We’ve only lived here for about a month but we love it! Have to admit I was a little skeptical about this place because of the reviews but it’s been great so far. Wonderful location, move in experience, amenities, and neighbors! Would highly recommend

Where do I even begin...my time at Poets Row was absolutely HORRIFYING. From beginning to end, the communication was nonexistent and if you were lucky enough to actually get in contact with them, they treat you with disdain and obvious annoyance. There were CONSTANT water shut-offs with no warning, a cockroach infestation that they tell you theyll schedule extermination for but never come, literal human feces in the laundry room and a heater that you physically cannot control (good luck getting it off on 75+ degree days). Early this year, my bike was stolen from a locked bike room behind a pinned door - when I went into the office to let them know that my bike was stolen, I was told Yeah, we know. It had seemingly happened hours before and they knew it had occurred, but did not communicate in the slightest. Oh and the door was broken for days!The hallways consistently smell rancid from trash and cigarettes, the laundry machines rarely worked, the tow company they had signs up for until February was not even a client of theirs and would rather ignore you than attempt to even apologize for their downfalls. Even after multiple phone calls and emails with the corporate office and promises to change, the office never got better and did not care about the property at all.The buildings have character, sure, but the absolutely miserable experience is not worth any price. I broke my lease as soon as I could. If you want an ungodly hot, waterless and cockroach filled apartment than this is the place for you.

This review is specifically for Chelsea Leitch in the rental office. Chelsea was exceptionally friendly and accommodating to me when I came in for a tour. I had lots of questions that she answered fully and cheerfully. She helped me connect my laptop to their network, performing some IT support that is probably not in her job description. Though I ultimately chose an apartment elsewhere, the one I viewed was charming, and the service Chelsea provided made me want to live there. Thanks Chelsea!

Would give 0 stars if at all possible. Entire office is incredibly unorganized. I was having to resubmit documents constantly before moving in. I showed up to see the unit after scheduling and confirming an appointment, and they had no idea why I was there. The building heat stays on until long after the warm weather starts so your apartment will be about 50000 degrees and you will need to buy your own AC. I was also never told my unit was a corner unit on a VERY busy and unsafe street and that my windows were broken and didnt lock. People would stand outside my window hours a day to smoke and blow it right into my unit. I couldnt close the windows because the heat was unbearable. Then I had a paid for and reserved parking spot and my car was towed because the building put me and another person in the same assigned spot due to more disorganization. The area is incredibly loud, I was told there was bike parking, yet I couldnt access it so I had to keep my bike in my car. Then once it was opened for me by a manager, I could only access it if she was there. I left as soon as humanly possible. Do not recommend at all whatsoever. Avoid if you can.

Me: Online service request submitted; there are rats, mice & god knows what else in my apartment.Poets row calls and says: We have scheduled a vendor to chk out the property on Wednesday; Thursday between 10am-12pm we will be servicing your apartment. We know that there is an infestation, coming from all of the construction happening outdoors.Me: 11:30am (Thursday) at the office. Are they coming to service the apartment, theres an infestation, I was told between 10:00am-12:00pm?Poets row: Ah, no they are not here (I see a smiling face that thinks its funny this is happening)Me: Is hoping this person, picks up the phone and calls the vendor. Something like: Residents have been suffering through this pest concern for almost a week now; youre scheduled to be here, where are you?Poets row in actuality: Yeah, I dont know when they are coming.

I have been working with Eric Williams through Red Peak Management, and he has been absolutely incredible to work with. He actively listened to my needs, showed me multiple options for floor plans, patiently answered all of my questions, followed up with me in a timely manner and has made the moving process so easy for me! I’m looking forward to being a Poet’s Row Resident and can’t thank Eric enough for his hard work and kindness!

1- Poets Row regularly had the water shut off. This would be fine since the buildings are so old, but they notify you about this half the time leaving you waterless for half the day without preparing.2- When you call to ask them about why the water was shut off (or for pretty much any other reason) they do not answer your calls or emails. You have to go down to the front office where someone is sitting there blissfully ignoring the calls and emails. During water shut offs the front office would, from time to time, be closed with no one operating it, so no one was there to communicate with you about it.3- No A/C (again this would be fine normally since it is an old building), but the radiators that provide heat during winter months are not controllable by the resident. It is turned on in the building when Poets Row decides to, which includes the occasional 60 degree day where it is scorching in your apartment.4- Poets Row buildings have some of the least useful and cheapest security systems. Considering the proximity to homeless camps, this is very tough to justify because the buildings would be broken into on occasion, and the front office would not ever communicate that to the residents. One time my girlfriends bike was stolen from a locked room inside of a locked building, and when we told Poets Row about it (they of course did not answer the phones), they looked at us dead in the eye and said we know.5- Staff was generally just rude...with the exception of their newest hire Chelsea who was hired on (I think) just before my lease ended. Staff at Poets Row look the other direction rather than interact with their current residents (unless they are giving a tour to prospective residents where image is the most important thing to them). Soon after you sign your lease and have moved in you are a rent check to them and nothing more.6- Appliances were pretty weak. 2 washers and dryers for an entire building to share that require two cycles (that you of course have to pay for) to get clothes cleaned and dried. That was if they worked at all. Gas range stove and fridge were nice though.. would have been nicer if they were accompanied by drawers in the kitchens (something I did not notice until after I moved in).7- Incapable of reading through emails (when they do actually respond a day or more later). Will put specific dates and times for maintenance or exterminators (cockroaches) to enter the apartment and they will disregard and enter when they please. They ignore important questions in your emails and only focus on the easy parts. On the note of cockroaches... they needed 2 or more extermination appointments to do effective work to exterminate. This was not communicated and they said they would come in for the second extermination, which they never did.8- Parking passes are exorbitant ($150 a month). You pay luxury highrise parking prices for a narrow alley that was uncovered and unmonitored by security cameras. If someone was parked too far out, you could not exit the parking space, which regularly made me and my girlfriend late to work. Plus my car was broken into a week after moving in, and with no security nothing was done. At some point during my lease I removed my parking pass, which then put me in the position to park somewhere around the neighborhood where parking tickets would be given out by the city constantly (not on Poets Row, but these are your options- pay $150 a month to Poets Row for unusable parking, or $100+ a month in parking tickets to the city of Denver).9- If your electronic door lock disconnects from the internet, you can be locked out of your apartment. Including after hours.10- Serious domestic violence in the building is on the neighbors and residents to handle. Poets Row disregards it and puts the responsibility on you.11- Renovations and loud construction workers in the units near you make WFH during COVID impossible. They do not tell you this will be happening from 8-5 Mon-Fri either.12- Removed resident chat boards after too many people were talking bad on the place

For starters, I dont even know where to start. If I could give this 0 stars, I would. I have been a current resident, for now, a little over a year. This is by far been the WORST place I have ever lived in my entire life. I pay roughly $1700 for a 1 bedroom apartment in beautiful downtown Denver but I clearly am only paying for what I think is a great location. Our house is constantly infested with bugs after multiple treatments, the 2 laundry machines per building are constantly needing repairs. (The leasing office couldnt care less about fixing these problems immediately.) I have had a knife pulled on me at the entrance of my apartment building followed by Read Peak not caring after making claims. I have had a homeless woman come up and touch my cat through the window screen and our water line shut randomly almost every month for who knows what. To top it off I had someone try to steal my car off Poets Row main car parking lot while bringing in my groceries.For constant fear of my safety, I finally decided to talk in person with the workers of the leasing office. Not only are they NOT wearing masks while working during CVOID-19, but you will be talked down to as if your problems dont matter by the assistant manager, Yessika Sims. I have also had the pleasure of being belittled over the phone in the past by this woman I have now met in person. Screaming from me behind a wall when I have asked if there are any security cameras and how we need to change the issue her following statement was Well what do you want me to do She removed her mask to continue speaking to me while not addressing any issues at hand. I highly advise you NOT to move here. Save your money for a resident company that actually cares for your needs.I am begging to leave my lease due to my own safety at hand and having NO ONE care about these issues whatsoever.You will HIGHLY regret this move unless you love getting harassed, not having your problems fixed, witness homeless poop outside of your windows, have no security to stop suspicious activity, deal with people stealing packages, and a constant laundry room that only works when it wants to.

To whom it may concern,I have been trying to get back in touch with someone about the charges on my account that need to be removed. It is not my responsibility to pay for these charges, had your office followed through as they said they would or had they not lied to me, the car would never have been improperly towed. I have several complaints about this situation, such as why - when the parking lot is empty- put another car next to ours causing confusion after they repainted the lot moving all the spaces? But your office has continued to leave the charges and ignore my issues, I had no other way to verify the correct parking spot except calling your office. I have no access to my SOs lease and lost the emails about my parking spot and my SO was unavailable - SO I CONTACTED THE OFFICE AS THE NEXT BEST SOLUTION TO VERIFY THE PARKING SPOT. This all stems directly from your employees not contacting me back - AS THEY SAID THEY WOULD. I called your office at 4 PM, I spoke at length to Becca, I gave her ALL the car information AND THE PARKING LOT NUMBER thinking - erroneously it seems - that she would call me back once she had verified the information and advise me on what I was asking for; the next steps to take. I had no plan to tow anything at that time, I was waiting to hear what she recommended. She indeed stated I will take a look into this and get back to you. When I asked Will they tow someone who is SUPPOSED to be there? She replied No way! No, they have all the information they need and wont tow a car that is one of ours. I trusted your employee. But your employee never got back to me and at 8 pm, in a worried and agitated state with no available street parking and not knowing what other next steps I could take, I called the towing company. Again - TRUSTING YOUR EMPLOYEE. The breakdown in communication from Sara and her office has been an ongoing and constant frustration for us, adding to my stress and health issues. It is bad enough we have spent the last 6 or more months trying to talk to your leasing office about other options under the Red Peak umbrella as the upstairs neighbors have made this an unlivable situation, but we wanted to stay with your leasing office. In fact, we wanted to upgrade as my problems with this apartment is the apartment itself (paper thin floors) and we wanted to look into a house/townhouse or luxury apartment. No one has answered ANY of my questions for months, I got a little something but when I replied with more questions that email was ignored. When I asked about leasing options for the current place to extend just so we can contact other leasing agencies about their options, I was ignored for months and sent form letters that only gave me more questions. On several occasions Yessica has been incredibly short and rude with me when I finally tracked her down to ask about other options.I followed the path that any tenant would when faced with the issue of is someone in our spot or not? The failure was not on my part, but on the part of your employees not following through and not making sure the towing company has the correct information. I cannot be responsible for their lack of action resulting in these consequences. Please remove these charges as soon as possible, I am not responsible for your employee ignoring me and not following through.If you have any questions or concerns, please contact via email, I am partially deaf and do not hear well over the phone.

I’ve lived here for a month and have had a fantastic experience so far. The people here are amazing: From the moment I met with Shannon through each step with my move and first month here, she’s just amazing. My dog passed away really suddenly right after I moved in and Shannon made me feel so cared about, it’s been very comforting and appreciated. Noah has been great as well and the whole office team really seems to have their act together. I had to change out a couple of items in my unit and Mike the maintenance man is super knowledgeable, genuinely friendly and caring. Poets Row is lucky to have him! The building is charming but also solid (I only hear neighbors once in a while) and CLEAN. There is a cleaning team in the building a few times a week and the laundry and gym facilities are great. No complaints here, I’ll update if there’s anything else I think prospective renters would want to know but so far so good, and the personal touches added by people like Shannon and Mike are so appreciated and don’t go unnoticed :)

Current resident of 2 months.Great place. I was a bit wary reading prior reviews. Yet from the first call, its clear that management is working above and beyond for residents.Not to mention the beautiful space, great location, and great community. I moved from another state, and the neighborhood is great for transplants.The space is beautiful with new hardwood floors and granite counter tops.You can have your packages delivered securely to the front office. They call right away. Great service.Great experience thus far and Im happy with my choice.

Note: This review is only for RedPeak - the management team and company of Poets Row.Ive lived here for 2 years now. There was recently a change in the real estate management firm to RedPeak in the past 6 or so months (Im not too sure what was the name of the management company prior to RedPeak). So please be mindful of the date when a review was written; negative reviews about the management from several months ago were not for the current management/property management firm.I will provide a detailed review of my 2 years living in Poets Row at a later date; but for now, I just wanted to praise RedPeak and their entire team.Ive received COVID-19 email updates from them on a routine basis, whether it was about health & safety guidelines from the CDC, closure of amenities to enforce social distancing, etc. Theyve installed hand sanitizer stations throughout the apartment, put up safety guidelines on the wall, carried out routine deep cleaning of the entire building, and even upgraded the security system of all their buildings in Poets Row.So, heres my final opinion: RedPeak & team are truly a great property management firm to have managing your apartment building, and especially during times of crisis/pandemics. They are ethical, helpful, courteous, and they genuinely put their customers first. Theyve regularly sent out rent-relief emails to residents ever since the pandemic began impacting employment. This includes the flexibility of paying rent by credit card without the fee (which is taken care of by them), extending the late rent payment deadline, and even working with residents on a customer-friendly installment payment program.This unfortunate time of pandemic has shown the competence of RedPeak as a true property management team; and I highly recommend folks to pick Poets Row as their next home (under the management of RedPeak).

I moved here about a week ago. There were a few issues with the apartment not being ready on my move-in date but once I addressed this with leasing, they fixed everything I asked! They were very quick to complete my maintenance requests and very nice about it. Noah and Shannon are very nice leasing agents and were very helpful with all of my moving needs! I moved into one of the renovated units here and LOVE it!

So far, Im really happy with my experience with Poets Row. The leasing office is always really nice; I worked with both Noah and Shannon and was never disappointed! Due to credit issues we had to put down quite a large amount at the time of move in, but they were really flexible with us when we had to change our move in date. Ive been wanting to live on Poets Row for years, these apartments are Denver classics. We are moving in this week, so well see how the actual living experience is; but so far, Im thrilled with our decision!

Ive lived at Poets Row for just under a year and I have great things to say about the leasing team and my building in particular, Robert Frost. There are very few apartments that have historical significance and renovated interiors, and I think Poets Row is the perfect combo of both. The team is very friendly and helpful, and although there have been construction set-backs with the pool and fitness center, the team continues to be optimistic and informative throughout the process. The location of Poets Row is ideal - Golden Triangle museums are super close, CapHill bars and restaurants are walkable, and downtown is just minutes away. Would recommend!

The community is wonderful. The office is nice and caring. The only downfall is no parking but it is what happens in the center of Denver. If something needs to be fixed, it is done in a timely manner and done right. The apartments are spacious as you go up in size.

Edited:I will continue to update this as progress is made. Currently: They turned the plumbing off during the day for 3 days. I had zero issues prior, but since then my tub fills up to my knees when I SHOWER. Put in a ticket at 7:18 AM this morning, get home around 6-- nothing was fixed. No contact. Should I point out they are 3 buildings away?This is what you get from the new Poets Row:In my building, there has been a trash can full of trash in the hallway for WEEKS.Someone moved out recently and left the door open for days. No one came by to check.The hallways are filthy. I walked out the back door this morning to tons of trash in the stairwell.A door fell off its hinge-- they fixed it: no, they didnt. The closet door is impossible to close because they lined up the hinges incorrectly, which is incredibly obvious just by looking. If they had looked/tested their own work, it would have been obvious.Issues with payment portal? I dont know, thats not us, who knows. Ive never encountered a group of people who are so excited to have zero knowledge on their own job. Its embarrassing.Do not rent from these people-- Ive already consulted a lawyer because I know they will illegally keep my security deposit. Ive been planning to go to court for months-- congratulations on being a Slum Lord!

I tried sending an email to figure out what the actual price is of a unit since one part of their website says one thing and another part gives an entirely different price for the same apartment.I guess its too much to ask from these guys, several emails later and they just keep blowing me off with a generic response, answering none of my questions and referring me back to the website that isnt accurate in the first place. Everything was AMAZING! Management was always there when I needed them and they were all so quick to send someone to fix something even though there wasnt much to have them fix. The neighbors were quiet and the apartments are adorable! The only complaint I had was some noise from the maintenance team redoing the building and updating the apartments, but thats a good thing because the company is keeping these apartments in tip top shape and up to date! I would live here for much longer if I could, but I unfortunately terminated my lease because of moving out of state. Even with this move, the management team was still there to help me out and was an easy process with them. They always have a smile on their face and are willing to work with whatever comes your way! I would highly recommend this place for your next apartment! Thanks again echelon and poets row for a great living experience!

Great location and the office staff is very friendly. Sure, there have been issues, but every apartment has issues. The staff, both maintenance and office, always go out of their way to resolve any problems. One of the better apartments in the Denver area - at least in my experience.

The new management has been really great about responding to the needs of the building! My service requests are taken care of almost immediately, and the Echelon team has been consistently improving the building--new locks, power washing, you name it. I feel well taken-care of living here.

I can’t even begin to explain how disrespectful and unsympathetic the staff is at the leasing office. My boyfriend and I are literally being thrown out for the worst reason, and we complied to everything they asked. The smallest situation which would’ve easily been fixed if the one pest control dude could’ve just stuck around for a few more minutes like he said he was going to. My boyfriend, after an hour of trying to get through them asked the lady “ do you feel good about kicking people out of places like this?” and she replied “ I don’t know what you’re talking about “.

DO NOT RENT FROM TRITON>I have never had such a terrible experience with a company. I am seeking legal recourse for emotional and financial damages.Bed bugs were present in the apartment when I moved in (1025 Sherman) and it took me forever to figure out what was going on. Upon realizing the problem and confronting the issue, I was told that it was my fault because Triton hadnt had complaints about that in months (they can hibernate for over a year). I had to pay $1250 to break my lease ON TOP OF one months rent. I left the place clean and had to throw away almost everything I own, including a new mattress and all of my clothes.They are withholding my security deposit and I am currently trying to get it back.With medical expenses (severe hives due to a bed bug allergy) and the cost of buying new things, I am out about $4,000 from this terrible company.TRITON RENTED MY APARTMENT TO A NEW TENANT AND DID NOT DISCLOSE THE BED BUG ISSUE. IM POSITIVE THAT THE SAME THING HAS HAPPENED TO MANY OTHERS WHO DO NOT HAVE THE FINANCIAL MEANS TO FIGHT THE COMPANY. PLEASE SPREAD THE WORD. THIS IS NOT OKAY.

I signed with poets row starting janurary. They have gone under new management and they have been nothing be great from the get go! Shannon is the agent who helped me and she’s always been nothing but kind and providing me the best service. i’m so happy to be living here!! the building itself is historic so it’s no bells & whistles but still cute and quirky. i also appreciate that people working in leasing office goes out of their way for their residents.

I currently live on Poets Row. The office gave me false information to persuade me into signing a lease. I was aggravated to find this out, but the cockroaches in my unit were able to calm me down. I was also able to take a nice cold shower, which is lucky considering the water is shut off 15% of the time, and that helped me come to my senses.The mailboxes are not secure, but the maintenance staff loudly renovates the adjacent units from 8am-5:30pm, which probably scares off potential mail thieves. The location is excellent, as I am never far from where I want to be - away from Poets Row.

AVOID RENTING FROM 1035 N SHERMAN THERE IS A CRAZY MENTALLY ILL LADY THAT LIVES ON THE FIRST FLOOR NAMED ELIZABETH TOREZ WHO SCREAMS OUTSIDE ABOUT SCALPING PEOPLE. SHE HAS HAD NUMEROUS TIMES WHERE THE POLICE HAVE COME AND HAS HAD TO BE CHECKED ON WEEKLY FOR PERIODS OF TIME BY MENTAL HEALTH PROFESSIONALS AT HER APARTMENT. SHE IS THE WORST HUMAN I HAVE EVER MET IN MY LIFE AND IF YOU VALUE YOUR SANITY DO NOT RENT HERE!!!!!

Sarah Flemming the manager came off as an uncaring villain when she did her job at any cost so poets row could financially profit off of domestic violence. Imagine having your landlord say Its not our fault youre a victim you have to pay next months rent and were going to keep the security deposit after youve been assaulted, thats who Sarah is.... I just listened to the recording of her being evil and uncaring! Stay away and please rent from more compassionate people than this!

Worse management company possible. Currently living in Poets Row and the management company will charge you for anything possible and takes every short cut. Example: They charged us $200 for a chair that they through out because they thought it was ours. Secondly they charged us $75 because they had system errors on there website. We have screen shots of us trying to pay before midnight at 11:36pm and it not going through. Then more screen shots until it finally went through at 12:10am. Last of all they take every short cut possible. The paint is so bad it looks like a 10 year old painted it. Not only did they do a bad job painting its chipping (with lead paint under it). Not only is the painting bad but they told us we are getting new carpet before we moved in and it was replaced with the cheapest carpet they probably found at Restore. The biggest problem with Poets row is you cant control your heat nor have sealing fans. They charge you up the ass for gas eventhough you have no control over it and it hardly goes on and make a horrible loud noise throughout your apartment from the pipes. So I strongly suggest not renting from this company eventhough the good location.

I have been living at Poets Row for the past two years. I enjoyed my first year BEFORE the takeover of Echelon properties that has made this experience unbearable. Yes, the building is old and loud especially in the winter from the pipes banging every 10-15 minutes. Yes, the front door to get into the units has been broken three times this year in the middle of the night. The laundry room is a disaster, the building is never clean and the newest repairs (painting, new floors,etc) have ruined the buildings historic charm. The office staff does not communicate well and has made myself and my companion animal feel very unwelcome.I am most appalled by an incident that happened during winter; my heating unit was leaking profusely and I put in a service request, the maintenance staff did fix the issue but had left the heat turned all the way up so that when I arrived home hours later my long haired domestic cat had gone into overheated exhaustion and collapsed. I had to rush her to an emergency vet clinic and luckily I got her there right on time before it was too late. When I addressed this to the manager and office staff they casually said They didnt know you had a pet there and it was an honest mistake, and when I said I was very unhappy with how the situation was handled they replied you win some, you loose some...except its not simply put as a mistake or a loosing matter on their part... that is negligence and I almost lost my pet. I didnt press any legal actions because thats not the message I was trying to send. Its an unexceptional way to handle an emergency life or death situation and was not professional or ethical of this property. I have listed on my profile that I have a cat -they even ask you on the online maintence form if you have a pet in your home at the time. I highly suggest you do not rent with this property. They do not care about its residents human or not.

I have been here for 6 months and I have had no major issues really. A lot of people are complaining about the construction going on, but personally I have no issue with it. I cant complain about upgrades. Yes they are a little inconvenient from time to time, but you have to remember you are renting an apartment. It kinda comes with the territory. I appreciate the improvements because honestly when I moved in I was underwhelmed. However, I was one of those idiots that rented sight unseen!As far as response to service request - never had an issue. In fact my toilet broke (tank cracked..I know right..awkward call!) my second day here at about 8pm. I called the emergency line and in about 2 hours time I had a new toilet installed. Every service request is usually completed within a day unless there is some legit reason they cant.Somethings to note for possible new tenants - I live in the Emily Dickinson building. There is no AC in the units and the windows are kinda oddly shaped so its hard to find a fan or window unit that will fit. You cant control the heat either (or at least I cant) so some days its a little chilly and others you might be a little hot. The building can be a little loud and creaky, but it is pretty old and that comes with old buildings.The only reason Im not giving 5 stars is because its not the ritz. No, its not the most amazing, but its a great place to start off at. Also, there have been some communication issues when it came to construction going on around the place. Sometimes we didnt find out until after the process started that we needed to move cars or close windows, but I can tell it has improved a little.

Decent - if your expectations are low. The free wifi they advertise when you tour barely works on its best days. In the 4 months Ive been living here, my trash has been picked up ONCE. No one in the building even bothers to put it out anymore. Heating is erratic, payment is due in a cashiers check if youre at all late (which theyll neglect to tell you because they get an extra $10 bucks every day after). The buildings look good from the outside but are generally dirty inside due to construction, lately the water gets shut off most days during the week, and when you turn it back on is pretty rusty. That being said, if youre looking for someplace small, old, near to downtown, pretty livable, and you dont mind a bunch of minor inconveniences, its not too bad. The office staff are usually available and have weekend hours, and theyre pretty friendly.Dont pay for parking - its a racket as long as you dont mind walking an extra block to your car. I like living here, but its not for everyone as there are definitely better apartments at comparable prices in the area.

Ive been living there for almost 4 months now and have had a lot of problems. Rent wasnt what was advertised and thats still my fault, because they showed me how much rent would be when I was signing the lease, but it was more than advertised. The utilities arent really paid for as you have to pay a $75 fee every month for them on top of the rent. Everything is just painted over before you get there and the water pressure is really low, which makes taking showers take longer than they should in the morning.These may just be problems with my apartment as I live right next to the main entrance, but the staff hasnt done anything to remedy any of the situations. All the service requests have taken a very long time to get done and for some of them nothing was done at all. For example; I wrote to them right when I got into the apartment and asked them to come open the windows for me, as they were all sealed with paint. (They painted over EVERYTHING in the apartment and Everything has a very thick coat on it to the point I couldnt open the windows.) Im not weak by any means as Im a 23 year old male and called the staff because when I tried to open it, the metal handle on the window started to rip off and I didnt want to be charged for any damages. Either way, I was left a note that the service request was completed and that all the windows open and close fine, but when I went to open one they were still SEALED with paint. It took two more tries before I could get the windows open and my other service requests were treated in the same way.They installed a new lock that is VERY loud and wakes me up when people come in and the door slams when people go out. I realize this is only a problem for me, but they havent done anything to help and I think they should at least try to take care of ALL of their tenants. The last straw was finding a bed bug in my bed with me recently. I read that the apartments had these problems, but figured if I kept my room clean I shouldnt have any issues. I was wrong.Im looking to break my lease early now as its just been a very unpleasant place to live.

I have been living at the Robert Frost complex for almost a year now. I love it, very rarely do I hear my neighbors unless Im walking past their door. I have had a few complaints and they have been handled quickly and efficiently. Almost all utilities are paid for but I highly suggest getting a parking spot. Its a little pricy compared to other complexes but it beats hunting for a spot at all hours. My only real complaint has been that the windows are crazy old and if your bed is near one you will feel cold drafts in the winter.

I have to say my experience here has been the worst Ive ever had at an apartment complex. Last night I was the victim of domestic violence. I was not the aggressor in the situation, didnt get ticketed or arrested for anything, and recorded the situation and police encounter to have proof of my innocence but dealing with police officers can be difficult and poets row made it significantly worse for me. When I informed them of the situation they told me the only way I could leave what has become an abusive situation for me is to file an order of protection against the other person on my lease. I understand most people have probably not been a victim of domestic violence and this review may not be meaningful or relevant to you but I think the right thing to do is warn others about poet rows policies and how those policies can force you into a worse situation or disincentivize you from solving the problem just so they can protect themselves and their profits. I also understand from talking to Sarah Flemming the manager at 1035 N Sherman the lease may in fact state if you want to get out of your lease because you dont feel safe at home with your partner anymore they require you get an order of protection otherwise theyll financially penalize you rather youre a victim or not, I consider this an economic incentive to stay in abusive situations when you shouldnt be forced to and if youve ever been a victim like this I imagine you agree with me, the court process doesnt set you up for healing and most want to avoid it and it seems thats why poets rows policies try and force you through the court process instead of just walking away and going into a situation where you can finally feel safe again. I also understand perhaps in a lot of cases an order of protection is a good thing to get when youre a victim of domestic violence but without going into all the specifics this is not a case where an order of protection will benefit me or the other person but instead will make things worse. Im leaving this review so others know that the policies at echelonpg and poets rows make situations worse for victims and they appear to put profit above the personal safety of their residents and in some cases they explicity profit off of domestic violence when they could chose if they wanted to accommodate intense situations to a manner where all parties can once again feel safe without being financially punished, scary as it might sound it may be totally legal for them to do this (Im currently seeking legal advice on the situation). If you have a perfect life or one that never involves arguments where neighbors might call the police out of concern then this will probably never impact you but if youve had a heated argument before with your roommate or partner I recommend getting aquatinted with the domestic violence laws in Denver which are extremely strict and typically involve a required arrest of one of the parties involved. Its a shame this is reality but if youre concerned about how youll be treated by your landlord in a situation like this you should rent from a property management company that cares about victims at least to the extent they wont knowingly exacerbate an unsafe situation by financially punishing victims who want to fix the situation and or simply de-escalate things in a timely manner without ruining / hindering their rental history and chances of getting another apartment. I dont want to make the situation worse by going to court with the other person there is no positive outcome its literally poets row and echelonpg forcing me to take time to go to court just so they can profit. I really just want to get out of the situation and move on with my life. I may update this post with more details in the future depending on the long term outcome but I will not let this go, companies should not be allowed to treat people in this manner human safety should always be a priority over profits. So i currently live here and i can honestly say the best thing ABOUT MY EXPERIENCE HAS BEEN THE LOCATION AND AREA AND PEOPLE AND PLACES WITHIN THE AREA. BUT THE ONSITE MANAGEMENT WIRKERS ARE THE WORST PEOPLE IVE ENCOUNTERED IN A WHILE VERY DISRESPECTFUL AND LAZY THIS IS WHY THESE APARTMENTS ARE NOT IN THE BEST SHAPE. THE ELECTRICITY CIRCUITS ARE OUT OF WACK AND I HAVE DEAD OUTLETS AND LIGHT SWITCHES DISHWASHER IS FULL OF OLD WATER N IT STINK IT WAS LIKE THAT WHEN I MOVED IN. I DONT RECOMMEND THESE THERE ARE BETTER APARTLENTS IN THIS AREA FORCA BETTER PRICE. CURRENTLY FILING A COMPLAINT WITH THE CITY AND I BELEIVE THE ENTIRE ONSITE TEAM SHOULD BE REPLACED. NOAH I BELEIVE IS RACIST TRIED TO GET MY WIFES CAR TOWED AFTER HOURS BUT FAILED HAD OTHER PPL THINKING IT WAS THERE CAR JUST A STRESSFUL PLACE TO BE. THEY NEVER INSTALLED WEATHER STRIPS ONMY DOOR SO I CAN LOOK DIRECTLY UNDER MY DOOR . I SEE WHY THESE PPL WORK AT A KEASING OFFICE.

This place has more hidden fees then Comcast. I never missed rent once but had a problem with my bank on the 1st and it took me 3 days to get my account active and they still charged me and extra $90. They wanted 60 day notice prior to leaving but left the notice forms on my door 30 days prior. I have to be out of apartment but still pay extra $900 to cover the extra 30 days. Cant wait to leave them. I highly recommend staying away from them. They dont work with you on anything. Horrible management, all about Fine Print and unprofessional organization. They randomly turn off water and do renovations at 1am on Saturdays.

Living in a Triton property was horrible. We had multiple maintenance issues that were either never resolved or extremely slow. I did laundry at a public laundry mat while it took a month for my washer and dryer to get fixed. Also, my roommates had around $900 taken due to a few clauses in the contract that were very vague or unclear. The staff is unhelpful. Overall very bad experience.

FRADULENT DEDUCTIONS FROM SECURITY DEPOSIT!!! – EXPECT RUDE MANAGEMENT, UNRESPONSIVE MANAGEMENT AND BOGUS CHARGES!!!!I have recently moved out from my apartment at 1035 N. Sherman St. after the expiration of my 18-month lease. My notice to move out and the move out itself were timely. In fact, one day early in both instances.When I put in my written move-out notice at the leasing office, I was provided with a document by CARISSA LABATTO, Leasing Consultant, which both her and I signed, stating, among other things that - 3. Occupancy less than one year will incur charges for carpet cleaning and painting. As already stated, I have lived at the apartment for more than one year.I have had the apartment thoroughly cleaned and took numerous photos and a good quality video of every surface of the carpet. As readily apparent from the video, the carpet was completely clean, with absolutely no stains on it. I moved out 1 day early so that I could confirm with the management that everything at the apartment was satisfactory so that I would not incur any cleaning charges from my deposit.On my move out day (12/30 - one day early), I spoke with LINDSEY SHUTE, Community Manager whose office is located at the first floor of the unit where my apartment was. I discussed the condition of my apartment with Ms. SHUTE at length. Ms. SHUTE asked me if there were any stains on the carpet, to which I replied no. She then said, than you are totally fine and that as long as everything was left clean, no stains on the carpet and no drilled holes in the wall I would receive my deposit back. Another statement that she made specifically regarding the carpet, was to the effect that carpet would show wear at the high-traffic areas - and that is completely fine and expected. So you see, I had a detailed conversation with Ms. SHUTE concerning the carpet.Today I received an email from Triton stating that an $85 will be deducted from my deposit for carpet cleaning.I went back to the leasing office at 1035 Sherman and, once again, spoke with Ms. LINDSEY SHUTE, who at this time provided me with completely different information than what she did on Friday - just a few days ago. Today, she said that I was required to get the carpet professionally cleaned and that unless I provided her with a receipt from a carpet cleaner, ECHELON will charge me for the carpet cleaning.I have to add Ms. SHUTE was unprofessional, argumentative, condescending, raised her voice at me and pointed her finger at my face during the whole conversation. When I asked her to please show to me in my lease where the professional carpet cleaning requirement was, she pointed her finger at me and told me to leave. She said it was the companys internal policy to charge for the carpet cleaning. I asked why I wasn’t provided with that policy in advance, to which she had no reply except for rude condescending remarks and that she did not have to return any of my deposit to me if she did want to and that, basically, ECHELON was doing me a favor that I am getting any of it back. She then stormed out to her back office leaving me standing in the lobby.There are absolutely no requirements listed in my lease that I would be responsible for getting the carpets professionally cleaned. The Security Deposit section of my lease states that The Security Deposit will be returned to Resident within sixty (60) days after the end of the lease term or date that Resident vacates Apartment Home (whichever is last), if (a) all obligations of Resident have been performed, and (b) the Apartment Home is not damaged, is thoroughly cleaned and is left in its original condition, normal wear and tear exception.UNFAIR, RIP OFF!!!!THE LAND LORDS ALREADY HOLD CAP HILL TENANTS BY THEIR NECKS WITH EXTREMELY HIGH RENTS - TO ADD TO THE PAIN, THEY ADD ON FRAUDULENT CHARGES TRYING TO SQUEEZE EVERY PENNY FROM THE SECURITY DEPOSIT THAT THEY POSSIBLY CAN.

I recently had a cockroach infestation as The Eugene Field building. It took three tries to reach out before they got back to me. When they sent pest control, they only gave me a nights notice to prepare my apartment for fumigation-though I shouldnt have even bothered, because pest control only sprayed the kitchen, even though the entire apartment is/was infested.Shortly after the failed roach fumigation, I discovered bed bugs. This has been a nightmare. When I called to inform them about the bed bugs, they told my that the unit next to me is/was also infested. They had no intention of telling me otherwise, or fumigating my apartment. When I asked if they would be treating the entire building they said no. The man on the phone also suggested that maybe I was to blame for the bed bugs, even though he had previously stated that they were found in the adjacent apartment.Rent here at your own risk, but know that they do not take care of their building and that they bullying you when pressed to do their jobs.

The place wasnt great when I moved in, but it got a whole lot worse when Echelon took over the properties. Echelon ignores service requests, or falsely closes them saying they are fixed when nothing has been done. To make matters worse they have raised the rents about $100/month for every unit, as well as jacked up prices for laundry despite one of the two dryers in the building being broken for months. I have to take my cloths to a wash and fold service if I dont want to fight the rest of the building for the one working dryer.They recently did a maintenance check in all the buildings with the stated reason of checking smoke alarms and windows, but they didnt even look at my smoke alarm. Never mind replacing the batteries like they said they would.When I have gone to the office to get direct assistance (instead of filing a service request online) they are more interested in following bureaucratic procedure than solving problems. To add insult to that, when their procedures predictably fail to solve the issue they blame you, because if the management assigned solution doesnt work, it means it must be your fault.Shortly after Echelon took over the community provided internet became completely unusable. I had to buy my own service because I couldnt do so much as a google search. What makes that even better is that the company sends messages to residents only by e-mail. Dont want to give out your e-mail? Cant check your e-mail because the building internet wont work? Too bad! Whatever message that you didnt get is now your fault (resulting in fines) and thats if they even bother to send a message. Its not like anyone would like to know that bike storage access would be closed off for several days while they do maintenance. Were only in the middle of a major metropolitan area where some people use bikes as their primary transportation.As mentioned elsewhere the water pressure is terrible, the buildings now have bedbugs, and the changes to the entry system for the buildings is asinine. Residents are given only one FOB to get in and out (replacement cost of $80 for a $3 plastic FOB, or if you want a second one) and you can now only go in through the front of the building. This means that you must walk around the building to take out trash instead of being able to use the back door. Added to this are very loud alarms on the doors that sound when they are open too long. That is a lot of fun when people are moving in and out. Oh, and did i mention that the entry system has no battery backup? So when the power goes out theres no way to get into the building.Even if the power is on, dont think that you can use your phone to get in the building in place of a second FOB. The new access panels havent worked right since they were installed, but no amount of reporting the issue has helped. The service requests are simply closed with no explanation, and directly contacting the office or the maintenance staff ends in the same result. No answers, no follow up, and no solutions.It doesnt end there either. What with all the extra rent being charged you might think that they could at least keep the building clean, but youd be wrong. The last company had a person whos primary job was to go through the 7 buildings vacuuming, picking up trash, and checking for minor things like burnt out bulbs. No longer. The halls are disgusting as they are vacuumed only twice per month, and no one seems to do building walkthroughs.Dont be fooled by all the messages on here from the community manager. Ive taken these issues up with Lindsey directly but you are lucky to get a response at all unless you hound the office. Theres more responses to these reviews than I have ever gotten. Once you sign the lease they make it quite clear that they dont care about your needs as a resident.

The location is great, the demographics of the neighborhood consists primarily of young people starting their careers, but Ive never seen a management company trying so hard to sabotage itself with rude, apathetic people. Think of it as renting an apartment from the DMV.

RUN AWAY!!!!!Theses apartments are not kept up in any way. The buildings look find on the outside but on the inside they are decrepit and nasty. The management team is a joke, and does not understand or care what happens to their apartments. Spoke to some of the neighbors and had reports of BEDBUGS, COCKROACHES, and RATS! Do not rent from them, run far away as possible.
