Got to tour these apartments yesterday and literally LOVE Wes, he was so kind, helpful, he genuinely cared and wanted me to get a good feel of the place. I also am a big fan of Mountain Ranch so when I found out that this was a sister property I was even more excited! Still not for sure where I am headed, but definitely LOVED what I got to see, would recommend just based off the tour, that is how much I LOVED Wes!
I have stayed and visited my friend who lives here. All I have to say is that I wouldn’t ever move in here myself. They have such loud and noisy neighbors above them and will be loud all day and through the night. They have tried to reach out to the front desk through email, phone calls, face to face conversation and they still have yet to do anything to fix this problem. In fact they act like they don’t even care and have better things to do. Nobody should live in these apartments. Save your money and sanity and go somewhere else. It is pretty ridiculous that this has went on for months and nothing has been done.
I really cant say enough good things about the Quarters. Its always so quiet - friendly neighbors, awesome management, great location. The very few issues Ive had, the manager (Alexis) personally resolved, even after 10 pm one time. You cant beat this place!
Ive been living at the quarters for the past 8 months, and I can honestly say Ive never felt more at home. The interior is so beautiful - granite countertops, new black appliances, and perfect neutral grey wall color for decorating. Love it! And the property manager, Alexis, has been so amazing and incredibly helpful since day one. Ive had minimal issues, but for any small thing that has come up, she has been incredibly responsive. Ive had just one appliance-related problem, the garbage disposal stopped working. Maintenance was quick and it was replaced the same day. Thanks so much!
The Quarters has been an awesome place to live. The staff is absolutely fantastic and I have never had one compliant in over 2 years of living there. I also enjoy being within walking distance to all the sporting events. I would not hesitate to sign a new lease if needed. Again, the staff are some of the coolest people I have ever met, theyll take care of you.
I have lived in a one bedroom at quarters for almost a year now and absolutely love it! Any issues or questions I’ve had, the property manager Alexis has been so helpful and genuinely caring. Close to campus, the square, and great food options. 10/10 would recommend

I have lived here for multiple years and its always been very nice. The facilities are well kept and the management resolves things quickly. It also has a great location easy to get to things. Would recommend living here!
This is a great apartment and place to live! I lived here for 6 months in 2017. Staff and maintenance were always quick to respond when I submitted online maintenance requests. It was also helpful that they let me schedule a specific day and time if I needed something fixed because I have 2 dogs and needed to be home if a stranger came in. They were always friendly and on time. If you have dogs, it is nice because they provide bags and stations at several spots on the grounds to make it easy to clean up after your pet. The only person who should not rent here is a person who does not like dogs because it is a very pet-friendly community and many residents have dogs and walk them outside. I highly recommend these apartments!
Its a decent apartment complex for students who want a quiet place to stay without any crazy parties going around. The maintenance man is very helpful and fixes things at a fast rate. Easy access to Walmart, bike trail, university campus with a bus route. Overall, satisfied with living here
My partner and me have never felt more at home here. The property manager, Alexis, is awesome and is on top of everything going on in the community. We love it here!
My roommate and I have had a stellar experience so far. The manager, Jeremy, has gone out of his way to be helpful and welcoming. Even during weekend/off hours, he is extremely responsive and quick to reply.The maintenance worker, Eric, is also extremely knowledgeable and very friendly.So far, we’ve had an amazing experience living here.
I lived at the Stadium almost 2 years so I can finish my bachelor. We moved out last month. We had many management companies going in and out. We liked it because it was very convenient for us due to school. The previous management company never did any work orders or helped us with any request. I noticed the short time we were with the new company. They were actually open all the time and helped us with service request almost immediately. We definitely were shocked because before we never saw maintenance man do anything? The management staff are very friendly and helpful. They told us that they are building a pool, fitness and business center. We wish could stay a little bit longer to see all the new amenities that we never had before, but I finished school and moved back home. Now that they have better customer service and new management I will definitely refer some friends to live there.
I have lived at The Quarters for the last 5 years. The only true positive about the complex is the location! I love the location! However, in the five year time span to which I have lived there, the complex has gone through 3 owners, 4-5 property managers, and a name change. I have gone through the experience of dealing with lack of maintenance of the property which caused me to have to move out of my apartment for two weeks with no compensation. I have also been forced to move to a different unit due to the upgrades being installed. Needless to say, I have been through a lot with this apartment complex and various property managers. However, now that we are on the third owner and about the fifth property management, Canyon View Property Management, I can now say that they are by far the worst I have dealt with in my time being there. I wont go into additional detail other than that. It is my hope that this property returns to one that I enjoyed when I moved in 5 years ago; one that is easy to live at, has minimal problems, and one that cares about each of the residents that live there.
The facilities are nice, and there is usually open parking infront of your own unit. The workout facility is small but adequate for getting a good workout in. However if you like lifting youll quickly find the weights insufficient for many compound movements.The maintenance man is very helpful and does good work.Theres very little dog poop on the grass and the property managers are good at enforcing the Apartment rules.All in all its a good location with recently renovated rooms for a reasonable (maybe a little expensive..) price close to campus, the bike train, the Engineering Research Center, Downtown Fayetteville, and many other amenities.
Great place to live. I have lived here for over two years. The new management is great. I am happy they took over, and made the place better. They take care of anything that I break vary quickly. They keep the grounds clean and mowed. The insidse have been redone with new countertops, floors, and appliances just over a year ago.
My husband and I experienced issues with brown recluse spiders and we were unable to resolve the issue with the current property manager. It was handled very unprofessionally. However, another property manager for these apartments stepped in to help us and we were able to get the issue resolved. He was much more helpful. After receiving help from the other property manager I feel a bit better about the experience overall.

. I felt like this is the first time the management company is trying to improve amenities and customer service. The office is open during business hours. When we put in work orders they would be completed right away or the very next day. I feel someone at the office listen to the maintenance request. They are also adding a pool and fitness center to our community. I noticed that they started remodeling each vacant units which they adding many great features such as beautiful black appliances, new wood flooring, carpet, and lightning. The community is always clean and patios are free of clutter. I felt comfortable and at home at all times. The manager in the office is friendly which I feel is hard to come by. She takes the time to get to know us and always address our needs. I feel like she takes her time out her busy schedule to make sure residents are happy and satisfied. She is always engaged and it seemed like she really does care for our needs. The community is in a great location which is perfect if you going to school and also is walking distances from the University of Arkansas. The Stadium Apartments is well maintained. The personnel office and maintenance seemed to work well together and they are very respectful. I honestly wasn’t going to renew my lease but I’ve seemed so much positive things since this new management company took over that I decided to stay here for another year. I feel much comfortable living here. I highly recommend the Stadium Apartments if you looking for a place that make you feel like home.
Great location for college students. I’m on campus in less than five minutes and a short walk away from Baum stadium. Seriously could not be in a more convenient location.

Edit: 2 months after leaving have still not received my deposit.The apartments are pretty standard for the price. My apartment had a serious issue with brown recluse spiders as you can see from the attached photos. After an unsuccessful attempt to reconcile the issue with on site management we had to get upper management involved regarding letting us out of the lease. Thankfully after talking with another manager we were able to reach an agreement and leave.Note: Do not trust any positive review listed here. The management creates fake reviews and has their family leave reviews to artificially boost their rating. The reviews by social media, mike smith, and Jasmine Evans are from the apartment manager and there could be more. Be very aware of what youre getting into if you choose to come here.
Very great apartment community for both students and families. Centrally located in the heart of Fayetteville, youre just a few minutes from the UofA, I-49, Dickson St., the Fayetteville Square, and other great parts of town. The apartments are very nice and their recent updates have held up well. My roommates and I have lived here for 3 years with the doggo (pet friendly!) and have always had great experiences with any staff or office personel. We have always felt safe and secure with the on site security officer to help with any issues. Great pool with a very nice prep and grill area available to residents. The fitness and community areas are very nice touches as well. Parking is more manageable than many of the other complexes in the area. Great place for incoming students or families to look at if moving to Fayetteville.

This is the worst place to live in Fayetteville! The management will not fix anything that is broken and they are rude and difficult to deal with on any subject. You have to have a sticker to park in front of your own apartment. If you dont have your sticker, your vehicle will be towed. If you have guests at your apartment, they cant park in front of your apartment, they have to park in the very front of the apartments and walk to your apartment or they will be towed.This was a nice place to live a few years ago but the new management have ruined that! DO NOT LIVE HERE!!!!
BY FAR the worst place to live in fayetteville. Management is the worst Ive ever encountered. I wouldnt wish Canyon View Properties on my worst enemy.
Stay away from these apartments if you want a place to live.I rented an apartment from out of state months in advance. I paid a security deposit and signed legal agreements. I let the manager know I was traveling over 1,000 miles, and that it was very important that she communicate with me if the apartment would not be ready. She assured me I had nothing to worry about, and that the apartment would be ready. I verified this again with her before driving to Fayetteville. When I arrived at the office, on move in day the management told me I could move in at 3pm, and sent me to turn on the water and electricity. I paid deposits and spent the afternoon getting the utilities set up. When I arrived back at the office at 3pm the manager pulled me into her office to tell me that the apartment was not fished with renovation. She said, she didnt know and it wasnt her fault. At first, she implied that the apartment only needed counter tops, but after asking a series of direct questions I learned that the apartment didnt have counter tops, doors or working plumbing (I still dont know why she had me turn the water on).The worst part about the situation was the managements inability to problem-solve. They didnt offer me any other apartment or living situation until I asked and suggested that I just stay with family in the area for the next few weeks. They offered me a show unit an apartment 15 min out of town that was more expensive than the apartment I agreed to rent, or 200 of my rent of an apartment that I could not move into. Both of the managers seemed to have no idea why this would be a problem, and kept repeating that they didnt know the apartment wouldnt be ready. One would think that an apartment manager would have the capacity to walk out of an office and check an apartment to see if it is finished.When I decided I needed to find another apartment the management stopped returning calls and emails about my deposits and fees. I finally got some of my money returned without an apology, and they kept all of the fees. The incompetent management borders on line of scammers.
This is by far the worst place I have ever lived. I should have know when every time I went to visit the apartment complex and the leasing office was closed when it was advertised to be open. As soon as I arrived to pick up my keys I learned that the apartment I was assigned was a two bedroom when I asked for a one bedroom. I was able to keep the same apartment but now I am paying the bills for a two bedroom rather a one bedroom. Moving into the apartment, the air conditioner, stove, and dryer did not work. I informed the leasing management when I dropped off my damages form. Nothing was done for three days. The damages I reported on the sheet were never fixed either. It took my mom calling up here angry to have them fix my air conditioner, stove, and dryer issues. The other damages in the apartment have not been fixed to this day. I have left messages on the leasing managers phone and she has not returned any calls. The first Razorback game of the season my car was towed from the lot when it was parked up against my building. I called the leasing manager and she again never returned my phone call. My air conditioner went out the next week and I had to physically hunt down the maintenance person because the leasing manager didnt answer the phone and he was able to fix the problem. This weekend, my boyfriends car was towed from the complex. The leasing manager left a note that said we should put a note in the window and also park facing razorback road. We did all of these things and his car was still towed at around 9:00 p.m. in the evening seven hours after the game ended. The towing agency agreed that she was wrong towing cars that abided to what she had listed in her note. There is ALWAYS an issue at this apartment complex and I would NEVER live here again. The leasing manager does not return phone calls and is very rarely in the leasing office at the posted times. I have contacted the owners of the apartment complex.
Ditto other complaints listed here. Unresponsive and uncaring even on things that are safety issue for all tenets. Recommend finding another place.
If I could leave 0 stars, I would! Worst place to live in Fayetteville! It may be cheaper than every other apartment complex in town, but its not worth it! Theyve changed management at least 6 times since weve lived here for 4 years. No respect to their tenants and inconsistent with requests, updates and changes. Most unprofessional management onsite and offsite; I never receive return calls. They allow large families to live in tiny two bedroom apartments, leaving the tenants to deal with the problems. WORST place in town. We cannot wait to move in a few months!
Horrible management, nothing but drug dealers, constantly raising prices with out warning and out of contract. Low quality interior (horrible paint jobs). Appliances did not work half the time. Do not live here there are better places in Fayetteville to live.
Infested with brown recluse spiders and the manager is completely incompetent! Stay away at all costs.
