L absolutely love everything about 7/S! The staff is all so nice and welcoming, the studio layout is spacious enough for just me (the storage is great!), I love that there is a gym and the rooftop/common area, and the building is kept impeccably clean. Also if you want to live in Cap Hill, this is the location to be. There are a few restaurants across the street, and not to mention a Trader Joe’s 2 blocks away. The staff is extremely friendly and attentive and will get back to you within a few hours with questions. The apartment is also sound proof so you feel like you’re in your own home with the added comfort of being in a secure building

I have lived in 7/S Denver Haus for 2 years and it is a superb place to live. It is new and clean and nice. They staff is amazing. Mercedes the cleaning lady is the nicest woman ever. And Kristen K. Is the community manager - and boy is she wonderful! I am moving and she made the transition seamless. She was professional courteous and kind. This is a wonderful location and a great place to live #goredpeak

7/S is the absolute best place in Denver. Incredible location, amazing amenities, great construction (very sound resistant), a true feeling of community, and a good price. What really sets it apart from anywhere Ive ever lived is the team. The maintenance team is very on top of requests and every corner is always very clean. Matty in particular is just a stellar manager- is so so nice and helpful and goes above and beyond. Ive been here 2.5 years and have never loved where I lived so much.

✅ 7/S is simply the BEST... Every detail has been considered and taken care of, you can tell that Redpeak really wanted to create a unique and elevated experience for their tenants. The staff are also great, and the amenities are on point... Such a great place, and the location / neighborhood is AWESOME.. Very walkable and there’s a Trader Joe’s like a block away... 5/5 🤩🤩🤩

7/S Denver Haus is absolutely the best apartment to live! The RedPeak staff is extremely helpful and takes great care of each resident and the community. I was new to Denver, but I had the best living experience I could ever asked for, thanks to the staff and all the friendly neighbors. The property was always well maintained and when I needed anything fixed, they got it done right away. The location is another great point. I enjoyed walking to the grocery stores and restaurants in the neighborhood! Definitely recommend living here to anyone:)

The only true amenity is the rooftop lounge but other than that the price is not worth what they charge in rent. The will nickel and dime you when you move out also. There were rarely ever events the staff put on for the residents. If we wanted an event, the residents had to plan it ourselves. The staff seems nice and warm at first but then you realize how they do not truly care about their tenants.

7S Denver Haus is such an awesome place to live! The neighbors are friendly and we often have monthly events in the common room upstairs. Many of us have become close friends. The RedPeak staff take excellent care of the property and the residents. They really get to know the residents and assist wherever needed. It is always clean and very well maintained throughout the building and outside. Rarely have we had maintenance issues over the last two years of living here, but when we do they are fixed very quickly. Great amenities, mountain views and a very walk-able, dog friendly neighborhood make this apartment building the best place to live. Definitely recommend living here.

Get ready to be charged way too much for rent for way too few amenities compared to other housing locations around the area. When you move out you can also be expected to pay for them to make up areas that they cleaned and falsify charges. This place is crooked and would not recommend moving here unless you are ready to throw away unnecessary amounts of money.

I arrived at 7/S Denver Haus and found convenient street parking. The outside grounds were attractively maintained. My awesome leasing professional was well prepared for our scheduled tour (bring ID). We looked at numerous bed/bath, layout options on multiple floors. She gave me tips regarding furnishing and decor and was quite familiar with luxury comparables and the area itself. The building is pet friendly and has the amenities one would expect but has unique touches like their fresh herb garden in the rooftop kitchen (if you forget your own you can pick some) and art pieces with stories behind them. Pay them a visit and your leasing professional can take it from there...

Bethany and Keegan are great agents for the property. The maintenance team had quick turnaround times for issues and properly corrected any problem.Any financial concern was clearly stated in the lease agreement so make sure you read and save a copy of your lease. Redpeak does its part to manage the property to a very nice condition. Great experience.

This has been the BEST apartment building I have lived in in CapHill/Denver, and I am from here and have lived in the Cap Hill area for a very long time. This building is new, modern, quiet, and CLEAN!!! Bethany, Keegan and the entire RedPeak staff have been so nice and extremely accommodating! If I’ve ever needed anything fixed in my apartment (which is rare) they get it done right away. It is a very dog friendly building and all of the staff are always super sweet to my dog and give him treats whenever they see him :) The entire property is so clean and well maintained and the building amenities are awesome - the roof top deck and club house has probably some of the best views in entire city! As far as the location, in my opinion it is the best in Cap Hill - so safe and close to everything! I love walking to all the restaurants, grocery stores, and gov’s Park is only a couple of blocks away. I looked around at all the other new apartments in Denver, and 7/s was simply the best in terms of safety, style, cleanliness, amenities, walkability, and management! The apartments and building in general are just so beautiful! I have just absolutely loved living here!!!

Nearly 3 months ago my wife and I reached out to our apartment owner/management company (prior to RedPeak/7S Denver Haus taking over ownership) to ask what our options were for getting out of our lease about 1.5 months early. They exclaimed that per our contractual lease, as long as we brought new tenants to the table they would be able to assign them to complete our lease. Per our instructions, we found 2 tenants to takeover our lease (who were already approved as they lived in a 3 bdr unit in same complex and wanted to move into our 2 bdr unit after viewing it). This was about 3-4 weeks before RedPeak/7S Denver Haus closed on our property (Platt Park Townhouse). The previous owners/management company told us they could no longer allow any movement of leases based on the new buyers (RedPeak/7S Denver Haus) not allowing any changes of leases while they closed. This went on for multiple weeks, with our two new tenants just standing by. This transfer was 100% allowable per our lease agreement. Eventually the end of the month came around and our new tenants told us they were forced to sign another lease (all of which is documented via emails). A few days later RedPeak/7S Denver Haus closed on our property. When asked if they would work with us by allowing pay $1000 or $1500 in an early termination fee (given how they decided to not allow previous owners to write us a new lease for new tenants), they instead submitted us a letter saying our lease dictated two months rent, which was $4,750 (this is more than if we were to simply live out the original lease!) We were quite confused and frustrated at this point given the lease was not followed before. RedPeak/7S Denver Haus continued to blame the previous owners over the next few days; citing it was their responsibility. The previous owners exclaimed that RedPeak/7S Denver Haus would not allow it and they were in control given the closing going on. We are currently being forced to live out our lease, which is costing us an additional $4,151, than if they would have honored their contractual obligation of having our new tenants takeover. There have also been many more examples of incompetencies on RedPeak/7S Denver Hauss part in the entire process.Because of the breach of contract which was forced by RedPeak/7S Denver Haus we are leaving this same fact based review with the Consumer Financial Protection Bureau (CFPB), the State Attorney General, the BBB, Yelp, Google, and twitter to ensure that anyone else doesnt fall victim to RedPeak/7S Denver Hauss manipulative tactics. In addition to this we are also seeking legal counsel for remedies in regards to the breach of contract. Redpeak/7s Denver Haus is a horrible slumlord stay away at any cost! Dishonest as the day is long. Would not recommend to anyone. We spent 6 horrible months under their regime and will never do it again! Do yourself a favor and look anywhere else you can!
