Staying at the Griffis has been a great experience! From the beginning, we were glad to have Justin, the assistant manager, to answer our every question and concern. After moving in, he was also there to help us transition to learning more about the apartment and all the amenities it has to offer! So far, my girlfriend and I have loved living at the Griffis as traveling nurses! Its located in a great part of town with many walkable restaurants and grocery stores like King Soopers and Whole foods. We love the serene environment and home-y ambiance. Thank you Justin for all your help in getting smoothly settled into Griffis North Union!

As a transplant to Denver, Justin made moving across the country a breeze. He is by far the best leasing agent I have ever worked with -- and is the main reason I chose to live at Griffis. Justin is very responsive, always upbeat and really cares about the folks living at this apartment complex.Maintenance at Griffis is fantastic - theyre quick to respond and always very courteous. And, as someone who works from home, the business center and rooftop area are wonderful spaces to escape your apartment.

I have enjoyed my time as a resident here. I have yet to experience any issues. The consultants the leasing office have been helpful whenever Ive needed clarification on anything.Noise hasnt been a noticeable issue for me. This is a pretty average apartment building. Many reviews are from people that have only toured.I lived here with my partner for 15 months. If you are noise averse I would not recommend this building. We had neighbors below and next to us that would play music so loud we could feel the bass. The train runs at night and the early morning. Construction is never ending. All of this is not conducive to working from home. These apartments are in no way noise proofed. When we brought our concerns to the office, they were not helpful. If you sign a lease here you are in it for the duration. If you park in the garage, be extra diligent about locking your vehicle as break ins are a constant occurrence.I will say, the building is conveniently located. All of our service requests were filled in a timely manner.Overall, there are nicer, more updated apartments for the money.

I dont personally live here, but wouldnt consider it and wouldnt recommend it. Parking in parking spaces labeled guest parking will get you towed ($300+). I asked the resident I was visiting and they werent even aware the complex had guest spaces, passes, or the like. Since the managers dont seem worried that renters guests may have to deal with a towed vehicle after visiting, I would avoid the complex and maybe Griffis management altogether

I have been at North Griffis for a month now and absolutely love it. We moved here for the location but have found bonus perks in a friendly and helpful staff, beautiful amenities and a great community. Justin (the front desk clerk) and Marcela (the manager) are my dogs best friends. Both are very receptive to any concerns and we have discussed at length all the things they are trying to do when it comes to the lack of dog potty area (the city will not let them expand). My biggest concern moving here was the ability to take my dog to the bathroom and so far it has been pleasant. Grass is changed every week and the maintenance staff does what they can to clean up after lazy owners. After, living in Boulder (a renters nightmare) and another non-responsive community in Denver, North Griffis has exceeded my expectations.

I have lived here for 2 years and have mixed feelings about this building and its management. The apartment furnishing are nice, the location is great and the maintenance team is very responsive. However, cleaning of the building, response to residents concerns, and security are all none priority for management. In addition, the walls are thin and you can easily hear your neighbors. There are weekly security issues ranging from bikes stolen (one incident included the wall mount being broken off) to homeless sleeping in the trash rooms. One personal incident I experienced with the management was a package issue. A very valuable package was marked delivered by the carrier however, it was no where to be found in the building. Multiple emails to the management and I received no response. After a few days, I personally resolved the issue with no assistance from management. Lastly, if you are wondering how management dealt with the COVID-19 events, they setup a fund to pass the hat around for other residents pay rent for those struggling. To my knowledge, no direct assistance came from management to those struggling.

*10/6/20 Update* While this past year has always had an undercurrent of dealing with the pandemic, there have been two large issues that have made living here undesirable: 1.) Noise. Construction, traffic in the alley, partying at night, loud neighbors, etc. I realize that were downtown, but am disappointed with just how loud everything is. Noise in the morning, afternoon, evening, and even weekends gets to be too much. 2.) Increase in rent. When I moved in over two years ago, it was such a good deal. However, every lease renewal has come with an extra $100-$200 increase per month. The last increase occurred when we renewed our lease and had to accept another $50 monthly increase. Mind you this is during a pandemic and comes at a time when budgets are tighter. When youre paying over $2,000 in rent, you would be wise to find a quieter place with less traffic.*Original Post* My wife and I have spent a year living here and we just renewed our lease to the end of 2020. Terrific location, great staff, and comfortable living. We havent had any issues and have only been treated with respect by the staff. In walking distance of this apartment are grocery stores, whiskey bar and rooftop patio, a sushi restaurant, and a tasty pizza joint. If you choose to live here, you will enjoy the urban living, proximity to Union Station, and being in the center of the thriving city of Denver.

I would rate Griffis North Union about a 2.5. Ive lived here over 2 months.Pros:• Management is very responsive and when you put in requests and things are fixed quickly.• The pool area and gym are well maintained and never super packed. (The pool can get busy during peak hours on beautiful days but you can usually find a spot)• Nice appliances and finishes within the apartment.Cons:• Safety, Safety, safety!!! Dont live here if you are concerned about safety. It is easy to access the garage since the garage door stays open so long and once you are in the garage you can access inside the building without a fob. Doors into the building dont always shut automatically so if they dont get slammed shut many times they are just left ajar. There are no cameras anywhere, not in the garage or elevator. In 2 months Ive seen several bikes and even a motorcycle stolen and random people in the courtyards.• So many things are always broken, especially the elevators. At one point 3 were broken at the same time, currently one is broken. The doors into the pool are broken so you can only access from one gate. The doors into courtyards are broken. When I moved in my garbage disposal, sink, and cabinets and washing machine were all broken. The computers in the conference/office space dont connect to the internet so you cant print anything. All of the package lockers are currently broken and they dont check picking up packages so it is a free for all with packages laying all over the office.• NOISE! If you are a light sleeper do NOT live here. The construction for the building being built across the way is loud, the AC unit in the apartment is loud, there is a deep frequency humming in the evening that is loud, the trains driving past are loud, the garage door for the building across the alley when you are in the pool opening is loud. You can hear people in the hallway because of cheap doors, the doors and windows arent properly sealed so it is loud. You get the point.• Parking is frustrating, we have a full size SUV and they forced us into a compact spot where all the cars are jammed pack and we have no other option.• Managements priorities can be frustrating. They are currently focusing on power washing the garage instead of delivering on safety and making us all move our cars with no solution/reimbursement in place of where to park the car.If my rent was a $300 - $400 less I would most likely rate this a 4 star apartment.

APR. 2020 - Disappointed & money loss - the one & only amenity I most valued - the pool, which Ive compromised to accept a recreation pool rather than a lap pool, was initially being promised as a pool thats open all year round & heated but has proven to be untrue & just part of their marketing gimmick, which is really unethical. I swam in EXTREMELY cold water for 5-6 weeks without making any complaints, until one day the residents around the pool can barely touch the freezing cold water and so I decided to notify the Management 3+ times on the health risks to the residents but received no response. Eventually, I got a cold shock from it & reached out again to the maintenance person directly but still, no response from the Management. City indicated this can easily be a Health Code Violations by the Landlord. Security is also a HUGH issue - reports of cars broken into & stolen bikes almost happening every week, Management prefers to do nothing until your cars got broken into, there & then they alarmed the detective & sent him the video, whats the point of such surfaced administrative gestures? Constant request to hire a full-time on-site security guard is totally ignored as if all residents are just fools to leave their assets at risks, yes one is a fool who paid nearly $1700 to feel like a fool, absolutely no doubt about that, residents are at the loosing end at all times. Its your hard earned $$, so take this review seriously, because there are so many new developments which are competitive in pricing out there within 5 miles radius with nicer amenities, hence be wise of your searches. Unfavourable apartment environment & facilities overall w/ CONSTANT Noise EVERYDAY (construction at all times & more construction coming up in 2021 for the next 3-5 years at least!). Noise disturbance became THE No. 1 everyday issue. Walls, floors & ceiling construction are super thin. Previously, a tenant above me seems to be on a trackmill all day long causing the ceiling in my unit to vibrate resulting in this continously trembling + squirky noise all day long which was an extremely disturbing experience, my concentration to work from home at this crucial time is wrecked, as well as neighbors below me played loud music & loud chatting at 9+pm till midnight at random days, I stopped it by confronted them directly with not much choice. Complaints have been made to the management but no improvement from the neighbors and no intervention from the management. In addition to that, Construction was a constant disturbance in the early mornings affected my WFH work schedules during office hours. On top of that utility bills went up this month which was unbelievable, with all these constant disturbance going on and all amenities was shut down during lockdown period. I am extremely FRUSTRATED at this point with all these noise, let alone the street lamp right next to the apartment building was out of order for more than a year which has caused me paranoia since its super dark at night time. Also, theres a lack of security within the building - with burglaries & intruders issues while management did not step up to take care of these issues which happened & heard of every week! Noise issues hits my core its unbearable, including a fire alarm that was rescheduled but did not notified the tenants - causing WFH work interference affected my virtual conference meeting. Rating from 5 stars to 1 star is inevitable.JAN 2020 - This has been one of the best apartment transitioning experience Ive experienced by far, and Griffis Norths management team has made this a great & pleasent move-in process for me and their professionalism is worth applauding for, so Thank you Griffis North management team! Maintenance orders were carried out effectively & absolutely well-done for all the items Ive placed in my order request and they got them completed within a days notice. Its relieving to have the convenience to be so near to a pizza place, japanese restaurants, salons, grocery store & bank/atm nearby, all just within 5-mins walking distance.

Wishing Google would allow me to leave 0 stars. As promised to Susan, the Community Manager, Im leaving my honest and factual review of The Huron, The Place to Be.While Living ThereThe original staff there was perfect, the three of them were amazing while we lived there and I have 0 complaints of them and hope theyre doing well. Also Michelle, all fantastic people and very helpful. Of Edwards communities (developer and current owner), the actual building, and the new staff, thats another story...The inside of the apartments are great, your classic new building - high ceilings, rain showers, balconies, you name it. The amenities of which you pay a premium for specifically the pool and gym are mediocre (at best) considering what other buildings have to offer. The gym was poorly maintained and always lacked supplies, small, and had limited equipment. The pool is small compared to other places and is poorly positioned for good sunlight. The complex DOES smell like trash regularly, other people commenting are correct. Frequently while going in trash rooms or into the parking garage there is trash everywhere or piles of trash, they clearly need additional staff to help (there were only 2 while I was there to cover an entire city block apartment complex). They have underground parking with a gate. Although they have security patrolling, my car was broken into in the underground garage and I know there were others that had this issue as well.If you have a dog, they must be leashed at all times and are not aloud in any of the amenities.Moving OutWhile moving out we incurred a $75 extra cleaning fee. After back and forth emails (3 repetitive emails asking for a follow-up from them) we received photos (attached) of the fridge with water stains in it... This was the only proof that yearned an extra cleaning fee. We had correspondence letting them know we didnt find this to justify an extra cleaning fee and we would be contacting the Denver BBB, we received this email back from Susan -The charges will stand. The refrigerator required more that just a general wiped down. It was not water spots. The drip pans cannot be used again. I have been in property management for years and if drip pans are left in this condition there is always a charge. If additional step are taken by you, BBB or attorney, we are covered and have follow the terms of our lease. Please advise as your account is set to go to collection today. (we agreed to pay for the drip pans - $20+, fighting back on the $75 water stains)Interpret as you may. I recommend everyone moving out of this complex take plenty of photos of the state of the apartment when leaving.Ive recommend people to not move in here in the past and I will continue to not recommend this complex to anyone, ever. There are so many better luxury apartment complexes within that area.

Its quiet but close to everything we need! The entire griffis team has been awesome, especially Aiden who stayed 2 hours late to get us all set to move in the day we looked at the place! I cant think of one thing wrong with this building and everyone we see in the hallways loves it too!

UNCLEAN, UNSAFE, INHOSPITABLE: After living in the building for more than one year, I have amended my initial review. I have found the building to be unclean, unsafe, and inhospitable. First, my heating and cooling system was broken nearly the entire time I lived here. Each time I switched from cool to heat or reverse, I had to call maintenance, who did not respond right away. It was not until a year later that management fixed the problem, requiring me to leave my apartment for two full work days, causing great expense and inconvenience. Second, my bike and several others were stolen from the bike racks on the lower level of the garage and my car was broken into twice. Third, the courtyards and outside common areas smell of urine and feces. There were feces in the courtyard next to the outdoor grill for several days. Fourth, the building manager, Marcela, is inflexible, rude, and lacks any semblance of customer-service skills. Each time I have approached her with a question, she has been argumentative and defensive without taking the time to listen to the issue.PACKAGES STOLEN AND MANAGEMENT REFUSES TO TAKE RESPONSIBILITY: When you take a tour of the building, the leasing agent will inform you that packages are managed by an outside vendor called Fetch or taken to the front desk for safekeeping. That is an outright lie. The switch to Fetch was mismanaged and miscommunicated, resulting in residents packages being dumped in the mailrooms, which are common areas. I have had three packages stolen from the mailroom even before the Fetch system was implemented, one of which cost $600. Management insists that they are not responsible, despite the fact that they had previously communicated that packages would either be returned to the seller or turned over to Fetch for distribution, which was a lie. Moreover, the Fetch address is different from the building address, which means that gifts sent to residents during the holidays are dumped in the mailrooms without any notice to them.TERRIBLE LEASE AND PREDATORY PRACTICES: If you decide to live in this building, you should read the contract closely and carefully. It is EXTREMELY unfavorable to tenants. Further, management will fine you $50 a day if you are four days late on your rent. My rent payment once failed to go through because of a problem with the buildings online processing system (a very common occurrence). However I did not know that it hadnt gone through and had never paid my rent late. One day, I came home and there was a demand letter on my door for exorbitant late fees. It made me think that the processing error was intentional so that the building management could collect their ridiculous late fees.POSITIVE REVIEWS ARE FROM PEOPLE WHO HAVE EITHER NOT LIVED IN THE BUILDING OR JUST MOVED IN: Pay attention to the fact that most of the positive reviews here and elsewhere are from people who either never lived in the building or have lived in the building for a short time.I would caution you against choosing this building or any other property managed by Griffis Residential. There are many other choices in the area and this one appears to be run by a predatory corporation and managed by an inhospitable and inflexible person

We’ve been here 9 months and experienced a couple different staff changes since initially signing the lease. The management of Griffis has been so great to us and a complete 180 from when it was formerly the Huron. They have been so friendly, and responsive to requests, emails, and concerns. I feel some of the unhappy people living in this building are incredibly fussy and these poor reviews make sense as they reflect what I read on the resident portal every week. That said, I have loved living here, enjoy my apartment and most of the amenities, and am grateful to have such great management. My biggest complaint would be the noise some nights. There are people that don’t seem to work normal working hours so I have been woken up on numerous occasions to yelling, drunk girls on their balcony and parties at 2am on a Wednesday night. Despite this, the staff here has always been responsive to our needs and endless complaints.

WOW. I cannot rave enough about Nick Millisor and Aiden Russell at the front desk. They literally went above and beyond with customer service when I was in need of serious help. People like Nick & Aiden are what makes this apartment complex so special. Beyond professional & friendly. Thank you so much for being so amazing you two.

This place is a mess. From the way the website takes payments, to the way the services are conducted in the building, to the apartments. I would not recommend living here.

The fact that this luxury overpriced place is actually made of cheap materials disguised to look pretty, is not the reason for my 1 star review; most places in Denver are built the same way. My problem with this place is the noise. If you are looking for the frat house experience, The Huron is the way to go. Five out of the seven days a week, you will hear someones sound system blasting until wee hours in the morning. If you have the misfortune of living on the top floors, you will be serenated, almost on a nightly basis, by the people hangin on the top deck. The paper thin walls will make the accoustics of Red Rocks come to shame. So if youre looking to lose a good nights sleep on a weekday, before getting up to work or going to school, please... by all means, rent here.Update (March2018), I believe they recently changed management and noise has been kept withing reasonable hours as of late. Well see.

Griffis has made it evident that they do not care about the residents. They do nothing to solve the problems of the residents, and only respond to positive reviews.--Maintenance will even lie about replacing a lightbulb. They said: I will be back with the lightbulb. They never came back. Im still waiting.--Griffis just double sold my parking space....again. They lied about the tow company, there is no towing contract in place, so I cant get the car towed from the spot Ive been parking in for nearly a year.--On Friday, I saw the leasing manager standing next to what looked like dog vomit by the 5th floor elevator. He saw it, I saw him see it, and the apparent vomit is still there 2 days later. Why does nothing get cleaned up here? It is no wonder the halls and garage smelled like feces for over a month.--The last maintenance request I filed, they never even came to my apartment. The work was never done and I was in my apartment when the maintenance ticket says they were there. There is a pipe that runs through my bedroom wall that is so loud that my partner has to sleep with earplugs. It can be heard in any room of the apartment. Maintenance has said they will do nothing to fix it.--When I came home this evening, people were racing a go-cart in the hallway. Dont be fooled. So much for luxury. This place is a frat party.
