concerned. Thank you to The Grove.

I can deal with thin paper walls, college parties, shoddy construction, and lousy furniture quality. I don’t care about amenities and if they are working or not. I moved into the grove because it was an ‘individual lease’ and the prices were decent.However, the management here is on a different level. The management lacks any ability in dealing with tenants and their issues.Their business tactic is quantity over quality. They realize the natural high turnover rate of tenants in a University town and know that low prices and enticing promotional offers will keep bringing new unwitting in tenants. They do not care about occupant retention as people who live here will likely move out in as little as two years on average anyway.I know my review might not sway your decision to rent here or not, but do the research, talk with residents who currently live here and read the lease carefully before signing.

When you move in the furniture is raggedy. It is definitely not worth the money. The walls are so thin that you can hear someone’s full conversation as if you’re outside with them. The carpet is ridiculously hard, I’m sure they got the cheapest carpet possible. If you decide you want to move out and you find someone to sublease your room they charge you this outrageous price. Needless to say, I wouldn’t recommend!

Theres $300 administrative fees attached to absolutely everything. Theyre only out to steal your money. Stay away. It looks like a deal BUT IT IS NOT!

Believe all the bad reviews. All the amenities they say are included are never available. My daughter and her roommates chose which bedroom they wanted but the teenage front desk workers assigned the rooms. They absolutely wouldnt change it. Seems like this is a copy and paste operation, but they would charge us to do it. One of the girls had lived in one of the rooms for 3 years, and they didnt even have that right. Teenage front desk works are snippy and appear to know everything, but know nothing actually. Watch your account, they put extra charges on it all the time. My daughter changed apartments one summer and the were going to charge us $250. Ridiculous. The walls are paper thin and very noisy. One of the adjoining apartments to my daughter had a staff member living there and he seemed to always be loud when having his girl friends over if you know what I mean. WAY too expensive. Prices seem to go up $60 per year. Not worth it.

DO NOT LIVE HERE! Quality of these apartments is complete trash. They honestly look like someone built them over night. You better like your neighbors as you will hear everything that happens in their apartment. Furniture is awful quality. Staff is very rude. They accidentally returned on of my packages that I had received and so I had to wait an extra week to get what I needed. I slipped and twisted my ankle in the snow because they dont shovel until the afternoon the day after the snow. I guarantee you will be able to find a better and cheaper apartment in Fort Collins close to CSU. DO NOT LIVE HERE!!

I didn’t personally live here but my boyfriend did, worst apartment complex/ student housing ’ve ever seen in my life. The pool never works, the printers never work, no WiFi, mice were constantly running around and pooping all over, even on the bed, it was so bad mice traps didn’t even help. His walls were so thin you could hear everyone around and above him, the lock on the front door was broken for the longest time and he was getting in through the windows, it would take over 10 minutes fidgeting with the lock to get it open and it just wasn’t worth it. He contacted management about it multiple times before it got fixed. Heater was stuck on one setting for the longest time before it got fixed, they somehow just forget about serious issues and or blow them off instead of taking them seriously and getting them fixed, spiders and bugs all over, one day we found about 10 spiders in one day. When he moved in the furniture was broken, he never had a dinning room table because it was way too unstable to even use, carpets ripped with stains, broken doors. This place is horrible and I would never recommend living here. Looks nice on the outside but the inside is trash along with management. There are plenty other college student housing options in Fort Collins that are WAY BETTER and way CHEAPER. I lived at the cottages and only payed 6 something for a place that’s 10000 times better and way more space.

I enjoyed living at the Grove for the most part. The living room area in the 4 bedroom apartment is a good size but the bedroom are extremely uneven so you either get a huge room or a small room. The worst part is that summer is already half over and they havent even opened the pool yet!

The apartments themselves are fine. Really cheap furniture, but the rooms are pretty spacious. The internet is fast, and more reliable than it used to be. And its nice to have your own bathroom and a washer and dryer.But the awful management is reason enough to avoid this place like the plague. I lived there for three years (for some reason) and never stopped having problems. When I moved in, the apartment was filthy. The bathrooms had obviously not been cleaned,and the carpets turned our feet black. Abandoned bikes sat and took up precious space in the bike racks for a year, despite my several complaints and several promises that they would be taken care of. I renewed my lease partly because they offered incentives to do so, such as bringing a professional cleaning service to my unit, but that never happened, despite me reminding the office twice. I gave up after that. Additionally, the visa gift card I received for referring a friend was only half the amount I was initially told it would be.Dont rent here if you want any sort of peace and quiet. Theres constant partying, and Ive walked by multiple puddles of vomit on the sidewalks and stairs. We had downstairs neighbors who regularly made our floors vibrate with their loud music, even on weekday mornings. It was a problem right up until I moved out, despite many complaints from us and other units in the vicinity.Dont waste your money here!

The Grove has great amenities. Theres a pool, in-house washer and dryer, and parking is free. However, the one major downside is that the walls are paper thin. Besides that, management is fine and it is close to campus.

Horrible!!!Theyre WAY too expensive, and tack on hundreds of extra fees all the time. Be prepared to hand them over $1,000 on the day you move in; community fee, with 1st and last month of rent.Also, their online rent payment system is awful. It took them 8 days to figure out that there was an error on my payment info, then tacked on $70 in extra fees that cant be refunded, even though I paid my rent on time. :-/Please find a more reasonable place to live. It may seem cool, but its not worth it.......

I do not recommended living here at the grove. The size of the apartment is just not worth $736 a month. The pool was not open until September due to having a contract with a poor vendor. I asked to speak with a manager and whoever I spoke to on the phone asked for my name and the reason why and then went and relayed the message to the manager, and then came back and told me what the manager had said. The manager wouldn’t even pick up the phone and talk to me directly to give me more information about why the pool has not been open. With that being said the front office keeps telling us that they hope it’ll be open soon but they can’t give us an exact date as to when. They have been telling us this since mid June. So I had asked if there was anything they could do to honor us residents considering the pool is apart of our $736 rent. They say there is nothing they can do for us, so we’re forced to pay the full amount even though the pool was not open and we could not use it. Also the pool closes when the front office closes and that’s at 6:00pm. Most pools are open until at least 10:00pm. There are also a lot of bugs in the units. My toilet had also over flown into my bedroom and it took maintence three- four days to come to house and fix my toilet and they also did not clean my carpet. Furniture is also breaking. I have had mice in my apartment since September. The grove has stated they had no records of me calling to complain about the mouse and they deleted all of my maintenance records on my portal. I also have emails and voicemails stating otherwise that I have called to discuss this issue. The place is trash and they staff is very unprofessional. This place is a scam and all they care about is your money. They do not care about their residents whatsoever. I would pay someone to take over this lease. I personally do not recommended moving into the grove. It’s just not worth the money. You are not getting what you are paying for. This place is a huge lie.

The grove has treated myself and my struggling friend with an incredible lack of respect and human decency. The grove lied to my friend about move in dates(now leaving her with no where to live for 15 days) lied to her about pets during the walkthrough, and now that she is going through a very serious financial crisis and cannot effort to 1: be homeless for two weeks, let alone pay their outrageous price the grove has offered her absolutely no help, never telling her about the sublet clause or the price of breaking the lease. The grove is all about appearances and will say things like we have new management and that theyre doing all they can but when push comes to shove they care about making money with cheap furniture unavailable amenities and baffling small print costs. -I live in apt 922.

Been the absolute worst experience since the day I moved in. Moved in an extremely dirty apartment not to mention they promised me room A (which is almost twice the size of b), gave me the key to room A just to awkwardly open the door to see my roommate was already moved in there. I went to the front desk, they didn’t even apologize and gave me the key to room B. The carpet is coming up, the furniture is TRASHED, our dishwasher has been broken for months, very small rooms and living space, I have no idea how they get away with charging so much. The front desk is always rude, the tanning beds have half the bulbs out, the gym is tiny and always nasty, the pool chairs are broken and the pools always dirty. Maintenance will come in without knocking and not leave a note if you weren’t there so you don’t even know if they’ve been in your apartment. Waste of my money and time.

I have been a resident at the grove for almost 2 years now. The majority of that time met little expectation, and was riddled with issues. With that being said, there is a new manger, as well as a new maintenance team in place. After actually talking one on one with the new manager Jack, it sounds like he has a lot of plans to make the Grove an all around better place. It was also the first time management had asked me, as a resident, what I thought could be better; something the former couldn’t of cared less about. Poor management and staff that often treated you like a number more than a resident was 90% of my negative experience. The buildings and units are gorgeous, I just don’t think the right people were in place to use them to their potential.. but it honestly feels like that might be an issue of the past, and I sincerely hope that’s the case

I was the first one to live in my unit a few years ago. It was not really even finished. Cheap construction. They nickel and dimed me for everything when I left. When my roommate left for the summer, they set me up with another without even introducing us to see if it may work. Horrible horrible horrible. Save yourself and dont live here.

The worst place I’ve ever lived BY FAR. Maintenance people came in randomly whenever they wanted to without a work order! For example, they came in for “emergency leaks” but didn’t go into other apartments next to us. Management is also bad at their jobs. I had to call 4 times to ask for someone to apply my security deposit, and the lady kept saying “sorry I’m new here, I don’t know what I’m doing” and then forgot to apply my deposit! They wouldn’t notify me during the application process when something was wrong and told me I couldn’t move in as soon as they planned ONLY after I called to make sure everything was okay the day before move-in! Terrible maintenance, terrible management, terrible security, and a terrible place to live.

Look. I know you think, it cant possibly be that bad! These people are overreacting. Thats what I thought too so I went ahead and signed, and I have regretted my decision since the day I moved in. For one, my unit was absolutely FILTHLY when I moved in. Im not much of a neat freak but I still spent the first two days cleaning literally everything. Literally. Everything.The walls were full of holes from previous tenants and I had to putty them myself. Three of the kitchen chairs were (are) broken. The sink was broken when we moved in and it took them two weeks to fix. Which, okay, they had a lot of maintenance requests the first few weeks. But then our heater broke and it took them three MONTHS to fix (and the fix involved them cutting four holes in various places throughout our ceiling, one of which still has not been patched some five or six months later). Then our dishwasher broke - after almost two weeks of waiting we figured out how to fix it ourselves. The dryer only took them a week to fix, but by then we were well fed up and literally asked them every day to fix it, which is probably why it got done so fast.The walls are EXTREMELY thin - you think it wont bother you, but when your neighbors have a lonely dog or loud intercourse or god forbid multiple units have a party on the same night, its going to get under your skin.Parking is tight - you might get lucky and get a parallel parking spot, but chances are youre parking in one of the small-spaced lots and walking a block to your building.If youre super lucky like me, they might even move a new person into your empty room with less than 24 hour notice, without even telling you their name! During the last week of classes!Theyre shaking up management right now so I dont know if these problems will persist, but if I were you I wouldnt take my chances.tldr: they wont fix your heater for three months in the middle of winter but come renewal time theyll call you six times after youve already said no

There are a lot of amenities and the people working there are amazing. The gym is very very dirty all of the time though and the pool chairs are all broken. They can be pretty uptight sometimes too especially for it being a college town.

I am in Fort Collins for 5 years, these apartments are the worst, and higher prices, charge you for removing snow, sometimes get more fees that you don’t know for what. The printer took about three months to get fixed.

PAPER THIN walls and ceiling. I can hear every flush of the upstairs toilets, all the sinks, people talking, rummaging through closets, etc. Even when they are on the other side of their apartment I can hear them thundering around. I can also hear my roommates conversations (phone or otherwise) while I am in my room with my door closed and they are in their rooms with theirs closed and I can more clearly hear the conversations of anyone walking around within 20 feet of our unit. I cannot believe so much seems to have been invested into aesthetic appeal of the outside while only leaving but a few drops left for the inside. The front door shakes the whole house as it closes (on its own; I have to dampen it or it will slam), as does anyone walking down the stairs from upper floors. I have tons of homework and am constantly contemplating whether I should go to the CSU library just to get some quiet instead of staying in my own room. Even as I am writing this I am at the end of a day listening to what seems to be elephants stampeding above me (since 8:30 am). And there goes another toilet flush. Seriously BS

I lived at the Grove for a year and overall had a great time! Its a good community of college aged people and super easy to meet people! They even let me move in a couple weeks early since my previous lease ended before Grove move-in time. The staff was always very friendly and accommodating! The reason for a 4 star is because maintenance and overall upkeep wasnt the greatest. Bathrooms in the lobby and pool area frequently went unattended or were locked (by the pool), and the game room had missing parts or broken cue sticks that were never replaced. The pool was in pretty bad shape a good portion of the time...mostly because people cant pick up their trash after partying on weekends. The last month I lived there, they started to implement more strict rules with use of the pool to guests so that may have improved.

Its pretty pricey for the size of the complex. Unfortunately, the appliances are not reliable, the front desk staff changed often but I think they made efforts to be efficient. However, my internet problem lasted more than 5 weeks which was disappointing as it is available through your lease agreement.

I wouldnt say this place is terrible, but it isnt great either. When I first moved in, the apartment had clearly not been cleaned in quite awhile. I found a previous renters shoe under the dresser, bobby pins all over the floor, and dog food (in a place that supposedly doesnt allow pets) on the living room floor. My roommates door was so badly damaged that it did not shut or lock properly, and the provided ottoman had one foot completely broken off. My window was also missing a screen and blinds. That being said, maintenance came within a week or two to replace the things that were broken/damaged/missing. Theyve generally been pretty quick for me, but most experience the opposite. My next complaint is the quality of construction. The appliances and fixtures supplied are about as cheap as it gets, and things are constantly breaking. The walls are so paper thin that I can hear every word of my neighbors conversations even when they are speaking at normal volume, and his alarm frequently wakes me up in the mornings. The parking lots, sidewalks, and stairs are not salted, shoveled or plowed regularly in the winter time, making it pretty much impossible to walk anywhere without slipping and falling. .The worst thing, however, is the leasing process. They started harassing residents to renew their leases in early-October after moving in just two months earlier in mid-August. But when you renew, you do not get to keep your current rate. I am currently paying $645 per month, and renewed in the first leasing tier for a rate that is higher than what I already pay. They also charge $300 for a community fee that they will occasionally waive for promotions, which is just ridiculous and unfair. Its like they are trying as hard as they can to drive residents away.Its nice that it comes furnished and that utilities are included (water, electric, trash, cable, and internet) but the only reason I continue to stick around is because of the apartments proximity to campus and its location on the bus route.

Awful, my roommate profile was ignored and I was placed with a smoker initially. I cycled through 3 roommates, I was given no notice or information on who I would be living with. Management was not consistent, giving several different answers. I was charged with a cleaning fee when the had never came and cleaned. Got my move out bill months after I transferred my lease. Dont bother, there is many around that are better and cheaper.

I received this an 30 minutes of being late, plus they sent us a reminder about last check out 30 minutes before the deadline. And they told us that we should’ve known that because it was on the form that we signed 13 months ago “Our records indicate you have not turned in your keys. A charge of $100 will be placed on your account for the cost of the keys. In addition, a $100 holdover fee will be placed on your account in accordance with the lease.This fee will accrue $100 each day we have not received your keys. If we do not receive your keys by 5pm, we may pursue legal action.If you have any questions, or you feel you have received this message in error, please contact the front desk.” The district appartments they give you the whole day to return the keys and other appartments give you untill 12 Pm. However, the grove till 10 am.

This is going to be a long review but I truly want to warn people to stay away from this apartment complex. I saw the bad reviews and I thought that they couldn’t possibly be THAT bad but this was by far the worst possible rental experience. Let me start with the fact that when I moved in I found a COCKROACH in my bedroom. Which I then put into a tupperware and took to the front desk (to their horror) but all I was told was that it most likely came in when a door was left open during the “cleaning process” after the last residents moved out. No inspection, no conversation with the managers, not even an apology for having to chase a cockroach around at 2am the first night in my brand new apartment, nothing. I was basically told to get over it. I have lived in Colorado for 5 years and I’ve NEVER seen a cockroach just roaming around. Not even in the disgusting, over-filled dumpsters, but yeah...I’m sure it wandered in. The quality of the apartments is nowhere near the amount of money you pay. I had employees come into my apartment MULTIPLE times without any notice, or even knocking. When I asked why they were there (as it was always during the day on weekdays so I assume they thought no one would be home) I was told they needed to “check my electrical box” or “make sure my AC was working” without ever having a maintenance request or notifying residents that they would be entering apartments on those days. When I went to the front desk to speak with management as this made me extremely uncomfortable I was told that a manager was unavailable (as always) and that my roommate had probably sent in a request and didn’t tell me, too bad my roommate was studying abroad throughout the entire second half of our lease when these incidents occured. I have never received anything other than cut and paste responses to any of my concerns. Their claim to fame over other student apartments in town is that there is no deposit which would be great except they charge you a NON-REFUNDABLE “community fee” of $300 (which is the same as other apartment complex deposit fees) to maintain the property and ammenities instead. This would not be an issue at all if the money actually went towards the amenities. However, I moved out at the end of July and the pool was still empty from when it was emptied over winter. They blamed their partner company for the delay but if you received $300 from every single resident, you should be able to afford a reliable partnership to ensure your amenities are maintained as advertised. The concept of advertising that there is no deposit but mentioning absolutely nothing about the alternative community fee until you are filling out the lease agreement is a perfect example of what matters the most...not the happiness or safety of the residents, not the cleanliness or presentation of the complex, the only thing that matters is the amount of money they can bring in. Also, there were water damages on the walls in the living room, my bedroom, and my bathroom which they “fixed” by painting over and now the damage is even worse. The frame of our front door was cracked as if someone had tried to break in at one point and that made it so that the door only locked occasionally...very safe. You are REQUIRED to provid proof of having the carpets PROFESSIONALLY cleaned prior to move out and if you don’t they will charge the cleaning fee to your account. My carpets were absolutely disgusting when I moved in and I took the time to clean them myself, so it’s very unlikely that the money goes to cleaning the carpets if you leave it up to them. I am lucky in the fact that any maintenance requests that I submitted were handled relatively quickly however, please trust me when I say this place is truly not worth the stress. All I can say is that if you have already signed a lease PAY ATTENTION to what they are charging you for and keep records of everything.

Absolute worst apartment complex in Fort Collins. The staff is unfriendly and unwilling to work with you. They constantly call you asking you to resign a lease, even if you have previously told them you are not interested. My apartment had numerous bug problems, I sent in a maintenance request, and maintenance came and tore my entire room apart without ever putting down any bug repellent. Amenities are constantly broken and printer/computer never works.

Overall, I enjoy living at the Grove. Whenever I have submitted a work order, I have gotten a reply fairly quickly. Sometimes it takes a while to get actual help though. When we first moved in, the oven insulation was falling apart, and we had to wait a while before a new part was ordered and installed. Other than that, work orders have been dealt with in a timely matter.My main issue is with the Wifi. Weve had serious problems in my apartment where we lose all internet connection, even if connected by ethernet cable. This can get in the way of time-sensitive online assignments, so it really is a problem.Also, while the Grove frequently has free food from various restaurants, it is often late by as much as an hour, which can cause problems with students who have tight schedules.As a final note, when I first moved in, the place definitely hadnt been clean, despite the claim that all apartments are cleaned after tenants move out. There was leftover silverware, hair, and bobby pins all over the apartment. One of my roommates said the washing machine was filthy too when she first moved in, and the microwave was caked with some unidentifiable food. So yeah, it took a lot of elbow grease up front to make the apartment as clean as was originally promised. I also had to replace the lock on my door because it was too big for the door and wouldnt lock. The windows dont lock either, which wasnt a huge issue since I live on the third floor, but I would be concerned if the same held true of first-floor apartments.Despite these issues, I think the Grove is a decent place to live. Just be aware that neighbors can get loud and its easy to hear them through the walls.

Over the past two years, I have had the worst experience at the Grove. Do not live here!!! First off, my bedroom was filthy when I moved in. There was trash in my room, cat litter in the closet, etc. The heat in my apartment also went out during the winter, which took over two weeks to get fixed. There was also a hole in my ceiling that did not get repaired for six months. The key to the front door also stopped working, so I was locked out of my apartment for four hours before anyone would respond. We were repeatedly told that we would be “compensated” for each of the on-going problems with the apartment, but never were. They also charged me after my old roommate moved out. They come up with excuses for everything. Not to mention, the pool that we’re paying for has not been opened and it is the end of July. Avoid this place at all costs!

The grove has been amazing. The manager Joel really helped me out by having my apartment ready for me to move in early as I had to be at CSU for training. It comes with a washer and dryer and the bathrooms are SO nice. Ive never been in a bathroom as big and nice as the ones here. The living room Is big too way bigger than ones in rams pointe or village. The rooms are a good size one room is bigger which Is fine wish I got it haha. Pool looks amazing, its honestly worth it for the price. The only thing thats bad is the walls are pretty thin I could hear my roommate peeing from his room which is funny. The only problem with that is when my girlfriend comes over and you know. But overall Id rate the grove 9.5 out of tenUpdate:So after living at the grove for a year Id probably tell people to really research this place. I do appreciate them for helping move in early last year however. The pool during the summer was never opened. Alot of things at the Grove broke ALOT, like ALOT. There were things that broke that just shouldnt have broken. The price for 750 is alot, but I wont lie the bathrooms really make up for it especially in the four bedroom. If the grove fixed these problems itd be a really nice place to live, however I recommend researching this place before you live here

My roommates and I have called the police multiple times, made over 10 noise complaints, and called security for noisy neighbors. They regularly make noise until 3-4 am every night. The staff said they would take care of it months ago and there has been no intervention. We talked to them multiple times, and my roommate was threatened with an illegal weapon that was NOT allowed in the lease agreement and the staff did not take action. Also there was mold in the apartment below and we signed a lease so we couldnt move.

I really would not recommend living here for many reasons. Two of my roomates were told they signed a two bedroom lease and on move in day they were told they ran out of two bedrooms and placed them in a four bedroom without asking them. On move in day the apartment it was filthy. There was hand prints on our ceiling, beer splashed all over the walls, mens hair in our drawers, our furniture was broken and scratched, there were holes in the walls. Our parents harassed the manager for two weeks before they got him to agree to give us a $75 credit on our rent for the first month due to the time we spent cleaning something that should have already been clean. They also never finished replacing the furniture they said they would. Everything was built quickly and cheaply and you can tell. There are cracks in all of our walls from the foundation settling. Our countertops are coming off the walls, my bathroom floor is peeling, my bathtub is warping, and two of the rooms in my four bedroom have had issues with roof leaks. Not to mention the walls are INCREDIBLY thin to the point where you can hear every word your neighbor or roomates are saying on the other side of the apartment. My neighbor wakes me up everyday at 8 am blasting music to the point where Siri can tell me what song it is. The people in the office are rude, dont have any idea what they are talking about 90% of the time, and dont listen to you. I called to put in a maintenance request when their system was down to fix a roof leak in my room and the guy said it was in our living room by the windows and so maintenance came and sealed all of our windows shut and now we cant get them open to this day. He finally came and fixed the roof leak but didnt let it dry out and now theres mold in my room thats made me sick for about 2 months. My apartment also had a gas leak and when we called the emergency line the girl said she would send someone over in the morning. My roomates and I were forced to call 911 and then the GM got mad at us for calling 911. When the maintenance guy came the next day he said it wasnt dangerous and if we started to feel sick to open a window. The office sells you on the amenities of living here but they dont take care of any of it. One of the tanning beds was broken for 7 months of living here and they are NEVER cleaned. They dont provide wipes to clean off machines and mats in the gym so they are disgusting and the floor in the gym gas never even been swept. The bathrooms in the gym area are always disgustingly dirty and smell. The entire clubhouse in general seems to never be cleaned. They left the pool uncovered for the entire year even through winter so the water was green and there was piles of dirt and leaves in it. Almost all of the chairs at the pool are broken. They say theres a security guard but I saw him one time in the whole time I lived there. Theres a major wasp problem that they have never tried to get under control. Overall, they hype this place up and it is not worth the money whatsoever. Dont live here.

This complex is poorly managed. The people that work at the front office are rude and they never know what is going on. There is no security; my car was vandalized twice while parked at the grove. There were two instances where they misread my rent check and overdrew my account. If I could, I would give it no stars.

Ive been living here for over a year now and I have never been so excited to move out next month. First of all, its ridiculously expensive! I pay $100 more than my current roommate when I have been living here way longer than her which is not fair! Plus, my rent went up earlier this year and they never emailed me or anything to let me know about it so I just had to start paying $25 more than what I already pay now. The walls are super thin and anytime you close your entrance door, the whole apartment shakes like crazy. Theres always something going on in your apartment (AC broken, dishwasher broken, leakage in your room, washer not working etc.) My roommate recently had a leakage in her room and instead of maintenance fixing the actual leakage, they just painted over the water mark. I would avoid living here to save you some energy. But hey at least theres free printing and theyll call you a million times asking to resign your lease when youve already told them youre not interested every single time.
