Don’t bother calling the Fort Collins “Flats” main line. In actuality, you’ll end up getting somebody in Chicago. You will have better luck getting ahold of someone with pigeon posts.

I love this place! Toured with Jackson and got to speak with the property manager, Nataly. They were super sweet and very inviting and helpful. These reviews on here are terrible, I cant imagine why people like to leave such hateful reviews when the office staff are so kind and helpful. Regardless, looking into a1x1 for December, fingers crossed!

Although the leasing team is helpful, that does not over shine the issues that we have had living here. Our rent has been tampered with multiple times, we have had our hot water go out 6 times (the longest being for 2 weeks), mold builds up in our water heater closet and they won’t do anything about it, and elevator is broken. We got an email 5 minutes before they turned water off for testing, giving us no time to prepare. The money definitely goes towards making this place look livable, however it falls short for functionality.

I filled out an application for an apartment and have been awaiting approval from the property for weeks now. I have called everyday asking for any sort of update or next step that I can take as I move out of my current apartment within the month and would like to know if I actually have an apartment locked down here. My main issue has been that everytime I call I am sent immediately to a receptionist who can not answer my questions or help me in any way but to take down my number and pass my message along to Natalye who is supposedly the only person that can help me. And despite calling literally everyday I never get a response or call back from Natalye. Communication is clearly an issue here. Save yourself the stress and time and lease elsewhere.

I have had a great experience moving into these apartments with the assistance from the two members at the leasing office. Michelle was so kind and professional with helping me get things done and answered if I had questions or needs. Throughout this entire process, both of the leasing reps were able to accommodate with some of the things that were needed to get done. I really appreciate that kind of service!

Stay away. I rented an apartments here for one year and had issues the entire time. It is amazing that management has kept Chad around for this long because all he did while i was there was lie about situations and ignore emails that i sent him. Not to mention, most all of the time I would try and go by the office he would be out running errands or be taking vacation. The first issue I had was that people continued to park in my reserved parking spot and when I contacted the tow company they couldnt do anything about it because I did not have any way to prove that the parking spot belonged to me since OTF wouldnt hand out parking tags. When I would email Chad about the issue I would get no response because they didnt even know which spots belonged to which residents until they had us complete a form stating our apartment number and which spot we had been parking in. Another issue I had was the homeless people constantly trying to break into my apartment. After several attempts of people trying to break in and homeless people hanging out outside of my door I contacted management who responded Make sure your doors are locked. Additionally, you are required to use DirecTV when living here and anytime there is a slight rain, the cable and internet would go out and would often last for several hours after the storm had passed. Lastly, when it came time to move out, we had to threaten legal action in order to get our security deposit back. Chad kept making up excuses and putting us off but could never explain why we had not received our check. When we finally got the check in the mail, it came in an envelope by itself with no explanation for the deductions that they had taken out of the security deposit (against colorado law). When we asked about the deductions, Chad made up some numbers for cleaning charges but he still was off. For example, Chad gave us a quote of $75 to clean the apartment when we moved out if we hired their company. Instead, he tried to charge us $250 for cleaning fees. Overall, I dont know how Chad can still be an employee of OTF when he doesnt seem to know what is going on at all. Even his co-workers would make comments to me about how he is never in the office when he should be and didnt have a clue about what was going on for the building. I would highly recommend spending your money elsewhere. *Update they never reached out like they said they would which is typical of how they run their business

Lived here for two years and had a great experience. I moved out about 8 months ago and had a package accidentally delivered here. Maintenance team & office team were so helpful and communicative and got the package safely back to me. Appreciate the effort they go to for both current and past tenants. Thanks team!

I ended up relocating to a different area, but I will definitely be considering Old Town Flats if I ever move to the Fort Collins!

I just wanted to say that I have absolutely loved my interactions with the members of the Flats at Fort Collins team. From maintenance to leasing, you get a real sense that the employees here value their residents. I would specifically like to give a shout out to Brittany who has planned some incredible new events for the community, as well as Chad who is personable, friendly, [prompt with email replies, and always more than happy to help whenever there is a question or concern. Really great location next to the downtown transit center, nice fitness room and pool table. and fun community events every few weeks including a monthly brunch - fun place to live! Only downside is the train that runs right by the building but after awhile you get used to it. Recommend a place on the south-facing side if you can get it for more sunlight and less train noise.The guys who work here have good hearts and will help you out when you need it. Ethan takes care of maintenance requests quickly and Chad has your back in the office. All staff are super friendly!

UPDATE: After thinking we had such a great experience we realized we dodged a bullet. The team is super friendly and of course they tell you about the current promotions that are only applicable if you apply and put money down the same day as your initial visit. And of course it isnt refundable if you change your mind or arent approved. We decided to go ahead with the application since we were tired of looking for places and thought the property seemed nice enough. IMMEDIATELY after we finished our application and Chad was reviewing it, he had me jump on the computer to leave a review (below). We were happy to leave a great one at that time. The application was approved and we were told all that was needed was proof of income which of course is standard. Since we were only in town for a visit we didnt have all the information handy but told them we would be happy to shoot it over. After that - radio silence. The team NEVER followed up with us. After such a great impression, this was a huge disappointment. Now, I know we could have submitted the last bit of information and it would be done. But never hearing a peep after taking our money and getting our review left a terrible taste in our mouth. To top it off, almost 3 weeks later, we got an automated email saying that our application had been denied... after it had been approved. Weird. We never followed up because we found a place that was a better fit and we are thankful! Long story short be careful and aware that they dont seem to care about anything but a few hundred bucks and a good review.My husband and I have been scouring Fort Collins for a rental that is reasonably priced but also great quality. Brittany was very helpful when we visited the leasing office and took great care of us. The location and value make this an easy decision for us. Chad has also been very professional and helpful in getting us started. Great team work at Old Town Flats!

4/18/21 - elevator has been down all weekend in this 5 floor building, with NO communication since Friday...not cool.Wow - what a fun place to live. Many, many positives here; and both Chad and Brittany bend over backwards to meet your needs - always friendly too. We just extended our lease to 18 months because Old Town Flats is perfect for us. The apartment is very clean and built well. Chad and Brittany put on monthly social events to bring the guests together, and enjoy some fun. We love the complementary coffee and tea in the common room, along with the pool table, fitness machines, and 3 tvs. Maintenance issues are acted on timely. The internet works real well also.The location cant be beat. We have access to 40 miles of bike trails out our door, a recreation center we visit frequently for fitness classes, weight machines, running track, etc. We just cross the street to get there. My wife rides her bike to Luckys market to pickup bread, milk, etc. We walk to Old Town for festivities, coffee shops, dining, shopping, etc. We actually go days without getting into our car. The transit station is across the street offering buses to different areas of Fort Collins, as well as to Denver. I routinely ride my bike to the college to watch college soccer, football, basketball - all division 1 games.When we do drive our car, there are numerous wonderful hikes within 20 minutes here. Rocky Mountain National Park is a short 70 minute drive, with all it has to offer. And I cant forget, we are even able to walk to church each Sunday. Needless to say, Old Town Flats has been a very positive experience for us, and we would refer it to anyone who is looking for a place to live.

I came in today for a tour of the community and it was probably one of the best experiences Ive ever had with a leasing office. Chad was extremely helpful with all of my questions and showed me around the entire Old Town to show me what Fort Collins has to offer. Immediately decided to move to Fort Collins and could not be happier about my decision!The property is beautiful, friendly staff, super dog friendly, and in walking distance to absolutely everything you can think of. Its also across the street from a bus station to go directly to Boulder or Denver and there is a tram to take you to any part of Fort Collins. If you are going back and forth on this place I 100% recommend them. Best service and complex Ive seen in a long time.

I lived in Old Town Flats for 2 years and then in their sister building across the street in Mason Street Flats for 1 year. As an adult going back to school at CSU this location was perfect and had great amenities. Many times the manager Chad helped me out and worked after hours to help me on multiple occasions. Maintenance was fast to fix things. I was very pleased with my stay here while living in Fort Collins and would do it again in a heart beat.

Let me start by saying I haven’t rented in over 17 years so this was an entirely new experience for me. Anyway, I would be remiss if I didn’t share how wonderful my short time living at the flats has been. The office team truly made it feel like a community from the get go which is refreshing to say the least. Great location, good floor plans, fair prices and fantastic views all wrapped up in one package. No seriously the views are sick. These are attractive apartments in a great location. The trains are noisy during the day, but I would rarely hear them at night.Maintenance requests are responded to quickly.Since the turnover in management companies in the fall, the availability and responsiveness of the staff dropped off considerably.

My wife and I move into Old Town Flats almost two months ago, and so far weve had a wonderful experience living at the building and interacting with its staff. First, the staff: Chad, Ryan, and Sydney have collectively been very helpful and attentive working with us on a few issues that arose after we moved in, and individually very friendly when weve seen them around the building. Thanks for that, guys! Second, the building: you really couldnt ask for a better location, 1 block west and 1 block north of the heart of Old Town Fort Collins. Literally anywhere youd want to go - bars, restaurants, grocery stores, specialty shops, gyms, yoga studios, museums, and hiking / biking trails - can be reached on foot within 15 minutes! Additionally, its got a nice common area and a decent little gym. Yes, the BNSF railway comes by 7-8 times per day horns-a-blaring at all hours, but, honestly, by the end of the first week you wont even notice it.Overall, we couldnt be happier with our decision to move in, and would recommend living here to anyone.

Five stars for great staff and proximity to downtown and transit services, with a major caveat on the freight trains, monthly fees on top of rent, and other minor issues.The current staff here are wonderful - Ethan and Chad are warm and welcoming and will take care of you. Tim and Ethan are responsive in handling any issues about the apartment. Ryan, Ethan, and Chad hold great events such as wine and cheese nights, tacos and margaritas, that foster a real sense of community. Many of these events take place in the lobby of Old Town Flats or in nearby downtown, making this the ideal place to live if you want to attend their events. The small but workable gym is also located on the ground floor of this building. The staff are intimately knowledgeable about Old Town Flats because of the offices current location within the building.The 1-bed 1-bath is great, with hardwood floors in the living room/kitchen and bathroom and carpet in the bedroom. The connected living room and kitchen feels spacious, and the large bathroom that connects to both the bedroom and kitchen/living room is incredibly comfortable. The kitchen has a sense of sophistication with its granite counter-top, stainless steel appliances, and bright lighting. The bedroom has enough space to fit a king-sized bed and a desk+chair, and a moderately sized walk-in closet. One downside is the large gap under the door between the kitchen and the bathroom. Anything that happens in the bathroom can be heard outside. Another issue is that the water heater and laundry machines are located in the bedroom, with a sliding door that unfortunately does not block any sound from these machines. The water heater turns on occasionally even when you havent used water, and this can be a substantial noise issue.The location is double-edged. It is incredibly close to downtown Fort Collins, a major plus if you enjoy walking around, attending live events, or trying new restaurants. It is across the street from the downtown transit station, one terminal of the major bus line that runs through Fort Collins, the Max. Most of Fort Collins becomes moderately accessible without a car because of the Max bus. However, the building is also right next to a freight rail line, which comes at odd hours and has no set schedule. Conductors will blast the horn as it passes by the building, on average 8 seconds or so but as long as 15. Depending on the direction of your apartment faces, you could be getting anywhere between 80-120 decibels even with your windows closed. If you face west, you may also get the screeching of metal as the train rounds the curve behind the building. This poses a minor annoyance during the day and a potentially major irritation at night. Depending on how well you adapt to noise and whether you are a light or heavy sleeper, you may need foam earplugs.The rent price you see is not the full price of rental. There is an internet/TV fee, trash collection fee, etc. that comes out to approximately an additional $130 monthly. While the website mentions them, it does not say how much they are, making the extent of these fees unknown unless you ask about it or when you are about to sign the lease.Minor issues that may be resolved:While the televisions in the lobby and the gym has nearly every channel you could want to watch, that is not the case for the channels you get in your apartment. The ones you get in your apartment are largely infomercials or HBO channels asking you to pay to access the movie. This is unfortunate given the fee you pay for TV+Internet, but given the number of streaming options these days, you may be able to make do.The third floor has an odd odor most of the time. Its momentarily distracting, and there are air fresheners located on every floor, but somehow that remains the dominant smell.The coffee machine is new and is stocked with coffee, but no longer has teas or hot chocolate. Set your expectations accordingly.

You will not get your full deposit back, nor will you be supplied with an explanation of charges. But you will be told every time you reach out that theyre working on it or checks are on the wayThere were numerous times a homeless person would be sleeping in the lobby and/or stairwell late at night/early morning.Maintenance decided to trash every bicycle that was chained to the bike racks of the tenants. If a tenant went to management to report their bike being trashed, they were only issued a credit.Youre not allowed to use outside internet, the internet provided is a capped internet, so when the entire building uses the allotted data up youre out of luck. Which is a problem when you work from home, and not something that is openly stated when you sign your lease.You pay for a covered parking spot, although no spots are actually fully covered.The management allowed someone else to park in the assigned space I paid for. I had to call everytime I wanted to use my own space and ask them to have it moved.Maintenance requests took several weeks. I went without a bathroom light for over a month and had to constantly ask to have it fixed. The final time I asked to have it fixed, it still took two weeks before someone came to fix it.Youre charged for trash pickup whether you use it or not, and if you choose to use it, the service is never consistent. There would be several days trash would be lined up in the hallway.The management is very good at telling you what is necessary to get you out of their office or off of the phone in the moment, while never actually resolving anything.Many of the tenants were offered incentives to leave good reviewsWhile the location is great, and the apartments are nice, the management is an absolute disaster. It was the most unorganized, expensive, and stressful rental experience I ever had.

So not all too long ago, I up and moved from Austin, Texas to the great state of Colorado. It was a pretty fast move (loaded up everything in a car and just drove up) and I lived in an AirB&B the first month I was here. Well if you ever lived in an AirB&B you will know that your all consuming priority in life is to no longer live in an AirB&B. I looked at bunch of different places and one day Im talking to a friend and his wife who lived kinda close to Denver and my buddys wife suggests Old Town Flats because a doctor friend of hers lived there and loved it. So I take a look and end up meeting Chad and Brittany and they seemed really cool. So Chad showed me around and the rooms were really nice, obviously recently renovated, and is located about 150 yards from all the Old Town attractions and shops and breweries, basically all the fun stuff. That was pretty much enough to sell me but heres what blew me away during the tour Chad took me on. Every resident we ran into (which was quite a few) Chad knew by name, every single one we walked by or greeted he new them personally. In the impersonal world of the leasing industry that is beyond rare. And sure enough, true to form, ever since moving in I have found that the personal attention and warmth from the staff has been genuine and contributed to a living environment that I can call home.

These people are the definition of crooks. Through all my years of leasing and renting apartments this company was by far the worst. There terms and conditions are confusing and vague. I was told multiple times that my roommate and I were signing a 6 months lease, only to find out they locked us into a year lease. During that time we were subjected to outrageous fines that was no other than highway robbery. There leasing staff is incredibly unprofessional. One leasing agent will tell you something and other one will tell you something completely different. If you are looking to rent here I suggest you look else where. There are multiple apartment complexes that you can rent from. It will save you time, a huge hassle and most importantly money.
