DO NOT IGNORE THE BAD REVIEWS. THEY ARE ON HERE FOR A REASON.The Theo is a beautiful apartment in a great location. I loved my complex and all the amenities with the convenient parking for residents but....the management is terrible!! TERRIBLE. I can never get in contact with the office. The rent portal isnt clear with payments so you never know exactly how much you owe for utilities each month. Management expects you to do the extra work to figure out how much you owe monthly with no clear direction. Our rent is supposed to be prorated by 10 days this month due to our move out date but our portal wont show the prorated rent amount and wont update...again we are required to do the math to figure out how much we owe. Due to this inconvenience, our account shows a late charge for rent that they wont waive. There are far better apartments in this area with all the same amenities with better management. I highly recommend finding a different place to live if you can.

I absolutely love it here! I love coming home to Dave and Robert, who have been so incredible, patient and helpful. I love the cleanliness and how fresh it always smells! And the location is fabulous! I feel safe and at home within this community, and I’m so thankful that I get to live here!

I moved recently (March) and everything has been amazing so far! The space and amenities are clean, comfortable and modern. My floor is pretty quiet and the hallway scent, really nice and calming. People are very nice, though still to meet more neighbors so far everyone has been welcoming!

BE AWAREJust like many of the recent reviews, the management at the Theo is unreliable and unresponsive. They rushed us to pay the deposit and application fee after touring and then took several weeks to follow up with a lease despite calling and leaving multiple voicemails. We have yet to move in however the office never seems to answer the phone or reply to our emails about basic move-in questions.

We just moved in recently and are so happy with the place! Sal was super helpful and the move in process was great. They make the whole process simple and efficient. The apartment was very clean upon move in and is so beautiful inside. We love the views as well! Very pleased we chose the Theo to move into.

They take more than $500 dollars for a tour, do not want to issue the money back and also want to pay in a different form than what you originally paid with. I will be doing something about this, and I am very glad I did not proceed.

The Theo is clean, spacious and friendly. It offers an urban lifestyle where you can walk to many fun places. They do many events for the residents to promote a community environment. I have enjoyed living here!

Had a great experience with my recent move to the Theo! Dave and Sal were very helpful with getting me set up. They were always available to answer my questions and accommodate me. My move-in was incredibly smooth and easy (especially in comparison to my last place!). The community is very friendly and the amenities are great. Thanks!

Clean, friendly community with lots of options for activities in and around the building. Cant wait for more food options to move in! I love how dog friendly the building is, including a small dog-friendly park complete with dog bags to pick up after the fur babies.

Very little consideration with the residents. Broke my contract 20 days before I has to move into a new apartment. I got stuck with an apartment I did not pick because I had no other choice. They couldn’t care less when I complained: two months in and they still did nothing for me about it.

I’ve been at this Gables community for a year and a half. Gables and THEO has made apartment living not only luxurious but safe and comfortable, keeping residents updated and in the know and coming from our leasing managers who have been so professional and thorough through excellent communication, care, and attentiveness. All of my concerns and questions have always been handled expeditiously and respectfully. That’s a lot to offer to your residents and community. High five THEO for really making living here easy.

I lived at Theo for a year. Overall, I was pretty happy with my stay. Things did not get fixed properly at first, in fact, some things never were addressed such as paint on the carpets and painting issues with the walls prior to my move in. But, things got better with time and new maintenance staff. The paint and carpet issues never got resolved. My issues are with how I have been treated since leaving the Theo. I have been charged for damages done to the carpet and a whole paint job as well as have been charged twice for final utilities and prorated rent and parking (all of which has been paid once). When I had asked for photographic evidence beyond any reasonable doubt that I had caused such damages I was supplied with a photo of four nickel sized holes in the wall and carpet dents from where a bed laid. I have no problem paying for, nor should anybody have an issue paying for, a few wall patches from a few holes where a TV hung. However, that should not amount to $160. If you intend to move in here I just want you to know what you may be on the hook for. If you intend to place a bed in your bedroom, you will be charged for the dents that go away (even if the carpet had paint on it before you moved in. This should all be in easy resolution as it appears that there has been a mistake made but the current assistant manager is ensuring that this takes as long as possible and has even made the effort to change fees without any explanation such as adding back rent charge us for rent that has already been paid. Please, take a look at the photos and decide if it is worth the hassle to be treated nicely when you live there but ripped off as soon as you move. This should all be an easy resolution as it appears that there has been a mistake made but the current assistant manager is ensuring that this takes as long as possible and has even made the effort to change fees without any explanation such as adding back rent charge us for rent that has already been paid. Please, take a look at the photos and decide if it is worth the hassle to be treated nicely when you live there but ripped off as soon as you move. Photos will be available on Yelp tomorrow as well as a formal complaint to the BBB and department of housing.

Been here about 3 months. Used Smart City to find this place and SUPER HAPPY. Didnt fly up to tour and I think I am super lucky- the neighborhood has a bunch of fun restaurants and bars, 15min from downtown, lohi, lodo, DTC, 5 min from Cherry Creek. And the Hale neighborhood to the East is a great spot for parks and to go running. There was a break in in the parking garage but everything has been fine for me. Good gym, hot tub, free internet, free electric car charging. Love it, thanks

DO NOT IGNORE THE BAD REVIEWS- rent only is your last resortAll good reviews are from new tenants who are compensated for a good review.Walls are paper thing. You also hear all the noises from Colorado blvd. The pool is in the middle and people stay there late being loud and even though they give you a number for noise complaint, you can never ever reach them. My car got broken into the parking lot. Packages from amazon are always missing.And if that is not reason enough:My lease was poorly managed causing me lots of headaches and financial burdens. I am an existing resident and was downsizing apartments. I was told less than a month away from my move that the apartment I had already signed a lease for and paid a deposit for was no longer available as the current resident of that unit decided to stay ( is that even legal?) . I ended up w no choice but to get a less than ideal one at exorbitant costs, I had no time to search for a new complex 20 days away from my move out date. My lease was given to me to be signed a day before my move-in date AND I was given the layout photo of the wrong apartment prior to making the decision to still stay.They require a 90 day notice to move out but were disrespectful to give me less than a month notice ( 20 to be precise) to find a new apartment. Double standard much?Seemed like the manager was being greedy. Saw a chance to keep two existing residents and ignored customer service or simply human courtesy.Now I am stuck in a less than ideal apartment, very different from what I originally signed up for and paying exorbitant fees (more than 2k mo total) for a tiny apartment, small closet, no space for a dining table, no balcony, a mile away from the closest trash shoot or elevator. If only the cost was not so high. I was moving/downgrading apartments due to financial constraints resulting from this pandemic. No empathy was ever shown about that at any moment.One might say you pay for great amenities here. Well, post covid the amenities are inexistent, especially if you work long hours and are home out of regular office hours. And all the bars and restaurants that were supposed to be in the area by Christmas of 2019, are still empty, so the high costs of the complex are really not justified. There has never been any relief from our premium rent despite the lack of availability of amenities.Had i had more time/notice, I’d have left the complex if all I had was the choice of the apartment I ended up with.It doesn’t matter how great an apartment may be, when poorly managed it becomes a nightmare. For that reason i do not recommend this property. The good reviews you see are mainly new residents. Read the bad ones from those who have been here for a while and got to truly experience it all.Edit: even after contacting them in every way they did ZERO for me. Simply said there was nothing they could do. See letter bellow as proof. Really greedy terrible people

After living at Theo for 16 months, I can certainly say I recommend this apartment community. The community is kept clean and all of the staff are friendly and accommodating. Even while moving out the staff has been nothing but fantastic and treated me as vauled resident.The amenities at this community are top notch, my favorite being the gym. Theres a provided wifi service here (WhiteSky) and the speeds have been great, averaging at about 50mbps on wifi.I appreciate that there isnt a trash valet here and instead there is a trash chute on each floor. I prefer that kind of layout so you dont have trash in the hallway constantly.Anytime Ive reached out to the staff for questions, concerns, etc.. Ive been met with a fast and caring response.You cant beat that parking garage situation, especially if you live on the 6th or 7th floor, its pretty fantastic to park on the same floor you live on and just walk across the skybridge.I lived here during the CoVid restrictions & closure and the community still took care of us. While amenities were closed they still provided us with free coffee opportunities (from a local shop and a food truck style coffee). They set up group ordering through different restaurants so we could avoid additional fees (delivery, etc..) and usually this provided us with some special or discount. They also continued to host events such as virtual trivia night and a paint & sip night. Its been a pleasure living here and Im only moving on so I can have a yard for my dog.

We were looking for an apartment in Denver for our daughter, who just graduated from college. We visited a few places, and by far, Theo was the best. The pool, gym, and all the other amenities were well maintained and as advertised. We scheduled an appointment with Daniel, who gave us exceptional service from the get-go. Since we live in Grand Junction, the logistics were a bit challenging, but Daniel made it very easy for us. On one occasion, he also helped us outside his regular working hours. Daniel is an excellent asset to the Gables team.

This is another apartment property touting the Luxury living standard where in reality, the only way this could be considered luxury would be if you were coming from a trailer park and living in an actual building of any kind would be considered luxury.The smell of pot looms in the air on a daily basis, just like it would in a college frat house and it comes with the loud, inconsiderate, obnoxious non-neighborly tenants that feel entitled to jump the fence at the pool at all hours of the evening/morning to sit in the hot tub, jump in the pool, blow whistles as if its 2 oclock in the afternoon, all without any repercussions from management.People who are, (unfortunately for the dog) dog owners but cant seem to find the time to take the dog out for a walk to relieve themselves, allow the dog(s) to relieve themselves in the stairwells, in the elevators, in the lobby outside of the elevator where you step in the business left behind by the poor animal that could no longer hold it and relieved themselves inside, again, where management makes no effort to find out whom these tenants are and let them know this is not acceptable.The sound of construction, 24/7 and will be at least for another 3 years with new buildings even yet to break ground, so there is that aspect to the luxurious neighborhood.Break-ins, to the building, to the amenity/community spaces, to the LOCKED, access only with a resident key-fob Bike room where a half a dozen bikes are stolen within minutes, that you only find out about by a neighbor who happened to have one of the bikes that was stolen. Management never passes on any warnings or hey tenants, be aware of who you might be letting in the building...not one word! They have stated that they dont guarantee safety of any kind to the tenants and they have no responsibility to the tenants to notify them of any thefts. So you pay top dollar for what they call a secure building only to then tell you, too bad if your stuff gets stolen out of a secured area, including your apartment, storage unit or bike room!If you want responsible, attentive and reasonable management that listens to tenants when they bring up issues, and you want luxury, you should look elsewhere. Theo and Milo are run by the same people/company and you are going to find the same scenario in both places.

We moved in a week ago, and everything has been great! Were pleased with the location, amenities, and the apartment itself is great. Daniel has been great to work with. We moved in from out of state and he was responsive and helpful with questions that came up during the application and moving process. He definitely made the move and living here an easy transition.

Confused by the negative reviews here. All of my experiences with staff, from maintenance, to leasing, to front desk have been great. They are willing to help you with whatever issues you may have and put an effort into making your stay at the Theo great. I have had a few minor maintenance issues that have literally been taken care of within the day with consistent professionalism.My only complaint is that theft is an issue (bike storage and parking garage) but the staff is working to make this better. I am almost certain the theft is not associated with the residents but others sneaking in to the building/parking garage. I am planning to renew my lease (part due to my liking of the facility and part due to quality staff) and have had a great experience at the Theo for the 10 months I have been here.

I was probably the 5th resident to move here when Theo opened in 2018. At first it was great. Then people started moving in and I realized:1. Walls are completely thin. I can hear my neighbor’s entire conversations.2. Some of my neighbors are disrespectful and don’t clean up after their messes in the hallway.3. The turnover rate for their front desk is high because no one knows what they are doing.4. Because of this they don’t know how to communicate.5. It’s supposed to be a really cool area with all these restaurants opening up but since I moved in 2 years ago we’ve gotten one juice bar and a coffee shop. Not their fault nothing else has opened but it’s priced higher because things should have been open by now but they have not.6. Elevator is constantly breaking.During COVID-19 things have gotten worse. They also continue expecting residents to pay the same amount of rent offering no concessions despite all the amenities being shut. They say we don’t pay extra for amenities but I would never pay this high of rent for a 600 sq. ft. box.Like many other corporate owned apartments they are greedy and don’t care about their residents. There are worse places to live for sure. But there are definitely better places as well for the price you’ll pay.

Daniel gave me an excellent tour and was very honest and welcoming the entire time. He made it really easy for me to consider Theo as my home. I love living here so far and I bet you will too!

I am so glad that I went with Theo. I moved across the country and had limited time to find an apartment. On top of it all, I was not able to fly out to Denver to apartment search in-person. I worked with Daniel at Theo, and he was incredibly accommodating given my circumstances. His response times were always fast, and he always went out of his way to be helpful while being so friendly. My move-in process was smoother than I could have imagined it to be thanks to him, and Theo definitely sets a welcoming tone for its residents. In a great location, units are fantastic, and the amenities offered here far exceed those offered at other apartments I looked at. Highly recommend looking at and renting with Theo.

Theo is a great place to live. The units are very well designed, and the building is relatively quiet despite being on a six lane highway. All of the staff are really nice and helpful. The amenities are great, and there are plenty of restaurants and shops within walking distance. The area is under construction as of now, but they will have even more commercial locations nearby in the future.

The Theo has been the very best apartment experience I have ever had had. Every detail is impeccably planned and organized. The units are breathtaking, and the staff is fabulous. I had the immense pleasure of working with both Nick and Kayla. Both are incredibly professional and extremely knowledgeable. Kayla made every aspect of our move (from going out of her way to show us multiple floor plans/units to the actual moving organization) so, so much easier. She was invaluable every step of the way. Would completely and utterly recommend Theo Luxury Appartments to anyone. I am so happy to be a part of this community! Thank you!

While I dont like to give negative feedbacks on public websites, I was instructed by the Denver Police that I need to do so. Let me try to focus more on facts instead of feelings.Fact 1: I have been experiencing terrifying abnormal noises for about 3 months towards the end of my leasing period. The noise could be 12am - 4am, highly unpredictable, low frequency and the wall would shake too. Not able to rest at all during those 3 months period of time, my heart rate was abnormal, also my ability to focus at my day job was severely impaired.Fact 2: I have called Denver Police and they came over a couple of times at night try to help with this issue, they said before I can go to court against someone, it is the leasing management teams responsibility to provide me acceptable living condition. I was offered an alternative unit while my lease only have like one month left, it didnt make sense to make the move anymore.Fact 3: Due to the extreme circumstance, I had to move out over one month ahead of my planned schedule. Therefore I suffered large financial losses on my end. I tried to ask for terminating the lease earlier if this could be considered as a force majeure incident, even a couple of days would be extremely helpful to me financially as well as emotionally cause that showed people care. But people dont care.You might be a lucky person and wont experience anything similar during your stay at this apartment complex. But if you are not that lucky, you can use this as a reference on what would happen.

Daniel made my move in transition so easy! He was kind and knowledgeable; he even helped me store the Uhaul that I drove from California. I couldnt thank Daniel and the Theo leasing office enough for their help during this crazy time. I highly recommend Theo Luxury Apartments, not just for their affordability and incredible amenities, but for their awesome customer service as well!

What an absolute wonderful experience at the Theo. From tour to move-in Daniel has been there to provide an excellent customer focused experience. During the tour he asked questions and truly understood my living needs. He matched me with the perfect unit. When moving day came he walk me through all of the features and functions of the unit along with an overview of the parcel receiving area. In my initial week of living here I was not able to locate a package that was delivered. He went out of his way to help me locate it. I would highly recommend this property not only for the features and amenities but for the staff as well.

When I moved in I had nothing but great things to say about this place. 3 weeks in there was a leak over my shower. Took them over a week to fix. Was told I would potentially get something for the inconvenience. Later find out the manager moved to CA. Now they offered a few people able to ext their lease with no rent increase but because I work and was late to reply I’m not eligible. If you are offering that to one tenant it should be for everyone. Very disappointed right now with this apartment complex.

I rented my space atTheo sight unseen—and wow, where do I begin on how well I chose?! After a year enjoying Denver, I can tell you that you won’t find the incredible amenities, perfect location, super office staff and great price anywhere else in town! We have a super professional tenant (people and pet) community, and I love how my rent, utilities, parking and wifi are paid together too—it’s super convenient. There are awesome retail spaces coming and we are in a superb part of the heart of the city. Did I mention the rooftop view and AMAZing on site gym? Good people come see for yourself!

Update: While I greatly appreciate the abundant parking for residents, it is unfortunate that guest parking options are not very good. Guests need to pay $5 a day for secure gated garage parking access (or risk getting towed), or find street parking which is limited as well. This may be the norm in busier areas like downtown or lohi, but I opted to live in a quieter neighborhood where I did not think I would have these issues.Ive lived here for a few months now and I have nothing but good things to say about Theo. All the amenities and features are excellent, well thought out, and well built. The apartments are safe, quiet, and everything is kept really clean. The move in process was very easy. Theres a huge loading dock to help out with furniture deliveries etc. The leasing office staff that Ive met have been so wonderful and friendly; Almedina, Nick, and Kayla. Theo does a good job with events to make you feel appreciated and that a community is being fostered, not just to attract new residents but enhancing the experience for existing ones too. Theyre also really great about communicating any issues and keeping you in the loop on things that are happening in the building. Im super happy to have moved here!

Left CA for the first time due to an opportunity at work. Flew out two weekends prior to check out Theo and met Daniel. He was amazingly patient and resourceful when it came to finding the perfect apartment with enough sun throughout the day and overlooking the pool so I didnt feel so far from the beachside living I was accustomed to. He was informative about the surrounding neighborhood and made me feel comfortable that there was a thriving LGBQT+ community. He did all this with understanding, humor, and patience. If every move into a new state involved an amazing human like Daniel, it would take every fear/worry out of the equation. He was even willing to facilitate someone being able for the movers who were coming earlier than expected. All in all, cant say enough nice things about Daniel - hes made Theo more than just an apartment.

I toured this complex with Almedina and Nick who couldn’t have been more pleasant. They were knowledgeable about the property, even though I was one of the first prospective tenants to tour. They kept the tour fun and engaging, without a heavy sales pitch or pressure to rent. Almedina also squeezed my appointment in with short notice during the only time I could visit, even though she explained that there was a training session scheduled to take place at that time. The property is incredible; the apartments are gorgeous and well planned, the amenities are top notch and the rooftop has an unparalleled view for the area. Ultimately, it was between this property and one in LoHi for me, and LoHi’s location won out, but I’m disappointed not to be living at the Theo. I’ve lived in this area for 2 years and I’m ready to move on, but the location has been great. The Trader Joe’s a block away is well stocked and to date my favorite grocery store. They are the only location in Denver to sell alcohol, and the $4.99 bottles of wine are excellent! There is a Starbucks a block away as well as several restaurants within close walking distance. I’ve been very happy here! All in all, I couldn’t recommend this place more highly!

My husband and I have been very happy at the Theos. Before we moved in, we lived just a couple of blocks away and we were able to see construction progress of the development. We were anxious to inquire and when we got the chance to, we later learned that we had the first lease! The detail of the amenities is great and well thought out. Our son LOVES the pool and large jacuzzi and to watch cartoons in the pool clubhouse on the large TVs. The 9th floor clubhouse has an excellent view of downtown Denver and surrounding areas. The area is ideal since there is a Trader Joes in walking distance and two coffee shops. Existing construction is hardly a bother and our unit faces a bulk of it. It has pretty much exceeded our expectations. We love it!
